Residents from Avalon get caught almost daily dumping trash in the dumpsters and trash cans of adjacent communities. Property management needs to provide better trash service for their residents.

My 2 kids and I were diagnosed with covid and was placed on quarantine, I couldn’t work due to covid . So I was unable to pay my rent because I tested positive with covid . Everyone knows when you test positive you cannot go to work . I notified them of what was going on . I get a letter in my door stating my rent is late and if it’s late due to hardship that is covid related to contact them and we can set up a payment arrangement. I call the office the assistant Shay stated they don’t take payment arrangements for covid 29 tenants . I said that’s not what the letter from your company said that was put on my door . What had no recollection of what note I was pertaining to and neither did the girl Shunta. They asked me could I take a photo of the letter and email it to them, I did . And I also emailed them stating it’s very unprofessional and Inhumane and just inconsiderate and heartless to not even try to honor the letter they put on my door and instead of trying to honor it or resolve the problem thru tell me I will still be charge late fee’s and Shunta emails me telling me to show proof that this place is going to be paying my rent and that she put my name on the docket for court to possibly be evicted and bragging about how the courts just open back up! Like where is the compassion at for your tenants that test positive for coronavirus??? They didn’t show no remorse or compassion And they didn’t even mention trying to honor the letter . As soon as my lease is up I’m out !!! Amd please be advised if you test positive and live here your screwed. They don’t care . I will be reaching out to people above them .And not to mention the downstairs has a major draft . It’s so cold downstairs my daughter could never sleep down there . The downstairs felt like the outside . My toilet has been ruining since I’ve moved in and. Rent overflowing like crazy . My front door is not fitted correctly and it’s a major draft . You leave for work, you come home and trash is all in your yards

The Manager was extremely helpful! The houses inside and out are beyond expectations. I definitely plan to be here for awhile. I love it already.

My 5 stars are for the Office Manager, Scarlett and the Maintenance Man, Derrick. Anytime I need anything Scarlett is on top of a solution. She is very professional and friendly. I always love going in to see her when I pay my rent or need help with anything because I know she will do her best to help me. I would love for the company to give her at least one more helper. The new lady that sits downstairs is also very friendly and I have no complaints about her but I do think there should be at least 3 office staff. And Derrick has always come over as soon as he can to fix my townhomes issues. He is very professional and knowledgeable. I appreciate how thoughtful and respectful he is when we are home and he is there fixing something. Good job guys! Keep it up!!

Ive been living here for 4 years and Scarlet and the maintenance staff have been nothing but nice and professional. Anytime my unit, which doesn’t happen often, needs any repairs they come right away.

I am having a terrible time getting in touch with anyone affiliated with Overlook at Avalon! I emailed a week ago about listings coming up in October and have heard nothing! I called and finally got a hold of a lady in the office and asked her about listings in October and she said she did not have the info in front of her, but would get back to me in an hour but never heard from her again and that was 4 days ago! DOES ANYBODY WORK HERE AT ALL???

As a vendor working with this community’s management has been a great experience. The management team is professional, helpful and cares about the residents and the community. We look forward to continue working with the Jennifer and her amazing team at Riverwatch Apartments in the future.

I just want to thank Sandra for coming back after 5pm just to give me my key so me and my children could move in. I also want to thank Scarlett for getting my place ready for me to move in quickly. AWESOME LADIES!🤗

I don’t know why people expect 3&4 bedroom homes to not have families with multiple children.Is that not what “family townhomes” are for!!!I am a current resident and I love the townhomes. The dedication and the interpersonal relationship with management and tenants are stellar.Yes the kids are around however I have never seen the children damage any property.Most kids are respectful to one another and most adults, they all attend the same schools so most times they’re already “buddies up”.Scarlett (the office manager) is wonderful.The only thing I’d change is hiring more than 2 maintenance guys, with such a big complex I’m thinking maybe 5 guys can do the job.

This neighborhood is a mess! Kids running around all hours of the day. Things missing from your yards. Parties left and right. Cannot wait until my daughters lease is up so she can get the hell out of this neighborhood. I worry about her in that neighborhood. Huge mistake making these low income. Granted their are some very nice people that live in this neighborhood but the majority are not. I live on rosemont ave. I was hoping with the new apartments that they would clean 40 up. But then I learned the Fred was low income. So 40 will get worse before it gets any better.

Ill start with the good. We really like the townhouse itself! Built well, no draft. Large GE appliances.Then the bad! Kids play in the street, cant back out of your driveway without fear of hitting one. You have to tell them not to play against your cars and out of your yard. Very disrespectful kids. They climb on cars and mailboxes. The adults fight in the street which leads to cops being called. Some homes have a different car showq Cops are here at LEAST 3 times a week! As well as patrolling the neighborhood. Ever see the movie Friday? Exactly what this community looks like. A scene from friday . Residents use their garages as living quarters and keep their trash outside. Which becomes insightful. We were thinking this was going to be a diamond in rough. Unfortunately it has added to the rt 40 reputation. Like others said in previous review there are some decent people here. Maybe if they filter out the bad it could turn around. Dont see that happening soon!

These townhomes are NOT low income! They range from $1438 to $1800. The problem is the government assisted residents!

I currently live here and its a mess. No one in the rental office knows whats going on and residents NEVER get the same information from TWO people in the office. The rental office staff is VERY disorganized and NO ONE takes responsibility for their mistakes, everything that happens is solely the fault of the residents. My first 2 months living here, my 1st floor bedroom flooded because THEIR contractors didnt cap the drain pipe from the washing machine on the 3rd floor. The carpet and padding were left pulled up for TWO MONTHS!!!!! I had property that was damaged and the rental didnt offer me anything for their mess or the TWO MONTHS it took to fix it. Yet I was charged late fees during that time for paying rent late. Cant wait until I can move out! If youre looking for a new home, look elsewhere!
