The Residences at The Manor is a wonderful place to stay, albeit long or short. The amenities are abundant for its location, the location itself is very well placed and the staff of The Residences are extremely welcoming, they follow through and are on their toes the best they can, at all hours possible.Ill have been here a year at the end of this summer. The Residences at The Manor here is an old mansion, a manor, surrounded by beginning with the 3 story places east, then more 4 story places headed west. A bit north is a path that leads through a very very nice park out to another park, new, with a meadow in it and a few paths in it which leads out to yet another park downtown, Baker Park. And by then youre at the west side of downtown and all the way into the heart of the city. On the south of The Manor is the local famous Golden Mile, route 40, with also an abundance of shops, restaurants and department type stores, which heads from downtown all the way out to the mountains where youll find lots of overlooks and scenic views, paths, parks, camping, glamping, farms, fishing, lakes, you name it .. The Residences at The Manor is on the north side of route 40, this Golden Mile. Right in the middle. Headed west on Key Parkway which runs along-side of The Residences is more places, houses, neighborhoods and out to route 40 once again. Headed east is the same. On the backside of route 40 is a big gym (I tend to like the outdoors so I dont particularly enjoy inside gyms), a few medicine stores and then a nice car dealership and then left brings you right past the parks.I am happy to leave this review. Life can be stressful. But, day in and day out aside from lifes woes, I am glad to call The Residences at The Manor my home. However long or short that may be.Thank you much,- Jon
This is one of the quietest places Ive ever lived and Ive rented a bit for my young age. The grounds are well kept. Our unit feels very well insulated, and the staff are responsive and kind (especially Tammy)! As a family of 4 with 2 small children, we are very happy with our decision to move here.
I lived here for 10-years and would still be living here if I didnt have to relocate. Its probably the best apartment community in Frederick. Its clean, roach-free, rodent-free and quiet. Every now and then, a problem tenant might move in but, the property manager would move them right out (figuratively speaking) if their disturbance caused others to feel unsafe. My doggie also loved it. The windows are long and come down to the floor. So she would just lay there and look out the window. The fireplace could really heat up the common area. They also have community events for residents like movie night. Great place to live.
My husband and I moved here after he was assigned to Fort Detrick. This is the best apartment complex we have lived in so far and we plan on continue living here until his contract is up! Probably even after! Super convenient to the Golden Mile and connecting highways, beautiful grounds for walking or jogging. Amazingly kind and helpful staff. The neighborhood is quiet and everyone is very kind to one another. Porches are well kept and there is amazing curbside appeal. Just a fantastic place to live and thrive!
Ive only lived here a few months but can say this is a great place to live. Unlike other apartments ive lived at, i dont have any issues with neighbors making unreasonable noise. Everyone is very respectful of one another. Maintenance is extremely prompt and fixes any issue within the hour. Security is always patrolling so you can feel safe at all times, and the property is kept very clean and well maintained. After living at another complex in Frederick that was so bad, i had to break my lease, its a breath of fresh air being here and i plan to stay for a long time.

SO HAPPY!I was starting over in life after many obstacles and struggles. I never dreamed I would be living in such a wonderful apartment and community. The staff went above and beyond to help me find the perfect apartment for me. I have already started referring many here. I couldnt be happier!
My family and I lived here for slightly over two years. Overall, I felt that we got good value for what we paid. The apartments on the Baker Pl side are in great condition and are spacious. The grounds are clean and well kept. The proximity to Willowdale Park is great as it offers a nice and scenic place to do take a walk or jog. The maintenance crew are very responsive. At times, parking can be tight and you may be forced to park a little further from your unit. As with any other communal living situation, your enjoyment of your stay will be affected by the behaviour of other people in the community. Other than that, it is a great place to stay and I would highly recommend it.
Ive lived there for 3 years and I can honestly say that my experience with the Manor has been extremely positive. Maintenance was very responsive and the leasing office was courteous every time I spoke with them. The apartments are a great value (great storage) and the property was well kept. There was a mistake with the last rent payment but they handled in professionally and did not nickel and dime me on the way out!
Let me start by saying that Tammy and the office staff were extremely helpful from the first call I put in to the office. I was pleasantly surprised when the phone was answered on the first ring on every call I made throughout the week. I could tell that customer service is paramount here, and I was right. I truly feel like Tammy went out of her way to help get us into our new home. I work and lived in DC, but the Frederick area is so pleasant and the apartments are so cozy and comfortabla that I had no hesitation in moving here. Just about every store/restaurant you may want to go to is under 15 minutes away. Lots of stores are barely 2 minutes away. The apartment layouts have very nice flow, and lots of natural light. The rooms are a great size, ironically the rooms look bigger with our things in them. The only mild inconvenience is the lack of unassigned parking, and it just means you might have to walk a little. My wife and I are extremely happy to be at the Residences at the Manor. Its a very diverse community and we felt at home right away.

I lived here for 10 months and everything was pretty good. I’m typically a low maintenance renter and didn’t have to call the office to much for anything. I never had any bugs and the grounds were very well kept. If I could make one suggestion it would be for more parking, although the parking had gotten a lot better about half way through my lease. I lived on the baker side. I loved the in unit laundry, the open stairs, the size of the balcony and the layout of my apartment (other than the only full bath being in the master) 10/10 would recommend. I would still be living there if my rent would have stayed the same if I re-signed or went month to month, but like everything the price went up and was out of my budget. But i think worth the price compares to what I pay now and where I am now. Oh! Also the maintenance was always super friendly and very helpful. They also have pest control every week which is literally the best thing ever!!
Maintenance is timely and effective. Office staff is kind, helpful and they host great resident events! Despite all of the bad reviews about the trash service, my wife and I personally really like it and haven’t had any issues since we moved in. They come almost everyday to take out your trash, rain or shine. Definitely worth it!
I currently live at the Manor and I love it. The apartments are clean and well taken care of. Maintenance is very responsive for any issues and will usually respond to a non-emergency issue within 24 hours.Management is friendly and responsive. They check in with you to ensure that you are satisfied with the apartment or with any issues that arise. The grounds are well maintained and most importantly I feel safe on the grounds and in my apartment.As I mentioned before I live at the Manor and will be renewing my lease in a few weeks. The location is quiet, no squeaky floors in my building, no noisy neighbors - you do hear your neighbors on occasion, but that can be expected.The apartments are very close to shopping and easy access to 15 & 70. It is a commuters dream. I love living here.

I loved living in this apartment complex. The people in the office always answered the phone and the maintenance was always done in a timely fashion when requested. The reason I gave this complex 4 stars instead of 5 was for three reasons. One reason being that my sisters brand new BMW was keyed in the parking lot one night and about 1-2 weeks later someone threw coffee on her car. The second reason being that after I moved out I never received the amount we owed on the apartment due to the office people not having my correct unit number. After receiving no letter in the mail and no follow up phone call the amount owed was sent to collections. The third reason being that the gym didn’t have any free weights and it smelled like sewage. Overall the complex is very nice (I lived in the newer buildings) and it will always be my #1 recommendation to people looking for apartments in Frederick, just be mindful if you have a nice car and make sure to check the new address they have written down when moving out.

I would not recommend going to the apartment community if youve ever done anything wrong in your life because from my understanding they only take perfect tenants and not ones that might of screwed up one time 10 years ago or 20 years ago when they were young a dumb and got a charge which was a petty non violent charge. But i guess everybody that lives there is perfect. You dont get any credit for turning your life around and doing whats right for the last 10 or more years and helping others to do whats right but to find out that all your work is worth nothing because you screwed up once. So i hope your perfect.To respond to managers response:If your policy is just like most the other communities how is it i got approved at all the other communities. They understand that people should get a second chance when its been 10years since the charge. But your community thinks if you screwed up at 19 years old and you were young a dumb but your 34 now and havent done anything stupid since, your community still thinks your a screw up and wont accept you no matter how long ago it was or how old you were then and now. The other communities believe that you have change in the last 10 years and give you a chance. When i talked to one of the agents at residence at the manor they said it doesnt matter if it was 10years or 30 years ago you dont accept anyone with one time small charge even if it was 40years ago. I recommend the park at walnut ridge because they are way nicer, they are in a way better community and they give people second chances.
Living here, i understand having issues in a complex but when you talk down to people like there nothing is the problem i will not discuss anything with the manger of this complex again. Though, i have to say minus how rude some of the employees of the complex, most of the staff is really nice, Ann and Andrew in the office are amazing.

I had an excellent experience since the beginning Tammy helped us with our process she is the best always took good care about our process, always on top of it if you want to live at the manor talk to Tammy she is the best.
I lived here for one year and didnt think twice about leaving. The apartments are loud and most of the residents are rude and disrespectful. The property is very well maintained. But management does not enforce the lease and property rules fairly and evenly among all the residents. Lots of people trespassing the property that management does not seem to care about and residents that partake in illegal activities in public resident areas. Very poorly managed property. Look elsewhere for a safe and quiet home.

PROBLEM #1My Fiance, myself and my infant moved in into our appartment February 2016. Living here was the worst mistake we EVER MADE. #1..We could NEVER find parking..LIKE EVER. Even at 5pm there would be no parking. After working over 9 hours and coming home with my infant( who would be sleep most of the time) i would have to walk from the other side of the community with my bags and what not(Which is across the street) just to get to my appartment after FINIALLY finding parking. We couldnt really have people over due to the fact that they would have to Struggle to find parking. They have soo many opened private parking spaces opened that no one ever pays for but god forbide you go and park there....PROBLEM #2:To our understanding, our lease would end 1/16/2018. Four months before the lease ended, we recieved a letter at our door, Asking us if we would renew our lease or leave. we responded to the letter and turned it into the leasing office.When we took it there they told us everything would be fine, they would note that and give us a pro rated fee. We understood and just went about our life living in that place.In september we went to the leasing office just to make sure we are all set... Long story short..they later told us a week before we were to move out that we would have to pay the full months rent...How?!!! when we already decided on a ProRated fee because we wouldnt be there all of january?PROBLEM #3.on 1/16/2018 we went to turn in our keys and to do a walk thru of the partment so they can tell us what we would have to pay for them to fix etc...We had a couple accent walls painted in the appartment that we wanted to put prime (thats what they to do before moving out or you will be charged)...We put prime over the walls a day or two before our inspection...We turned in our key and was told we pasted inpections...We left our New address for them just incase we were to recieve anything after we leave or whatever..Months later after moving out of this damn hell hole...We are getting calls from collections saying we owe The Residences at The Manor $240 for our walls. LIKE WTH..i called the leasing office and spoke to a lady who assured me that everything was fine on their end..and that we didnt owe a dime....JUST FOR ME TO GET ANOTHER CALL FROM COLLECTIONS saying they have not recieved any phone calls from the leasing office to deny this blance...NOW this is showing up on both my fiance and my credit...Moving to the Community has brought me nothing but headachs and Issues.. And whenever i call the leasing office now there is no answer.IF YOU ARE LOOKING FOR AN APPARTMENT WITH GREAT MANAGEMENT AND WANT TO KEEP GOOD CREDIT SCORE.. DONT MOVE HERE..I WOULDNT EVEN LET ME WORST ENEMY MOVE TO THIS COMMUNITY.* They dont even deserve one star.
This place is awesome. My wife and I have been here about a year now, and the office people are great. We had a bit of a rough start, and did not get a walk through or anything when we moved in. There was a bit of trouble when it came to the fees of moving in, but it worked out!This place has gone up and away since then, and in the best way possible. The monthly events are amazing, the trash removal service introduced (free of charge!), the pool, and most importantly to me is what the staff offer as far as being EXCELLENT people all around. Every time there is something wrong I can always depend on them to talk me through something, or whenever I have a request they do their best to respond immediately! Shout out to the maintenance team for being AWESOME and TIMELY with their repairs as well.There was a bit of trouble with parking when I first moved in, but that has settled itself out. The only other problems I have are with the paint and neighbours. Most of the neighbours are amazing people, but others can be loud, or are very unforgiving for mistakes. I would say there are only 1/10 of the residents in my complex that meet that criteria. Everyone else is very kind, young, and happy!If you are military, this is a great place to move to, and is close to all the greatness of W. Patrick and downtown (without the heavy traffic). Great shopping at Giant Eagle, Aldi, and Weis. Right behind Home Depot so if there is a problem or you need some home supplies, they are right there. Just a short drive to Gambrill or Catoctin.Just a personal request, please increase the size of the gym! The equipment is very outdated, and almost dangerous. Other than that, thank you for being awesome for my first move to Maryland
Other then waiting over a month for a A.C part and not getting any info on what is going on then asking about it to get then but the order in for the part around May 10.... I put the order in for a broken A.C around April 19 which I have papers for if anyone wants to see.... Over all its ok just working as a welder over 15 hours days to a apt. That has no A.C and its over 86°+ sucks
I was there AIRBNB Apt. Not impressed. First thing was parking was not easy to figure out and the reserved spot we were supposed to have was taken by someone else most of the weekend. Second I had a problem with the tv it didnt have any modern connections so I was unable to use with my computer/Apple TV. Third was the stove kept kicking the breaker so we couldnt use the oven or the stove on high. Forth was the sink drain was clogged and the garbage disposal didnt work. Fifth the fridge froze everything we put in it so it ruin food we brought with us. Sixth the neighborhood was very loud at night both nights we were there we had people outside yelling until atleast 2:30am. Seven the landscape outside had no upkeep(the walk ways were dirty, bushes/trees were overgrown, the pool had a ton of debri in it). Only good thing I can say is its close by to a lot of places to visit and eat.
Oh boy, where do I begin! This complex has no respect for its residents that pay thousands of dollars to live here! Their latest genius idea was to repave the parking lot. Sounds reasonable, the lines are all screwed up and it floods, I am on board with routine maintenance. The management office provided us with a nice map and directions about where the work would be when and where to park and then followed it up with a letter on the ground level reminding us. All great, EXCEPT that I was just woken up at 7am after working 36 hours straight to incessant honking and pounding on our doors by a tow truck driver telling us to move our cars. I looked at my map and looked at the letter and confirmed that this wasnt supposed to be going on until NEXT WEEK! They in no way informed us that it had changed and in no way tried to communicate that we needed to move our cars sooner. The tow truck driver honked for 35 minutes straight and then began moving everyones cars because like me after looking at their very simple map understood this to be occurring next week! Now some may think I am over reacting BUT this is the second time this has happened. The first time my husband and I were leaving on our honeymoon. We went to the leasing office and asked if we needed to do anything since we would be leaving for a week and they said no have a great time. We come home at 10pm after traveling all day a week later and his car had been towed! They left no towing info, we didnt even know they were repainting the lines! They never left a note or told us when we went to ask! We had no idea where his car was and he had to work the next day.This management has zero respect for the residents and has absolutely no communication skills. They have all of our phone numbers and can easily send a note to our door yet they continue to misinform us about things that effect us and then blame us when we dont do what they ask.Maintenance is always good if you can ever get them to come out. I was told they would be out that day to fix an issue with our dryer and then 3 days later after calling several time they finally came over. I know emergencies happen. I am a paramedic in the fire department, I know nothing goes as planned, but very simple communication can resolve 99% of the issues this complex seems to be having.Initially we had no problems with the management office, but since we moved in in 2011 it has changed management and the new company is completely incompetent. We live on the older side of the community and therefore are looked at as second class citizens to the newer side, but we are still paying quite a bit to live here and would just like simple courtesies extended.I will never recommend living here and for $100 more you can live off of route 85 at Kingscrest and at Sunset off 7th street and be treated much better!By the way, the tow truck driver is still honking almost 2 hours later…
RENTAL BEWARE !!I lived in this apartment complex from 2011 to 2013 living in 2 apartments in this complex.Where do I? begin well lets talk about how they bend over backwards to get you to move in offering free rent for a month or waving security deposit for preferred renters Goverment people and health care workers. Dont worry when you move out they charge you for damages and charge to replace carpet but the forget to send you a proper invoice they also tell you that you have security on duty at night, but the reason I moved into the second apartment was the lack of security on my ground floor apartment on back side of building 153. but they for get to tell you that the security guard is only part time and the man never gets out of his car and just sits and watches the entrance off Willowdale Dr. then theres the issue of the Studbaker Submetering Waterbill how they charge you a monthly fee that is the cost of water to the building you live in divided by 12 based on the square footage of the apartment and let me not forget the yearly rent increase. Ever notice that there is always an exterminator truck on the complex that because the building are infested with bed bugs and when you inform management they send you this letter that must be followed to a T including putting all your household belongings in black plastic bag and freezing small appliances around bed. but yet the management tells you when you move in that every apartment is newly renovated after each tenant is so why did i have bed bugs though out my whole building the weight room is a joke not big enough for both sides of the complex the pool is a joke residence are giving pool passes but then get a memo attached to your door saying to limit time in the pool because too many people using at once well maybe the lifeguard should do a better job of checking pool passes and not let the kids from across Willowdale Dr. into the pool overall the management is a joke when you make a complaint they just make excuses for it and never address it. the way this management handles addressing issues with tenants is by attaching something to your front door when you are not home which breaks the privacy laws in this country but they do this because of no respect for the tenants they also break fire code by allowing more people to live in an apartment then what the square footage allows but when you say something they tell you We cant police everyone and every apartment. I WOULD NOT RECOMMEND THIS APARTMENT TO ANYONE RENTAL BEWARE!!!!!!!!1
A good place to live
This has been a roller coaster ride since we started working with this complex. We were initially very impressed with the property which has immaculate landscaping and friendly office staff. My husband and I decided to make the move. We were initially assigned an apartment (a handicap unit) on the ground floor. My husband, our daughter and myself toured he actual apartment and really liked it. The next day (prior to move-in), I discovered my daughter may have lost a shoe during our tour (shes 13 months old). My husband went back to retrieve the shoe and found a dead roach on the floor. NO THANKS! We asked for another apartment. They were extremely accommodating esp Ann and moved us.We dodged a possible infestation of roaches only to be greeted by another creature in our new place...ELEPHANTS. We live below a family of ELEPHANTS. They YELL and STOMP around all day long. Its so annoying! I have sent two emails and even visited the leasing office and we are still suffering. The noise is so disruptive it will jolt you from your sleep. The constant pounding and thudding makes the walls shake and this morning, it caused a picture to fall off the wall!!!The property manager was pleasant and met with me. She assured me they would contact the tenants. It has now been over a week and still NOTHING. She made the comments we dont just evict people for noise and we have never had a complaint about them which led me to believe we are screwed. No other accommodations have been made and no follow up. From my understanding these are long time tenants and I guess are exempt from county noise ordinances.My advice is keep looking. Its a sketchy neighborhood and they obviously dont appreciate new tenants. We are stuck in a contract under these loud idiots for over a year. I suffer from anxiety caused by a sensory processing disorder and the sound literally causes panic attacks. They dont care... I would recommend this place to no one and advise you to keep looking. Its not worth $1200/mo and no Im not an irate former employee. Im a tired mother and wife who feels like shes been forced into an unfair contract.

(January 7, 2018) Today we had to move, but at dawn an external pipe broke and flooded the room and the room, we had to run everything, it would take at least 3 days, and we have nowhere to sleep. They do not want to run with the cost of accommodation, they tell us that we must sleep in a hotel (that we must pay and we cannot) or there (with the wet floor) bad bad bad, I do not recommend this place at all.(Update January 22, 2018) Two weeks have passed and just today they came to fix a part of the wall that was damaged, and on Thursday they came to change the carpet that thank God they had to remove it entirely because it was animal piss and full of mushrooms, my boyfriend had to buy bleach and disinfect. Tomorrow they are supposed to come to paint and fix the other wall. So far very bad experience with the subject of the arrangements, I can understand that a water pipe bursts due to the cold that it took but two weeks to solve? Its too much...Do not put a we are sorry for your problem, come talk to us at the offices because we already went, we already talked and things continued slowly
