I don’t usually review anything online but..... I’m SUPER happy that we moved out of this place. I mean seriously this is not a clean place. Read my whole review and you’ll see what I mean. When we first moved in (DAYS after our lease started) there was NO TOILET in the unit. Among many other problems. Stove burners broke and multiple times they “fixed it” and then it stopped working again not long after. Every time. They wouldn’t replace it. Upon further inspection there were a bunch of loose wires, wire clippings, and poorly spliced wires under the hood of the stove (was totally a fire hazard). When I showed that to the apartment manager she still wouldn’t commit to replacing what is clearly a huge issue and liability. On top of that.... Electrical is super outdated, none of the outlets near the kitchen sink or in the bathroom had GFCI’s. They send out notices and warnings over things that really don’t matter but won’t fix the actual problems with the complex. Our unit (at move in) had gross carpet, holes and tears in the linoleum in the kitchen, smelled like mildew and cat pee, every door and cabinet was scratched and had dents, holes and damage on them. Clearly someone tried to bondo the damage on the doors and paint over it and honestly it looked terrible. Also there’s a huge stray cat (and FLEA) problem they refuse to permanently fix, the crawl spaces are all open and cats breed, right, eat, sleep and pee in there. It’s honestly gross, I’d watch them come out and they’d be itching like crazy 🤢 Huge mice problem inside too but don’t expect them to do anything about it. Also wasp nests are everywhere. Seems like there are structural issues in the place too that they probably will never address (could literally feel the floor move under the bath tub, seems like anything could fall through at any time). OH and they jack up rent each year without making any improvements on the place whatsoever, things just keep getting worse. Honestly the list goes on, these are just a small portion of the problems we had.

My boyfriend and I just moved in. We were approved very quickly. The manager is amazing. Supper ice and helpful. I’m glad to have picked this place for our first apartment.

I lived there for about a year, in one of the older/un-remodeled flats near the street (not one of the nice newer ones as depicted in the pictures here). I liked everything except the cigarette bummers that would accost me not even ten feet outside of my apartment...then again, thats pretty much all of Eugene. Maintenance and management was very good.

When we moved in the walls where stained yellow with cigarette smoke it smelled of cigarettes the upstairs patio smelled of cat pee the kitchen and bathroom where also dirty nothing had been cleaned . The office ladies are rude and not very helpfulI .. fake nice. there is also a lot of drug activity/ tweakers and homeless constantly rolling through packages get stolen often. rent is honestly over priced for what it is which is your basic trashy appartment complex. we rented for 3 months. Would not recommend to a friend or foe.

Management and maintenance are very poor! Over rated apartments with out dated carpet cracked countertops, exposed drywall seems. The on-site management doesn’t care and the maintenance guys make mr furley from threes company look like Einstein.

Do not rent here, these apartments are terrible and their maintence is lazy when it comes to fixing stuff. There was a leak under my sink so they taped it and it still leaks, my light in my living room sounded like it was burning the wires in my wall and they came to fix it and the next day it went out again. My toilet was leaking and they came to look at it and now my floor behind my toilet is rotting. They said they were replacing my back sliding door blinds 5 months ago and still havent seen them since! We are very clean people, and there are ants and fleas EVERYWHERE! every day I find at least 20 ants crawling on me and my newborn child and find fleas on everything, blankets, clothes, food, ect. I mentioned this to the management a long time ago and no one came to bug bomb my apartment! These are very ugly outdated apartments and they want to raise the rent from $789 to $1035 + $45 for utilities and these apartments are NOT worth it. Everyone is talking about moving out. Good luck umbrella properties no one wants to live here anymore. Its discusting living here! Im sure wherever I move I wont be able to take any of my stuff because its covered in ants and fleas.

Rude new managers! They have no manners, they dont even make eye contact to you or Greet you. Rude to kids. Apartments are old and they keep raising the prices each year. Just not worth it at all.

We have lived here to 2 years but this is our last month. if we didnt just have a baby and now need 3 bdrms wed probably stay another year! its a nice complex with 2 parks and a pool. when we moved in the ad we saw said 2 pools but were told after moving in by neighbors that the 2nd bigger pool has a crack in the foundation and has for a couple years now an they dont plan on fixing it. entering our second yr lease the rent went up from $770 to $780 and if we would have signed another lease it would have went up again to $805!really the only trouble we had was caused by a few neighbors. the first instanced was when a neighbor called the cops/dhs on us!! we had only been here around a month. our daughter has trichotillomania and pulls her hair out. shes nearly bald. she also has adhd and takes meds for it. which ever neighbor called(you know they wouldnt tell us who but obviously someone knew enough about us bc they knew my daughter had meds) said that my husband and I pull out my daughters hair and sell her meds!! cops came and questioned my daughter and counted the pills, said this was a bogus call and sorry but they had to follow up!! never found out who did it!!the next issue was about my daughters therapy dogs. they were black lab/pit mixes which are not allowed in this complex but they were therapy dogs so Neil couldnt tell us no. a neighbor (who I just found out who, she still lives here! so beware is you have a pit) made false complaints of us letting them out with out their leash and just letting them run around and that we didnt pick up their poo. she made soooo many that we were threatened with eviction.so bc of this avid pit bull hater we made the hard decision to rehome them. what made us mad besides the fact the complaints were false was that neil didnt come and talk to us about them. he just put notices up on the door. my husband went and talked to him about this and the next time someone tried complaining about us he came and talked to us to find out the complaint was false!Neil really is a great manager though!! we had our baby 3 months early and he ended up staying in the nicu 2 months and every time he would see and still sees us he asks about the baby!! he and his wife always buy from my older 2 kids school fund raisers. they even paid them last year to help pick up sticks and logs from their back yard!! if something comes up and you need to be late on your rent if you talk to him hes really cool about it! he doesnt make you feel like crap hes really understanding about it. all youll have to do is pay the $75 late fee and all is good!!THE BAD:the walls are thin and you can hear your neighbors. especially the little one that yells bloody murder at 1am in the morning. uuggghh!! it feels like your in a down stairs apt. bc you can feel the floors vibrating and the thuds on the walls from the neighbors getting rowdy. prob. just kids playing around but it gets annoying when your trying to watch tv or put the baby to sleep!!also since its right next to the bike paths, theres quite a bit of homeless foot traffic. theres constantly bums rummaging through the garbage cans. one day we were leaving and there was a homeless lady going through the trash cans yelling at no one and we drove by her in our car and she turns and starts yelling ILL FN KILL YOU MOTHER FER!! and starts to kind of follow our car then turned back to the trash cans. we called neil and she was gone by the time we got back. xmas of 2014 we got our kids bikes and they were both stolen by that following summer. my husband had a mtn bike chained up outside and that was stolen too. weve even had a gas propane tank stolen off our back portch that was hooked up to our bbq grill. and some how,even though the door was locked, we had our tarp and army backpack stolen from our shed on the back portch.all in all its a pretty good place to live with lots of room for the kids to run and play. but keep an eye out for the homless tryin to make a score!!
