Donna and Simon do an amazing job to keep this place in tip top shape. Whenever my roommates and I have a problem they always make sure to take care of it. The location is also in easy walking distance to campus and short drive to other stores and a few restaurants/fast food places. We are able to set up the house however we want and my roommates and I are glad to call it home :)
I love the community here, everyone isn’t just neighbors but more like friends or extended family.With marble countertops and on-site laundry in every unit staying in the apartment is nice during these trying times, I haven’t felt so at home sense moving out on my own.The manager Donna is wonderful to be around and easy to talk with about anything, she always makes sure we’re happy staying here.
I went to visit my niece on thanksgiving and these places are very nice! My niece introduced me to the property manager, Donna who was very friendly! She made sure everything was good in the apartment and if we needed anything that she was right around the corner and always available!
This has been a really good place for my son to live. Donna was welcoming and made it easy for him to get settled in and hired on as maintenance man. Simon and Donna seem to make a good team, working together to keep the place humming along.

Living here has gone well ever since the most recent manager, Donna, was brought in to replace less effective management, and all my needs have been met. Another welcome recent change was the bringing on of an always-present maintenance man, Simon, since now any cosmetic or functional issues I had with my rental have been addressed in a timely manner. The staff here goes out of their way to make the tenants feel welcome and taken care of.
I love Duck Abbey!!! Moving in in the fall this place has a great property manager Donna answered all the questions I asked on my tour and I met Simon and talking to the other tenants he seems to fix thing quickly and efficiently. I’m so excited for next year!!
This place is great and I visit my sister all the time!! Donna always welcomes me and vote sits with me. When I go to U of O this is where I’m gonna stay!!

My daughter recently applied for a unit for the 2020-2021 school year. I was required to co-sign for her and when i completed the application, I was told that I had to pay an application fee of $10.00 and the security deposit of $400.00 even though she wasnt approved and assigned a unit. After applying, the leasing manager told my daughter that all the units were taken for that school year. I have been trying to get my money back for the security deposit, that secured absolutely nothing, and after 2 weeks of calls and emails, nothing has happened. Very poor managment.
I’m currently living at Duck Abbey and it was honestly a score to find this when I did. Donna really stands up for the property against the aggressive people that like to loiter and Simon (the maintenance man) is super helpful and you can tell that both of them really love the property and want to get it back up to shape :)
I was planning to go to U of O for fall. Im going to a different school now instead. I toured this place. The staff was great and so were the actually decent free sunglasses they had for promo. I met Patricia on campus and she explained so much of the process to me. The tour was pretty chill. Id take a lease there if I were to go to school there.
Worst place Ive ever lived. There are so many EMERGENCY issues in my apartment that havent been fixed. The property manager will ignore you for DAYS, but then will be out partying with residents. I am almost always overcharged every month and I have to call a thousand times for someone to fix it. I was charged 2x my rent amount one month (my account was on autopay) and they werent able to refund me, only credit me for the next month. So my bank account was overdrawn and I was charged for it.Dont live here if you want to get sleep because your neighbors will be insanely loud until 3am -- even on the weekdays.Save your money. This place is not worth the price!!!!
If I could give this place a negative star I would. The most indifferent and incompetent staff Ive ever come across. Drier broken for months with no compensation. Mold everywhere. If you want to get in contact with management, be prepared to leave 25 voicemails and write 10 emails. Nothing will happen. The did not want to pay a maintenance man, so everything was broken for months, and yet they still will raise the price. Homeless break in to garage and trash consistently, door locks break. If you want to save yourself the trouble, youd be better off living in a cardboard box. The only, and I mean ONLY positive thing about this place is the location. This is what enticed students and their families. But in the end, the company is out to F*** you. So if youre moving in. Grab your lube. (any positive review for this place was payed off by the company)
Great place to live!!! Dalton helped us out over the year and he was a great guy to report to if I had any questions or concerns!! For sure reccomend living here, you wont regret it! Better than any leasing company in Eugene, you heard it here first.

I lived at another property in Eugene and the management staff seemed to care very little about its residents. Dalton has always gone above and beyond for me and I’m glad I picked this place. Can be little noisy at times, and sometimes homeless in the back trash area but overall a good place to live with a good manager.
DO NOT RENT HERE! main problems--poor to NO service-over priced (they say in tour $630 actual price $700)-will try VERY HARD to NEVER give your security deposit back- you must fight-underground garage is completely unprotected (roomates car broken into 3 times, flatmates cars window shattered)please do not be fooled by the Dalton.
Do not I repeat DO NOT rent here! Building is in shambles, nothing gets fixed. Apartment was not clean when my daughter moved in yet we had to hire a cleaner upon move out. Its overpriced and once you move out, you have to threaten legal action just to get your deposit back. Horrible place! Not secure, only 2 package boxes for the whole place!! I could go on and on....
IMPORTANT: I had to call 1000X for them to send me my security deposit back, if you dont call them 5 times a day, they will prolong giving it back in hopes of me forgetting ($500 dollars???) to ask for it back. Thats a scumbag business move!!!Just because your buddy Dalton works here doesnt mean that unnecessary LIES have to be spread about this trashy complex.First of all, zero truths have been told to me by the housing staff. Dalton lied. No, freshman do not get their application fees waved.Second, NO organization. Entire complex is ran by three people, the same maintenance dude, Kelly and Dalton. Faculty is clearly understaffed and cannot address the main issues. (see below)Third and main issue(s): INSECURITY and lack of response. My roommates packages have gotten stolen by tenants on many different occasions and somebodys car has been broken into more than once. Also, incidents/maintenance reports that get filed 90% of the time wont get a follow-up.Management: Sketch.Tenants: SKETCH.# of Homeless people nearby: SKETCH!I appreciate the free WiFi however, there is very small radius in which it works. My room is completely out of range so I have NO WiFi
Security needs to be improved.Not renewing because there have been multiple break ins in the “secured underground garage”. This area of Eugene you really can’t be safe and I made the mistake of having an unlocked car. That didn’t stop the vandals from breaking the window of my neighbor’s car though so it’s not just an unlocked door issue. My car was super old so the locks didn’t work and I was broken into at least three times within my first couple months living here. I ended up buying a new car with a full on security system - paid in full because I really couldn’t live here with that bs going around. One time my boyfriend was broken into over the weekend and we called the office and no one was there to help us since the actual management is out of state. It wasn’t until TUESDAY they were able to communicate back to us and there was nothing really they could do besides look at security feed. Also sometimes packages would be taken from our door step. Usually there are lock boxes downstairs for mailmen to put packages but like certain things like Amazon prime for example has a policy that Items left on the doorstep. The inside of the building is supposed to be secure too. It’s just been frustrating because I see they try really hard to advertise and appeal to students by giving away prizes but I think that having more security cameras and other safety measures would be a lot better to invest their money to. Also I was told I was going to get $50 off the application fee and never got it - pretty sure it was said “off the record” so they didn’t have to actually do it. I mean I like the location since it’s near campus but I’m not compelled to stay. The apartment itself is so-so. If you’re moving furniture in, be careful since the stairs are designed in an awful manner. It’s like very thick walling and to get a queen box spring on the third floor is impossible without breaking it. It can fit on the second floor though. I’m sure during the summer the apartment is more cost efficient but during the winter you have to keep an eye on the heating. The bottoms floor is just wood and windows so it’s very chilly in the morning. Parking is okay. The ramp sometimes has rocks on it so it’ll kick rocks up your car once in a while. If you have a low car, it will scrape up the garage ramp so don’t even try. WiFi is free but it’s basically gabage. Speaking of garbage, there needs to be a better solution to the fenced in dumpster we have because most of the time we’re carrying a load and then we gotta drop our garbage on the ground, fiddle with this lock and chain, and then dunp our garbage. I’ve seen already too many people try to hop the garabage bags over the fence because unlocking it is a hassle and it’s just a mess in there. I feel really sorry for the garbagemen. I’ve used my hotspot on my iPhone the most this year because the WiFi is weak. Anyways I don’t have any hard feelings about the management here, just wanted to at least let people know the tea. Really if you don’t have a car and don’t get mail, this place is for you.
Renters beware.This compony has zero organization, no communication skills, and a major inability to get simple tasks done in any sort of timely manner. Their office is a complete mess, and they truthfully have zero interest in their tenants. They are a Utah based compony who only care about getting money from college students. It has been two months and I am still yet to get my security deposit back, even after countless phone calls and drop-ins complaining to them. Each time the managers said they would do something and each time when I came back they acted apologetic, claiming it was out of their control or it was someone elses fault.On top of that they have terrible background checks. I ended up with a roommate who was 30 years old and unemployed. He was an alcoholic, smoker, loud, rude and did not abide by rules put in place by the landlords. Even when myself and several other roommates filed complaints - several times - we were ignored and told that there was nothing that could be done.Do not rent with Duck District.

Finding an apartment in a campus town with decent management, good location, and rooms that dont make you feel claustrophobic is pretty much impossible. The Abbey hit all marks and was a nice change compared to most apartments in Eugene that are small, worn down, and with a price tag that parents and hard working students arent too fond about. I usually dont write reviews, and although my experience wasnt perfect, I definitely think that the Abbey deserves recognition for being a nice place to live.My original experience with the Abbey was not the best. I signed my lease with the original management of the building (AG campus housing). Their service was a nightmare and responses to urgent problems (we didnt have internet for first two weeks living there) was a joke. They didt clean the apartment when we moved in and there was many issues that took way too long to fix. I thought it was going to be a rough year but thankfully the onsite manager Andy was very helpful and on our side. He actually managed to contact the owners and get them to change to a different housing company (to duck district) and it made the world of a difference. If it wasnt for that change I would not be recommending this apartment. Andy was a super friendly and a huge help in general. Throughout the year there were some complications with rent/utilities but he was always understanding and made sure the issues were resolved quickly. He also hosted several events like BBQs and gave out random merchandise to tenants which was always a nice surprise. Great guy. Duck district was also one of the better experiences Ive had with a large housing company. I never felt like they were trying to take advantage of me and they responded to feedback from the tenants.As for the Apartment itself, its fairly new/fresh, had large rooms, a nice kitchen, decent bathrooms, a personal patio, underground parking, W/D. Somewhat luxurious for an apartment in Eugene. One of the best features was that there was good insulation between apartments, something I wish more apartment complexes invested in. You could occasionally hear music playing loudly on weekends, as expected, otherwise once you got into your apartment/room outside noises were almost nonexistent. In a college town that is a huge plus. The building is fairly new and like the insulation, you can tell the quality of the building was not rushed with flashy but cheap interior that fails after a couple months like the newer mega apartment complex are doing.The apartment complex did have some cons. A month after we moved in the neighboring office building setup a barbed wire fence on my side of the building. It was installed to keep the homeless (a problem all over Eugene) from sleeping in that area. The fence made things more secure but was not the nicest view peeking over the fence. The Abbey had no control over this but it was unfortunate. Another con was that the utilities was paid through an online service called simplebills. It made things easier than trying to work with eweb but each tenant had to pay a $4 on top of the normal bill which was a large percentage of the overall bill. Simplebills customer service was bad and caused a lot of frustration. (Rent was easily paid through the duck district portal though.) Maintenance was not the fastest but they did a great job and was so much better than what AG campus provided.I was not incentivised to write this. I have had several bad experiences with greedy housing agencies that care about the size of their bank accounts over the satisfaction of their tenants so I think Duck District and Andy deserve a shout out for actually being a half decent company that treats their tenants well. I would continue living there but the prices increased above my budget. If you want an above average living experiences then The Abbey is one of the better options in the Eugene area.
