So many issues living here… first of all nobody in the office wear a mask DESPITE having to close the office because their employees have covid. How are no masks on during a pandemic lol? they’re super unprofessional and rude in the front office. And the office staff dress more casually than most students… but want you to trust them with your money. Okay.

I know a lot of people see the cheap price of rent and decide this is the place for them. Please, please, please DO NOT sign a lease with The Davis. I was involved in a very bad assault. I was jumped by several females and a male on my way to my apartment. I went to the ER, had to get a nose job. Nothing could be done as far as pressing charges because The Davis doesn’t not have cameras anywhere on the premises. They also were very reluctant to allow me to leave my lease even though I was having my life threatened every time I entered the building. They also paired me with a terrible roommate whom continued to harass me online for months. This place is filled with addicts and careless people. DO NOT LEASE.

There’s so many better options in town for the same price. Firstly, the model apartment they show you isn’t really the one you get. Those are just the renovated ones, me and my roommate got moved into an old, smaller unit that looked nothing like the model. Second, this place has a SERIOUS problem with bugs. Spiders, roaches, you name it, and you have to practically demand management to do anything about it because if you just call or file an order online they’ll forget about it. This isn’t student living only, so you’ll hear a lot of babies and kids screaming when you’re trying to study. Lastly, they’ll stick any move out charges on you to squeeze out the last bit of money they can. Document everything because the people that run this place only care about money. The staff at the front were friendly but there’s a high turnover rate for a reason.

DO NOT STAY HERE! Do not believe any of these good reviews because they are either bot generated or current residents writing a good review to get a free slice of pizza. This is a very cheap place to stay but I wouldnt stay here unless you have no other option. When I first got my unit the carpet was stained, blinds were messed up, and they didnt clean anything in the apt. What makes it worse is this place will not keep your move-in sheet that way they can charge for things that were already messed up before you moved-in. Happened to me and my roomates.
I know this is going to get lost in the reviews and wont change anything but dont sign here. They are the most money hungry, incompetent apartments Ive ever seen. They are charging for things that I listed were wrong on the unit move in checklist, which conveniently they cant find and are saying is not uploaded or in any of their files. They also tried charging a 500 move out fee saying I moved out after the move out time, which I have proof I was out before the move out time. Ive never left a review for anywhere in my life but this place doesnt deserve anyones money.

The Davis is overall a great place to stay at for the school year. I love how nice my apartment is and the staff is extremely friendly and helpful too. The only thing that could use some work is the response time to maintenance requests, but with the low rates here I would definitely recommend staying it’s well worth it

DO NOT SIGN A LEASE HERE! First starters when I moved in the apartment it looked nothing like the model. The appliances are very old and the apartment was not cleaned plus dirty clothes were left on the door. THEY HAVE A ROACH INFESTATION!!!! When I tell you this complex is dangerous and dirty. I didn’t even have a door for my room the first 2 nights. Please ask around before signing a lease. When I moved out they told me they lost the move in form and charged me for broken blinds that were broken before I moved in!!!!!!! The staff is stupid and slow. PLEASE KEEP SEARCHING FOR A APARTMENT BECAUSE YOU WILL REGRET IT!

My friends lived here last year and I came to visit a lot and decided to move in the Davis this year. This apartment complex is way nicer than the one I was living and the staff is always helpful. They do a lot of giveaways which is fun. I would highly recommend living here if youre looking for an apartment near ECU.
The apartment is spacious enough for me and my two roommates. Were on the first floor so we can hear the people above us and weve also had roaches come in. The staff is so nice and welcoming but maintenance is not very fast at coming to fix a problem and has still not came back to fix something like they said they would. The location is great and the price is worth it.
The Davis is an okay place to stay. The apartments are pretty roomy. The staff tends to be nice and don’t take too long to get to your work orders. The rent is cheap and affordable for college students. The ECU transit comes through the complex so you can catch the bus to the school. It’s very close to several places to eat and smaller shopping centers.
I am the parent of a student who lives here and cosigned for her lease. I would not recommend this complex especially for younger students. We have had so many problems. I am glad to personally address the issues we have had if you have any questions.Management was not going to address any of the many issues listed on the check in sheet (including a missing showerhead, need for cleaning, and roaches) until I called more than once. They force place renters insurance for a fee every few months even though we showed proof of insurance. Every time this happens, I call and they tell me the renters insurance was listed with the old account. The student has lived there only a few months under the same lease so Im not exactly sure what the old account they refer to is. They referred to an old account days after she moved in.The student sublet a specific apartment with her friend but she was placed in a different apartment when we arrived. The apartment reeked of pot and cigarette smoke. Management did agree to move her and her friend into a different apartment when I was adamant she wouldnt be living in that apartment.The employees are nice but management is a mess.
For the cost of living you can’t beat it. They are pet friendly which is a bonus. The front office staff is super sweet and helpful. When I first moved in I took my townhouse as is (meaning the front office didn’t have to come in and clean it). There was a lot wrong due to the last person who lived there. My roommate and I went to the front office with a huge list of repairs. They came over the next day to do most of the things that needed fixing. Its a great area for someone to live if you are looking for a cheaper avenue.
This is all inclusive living for a cheap price. What more could you ask for? Maintenance is quick with work orders, and the front office staff are great. Definitely the cheapest student living in Greenville.

I have been staying at The Davis for over a year now and have thus far enjoyed my stay. However, towards the end of September, there were some unannounced repairs. The kitchen sink, kitchen cabinets, and the washer/dryer were taken out of place. It was not until three days later that I was given a reason for this. I called the office and I was told there was a bad leak in my apartment and had to move out. I was told it would take a week to fix so I did not think much of it. It is currently November 4th and there has yet to have been any repairs done to my apartment. Since then I have moved back into my room and I have contacted the office on at least 10 different occasions. I have called 6 times, been to the office in person twice, left an email once, and left a review on a work order that was not fulfilled. I have yet to receive any information on what is going on nor have I even been contacted in any fashion. I have spoken to at least 7 different people regarding my situation within the past one and a half months. I have been told numerous reasons as to why nothing has been done. I have been told that they do not know what is happening or that they will contact someone, who will in turn give me an update. This is on top of the complaints my roommate has filed. I find it incredible the lack of responsibility and the ignorance that is portrayed by The Davis and their staff. I cannot do anything about my situation as I cannot end my lease or simply move out. I am being emailed daily regarding events taking place at the complex and regarding my rent. It seems that no one cares enough to contact me about my situation but they have no problem contacting me for my rent payment. I do not recommend living here if you want to avoid a situation like mine.

The Davis is a nice and quiet property it meets the Standards of a lot of college students. They have a great team especially the property manager Quan, he is absolutely amazing. Quan has gone above and beyond for the residents and has done everything he could do to meet our needs and some here at The Davis, he is the ABSOLUTE BEST PROPERTY MANAGER TO EVER COME HERE!!!!!
The Davis is great for people just starting out with renting. Everything is included in the rent price, maintenance is nice, and theyre pet friendly.Also the Staff in the leasing office help a lot when it comes to roommate issues.

I normally do not write reviews, but I thought others should know the truth before they fall victim as well. What the company displays is false advertisement. The only reason I am giving them two stars is because maintenance is actually fast when it comes to repairs. However, the apartments does not look as maintained as the ones you see during tours. Also, there is a huge bug problem. No matter how clean you are, you will have bugs come into the apartment. They have a book where you can put your named down so that the apartment can be sprayed, but half the time no one comes and if you follow up you find that it was never put in the book. I wish I never renewed. The only reason I did renew was because they had a special going on. Since renewing things have gotten worse. After renewing, they begun charging rental insurance without telling me or without notifying me that they needed another proof of renters insurance. When I realized and informed them, they denied giving me my money back despite me having insurance the whole time. When a roommate left she left all of her trash in the common area. When we informed the staff they did nothing and basically said oh well for use to clean. Prior to residents received emails stating if the common area was not cleaned we would be charged. The apartment is cheap so I guess you get what you pay for. Please be mind of that.

Update after many many calls they are finally fixing the issues at the boys apartment. I would just still caution you to get everything in writing b/c they tend to FORGET a lot that was said prior to signing a lease. As I said they are trying to fix the issues at move in ....in august. So I have updated as of today...............and to the comment below thank you as well my detailed comments to warn others were there for a reason . I appreciate your special section staff a bunch of kids running the show thats what i enjoy as a parent

DO NOT LIVE HERE OR 33EAST. If I could give 0 stars I would; this is the first time I’ve ever lived in an apartment, and I’ve lived here for about 2 1/2 months. I already can see how terrible the management is. I’ve put in 4 work orders, two of which have disappeared. The other two showed as completed while nothing was fixed; let me explain the work orders as well. I asked for a replacement desk chair August 10th, I didn’t get the chair until October 10th. I asked for a headboard for my bed the same day as well, I still haven’t received it. Our washer also began to flood, and wasn’t draining; it would leak and smell really bad because of the sitting water. We asked to have it checked out, no one came for two weeks; when they finally came they told us they had to order the part. Another week went by and a maintenance tech came and literally just drained some pipe in the washer, and then it worked. I was furious! The refrigerator began to leak last month, and no one has came to check that out. The lock on our front door jams, and it takes me about a minute just to get the key in all the way. Our air filters were filthy, as in pure jet black; I asked for an air filter and I didn’t get one until my roommate had to literally go up to the office and tell them to give him one. The furniture in our apartment was ripped up, and it wasn’t replaced until after about a month after the request. Also, this is 33 East’s sister company; and I was planning on living in 33 until move in day. The apartment was trashed in 33East, and one guy was missing his toilet! They sent us to the Davis, and now I wee why; they were both tragic. I have more to say, however I think I’ve made my point. While I asked for things to be fixed, they call and tell me to make sure I pay my rent. I paid 2 months worth of rent and didn’t have a single thing repaired, now they told me if I didn’t pay rent they could sue me/evict me. Of course, I paid rent however I’m very angry! Be careful!

The Davis has been good for the most part, I’ve had some issues with my bedroom and bathroom. The kitchen had some issues as well. But overall it’s been a very good experience.

I love living here. The resident portal allows me to pay my rent and submit service requests online, which is so convenient. All of the staff are very helpful, especially with receiving packages in the office. They text and email notifications so that I can be informed. The amenities are also very nice. The business center is so convenient when I need to print or just want to do work outside of my apartment. I feel very safe in this neighborhood to. Its a perfect scenario for living in as I go to school and takes away a lot of worries I might otherwise have.

The Davis has cheap apartments and for the price they are fairly comfortable. In my experience, the front office staff are more than willing to help you out. They offer many activities for their residents and plenty of outreach.

Currently on my 3rd year living in a 3x3 apartment. I love having our own bathrooms. The office staff is super friendly and can help with most situations. The furniture is old and could use some upgrades, but if taken care of can stay nice. The bus route is always consistent and makes it easy to get to campus. Do have inspections a couple times a semester, but never feel invaded by their presence. The pool has had problems in the past, but recently finished updating it.For the price you are paying with amenities, bus routes, and pool/gym not a bad deal.
Great and affordable living complex with amazing deals!
Well for one, when my stuff started going missing, they told me just to “talk about it”. My roommates also brought in a dog that bit my boyfriend and then got me in trouble for it. Talked to management and they said they couldn’t do anything about it. The apartment itself is not worth it. I got the virus last week and they did not even care that I was going to be there. They don’t care that I could easily spread it all around this apartment complex. But money is all they care about.

The Davis is a great place for all college students who are looking for a safe and budget friendly apartment. The office staff are so friendly especially the new General Manager and the Leasing Manager. They are awesome and truly care about the students. One of the reasons I decided to live here was the free parking and open visitors parking, almost all student apartments in Greenville tow and have limited, if any visitor spots. I recommend this apartment community!

I have lived here my freshman year at Pitt & have loved everything about it. The apartments are very spacious & homey feeling, which was great for me being that it was my first time away from home... The office staff is always willing to help resolve any issues. One of my roommates & I use the study room very often & it is super cozy. Its easy to get into the study mood while in that room.. The gym and pool are both pretty nice too!

First of all I just want to say this wasn’t my first choice when coming to apartments, this is one of the cheapest places in Greenville as far as student living and it’s a mix of bang for your buck, and getting what you paid for. The Davis is similar to dorm life with slightly more room depending on how much stuff you bring. Last thing I’ll note is that maintenance is pretty consistent yet it may take time for you to be served. Me and my roomies that live on the third floor had to take care of wasps before and other pests, on our own. Besides that not paying for utilities is great. You get what you pay for.
I fell in love with University Manor as soon as I toured the property in 2013. It was the only property I even considered moving to when I left the dorms! The staff immediately made me feel welcomed. They really go out of their way to create a friendship with all of the residents. The rent is unbeatable! Its all inclusive (internet, cable, water, electricity, trash) and even covers the amenities (tanning bed, computer lab, gym, pool, etc.)! I use the tanning bed frequently, and I like that I can make an appointment to do so. The computer lab has free printing and free paper so I don’t have to travel to campus and pay to print. Transportation is provided from the property to campus as well so I dont have to worry about driving to class. Another thing that really sold me on the property is the location. It is so close to gas stations, grocery stores, and restaurants. I have lived here for almost 3 years and have no complaints! Living at University Manor has been a great experience!
The worst student living ever & it’s nasty here! I don’t recommend nobody staying here ! They have bugs bad here!! It’s just not worth paying! I don’t even wanna rate 1 star!!! They will move you in with ANYBODY! Save your money for somewhere else!! They don’t care about you or how you doing here, they just want the money!
I currently live here, and this place is great! My roommates were matched very well, our personalities all compliment each other. The workers in the office make you feel comfortable and that you are welcomed. The amenities are great! The pool is a good size and the gym has everything you can think of in it. If there is any issues, the staff is right on it. I also love the activities that we have here, it gives everyone a place to mingle. I love living here at University Manor !!

I have truly enjoyed my time at University Manor! I have been a resident for over a year. The staff have always been helpful and friendly. When I had a emergency in my apartment maintenance was very prompt and quickly resolved the problem. U manor is a smaller property so it is quite and peaceful which is nice for any student. The transit shuttle for ECU is very convenient because you do not have to drive your car back and forth to campus. Plus you can not beat having all your utilities included in your monthly rent ! I would definitely recommend living here.
It is a great place to start if you are moving off on your own for the first time. Everyone in the office is super nice and friendly. The gym and computer lab is open 24/7, and what is even better is that printing is free, so you dont have to worry about paying on campus!
Only lived here for a 4 month sub lease, and it was very nice. The staff in the office were friendly and the new management is great. Maintenance were able to complete work orders promptly. Its a quiet atmosphere and the apartment set up and space is nice. If you dont mind living 10-15 minutes away from ECUs campus I highly recommend living here!
University Manor is a great complex to live at! Any issues Ive had have been taken care of almost immediately by an incredibly helpful and friendly staff, the facilities are all top notch and its both close to campus and to the local stores I need! I definitely recommend it for anyone looking for somewhere cheap and easy to live!!
I currently live here and its great. The staff is amazing.They allow pets (to an extent) which is great. And all the utilities are included in your rent. Sometimes the neighbors are a bit noisy but thats not the apartments fault.When you move in its fully furnished and has a washer/dryer, fridge, dishwasher, and freezer with ice maker. The door has dead bolts, only one can be unlocked from outside, making it a safe place to live. And the maintenance is great too.
Student housing in general is really just a big scam but I cant emphasize not living here enough. The entire year was an array of maintenance issues that took weeks and often multiple requests and visits for the same problem to be resolved. From a broken dryer to a leaky ceiling to bugs to faulty fire alarms I really cant recommend any other apartment complex enough.One caveat I will say is that the student- staff are really lovely and dont deserve a bad review at all and are the only reason I will leave even a single star. The student workers have been nothing but courteous, helpful, and considerate with me. They are patient, have put in every maintenance request, constantly make sure that I feel like I am heard and seen.

This has been an amazing place to be while in college. The front staff is beyond friendly and do everything they can to make your stay here enjoyable. The campus is maintained well beyond my expectations plus an all year hot tub :).

Its a nice place to live when being on your own for the first time. It definitely caters to the needs of students so if youre in school and needing somewhere to live that is convenient to student life it works out great. If you dont have a car theres the ecu shuttle as well as a city bus stop. The price is cheap/affordable and there are a lot of events and resident activities to take part in. Overall recommended.

I go to ECU and live in a 4 bedroom 3 bathroom town home at University Manor. Overall, I would say that it is a great place to live for how much you pay with utilities included (thats the best part). The rooms are a good size, and the kitchen as well. There is also a bus to campus that comes every 20 minutes, which is very convenient. The gym is a little small, but enough equipment to work out, and the pool and hot tub are a pretty good size. The things that could be improved are the furniture- everything breaks pretty easily.. especially the couch and chairs, and we had to do some major cleaning the day we moved into the apartment because it was pretty dirty. When we first moved in we had to call maintenance a lot and they came in a very timely manner, but now it takes a few days before maintenance can come fix something- usually depends on if it is urgent or not. The office staff are all very nice and usually help with any issues you have! So if youre looking for a cheap place to live where you can get the most bang for your buck, I would say University Manor is good choice.

DO NOT STAY HERE!!! Absolutely terrible. The apartments are full of roaches and fleas which caused health problems. The leasing office did not do anything to help nor did they try to offer another unit to stay in. They are incompetent and trifling. Avoid them at all costs!
University Manor is a great place to stay at. I like that it is all inclusive and a very safe place to live at. It is conveniently located close to fast food restaurants and also grocery stores such as Wal-Mart and Food Lion. The facilities here such as the computer lab, gym, pool, and etc. are great. Whenever I have any questions about my lease or anything the staff is very helpful and friendly.
I love living at University Manor. This has been my third year living here and the CAs at the front office are just so inviting and very helpful. Mandy, the book-keeper, is super welcoming and very nice! Ellie, the leasing manager, always says hello when I come into the office and she hugs and loves on my dog too so thats a plus! They have great events and a lot of activities that help you meet the other residents. My roommates and I have been together for all three of the years we have lived here so their matching service is awesome. The gym is awesome, I work there often because they have enough machines that you can get all the good body work outs in! The maintenance staff is very helpful and they are quick to come to your apartment and fix the problems you are having!
