This is the absolute WORST living experience. The neighbors complain about everything here. I have never in my life experienced this type of unnecessary complaints. When you view the model it looks NOTHING like the units you’ll be living in. My carpet wasn’t replaced after the last tenants. The apartments “look” nice but it’s actually TRASH HERE!! My closet door randomly fell off the hinge, lights flickering, handles falling off the cabinets, hole in my laundry door that still hasn’t been fixed. If I could give -5 stars I would. If you want to walk on eggshells and not live how you want to then come here. It’s ridiculous I pay rent in a place that I can’t be comfortable in. I wish I had NEVER come here!!!
80 On GibsonYou can’t go wrong when choosing to live here! 24 hour access to the Pool, Hot tub, outside lounge areafire pit, Grilling, computer room and much more. Grounds are kept looking good! Staff is super professional. Quiet friendly, Pet friendly. You can see the strip and you’re view of the desert is right outside your door. Bike/walking Trail minutes from the desert near the mall and shopping 🛍 centers. Beautiful views witha lot of excitement. You won’t regret choosing80 on Gibson in Henderson
Moved from across country so I didn’t have the opportunity to view before move in. I was told I was getting the full remodel and it’s not. The apartment was not ready by move in. Closet doors are off track, ants crawling around in the kitchen, the carpets need to be replaced (old, worn and stained) and the unit wasn’t cleaned how it needs to be(crumbs and stains). The building is older so you can hear neighbors. Staff is nice but my unit just isn’t what we talked about. I would have made a different choice considering the amount I pay for rent.Update:I was hopeful after their reply they would be willing to at least work with me on my problems but clearly the reply to my initial review is just to save face. They have done nothing to help the situation but give more excuses. Having lived in a handful of apartments across the country, some good and bad complexes, I would stay away from this one. I have since toured other places around this area and there are far better options for the money. My complaints aren’t unreasonable; they don’t care.
Lived here for 3years + definitely not the same anymore. The beginning of the pandemic they got an entire new office staff/maintenance & it was rocky from the start. The pool is in dire need of cleaning, there’s mold and green algae growing along the side of the wall of the pool along with tile falling off. They also removed the waterfall have no idea why cause they never gave an update or heads up about it. I highly recommend they update the pool picture’s on the website, false advertisement. Not to mention the pool chair’s, lounge chair’s and tables are old falling apart and filthy. Would it kill you to clean it…it wouldn’t be as bad if it just was kept well and kept up.
I’ve been living in the apartment for 3 year and every year the management get worse. They closing the main pool on 7/8/21 for 3 weeks for remodeling. WHY IN THE MIDDLE OF SUMMER!!!!!!!!!!!!
I loved living here! The front office staff is super helpful. They keep the grounds super clean and it is dog friendly which is a HUGE plus! They are quick to respond to a repair request.
This place is great to live in but somethings need to be fixed, like the sprinklers, and somethings in the dog park like the water thing in there and the jump hoops.
Received excellent customer service from Shawna today. Even though I won’t be moving until my current lease is up. I have to say of all the places I visited, this is my #1 choice. The complex is wonderful and has everything I’m looking for. I look forward to being a resident soon.
When our application was denied because of our dog’s breed, we were supposed to be refunded a portion of the application fees. We had to specifically call them again after about a week of waiting... And they hadn’t even started to send it. So, THEN they said we ‘will receive’ the money almost two weeks later and we assumed they meant they would be putting it back on the debit card we used in the first place. Now, a few days after the date they gave us, they say they MAILED it! They didn’t say it would be mailed at ANY TIME, and they SURE didn’t ask what address would work best for us! We were CLEARLY MOVING (applying to apartments is usually a pretty good clue for that) and dont live at that address anymore!!!! Now, we can only hope it’ll get forwarded with the address change we submitted. Totally unprofessional and inconsiderate.
I moved into 80 on Gibson in October 2019– having never previously lived in an apartment home. I love it here! It really is a beautiful community- featuring resort-style living. The office staff are awesome, as well as maintenance is top-notch! I highly recommend living in this wonderful community- and you cannot beat the location! Five Stars!
My fiancé, our mini schnauzer and I lived at 80 on Gibson for a little over a year, and were so happy with our time there! The new management has done wonders to the property. Id even say it is worth a revisit if youve passed on this complex in the past. The renovated apartments are very nice, and well worth the pricing. The flat rate for monthly utilities was so convenient too. The community is very quiet and clean. The location is great - right along the interstate. Our neighbors were all so kind too. We loved managements choice to enroll tenants in the DNA World Pet Registry system. It made a huge difference in the cleanliness of the grounds - which had been a problem in the past. The staff was so friendly, including both management and maintenance! And every work order we placed had such a quick turnaround time. Living here was really nice. I very highly recommend 80 on Gibson!

80 on Gibson is the right place to live. The staff is very clean and organized. They are always helpful and friendly. As well as the maintenance team, they are always quick and polite when you have a problem. Especially during this time of COVID-19 affecting the jobs of my family and I, the office manager, Katrina, made it her duty to call and check up on us and ask how she can help. She is the most amazing office manager I have ever had! I definitely recommend living here.
I’ve been here since May and so love it. The front office staff is super nice and accommodating. The maintenance team is quick and helpful. If you’re thinking about moving here DO IT! You’ll love it.
I’ve lived here for almost 3 years and they have gone through 4 owners/new staff and I honestly think everyone is nice, everyone who’s owned it has been great. Maintenance is awesome, the people are sweet who help you, always quick when you call!The price is kinda crazy... it’s 1,327 for a 2 bedroom and that’s the small 2 bedroom 2 bath, they fixed all the water sewer trash to be $100 for everyone! It used to be 45-90 at most so I hate that they changed this! ... and we’ve been here for so long we had it stay at 1200 for rent so for other people I’m sorry for them paying so much! I wish we could only pay 1,000 because it’s so pricey!!
We have been living here for 2 yrs and we can honestly say we are starting to enjoy it more every day. Since Cynthia took over this last year you can tell that she is putting her heart into making this place a beautiful place to live. We will definitely be staying. Katherine in the front is amazing. She will always take the time to listen to your concerns in a very professional manner. She is a woman of her word. If you have an issue she will do her very best to address it to make sure you are happy.
Lived here over 3 years. Nothing but problems since the new owners. Water shut off all day at least once a month. Canceled my direct deposit. Added new charges to my lease without telling me then charges late fees! Employees are rude, unhelpful, and not at all understanding. Cannot wait to move!
Looking for apartments is definitely a headache but after meeting with Karina, one of the Leasing Agents, I felt really confident that I wanted to live here. She made everything super easy, and comfortable! I would HIGHLY recommend living here! Ask for Karina!
This place is great! Office staff is wonderful (Geryl, Cynthia and Corrina) and the maintenance crew is great! Fantastic Clubhouse and pools. Well worth the money! I would be surprised if there is any other place in Henderson this nice, at this price!
80 on Gibson staff is wonderful, they are very helpful and make you feel at home. Unfortunately, I didnt rent an apartment because I had to move back with my parents, I really recommend 80 on Gibson. There pool and club house are 24hrs available if I ever plan on renting on my own again 80 on Gibson will be my place to call home.
Best prices in the area. Management is new and still figuring out kinks in the system but they are willing to work with you if any problems arise.

I am very disappointed how Katrina has not returned any of my phone calls. She only would immediately return my calls when I was interested in staying as a resident. I called several times to resolve the rent. I was informed by Shauna that we owed $360.00 as the final rent. We payed what as we were told by Shauna of that exact amount. We have always been responsible residents and have paid our rent since living here over six years.A few days ago we received a note that we abandoned the apt. I received no communication at all about this via email or phone by NO ONE. Prior to this, Steven initially reached out to ask if we would like to extend our move out due to COVID-19. We agreed and extended our days. At that time we agreed and there NO communication about paying month to month fee. I would like to see this resolved and YOU doing the right thing.
Ive been here for the past few months and its been a great experience so far. Its pretty quiet, hardly anybody uses the gym. The gym is pretty awesome. When we first moved in we had a few things that needed to be fixed and they got on it right away with no hesitation and got it done. So anyways so far so good. The staff is awesome btw, any time we need anything they are there. The club house is welcoming, spotless, and the pool is heated too! For the price, quality and location you cant beat it.

I really enjoyed staying here. Had I not have to move out of state I would have stayed here longer. They could answer the phones more that would be my only con. Otherwise it was nice and quiet and friendly people.

As most others have said, the old management was decent at this complex. The new management employed some very unethical tactics when it took over. Residents were greeted with renewal notices as some of them had been for years. The notice gave the new monthly rate for renewal and not much else about other changes. It did not mention that water, trash, and sewage was now a separate fee so instead of your rent only going up a few dollars, it actually went up +-$ 100 in addition to the +-$75 you will now be paying for water, trash, and sewer every month. The staff is unfriendly and unforgiving. Our renewal paperwork was incorrectly typed up a few different times so when it was finally done correctly, it was the last day to sign. It didnt matter that they made a few mistakes, EVERYONE had to come in that day to sign the lease or we would be put on a month to month. The buildings are on the older side which provides a convenient excuse from management for any issue you may encounter. The doors of our unit have literally started falling out of the frames they are screwed into (their fix was bigger screws). The finish on the cabiets has been peeling/hanging off since move in (most of it held up with tape). It cannot be fixed because it would require replacement of the cabinets. The outsides were all painted new, pretty colors several months ago but the large spilled puddle of paint in the rocks is still there. Avoiding this place is probably best unless the examples above sit right with you. To be fair, there are probably worse places to live but there are definitely better ones out there.
Recently moved here from Minnesota August2018, our apartment home is wonderful the staff here you cant beatem they are Professionals first, with work orders put in and Executed promptly. Grounds are kepted up daily and the maintenance crew always around to help. *5 Stars Living
Karina was the BEST!!! used to rent at another place nearby that was more expensive and the manager was mean. They made Everything expensive. Not 80. This was affordable and easy.

Edit: Cynthia, the current manager, and Katherine, who works at the front desk, fixed things iimmediately after I had an issue with billing/rent. They followed up immediately with phone calls and left voicemails thoroughly explaining the solution to this problem. Thanks so much for the major improvement in service, it is a major change from what happened under the previous management! While I wasnt offered anything extra for my troubles, at least this problem was fixed promptly! I sincerely appreciate it!
I moved in at the beginning of February. They never told me the tennis court, racquetball and gym would be closed for a remodel when I signed up.They started construction at the end of February and they are still working on it. I spoke to them on June 1st and they said that they never had the right permits until a week ago.I would not recommend anyone to move here
This place was way better under the old management. They have added hidden fees in there lease now which sucks. The prices have gone up so much. They have added on a utilities fee that switches monthly this is about $75 a month and then i still have to pay heat gas and electric. I am afraid for the move out to see what other hidden fees will be added on.Update: My car has been broken into, others have been as well, packages stolen, and my boyfriends car had markings that someone had been looking in.
While I lived at this complex, I saw the new management take over and improve upon this already great place to live. It’s quiet and safe, and has easy access to the freeway.

One of the worst apartments in Nevada that I had the opportunity of living.They are the epitome of BAIT & SWITCH.I moved here in February and they gave me a grand tour of their Tennis Courts, Racquet Ball Courts and Pools.I was excited and signed the lease. Within 20 days, it all came downhill.- The tennis courts are gone.- The racquet ball court has been demolished and- Now, there is no gym in the apartment complex.I had to sign up for an additional gym membershipAll the facilities and amenities that I was shown in the grand tour have been under renovation for more than 6 months. Whenever I go and ask the ladies at the front desk, they just ignore me and say that they have no idea when and if those amenities are ever coming back.Stay away from this place because you will be lied to
Dont recommend this place these people make me not so welcome at there other sister property there was rats 🐀 it was disgusting I had I knew they were the sister to the other place I would of never came here in the first place.this girl karina made me cry inside tha works their terrible place to live
In no way does 80 On Gibson deserve the flak that it gets. If youre looking for an affordable place to rent, with no hidden fees, in a nice neighborhood, thats nearby to plenty of services (grocery stores, shopping centers, resturaunts, etc.), with a dedicated and responsive staff, then trust me when I say you should definitely consider renting here.The front office has by far some of the best people Ive seen working for them. Courtney was legitimately friendly and personable, and she helped us by answering any questions with honesty and a straight forwardness that we hadnt seen yet. She made our move extremely easy, and was there for us the whole way. Same goes for Gerrell, he assisted us with a lot of our paperwork, and addressed all of our confusion or concern with legitimacy and patience. He made signing our lease easy, and quick, and just like Courtney, he was genuine and kind.When we moved in our expectations were not diminished or let down, the apartment was in near perfect condition (other than our washer having an issue, which maintence literally fixed that day almost as soon as we put the work order in) and its exactly the way they described it.So again, I highly recommend these apartment homes, and definitely say give them a shot.
Noooooooo I loved living here when it was Timberlake, and manager andthe staff were lovely, I now need to move back into an apartment for a spot, but after reading the reviews it will not be here !!!
I miss Timberlake!! Ive lived in these apartments for 3 years back when they were Timberlake Apartments, I loved it back then! The office staff was friendly and made me feel like the office was an extension of my home, the location is very convenient but ever since the owner change I hate living here! I cannot wait to move when my lease ends (if I could, I would break the lease early). The office staff is rude except for Courtney; theyve been renovating for months and there is no 24 hour access to the gym anymore (which I pay for in my rent) and every time I ask when it will be available they brush me off-- especially the dark haired latina. They gave all new tenants upgrades, but gave no incentive to people that have been here for years, and they suck at communicating with us. Along with the expensive rent, we now have a nice little postcard that can be upwards of $75 dollars for water, trash, sewage and property taxes (I overheard that if someone leaves bulk items in the trash, they split that for the whole building!) We pay way too much to be treated this way; come July Im outta here!
Horrible place to live. Ever since they became 80 on Gibson from Timberlake, this place has become horrible. The management team is rude, and it is impossible to get ahold of anyone.They take days to get back to you and it took almost 4 days for them to fix my toilet.My underage daughter was home sick and they refused to wait until I got home to come in saying they didnt schedule maintenance appointments. I get off work at 2pm!My lease is up at the end of February and they refuse to let me out of the lease 1 month early even though they admit mine would be one of the units to be remodeled once I do leave.They say there is a security patrol but I have never seen anyone and I know of several cars that have been broken into (mine included).The noise from the traffic is horrible as well. Especially if you face Las Palmas Entrada!
I previously wrote a bad review on this place and i would like to add an update. As of april 2017 i will have lived at timberlake for 11 years, i mean 80 on gibson. I dont care what they call this place now, it will always be timberlake to me. You see the problem is not with the staff that works here, they are some nice laid back people. The problem lies with the investment co. who purchased timberlake and turned it into 80 on gibson. When you have a problem and go to the office, Courtney, Gerrell, and Bernadette actually listen and care, but when they take the problem to corporate thats when it goes down hill. It is exactly what is expected when people who dont live in apartments, purchase apts. and then try to run them from their point of view. To the investors we are just scummers who they think cant afford homes. I actually like living in my apt., thats why i have been here 11 years. This place was the jewel of the nile at one time. I hope the new investers will take that into consideration when they make decisions around here to there liking. Hey here is a crazy notion, why dont they get some input from the people who actually live here, or at the very least listen to what the people in the office have to say, because they have to live with us everyday !!
We moved in on November a week before new management took over, once the new management took over it has been hell. They care more about their remodel than their occupants. It sucks here.
