I moved in to my new apartment 2 weeks ago. The process was really smooth, the staff was super nice, especially Kayla. I really enjoy living at the Aviary, the apartments are very new, well equipped and I like the community amenities. I do wish that they would get rid of the all you can eat ice cream fridge in the lobby so that I can stay fit:)

Very nice apartment complex, moved in when prices made more sense early 2021, really enjoy living here due to amenities, probably will end up staying. Love the staff, limited interaction with them but always pleasant.Being new, naturally our apartments did have some issues with fitment, a/c module issues, etc but nothing massive.The negative is this is a non gated apartment complex, with no cameras, well no security at all.Personally have had multiple packages stolen, my car broken into among other things. You would think with prices climbing into the 2k range for 2bd apartments that their would be some implementation of security, if even for show.

Amazing apartment complex! Great neighborly community, everyone is kind and outgoing. LGBT friendly! The first week I moved in, I had already met a couple neighbors that we now have game night with and hang out on the regular! Very accepting. ❤️❤️❤️

She was very well knowledgeable on the property and helpful. Being a new build they absolutely did an amazing job. I’m extremely happy about everything this property has to offer. The location is spot on, affordable, clean, and also very friendly atmosphere from the residents. It exceeded my expectations by far! Highly highly recommend and wouldn’t look else where. I’ve really enjoyed the customer service from the Aviary, prior to moving there we were thinking of moving there from California, and alongside all the other places we saw. The aviary had our hearts 🥰 we had amazing help from Marilou, Danielle and Kayla! Everyone else there is amazing and we’ve really enjoyed our stay.

My spouse and I absolutely loved touring the property back in April with Gigi. She was so welcoming and left a positive impression with us that after researching nearly every property in the area we decided to apply with The Aviary.Applying online was fairly easy but we had some questions regarding the available units. Diane went over and beyond providing all the details over the phone. What I thought would be a quick call, she took her time, was very patient to ensure we were well informed of their requirements, but also made certain we were applying for the unit that would best suit us.

I moved here from San Diego. I have enjoyed my stay here every single day. The apartment is super nice. I have the 1 bed and bath. The gym is super nice and overall place feels like home. The complex is very quiet and peaceful. It’s very worth it :)I would also like to give a shout-out to Marilou for showing me the apartment initially when I came to visit and helping to make my move to Henderson very simple :DHonestly, such a great experience so far. It will definitely be one of the top places I have lived in.----------------------Adding more: This is basically a typical apartment scam. Charged more money for painting, cleaning, carpet cleaning. Be aware of when you leave this place, you will be facing this type of issue. Keep in mind for the past month and half prior my move-out I was not even in Nevada. Basically stayed here for 3 months.

The Aviary is such a beautiful complex with amazing staff! I have to do a shout out to the maintance guys. More specifically Diesel and Paris. I needed to get my bed frame out of my apartment but I didnt have the tools. Luckily I caught both of them during their lunch and ask if they can spare me a tool to do it myself. No, instead they told me to wait 15 minutes when there lunch was done and they came over and did it for me. They also fixed my squeaky fan. Diesel and Paris were so friendly and attentive, I hope everyone appreciates these guys. Tip them!!!!!

Our sales agent Gigi Buckner was fantastic! I have lived in a good number of apartments and I have never enjoyed seeing apartments as much as I did with her at the Aviary. Super professional, knowledgeable and fun. A beautiful, clean, quiet neighborhood. During times of crisis of pandemic proportions. Apartment industry as taken full advantage of people needs for affordable (lack of) housing. This property takes the cake out of many shady companies operating in Las Vegas area. With hour rate hikes, disingenuous information about “specials”. The fact that less than 24 hours the rate of unit can flux up too $300 price quotes. I would stay away from this place. Yes! Its new and shiny, but really shady overall. Get ready to pay your admin and $350 non refundable (rentcafe application) states.

Recently I went to check out the Aviary apt in Henderson, although I did not end up renting one of their beautiful apartment in a very clean new community, I had an expectational experience, Gigi was the most kind, outgoing, amazing, helpful and knowledgeable leasing agent many of us will ever have a pleasure to meet in our lifetime, She is straight forward knowns her inventory as well as pricing, the location and apartments are most people dream home, but what was available was too small for what I was looking for, but that did not stop Gigi from telling me about other sister properties around the area, Her main goal was to help me accomplish my goal regardless if she was benefitting or not. During the two drive to different units, everyone was waving and exchanging pleasantly with her, In fact outside the gym a couple tenant who were working out, lightly began banging the window just to say hi to her. If you ever in search of an apartment I would highly recommend the Aviary and make sure to ask for Gigi, she will certainly make your time, day worth while and better. She is awesome, 5 star leasing agent and definitely she is an assets to the Aviary. Simon

I have really enjoyed my time at The Aviary. Leasing staff are all really helpful and friendly, apartments are brand new and I love the pool and gym!

Living here started peacefully. However, things quickly changed when neighbors moved upstairs. Neighbors were stomping quite loudly 7 days a week from 10AM to 10PM.Multiple emails and phone calls were made to the front office, however nothing has been done. Only courtesy calls.Not worth moving here unless you can afford the 3rd floor units or only use the apartment to sleep in.If you get unlucky and get a bad upstairs neighbor, the office doesnt do anything about it. Be prepared to lose your sense of peace & quiet or have a good pair of headphones.Edit: The girls at the office are pretty nice and the amenities are good. However, it is still unfortunate that it takes a long time to resolve issues with neighbors.

I like to make a comment about Kayla one of the agents of The Aviary Apartments, her assistance with my concerns during my move in was demonstrated in an outstanding and professional manner. All the questions and concerns I was botherd with, was answered with ease,, which was appreciative. Her knowledge, direction was very useful in expediting a smooth transition into my unit, I call home. I like to commend her for Top Notch Customer Service, its rare these days to experience such expertise Kayla has acquire. My highest regards, thank you.

I wish I could 10 stars to the amazing service we received moving into the Aviary! For starters we moved across the country coming from Philadelphia and had to do the entire move virtually as we couldn’t get out to Vegas during the application process. We were beyond fortunate to have had Aviary’s Marilou as our leasing agent and wow was she amazing! She made sure all of our questions were always answered, (and yes we had many as we’ve never lived anywhere but the east coast!) She always answered promptly and never made us feel out of the loop or uneducated with what was going on. Once we got on property our BRAND NEW APARTMENT was absolutely stunning. The pictures on the website couldn’t even prepare us for how truly wonderful this property is! The pool, the gym, the parking, lounge and lobby and of course our 2 bedroom unit, are all top notch and the staff that comes with it is even better. I could go on and on about how amazing it’s been here so far but I truly hope all potential or current Las Vegas residents consider this property as it is most certainly one of Vegas’s finest! I went a few weeks ago to get a tour and I love it there! Loved the area, and the apartments were so homey and modern, Marilou was so welcoming as soon as I walked through that door, She provided me with all the information I needed and was extremely helpful . I am incredibly impressed with The Aviary staff and management team! When I first arrived to obtain information and tour the apartment complex, I was immediately greeted with a warm welcome from Aviarys assistant manager, Carla. Her professionalism courteously introduced me to a friendly environment and a place I look forward to calling home; She was delightful!The atmosphere and architecture breathe with a genuine quality of a modern new age. During my walk through I was galavanted by the elegant interior paint job, the very fun electric shutters, and the hidden garbage disposal! I really enjoyed the tour, as well as being chauffeured on the golf-cart haha.I couldnt be more happy to be neighbored next to the Henderson LVAC gym! The location of The Aviary is very convenient for my lifestyle and for anyone prioritizing fitness; I would also like to complement Gigi who was charismatically charming with grace. I moved to The Aviary after my first year in Las Vegas. I had lived somewhere else not as new, and constantly had things going wrong, maintenance teams were awful and the only positive was the location. I come here and Marilou made all of my dreams come true, getting me into a unit despite construction not being done with my original apartment and an awesome move in bonus of $1000. I love living somewhere with a well planned and executed development.

I recently applied and I was approved to move in. I am from CA and have lived in Vegas for over a yr and needed a new apt because we are expecting a baby.They knew that I was from CA and worked from home. I submitted my paystubs and was then declined because I paid taxes in CA. And they had to talk to my employer/a letter proving that I can wfh. My employer does not give out letters with proof of wfh all they provide is proof of employment. I have never heard of this in my life that I would get declined for paying taxes in another state. I have a business in Vegas too but they did not offer any other options. The person I dealt with her name is Carla and was not helpful at all. When looking at a 2 bedroom she showed us the smaller unit and I asked if we could see the 1000sq feet 2 bed and she was hesitant and said it was over my budget (this was before I submitted proof of income). She should never make a potential tenant feel like they can’t afford a place. She is no one to determine that. I told her I would still like to see it. She was not welcoming nor helpful. I wish they trained their employees more on how to handle these types of situations. It was a waste of time and money. She should have told us about the CA taxes from the beginning and not charged us for the 200.00 deposit and 50.00 each for credit check. I asked why can’t people that pay taxes out of state rent here? She said in case we get audited. Still did not understand why I was declined. They could have offered different options but Carla did not give us an opportunity.

I Was looking around town for the perfect home that suits me and my living. I was seriously up in the air until I stopped by and talked to Kayla. Y, at The Aviary apartments she was super friendly and so nice from the start . We sat down just to see if I qualify and soon enough with her help I was able to get approved right away for a really nice apartment ! The environment seems super secluded so that’s good ! No busy streets just Simple in and out which I enjoy not being around busy areas. Also the walk through that they have available just seem so modern day and clean which caught my eye from the start . The neighborhood seems like it’s peaceful so I’m definitely excited to spend my next 16 months living here . Highley recommended stopping by and seeing them for your self ! Ask for Kayla or Karla they’re both very Friendly and helpful !

Love the whole staff here. So responsive and they are quick to reply and answer all of your questions. The apartments are very modern and industrial. Very cool look. The clubhouse is gorgeous and the fitness center is fully equipped. Highly recommend!!

I viewed the 2bed2bath unit and fell in love. The unit is so spacious and the gym is incredible! I cant wait to see what the pool looks like. The location is in a nice area, and it is very quiet.

We just got our keys to our dream apartment!! Marilou Morales took such great care of us throughout the entire process and made our dreams come true. We are so fortunate to have worked with her. This community offers nothing but great things and THE GYM here at the Aviary is so cool. You can make your own protein shakes and the machines are to die for!! I cant wait to work out and spend a lot of my time at the gym. The bright lights throughout our apartment is nice and the layout is beautiful. I love this complex! Im so glad we chose to stay here! If you are looking for a beautiful place look no further, COME TO THE AVIARY!!! Awesome!

Amazing place to live!

UPDATED 12/11: I spoke with Carla today regarding the situation. She was able to rectify the situation to my satisfaction. I am very happy to update this review and say that though we were off to a rather rough start, I was very happy with the end result and am now comfortably living at the Aviary and happily recommend this complex to future tenants. :)I received an email requesting that I rate this community in a Google Review. Probably not the best idea... I am very torn on how to rate this review. I had a scheduled move in date of 11/27 for a 3 bedroom w/1 car garage. Here is a detailed list of the things that have gone right/wrong.Things that went smoothly:- We did get keys on 11/27 to the apartment.- The things that were not working were fixed within 24 hours.- The ladies in the office are very sweet and kind.- Brand new build- no previous tenant. YAY!The things that went wrong:- I paid a full day for November 27th despite not having access to the apartment until 12:15 and despite the apartment not being ready until late that evening (see next bullet point).- When I got to the apartment to do the walk through there was NO LOCK on the door. When they did fix the lock, the didnt test it out with the door closed so when I was trying to leave to go get another load (I had come with a full vehicle and was now stuck here until it was fixed) I couldnt lock the door. They had to re-align the lock. This wasnt completed until after 5pm. Basically- an ENTIRE day of daylight wasted.- When I went to take a hot shower on Saturday, 11/28 (my first night in the apartment) there was no hot water. So I had to go back to my previous house to take a shower. The hot water was not fixed until late afternoon on 11/29.- When I went to get ice from the ice maker that I had turned on on Friday for a broken toe (from moving) surprise surprise- the ice maker wasnt working. This wasnt fixed until 11/29.- Once the hot water heater was finally fixed and I went to take a shower- guess what... NO WATER PRESSURE IN THE MASTER SHOWER. Seriously, I couldnt even get my hair wet enough to wash. Today (12/1) they finally came to fix THAT... apparently they had put plumber tape over the seal blocking the flow of water. (Insert face palm here.)- My garage was NOT ready on 11/27. In fact, I didnt have access to a garage until today 12/1, despite paying my December rent in full AND the prorated November daily rate.- 12/2- Tonight I went to get my mail and the key fob doesnt work. Tried it on the gym door, nope doesnt work there either. I havent addressed this with the office yet since they were closed by the time I went to check the mail (since I was trying to finish moving the garage items from the aforementioned garage situation). Im sure theyll quickly address this one.On 12/1 we finally had access to the garage at 3:00pm. I now have to go rent ANOTHER U-Haul to get the garage items, we have lost a ton of time due to all of these issues, and we didnt have a livable apartment for half of the time weve had it.I am upset because I have REPEATEDLY asked how they will compensate us for the lost time/usage of the apartment that we pay an obscene amount for and couldnt use. We paid for the days we had the apartment for November, though it was technically not livable due to the hot water issue. I dont think I am being unreasonable in expecting those days we couldnt access the garage/hot water/shower etc. to be compensated. Since they have never given me an answer, I am here to warn future tenants what you might encounter. Again, the ladies are very nice and the maintenance workers have been incredible in getting things repaired and it is not their fault construction issues occurred, however they should make amends for this.

To Date/March 2021: How insulting to find a “no trespass document” on my door after expressing needed attention to my apartment (retaliation). How traumatizing during a global pandemic to know the staff does not want to assist me, their tenant, and wants to avoid said issues with their property. Furthermore, a child was found barefoot crawling in the dumpster, there’s graffiti on the ground and trash stains from residue spotting the concrete. Please, find a complex that listens to their tenants needs and puts TLC into their property.Response to Said Staff/March2021: **As I’m unable to provide proof here, please verify via YELP for said proof (pictures of graffiti and trash stains). Again - they blatantly called me a liar again. Thank you for proving my point.**

Pro: New buildingNew GymCon : Most amenity are not built yet. Wait for three to six more months while you pay for itThe office is unorganizedThey play games with you as they show the same apartment to all those who are lookingThey do not respond to your emailOverpriced for the current marketI’m surprised that the developers invested all that money on building but they didn’t bother to hire good employees.Avoid this place or you will suffer from dealing with people who don’t care for customers service. Edit: They ended up giving us our money back and apologizing for the misunderstanding.Thank you !My boyfriend and i applied to these apartments we let them know ahead of time before paying any application fee that we do not live in Nevada and that we live in the state of California. Therefore we do not have jobs in Nevada... they said it was fine that we could apply with no problem. Maybe a week later they sent out an email saying that we were approved. Then they gave us a call that same day saying we weren’t approved yet because we both need to have jobs in Nevada! Total waste of money they should have been honest from the beginning!!! Terrible customer service.

We were set to move in at another apartment complex and a week before our move we changed our minds and went with The Aviary Apartments. We couldnt be happier with the decision we made! Marilou assisted us in the application process and she was amazing! She Facetimed us and took us on a virtual tour of the apartment unit and the complex. Through out the application process, we came across a few issues and Marilou and her team helped us quickly and they were very consistent. Moving from another state is difficult enough, Marilou did all she can to make it easier for us. The day of the move, we got our keys and we were able to move in smoothly. Thank you Marilou and team! A great leasing management is very important to us especially if we have a 17-month lease.The apartment unit itself is brand new with very modern finishes.There are tons of window with a nice view of the mountains. The outside is clean and well-maintained. The common area is awesome with an amazing gym! Our main thing is that the place is affordable! Costco is down the street which is also a plus for me.The leasing office will mention that the apartment is still under construction. I have my desk placed right by the window and can see the construction through the window. You will hear construction noises through the day, but not enough to be a bother during work hours. The one thing I forgot to research is that the apartment is on a flight path. You do hear the planes passing by but if you have all your windows and doors closed, the noise reduces by a lot. I started to get used to it after a week here. It really depends on the tenant if that will be a bother for them or not.Overall, the management team has been more than helpful and I have had a pleasant experience with them. The apartment is nice and I feel very comfortable living here thus far.

This place has an amazing group of women in the front office that take action and are very responsive. I see a lot of potential for this community and I’m very excited to be apart it!

Great staff, with amazing views and amenities. I would recommend this place to anyone who wants a nice space in a quite neighborhood around great people.

Pros:- nice building- good locationCons:- poor communication with residents- poor customer service- poor attitude- Unorganized office- Will not reply to calls or emails in a timely manner- was not shown whole property upon move in ( was not shown mail room or given mail box #)- my deposit has still not been cleared off my account since July 19th- and amenities that were mentioned on website are not here
