I called these people 10+ times LITERALLY. Me and my boyfriend decided we. I longer wanted to pursue residency at these apartments I have been emailing DeAnn back and forth (She also takes forever to respond sometimes i have to double email her to get a response) As soon as I told her I no longer wanted to reside here and asked about getting my administrative fee back she NEVER EMAILED ME BACK . How are you an assistant manager but you can’t answer the phone nor email me back??? And i know she saw the emIl because that same apartment is back up for rent ! I knew i was making the eighth decision when i changed my Mind these people should not be in the position they are in and really don’t seem qualified.
We have lived here since late December 2020. Water bill is extremely high. My husband and I live in a one bedroom. Marie, the manager told us a hundred dollars per month would be high for our water bill when we viewed the apartment. It has been over two hundred dollars since January. Water fluctuation is so extreme I can’t even enjoy a shower. Dishwasher does not work. It now has mold growing it it. Maintenance looked at it, instructed me to run it, and if not fixed tell one of the ladies in the office. I did just that in January. Reported the issue to Marie’s partner. Haven’t heard anything since. I’ve been seeing bugs frequently. Not sure if they are roaches or water bugs. This place sustained a lot of water damage in February. We pay for pest control monthly. Have yet to see an exterminator. Customer service is lacking. I DO NOT recommend 1303 main.
First The Manager and the assist manager they both are very sweet person did the only thing I had problems with was no hot water I move in on 02/23/2021 with no hot water for 03/03/2021 every day I call around there every day until I got very upset talk about call channel 4 new one of the Maintenance decide to give me a call and I don’t believe in n mistreat no one Maintenance they are not on point over. There . all they doing riding around or stand around and talking but I love my place they just need to check before renting out an apartment
Love the staff! Love my apartment and they have the option to upgrade, which I did. The location is great for the highways, restaurants, stores and schools. Fire station down the street and hospital not far away. The grounds are kept clean, never had pest issues and you hardly see neighbors. It’s in and out for them none of that hanging around making the area look bad. Even the few kiddos that stay here you hardly see them. One of the best places I’ve stayed in.
Just came in to request to see if they had any two bedrooms and I had really thought these apartment was very nice since when saw the reviews. Walk-in, a young lady was talking to one of the leasing consultant. My mom and I waited, shortly after they were done talking they lady yell out “how can I help you?” (She sat in her office didn’t even bother to greet or got up from her seat.) I had to walk towards her office at the door to answer.I asked her did she have 2 bedroom and she answer “no we don’t have any available.” I ask “do you have 3 bedroom? She answer back “No we don’t we only go up to 2 bedroom apartments”…What I didn’t like is she never greeted us, nor got up and to even say anything, didn’t even have a mask on. I had to walk up to her office door which I felt it was lazy and seem she really didn’t care.All I can say I wanted to find my first apartment and it was horrible experience.
Looking to move into these apts stopped by numerous times no one is in the office. if the office a hours changed they should make it known. Ive called left messages to talk to someone and see if I could see an apt in person since DEC 2020. I havent received 1 callback I keep getting emails to schedule a tour app but when I click on link it says sorry for the inconvenience bulls***! I was really looking into moving into these but now Im thinking it will be a waste of time. They dont return calls. What if I have an ER one day. I wont get a call back or answer. very disappointing.
We’ve lived here for almost 2 years and the only reason we are leaving is because we are getting a house when our lease is up! We LOVE the ladies in the office (Dee & Marie) they are so helpful and funny. Usually office staff is dry and don’t care to connect with you but these ladies show they really care about the residents. Maintenance is awesome, they are always cleaning up the trash areas (if you see it messy they haven’t gotten to it yet, trust me they really take pride in the upkeep of this place). The color of these apartments is so beautiful! And the upgrades are really nice & modern. We always used to get compliments when having guests over. So happy we found this place a couple years ago on accident while driving around last min looking for a new apt to move to 😂🥰.
Hey yall I visited this complex and the office lady Marie was super nice, made me feel comfortable. I could tell she must have been the manager right off because she knew so much about the property. glad I stopped in... now I will be calling 1303 home soon. Thanks! Customer service is everything in my book, Im old school.
I set an appointment online to go and visit. The leasing office is locked, windows are open but I don’t see anybody. Not a great first impression. I can’t get anyone on the phone either smh
Its been a pleasant experience so far. Im concerned that a water bill could be this high in any apartment mainly this one especially when you can barely get hot water and it runs out slowly. The water bill is higher than a house water bill. Im please with everything else, but the water bill. Please fix it...
I just moved in last month. So far our experience has been absolutely wonderful! 1303 Main team is very friendly and helpful. Marie gave us our tour and did a phenomenal job, she is personable and provided answers to all our questions. She also communicated with us very clearly to make sure our move in process went smoothly.Our apartment is absolutely gorgeous, but the positive interactions with the office staff have really made us feel welcome.
📢📢STOP AND READ📢📢 If you dont read any other review READ THIS ONE!!!This place is easy to get into. Everything is online, and you will receive your approval in minutes of applying. Only thing is, its a TRAP. Only has 1-2bedrooms but the price of a 4 bedroom mortgage.My rent was 1100 monthly, and after 2 months I was paying $145+ for water. The water is paid with the rent making the rent nearly $1300-1400 a month. UNACCEPTABLE!Cannot have personal grills, nothing can be on your front porch area, and if you are one day late on rent its a $75 late charge.There are more tenants moving out than moving in. Save your money and time. Not even the community officer stayed after receiving a $150 water bill without residing in the unit for an entire month. Office personal is nice at move in but once you turn in your notice to vacate the apartment, they hinder you by giving a terrible rental reference, because they loose money when they loose tenants.Your best option...keep looking elsewhere.
Ive lived here for two in half years for a second time living here. The first time was absolutely awesome. Moved to forney for a year then come back to new owner and management. Maria is a very nice person but the other lady is not so polite. Things do not get fixed in a timely manner and when it is fixed its halfway done. And the parking is horrible since its has been.
I applied for the 1303 Main Apartments a couple of months ago, me and my fiancee were super excited to move in to what was going to be out first home once i had paid the application fee and the deposit to hold the unit i received an email to send in our IDs and last 4 pay stubs, although it did take my fiancee a while to get his pay stubs, when we got them sent in i never heard anything back after a couple of weeks i decided to call and get an update on our file i spoke with Deann and all i got was your approved i continued to ask if anything else was needed and again a short answer no thats all i needed you will get your contracts in your email, mind you no one has contacted me with any information with what my deposit is going to be, what unit i am going to be in, i sent an email back on 07/10/2019 to update them about my pet situation, and to come by and look at the unit we were going to be moving in to on 07/20/2019, i have yet to receive a response from anyone i have called and i cannot get a hold of anyone at the office. Safe to say i will not be moving into these apartments if this is how they act before i move in i can only imagine how they will be once i got settled in.
I really like this community. Felt like home soon as I went in the office. Manager lady Marie was very professional, even helped me figure out how my furniture would go inside. I recommend leasing here.
These apartments don’t even deserve one starThey don’t ever want to fix things and when I told them about a leak they really asked me if I had talked to my neighbor about it? First of all why would I not my job... second the water bill is outrageous we don’t get our own water heater and the water gets from hot to burning hot to the point I hate showering here because me or my children always get hurt by the water I will be talking to the city of Duncanville to try and end my lease
They are very rude and they never pick up the phone NEVER and when they do it’s short and rude. I am so glad this is my last week over here.I wouldn’t recommend them to anyone. The water is high and they don’t respect the people at the property. One time I had to send someone over to the office because I was at work just to get General questions answer. They sale people with upgraded units and 1 free cable box with no good channels.I walked in one time it may have been one of two people in the office while the phones ring. No point of call corporate because they don’t pick up or respond. This complex needs new management ASAP. I would have gave no stars if I could.
I visited this property for a 2br and met a really nice lady named Marie, she was sooo helpful, friendly and didnt make me feel rushed which I hate. Im not moving until the end of the year but wanted to start my search early. . well Im happy to know Ive found my selection. Much faster than expected. The reviews do not reflect the experience I had, which was superb. Go see for yourself! Great place. . cant wait to move in.

The water bill is included in the rent, and its extremely high compared to other places. I wont be staying another lease term. Save yourself some money and look for an all bills paid property. A water bill should not be $150 for an apartment. I notice a lot of people moving. I dont have to wonder why.
The rent they state is fair, however, after all the fees they add the rent sky rockets & is nowhere near close to whats being stated. Also, the water bill is OUTRAGEOUS youll pay anywhere from $150 to $200 on the water bill alone. After all said & done youll be spending close to $1500 per month just on rent & water only. They try to win you over with the cable as they pay for it BUT they only pay for 1 TV & its the lowest package barely over 100 channels. Youll have to pay for the remaining TVs you have, plus internet, other channels & services that you want. The apartments & neighborhood is nice & if you dont mind spending this amount for an apartment by all means move in but the prices are a bit steep to me for only a 2 bedroom apartment. They need to fix the water leak they have & stop over charging tenants because of their laziness to get the real problem resolved.
This place never picks up the phone. Very poor customer service, slow matinence, they pretend to write your request no one ever comes. Too high for what you actually get. Water is high just go somewhere else. It was better when Sara and Yawanda were thereThese new people suck. Dont rent here!! Trust me
Ive been in this apartment for only 60 days. Had to request 11 maintenance calls, mostly due to the unit being HOT. The a/c doesnt work properly, I was forced to install a window unit, the apartment is STILL extremely hot. Thermostat inside reads 87 degrees at 3:36a.m. The shower water has a mind of its own, switches hot at random while showering. Ive chosen the classic floor plan without upgrades, guess Im forced to live in uncomfortable standards due to that. Everytime I mention the conditions of the apartments a/c, the manager reminds me that the inside temp should be in a 20 degree range from outdoors, current temp outside is 80 real feel 85, inside my apartment is 86 degrees RIGHT NOW 8/21/2017 @3:45a.m. The rent is too expensive for all the trouble I am experiencing. Ill be contacting Texas Tenant Rights ASAP!
The office staff needs retraining, and just speaking of one DeAnn that works in the office .... very rude. Went to pay rent yesterday and was told “I’m making things harder than they need to be” excuse me but paying over $1,000 per month for rent gives me the right to ask questions about anything I see fit. Honestly this place has been a nightmare since we moved here. High water prices, getting taken on rent and then lowsy maitenance staff who never can be steady or when they’re here want to work. Ugh!!! Very frustrating
$1100 for an apt that is still in the 1980s. Cabinets and appliances need to be updated badly. Horrible paint jobs.. Extremely rude staff. Unresponsive maintenance. AC runs for 15+ hours a day and the temp inside never goes below 77 but they say thats totally normal and will not fix, however they say I can call a company to come look and even if it is broken, they will not pay. We paid them a fee and filled out paperwork to add a resident in December. It is now almost July and weve just now found out they were never added and the paperwork has been misplaced. But the check was cashed. Where is all if my private info and bank info and work info? Nobody knows. Water flowed into the wall due to a water leak near the washing machine that they said we had to pay for, even though we filed 3 maintenance requests and they fixed it. We are paying to break our lease. Overpriced and not worth it. For this price we could live closer to downtown Dallas in new apts. We only moved here because they have no breed restrictions on dogs and we were moving here from another city for a new job and it was conveniently located.
I have been staying here sense June and it has been a nightmare the property mgr and leasing agent is amazing however it does not make up for the over pricing and old units even the renovated units are old there is no way these should be 1200 anything for a two bedroom I move in on Sat for 1200 now the unit is 997..wth there is No ice maker they painted the walls grey however its a flat grey without a gloss the floors are hardwood however they should have a shine. Last but not least they they have nice self clean oven in the classic units however they have smaller and basic ovens in the newer ovens.the apts around 10 miles each way are great smaller but MUCH better. The maintenance here is a negative zero he is lazy and rude...The best thing here is the offices staff and the washer and dryer...when I can I will get the hell out of here. THE OWENER FEEL AS THOUGH ITS IN THE SOUTHERN PART OF DALLAS THEY DONT HAVE TO UPGRADES ALL THERE OTHER PROPERRY ARE NICE....I WILL EXPOSE THIS PROPERTY EACH WAY I CAN....THE WATER BILL IS OVER 140 FOR A TWO BED ROOM AND THEY SAY ITS DUNCANVILLE KICKER I HAVE NO HOT WATER
They are over priced, they do not help you with anything like they should. The prices are not what they say n please save yourself the time and keep looking I just moved in last month and I already see the mistake I made
This complex does not desreve 1 star. When I initially moved in staff was nice they even replaced A.C. unit due to leak. Having owned a 2500 sq foot house in Duncanville I never had water charge this high. When I complained about water and sewage charge being much to high I was told charges were based on occupancy rather than sq footage. Maintenance is a joke, repairs are shown complete even when they are not and there is form courtesy yo say they even attempted to make repair. No kind of notice or explination. I paid for covered parking yet I still had someone park in my spot when I complained I was told my only recourse was to find out who it was and address the individual or tenant. I chose this complex because it was small and although it was extremely out dated it was ok but the fees and so call extra amenities is not worth the rent charged. I would not recommended this complex to anyone.
Dont rent here. They are overpriced apartments . All appliances are out dated and the office staff is a joke . The apartments are so old, theres always dust build up and little insects that pest control never gets rid of. Water doesnt get hot and painting In the apt is not all the same and very noticable. I was very unsatisfied and would not recommend to anyone !
Okay. These apartments seems great at first glance. Its like the Gilded Age in the late 1800s when everything looked great on the outside but the inside was TERRIBLE. My one bedroom apartment was okay at first sight. The kitchen & bathroom cabinets needed to be updated BADLY and still does. This very little place only looked half decent because of the way its designed; like a small house but the quality of the place is TERRIBLE. This is not a place where you want to be for a while. The price was too good to be true. Thats how they get you and they show only the beautiful 2 bedroom model home which looks nothing like the apartment that you get. I saw potential in this little place and it looked great after my shabby chic decorating (patting myself on the back) BUT after moving in after the 2nd day, I start seeing HUGE ROACHES!!! I went to the office and the lady told me that they were not roaches to first let her educate me on what they are. Are you serious???? Roach, bug, insect whatever!! Its in my place and I want it OUT!! They were HUGE WATERBUGS and she said they spray every Thursday and thats all they could do. I felt cheated :( I found every roach pellant I could find and when company came over I had to remove the traps and hide them to keep from being embarrassed. Then there was the problem with ANTS, same response with the office as the WATERBUGS. Then I start seeing little, small roaches (these were real roaches, not waterbugs) coming out the little holes and cracks in the tile in the bathroom. I didnt bother to go the office at that point because I knew what the answer was. ANOTHER PROBLEM was that everytime the neighbor took a shower next door, I would hear a constant LEAKING sound in the walls in my bedroom for 30 minutes everytime. Enough to drive you INSANE!!! So I came up on my first year there and the plan I had to buy a home was pushed back another year. I thought very hard about what was next. I thought about staying for just another year (I cant believe I thought that!!!) and reminded myself that the reason why I moved to a cheaper and smaller place was to sacrifice to purchase a home and that it didnt make sense to move ALL my stuff to a new place, just wasted time and money and will set back my homeowner goals. I reluctantly agreed with myself. So I agreed to a renewal. Then I got my renewal bill and they raised my rent by $50??!!!!!????!!! After ALL the problems that I reported. $50????!!!!!???? REALLY!!!! So I am a month into my second year, same issues as before but I cant wait unit February of 2014. I am gone! My homeowner goals are near!! And I will direct anyone I know AWAY from this place if they ask me about these apartments. I already did it for two of my other friends and they are happily roach, ant, and waterbug free somewhere else. And to think, I left some beautiful apartments in Cedar Hill to come to this ROACH infested place!!
Waaay Overpriced!! Expect to pay about $200 extra from what your base rent is.
