SB has a great location with easy access to the greater Houston, although houses are a bit old but definitely well maintained and very convenient for living either as a 1st time comer to Houston or even if you are a local resident, we have rented a townhouse and we enjoyed living on the community, the SB community has maintained their condition of the unit in a good shape and that is directly linked to their strong management team and supported by a pleasant maintenance team, in addition we noticed SB have kept continuously improving throughout the time, which indicates their willing to cooperate with us as customers and listen to our feedback, the community is safe for living specially if you have young kids, we strongly recommend the SB for both 2st time Houston visitors specially if you are moving in to Houston for the 1st time .The unit has very old appliances but there was no issue on their functionality, operability so it make more sense if they get replaced and upgraded, we have also spent a year out of 2 years living in SB during COVID-19 pandemic and we always felt safe as the management team took serious actions to protect residents and keep us well informed, we have great neighbors and we enjoyed living in SB, i take this opportunity to thank SB team and wish all very safe years to come, keep up the good work and all the best ...

Management hides through emails. They won’t even take our call. Carolyn is extremely rude and won’t even try to work with you. We were excited to move here and during the application process there was a discrepancy and Carolyn won’t even return our call. I’ve read all the bad reviews about her going back 2 years and I’m surprised she’s still there. I will also call the property management to file a report on her. The property is beautiful and Mariah was very kind but Carolyn makes this place unpleasant and sounds incredibly unprofessional and unwilling to help anyone.

The Community is great and the Townhouses are great I know ima have a good time living here and I hope I can meet some wonderful people that I enjoy.

My family and I have lived here for over 6 years and we have enjoyed every day spent here. The manager (Carolyn), office staff (Laura, Shanti and Alyssa) and maintenance staff work really hard to make sure the residents experiences living here at San Brisas are pleasant and enjoyable.The vibe here has an international flair. It is a professional community where families from many countries with different cultures and religions call home. Children enjoy riding their bikes and grownups enjoy walking freely and safely within the confines of the complex as well as the surrounding neighborhoods. The amenities include a playground, water park for children, resort style swimming pool for swimming laps, Whirlpool, putting green, areas for barbecuing, clubhouse, exercise facility with hot sauna, business center, dog park and a security gate that is manned from 6 pm until morning. The staff also have planned events throughout the year for the residents if you are the social type. What I love the most is the garage that is assigned to each apartment ensuring that there is always somewhere to park your car(s).Within walking distance are restaurants and a beautiful park. The grocery stores, hair and nail salons, gas stations, banks, pub, hookah lounges and retail shopping stores are only blocks away. About a mile or two away is a mall and movie theatre. For sports enthusiasts, if you are into hiking or bike riding Terry Hershey Park is nearby and has trails to satisfy both the old and the young. This is such a great community that it is no wonder why some tenants have called San Brisa Home Apartments their home for over 15 years.

Its a great apartment complex especially for families with small kids. Love the amenities here -playground, splash pad, pool and jacuzzi. Very good management.

San Brisas is an awesome place to call home. The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise. The grounds and facilities are kept clean every day by friendly courteous workers. The workout room, children playground and the pool area is lovely.

I have lived here for 1 year and apartment and community is very good except the experience at move out and management does not listen to problem and does not willing to workout on any kind of solution.1. I have returned very clean carpet and manager has charged me $60 for carpet shampoo and they said it is standard charge for everyone but it is not the case. They did not found anything wrong so they just took $60 on name of cleaning carpet. This is unnecessary charges.2. They charge you for remote keys of $100 during move in and if you don’t return both set they charge $60 for 1 set. The actual cost of remote itself is $50 which they already charge during move in so why they have to charge it again? I have never seen this on any other apartment. When you rent do you have to pay separately for keys? Who rent without key? Also I have found keys after sometime and then I emailed that I can return keys if they can refund money but they denied and my apartment wasn’t rented till date to anyone else and they did not make any new keys still they denied to accept the keys back.3. They had charged $700 to previous tenant for replacement of cooktop and they did not change it and when moved out they were saying I had damaged it and they are not charging it to me. Not my fault but they are still trying to showcase they are giving me a favor.4. Initially they told me that I can transfer to another apartment in 6 month after paying $600 transfer fees but they actually denied when I approached them after 6 month. Also it was told to me that I can transfer to any apartment of my choice but then when I asked even when my lease was expiring they said I can not transfer to any another 2 bedroom even with different floor plan.6. Renewal rent option given to me was not considering market condition and I noticed that they were giving renewal option for other resident for $400 less than what was offered to me and even my apartment was advertised to $300 less than what I was paying but management did not provided me any better option to renew my lease .Unfortunately there is no one to listen and understand the actual resident problem and they will do all things to make your move out experience worse.I will not recommend anyone to lease it here.I am not able to reply to owner response so adding up here.Thanks for you response, well none of my concerns were addressed rightly otherwise I did not had to put negative remarks at social media. You can check all my conversation with your management in there emails. I was expecting that you will take some action after seeing the review as I could not find a way to reach corporate but instead of taking it positive feedback and taking some action you are trying to defense here.Anyway thanks, I don’t expect anything much.

Clean and sanitary grounds. Maintenance is prompt and especially Mariah in the office is super reliable and responsive. Inside of the apartment is also clean.

PLEASE PLEASE READ REVIEWS FOR THIS PLACE! I read the lower rating reviews and they are right about the office manager. We put in an application, after we (Insurance company, me, and my mom) explained the situation of our home being affected by the freeze, and the house is not a livable situation to Mariah the assistant manager. Proof of income was provided by the insurance company, My mom is retired and I am doing virtual schooling with my son. Legally the insurance company is responsible to pay the lease, because we pay them for such disasters that happen. Plus in a lease if I put proof of income when I already am paying for my house. Then the apartment company will come for me should a problem arise. I am under the impression we are still getting the apartment we put a deposit for, but now through a corporate lease. I contact them to see if updates to there policies have been made to accommodate people in such situations. To find out that the people there are not planing to move out at the date discussed. And because of fine print, mind you everything is done online due to covid, and the staff not being diligent. We will not get our deposit back. I am so upset I am literally shaking while writing this review, because I just got into a yelling match with the office manager who only wanted to speak and not listen! And was leaving the office for a meeting and didnt have time to handle our concerns, just keep saying the same thing over at least 5 times. Which the email has not been sent as I am writing this review!Having a beautiful place to live is not all that matters to people leaving in real life difficult situations, the last two situations are out of our control (freeze in Texas and covid) we also need real people who care about the community they live in, working in places that impact our lives. I am sorry for this company and the staff that work here. One day these people will be in need. I pray they are not meet with the same offensive rudeness. They also let go of a deal that would pay 2.5 times the normal rent here for a 3 bed 2 garage floor plan. If a solution was presented in a manner of interest, but clearly they are not interested in customer service!

I lived in San Brisas over a year. The apartment complex is very well maintained and open and spacious. The environment is quite familial with working professionals and families living there. Leasing staff was always very responsive and courteous. The attached garage for parking and a small personal patio in front of the apartment was a major perk. Security was good and the leasing staff would keep the residents updated about any suspicious activity. My only complain is the thin ceiling walls. I lived below a family with young kids and there was a lot of thudding noise - this is however common with apartments. I would choose to live at san brisas again

Pros: Great place, especially during the pandemic. You can walk around the community without worrying too close to others (enough space to avoid close contact). This is really an advantage compared to those high buildings with limited public space. Community is clean and staff are good.Cons: the A/C seems old and making a lot noise. I tested 1m away from the A/C engine, most of them reach to 80-90dB. During the summer night, it would be bad.

I love it here and the neighbors are really quiet for the most part. It’s pet friendly and convenient location. I’m able to ride my bike to nearby parks and trails.

Wonderful community, beautiful landscape, lots of amenities for children and adults, great apartment layout, attached garage gives the apartments a feeling of home.

Property manager “Caroline” is rude and unprofessional. I called a day after submitting my application to get some clarification on a few things I was told “Idk anything I just got into the office” and was promised a call back and never received anything. She will not assist in escalations instead she tells the leasing agent Mariah to place them on mute and tells her what to say. Also, don’t believe it when she assures you the deposit will be refundable. She will find every excuse to avoid this refund. Lastly, don’t tell her you plan on bringing a pet in a few months she will make you pay the deposit up front. This makes no sense every apartment complex is willing to work with you when as long as you don’t have your pet on property!!!! The unprofessionalism of this company made me go in a different direction and I decided to turn down the process. Look at San Paloma instead it’s down the street, has better amenities but most importantly provides exceptional customer service and is there to help with any concerns you may**update: as you can see from San Brisas response they’re not very professional. First a company should not put someone’s personal application information on a review. But just to clarify my husband is leaving to the Air Force in 3 weeks to be exact and they have a $600 pet deposit that I could not afford so I was not going to bring my pet until late summer but they would not work with me on it (never offered to only pay half now and half later). Good luck to you if you have to deal with these kinds of people who are only money hungry

Have lived at San B for more than 12 years and am still very pleased. This current office staff is by far the best crew ever in all the years I have lived here at San B! Very personable, attentive and they genuinely care for the residents. Thank you Carolyn, Alyssa, Laura, and Shanti!! You guys are awesome!!

I moved in April love my one bedroom best part first floor is very nice hardwood floors granite counter tops top of the line stainless steel appliances. My neighbors are all very nice. Have meet so many other people here from Doctors to engineers to teachers everybody here professionals quite community. Office staff are the friendly welcoming.Maintenance are friendly and outgoing and get the job done and gone usually pretty quick and very efficient. My first apartment and so far love it.I fell safe here.

I recently moved into San Brisas, and I absolutely LOVE it!!!!!! The property is beautiful and very well maintained. The minor maintenance issues I have had have been addressed promptly, and the staff is phenomenal!!!!! It also reasonably priced considering the area and all of the amenities offered!!!!! I plan on staying a while!!!!!

2021 update:•The “quality” of tenants had lowered significantly, most likely due to the economy and job losses in energy sector.•The outdoor parking issue remains unsolved despite the management issuing stickers and threatening to tow away unregistered cars. Still plenty of vehicles without stickers taking most of the spaces. Impossible to find parking on weekends and evenings.We have been enjoying living here: great community, responsive management and maintenance, beautiful landscaping and great amenities. The complex is a paradise for families with children. We have met so many friendly neighbors and many other kids that are my son’s age. We have looked at many places before relocating from Colorado, and SB instantly felt like home. Our new home!

The apartments look nice, but we didn’t even get offered to tour the property’s ammenities even though there was not a one bedroom, the leasing agent was such a downer, hair was a mess . McDonald’s bag under the desk, her phone rang and she didn’t have the ringer off . All kinds of unprofessional. Most importantly she did NOT greet us properly. We didn’t get asked our names until the very end. We had to look at her card to even see what her name which is Sheree,, first impressions matter, customer service is key and it SUCKED.

This is a great property, great location and very quiet. The office staff is great . Shanti is very helpful .

I have been in San Brisas for over a year and we like it very much. We enjoy the pool in the summer, the kids love the kids water play pool. Quiet and kids friendly apartments home. The maintenance team does excellent job, we always got our requests fixed really fast.

I have been looking for an apartment close to the Energy Corridor and found this one. The amenities are great. The environment is very family oriented and the office staff is extremely kind and proactive.Julie has exceeded all of our expectations as she struggled to help us find the best apartment within our budget and move-in date constraints.I would recommend this property to everyone with kids looking for a resort style place in this area.

Me and my husband are living here since 2016 and we love it. Everythings clean, quiet and beautiful. We never saw roaches, ants, spiders and nothing similar either. Nice neighbors and nice place. We have neighbor parties every single months and we had fun.

Super Management team. Awesome application and and leasing process. Management team is fantastic. Owner keeps the OPEX budget fair to keep the property in very good condition. This is my second time living here and third unit so you know it is a great place! Pool is wonderful and many many many extras! Great community and ownership is stellar.

This is an amazing place to call home. Going into 2 yrs and my stay has been very comfortable. The office staff are very friendly and accomodating. The maintenance guys rock!! You report a problem, go to work, and when you return home from work, you find the problem already fixed. They always have events and activities that make the residents feel very appreciated. If you are looking for a place to call home, San Brisas is that place for you.

San Brisas is an excellent community and provides the best customer service! The workers are also very kind and assist as much as possible.

Look for something else. They changed management and it got really terrible. Apartment is falling apart, first, the light fixture in the bath fell right before I got in it, and glass was all everywhere. Few times had problems with their water boiler and all the time in evening. Imagine it is a time for kids bath and there is no hot water and for lease office it is not an urgent issue to fix.There have never been apologies for such inconvenience.On the move out, they charged me for garage painting, dont park your car there if you are not painting the floor after move out.Sprinklers were broken near my garage, water was going inside every morning and I got charged for swelling of the garage door. The toilet was leaking yellow water, and I got charged for that as well. Terrible experience at move out with the new management, would not recommend this apartment to any of my friends.

BE AWARE OF CONSTRUCTION NOISE AND FACTORY NEARBY. I lived here over 1y 2m. Everything in this complex is good. However, I was left due to noise from cement factory. It runs 24hr. If you choose side unit of this complex, aware about that. I recommend choose middle one if you want to live here! Hope my comments help you.

My children and I are so happy living here. It has only been 4.5 months and I have already decided to renew my lease! Management is awesome and the maintenance staff here are simply amazing.

Instantly fell in love with the place and the staff. There are many nice apartments in the area but as soon as I came in and got a tour I made my decision. The staff is happy and there to help.

If I could give 100-stars, I would! I shopped for two weeks, and reviewed at least 15 different apartments, before choosing this wonderful complex. The value (amenities and benefits) for rental cost is exceptional.A short list of pros and cons are listed, because of my time restraints.Pros: Privacy, lots of quiet moments. I am a business owner and designer, with an interest in architecture. The architectural style of San Brisas encourages tranquility, with many features, such as an inner walkway, just within the perimeter fence, between the apartments, where you can walk; lots of lush landscape and landscape lighting, with fragrances from blooming magnolia flowers; garages are wonderful. I came from apartments, where the residents parked outside and created raucous sounds, day and night. The children’s play area is extensive, with rubberized padding, a marvelous area, with gazebos and sail shades. The business center and pool are spectacular, adding to the pleasant surroundings. Security patrols frequently, from what I have observed. It is very safe. Package deliveries are efficient, because of the email alerts. Washing machine washes clothes exceptionally well. Fridge has great ice-maker, plenty of space, with two door, side-by-side.Cons: Can’t think of any other than dishwasher slightly smaller than my previous. If you read about the high water bills, you might consider the following: the water flow is very high, from taps and abundant shower (heads). Also, the spa bathtubs, in some apartments, are very deep and consume lots of water. If you are attentive to these facts, the water consumption and cost are the same as other places. Gym is nice and cool, with excellent range of machines.Staff is perfectly welcoming, especially Seth and Sara, always attentive and prompt to answer questions, very thorough with everything.

These people are highway robbery. Unfortunately they dont know who they are trying too fool. Terrible dont even get near this property.

Look for something else. They changed management and it got really terrible. I was late few times for my work because of bad condition of the apartment complex and their maintenance team does not consider them urgent. First, my garage door was broken on my way to work and I was late for my appointment because I could not get my car out. I had to wait when their office opens work at 9 am just to leave my request, I was released few hours later. Then had few times problems with their water boiler and all the time in evening. Imagine it is a time for kids bath and there is no hot water and for lease office it is not an urgent issue to fix. Also forget about shower in early morning or before go to bed, wait until their office hours. There are never been apologies for such inconvenience.By the way, when It was freezing cold water pipes were erupted and was no water at all for few days. Yes, right, no toilet working, nothing. But all other apartments around did not have this problem. Had to move out with kids for few days while they were fixing it. It was really inconvenient.

Money suckers. Stay out of this place if you are not working for an oil company and you will have to pay your rent. The apartment was given to us in a very dirty condition when we moved in.Its a 3 bedroom apartment and the a/c was not good. The maintenance guy closed all the a/c vents except the master bedroom so that we can get good air flow. It was terrible.Also when we gave a 60 day notice to vacate the apartment i asked for a walkthrough with me but they did not do until we moved out and we had unnecessary charges on our move out bill.After showing the pictures we took during our move in they waived off some of the charges. Make sure to take pictures and fill the inventory form with all the details.Even if you do so they will find out a way to charge you. In my case they charged me for the carpet cleaning( the carpet was clean without any stains or damage) because I didn’t mention anything about the carpet in the inventory form. See they will find a loop hole and charge you.Most of the residents are people who work for the oil companies and the company takes care of the rent and other charges.Bottom line - Stay out of this place if you or your family member doesn’t work for the oil company.

Please do not move here, 6 Months in and I am miserable, ready to move, cant wait until my other 6 months is up. I have not unpacked most of my things because it has not been welcoming here, it does not feel like home. There is issue after issue here. The main issue is there is no where to park, because of the way the property was built, so when friends and family comes to visit, their cars will be towed because they is no where else to park besides at the front office. Management has the nerve to tow my teenage car whom just Graduated yesteday 5/25 these kids work at McDonalds they dont make enough to pay for this, they were out celebrating and came in late, everything can not be planned. The towing company said that the apartment can put a restriction which states No Towing during a holiday like Memorial Day, Christmas, or Graduations but they didnt, they towed a teenage car that hardly makes anymore and they dont care. The towing fee is $300. This community is punishing residence and their families for parking issues that is not our fault, these issues has existed before we even moved here. They will throw you a line that they have no parking issues dont take the bait, it is a freaking Nightmare.

I am very disappointed in the way I was treated when I came to retrieve my parcel. Caroline the property manager was very rude and unprofessional. She did not want to look for my package instead told she did not see it. When I insisted it was there she told me to come look. Well I did and it was right there.
