I made this move quickly because of issues with my previous apartments, there is a pest problem. The units are really small. I would recommend that this not be a longterm stay for anyone. You get what you pay for, the location is good, but thats about it. The office staff is polite, but dont expect perfect service, because no one is perfect. I appreciate having somewhere to stay, but I would not recommend these apartments to anyone honestly. Learn from my misfortune.

The manager does not care for your urgent problems. When my door is broken down, and I cannot go out with the door unlocked. They did not take things seriously, they asked me to keep waiting because there is only one guy working on the maintenance and this guy had to take care of other problems. I dont understand what the point is because the door is problem of security and it is an urgency that is necessary to be taken care of first.

Well the apartment staff is wonderful. The apartments are ok. But the one thing that st not good is that someone is not doing there job when we have night security that we pay for but 2 people have been shot and killed in the last month one today on Fathers Day this morning. 2021 here.not safe for anyone to live an no one is either not caring and there not doing anything about it.they need police patrolling day and night here.

Lived here 3 years. When I first moved in, the apartment agreed to wasnt even ready. Constantly shifting what payments are accepted for rent. The building has roaches, constant water issues with there being no hot water, dirty water, or no water at all. There are no in-unit laundry machines, they have paid machines which only work 30% of the time. Dont move here if you have any sort of standards. Theres probably better units for the price ($650 for a studio in the hood! Ridiculous)

I recently went to visit my family for holidays the apartment was not bad roaches a lot but my reason for 1 star is for the neighbors there is lady in apt 12 with too many kids for 1 bedroom they run stomp yell and ride scooters on balcony .Me and my family can barely hear ourselves talking so much noise and all day I spent the night and 2 or 3 in morning I still hear them like wrestling match.Don’t move here if you enjoy peace and quiet Also my family says this is everyday unbelievable

Its quiet and cozy the area Im in. The tenants above me do move around alot sometimes but its not to the point where its unbearable so thats the only complaint i have. Staff is friendly and has been very helpful to me through the rough months Ive had and Im very grateful to them

The community is quiet and safe. The apartment floor was not leveled and they wouldnt fix it. You get what you pay for. It is cheap living and thats what you get. Even before covid it was a little hard getting in touch with the manager in the leasing office. They were pretty good on coming out in a couple of days for repairs.They tried to get the tenants to meet each other by having meetups in the leasing office but very few people attended. Everyone mostly stays to themselves.They switched to electronic laundry and then started locking the laundry rooms. The hours suck. Residents should get a key to the laundry rooms if they are worried about homeless people sleeping in the rooms or something.Overall, Pine Terrace has its good things (Rent amount, repair time, safety and quiet of the neighborhood.) and its bad things (weird apartment floor, leasing office staff contacting with management, laundry hours). You get what you pay for.

1 its very peaceful here no kids running around bus line is very close.parking is but becareful where you park you neighbors that dont care, will door ding hell out of yours, act as if your at fault my apt is a studio its affordable, clean . Cant complain really its no townhouse or condo the landscaping is consistent never dirty or trashed stays clean noise very little or hardly at all.im 12 min from methodist hospital, md Anderson. 6 min NRG Stadium high 90. 30 sec 610 2 min. Get my drift? I will not speak negative abt rent, bills are paid online. Any maintenance issue will be taken care during this pandemic we have careful so does the office I dont really have a need to go to the office so I have no complaint. Pine Terrace is whole lot better than Alot other apt, yes we have night Security that patrol the property. So its decent

I have enjoyed staying here for the past 4 years. But I’m only giving this place 3 stars because of the management. It has been better because of Erin but the problems have been recurring and I can’t take it anymore. They have to settle their accounting. I have been paying my rent on time. But almost every month I get a notice that I have a balance. Sometimes I get an eviction notice! And I just paid rent! And they post the sign on your door when the leave your house right after you have spoken to somebody there. It’s very rude! And I try to clear it up.... the next month another issue occurs. Last month there was a break in in their office and my checks were stolen so the guy there told me that I just pay for the rent and utilities minus the bank fees for the stop payment fees so that’s what I did. Now I paid my rent for June and they told me I have a balance again. I called them to clarify but the lines are always busy. And I can’t go to the office because of this Covid pandemic. I’m just gonna finish my lease I don’t think I can stay here anymore.

Living at Pine Terrace has been an amazing experience! Erin Garcia has only been extremely helpful, and I’m honestly sad that I’m moving to Austin and out of this apartment. It’s in a nice central location with Kroger and Walmart right down the street. Very minimal crime, and the maintenance guys are all super sweet and quick about their job! I had some issues with my hot water, and both Erin and maintenance came to my apartment to figure it out. A week later all of the issues were completely resolved. The entire staff was great at communicating with me, and were all super helpful. If you’re looking for somewhere cheap, with a central location and a caring property manager, move to Pine Terrace!

I moved into Pine Terrace Apartments from Florida a few years ago, and was excited to settle in upon arriving. After a 13 hour drive, I arrived to my apartment to see that the crew was just commencing the preparations for my studio apartment. I was encouraged to explore town while they worked, which was frustrating given that I had just spent over half the day in a car already. My dishwasher did not work, and I had issues with my air conditioning unit which took a week to fix.It was not the greatest start.However, once my issues were remedied, I had a pretty pleasant stay. The price for my Studio Apartment couldnt be beat in the area. The location was right across the street from a soccer field that i frequented (a bonus for me, but maybe not so much for others). I was close to the NRG Stadium, and was a very short distance from shopping centers. Everything I needed was within a 5 to 10 minute drive. The staff I interacted with was friendly, and I had no issues with neighbors. I ended up leaving before my lease was over to come back to Florida for a family emergency, and the staff presented no major hoops to jump through. If I were to move back to Houston, I would more back to Pine Terrace Apartments.

I have been at Pine Terrace for six months now. Its not perfect, but for the price, it is an excellent value. They accommodate maintenance requests in a timely manner, and I feel comfortable leaving my car unlocked. It WOULD be nice if they had City of Houston Recycling, but all and all, I am very much at home here. The complex is two minutes from Loop 610, and I have already recommended them to several of my bargain-shopping friends. I DO suggest to Wellington Realty that they get up to speed with technology. We need an online rental payment system. They definitely rate every-bit-of four stars !

I recently moved out of this place. Its pretty decent for the price. Its best for students. Management try there best to resolve issue but yes they do take care of issue. Although not a gated community, i never felt insecure. Maria, Gloria and other lady are very kind and good. I think it is the best you can get for the price. If you are trying to save money or looking for temp accommodation i would recommend this place. Prefer to have a look at actual room before moving in it will help a lot in making the decision. Also there is an awesome BBQ food truck Two brother is few blocks away they make good brisket sandwiches.

Let me start off by saying that these apartments are affordable.And not only that the managers and workers are very professional if you have any problems with anything they up on the job and the manager herself is a very sweet and nice lady.I have stayed at some apartments where managers were unprofessional and didn’t care about the tenants but here at these apartments they actually have a manager that cares about her tenets and her workers and I am currently live in here.

Great for young professionals on a budget. Quiet and out of the way. Some issues with getting maintenance to fix A/C unit in a timely manner. Need to stay on top of them for maintenance issues. Other than that its good for the price. Nice central location close to restaurants and shopping. The manager Erin Garcia is a fixer and is doing the best she can to revamp the place since the old management left. She is a very nice lady that will accomadate your needs and work with you. Everyone here pretty much keeps to themself. Overall decent apartment complex.

I moved in these apartments back in 2014, they had rats running around and for a month went back force with the office about them. After a month living with small kids in the apartment with me NOT A Thing was done about them. Now 2017 I go to get a apartment again and they put me down as a eviction, No I moved out fast I have kids with health problems that these apartments cared less about us as a family. So if u want better look to better style of life and living cause its not here at Pine Terrance. They are the WORST

Terrible. DO NOT RENT. Staff is unresponsive, borderline incompetent and unprofessional. The management refuses to replace their water system, meaning there is no cold water available. Air conditioning is constantly out, with their reluctance to help it can be days without AC. Though visiting the office, youll find its always nice and cool in there. Roach problem, again left without aid by management.It may be a cheap option, but trust me, you get what you pay for. If you have the ability to pay slightly more elsewhere, DO SO. The negatives heavily outweigh the deal.

When I moved into my apartment it had no hot water, cockroaches, and rats. After a couple of months they finally did something about the rats. There never was hot water and there were still bugs when I left. They also deducted shampooing and carpet cleaning from my security deposit because I used the carpet. This is illegal because it is considered normal wear and tear and in Texas you cant be charged for normal wear and tear on an apartment. Stay a way from these apartments the cheap rent isnt worth it.

Ill say this is a pretty generous 4 star review.negs- I developed a small infestation of bed bugs in my last month staying here in a total of 12 months.I had a couple water problems and roaches but all negligible and were quickly fixed by the friendly staff including the maintenance, plumber and the pest guy.also I cant help but feel that I was taken advantage of in prices in between my two 6-month periods of stay.positive-the mail lady is very kind. all tenants are relatively friendly and no violenceThere is two security guards staying here, but they are just lazy, however I feel that they keep the neighborhood safe.The location of these apartments provide me quick access to the bellaire and River oaks shopping centers as well as the freeway, but keep in mind, it is still the city and it can feel cramped at times.Finally, there is a pool. You get what you pay for, though, in todays market, these apartments may be losing value.

If you like roaches showering out of the vents and onto your shoulders, disrespectful and terrible management who don’t keep their word, water temperatures you don’t get a say in, and random charges for things you asked to be fixed since they were broken from the moment you’ve moved in, then Pine Terrace Apartments is the perfect and happy home for you.The place is cheap for a reason, but even this apartment complex’s prices are too expensive for the burdens you must put up with on the daily. Nothing gets done unless the manager Maria is there who is always off at . . . “conventions”, and then Dumb and Dumber are back at the office unable to accommodate basic needs such as your mailbox key or clean laundry when they’re locking up the units 70 percent of the time.All in all, honestly, if you really can’t afford anything more expensive than this complex then the hassle might be worth it.However, if it is just a cheap, sweet deal you’re looking for, then this isn’t the place.

Renting/Living here is convenient as its located and positioned near 3 bus routes close to Texas Medical Center, UH, TSU, HCC and other schools. The student discount is a plus. There is security that rides through and monitors your every move. Other than that quiet neighborhood. Takes awhile for repairs to get done. Overall satisfied living there

I came back to my apartment to an inoperable A/C, called their 24/7 emergency maintainence they said they would send someone to have it fixed. An hour later no one came or contacted me, called them back they said technician responded to the request and is on the way. 30 minutes later I call back, their reply is the technician will not come and your situation will be considered an emergency starting tomorrow. The thermostat currently reads 83 F :) I dont believe they deserve a single star.On other occasions, the team is usually responsive and professional and even helpful. This incident sent me over the top, it is the 4th time my AC breaks down in the past 40 days.

Ive been here for a few years. I really like the layout of the apartment because the kitchen has an open visual to the living room, and the bright carpet was nice when I moved in (not so much after 2 years of living).The staff are very personable and easy to talk to and they do their best, but the facilities are difficult to maintain. My toilet doesnt flush well, had a hole in the ceiling for 3 weeks, water was too cold for weeks, and is now too hot but Id rather just not mention it to them at this point.They communicate as little as possible which means you can easily end up with upsetting late fees. If it wasnt so cheap and location so convenient I would have left after the first year.When an officer found out I lived there he asked how it was. Basically he said he gets called out there very often. But that being said, for me personally I really like my neighbors in my apt.

Definitely not an upscale apartment, but considering the prices, student discount, and what you pay for, its not bad at all. Ive lived here with my boyfriend for over a year and Ive never had issues with neighbors or criminal activity. It also isnt far from UH, Walmart, Bellaire area, and the Galleria area. Great choice for students!

Ive been leaving here for 12 years. I seen alot new management changes. I know the pros and cons. I wish i had alot good things to say. The pros are; good prices, a good location, schools close, public transportation close, it never floods around this area, the open parking area. Now the cons; alot roaches, theres some shady activity, maintenance takes a while, a/c failure, management not taking action when you have a concern, noisy neighbors. The only reason Im still here its due to financial situation and trying to finish the contract. A word of advise if possible i will make this place my last resort and if you still decide to rent a place here make sure you go see the Apartment first before you make a deposit, trust me youll Thank me later.

Ignorant, arrogant manager with a strong Spanish accent.Absolutely unprofessional language, ignorant about basic credit report lingo. She went on demeaning to every single item on my credit report, which I provided copy as a courtesy to explain some paid/resolved filings before they went on to run their own credit check. Very offensive, ungrateful attitude. I wonder if the property investors know of such a deterrent to their investments. I was about to cut a cashier check of three months rent for a lease of an initial six months. I am a engineering tech student, work part time, have no debts, pay my bills on time and have a good rent history to show. I sought an affordable rental for my budget, however, it doesnt mean that I will take abuse from anyone.

Renter Beware:Think very carefully about renting an apartment here for the following reasons:1) My entire apartment building needs its water system to be replaced - after complaining of extremely hot water temperature, I was offered to move to either one of 2 units in the same building; however, they had the same hot water problem, so moving was pointless. Upon talking to neighbors, I discovered this has been an ongoing issue because the property owners are not willing to replace the water system. Its unacceptable that I must brush my teeth in the kitchen and have to store water overnight so that it can cool off.2) My car was broken into, but since theres no surveillance, it was worthless to seek any kind of help. The property manager claims that security is always patrolling - well, that is never the case (you rarely see their crappy patrol car around the apartment complex).3) A/C unit motor had to be replaced as soon as I moved in, so I didnt spend the first couple of nights in the apartment. Oh, but they certainly do ensure that you give your security deposit and first months rent and fail to have the apartment ready for move-in.4) Theyre super strict with their 30 day move out notice - seems a bit fair if they would accept mine since a) not breaking a lease and b) was very flexible with their lack of response to water issues.

MANAGMENT es the worst, the manager she is the most unpolite person i have ever known, i avoid going to the leasing office for that reason. the are roaches and bed bugs in some units. The reason I decided to live at this apartment was for the price point. Im not picky and I wasnt looking for anything over the top. It wasnt a good place to live, but it wasnt the worst. I lived at this apartment complex from March 2016 to March 2017. I paid my rent on time for the year I lived there, and I never had any urgent maintenance issues during my stay. I never caused any problems with my neighbors or with management, and my overall experience living here could be described as a two and a half star existence at best. No shootings or thefts, but certainly not a desirable living situation.My biggest complaint, however, is with Marie Guzman. To summarize, she lacks any hint of professionalism and rides a high horse Mercedes she parks in the fire lane right out front every single day. When it came time for me to move out, I learned that you MUST submit your 30-day notice an entire month before your lease expires, otherwise youre obligated to pay an additional month of rent. In my case, my lease expired at the end of February. I didnt know for sure of my moving plans until the middle of February, at which point I thought my 30-day notice sent out mid-February (cant remember the exact date, but lets say the 10th), would terminate my lease exactly 30 days from the date I sent the notice (March 10th or 12th, whatever 30 days was from Feb 10th). Turns out I had to pay rent for the entire month of March, not just a prorated amount for the half of March that I planned to occupy the unit. When Marie told me this, of course, I was taken aback.Trying to understand why this was the case, instead of citing the lease agreement and showing me the explanation in writing, Marie stated (100% her words), It is what it is. This may be surprising to you, Marie, but your words have no binding authority over anyone or anything. Saying, it is what it is, gave zero explanation as to why I was obligated to pay you an entire month of rent when I would only occupy the space for a third of the month. I still needed a firm explanation. Being in real estate myself, I reviewed the lease and after finding the clause that stated this ridiculous requirement that no other apartments require, I happily and promptly paid the entire month of March. Had Marie pointed this clause out to me and said something like, Im sorry this wasnt properly explained when you signed the lease, but on this page and in this clause it says... I wouldve had no issues with her. Needless to say, her lack of professionalism is probably why Pine Terrace will be as good as it gets for Marie.As upset as I was with Maries lack of professionalism, the final straw that lead me to write my review is due to the fact that I have vacated my apartment OVER 60 DAYS AGO, and I have yet to receive my remaining deposit. The frustrating part is that Ive attempted to contact Marie numerous times over the last month, and every time Ive called she happens to be at lunch or out on property. Every call, Im told shes unavailable, and Im asked to leave a message for her with my name, phone number, unit number and the date I vacated. I HAVE NOT GOTTEN A SINGLE CALL BACK!! I lived at the complex for a year Marie, I know youre not so busy that you cant return even one of my calls after Ive been attempting to contact you for an entire month.Just because I am low maintenance and can accept below standard apartment living doesnt mean I will accept half-ass (if not completely lacking) professionalism. If I do not make contact with you this week, Marie, I will begin filing complaints with the BBB, TREC, and any other agency I can to get your attention. You have my contact info.

I am very disappointed in this place, when I was going to rent very kindly ... until I signed a contract.first time you rented here.Ive only been a month. They already stole my belongings, they do not care when I call to tell them that I will at least ask if the security man knew something! in the department and they said they would call me to see what they could do and they didnt. That makes me sadI am in danger me and my baby for being in a place like this, I am full of horrible welts, if they knew what this is they would help something, call the office and the young woman who works here only tells me I will call her back and not ago, I have only a month here! I lost a lot and they dont care. Security is not good security only happens once a night in your area. It is better to invest in cameras since a new one and another used one were stolen but it was of high value alice and olive.They dont mind asking. They tried to open the door with something sharp. I only spent 3 nights outside I was going to have my baby and all this happened. I dont know because they dont care what if I know that if they dont spray my apartment I will move this month. No one can be suffering from this. I dont recommend this place for that reason!They changed my apartment and it is not in good condition apart from being delivered dirty, they towed my car and they had said that I did not have a permit they lied and have been lying since I have been in this place. Please dont move here if you dont want to lose as much as we do! I lost my furniture to bedbugs, my money over 200 to a trailer and my time being here. Do not move here! All one M the water per month goes more than 10 times and they last a whole day from 6 in the morning without water; Neither refrigerator has ever served an orrible sound that nor sleep and they always come and do nothing!
