We were charged for things the previous tenants did to the property. Home filled with mold and spiders. Told that we had to pay for an exterminator. On move in day the maintenance had no clue we were coming. He was smoking a giant cigar in the home when we showed up. Afterwards we were informed by the next maintenance guy to not drink the water. We then decided to move. Home was very dirty. Plugs and lights did not work but we were charged close to $200 for light bulbs. Also various things we did not do. Requested an inspection and no one returned our calls. Hell of an introduction to Colorado after losing our home in a hurricane.
BEWARE !Every single one of their properties look like hell. They do not keep up on the grounds or even the paint on any buildings. It’s like a cobweb pine bush death trap. EVERY PROPERTY LOOKS LIKE $&@*!!!!And as far as customer service goes. I don’t know what book or guidelines are available for this kind of work but they need to invest in some. Especially since the rent for these s@#t holes are so high.
Just resigned our lease for another year. We had a few maintenance issues over the past year, but when we filed our requests via email, they contacted us and fixed the issue in a timely enough manner. Cody and Elaina are both nice and helpful. We’ve only needed to go into the office once and it was to resign our lease. If you pay your rent on time and read your contract, you won’t have problems with BFI.
They where great and never had issue with this company, when I got little behind, they work with me . I broke my lease due I got married to military and move be with my husband. Only thing was that there no Ac.
Updated: they finally fixed the water situation within about 24 hrs. Though as a company I still wouldnt recommend them.Havent had any hot water pressure for weeks. I cant even shower at my place. Its been a struggle living here, and I would not recommend any place managed by them after my experiences.

Have never rented from this company but I did set up an appointment to view one of their units and they never showed up and didnt answer their phones. cant imagine renting from them would be a good experience based on this.
Cant post a 0 star review so i guess 1 will do. Money hungry con artists! Our rent was increased every few months for a mouse infested apartment that they wont come fix! (Garbage disposal, deadbolt, shower drain etc.) Dont give these pimps your money!AND ON TOP OF THAT, I moved out in September of 2017 with a lease ending in February. I continued to get messages about late rent and such- fine, I get that, I was still on the lease and the new tenants werent on top of it. But now, its MAY!!! Ive been off the lease for 3 months, and Im getting threats of eviction? It makes me wonder-did they forge my signature and resign the lease with me still on it? Or are they so incompetent that this leasing agency cant read a lease? Either way, dont bother with these people, theyre dishonest and have awful accommodations. Looking forward to getting an eviction on a lease Im not on and an apartment I havent lived in for 8 months.
Ive lived at a property managed by business futures for 3 years. The have worked with me when I needed it and they have been good about maintenance if needed. Sometimes hard to get anyone to answer the phone and the washer and dryer are falling apart.
Disgusting people that work here! Rude and con artists especially jack! Elena is rude also with no customer service skills. I rented a place in Lakewood that always had things consistently breaking . They Always hire the cheapest labor and they leave a mess behind. Don’t worry about getting a deposit back even if you hand over the place better then when you received it. I could go on and on but why waste my time.

I’ve been a loyal dependable tenant for almost two years. When filing reasonable service requests they are either not done in a timely manner or incorrectly. The office manager Jack is very unpleasant to me most of the time and the owner of the company, Joe is uninvolved and refuses to talk or meet with people. No matter the “deal” or location. Run. Run away from this company.

These people do business in the most unbusiness like way. They change their policies with no notice, they are regularly not open during their posted business hours, currently theyre not available when they specifically told me there would be someone at the office, they will add every extra charges that they can, in short I would never choose to do business with these people again.
Extremely bad experience! This is the worst service I have received. They are not responsive when you have some problems about the apartment. They will charge you extra money, like utility fee per person, admission registration fee, late fee, of which they never tell you before they charge you. Also, they charge two month deposit, different from the one-month deposit as shown in the ad. When we moved out, we spent one whole day cleaning everything well, but they charge you hundred of dollars in a bunch of unrealistic excuses, like not cleaning well, late submission of keys (which is not true).They cheated you and wanted to charged you more. Before moving out, the service manager told us the fee for cleaning carpet is 40 dollars at most. However, we received the deposit checklist showing 200 dollars fees of cleaning carpet. Cheat! Fraud! Strongly not recommended!
We just signed our third lease & are excited to live here another year. Every time we called maintenance, they quickly fixed the problem, with no charge. The staff are always friendly & easy to work with. I worked with Chelsie this year, & Nan in the past. They both were great! The building we are in is well insulated, has great windows, & reasonable heat rates. I know other people like them too, but dont think to write a review. Its funny how little we speak up when everything is going good- we just enjoy it.

Poor customer service. Took $100 application fees, called me less than two hours later to say property was rented and I would not receive any $ back. No mention of pending applicant or down payment. Golden has other rentals with more professional associates and more integrity. Could have been worse... I could have signed a lease.

Its not the ritz, but I didnt have any of the problems that the other reviewers have had, in fact, everyone was quite nice to me and what I really enjoy is the fact that they are so pet friendly. Maybe they have had a management change. Either way, I havent had any problems. I would recommend especially to people that are having a hard time finding a place to rent with their pets.
I hope I could give a negative star.This experience cannot be worse, so try to keep away from them. They will never tell you the apartments in 22nd street has no dish washer, no laundry washer and dryer. Moreover, they will ask you to pay administration fee and utility fee by person, just before you sign the contract.I paid two months deposit with $2240, for one month is $1120. After I moved out, I found the they write $2200 in the contract. For all the ten pages of contract is in printed words, so I just wrongly believed them.You cannot move out without leaving a few hundred dollars by them, no matter how much work you do towards the cleaning work.You receive your deposit check after two months, and it is already too late to argue with them about what you have done to keep the apartment. Moreover, they never talk with you, and just ask you to email them when you try to argue with them. Its behavior is more like that sue our business or email me, but I have no time to talk with you.
Inhabitable conditions. Probably breaking a lot of laws. But since I am neither a lawyer nor have extra money laying around to sue them, I just terminated my lease (because of my rights as a renter), and never looked back. Not only do they claim that you owe them money for bogus things (like doing services that were never performed, or never part of the agreement), but they charge you an arm and a leg for sub-par living conditions. When I complained to the employees of Business Futures, they refused to let me speak to the owner of the property I was renting, they didnt even give me a name! The landlord is in hiding. So I cant even file any charges against him. And if you need maintenance help, good luck! My apartment flooded and I called the 24-hr emergency line. Nobody ever got back to me for 48 hours!
This company has been a real frustration from the beginning. First off, the landlord tried to instigate a bidding war on property between several prospective tenants. Im under the impression that these other groups of big-pocketed college students allegedly offering more money didnt exist, especially given that we got a relatively bad deal considering the quality and location of the property compared to others in town. They were unable to provide an electronic copy to the lease, or a full set of keys for all tenants. Their office is cramped and its painfully obvious they are oblivious to the technology of the 21st century. Every single month we had to fight with them on rent, either they lost a check, thought they didnt get a check, had an error in the accounting, processed a check incorrectly. Then was the garbage fiasco. We were paying for trash and they thought we owed them for trash which they claimed they were paying. Also their address on Google and their address on their website are different, and they claim either one will result in a check magically disappearing. This is frustrating since I dont even live at the place any more, and would have to drive back to Golden every time I wanted to write a check. When trying to figure out which tenants check is the unlucky one out, they refused to tell us whose checks they did/didnt have. Why? Because of privacy reasons? No, because they are too unorganized to be able to see who has paid already and who hasnt. What a joke! The lady on the phone did not know the difference between the bank and the post office. I had to correct her twice. The late fees are expensive, and they refuse to take any blame for their irresponsibility or lack of organization on any late fees. This has been a pretty bad company to deal with, but such is living in a college town I suppose. I dont even want to imagine what moving out is like, I dont expect getting the deposit back. Im just ready to be DONE with business futures.

We paid the application fee for an apartment only to be told 2 days later that they have it to someone else and they wouldnt refund our money. We had our application in first but because the people after us got approved first we didnt get it. Id NEVER do business with this company if I were you.
Would give 0 stars if possible. BFI is notorious for preying on local college students. Many of the properties are old and outdated. On top of that they charge fees for everything. For example, if one person moves out and someone takes their place, BFI charges a $195 lease transferring fee on top of the previously collected $60 application fee for the original resident and the new resident. This transfer fee was not mentioned in the signed lease. Furthermore, the lease itself seems antiquated (still mentions fax machines, etc) and has random provisions for charging a $10 fee for additional copies of said lease, etc. Additionally, They also do not send out monthly statements in a timely manner, if at all. Utility billing is also inconsistent, rather than bill for trash monthly, our trash bill was absent until 3 months into our lease and then billed all at once. Another annoyance was that our roof was randomly redone without any notice given at all.I cannot wait to see how long it takes to get our deposits back when our lease ends.
I would give them a zero if I could, absolute slum lords, wont fix nothing leaves a open toxic house drain open in your yard for months with kids living there. And when you complain they act like there bothering you and putting caution tape over area for over a month and not fixing it solves the problem

If youre a homeowner, this WOULD NOT be a Property Mgmt firm Id hire. I was a renter under business futures and they were literally the reason we sped up our process 10x for buying a home. We only rented 4 months because it was such a bad experience and EVERYTHING was a pain. From the company giving us notice they were entering our property without our consent, to getting our rental deposit back. We own rental properties and have rented ourselves, and having experience on both ends, I would never recommend this company. They are not in business for the long run.
Dealing with Business futures was one of the worst experiences of my life. By the grace of the universe they sold the apartment I was living at to ACE Property management, who came in and actually cleaned up around the building and replaced the washing machines.. I just moved out yesterday. I lived at Wolff Creek for 2 years. One of those years was under Business Futures who is the epitome of a SLUM LORD. Please, if you can help it, DO NOT GET INTO BUSINESS WITH BUSINESS FUTURES I cant even write out all the issues I had with them.. Definitely the worst leasing company in the Denver area.
OK two companies to stay away from Business Futures property management out of golden and skyline Mitsubishi so far in the last 3 months we have been ripped off almost 4000 dollars. These company targets vets and the poor to take advantage of. They take your money and then leave you high and dry. I have posted this on my page the US army site the news sites and anywhere else that I can warn people about them. These are by far the very worst companies around. I even filed a BBB complaint against business futures but they dont care because their reputation is already trash We wont get our money back but if we can stop them from doing this to someone else.......
Slumlord scam artist!!! RENTERS BEWARE!!! I would give them negative stars if I could. Problem one began right after we moved in. Our refrigerator broke down within the first week. Maintenance came by and scraped ice out of the freezer, saying that fixed the problem. Over the next two weeks, the problem got worse and worse, with calls to the management company coming to no solution. Finally, after losing over $600 in groceries and me having to go down to the office, they replaced it with a used, barely better condition fridge. We moved in with a huge hole in the kitchen ceiling from a leak that the previous tenant said they had taken two months to fix. Living here 6 months, there has been 4 ceiling leaks in various areas, causing damage to our personal belongings and to the apartment which took them almost two months a leak to fix. They are now trying to charge us for the cost of the cabinet repair after openly admitting it was from their lack of follow through. The carpet has nails clearly poking out and is ripping right out of the walls. Constant sewage back ups and problems with the plumbing, appliance problems, and any and all attempts to get them to come out has been delayed and responded with us having to cover the charges for maintenance. With the ridiculous amount of rent they charge, you would expect an apartment to be LIVABLE, but I have seen crack houses better maintained. Dont believe a damn thing they say, the office is as scummy as the bathtub when we moved in. They will lie, scam, manipulate, and threaten with bogus charges and evictions to suck every penny out of you
I honestly wish I could give them zero stars and Im absolutely convinced that any positive reviews for them come from people theyve paid. The other reviews pretty much cover it; theyre rude, disrespectful, and very sketchy. I havent even moved in yet, and already they lied to me (Jack said multiple times we could have five people living in the house. Now he says he cant remember saying that).Bottom line, GET EVERYTHING IN WRITING. Seriously everything. Take pictures of everything, document all your interactions, communicate through emails (not over the phone or in person unless youre wiling to record it). Because they will try to screw you over.

After returning the apartment after our lease cleaner than we got it, there was no walkthrough or anything letting us know the costs. Two months later they mail back the deposit with $400 in costs that were not legitimate but now a new tenant had been living there for two months so there was nothing we could do. Not only that but the original amount of the deposit that the fees were taken from was less than the actual deposit I paid by $100. Instead of quickly fixing the mistake I have proof of, they are makin it a hassle. When we moved in there was a huge leak in the bathroom after the first shower and the sink was clogged. They weren’t fixed for 3 weeks and we were hanged to unclog the sink as they said it wasn’t like that when we moved in (there was no walkthrough showing us the apartment condition). They were a pain to work with and have few hours to contact. The original lease we signed “accidentally” had the wrong rent price written which took another day for them to get us a correct lease to sign. This place seemed like the best deal so I ignored all the bad reviews. DONT! It’s not worth it. Absolutely horrible business. I’d be ashamed of owning/working there.

Quite possibly the worst rental management company in the Greater Denver Area. I rented a house for four months from this atrocious company before they violated our lease badly enough for my attorneys to tell me to leave.Shortly after handing them my deposit, I was informed that the garage attached to the house would not be in my custody for several months so the landlords nephew, the previous resident, could store his things there. I was then informed that I would not be given my deposit back if I chose to back out of the house. I had not yet signed the lease, but it can be difficult to find a nice house to rent in the winter and the outside was cute, so I did it anyway. It was not a nice house. While moving my things in on the first day, or at least attempting to, I discovered walls so yellow from smoke that you could see clear outlines of pictures past, carpet imbedded with cat feces, an un-flushed toilet, and a mysterious white goop that covered both the kitchen and the bathroom. According to the company, the house had been painted and thoroughly cleaned prior to my move in date. Upon first use of the oven it became apparent that its entire bottom layer was covered in rat feces, making the poop count for my house now range across three species.They refused to change the locks, as the law requires when a house changes tenants, and refused to let us do it ourselves. No maintenance request was ever taken. After several months of being stalked, being charged for my roommates boyfriend spending more that six nights a month at our home, and being told that our rent hadnt been paid after they had clearly received and cashed our checks, the Colorado Bureau of Investigation shows up at a little after midnight in plain clothes and bearing guns. Apparently the landlords nephew, the one keeping his things in our garage, was a violent sex offender on the run from the law. THEY STILL WOULD NOT CHANGE THE LOCKS. We moved out shortly after.

Zero stars! I had to Sue them! They took my deposit, and took pet deposit. then I show up on the first of the month and apartment is not ready (carpet). I was told the apartment would be ready on the 3rd and to come back then. Show up, but apartment still not ready, asked to come back on 5th. Show up on 5th, apartment STILL not ready(carpet guy there and starting work in the afternoon). I ask for my deposit back and they refused. They said they get to keep it because of their lease(its in writing) and having to re-rent the apartment. Then they sent me to collections for $350 in unpaid rent from 1st to 5th. I had to sue them in Jefferson county Small claims. Case #2015S 580 if you want to look it up. The judge awarded me all my deposit back, and a few hundred bucks extra. But now I am dealing with getting these bogus charges off of my otherwise clean credit report.They put bogus charges on all 3 credit bureaus.This was a huge hassle. Business Futures/Rent Golden is a scam, dont rent from them, You have been warned. Doesnt matter if you want to live in golden, or cant find anywhere else. Sleep in your car if you have to. This place is the worst place to rent from. They are truly scam artists. They are suing me for $7,000 claiming i damaged their property. I was only there for not even 6 months. The place was filthy when i moved in that bieng my first apartment i didnt care. The ceiling had mold the kitchen was extremely dirty and the carpet was disgusting looks like it was never replaced. They are absolute liars i wouldnt recommend them to my worst enemy. I understand breaking my lease but that amount is bogus and i Will do anything in my power ro fight if anyone who has deal please contact me.

After months of my children and I suffering from nightly bites I finally had enough and broke my lease. They had the nerve to sue me for thousands more than I actually owed them. Horrible experience.

Overpriced slum!!The building I live in includes two apartments and a storage unit. We are supposed to split the electric bills with the other resident. But the electric bills are higher than other places I have lived and Business Futures, Inc refuses to let us see the actual bills. Furthermore, the people who rent the storage are using it as a workshop so we end up getting billed for their use of electricity too. We were told we have to ask them to reimburse us.My apartment has been poorly maintained, the carpets smell like dog urine which I could not clean out and the bathroom smells like mildew and raw sewage at times. I am very unhappy about paying too much for a cold, dirty apartment and will be moving out as soon as I can.
