I toured with Lauren and she did an amazing job! She was very kind and knowledgeable about the property. Lincoln Heights is a very nice property and I cant wait to move there. Its so convenient for me and close to my job. All the other ladies in the office were nice as well and greeted me when I arrived. So excited to be a resident!

I love the newness of this property and the proximity to the expressway. I’ve always wanted to live in a luxury apartment & Lincoln Heights doesn’t disappoint! My favorite part of the apartment is the natural light that my plant babies receive and it’s also good for bomb selfies LOL

I recently toured this place with my fiancé & we loved it! The staff there was great & so welcoming! Specifically, Ms. Lauren! She was so willing to answer any questions we had & did an amazing job with our tour! She was very inviting and honest with us! The apartments were nice, but she sealed the deal for us with her bubbly personality & genuine spirit! I definitely recommend these apartments! We signed our lease & can’t wait to move in!

I visited this community several times, and noticed that it was very well maintained. The area is about 7 minutes from downtown Houston and 15 minutes from Uptown. Its a great location! The major highways are literally 2 minutes away and the area is not congested. All of the amenities are nice and the pool is beautiful.

My husband & I toured these apartments recently with Miss Lauren and we loved it. She made sure to show us units that fit our starter family & all the amenities this property had to offer. She answered all my questions with ease (and I asked a lot). Miss Lauren’s warm & energetic personality made us feel very welcome, like we were already home!! The property was lovely & when our lease is up at our current place we will be moving here and I can’t wait.

Honestly this is the best place to live. I take my fur baby out for walks in the early mornings and evenings when its dark and I feel safe doing so because everything is well lit. My fur baby also loves the dog park. The staff is so sweet and is quick to fix resident concerns. The walk in closets are my favorite (I sometimes catch my fur baby sleeping in there while I shower lol). I also love how the staff try to keep all the residents engaged with activities like giveaways and fitness classes. 10/10 best place to live! Thank you for all that you do to make Lincoln Heights the place it is!

The staff at this property have been the most helpful and friendly than any other property I have lived at. When I first moved to this property I was a little worried reading all the other negative reviews. I will say this crime has no zip code. I have not experienced anything negative. I absolutely love living here it’s a great location. Most of all the management and staff are what makes me give this property a 5 star! Thank you ladies!!

I recently toured a studio apartment. I loved it so much I put down my deposit the same day. The staff made me feel at home. I brought my mom with me and she had so many questions and the manager was so nice and answered all of them for her.

Great property. There were a few hiccups prior to move in and some issues with my apt upon move in, however they handled them accordingly. I have nothing negative to say about this property. Everyone talks about the crime, but I’ve had no issues at all.

I just wanted to thank all the staff for making my stay at Lincoln Heights so delightful! Unfortunately, I couldn’t renew my lease because I will be schooling out of state. However, everything from maintenance requests to questions and moving out were speedily answered and taken care of.In addition, the appliances and spaces are very modern. Even though I lived in a studio, it was spacious enough for me and very beautiful. The grounds are well kept and very clean. Nice events and extras like workouts with a trainer were offered when I lived here.For those concerned about safety/security, I worked night shifts while staying here and I always felt safe, especially with it being a gated community and key fobs required to access the building. You will not regret staying here at all!

I am delighted to be a part of this community. The staff have been nothing short of helpful, patient, resourceful, and accommodating. The process of moving in has been so efficient and easy, and for that I am very grateful! The facilities are beautiful and I can’t wait to get involved with the amenities (especially the pool!). My experience with this property started off strong but my last 5 months here hasnt been the most pleasant. I had property stolen and when I reported the incident I didnt hear anything from the management team for days on. Not to mention the ongoing stealing of tires/rims and car damage thats been extremely consistent while living here. The property is decent at best but it doesnt compare to other properties thats around the area ESPECIALLY for the price. The main issue is the lack of compassion and initiative shown by the management staff. They seem not to care at all about the numerous incidents along with not answering the phones or even actually following up with a simple email. I wouldnt suggest anyone moving here until these issues are addressed hopefully they get it together soon.

I have been in this complex for almost a year. I have never had any thing but great service from the maintenance and desk staff. I was always one to read my lease so I understood what was expected between me and the property managers.They have always been kind and helpful problem solvers. Kudos to y’all and keep up the good work!And Kaitlin is the best!

Living at Lincoln Heights has been such an amazing experience for me. I have loved pretty much every second of it and honestly have no complaints. The amenities are excellent! The gym is always super well maintained, the pool is beautiful, and the dog park is such a good addition. The apartments are brand new and gorgeous! The staff is excellent and has always been incredibly helpful. My leasing agent Kaitlin has been absolutely wonderful! From the second I moved in, shes always available for the ridiculous amount of questions I have. She has been so incredibly helpful in my transition to living at Lincoln Heights!

Lincoln Heights has made me feel so at home! The staff are always so helpful and accommodating. I also love how much the staff work to plan things for residents and bring sunshine to having to stay at home in quarantine the past year.

I complex is everything! For the most part its pretty quiet minus a few dog barks. The amenities are breathtaking and clean, feels like a mini resort! The maintenance staff is sweet and doing a great job with the up keep. During the winter storm the staff kept us up to date via email/app.

We will not be renewing our lease due to crime in the complex, closure of gate off airline, and non enforcement of community policies. Almost every morning we leave the apartment and are greeted with the overwhelming smell of marijuana in the hallway. Once we make it out of the building we have to watch our step as very few residents bother to clean up after their pets. We then pray there are still wheels on our cars to get to work. Management seems more concerned about what food truck to bring to the next event than making sure tenants have a safe place to live

Let be real. New cute modern and fantastic staff! Savannah is wonderful and always a pleasure. I wish everyone had a leasing agent that down to earth and easy to get along with! They are super dog friendly and I LOVE how quickly it takes to get to downtown! With everyone starting to work from home I’m glad this place is so nice!

Move in was super easy. Everyone has been very nice and the property is very clean. The staff explained everything in detail and they have been very helpful.

Lincoln Height is a great community to live in. The customer service is great. And they always have new activities for the residents! This apartments interact a lot in social media which is great too.

The staff is extremely very friendly and supportive. I have no complaints about my stay here and would recommend to any of my friends. My favorite staff member is Tran!

My friend lives here and loves it. The neighbors are very nice, the apartments have stainless steel appliances. The location is great because its right off highway and so close to downtown and the heights.

With zero explanation management has put a chain around the rear entrance gate and restricted tenant access for an indefinite period of time. Big middle finger to all the tenants in building 2 who are now inconvenienced by this!!! Great place to live if you want your basic community amenities (if you could even call an entrance gate an amenity) stripped from you for no reason.

From the initial tour, application and moving in Madison has been a great help! Made this entire process very pleasant and enjoyable. The property speaks for itself and enjoy living here. I would definitely recommend you reach out to Madison if you are trying to live here 5/5.

Searching for a place to live is stressful. We’ve been looking all over the Houston area & working with Savannah couldn’t have been easier or more pleasant.Compared to the other places we toured (which were many), Lincoln Heights staff deserves 10 stars.As a stand alone review, we couldn’t speak more highly about the warmth, friendliness and helpfulness of the staff. While I only recently moved-in to Lincoln Heights, I wanted to express my appreciation for how helpful the front office was during my move-in process. I was moving from out-of-state during the freeze and during the pandemic, and the ladies in the front office communicated very well and were extremely welcoming and helpful despite the craziness (shout-out Madison & Kaitlin). The property is beautiful and I look forward to updating this review after Ive lived here longer.

I absolutely love working with this property! As an apartment locator, having a reliable staff is super important as we refer clients. This staff is hands down some of the best staff I have worked with across the board! They always pick up the phone, email back quickly, keep us in mind when new units come available for our clients, and they give the best tours. New day, more rims stolen. Complex has kept rear gate chained shut for months claiming this solves the problem with theft in the community. But half the time I leave in the morning the front gate is stuck open, and I never see any so called security they’ve hired to patrol the property. Here’s a thought, maybe pay to replace the cameras at gates and around property? Maybe pay for 24/7 security? Is that too expensive for management to keep tenants safe? Closing rear gate clearly isn’t doing anything to prevent crime so quit inconveniencing half the complex, open it back up and deal with the theft issues correctly once and for all

As an apartment locator I deal with a lot of properties in the city of Houston and I have to say that the leasing staff at Lincoln Heights is other worldly. Specifically Savannah, she always goes above and beyond for my clients. Most recently I had an out of town client that could only tour online and not only did she give a top-notch virtual tour, she even face timed her, on her day off, to answer any last minute questions and help her through the application process. Hands down the best service Ive ever experienced! I can honestly say that Im confident that the staff here takes care of you from BEFORE you put in your application all the way through the entirety of your lease!

Lincoln Heights has been an awesome first apartment! Kaitlin has been the best leasing agent we could have ever asked for - she is super attentive to our requests, always answers all questions, and is such a awesome person.. truly a bright spot for Lincoln Heights!! The amenities are great, the apartments are great with all brand new appliances and such! The only downside is the fact that we share space with a few produce companies who are very loud, but other than that, we love LH!

Its a shame that you guys didnt take the 1st incident of your tenants report of her vehicle being vandalized serious. Your organization should have added security or not have taken away the security that you had and you could have possibly avoided the inconvenience that now several of your tenants are suffering from do to your lack of security. I am concerned for the safety of my friend who resides at this establishment and for the safety of the others as well. For someone to come in so easily and leave multiple vehicles on blocks, and nothing be done is an absolute shame. But you have made it easy for these tenants to be targeted and before some gets hurt, kidnapped or killed it would be in your best interest to assign a certified security agent and avoid any further damage!....

They go above an beyond every single time and will fully take care you and lay out the details that you need to know in order to choose this wonderful property as your next home!

Best maintenance team of any apartment Ive ever lived in. But since they closed the exit gate it hasnt been good, I am in building 1 and the increased vehicle traffic in early hours at the front of complex wakes me up and also disturbs my pets. People also drive very fast through the complex it is a safety issue

Lincoln heights has been an amazing rental experience. You can tell when management really invest themselves because they take pride in their work and it really shows. It is a nice community overall with mostly friendly people. Glad to be here, definitely one of the better places to be.

This has been such an experience with my search for an apartment. Savannah was very helpful over the phone. Seemed to be very thorough in her answers with every question I asked. This is definitely at the top of my list for apartments as my lease is coming to an end.

2nd year living here. Havent had any issues, staff has always been helpful. They recently closed the gate off of Airline, although this is annoying I dont mind going over a few more speed pumps to ensure less non residents can get in.

I would like to start by saying that I am not a resident at Lincoln heights, yet. However, after a phenomenal tour I am excited to apply ahead of the end of my current lease. Yesterday started as an unplanned Saturday, some friends were going apartment hunting and my girlfriend and I tagged along. Lincoln Heights was on their list. We arrived unscheduled and were immediately welcomed by Madison who helped everyone take a tour to see which apartment would best fit all of our needs. During the tour a few things became very clear, Lincoln Heights cares about their residents, and the attention to detail from the design of the apartments to the event planning by the staff is something that I very much look forward to as a future resident. Bravo to the team.

Recently there were some rims stolen off cars. Instead of repairing gate, replacing security cameras, and hiring security patrol, mgmt just removes access to the rear gate. Which is a pretty big inconvenience if you are living in the back of the complex, but understandable. What is not understandable however is twice now I have left the complex and front gate is stuck wide open. Mgmt removes gate access to prevent people from coming in, but cant get their stuff together enough to keep one gate operational? Isnt that the whole point of us having to deal with the inconvenience? Seems like a slap in the face to me

Would not recommend. They fined me for putting trash out 30 min early. They removed the dumpster in favor of a trash compactor and everyone just leaves trash on the steps in a pile. The apartments are just average considering price paid and location. The parking lot sucks and the gate remotes only work if you’re like 3 feet away

This location is not safe, crime in the parking lot, sketchy area, overpriced for what it is, cheaply built and can hear my neighbors noise and footsteps often. move a few miles away to one of the better built and newer apartment options

Savannah the leasing agent is the reason we did not sign a lease. Her fake obnoxious upbeat attitude quickly faded and turned into a sass when we rejected to hand over our I.D’s and made us feel uncomfortable.We only wanted pricing, no need to immediately ask for our identification for pricing. They charge a premium fee for everything including a downtown view, however our apartment was facing a dump north side street on the complete opposite side of downtown.

Amenities are great, the apartment complex is very well maintained, and the staff here always goes above and beyond for the residents. 10/10 recommend!

OMG THE SPEED BUMPS. Who ever though about this where definitely not thinking about small cars. Those scratched the heck out of my car....

These have to be the worst speed bumps on the planet! I drop off deliveries there for work, but I 100% would never live there because I would never want to deal with those speed bumps, nor make my guests ever deal with them. The second speed bump especially damages the undercarriage no matter how slowly you go over it. Theyre real pieces of s*** speed bumps.

My family and I are absolutely loving our new apartment. Lincoln Heights office staff are unmatched in the customer service department. From the moment we step in the front office Ashley has been right by our side assisting in anyway possible. So excited for what the future has to hold.

Living at LH has been awesome so far! We have loved every minute. We love the staff and have always felt heard and respected. We have also made some great friends here! We love the pool and fitness center, and that our pup has tons of room to walk and play! We love living at LH!

Chained/locked up bicycles (2) stolen off porch following continual car theft in parking lot. No heightened security from management to follow continuous strings of crime on property.

I Have been living here for about 3 months now and I have nothing but love for this property and the people that keep it running. The leasing agents up front do a great job, always diligent when responding to concerns or needs. They know so much about the area and are very educated on what they do. The agents up front truly made this experience very easy. The staff does an excellent job keeping the property clean at all times, as well as fixing any unprecedented issues that come up. I’m very excited for the future of this property. They are growing fast and if you haven’t checked them out you need to!

I didnt end up leasing here because it was a little further from work than I wanted) but I wanted to write a review because the staff at Lincoln Heights was extremely kind and responsive to me. They even sent me photos of the units they were leasing/I was interested in because I wasnt able to come in for a tour. As this is a brand new apartment building, I was very tempted to move in here because of the quality of the appliances, rooms, amenities and the price but again, it was just too far from my job. I think if you can, definitely do lease from here because its brand new and the management was super nice and helpful!

My husband and I have lived here for about 6 months now. When we initially toured the complex and met leasing office personnel, the features and amenities of this beautiful complex excited and impressed us. Although unsafe for walking or running outside, the location of the complex with proximity to 610 and 45 is great for driving and commute throughout Houston. The large closets feature great functional built-ins. We also enjoy our sizable balcony. The lawns are landscaped beautifully. The design and stylization of the complex is very appealing, yet the superficial luxurious feel quickly wore off. Upon moving in, we faced a non-functioning elevator requiring our moving company to spend excessive time carrying our furniture up the stairs, costing us hundreds of dollars. Within a few days of living here we already had a cockroach problem requiring extermination on multiple occasions. Within weeks of living here we were faced with hours of fire alarm testing on multiple days with little or no warning, all during a strict quarantine period for our community. The general build of the unit feels a little cheap, the door to our balcony is excessively difficult to manage, our neighbors are clearly audible through paper thin walls, and appliances lack a level of quality expected with the cost of our 2bd/2bth unit. Our second bathroom has had repeated plumbing issues requiring maintenance many times, including the need to entirely remove the toilet for a whole day. The back gate of the complex has been nonfunctional or out-of-order for the majority of the time we have lived here. We have been threatened with a 50$ charge related to strict morning empty trashcan pick up policies. Amenities have been restricted greatly due to COVID19, which is totally understandable. But maintenance has also been restricted. We have a fridge with an expired water filter on it for months. Our dining area light bulb has been burnt out for weeks as well. Because these are “non-emergent” issues according to the complex/property management company, our issues will not be addressed. As a graduate student and health care worker, I am not only exhausted by working long hours through this entire pandemic, I am unable to study with adequate lighting in the only area of our apartment with a table a chair. COVID19 is not going anywhere, even modified service would be greatly appreciated. I am happy to change our own lightbulb and fridge filter, if the apartment would just drop off the supplies, but they have not been willing to do that either. On top of all these annoyances, we were promised a 500$ gift card when we signed our lease which we never received. I will end by saying that the maintenance staff, security staff, and leasing agents have all been very nice and kind, but the problems we have faced while living here make me feel like we will not be renewing our lease or recommending this complex.**UPDATE**I am so relieved to say after working with the apartment manager, all of our issues have been resolved. Everything we were struggling with was fixed within a few days. We are very happy and impressed with the prompt and thorough service we received. Lincoln Heights did a great job to make our time here much more comfortable. Thank you so much!

I live here. It’s fantastic. I’d absolutely give it a looksie if you’re in the market for a new spot. Free coffee all day, snacks everywhere, a clean gym, gorgeous pool area, security on site 24/7, fantabulous restaurants all around the area, and that’s just the tip of the iceberg. My favorite aspect has by far been the staff though. They made the move super easy and were there to help every step of the way. Even after getting settled they’re still super attentive and responsive to whatever little inquiry I have - and I tend to have a lot. So good I’m writing a review. I never write reviews.

Almost everything is amazing in these departments. The only thing you should think about before moving here from my experience, it’s if you are Latino or brown, you will not be very well received by a woman who works in the offices, since I arrived she has tried to humiliate me countless times. I’m about to sue her the next time she does or say something to me again. (Not all people who work in the office are the same as her).
