Absolutely terrible. So dirty at move in because of the ash from last summer, management’s response was “well, we’re in charge of eight properties so what can we do,” despite that being their only job. And then they had the gall to take the full security deposit of me and all my roommates (and seemingly everyone else living there) to pay for their “full clean.” Total scam. They charged us different amounts for the same things but still it magically totaled up to exactly our deposits. Oh, and my apartment had zero ventilation, which I highly doubt is legal. Every time we took a shower we had to open all the windows. Management was rude when confronted about all this stuff, and they will just have maintenance and even new people come in without even telling you they’ll be there. Do not move here under any circumstance. With the loss of your security deposit, it’s hardly a deal.
Best move in day experience I’ve had living on campus! Beth and her team were amazing at helping get everything squared away. My room was sparkling and amazing! The main office and apartment buildings have cute plants around and it makes it feel so much like home! Thank you Beth and team for all you do!
Good if it was a lock and key storage room. Cheapest around means cheap quality. Staff care but wallet hurts. Laundry expensive. Near-by everything. No privacy.

Parking is horrible, they told me I could park in a spot for the night and I wouldn’t get towed, next morning I get towed by there office, and they are making me pay 300 dollars out of my pocket for there mess up.
I’m living at Capri right now, and it is great. It’s clean and organized when you have problems you can call em up without any issues or long waiting times! You get the room furnished so you basically only need to move in pack out and feel at home 😇Denise Tetzl
Unfortunately the worst rental experience Ive ever had. I sublet for less than 2 months summer 2020 when I first moved to town. Ive rented from places around the world and NEVER been so disrespected. I moved into an absolute filthy apartment without being told ahead that it would not be cleaned. It was disgusting and I spent 2 days cleaning another persons grime, toenails, dirt, food, gunk off everything. I specifically asked at the time of move in if I would be charged for the prior residents doing and do I need photos, and was told no as long as it was all noted on the move in forms, which it was. I was forced to sign an agreement that I wouldnt complain. This was all after being told I could meet the guy to move in, but wasnt given a number and I called every number I had for 2 hours scared I wouldnt have a place to sleep, until he finally showed.Over the 55 days, my studio flooded twice, and the first time the repairmen simply said thats odd. Turns out theres a roof leak they knew about prior. I feel bad for whomever lives there now since its certain under the laminate is mold. The AC unit was not useable and a health hazard (packed with dust, grime, and probably mold), over the hottest part of summer. They also failed to inform me that the parking that was available was 2 blocks away from the apartments. And they do not provide lighting.After cleaning for 3 days for move out and following their list I was charged a full cleaning fee of $144 for one dusty rail on a desk, and lint from a clorox wipe on the toilet, and not wiping down dust on the back of a sliding door. All things that should be handled during basic cleaning between tenants.When I emailed to discuss, they showed blurry photos that was supposed to be evidence against me, but most was prior damage that was fully recorded on my move in forms. So in sum, I was forced to clean up after someone else when I was not told they wouldnt clean before me, and then charged when I didnt leave the apparently perfect after only being there 55 days and working 10 hour days (Im not a student). AKA they charged ME to be their cleaning service.I asked to be reasonable and pay 1/6 of the fee as that is how long I occupied the unit compared with the prior tenant. I reached out via email several times as I work during their business hours out of cell signal. After saying theyd check into things, they stopped responding at all. This place is unprofessional and a scam preying on students / young adults. They are just trying to make up money from students not moving in due to covid, which was apparent to see in their facebook ad campaign. AVOID! It seems fine when you move in, but I hope you all took every photo possible because they will keep your deposit at move out if you are the last person there. I guess you can always do what the other guy did to me and just sublet so it was ME hit with his filth AND cleaning fee.
One of my roommates in my Quad made a noise complaint and blamed it on me even though I was not the one making the noise. It was the person next to me who had friends over and was being loud. I felt targeted because he complained about me making noise a week prior. I kept telling Capri but they obviously didn’t care and told me that I needed to keep the noise down or I was getting a 25$ fee each time they complained. I felt targeted and unsafe but Capri did absolutely nothing. Thank god I moved out and now I live in an apartment where they actually care about their tenants. Do not rent from here!
I posted a 1 star review about this place on Yelp 4 years ago and they just reported to Yelp saying it was on the wrong page. Lol. (Yelp saids it I do not respond in a couple days they will remove the rating) Good strategy Capri!1370 High St. was a nightmare back in 2016. Maintenance took long time to come, they do not care about the mold, and they only cleaned the apartment once a year when students look for apartments. Took them 5 months to return the deposit. Chose Von Klein 1340 Mill St. the following year and I was so glad I did!Edit: you may have a brand new team but you are the SAME entity. I lived in a mold infested apartment during the thick of the COVID-19 pandemic. They never fixed it and put me and my roommates health at risk for months. Save your money and go to a complex that actually cares about your health and safety. This isn’t a place for students.

I was told that they would work with us on rent and trying to figure out a solution for our financial issues. Then I was told (not even a week later) that I’m getting a 72hr eviction notice in the next 3 days. How wonderful it is to be told one thing and get another.
Capri is really good when it comes to maintenance. I have filled out maintenance forms twice and both times the maintenance guy was here within a week. He fixed both problems and was respectful of my belongings. I came back and everything was in place. The staff at Capri are very understanding. If you have something important to talk about I would go to the managers because the staff changes sometimes so they might not be the best at helping you with more complicated issues. But as for information and smaller issues, the staff is really good with helping with that. They always have candy at the office which is a plus. I think that the price is really good. I think my favorite part about Capri is that rent is always the same every month because the utilities fee stays the same. Also, all apartments include a T.V. with cable which is nice. The apartments are also furnished which is very convenient if you are moving from somewhere far away The only negative is that the apartments are a little run down. For the mos part the apartments look really nice, but some aspects have some wear. All in all Capri is a good place to live.
I have made some mistakes here and there, havent we all? Well I will gladly say that these guys are on the right track, as am I now Thank You God! Thanks guys for looking after me when I needed it!
I love living here at Capri! Better than a lot of places in town for sure! And the staff is amazing! They are super helpful and friendly. They actually take the time to take care of you and help you with anything that you need. Renewed my lease as soon as it came available & I plan on doing that until I graduate. I truly dont think there is anywhere better to live on or off campus!
I love living at Capri! The Campus Quads are spacious, quiet, and offer a lot of privacy. Even though I have three roommates it feels more like Im living in a studio. It comes furnished with a bed, desk, chair, dresser, and closet, but theres plenty of room bring in your own bookshelf or something. When I first moved in (end of 2017) the Wifi was be a bit spotty, but mid-2018 the service provider changed and its been excellent since. My favorite feature is the air conditioning, during spring term and the summer it keep my apartment nice and cool.
By far the best management company in Eugene. Conor especially goes above and beyond to make sure that the tenants concerns are addressed and things run smoothly. Extremely friendly and professional staff make dealing with this company refreshing and a painless! Their apartments are clean and well furnished making it an absolute joy to live at Capri. I would recommend leasing from Capri to anyone in Eugene without hesitation.
Capri has absolutely the most attentive and friendly staff of any apartment complex Ive ever lived in! The apartments themselves are really lovely and have nice amenities. The rooms are quite spacious, as well. Love living here!
Capri made living so much easier after my experience in the dorms. I had no idea what to expect after being provided housing and food and locations to choose from by the university, but Capri was so helpful and friendly and the rooms were very affordable. The location couldnt be better either it is off campus so you do not get the crazy foot traffic, but close enough that I can sleep in in the morning. I would definitely recommend this property to students looking for off campus housing!
Literally this place was not worth $1320 a month. I could be paying a mortgage cheaper than this. They hassle you for parking (and expect to pay $1000 a year or $250 every quarter) and 8 times out of 10 there is someone else in your paid parking spot. I dont know who voted them Eugene Best Campus Apartment because they obviously never rented from them.
My roommates were not always the best, but the management at Capri is excellent and it seems as though they really want to help you. Highly recommend.
Terrible experience. To sum it up, they will act very friendly and helpful at first, and then once you are legally obligated to pay rent, they do as little as possible and avoid doing more work than they absolutely have to, typical campus slum lords.The price was right and the staff was extremely helpful and friendly at first, but things quickly went downhill. First, the last tenant never returned their mailbox key and somehow it took the staff three weeks and two work orders to get it replaced. When our shower stopped working, it took (surprise) two separate work orders to get it repaired. The first one was apparently lost or something like the one for the mailbox key. Then, I was given a new roommate with no prior notice from Capri, just had the fun experience of coming home to a stranger standing in my kitchen. This happened not once, not twice, but THREE times while I lived here. When I called and complained I was told there must have been a mix-up with new staff. A mix-up with new staff three times over three month period? Yeah, right. Its funny how when I initially called to complain, I had to leave a message and Capri never reached back out to me. Yet, they were able to call me multiple times in one week and flood my email with attempts to get me to renew my lease. I am now still waiting on my deposit which is a week late and I am very much not looking forward to having to interact with the incompetent/lazy staff again.
Good value!!! The only thing is that I asked them to fix the air conditioner at the beginning of my lease, but they didnt do until a week before I move out... Didnt bother me a lot though cuz there is a fan on the ceiling... anyway good for students
I lived at 1370 High Street. Management (Capri Apartments) was awful, rude and manipulative. One nice guy there, you could tell he felt awful when stuff went wrong. Units have tiny kitchens, prison/ campground showers that are full of mold, ceiling heat, no dishwasher, and the washer dryer on site is over priced and barely works. Parking is bad, the gates are horrifically loud, and the gate by the alley is directly outside the bedroom window of unit 5 and directly under the bedroom window of unit 10. Lots of foot traffic and noise, and if you dont renew your lease in December they put your unit back on the market. They wont let you do month to month, theyll basically kick you out in August.Management WILL lie to you. About a lot of things.There are some good aspects but Im not going to list them. The management company does a fine job highlighting the good stuff and hiding the bad.Edit: management, dont bother with your sorry ass replies. Fix the damn gates and give Connor a raise

DO NOT RENT FROM CAPRI! During the snowstorm in December of 2016, my roommate was gone, and I walked into the kitchen to see a flood of water coming from her room. We opened her room and the ceiling literally was caving in from the weight of the snow melting and there was 5 inches of standing water throughout her entire room. When we called maintenance, they mentioned while patching up the hole in the ceiling that it had been “fixed” before. Capri did not do anything to help or reimburse for all the damaged furniture because it was internal damage. Be aware that the units are not properly maintained as evidenced by the ceiling caving in! When I arrived to move-in, my room was filthy, and I had to clean everything before I moved my stuff in. The units are not secure at all, and it’s extremely easy to break into the units from the outside because the locks are old and worn. The walls are thin and you can hear every single noise from outside and from the surrounding apartments. Leasing office management, especially Athena, are absolutely idiotic. I tried to contact the office to deal with an important legal concern allowing me to terminate my lease per Oregon law, and Athena did not forward all the legal documents I gave her to the corporate offices. I told her that she would be hearing from my lawyer since management is disobeying an Oregon law, and she told me that my lawyer can’t contact her. I asked for corporate’s number and she told me to “google it.” She refused to give me the number after asking another time.
I love Capri. Where I live is pretty close to the campus, staff is friendly and knowledgeable, also the maintenance is perfect. I have a wonderful experience living here so far. Plus the rent is affordable and might be a good deal.
I really enjoy the property. — Its a smaller apartment but you get your own bathroom and a shared balcony. Overall comfy space and privacy is great. I have to mention the parking you get cheaper then city parking in a private garage.
Kind and helpful staff, affordability, distance to campus, and quick measures to help with maintenance. Try the ones with bigger living spaces and youll be having a great time there.

The apartment: Campus Court, that I live in has a great location and nicely sized rooms. The Internet is always reliable and the office staff is as well! I resigned my lease for next year because of the great room, quality staff and awesome price.
Great location for students. If you are a resident, free print which is great. I got a lot of packages and theyre willing to have my packages sent to their office, which is very convenient. Staff is kind and always willing to help!

I like living here because the apartment layout is cozy and homey. Also because they are located close to campus so it is very convenient. I do wish they had bigger bike racks that are easier to use and more available in general.
Good rent price, love the convenient location close to campus. The office staff is pleasant to work with, my only issue is there was some level of disorganization in recent months but that has not been the case for the entire two years Ive lived here. I also appreciate that maintenance usually responds fairly quickly and my interactions with them have always been positive.
I LOVE CAPRI! I lived with them for 2 years and the staff made my experience so great! They went above and beyond to help me and make me feel comfortable. I also love the maintenance staff, they are so kind and work hard to get even my smallest maintenance requests fixed!I have rented from other apartment complexs and none of them have compared. I would rent from them again in a heartbeat and would recommend to so many!
The staff were wonderfully polite and cheery day of move in. I was entirely displeased in the way in which the distribution of keys, informational packets, and unpacking was done.
The staffs here are definitely amazing. They are so easy and nice to work with and what not, they are very understanding. The rooms are nice, I just happen to get very gross roomates, like very very gross. Other then that, Capri is a nice place to stay if youre looking for someplace cheap.

I have been living with Capri for four years, and I can personally vouch for the awesomeness of this company. The staff are knowledgeable and friendly, maintenance requests are usually completed within 1-2 days, and everyone is eager to work with you and solve an issues that come up. My only complaints have to do with the buildings themselves (for example four washers/dryers for over a hundred residents), which are older and reflect that age. Overall I would highly recommend Capri.
I have been in for information, and have always been greeted warmly by the staff. They are the nicest staff in the campus area hands down. I have friends who have lived with Capri and they are great about getting your full deposit back and not preying on students like other campus companies!

Capri has really nice furnishings, the rent is one flat payment per month including utilities, and there are no surprise fees. Overall, Im very comfortable with the way they run their business. And it helps that the people in the office are super nice.
The staff was nice and welcoming and helped me with my problems as soon as they could! The one star reduction is because some of my items in my room were broken like the fan and the curtain holder.
Walking on into the office of Capri Apartments I was greeted with a good intention that I was reserving a unit that I took a look at earlier on in the day. The unit was very clean and modern which I liked a lot, however the space of the apartment was a little bit smaller than what I had in mind.So... now Im currently sitting in their office, looking at multiple contracts for which they want me to sign. They explicitly told me that everything that I was signing was temporarily and everything can be refundable. So I decided to go along and sign this without my roommate including the full deposit as well, basically a half finished contract that they told me was temporary. I was hoping to hear back from them within a 48 hour time frame, if everything was accepted and we could move forward with the process.This is were if zero stars were available to the google rating system I would have put that in compared to a one star. Because I was not contacted until a full week later, by then they had already processed my money and application; which the money is long gone (literally stole my money) and Im stuck in a lease that was not even completely finished. Now Im the one who is advertising their unit and trying to get it off my hand. I realize that yes Im suppose to read the fine print on the paper before signing anything, which I will take blame. However on their part, their leasing agents dont have full experience and said things that honestly they were not suppose to say. Also their communication skills are zero to none, I felt that after that first week I was the one contacting them trying to understanding how the situation was playing out.Their staff is very two faced, once you initially greet them theyre really nice and friendly; but once you mention a negative thing about what they did, they automatically shut you out. Im furious about their communication skills and situation handling, but I guess you just gotta learn from your mistakes. Just dont be lured in the way that I was, make sure your talking to their managers and not their leasing agents if you want an upright answer.Also please dont make an owner response, Ive tried everything to handle this situation with you guys, and I also went into your office to try to explain myself but felt that everything I was doing was a waste of my time.

I lived Capri Quads for nearly two years, and it is the most comfortable suite that I lived forever!!!!!!!!!! All the staffs are really nice and friendly. I asked Capris staff fixed my room problems two days and they always came to fix within two days. The most important thing that I worried about is the package lose problem when I consider to move into the new department; however, I never lose any package at Capri, it is safe.BTW, capri apartment are really close to campus so that I do not need to wake up for my 8 am class early.It is really awesome to live at Capri and it is my pleasure to write about the review for Capri!!!!!!
The management staff is pretty awesome!!! The apartments are pretty cheaply made, but if something breaks, they are on top of fixing repairs very quickly and always available to call. The rents not the cheapest, but if you want close to campus and amazing staff with free coffee in the office whenever its the place for you!
Great location, good price, solid service. Only problem is that some units have A/Cs while others are left with broken air conditioners and end up paying the same price. My neighbor tried to use her A/C spring 2015 and it caught fire and could have been worse if no one was around. End of spring term and summer term is typically hot and humid, so you better hope to get a working one or youll have to buy one yourself.

Staffs are amazing.Owner of Capri Canterbury does not want to spend money to old shower system which turns extremely cold or hot. Heat from the heater which from the ceiling takes an hour to warm the room and EWEB will charge you ridiculers amount of fee. The mattress makes my back pain every time I wake up in the morning and the bed frame is stupid high which is non-sense. Overpriced for such quality and condition, and they increase it annually.The only good thing about this place is location and amazing staff.
Some of the best customer service Ive ever run into while trying to find housing. Erin and Carolyn helped me extensively trying to find a place on rather short notice and were an absolute pleasure to work with throughout it all. They took so much stress off my shoulders and made it feel like a breeze finding a good place to live!.....until I ended up getting there. So far I’m up to around 5 different maintenance requests that no one in the office or the maintenance crew has ever gotten back to me about. Currently I’ve got only cold water in the shower, only hot water from the kitchen sink, the Internet is out, and I’m paying over 600$ a month for all this? Yikes.

My apartment in the Stoneridge Complex is the perfect location for me - just a block off of campus and close to all my friends and off campus activities. The staff is extremely helpful and friendly and the facilities are well maintained. My room is spacious for an excellent price. Definitely a great option for UO students.

I live in Capri Campus Quads, the staffs here are really really nice and friendly, they will make you feel like home. The apartments are really close to the university and the room is practical and comfortable.
This apartment complex is a good place to live most of the time. The staff is very friendly and I personally never had problems with it.The apartment I currently have is okay. Its a little on the small side, and a bit of a stretch when they claim outside my building they are luxurious, but the amenities they offer is worth the price (furnished, cable and internet included). My roommate paid the same amount last year for the same amenities for another apartment complex, and lived on the outskirts of the of planet Hoth. Being able to walk 5 min to campus is very nice, and Ive seen apartments around campus charge extra for that amenity, this one doesnt.Overall, theres nothing to really complain about. The staff has always been friendly and answered many of our questions, the amenities I got is worth the price, and walking to class is very nice.
Lived with them for two years, ended up rooming with one of the leasing agents. They are all very nice people, if you have a problem with them it is quite clearly your own fault and you should re evaluate the way you treat costumer service people, they bend over backwards for their residents and are very great at their jobs.
The management have zero respect and zero credibility when it comes to delivering. If you are a parent looking for a place for your child to live do not let them live here. while the staff seemed to be capable and friendly, management sucked and I was not happy with the living arrangements. Terrible roommates made my time here awful, and even after switching to a new apartment because of roommate issues, I was still paired with a borderline psychopath. the prices at much nicer apartment companies are comparable, and with capris lack of sanitation, help, and general living quality, I would reccomend living somewhere else

While friendly, they make no effort to enforce ground rules and customer service is abysmal. Do not give them your business. Their repair staff is the only saving grace but the main office is as incompetent as they come.
I was one of he vendors that did cleaning in 2016 and 2017. In 2017 we were in charge of cleaning most of the buildings and the job was done in september, and we are in may and havent received Full payment for the job done. It has been a hassle to get them to PAY MY COMPANY IN FULL, VERY UNPROFFESSIONAL, they dont return my calls, emails and already have my number tag so they dont even bother to answer. They basically want to pay me around $55-70 dollars per room and pretty sure they are getting away with charging tentants 3-4 times that amount at move-out, in addition we some units werent even clean nor disinfected propertly as staff orders, they easily got away with renting out dirty unit. I agree with most bad reviews about friendly staff so you can sign lease, the same happen to me, nice staff to me so I did the job on time but once the job was done their niceness and friendlyness fade away. :( SAD
I chose Capri Apartments because of its great price and location in relation to the university of Oregon campus. However, it became evident that you get what you pay for when I was trying to move from one of their locations (woodside manor) where I took over another student’s lease for the summer to the apartment that I would be living in for the school year (campus court). When picking up my keys for the new apartment, the staff was friendly and reminded me that I had 24 hours to return my old keys. I packed up most of my belongings into a rented car and drove to my new apartment. I left all of my fragile belongings inside of my old apartment because I wanted to take extra special care when moving them. Capri Apartments claims that every apartment is entered before move in and cleaned, but if this were really true then they would have known that the keys that they had did not match my new apartment. I found out that I didnt have the correct keys after a long day of working and heavy lifting and I was now stuck with a car full of almost everything I own, because of this I had to beg my friend to stay at their apartment because I had work the next day and needed a place to stay that didn’t have bedsheets stuffed away in a box. The next morning, I called and told one of the receptionists of the issue. She explained that there was a spare key that I could come pick up and try (and that this spare would probably work). One, Why on earth would you have two different keys that are for the same apartment? Two, this solution would have been great, despite the fact that I have a job and I do not have the time to keep going back and forth to try and find the right key because they couldn’t do their job the first time. I let the receptionist know that I would be coming on my lunch break. When I was able to get off of work, I went to their office only to find out that everyone who works there apparently takes lunch at the same time! I greeted a locked door and a sign that simply read “out for lunch”. You would think that the least they could do is put a timeframe? I waited there for 30 minutes until I had to leave. When I finally got off of work I picked up a key that looked identical to the first one, and shockingly it didn’t work!! The receptionist called the maintenance man who after two hours of waiting for him, delivered me the correct key. After FINALLY moving my things into the new apartment, I went back to the old one to retrieve my fragile belongings. I had not been back to the old apartment since I originally tried to move out, which means I still had the old keys and had told Capri that because I did not have the new keys I was not able to move out. I did everything correct on my part. When I reached my old apartment door (after their office was closed for the day) all of my belongings were in a trash bag and almost everything was either broken or missing. I was devastated that the items that I had left behind SPECIFICALLY so they would not get damaged during the moving process had been treated like trash without my knowledge. When I came in crying to their office the next morning, every pleasant interaction that I had ever had with their staff went out the window. They listened to my story while chiming in that I should’ve done things differently and when I asked to see the manager they refused, as she stayed in her office listening to the whole interaction. I never got an apology from the manager even when it was explained to me that they cleaners who had treated my things like trash had called her, asked why there were items still in the apartment and what they should do with them. Instead of asking her staff about the situation, she decided she knew best and brushed it off. The staff at Capri let me know that they would look for my missing items and contact me with updates. I never once received any update from their office. I would never choose to live here again after this experience, ESPECIALLY because they didn’t have the decency to apologize for their lack of communication skills. Stay away from Capri.
They dont respect their appointment and they want you to believe their excuses even tho it does not make any since.
Super helpful and seemed great when we signed out lease, but as soon as we actually moved in and NOTHING worked, they have been extremely rude, condescending, and have seriously inconvenienced us. Our heating, dryer, and washing machine as well as other parts of our apartment have all had serious problems. When we signed our lease we were under the impression that we were renting a quality apartment. Capri continually has blamed us for appliances not working, and for a month had no idea what was wrong with our dryer- until there was a pipe fire. No respect for tenants! Working with Capri has been painful. Would not recommend.
DO NOT RENT HERE IF YOU CAN NOT FILL A UNIT. The office staff are friendly, and the rooms are spacious BUT dont let that fool you. You also would expect that only college students live here, but turns out there are a lot of people out of college living here. We moved in and nothing was cleaned. We were put with a person who is 10 years older than the average college student, psychotic, and would stomp her feet, scream, and was destructive. We waited it out for 5 weeks and then talked to the office, but nothing has changed. Also, 2 females we know who rents from Capri came home one day and there were 2 random males who had just gotten transferred to their unit between when the transfer residents were able to move, and when new residents would move in, but Capri didnt tell anyone what was happening. Everyone was made very uncomfortable.Also, there are many other places that are cheaper, and only have you sign a 9 month contract if you dont want to pay for the summer, or find a subletter. I would recommend Emerald apartments on 19th and Alder

I had so much pain because of your stupid matters and I thought it was because of something else but I have been pain free my entire life till I lived in Capri. You changed those mattresses too late because you had lots of complains about them. I live in somewhere else right now and Ill never ever be back to Capri.
My favorite parts about Capri Apartments are how close the buildings are to campus, and how each monthly fee is an all-in-one deal. Its nice not having to pay my rent and then pay electricity, wifi, water, etc. Also, whenever I need something done from maintenance (i.e. broken shower head, lightbulb replacement), it is always done within a few days which is great. Most of the management staff are friendly and helpful, and the amenities they offer in their office are generous as well. Overall, its a great place to live for the price, and the two minute walk to campus is definitely the best perk.(Its also a great place to live if you have random roommates. You have your own front door and just a communal kitchen to share, in my apartment at least. This makes it so you can see them as frequently--or infrequently--as you want to.)
This is a dispicable company to lease from. Dangerous and needed repairs, example exposed electrical wiring was met with indifference and in no way a priority. Staff rude or indifferent with the exception of the maintainance/repairman who was wonderful. They rented to my student daughter without allowing her to see into the common room (a kitchen with a ceiling mounted tv ) as they claimed it was under repair or construction. A mistake she learned from for sure. My husband, myself and daughter all cleaned and scrubbed her room and shared bathroom to get her security deposit back. Just received a check for basically half of that, charging full bedroom clean and common area clean. Well, there are still 2 of the 4 students living there, and the common area being the kitchen, cannot be cleaned upon exit and be reflective of her financial obligations upon departure. Capri vs. Cat box? Move over kitty.
One problem is the delivery of packages. The residents need to go to a distant building to receive their packages or even large envelopes. This is somewhat of an inconvenience

I like how whenever there is a problem with something in our apartment it gets fixed very quickly. Overall great living experience, and if I were living in Eugene next year, I would definitely come back to Capri.
Cons: The lease is 12 months and subleasing for the summer term is really not guaranteed (and you have to pay your way out of the contract). It can take awhile for your maintenance requests to be responded to, however the maintenance staff is fabulous to work with once you get ahold of them. The rent is expensive for the tiny space-it is a glorified dorm room. The shared kitchen space in a quad is very small to make work for four people (just hope your roommates are average college students who are incompetent at cooking their own meals so they mostly buy take out). The shower/bath is going to look gross and you will get mold even if you ventilate like a mad-person (small space + four people = moist environment no matter what). Just watch out for black mold and make maintenance requests if you see anything suspicious. The internet may be unable to load videos in the late afternoon or at night when everyone else is using it to netflicks. You will hear everything your roommates are doing. Their automatic online payment system is not reliable yet. They have really bright lights located outside of the units that you need a blackout curtain to avoid lighting up your room at night (the shades they supply are incompetent). The dresser they supply looks nice and isnt great at opening and closing.Pros: Rock countertops are easy to clean and look nice (as apposed to looking gross like shared apartment kitchen counters normally would). You have a large Tv for some reason. The office staff are friendly. Located next to campus. The flooring has laminated wood on it that looks nice and is easy to clean (unfortunately very squeaky in some places). Id honestly be happy as a clam if the lease was a normal 9 months.
It’s a dump, not at all like the pictures. The paint is chipped and stained on the cabinets. The bathtub is very stained.
Im about to move out of Capri Apartments in the next month, but I will state that if youre looking to move into Capri and you have a vehicle as well- dont move in. Its not guaranteed that youll get your own parking spot. And when you tell Capri that youve been paying the meter to park your car all they say is is well what we have open in the next month, sorry. How do you only have 12-15 parking spaces available when you have a 3-story apartment complex with people who could possibly have a vehicle they need to park as well? And then on top of that, they just allow possible roommates to move in without even telling you about it in advance? So, the staff is so quick to remind you about rent, but not about possible people moving in? Check, roger. Oh and another thing, when someone offers to be a co-signer, AS A STAFF MEMBER, and like any other organization or company Im pretty sure its unprofessional to laugh in the face of that person offering to be a co-signer just because of their age. Again, the staff is really quick to be nice when they want you to sign for a lease but no where to be found when trying to get ahold of them for something important.

Expensive for the size but youre paying for proximity to campus and individual leases. Staff are friendly and maintenance has been relatively timely.
One thing that can get me on here to right a review over anything is great customer service and this place has got it!
I would suggest that the common areas be inspected by management before a new tenant moves in. Mold/mildew build up on walls and ceiling is not acceptable.
I got $116 cut from my security deposit. After a couple of emails to Capri and a promise that they would tell a manager, I heard nothing.
Look its alright. Its cheap living, and close to UO campus. Cant complain too much.
