I sincerely encourage someone looking for an honest and communicative leasing office to go through this group. It can be tricky and uncertain (especially recently) to find a company you can have confidence in, and I was lucky to come across them. They were quick and considerate with the showing, and the application process was not only easy, but they were there to help me through it.

I really enjoyed working with Richelle, Olivia, Justin, and the whole team at the Fulton Group. They were always responsive, catered to my needs, and made me feel welcomed to be apart of the community. On numerous occasions, Justin repaired things in my home. He also notified me first, came with expertise, and I always felt comfortable with him entering. I am so appreciative of this entire team!

The process of finding, viewing and leasing has been extremely quick and seem less. Brett is the main point of contact for viewing homes, and he is very personable yet professional. I have never seen a company act so unprofessionally before but it seems the Fulton Group cares more about its own image than helping its customers. With a severe lack of communication it seems that the companys issues are put on the shoulders of those who lease with them instead of dealing with them in an honest and efficient manner.

I rented with Fulton Group during college and had a wonderful experience. I also have two great friends who have/are renting from Fulton Group, both of whom have had positive experiences. The units, including appliances, are continuously in great condition. Moreover, the Fulton Group team is responsive to any questions and concerns from tenants. Disappointed in the behavior of a bunch of so called “adults” who run this company. First, they lie and say they responded to her every email (we have proof they didn’t) and then they imply that her personal life somehow had something to do with their ineffectiveness in communicating to her what was going on. She was prepared to drive 2 hrs to see houses and was sent changed itinerary only the day before she was expected to drive down, with no detail as to why things had changed. They messed up and are gaslighting the victim. I cant imagine what they do to tenants with problems on their property!!!!

Do not even bother contacting this leasing company, as it will take you maybe 15 tries to even get on the phone with someone and when you do they aren’t even helpful. Took them two weeks alone to respond to my multiple emails inquiring about properties. I scheduled tours for four available properties ( I live 2 hours from Grand Rapids and took a day off of work to come down) only to be sent an email the morning before with a new itinerary missing showings with no explanations. Even though I had made arrangements to see these houses they went ahead and leased them without even letting me know. IT IS NOT WORTH IT. Follow my lead and go almost ANYWHERE else.3/15/2021 an update to my original review. After leaving my first post the company harassed me with phone calls telling me that I owed them my time to explain what went wrong - even though this is clearly laid out in my review and what I told Brett the one time I actually got to speak with him. Now they are launching a derogatory attack on my character, never having ever met me, because I was so dissatisfied with their service. DO NOT LEASE WITH THEM. Any company that makes light of 23 year olds trying to lease does not deserve your business. Worst leasing company in Grand Rapids.

Most unprofessional leasing company I have ever worked with, if I could leave negative stars I would. I lived in a very old house, and expected issues however the issues we had to deal with were extensive. We had water damage which led to the discovery of mold. They did the required work of quarantining the area and effectively kicking me and some of my roommates out for 10 days without compensation. To do the mold evaluation, the manager Rochelle brought in her husband to do the air eval as an unbiased third party. We also had pest issues such as bats several times without them fixing the issue until we bothered them enough. We were promised a new roof in the fall and did not get a new one until the summer (without warning of construction) and got more water damage. Windows had to be fit for special screens and this was done relatively quickly however they were ripped by the workers and were never replaced. Dealing with all these property issues, we tried to contact the landlord but the manager Rochelle would not let us speak to him. They brought tours throughout the house during peak COVID. For the area, this was unusual and most places toured after the property had been cleaned and vacated. They also have pictures of the property probably from 30+ years ago and the property is NOT as advertised. I would not recommend anyone working with them.

This is my first year leasing through Fulton group and I had a great experience. It can be stressful to lease downtown as a college student but Brett (my leasing advisor) was very helpful, professional and responsive.

Some of the workers are great but their operations manager is hard to deal with. They (Fulton Group) started construction on another building directly behind the property we are leasing (from Fulton Group) and we received no notice of this happening. Currently with COVID, work, and school it is a massive disruption and wish they would have let us know they were planning on this when we signed the lease.

Our experiences with Olivia, Brett, and the maintenance team all have been so wonderful to work with! Coming from a different landlord downtown, we are thrilled with how quickly and effectively everyone communicates with us, and addresses all of our concerns. There were a few issues when we moved in, but when we brought them to the attention of the maintenance team, they were repaired very promptly, and they explained the process to us as they were going through. The signing process was super easy, and Olivia did such a great job explaining everything to my roommate and I, and even made sure to get to know our fur baby! Were super excited to stay for another year!

My wife and I rented from the Fulton Group for 2 years (1055 Fulton) and really enjoyed the apartments tall ceilings, hardwood floors, and granite counter tops. Olivia and the office staff always kept us informed of work happening at the building, made small repairs quickly, and made our leasing process seamless.

The Fulton Group has some very nice properties! They do a really nice job flipping run down houses and apartments into fun, cozy homes. They were the perfect company to work with while I was in college at Grand Valley State. The pricing was fair due to the great location of their properties (10 minute walk to downtown GR) and the renovations they do. The one thing that rubbed me the wrong way was the time it took to get a maintenance request completed. It would have been nice to get some sort of communication on when the maintenance order was set to be completed. Other than that the staff was very kind and easy to work with. I highly recommend working with Fulton Group!

Would never recommend this company to anyone. After 3 years of being a good tenant and never missing a months rent I was slapped with late fee’s on the very last month of living there... communication is a joke. Maintenance is terrible. Transparency and honesty go along way, but not with the Fulton group. Yet another leasing company taking advantage of tenants. 36 months living there and I’ll be honest my rent got paid on the 1st less than half of those months yet I was only hit with 10 months. If you’re going to implement policies mid way through a lease, I’d expect more than an email.

I live on Jackson St. and the transformation of the Fulton Groups property there was absolutely amazing. In what seemed like a couple short months the property went from decrepit to desirable. Wish I could rent it myself, but it has already been leased! It is wonderful to see a revival in Grand Rapids real estate and the Fulton Group is an integral part, cant wait to see what they do next.

I rented a home through Fulton Group for this current year and I must say I have been very happy so far. The home is beautifully redone and has given us close to no issues at all. The staff is very kind. The only issue I have had with them is when the accountant is gone, no one in the office can help you with your account. I think that has been my biggest frustration.

Ron was an awesome guy to work with. He was willing to work within our budget. He showed us a couple spectacular apartments. They were both redone with new windows, doors, insulation, and appliances. Great customer service before you sign the lease, but after they are almost non-existent. No lawn management as promised. No response to maintenance requests, moved in to a VERY dirty house that we paid to have cleaned, they owe us money that we cannot get from them and they make false statements about the property to get you to sign the lease and then it changes once everything is set up.

I have just rented a home from the Fulton group. I found the staff to be welcoming, understanding, and accommodating. The house that I rented was close to where I work and go to school. It was clean, spacious and well kept. Overall it was a great experience. I am looking forward to renting from the Fulton Group.

Our experience with the Fulton group started out very great, but very quickly snowballed out of control. There were a lot of obvious problems that should’ve been fixed before we even moved in: holes in the floor, a hole in the ceiling, holes in the outside of the house, cabinets with peeling paint, outdoor lights all of which are burned out, no screens on the windows (all of them were detached and in the basement), and a front door that’s almost unusable because it’s been painted over so many times. Additionally, there was a bat in the house when we first moved in, and for the last three months there have been raccoons in our ceiling which have not yet been removed. When showing our house, Brett would stay downstairs in the living room chatting with us, and allow strangers to wander unsupervised throughout our rooms upstairs. Also just recently, Brett failed to lock the door behind him when he left after showing our property, and as a result, our dog got out and has yet to be found. The houses are very unique, however old houses have a lot of problems. So renting from the Fulton Group is a gamble.

I toured a Fulton Group home recently and the home was outstanding! It had high ceilings, granite counter tops, stainless steel appliances, and a brand new washer and dryer! The experience was very fun and working with Rob was easy. I just called him, told him how many roommates I have and he found us the perfect apartment!

Im gonna live in one of their houses after this semester. Fulton group always has plenty of choices and all houses are well maintained and both inside and outside look neat. Their houses locate pretty much good areas. People from the company are kind and comfortable to ask questions while I was checking the houses.

I am a current resident of the Fulton Group. When I toured their houses originally everything seemed great, so I signed the lease and now I totally regret it. The house was a complete mess when we moved in, so filthy.. Which was very upsetting to all of us (me and my roommates) because the house was supposed to have been cleaned before we moved in. I dont know if the Fulton Group didnt think we would notice but theres no way we could not have. In addition to the house being absolutely disgusting when we moved in, there were many maintenance and bug issues. Their excuse for not fixing everything sooner was because they had many residents moving it at the same time. Understandable, but inexcusable all at the same time. Management (Rob) is awful. Our many attempts to get ahold of him have been unsuccessful. I feel as though they have lower standards for how they maintain their houses because of the fact that a large portion of the residents are college students. Overall very disappointed with the Fulton Group. I feel like I did not know what I was getting into when I signed with them. The houses they own are old and beautiful, its a shame they dont take better care of them.

I have rented through the Fulton Group for a year and just renewed for another! The properties (especially location) are great, they preserve the older characteristics of homes while making necessary updates with appliances and flooring. Olivia, the office manager made everything so easy; from setting up showings to assisting with leasing, she made it a breeze. Maintenance is always able to fix requests, however sometimes they need to keep up with their communication and follow throughs.

The house that we rented through Fulton group was never great to begin with. The shellac that was on the hardwood floors was pooled up in some areas (causing the floor to always look like something had spilled), it was missing blinds, and there were various other problems. Once we moved in, I made maintenance requests to get things fixed and was told that they did not have a maintenance person at that time and were unwilling to do any maintenance requests unless it was absolutely necessary. When we moved in, we were missing the knobs on the stove and it took several requests for Rob to get new knobs, and at one point he suggested that we go buy them ourselves. Throughout the TWO years that we lived at this house, the Fulton group was unable to keep a maintenance person around, which resulted in SEVERAL maintenance requests going unfulfilled. At one point, our house was broken into- it was clear that the door was forced open with a crowbar or other tool, and our door was hanging in the door frame, completely ruined. I contacted the Fulton group and it took about two weeks for somebody to come and temporarily secure the door, and even longer to permanently fix it.Rob was very friendly and kind upon meeting about properties and signing the lease, but after that he was very rude and difficult to contact.The accounts receivables consistently struggled with keeping our payment records straight. I often received threatening emails from Rob about not paying rent and he attempted to charge me late fees, even though I had paid months in advanced.I had to make several phone calls and request proof of my payments and good standing. The Fulton group gives receipts, but only upon request. The receipts are useless pieces of paper that the receptionist would fill out and included little to no information.About a month before we moved out, I emailed Rob to confirm that we would not be charged for all of the maintenance requests that were unfulfilled. Rob ignored my email.On top of all of this, when we moved out we did not receive our security deposit until over 45 days after we moved out and we only received our security deposit because we called to ask why we had not received it. Once we finally received it, it was incorrect. We had been charged for several of the late fees that they gave us by error (I had several forms of proof that these late fees were in error) AND Rob attempted to charge us for a Notice of Violation from the city of GR that was issued almost a month BEFORE our lease began. I had sent a very detailed email to rob, and Rob responded saying that he would have someone look into it. After two weeks of no response, I had to write an official security deposit dispute letter, explaining that they were in violation of Michigan law and that if we did not hear from them or receive the rest of our security deposit within two weeks, that we would be forced to file a claim and take them to small claims court. Rob responded immediately and agreed to send us the rest of our deposit, calling my original, detailed email confusing and that they would be sending the money right away. I attempted to confirm the amount of money that they were to send us, and Rob STILL tried to keep some of the money from the notice of violation that the city of GR confirmed was issued almost a month before our lease began. FINALLY we received another check, again with an incorrect amount. After 2 and a half months, and 4 total checks, we received the entirety of our security deposit.DO NOT rent from this company.

Rob was attentive, provided all necessary information, was straightforward and honest. The apartments are beautifully renovated with quality materials. He took a lot of time to review the paperwork and answer questions. I would highly recommend this group!

Olivia in the office is extremely kind and helpful. Whenever we had a problem or a question she was there to give us as much information as she could and help us along the way. Looking forward to living with them this coming year!
