I had toured several apartments before making the decision on Springs. Ultimately, it was the friendliness of their staff members: Kaylah, Sabrina, and Naomi that did it for me. It was clear to me that this is a place where the staff take great pride in working. They made me feel wanted and welcome. That along with the cleanliness of the entire community, the gated entrance, and the resort-like amenities made Springs my choice.
I have been in these apartments for close to a year now. I love the staff. Kaylah helped me when I initially leased the place and went over and beyond as I was getting my furniture delivered while being out of town. Naomi was and has always been very professional. The maintenance guys recently came by after I made a request and their customer service was excellent. Needless to say, I am renewing my lease. Great place to stay.
I have lived here with my family for almost 3 years and this apartment complex is incredible! The staff and maintenance team are very friendly, professional and always quick to respond. The great maintenance team take care of everything you need regardless how small it is.The entire complex is extremely clean and neighbors are friendly and polite. Its an amazing complex to live in and more importantly its very safe specially if you have kids.A Special thanks to Mrs. Naomi (Multi -site Community Manager) for all her kindness. She is very professional and cares about every single resident.I cant say enough about that amazing complex and staff! They deserve more than 5 stars!
I have lived here for almost 2 years now and is it truly an incredible complex! We love our corner apartment with a view of the dog park on one side and the sunrise in the morning on the other. The grounds are very well-maintained, and there is a beautiful gym and outdoor resort-style pool on site. The staff is also extremely helpful and caring and the maintenance team rocks. They are very responsive and get the job done quickly.The Springs is in a great location, surrounded by grocery stores, restaurants, a movie theater and more, all walking distance. There’s a nice walking path that loops around the complex and goes down to Knapp which has been great for a little lunch-break activity for those of us working from home.We’ve had awesome neighbors here and are grateful to have made friends with both our old downstairs neighbors and our new neighbors, all during these crazy times.We’ve recommended the Springs to many friends and most recently had a friend move in and we received $250 because of the referral! We’re excited for them to have the same experience as we’ve had at the Springs.
This place is very pleasant to live in. Well kept grounds, quality construction, higher end interior design and pet friendly 😁 also very friendly staff. Especially Kayla.

I have lived here for close to 3 years and it has been one of the best experiences. The staff and maintenance team are great and treat you with the utmost courtesy and respect.The gym and community grounds are always well kept. The neighbors are very nice and welcoming. Service requests with the maintenance team are answered promptly and they will make sure to get your concern or worry taken care of in your apartment immediately.During the winter, you wont have to worry about slipping on ice or driving on the community roads full of snow - snow is removed early morning to make your morning commute a breeze during winter conditions.I cant say enough about this community. It is with great satisfaction that I write this review and it is clear to me that I made the right decision to choose Springs when I moved to Michigan a few years back. I was even thinking about buying a house this year and I decided to extend my lease for a THIRD time to continue to enjoy the community and its amenities.I highly recommend it!
Our complaint about the heat was that it is very cold in the house in the evening and in the morning even though we do not touch the thermostat. We know all about the heat and cool settings.There must be something else wrong .Bob Ter Molen
We have been here four months and couldnt be happier - even with the challenges of the Stay-At-Home order. To a person, the staff has been professional, kind, responsive and overall very pleasant and friendly. Any questions and requests have been addressed immediately. The staff both on the maintenance side and in the office give exemplary service.We like the quality of the apartment. They are quiet and very comfortable. The complex as a whole is very nice community in which to live.
We have lived here for over two years now and we LOVE it! Previously we owned a home for ten years and by moving here has given us the opportunity to spend alot more time with our families. The maintenance basically takes care of everything you may need and they do it fast! EVERARDO and the rest of maintenance staff provide SUPERIOR CUSTOMER SERVICE. The entire complex is extremely clean and all our neighbors are friendly and polite. The office manager Naomi is amazing and truly cares about every single resident. Moving to Springs at Knapp Crossings will definitely be a great experience!
I have lived here for 13 months now. I couldnt be happier. The staff is very helpful and easy to work with. Any problems that come up are usually taken care of the next day. I feel very safe here. I would recommend to anyone looking to move that you definitely check this complex out.
I only moved in about a week and a half ago but so far it’s great. I moved from a high rise in the middle of downtown and I just really love how QUIET this community is. The apartment is beautiful and spacious and the carpet in the bedrooms is so fluffy and soft. An attached garage instead of a big open parking structure is worth every penny. My only complaint is that the communication before moving in was really slow. I know we’re in a weird time with coronavirus but emails with questions often went unanswered until I would call so I could speak to a person. And there were a lot of features and functions of the apartment that were not well explained upon move in that could’ve easily been cleared up with a welcome packet left on the counter. Like how to let guests in the front gate, what parcel pending is even for (where it’s even located on the property and the fact that it costs $30 to sign up for??), a reminder of how trash service works, a printed map of the property, etc.
My garbage disposal clogged up over the weekend. There wasnt a need for an emergency call. So the boys showed up first thing this (Monday) morning. Before I knew it, they were done. Fixed. Anything else we can help you with? You could have called us over the weekend, told us it was an emergency. You didnt have to wait until Monday.Very nice young men. Completed the disposal fix before I could complete a phone call... and cleaned up the sink, under the sink, and flooring all around.My sincere thanks for a job well done.
After reaching out to the property manager (Naomi) regarding being displeased with the apartment staff, I must say I am very pleased. She was very professional and took the time to go over all information. Additionally, she took ownership of fault where warranted. I would recommend the apartment but with the understanding that any resident should pay attention to details and ensure that follow through on those details, be it with regards to a pet, a garage, or any other aspect of the renting process, occurs.
My wife and I have lived at the Springs for over a year and a half and can’t say enough great things about it. The staff is amazing. They are always willing to help with any issue you have and look to keep their residents happy. The apartments themselves are beautiful and there are a lot of awesome amenities.Highly recommend living here!
I do not typically write reviews. I saw a plaque on the wall about a pledge to their customers and that they want to hear positive and negative feedback when they think they have missed the mark and that why Im writing this. Should my experience improve I may reevaluate my review.[I typed several other instances of things not going smooth leading up to picking up the keys, but I hit googles 4000 character limit so I had to condense way down.]When it came time to pick up the keys.The day before I received a call that something wasnt signed, thats fine, we signed it, all good. When my wife arrived apparently another document was not signed and they did not know how to resend the document for my wife to sign. I was at work so while they didnt know how to resend a document but I could do it which makes no sense. Let her sign it on their computer or something I dont know. Feel like they should have told us something wasnt signed maybe before showing up that day.There are two of us yet only one mail key, one house key, one gate key. Did not receive any of our garage information. Still not a big deal but its just another thing at this point.Incorrect gate codes to get into the facility that is based off of a personal piece of a persons contact information. Then when my wife said. Hey not a big deal but thats not my number just so you guys are aware. To which the response was Huh? Yes it is? As if we dont know our own information. When the employee looked in the system, the number was correct so not sure what happened there. But the number was even a little bit close.80% of why we are moving here is for a garage, we did not have one and it is an absolute life saver.Originally when I received my first quote on our current apartment a couple months ago, I looked it over it did not include a garage. So three days later I said we would like to move forward but would like to add a detached garage. I was told that that is okay but due to Market Value the apartment will be $13 more per month. So I thought ehh okay whatever its $13. So the $13 and then $60 for the garage were added.As mentioned previously, my wife was not given the keys or code to a garage or given any information about it. When I came to drop some belongings off I went in the office and brought it up. To which apparently we dont have one, never had one, they have no recollection of the conversation and it isnt in the lease.Shame on me for not picking that up when going through the lease a second time after asking them to add it and not getting that in writing. Thats just what I get I guess. But when I brought it up. The employee responded with several pretty unprofessional excuses like:- Honestly I dont even remember the conversation as it was months ago.- Im pretty sure I was in California at the time are you sure you talked to me? (She was who I talked to.)- Honestly I would never say something like thats how a garage gets added. (Which was not a true statement to what she told me months prior.)I pulled up both quotes I had which were written 3 days apart and explained how the old quote minus the new quote and market value equal the garage. When I mentioned market value she acted like that made no sense and she never used that word. (Which she did, I wouldnt typically use the term market value for a 3 day increase.)She did not believe me yet couldnt answer when I asked Why would I convince myself to just pay more rent in three days, that doesnt make any sense. Everything I told her about the garage, her response to them were just explanations about HOW IT LOOKS WHEN YOU GOT A GARAGE ON A LEASE. I understand how it is supposed to look. But there was a mistake on their end. A mistake she also would not admit to. Again, a mistake on my end as well for not being more thorough a second time on the lease and trusting they added it correctly.If there was a manager there, they knew I was there and did not step up. So now Im paying twice as much over the course of a 15 month lease. a $1000+ mistake.
As always the maintenance crew came in took care of what small problems we had with expertise and efficiency. They are a great group of men and we appreciate all that they do! Thank you!!
The Springs at Knapp’s Crossing is an outstanding facility. The management and maintenance staff are very responsive, pleasant and proactive. The buildings are well made and very little sound travels through the floors and walls. Unfortunately no zero star option. Otherwise, I would have definitely gone for that. Need to be very careful with these people. They talk very sweet and nicely to pull you and sign the lease. They will give you all sort of offers to close the marketing targets they have. They will move you into their system even if you have not taken possession physically and will start charging you from your lease sign date. It doesn’t matter even if they are on leave or office is closed. No curtesy to customers once they pay the money. Nice way of getting your money.
We chose Springs at Knapps Crossing because it was new and we could select an ideal location in the complex. We are the first residents in a first floor, two bedroom, two bath apartment that looks like a condo. We have all of the advantages and none of the upkeep. If anything needs repair, we simply call or send an email. We each have plenty space of our own. I love everything about Springs, especially the management.
Tremendous amount of extra fees that are not clearly communicated. Customer service is awful once you sign a lease.
I have really enjoyed my time living Springs so far. Its not the cheapest apartment but you get some cool perks like a car wash / vacuum station that I think are worth it. The whole office and maintenance crew are super nice and have always been very helpful with any requests we have made. Aaron from the office even helped get me unstuck during our first big snow of the year. He went out of his way to help and I was very appreciative. overall a great place to live just make sure you can afford it first.
My girlfriend and I have lived here a little over a month, and up until 7/10/20 I would have considered the experience to be a decent one. I was in a car accident, around 1:30 A.M, headed home, and slightly south of our complex when a deer jumped out from the median of E Beltline just south of Knapp and I hit it. Shocked, stunned, upset and with limited time due to the damages, I pull the vehicle into the leasing offices parking lot to assess the damage. Afterwards I did all of the proper steps to filing a police report and an insurance claim. My vehicle leaked out what appeared to be its radiator fluid, so driving it back to the apartments was out of the question; so it stayed there.Keep in mind we live here. My girlfriend and I both applied; each paying our own separate application fees. Filling out every piece of information before submitting; Including our cars information.I planned on a tow truck coming out at an estimated time of 11:30 A.M. to send my damaged vehicle off for inspection and repairs. Not even 2 hours of operation time goes by for the leasing office and my vehicle has been impounded. Gone already. Without notice!I go back to my apartment outraged by the fact that no one notified me of their hastily made decision to impound my vehicle despite living here! Although I have come to understand (as outlined in the lease agreement) that any vehicle parked in a handicapped spot can and will be towed by the owners expense to be valid and a rapidly exercised right of the management team, but their people skills are disgraceful and sad.After returning to the leasing office to question where my vehicle was, the worker i asked looked nervous as if they knew why i was there already. I asked him why it was towed and he simply replied with let me grab you some information to handle that. He then comes out with a slip of paper and says this is Js Towing, call them and they can give you more information. So they impounded my vehicle and didnt want to tell me? I then asked him why I wasnt notified as he said Well, let me see if Daisy can talk to you about it.Daisy helped us move in. She gave us a virtual tour of the apartment we currently live in.She walks out of her office with a piece of paper that says the exact same thing the other man walked out with and uses the exact same line on me. Heres Js Towing, call them with more information about your vehicle. She looks at me as if she doesnt even recognize me from our encounter 2 weeks ago when I came to the office for a coffee. Strange. She proceeds to say The vehicle was parked incorrectly and its condition was poor, which is why we towed it. It wasnt a part of our resident registered vehicles. Is she serious? I reply Daisy... I LIVE HERE. How could it not be in the registry??She looks shocked and embarrassed in front of the potential applicants witnessing the event unfold. She calls me into the office and says Whats your name? Kameryn I reply. What apartment do you live in? Shucks Daisy, maybe the one you gave me a tour of last month? Unbelievable. 1024.Daisy proceeds to say so it doesnt look like we have a vehicle registered under your name. I start to look angry and she notices. HOW?!?!?!?! Theres no reason for that to be the case as I am positive that I entered in this information during the application. After she sees my change of facial expression through my mask she goes on to say its not even as though we could remove this information from your profile. Thats something you would have filled out during the application process. Still giving me the robotic rundown.Why would she say that? I didnt accuse anyone of removing anything for any purposes I could imagine. I left the office. They didnt care at all what happened to me or my car. Im running out of characters to explain my dissatisfaction/the situation. If you are a human who experiences life issues and you want a place where people care and have enough common decency to allow you time to process situations, then this isnt the place.
Absolutely one of the best places we have ever lived! My husband and I have never had any sort of problems. Yes, we have neighbors that live below us and on the sides of us, but we have never heard a peep from them. Our trash gets picked up right outside our door and we absolutely don’t mind the slight fee - I would rather do that than have to look at giant dumpsters or deal with their smell all the time. Love the proximity of the dog parks, as well as the fact that there are two of them. I noticed other people comment on how expensive these apartments are — well you get what you pay for (gated community, trash valet, 2 dog parks [one with an agility course], wonderful service from office staff and maintenance team, a gym, a giant heated pool, a barbecue/entertainment area, free coffee/beverages at the clubhouse, car washing station, etc.).
Everything is wonderful here, except the fees. The staff are always kind and helpful, and always seem dedicated to solving issues.After attempting to pay rent online, I checked my bank account to ensure the money was taken out; it was not. I looked online at the rent payment portal to find my account was not accepted for an unspecified reason. There was no notification sent that my account information was wrong. They charged my account two NSF service fees for $50 a piece. I called and asked what they were for, only to be told they could be for a variety of reasons.They waived one, and requested I try to pay again, and if anything was incorrect, my account would be frozen. Instead of risking that issue, I paid with my card only to receive a $38 processing fee.That was extremely disappointing to receive during the holiday season when Im trying to buy presents for my one-year-old niece. I hate feeling like Im being nickel and dimed, especially since we already pay a hefty amount for rent here.Be wary before moving in here. Its gorgeous and well-kept, but at what cost?

Agree with some reviews it may not be perfect. Finishes could be better for the price level it is (hard floor and closets) and some fees do feel abusive. But staff was always very helpful whenever I needed specially Aaron. And the place is always looking good and well maintained. I have neighbors beside me and below me and never felt bothered by any type of noise or problem so far. The gym and common areas are always clean and equipments still new and working pretty well.Hope it keeps the good service level and maybe take it easier in some fees someday as the community grows.
Moved in just a couple weeks ago and have been having a great experience! Great service when picking a specific place to live and I even had help moving a couch up my stairs! The staff goes above and beyond. Im loving my studio apartment, so cute and the perfect size!

Ive tried paying my rent through the online portal, and although I have it set up through my #checking account for some reason the system is drawing for my savings account which makes it insufficient and Im hit with all these fees! Maybe its just another way to get extra money. Other than that this place is totally awesome! The staff is very nice!!
The team at The Springs at Knapp’s Crossing are exceptional.From the beginning Amy worked professionally to assure we were well taken of. Amy communicated with us via phone call, email, and FaceTime because we are from Canada and couldn’t make it to Grand Rapids until move in day. She went out of her way to give us a FaceTime tour of our apartment then electronically sent us our lease agreement.For the 7 months we lived at The Springs it exceeded our expectations. We felt extremely safe in the gated area. We loved our apartment and having a garage. The gym connected to the clubhouse was convenient and always well maintained.Thank you to all the Springs staff for making our stay a welcoming experience.
Seems like most of the bad reviews clearly didn’t read their lease agreements or didn’t look into the apartments fully before committing to a lease lol. We’re extremely satisfied with the community and for what you’re given the price isn’t bad at all compared to other places (we used to rent at pine ridge for $80 cheaper a month for a crappy old apartment with leaking windows and a ceiling that caved in). The management is really friendly whenever I goInto the office for FREE coffee/hot cocoa and the exercise room still looks brand new. They’re extremely fast with any type of service calls and have been accommodating to various things we’ve needed. Also the community is friendly too.
The staff members are very nice and welcoming! The neighbors are great. The only downfall so far is that our building doesnt have enough parking spaces to accommodate all residents.

We have been staying at the Springs for a couple months now and have had a great experince so far. Location is so close to everything. Service and maintanance have been wonderful. We have had a really cold and snowy January and February but they have done a great job plowing and clearing walkways, etc. Having the workout room during the cold months helps to keep active on treadmills. Its also nice having a new complex that is very pet friendly. Great experience so far.
Better off in a trailer park.So many issues here, the building is about 7 months old.Cracks in every corner. Water getting behind siding causing possible mold issues Can’t even mow the grass regularly, seriously how hard is it to screw that up? Once mowing in 6 weeks in some areas. No fall cleanup, dead plants never trimmed back.Dog poop on the sidewalks. Trim around buildings is starting to fall off. The vinyl flooring had to be replaced because the entire thing was coming up.Dangerous for kids, the garage had 50 nails sticking through waiting for someone to get injured on. Garage is not water tight, 1/2 inch of water 4 foot into the garage when it rains.The deadbolt was not installed correctly. You cannot lock the door unless you open it. I was told the problem was because I was shutting the door incorrectly..lol. Yep its not poor construction that is the issue, it’s me.The staff is very nice but I think they will not do anything unless someone complains about it. They are not proactive about issues. Makes it a very hard place to live atThe place reminds more of a dorm room than a nice apartment build. Textured walls painted with ceiling paint making them impossible to clean. The cabinet are s cheap, I think the cabinets I have seen in dorm room are actual better. Pretty much everything is bottom grad stuff except the counter top.There is more but I will leave you with this. The worst place I have lived yet. Stay away.Update 2/21 The flooring they replaced is starting to come up again, 12 hours later.....quality!
Lived here for 3 months during the summer with a friend. Nice complex but the staff and maintenance are far less than expected for the cost to live here. The dog poop is everywhere and the maintenance guys dont care. I complained to the clubhouse desk and was ignored. Ruined my new patent leather Jordans and that was the final straw. Get your grounds cleaned up and this will be a better place.
Do not Lease here!!They discriminate against anyone they want for now true reason.There are better homes in Michigan and with better management who are not just in it for the money.
Management here is terrible. They are never available for help and always act like they’re doing you a favor!The Manager Naomi is very rude and only acts nice where there are new tenants! After she acts like she’s just way above you.Finishes are cheap for the price.Don’t be fooled by new construction
