I have been living here since 2018. This place has changed hands a few times. I never had any issues living here except for recently a squirrel some how got into my ceiling through the outside of my building. The Assistant Manager Steve Mendez along with Ben the Maintenance Lead and a newer maintenance person. Helped me with this right away. They found out where the squirrel was coming in from and patched it up from the outside. They were very attentive to my needs. I havent heard the squirrel since. Its nice that I can trust my maintenance lead Ben. He is awesome. Also I am very happy with how fast Steve was on this. I was impressed. Great Job Sofi Lakeside! Job Well Done!
My elderly father and I had been looking for a new apartment to get into ASAP. After filling out the application online, Victoria reached out and continued the process with me via phone and email. The level of communication and authenticity she offered through the entire process was exceptional. Some of the best service Ive ever received from a leasing agent. If I could give these apartments zero stars I would, every night I work 3rd shift I have to come back to my parking space being taken because there’s no other “resident parking” and each night i always have to deal with calling Mary’s towing which they can’t do anything about because the apartments refuse to put my information in their system that I can’t tow these cars. Why do I even pay for parking every month if no one from your staff will help me? I have made emails and several calls about this and still someone refuses to help. On top of things easily breaking in the apartments, the gates always open there’s no need for a key fob at all. I hate having to call late at night to deal with these situations.
I was looking for a new apartment, Brinn was my main point of contact, and she did an amazing job of handling all my paperwork. She responded to all my email questions and returned all my calls within a day. Sofi worked with me and got me approved pretty quickly. Highly recommended, and kudos to Brinn for the great customer service.
This review is long overdue. We moved out a little over four months ago but we stayed at Sofi Lakeside for two full years! We loved it here and we were sad to leave but we were moving across state. The property is managed extremely well by Brittany. If anything did break, it was fixed quickly. She was kind and easy to work with and it was a joy to go to the office and say hi! We had a single bedroom And the layouts worked very well. The apartments are pretty nice and I thought they were competitively priced. I definitely recommend!
Nothing but positive experiences thus far- Steph made our unexpected move less stressful and are super responsive. Plus it’s dog friendly and we loved the fenced in dog park! We love the location because there is so much around but it is also very peaceful. The Lakeside views really brought joy to the community. Ben and Jacob the maintenance team are great and Aimee the groundskeeper is always nice to talk to and does a outstanding job of keeping the community clean!
AMAZING. The apartments are very nice, modern, and well maintenanced. They do a great job of maintaining the property. The front office and maintenance crew are helpful, friendly, and quick to respond to any concern. When our dishwasher went out, they were quick to provide a replacement. The pool and gym we’re always clean. Parking was never really a concern either, if you come home late you may have to park a little further away, but still within the property and in a safe area. I can’t recommend Sofi Lakeside enough.

Anyone looking to rent here should think twice! They love getting you in the door and once your here it takes forever to respond to maintenance calls. Ive been complaining over a year about a leaking toilet and keep getting told it is condensation but its not. Now we have a mold issue and once again Im told its condensation. My sink is stuck and water isnt going down. I called Thursday and its now Tuesday afternoon and no maintenance. I have to wash dishes in the bathroom. My dryer isnt working and Im not expecting them to get to that soon since last time my washing machine wasnt working it took them over a month and a half to fix it! Especially if you have kids please look elsewhere because if you dont have a working sink, washing machine or dryer its incredibly hard to get anything done with little ones and not to mention the mold build up!!!
We have had a very positive experience here at Sofi Lakeside. I definitely recommend this apartment community. Any problems/maintenance issues we have experienced have been quickly taken care of by the staff. The key is communication! We have been able to resolve issues by reaching out by email to the community manager Brittney, who is very reasonable, kind and willing to go the extra mile to keep her residents happy in this community. The office staff and maintenance staff are equally friendly and helpful. Again, the key is communication if you have any problems/concerns.The community has been under new management for about a year, and in that time has been significantly improved with renovations both inside and out, with no signs of stopping. If you’re looking for a reasonably priced, modernized community, with the spaciousness of an older property, definitely check out Sofi Lakeside.
I have lived here for 3 going on 4 years. In that time the property has been sold 3 times with each new owner being worse than the last.These people are no exception.Their staff is so bad that while I was having a family emergency, Which I told them about, they okayd me to park in a numbered space then towed my car.Case in point see attached screenshot

TLDR; Just don’t move here.New management doesn’t know what their doing. Lost our move out check also lost out online payment one month, not sure how they accomplish that. New owners just seem fraudulent. Started charging for the second parking lot that was free in the lease. Raised utility prices. Everyone in front office is incompetent. Took them 15 minutes to figure out how to prorate our last month’s bill. I’m not a rocket scientist, but taking away 7 days worth of billing isn’t difficult. We went 3 days without a working toilet (our only toilet). Clearly doesn’t care about tenants and wants to get as much money as possible. Please, please, please, don’t move here!
I have been at Sofi Lakeside and find my stay wonderful. I have read other reviews and I am very surprised on what they have written about the complex and staff. All has been great for me. It is very peaceful and beautiful!!!
This place is very beautiful. The design of it feels like you live in a Japanese garden. The inside of the apartment is modern and cozy. Great kitchen design with nice appliances. The court yard is stunning. I really love the shaggy trees (they have character!) and the singing birds. The tree across from where I live underneath the F on the F building looks like a lizard climbing up the side of the building. The management is really kind, caring, and articulate in explaining things. The grounds are well taken care of.
The rooms are nice but the management makes it difficult living here. It always just seems to be one inconvenience after another, from the office not being able to figure out how to operate their own front gate to short notice (when there is any reliable notice), for contractors working on and around the apartments. To top it all off, there is no such thing as simply parking in one of the limited spots offered. There seems to be endless change to how that is managed and I dont particularly appreciate being expected to put messy stickers on the window of my car just so that something as simple as parking can be managed. It also hasnt been worth bringing questions to the office, as its a gamble if the person working will be able to even understand the question, let alone offer a reasonable solution.
Please do not move here.I didn’t have the best experience living here. First parking is ridiculous there is never enough parking. If you have to work until 5pm good luck finding a parking spot when you get home. They have permit and assigned. Permit was free but now they charge for it.This apartment is a “gated community” but they never close the gate during the daytime. They only close it at night.The management is horrible. I would pay online for the month (on time) and then a day after the 1st they would say we still owed money. I feel like the office is unorganized and not trained properly.I had a problem with my toilet and it was my only one. I had to wait three days until I had a working toilet. You would think they would fix it right away if it was your only one.I also had an issue with our mailbox. My mailbox broke and the office replaced but it seemed cheaply replaced because it broke the next day. For the last month we didn’t have a secure place for our mail.Please do not move here.
With the crazy of life and being an adult we were a little behind on our moving out procedures.The office staff went above and beyond to help us get things together and organzed so moving out was as painless as possible. I can not thank them enough !!! I love that this company and management are working hard to improve the complex. Thank you so much to the office staff!!!

Nice units but office staff is frustrating to deal with after switching to FPI management. Since they’ve taken over, I have never once left the office feeling good about my interactions and always with more questions than I walk in with. I could give several examples but it’s not worth your time. Five stars for the units, one for staff.
If youre a person of color, stay away. I was considering this complex for myself and daughter. I watched the apartment staff be really nice to a caucasian couple and seemed to have a blast touring the apartment. I waited for 30 minutes after my appointment time before anyone spoke to me and the guy there was incredibly rude to me after being nice to the other couple. Nope. I wont be renting from this place!
We just moved in over the weekend and I have to say the place is awesome! The management has went above and beyond helping us with the screening process. They were very patient with me. It was made so easy by being able to do a lot of the paperwork online. I called them a million times with a million questions and they never got tired of me. They worked very hard to get us the right apartment within our budget.The day we got our keys I saw how the kids there were treated so well by the management. The pool was opened and they had water toys that they could borrow. I thought that was pretty cool.I have lived in tons of apartment thorough my adult life and this place has been the best by far. I love my unit it has tons of character. The views in most of the units are very nice and make you feel at home.
Management has once again changed hands and is worse than its ever been. They talk down to everyone like theyre paying people to live here. An example is they werent happy with the patios so put out a warning that we have 6 days to clear everything but patio furniture and live plants or the we will be fined and receive lease violations. They said we cant even have bikes stored on our own patios. Rent has gone up almost 400 dollars in the past year with no value added to the community and it is on the corner of airport road and the 99 one of the highest crime intersections in Everett. The only thing that has been improved has been the office where the staff works to look nice for visitors while the people who pay to live here get harassed for keeping a bicycle on their own private patios and have 3 colored patched buildings and rotting decks with 4 different kinds of woods from patchwork repairs instead of renovations.
Ill start by saying I dont like to give bad reviews. But ill be honest on this one. This place is decent. The apartments are renovated and are priced decently. The demographics of residents are questionable. The visitor parking is a joke. The main problem is the management. There is no communication. Zanna talks down to you. Its very frusturating.
I have been a resident here at the Barisa since 2016 and I am very happy much more so since management has changed hands. The new management is very friendly and helpful they are doing their best to fix issues left by the poor management that they replaced. They are quick to fix anything that breaks and they have a great maintenance team. The grounds are now taken care of and even with pets being allowed you dont see dog droppings allover the place like you do in other apartment communities where pets are allowed. Here we have a great dog park where you can exercise your pet and the people clean up after their pets. It is a friendly community where people say hi to each other when passing by.I have a janitorial company and so I work nights and my crew often has to come to my home to get materials or directions to job sites and they have all told me how safe they feel and how nice the security team is that patrols the grounds at night. I have to come and go sometimes to go check on jobs or go solve a problem and it gives comfort to see the security crew patrolling the grounds when I drive in at night. the last place I lived I was afraid to walk to my car.In the summer time the pool is nice to have it is always clean and everyone is friendly there is a sense of community here that I enjoy. I am surprised and sad to see the negative reviews from other tenants and can only surmise that they lived here before the current management was here. I for one am a happy tenant. I am glad to call this home.
So far all the staff has been very helpful and understanding. Very prompt on repairs and request. Love that they except all my package delivery and know when they are there when I stop in to pick them up.
I have lived at this property for 2 years and I have never had a problem with getting maintenance done or receiving superb customer service. The leasing office is always welcoming and friendly, and the staff remembers know you by name. Not to mention the beautiful remodel on the property.
Enjoy having your car broken into! The management gave my parking spot to another tenant with no warning or plan to replace it. There is nowhere NEAR enough parking, so you’ll have to park about a mile away on one of the sketchiest roads in Everett.So if you like long walks home, having your car broken into, and a mostly disinterested staff - come live at Sofi Lakeside!
I lived here for 2 years due to low income but it was the WORST two years I’ve experienced at a leasing company. The apartments get so many ANTS and SPIDERS. THE COMPLEX made a HUGE hole in our second bedroom due to “pluming issues” the 3rd day we moved in.THE HOLE was there the ENTIRE time we lived there. No matter the 10 request we put in.
Worst leasing office ever. This property changed management around the new year and it has been awful. They lie, never do anything and keep the general manager away from the residents and we cant talk to her. Brittany and the Asian woman are nice but Zhanna does nothing and lies and does not know how to do her job. Dont move here if you expect a good staff in the leasing office.
I recently inquired about available units with Brisa Apartments in Everett, WA. The Brisa manager Robin Johnson was very helpful and professional. It was really impressive how quickly she responded to email inquiries and phone messages. Her direction was clear, precise and positive. I really appreciate the administrative service provided to me. I chose not to rent here for one reason and that is honestly the security/safety of this place. The location is in a very scary area to begin with and I really appreciated management letting us know right away that they are working on trying to make the area more safe. They do have security there from I believe 2 PM-4 AM. Which is comforting, but honestly not enough. When I was there, the model home is beautiful. Its completely updated. And although I really enjoy ammentities, their leasing office and clubhouse recently had a fire so there is not accessible amenities to residents currently which was another big downside to us. Parking you have to pay for, which is common and wasnt a deal breaker for us. Really it was just the sketchy area which is so sad because theyre beautiful apartments. The leasing office lady I met with, Amanda, was wonderful. She was VERY open and honest with me and I truly appreciated that. If it was just my husband and I, we would have rented here because its reasonably priced. But because I had 2 homeless people approach my car as I was leaving and try asking me for money while still in the complex, I realized its just not a safe area for my son and our baby on the way. The community itself is beautiful and its really sad that certain people have to ruin it for other hard working people. I would recommend this place if you dont have children. But if you do, its just not safe in my opinion.
Any stars above 1 is because of old management. No one with a real experience would rate any higher with the new management and I never take time posting reviews but this one had to take place. Honestly I dont know where to start, nor do I think Im gonna even get that into it in this review. Place wasnt bad before the new management took over. Once it swapped for Sofi lakeside we started getting billed for everything imaginable. Had to get out of there, that place was like a dog eat dog managment. Never been so happy to be out of an apartment complex in my life. Had this been an earlier time in my life I would have hired a lawyer on principle, but its just not worth the effort or money for me anymore. I just coughed out anything they wanted from me to leave and left. Then still got bill for more after I thought I was good to go -.-... Ill post another review when I have time to get into details of all the devious things they do to people. But for now I just need it to be known that you are going to spend so much more then you can imagine and you wont know the hidden fees until after youre moved in. Also beware of the Russian Karen. Youll know when you see her, shes the biggest 2 face Ive ever seen. Idk who in their right mind would hire that thing. Will post another review and drop every devious act these guys pulled out when I have time. I wanna make sure I dont miss anything. Just dont sign any paper work with these guys, itll end up being the biggest and most expensive mistake youll have ever made in a apartment complex.

Brisa was my very first apartment home. And Ive gotta say, its probably the most patient and understanding complex youll find. Granted, the parking spots are a little bit of a pain, but other than that its fantastic. Props to Deon for being a kick ass manager. Thanks man for your help.
This place is horrible! We have cockroaches in our apartment and humongous spiders, parking sucks, management is a joke, and the area is horrible. When we called to have the cockroach problem dealt with no one did anything. My roommate and i have each had our cars towed and each had our cars broken into. Any time we need something done or need to speak with the management, no one answers the phone. On the rare occasion they do answer, no one with any brains is there so our questions go unanswered and we get the response, I dont know, but my manager will be in tomorrow which she never is. In our first month here there was a SWAT team that was executing a search warrant on the building next to us and we and our two babies were awoken to the sound of doors being kicked down. There are also homeless people and prostitutes which walk around in the area directly behind the apartment complex. It is an incredibly unsafe area unless you yourself are sketchy. I have hated living here and wouldnt recommend this place would never suggest anyone I love or care about move in here. The only good thing that we encountered here was Lenor one of the office guys. Please think twice before moving in here especially if you have kids.
Staff is very nice, especially Will, the housekeeper, and Milan the maintenance manager; they’re both very kind and hard working. Would love to have more people like them!
Their customer service sucks, if you have a maintenance problem they don’t come to fix it when they tell you they’re going to, they run on their time, there’s no parking anywhere, the back gate is always closed which makes it useless and VERY inconvenient. They spend all their money trying to make it looks nice but the quality is NOT good at all, and apartments don’t look like what they advertise, do not recommend
Worst community in town. We lived here when it was Brisa Apartments, followed by Atwater Clearing, and finally SoFi Lakeside. When Greystar was managing the property, things were “bearable” but it really took a downhill turn when FPI property management took over. We had set up a 7 month lease with Greystar because our living situation at the time wouldn’t work with a full year lease. We explained this to the leasing office and they were able to work with us and set up a shorter lease as opposed to the standard 12 month lease. FPI took over the property 1 month before our lease had ended. We turned in all the required paperwork 30 days ahead of time to let them know we would be out of the unit on November 1st 2019. 20 days after we were moved out and in our new place, we received a bill from a collection company for 3 months of unpaid rent totaling $7,700. SoFi Lakeside never made any attempt to bill us directly, even though we left them with a forwarding address. They also had already re rented our unit to someone else and were trying to make us pay the rent that the new tenants were now responsible for. We went back and fourth for over 2 weeks with both Sofi Lakeside and FPI property management, and they refused to honor the 7 month lease we had signed with Atwater Clearing. After disputing this with the collection company, we were able to lower the charges to $3,500 which we had to get a loan for and are still paying off. We had both of our cars broken into on 4 different occasions while they were parked inside the gates. There is no security patrolling the property even though there’s signs saying there is. Parking is a joke and there are abandoned cars that have been sitting in the same spots for months at a time. The office staff is never willing to help with any issues, and that’s if there’s even someone in there available to help you. They never answer the phone when you try to call. The dog park is never clean and we refused to take our dog in there. The gates to the community only work half the time, and I’ve seen residents have to leave their cars stranded at the gates because they wouldn’t open for them. They’re increasing rent without increasing any property value or amenities. Any other community in this area will be a better living situation for you.
The website is not kept update and the prices fluctuate $385.00. George had a hard time explaining the price difference and with review rating so low I decided that it was in my best interest to pass on this appartment. It feels like a scam
I moved to the area recently and none of my friends or family are able to visit because they are NEVER giving out visitor parking passes and management does not know when they will be available again. It has been at least three weeks. If you can’t maintain the carports you should just tear them down. The gates have only been functioning one day since I’ve been here. Not sure if it is Gray Star or the management who is responsible but I would not reccomend Atwater

If I could give a negative star review I would.Not very impressed at all with this FPI management company. When we had Greystar for management they were helpful and worked well with the community members. Since FPI moved in we have had nothing but issues. The office people never seem to know what to do if there is more than one person in need of help. Stopped in for a parking pass and 15 minutes later was still waiting for help. The lady at the desk was helping a couple get started on their lease papers and told us we had to wait until she was done helping them for a parking pass. All the while another employee (I am assuming the manager, sat in her office and never came to help us with a pass.) We decided to risk it and just have my visitor park in my spot since she only needed to be here for about 30 minutes anyway.Parking is not monitored at all. There are multiple cars with no parking passes that park in the community all the time and there is zero enforcement (there has been an abandoned car taking up a spot that is supposed to be open to anyone for the last 3 months). Meaning that the residents have to park usually on the other side of the complex when you could park closer to your building if parking was actually monitored. Not to mention the gate that is always open. We initially moved here because of the gated community, but random people can enter the complex pretty much any time. The keypad for visitors doesn’t work at all.Amenities are a joke unless you only work at night and can actually use the gym. It closes early in the evening so those of us that work late dont get to use it. When the pool is open its freezing cold and they have yet to fix the spa/hot tub that has been broken since we moved in. The office will accept packages for you as a “courtesy” however they will make snide comments if you have too many packages in the office at once and the most recent issue is that we had a package that a carrier was unable to deliver after multiple attempts because no one is in the office to accept it. Then when we try to pick up (tried 5 times in 4 days) there was never anyone in the office and we were locked out of the main office building. Their sign is posted that they will have someone in the office on Sunday’s. When no one was in the office we emailed the only contact we have any were told that they would not be in until the next morning.If you have a dog, forget using the dog park. The gate is continually broken and residents dont pick up after their pets and the management’s solution is to threaten a fine and DNA testing poop to clean this place up, but it’s still horrible and has poop all over.Time and money is spent making the property look better, yet they cant seem to do anything about an adequate maintenance team. Our sink was leaking and the seal that was supposed to fix things didnt even seal the sink properly. When we were able to get the chance to leave the office insisted on coming into the apartment to see what they needed to order in advance so they can get it ready for another family. We made an appointment for 3pm on a Monday and made sure that we were home so that we would be able to keep our dog from running out the door. They said it would take all of 10 minutes. They didn’t show up till 40 minutes late and we had to leave. We set an appointment for 2 days later at 3 again. He didn’t show up and my husband had to find him in the office and ask the maintenance guy to come over and do his job. The guy said he needed 10 minutes to get everything he needed and finally came over to look through the house.They spend more time printing and posting papers to doors than enforcing anything.The best part about this place is that they gave us a reasonable accommodation to leave before our lease was up to move to a safer place before getting too close to our due date for our baby due in May. Other than that, stay away from this place unless you like wasting your money on an overpriced small apartment and a management company that makes their own rules despite what’s posted.
I am so happy that we got out of Brisa, but we will surely miss the wonderful maintenance and management. They were always so kind and patient with us.The area is absolutely terrible. I barely felt comfortable taking my son on walks in the complex and couldn’t even grocery shop in the area. We also had very volatile neighbors downstairs. They would bang on their ceiling constantly when my 2 year old would make even a little noise. We are also almost positive they spit on our car and egged it on one occasion. Unfortunately there wasn’t much the management could do to remedy the situation without making it worse. Other then these issues, we enjoyed living there.
I truly appreciate the hard work that goes into this facility! The staff does an exceptional job with the needs that go into running a proper and well maintained living area. I would like to thank someone specific, which is Lenor. He seems to always be ready and willing to help myself and any other resident here with needs with a smile on his face. All of the staff has been great and I am very happy to be apart of what I feel is truly an exceptional community.
I just moved into Brisa. I just wanted to share with you that the Property Manager Amanda goes above and beyond to make things happen. When I first moved into my apartment my flooring wasn’t matching with my cabinets..My apartment didn’t look like the model apartment that I was hoping for. Amanda knew I wasn’t thrilled about it. She sent me an email apologizing and put in a work order to the Reno team to get this taken care of for me so that the apartment would meet the expectations that I was looking for. I moved in just last week and the cabinets are practically done today. The customer service here is amazing and I truly appreciate it. I am so happy that I made the decision to move in here. Amanda went above and beyond to make sure that I was happy and that I will love my new home here. My family and Ive been living here for about 7 years, we downgraded ourselves there because it was all we could afford at the time. Anyways Im glad to say that we finally found a home that Im proud to call livable. Brisa shows you a nicely furnished model apartment, but when you sign up youre given absolutely the opposite. Theres always something worn down and unable to use, the back porches are messy and its not worth even considering moving into. They recently painted them to a excrement color and honestly they should have left it to the moldy-passably-white paint before hand. Reading the other 5 reviews I know its not only me that believes Brisa should change its address to Hell. I honestly see cops and security patrols around there every night, tow trucks are always there which comes with screaming and yelling. There are kids that run around the halls, I even went to do my laundry and opened up the dryer and there was urine stuck inside recently. They recently added locks to the laundry rooms for apartments that dont have a dryer or washer and I even encountered a homeless person sleeping in there. How safe is Brisa? The Revalue Card membership they upgraded from the quarters that were used to wash your clothes in the laundry room is outrageous, it costs so much money and Ive even had to lend my prepaid Revalue Card to some Latinos because they dont own a computer to add money on their card. Brisa is disorderly and does not know how to manage anything at all. The ladies that run the place kept my packages from FedEx in their car!! It was a big package, how unprofessional can they get, honestly? Just lets me wonder what else they get away with..
Ever since Sofi has taken over things have gone down hill. The office staff is to busy filling apartments then dealing with the residents that already live here. They have raised rents and started fines for having things stored on personal balconies or for leaving the valet trash outside your apartments, and there isnt much storage space to begin with. It use to be a nice place and they are doing upgrades but they are running out ppl as fast as they can get them to move in. Feb.1,2020It is very beautiful and peaceful. We have been here less than a week and enjoy most things an elevator for moving things to the 2nd and 3rd floors would be very nice. Parking has also been a problem, but they are working on it and if you talk with the office they are very happy to try and find a solution. Sept.2019

Lived here for a few months. Management is AMAZING but maintenance takes forever to respond to requests. The area is extrmeely crime ridden. While moving out, we had left our apt unlocked while we ran down the street, when we came back our door had been wide open and most of our electronics had been stolen so obviously we were being watched by a neighbor as we were moving out. Lesson learned on this one. The neighbors below us are also drug addicts and pot heads so that was also fun to deal with on the daily.
The staff here, especially Lenor are fantastic. Issues come and go but they always work to come up with a solution and are incredibly polite and helpful. Thanks for all your help!
Management is terrible, they treat all residents like an annoyance. They put eviction notices on tons of peoples doors and had them taped so everyone could read information on the tenant and how much they owed just by walking past the door, after a trip to the office it turned out our eviction notice was just a mistake in the system. Just got a notice at 4:30pm that theyll be inspecting tenants house tomorrow morning, when I brought up that theyre supposed to give 48 hour notice, I was told they did. Ive been in and out of my house several times since yesterday and did not get a not on my door until 4:30pm tonight. Also the phone number on their website and on Google maps is incorrect according to the office, so Im unsure how anyone is supposed to contact them besides going to the office.
This is absolutely the worst apartment complex I have ever lived in. There are so many things I hate here that I dont even know where to start. When my roommates and I first moved in we were falsely told that we could park anywhere that didnt have a number. My car got towed the first night I moved in. Then the second night I came home from work and there was absolutely nowhere to park. I had to park on the street and walk by myself to my apartment a block away. When I called the new management, they were so unhelpful and it took my boyfriend calling to yell at them until I finally got a parking spot. I even called the regional manager of Greystar and he treated me like I was the one with the problem and didnt take me seriously. Dont even get me started on the noise situation. The people living above me have a small child who is very loud and runs and stomps everywhere and has woken us up many times. When we called to complain, the management once again was very unhelpful and told us that only two men lived above us, so basically didnt believe us. Finally, let me say the water situation is so ridiculous. Basically the water is allocated for the building you live in. So if I am gone a week, I still have to pay for my neighbors water. The people living above me have a woman and her loud child above us and I am paying for their water usage even though they arent even on the lease. I feel like every time we pay rent or our water bill, it is a complete waste of money. I am going to be so happy when our lease is up, I seriously cannot wait.
Terrible apartments. Person was murdered in the parking lot. They let roosters from a neighbor roam freely and scream in the early hours of the morning. Clubhouse burned down but they still charge for the amenities that are supposedly provided. Dog poop everywhere as nobody picks up after their pets. Heroin needles. Need I go on?
$300 rent increase is unreasonable. 1500 a month for being harassed by bums and druggies walking from my car? Sure they have a security person but never see them when stuff is going on. Its unreasonable and you would think they would want to keep residents that pay on time every month and are pretty low maintenance.
I am a current resident here at Brisa and honestly it is the most disappointing desision I’ve ever made. First of all it’s way over priced you’ll pay $1,300 for a one bedroom second they add on another $20 for someone to come take half your garbage not all your garbage half when I could walk to the dumpster and do it myself. Then the city charges you another $20 for garbage and another $70 for sewage waste etc... then another $30 for electricity. Almost forgot you need to get a spot for your car becaue after 6 you’ll have to park on the street and risk getting towed because there’s not enough free parking. I know from experience one of my cars got towed when I had to park on the street best they could do was 4 months free parking but I had to wait 2 months to even get a spot then once I got a spot lone behold they charged me for parking. Then when I brought it to there attention they said no worries just don’t pay it then again lone behold I get a note on my door saying I had to vacate in 7 days if I didn’t pay parking I got 3 of those notes before it was finally resolved it was a joke ( also not enough free parking for guest so forget about having visitors or risk them being towed) so add on another $35 for each car. So add on another $150 onto the rent charges. The front office also lacks customer service. Maintenance takes at least 2 weeks for anything to be complete (the light in my kitchen was hanging from the ceiling for a month, I was without doors to my cupboards for 3 months ). There was at least 3 fires that happened on property ( so none of the amenities are in service like the weight room hot tub or pool) someone even got shot. So my advise is to find another place to live because it’s overpriced bad management and bad customer service. Sad part is it’s only been 6 months and this is the worst property I’ve ever lived in. You’ll thank me later!
I live in one of the apartments by where the fire had happened today and I must say, if it wasnt for the fast response of the maintenance and Everett Fire Department it could have been a very bad tragedy. The maintenance staff were knocking on everyones doors even before the alarms had been set off by the smoke. We are VERY grateful.The staff at Brisa is A++++! I NEVER have an issue with them. I have lived here over a year and they have always been courteous and very responsive. The new management has really been trying to get everyone involved and asking for opinions on how to make the community better. Its a nice feeling to know that they really do value your opinions.
These apartments have given me the hardest time any community I have ever lived in. For one, they do not have enough parking for the amount of parking passes given to the residents. If they have 100 parking passes to give, they should have 100 parking spots. It is not acceptable. I had to park over in Portsmith apartments (2/3 blocks down) and walk with 3 children in the pouring rain. Secondly, I was towed. WITH A PERMIT PARKING PASS. Third, it is not a safe area to live. There has been a shooting here & multiple drug trafficking out in the open. Please consider another apartment complex to lease with, you will not be happy here. Between the unsafe environment, impossible parking for a place in which you pay to live in, and a security guard who will tow your car even though you have your permit parking pass, it is limitless to what will make your experience horrible.

I liked my apartment, but management came in way too often. They once went in without notifying us and were angry we hadnt moved everything away from the windows so they could replace them. when they came later and did replace them they left dust over everything in our apartment. Also after the first year was up they tried to raise the rent almost 200 a month. We moved and have been a lot happier where we are now. If you do move here try to be in building A. there is always parking and you are more secluded with quieter neighbors. Would have really hated being in a different building where kids were screaming and running around regularly.
Just had a dealing with their leasing office. They dont hold to their word. Beware when you deal with them. I wonder how they would be as landlords.

Tried to apply for a room in these apts. I was told by one of the staff that I dont need put a cosigner on the application until they reviewed it to see whether a cosigner was needed. Two days later I get a call back saying my app my denied with no further explanation why and I had to call the main application place amd the leasing office 5-6 times back and forth to see what was wrong. After finding the reason for the denial, they said if I wanted to add a cosigner I would have to do another application and repay the app fee, admin fee and the online deposit again. I was told I could add the cosigner after my app was finished being review by several people, but they come bit ck around and says I cant. Lost $290 for the app + admin fee in two days which is non-refundable, which was a total rip off and then the online deposit which was refundable for some reason takes 3 weeks to be refunded back in the account. It take 5 mins to pull from the account, but 3 weeks for it to be put back?!?!? Even after 3 weeks the money still hasnt been refunded.I was even recommended that I should report this to the Better Business Bureau too
I live here currently and it’s the worst apartment complex I have ever lived in. They complain about everything, loose all of your important mail and simply are unprofessional and unhelpful.
I use to live in these apartments and these apartments were some of the worse. First of all the apartments rarely answer their phones and I have personally called with no answer and walked into the office with no one doing anything. I also know that an employee by the name of George knows nothing and I really did not understand his point of being there. Also during my stay Deon an excellent employee whom actually tried to help either was fired or left. They also seem to never unlock the door to the laundry rooms and even when called and asked to do it they still do it. Those are merely annoyances, they also had lease violations and safety violations. In building J they had to tear up the carpet to fix a hole in the walkway and they did that, but they left rusty nails throughout the walkways. It took them multiple weeks and repeated phone calls of this issue. They also allowed a non resident on our resident portal. They also do not know state law since they are wanting to immediately charge for rent from a broken lease. This violates RCW 59.18.310 of the tenant-landlord rights act. I would not recommend living here. This is not like other greystar properties. The people runing it are inefficient. They left a hole in our deck for 4 months before fixing it and we eneded up speaking to a maintenance worker from greystar to fix it.Edit:I recently spoke with Amanda the manager at Brisa . I found out the issue with the billing is their process and is legal. They bill the max and then adjust.
Great place to live! The grounds are well kept, the maintenance is quick to respond, and the staff is very friendly.
Why is it If you pull in to see someone who lives there you have a guard there who takes a picture of your id. Invasion of personal space I think.. or discrimination
Apartment robbed for more then id like to say.....girlfriends car keyed by the person who was parked in our paid spot. Their is no parking enforcment unless you call the office or towing company.Had many issues with neghbors, and random tweekers. Their security handles many areas. So do let them make you feel as safe as they made us..

Issue #1 - IF YOU HAVE PETS, BE CAUTIOUS. My dog had nothing but skin problems for the 11 months we lived there and she wasnt the only one. There are 3 other dogs that I know of that also have an awful skin condition that comes with smelly, itchy, flaky skin and sores and one of them now has skin cancer. When we moved in, with what they told us was Brand New Carpet, there was a HUGE flea problem. Once we managed to eradicate the flea issue, my dog was still itching and biting. I took her to the vet and they said she had an allergic reaction of some type and gave us some cream, which didnt help. 2 weeks after we moved out, my dog was totally fine.Issue #2 - If I wanted to live in an apartment with Rice Paper walls, Id move to Japan. I could hear the people above me doing everything, including a few things I would rather not elaborate on. I understand that apartment living comes with a few issues such as this, but this was the worst Ive ever experienced. It was like we were living in the same apartment.Issue #3 - Maintenance and Office staff - Most of the time when I called the office about any kind of issue, I was spoken to like a child. I understand that when I moved into the apartment complex it was half section 8 with a lot of mentally disabled people living there, but that doesnt give anyone the right to talk to me like they did. When I moved in, my oven didnt work. Also should mention the appliances were older than I was. Maintenance was awful and I dont think it was the maintenance guys fault. I think the lack of organization and coordination in the office took a toll on the maintenance timeliness.Issue #4 - DO A WALK THROUGH!! I left my apartment in immaculate condition, carpets cleaned professionally and the tiny holes in the walls from hanging pictures filled in with putty. There was absolutely nothing wrong with that apartment, but I didnt do a walk through and I didnt take pictures because I was sure id get my security deposit back thinking that I was dealing with honest people. They charged me to repaint the entire apartment and replace the entire carpet. There was a water leak from the apartment upstairs right before we moved out that caused carpet and paint damage throughout the hallway and into the living room. Even though it was 100 percent completely their fault, I had to pick up the rather large tab.Issue #5 - If you think theyll work with you on anything you owe them after you move out, think again. They broke the law and sent me the invoice 3 days late to my address in California, even though I gave them my forwarding address here. I had 2 weeks by the time that I got the invoice and then they sent me directly to the most awful collection agency Ive ever had to deal with.Issue #6 - Parking. I have 2 cars and was paying for one spot. I had to have 2 cars towed from my paid spot. There was hardly ever any parking spots at all in the ENTIRE COMPLEX if you got home after 7PM and would be forced to park on the street or in another apartment complex altogether.All in all, I felt like I was living in a 3rd world country living in Brisa. There were 2 people murdered blocks away during the 11 months I lived there and countless domestic issues. If I could give no stars at all, I would.
Me and my boyfriend lived there for 13 months and it was awful. The website might look pretty but its a far cry from reality. First of all the area isn’t so great. The apartment complex is behind a Home Depot where you see drug dealers on the corner and homeless people walking around through the parking lot at night. Get used to the sound of cop cars and tow trucks. There have been a couple of times when our cars were broken into. Speaking of parking lots you can forget owning two cars because the parking situation is ridiculous. I know other people have complained about it in their reviews but imagine this; coming home at night after a long day at work…theres no parking on the premises. So you have to park at the Home Depot across the street and walk past all the previously mentioned sketchy people and pray that your car isn’t towed or broken into again. Thankfully my boyfriend wouldn’t even think about letting me walk alone at night in that area.The bathrooms are covered in this pink mold and when we first moved in the toilet wasn’t even cleaned. Then there is the matter of the “wood” floors in the kitchen, the dirty porch, and the management...I have never been treated like this by apartment management. Some of the other employees were nice and friendly. The general manager was impossible. I wouldnt be surprised if we are not the first ones to complain about her. My interactions with her always made me feel like she was looking down on me. It was as if she was deliberately trying to make our move out difficult. Absolutely ridiculous that we had to go through all this stress. We didn’t even bother trying to get the deposit back. Please put your money into a place where the management actually cares about people. And if you don’t care about how management treats you at least think about a nicer area thats a bit safer. What’s really sad is that I read the terrible reviews for this place but decided to give it a chance….Bad idea.
Not the worst apartments I have lived in but definitely not the greatest either. I have asked for things to be fixed and lived here for a year and those things still arent fixed. The walls are super thin so you and your neighbor will hear eachother constantly. The management tries to talk to you about complaints a neighbor has made about noise and/or other things and they make you out to be a liar! My neighbors above have multiple parties and I have woken up to vomit all over my deck! Moving out so far has been a nightmare! They dont fill out the paperwork like they should and lie about doing so...changing theyre stories frequently. I would not recommend living here at all. Save your deposits and money for a better place!!!
I came in with my wife and our two kids on Saturday afternoon to take a look at a 3 bedroom, but there wasnt one available to show. We met with the assistant manager Lenor. He jumped right up to greet us shook mine and my wife hand and immediately introduced himself. He even kneeled down. and introduced himself to our daughters and asked them their names. It was very nice that he asked us all about our family, and what we were looking for in our new home. Nobody at any other place has ever asked us any of these questions, they all seem kinda bothered that we interrupted them being on their phones or whatever they were doing on their computer. He was by far the most personable, knowledgeable, polite person we have met thus far in our search for our new home. We have come across some real peaches along the way. He showed us the model unit, which I thought was very nicely laid out. He showed us around the grounds, he took us over by the lake which our girls went crazy over because their were ducks in there lol. I would have loved to have rented here but sadly they do not accept section 8. He did mention a few places we could look into that were other greystar properties that accept section 8. Ive heard many good things about the new management, however they took over about the same day we moved out. The matinance guys were so nice and would come and fix things immidatly but the new ones are rather rude. The managers at the time of our move in, one was very nice and knew me and my husband by name and apartment, the other however always seemed like she felt she had better things to do and didnt seem to know any of the tenants names. Our upstairs neighbors were incredibly loud and stomped around at all hours of the day and night. One of the people living below us had 2 pitbulls, which I have no problem with, however they would leave one tied up outside all day and he would bark, they let the female wander free in the area behind the building, and the female also had puppies and as they got older they made quite a bit of noise. We made complaints about both and nothing was ever done. Parking is not enforced in the slightest, and the whole plan for the parking is absolutely awful. They also have the back part badly gated off saying its for safety but if someone wants to walk in they can simply walk right around it and the gate made it incredibly annoying to come home from work. The area is also not exactly safe, but I understand that, that is not the fault of the apartment complex.
Driving away from Brisa after living here, is the only positive experience I had. The apartment management allows the; homeless, day labors, and drug dealers to roam free. They actually had a homeless guy live in a tent for three days by their little pond, before he left on his own. They had repainted the parking lot. They informed everybody to have their vehicle moved by 8am at the start of their section or it would be towed. But the general manager was out at 7:15am telling the tow truck driver to start towing peoples vehicle way before the due time. Even though I got my company van off the tow truck at 7:25am before it was gone, there was a woman crying at 7:20am due to her car already being towed. I had my car broken into three different times. I told the general manager the first time, her advice Dont park here. Maintenance is hysterically funny though, electrocuting themselves over a dozen times trying to replace a ballast in a parking lot light fixture. But the light had only worked for a day after that. If I wanted to renew my lease (LMFAO), rent would had gone up another $450 a month for 12 months. Madrona Ridge the company that manages the property, doesnt care in the slightest how poorly this place is being ran. I could write a book about this crapshoot. But the summary is, getting a root canal with no anesthetic is better than living here.
I recently moved out at the end of a 1 year lease here. When I moved in, the condition of my apartment was so bad that I took a ton of pictures in case of any issues with the return of my security deposit when the lease was up. Although I havent received the final accounting yet, Im optimistic. Greystar became the property management after Id lived there for about 4 months, what a difference that made. They are refurbishing my apartment, so I know the condition issues I dealt with will be handled before the next tenant moves in. When Greystar took over, they started improving things around the property right away. They blocked off an entrance that was being used by homeless people trying to enter the property grounds. Any maintenance issues were handled promptly and professionally. They reissued parking permits and do a good job of enforcing the parking rules. The office staff was always cheerful and helpful, in fact they gave me some great suggestions that helped me with a few move-out situations I encountered. If I hadnt moved to the other side of the mountains, I would have happily renewed my lease with them...especially with all of the new changes being made by the Greystar team.
This is a property in South Everett: one of the 2 times I had to call the police the officer explained to me that the population density combined w/ the amount of rentals makes the general area a great source for minor crimes.Rent is very low, but so are the standards for customer service. The apartments are also not the greatest. There are persistent foul smells in some areas of the complex, issues with mold and the adjacent pond doesnt help w/ this problem. In the 2 years I leased an apartment @ Brisa there were multiple counts of car break ins. It has been the most uncomfortable experience I have ever had as a renter, but it has also been the first time I had moved into a place because I thought it was very cheap.I think it is important to share this review because perhaps the people moving into the complex can drive better customer service: I dont think that because this is a low cost rent community the place has to be so dirty, smelly, unsafe and the customer service so poor.
I couldnt praise the sun because all these bums and tweekers were by my house and i hate that so if you are a follower of the sun dont move here actually dont move here at all also.....PRAISE THE SUN!!
I have lived here for almost one year now and I can honestly say it has been the worst apartment I have ever lived in and I have lived in many different complexes over the years. Management enters all the time with little or no notice, the place is dirty and loud and the neighbors are even worse. These apartments are terribly made and things break often, the walls are thin enough that I can hear every conversation (even on the phone) that my neighbor has. The cops are here often and it is a really bad area, there are homeless people who sleep under the stairs or in the laundry room.Speaking of laundry,it will cost you about 12 dollars per load because the dryers dont work properly and you will have to dry your clothes upwards of 3 times to get them to a mildly damp state (and thats if your okay with putting your clothes in a dryer that smells like urine). The lack of parking here is ridiculous, I pay for one spot and we have 2 cars so one car goes in one of the many blank spots they advertise for when in reality if you get off work later than 7pm you will not get parking. I get off at midnight and have to park at the apartment complex that is 3 blocks away and walk home. I have had to have cars towed out of the spot that we pay for on multiple occasions, which always turns into a loud fight. This review doesnt even cover the screaming children, the disgusting state of the pool and the spa that is never open for use, the mold everywhere etc... Bottom line, I would not have my worst enemy live here.
Worst place we ever lived, place sever mold issues and they have the worst office staff. They smile at your face but they bite you back.
