I was initially excited about finding an apartment that offers a 6 month lease at a reasonable price in Denver. My goal was to save money. I have been here for three months now and regret my choice and will be very cautious when looking for my next place.When I moved in here, I noticed that there was a very strange smell to the place. I figured it was due to the building being old or from prior weed smoking. One of my friends who visited told me it smelled like mold (which was embarrassing). I ended up buying a lot of products to help keep the smell at bay including an essential oil diffuser, plug-in essential oil diffusers and sprays. I have to keep up with these for maintenance. It would be helpful to keep the windows open to air this out regularly, but summers in Denver are hot, which brings me to another point.The living room has one air conditioner installed, which barely works (See photo. Thats my skin while working from home during the day while running the air conditioner all day. Those are water droplets from sweat.) I work from home, and it is uncomfortable. I will be purchasing additional air conditioning units. Again, a huge regret, because I wanted to move here to save money. Between spending money on the moving company, additional air conditioning and getting rid of the off-putting smell, I should have just stayed where I was even though the rent was much higher. The money would have evened out, and I would have actually enjoyed my days there.Another issue is that the balcony section of my complex faces another apartment complex that has a lot of issues. When I first moved in here in here, somebody was BLASTING loud music at 2:30 in the morning. There were also glass bottles being thrown around. When I say blasting, I mean like at a summer barbeque. I called security, but it went on for about an hour. I then called the police. I believe this was on the second night of me living here. Since then, only in 3 months, I’ve heard a handful of domestic violence arguments coming from that complex during the night including very serious threats. The neighborhood does not feel safe. Moving over here and saving the money was not worth it.

It took me nearly 3 months to find an apartment unit that had all the amenities I needed at what I believed to be a fair price point. I was further convinced by Danielas and her supervisor, Stacys, passion for their job. They make candy baskets for their tenants on holidays and have answered all of my questions with a smile. I never feel that Im inconveniencing them which is a wonderful feeling to have your leasing agents care to such a degree. Furthermore I accidentally dropped some laundry on the way to the laundry room and the clothes I dropped were left on top of the laundry when the cycle finished, which makes me feel safe about the community. Lastly the complex is extremely quiet at night. All of these together made me chose the hudson over other places I was looking at.The thing that stood out the most is the amazing leasing staff. As a first time renter I knew with Danielas and Stacys attentiveness I would be in good hands with anything I was unsure about. I can foresee myself renewing for multiple years to come because of their dedication to their jobs.

My dad and I have been living in these departments for almost a year and we just hope that the contract will end as soon as possible. Since we moved to this place the experience has been horrible, with the staff that runs this place. Throughout the winter we did not have heat any day until this date they still did not come to repair it, I reported the problem to the managers more than 4 times and they never repaired it, they only provided us with small hand heaters. second we have water leaks that enter us through the walls, almost 3 times per weeks, we have water almost to the meddle of the living room and sometimes it falls from the ceiling as well, once again we reported the problem and they never even care, I showed them photos, videos and nothing happened, at this time my father and I decided live with these problems knowing that they will not be able to repair it. I would truly suggest to think it twice if you are planning to move here its not even worth it.

It is very convenient living here, you can find everything close, and it is quiet.I really like living here.I have been living here for 52 months and this month I moved from a 1bedroom to a 2bedroom apartment.Daniela and Stacy were very helpful to make the transition very smooth.Nate and his team are always very helpful with any maintenance problem you have and Ada works very hard to keep the community nice and clean.

So far so good, the only thing that would make these apartments great and a five star rating would be if they offered covered parking. Management is extremely helpful and friendly. The apartments are nicely kept and the property is clean with minimum noise, even living to the side of a very busy transit street. Which also brings me to a great point, location is also a plus. You get everything within less than a five mile radius. About 14 fast food restaurants not including dine in restaurants, 5 grocery stores including two King Supers and a neighborhood Walmart. Car washes and various places to do car repairs. I love this place.

Been a resident here since 2018. They changed office management at least 3 times. They nickle and dime you for little things like charging to replace the blinds witch is normal wear and tear. They charge for the breezeway electricity every month. In the summer time the gas bill should go down but for some reason this past summer of 2020 it stayed pretty much the same witch is not a good thing when I dont even use my gas. Didnt want to renew my lease but I did for the last time. When I did renew they raised the rent even though our country/state is going through a pandemic seem to me they dont have the best interests for their residents. I will be preparing to move when my lease is up. Last but not least the maintenance here is OUTSTANDING! The men get right on the job when something needs to be done.

I move here from Cleveland, Ohio two years ago and came to The Hudson when it was Sage Brook. As much as I did enjoy it before, I really like it more now that Pinnacle took over the property and it became The Hudson.Management is amazing. Alisha is personable and professional, and does all she can to help you out and give answers when needed.Maintenance is quick to help, and comes to fix things almost as soon as you request them. They get the job done, and do is proficiently.They’re currently redoing the whole complex, and recently replaced all the windows and balcony doors. They’re working on replacing the siding now, and updating the colors.My apartment is newly remodeled, and it’s gorgeous.They keep the grounds clean, and recently had the parking lot sealed and painted; and they now have parking permits, which is so helpful in keeping spaces open for residents.I really appreciate what they’re doing, and I’ll continue to live here while in Colorado; I’ve renewed my lease for a third year now.I highly recommend this place.Residence at The Hudson.

This is the best place I have lived yet in Colorado by far! Super good prices, and I love the location. The people running the complex are beyond awesome, the water heaters had a problem, and within the day everyone living here including myself was provided with 2 heaters, and then they fixed the problem within the day. I highly recommend this place for people of all kinds who want a friendly, nice, beautiful, environment, run by caring people. 5/5 :) Thank you guys!

Update: just signed my lease for the 3rd year and I am very happy with all the improvements in staff as well as the community itself.I moved in about a year ago. So far I enjoy my apartment building and nothing has broken down. Its close to grocery stores and fast food. There are some bars near by and the bus stops are very close. My neighbors are friendly and The new management staff is doing well. They are always friendly in the office and quick to answer any questions I have. They did recently start making cosmetic repairs to the buildings (new windows, siding, and new paint) so improvements are being made.

My boyfriend and I have lived here 4 years going on 5. The maintenance team works as hard as they can and are amazing but this new company that took over this last year and a half are really inconsiderate about the people’s every day lives and needs. For the majority of the year since they took over you couldn’t even leave a voice mail for them to leave a comment, ask questions, or express a complaint. Also recently they have been pro dog (which we’re not against, owning a dog ourselves) but with that there has been huge lack of enforcing picking up dog poop which has gotten to a super disgusting point. Then to top it off this week during a pandemic they fail to relay to us that our laundry rooms will be down for a week. On the first day AFTER multiple of us complained they then sent a email this last monday announcing the closing the laundry room around 9. Saying something along the lines of ‘we will be closing the laundry rooms at 8am this morning and they will possibly take up to a week to finish. This May be a minor inconvenience. It wouldn’t have been a inconvenience at all if we knew at least 3days earlier. Thank you so much for the warning after the fact you closed them. Just showing that society is treated based on our incomes.From your unhappy Resident.

Do not rent here! The buildings are old and there is constant construction. Especially when they have to remove asbestos. The office staff is incompetent and rarely offers anything but excuses. The maintenance crew does repairs but it might be days or weeks to complete. When you move out they will hit you with a bogus utilities charge to keep your deposit even if you left the place cleaner than when you moved in.

As others have mentioned I would not recommend living here. This used to be Sage Brook but they have re-branded in attempts to start from a clean slate. Go check out the reviews and youll quickly understand.Theres a very good reason it has been permanently closed. I would be embarrassed if my company had this stain of an apartment in its portfolio. Worst apartment I have ever lived in. Whew.

Dont stay in this awful overpriced place . The new management will take any chance they get to steal your money. Want your car towed from the parking lot where you live ? Stay at The Hudson! Save yourself some stress and money and avoid this place

I just signed my lease for a 2nd year. Towards the end they switched companies that owns the property and I’m so glad they have. They’ve done so many renovations and improvements. There used to be a lot of issues with parking in our lot because neighbor buildings would take spots, and they changed our lot so that you have to have a parking tag to use the lot and I get to park in front of my building now. I used to get home sometimes and park across the street. The grounds are always well kept, there’s always a maintenance guy on call, all of the staff are great! Anytime I’ve had issues I’ve been able to go to the leasing office and it’s been handled immediately and professionally. My favorite thing they’ve done since the new company took over is that they put in a dog park!I recommend at least checking these apartments out. Price and location are one of the best deals you’ll find in Denver county.

No amount of re-branding will help this place if management is still the same. (used to be Sage Brook, just google it and check out the reviews). This place was one of the nastiest places we have ever lived. We moved from across the country due to a work transfer and were mislead to think that we were living on the first floor. We werent told that it was a garden-level apartment, which means basement floor. (We are from Texas and had never even heard of apartments having garden-levels. When we got there we had to throw away our large couch because we couldnt fit it down into our basement apartment due to the entrance being stuck right next to the staircase. Theft, vandalism, and terrible pricing for what we got. Our electricity had to be re-set monthly because it would go out just about any time we used a microwave or blow-dryer. Not to mention the price of the apartments for the un-renovated apartments is ridiculous for how dirty they are. We were constantly fighting ants and spiders that made their way in since our windows were level with the grass. They tried to charge us for a carpet cleaning fee when we moved out, which we got removed since we had pictures of how nasty it was when we moved in.

We were looking into these apartments but found out they are taking out the play ground and replacing it with a dog park. Sadly, our kids need somewhere to play too guess we will be looking elsewhere.

First and foremost, this is a great place to live, please take the bad reviews with a grain of salt. I’ve lived here almost a year now and glad I decided to rent my garden level apartment. When I first applied for my apartment it was Sage Brooke and now a company called Pinnacle took over. Probably the best decision this place made. A ton of renovations have taken place (exterior paint, parking revamp/passes, dog park). They had a couple complex events at the pool house over the summer, the staff is always nice to myself and roommate. They love my dog!!! And the maintenance men are very prompt. We had a couple issues with our breaker but they came right out to reset it within 20 mins. I may be biased but my building is awesome, all neighbors are nice to each other and respectful of noice. Some of us chat often in attempt to set up doggie play dates. No parties here that Ive known of...thankfully. Price is comparable to the area, although our apartment is quite the steal....I wish I had an extra bathroom but that is my preference. I’d gladly sign another lease for year 2 and maybe see if I could get a patio/balcony.I was a skeptic when I read the previous reviews but was gladly surprised with how well we’ve been treated by staff, maintenance, renno workers, tenants and duh look at the location. Give it a try!!

I had to come on here & leave a review. I just renewed my lease for the 2nd year & I have to say I’m sooo happy!The ladies in the Leasing Office are soo sweet. Alyesha the property manager is ON TOP of things. She’s caring & understanding & will put you as a resident FIRST!The Maintenance guys are super efficient & whenever something needs to be fixed like when my son decided he wanted to swing on the towel rack & pulled it right out the wall. The guys were there the next day to fix it. They are personable & professional.The complex is CLEAN, parking was a bit tough but since the complex was taken over by Pinnacle all residents have Parking Passes now which assure we are not fighting for parking when we come home from work. They have renovated the whole complex, repaved the parking hi lots & the buildings have a complete new look! They did take out the kids park & replaced it with a dog park but the location is GREAT & other “better” parks are near by.Don’t let the reviews fool you guys. This is a great place to live.

This used to be Sage Brook apartments! They have re-branded because of all the negative reviews to hide the truth. You can put lipstick on a pig but its still a pig!Do NOT fall for this scam of a place. There are so many better locations near here. Im posting my review once more since they are trying to sweep everything under the rug.Management here is a JOKE. They never pick up the phone even when they are clearly sitting in the office. Ive called from outside the front door before just to see if they would pick up the phone. Then walk inside and see them just playing on their cell phones. HLC Equity didnt seem to care when I complained to them either, haha. Aubrey is a core problem here. Every positive review that was on the Sage Brook google reviews are from her friends.There is a $20-30 ish convenience fee for paying rent online. I just took a check to the office instead.The plumbing system is over 40 years old.They are the worst with handling mail and keeping track of packages in the office. If you ask them if its in the back they will likely say no, so dont be afraid to tell them to check again because they probably didnt even go look in the first place.Walls in units are paper thin. Get ready for bogus charges when you move out as others have mentioned on here. Found bed bug remnants/shells on the floor. Yuck.Maintenance is usually pretty quick to their credit but Ive had them show up very intoxicated upon arrival several times. Very awkward, especially when I was alone. Had them fix a plumbing issues once and they left a huge fing mess for me to clean up. >:|Police usually show up about once a week. Lots of sirens go through the intersection also so its quite loud at night.There are tenants with pit bulls even though they arent allowed. Cigarette butts littered everywhere, not enough parking spots. Its a pain to leave from either entrance/exit in the morning for work too. Other drivers who dont live there use the parking lot as a road instead of going to the light so theres always someone going very fast to go around and skip the red light at the intersection.I would go on but I think their rating speaks for itself.0/5 please do not make the same mistake I did and live here. Waste of money!

I have lived here the last 4 years. When I started living here, it was already overpriced due to the current Denver housing market, but I figured, what the heck, I need a place. Sage Brook was a modest place that was in my budget with decent amenities, including building laundry and a patio. At the intersection of multiple bus lines and 3 blocks from a King Soopers, it was perfect for my carless lifestyle.On a very basic level, this apartment meets my needs with a stove, sink, refrigerator, shower, and toilet. Most of the time. However, there are those random days when you wake up to no water for several hours. Theres no notice informing me that they are going to work on the pipes so I can take a shower the night before or get some bottled water. This happens on a semi-regular basis. At least once a month. Ive tried to ask the office when the water would be back on, but they are randomly closed during the day with stunning frequency, and years ago when I got an answer, it was usually some form of idk, awhile. Now, it is literally impossible to leave a message for management to call you back; the prompt to leave a message comes on and then hangs up on you. The online contact form doesnt work properly either....Sadly, this is the NEW management. The management company is in New England somewhere. I was excited when Aubrey left, to be sure, but staff conditions dont seem to have improved much except for the greater ability of the office staff to pretend to like me (barely)... and now you cant leave a message.If you are impressed with the pictures on the website of the Hudson, please know that they may have remodeled it, but the bones of this place are terrible. They were so clever with their creation of a dining room for the photos, but I can assure you they only pulled this off with a specialty table that no one owns. There is no dining area, only an awkward shaped living room that you might be able to put one in if you are clever. The plumbing is terrible. Theres no such thing as cold water in the laundry room, so I hope you wanted really hot water for all your laundry. Our kitchen tap doesnt get very cold either, so if I want cold water I will use the bathroom tap (at least theres that?). Dont forget to let your water run for a few minutes after they turn it back on (if you come home to a burst of air before your water, leave it on!). They never tell us when, why, or what they are doing to the pipes.The bathtubs are painted to look new, but it starts peeling off within a couple of months (mine is pretty peeled after 4 years and the paint chips are always getting stuck in the drain, so make sure you have some sort of mesh strainer for it). I havent been in the workout room lately, but most of the equipment didnt work, so if thats a selling point to you make sure to go in and see if its what you think it is.They arent letting us keep anything on our patios for the whole summer. I had a whole garden on mine, but I was forced to clear it off for remodeling. The whole complex complained so they rescinded the statement at first and changed it to only being closed for 2 weeks, but then I was asked to remove everything from my patio shortly after, weeks earlier than I was told for the new schedule. If I have stuff on my patio, theres a fine. My patio has been closed for over a month now, but they havent even worked on my building. Originally they only gave us three days notice, so thank you to my fellow apartment dwellers who complained so I had more time to relocate my garden!Dont expect the dishwasher to clean your dishes unless they are upgrading those, too. I have thoroughly cleaned and scrubbed it and my dishes STILL dont come out clean.One redeeming quality of this place is the fast maintenance service. Thats about it. There have been a few good front office people, but those have all been either scared away or fired by Aubrey. I have yet to gauge the new office staff, but I am only mildly hopeful.Look elsewhere! The rent isnt worth whats really inside!

I have lived here for close to 4 years and I wouldnt be writing a negative review EXCEPT I can not get a hold of them! When I call and hit option #2 to leave a voice mail, it says thank you for calling and then immediately hangs up. Ive mentioned this to them twice when Ive gone into the office. When I login as a resident and click on contact us it pulls up a window where you can type and email, but cant scroll down to submit so there is no way to get ahold of them via email.The reason today I was trying to get ahold of them was to notify them that there are homeless people camped in front of building H (like camp set up right in front by peoples doors) asking for money. I get this enough being a Denver native, walking through the city, driving on our streets. I give my time monthly as a volunteer to those in need. But I DONT WANT TO BE HARASSED WHEN I COME HOME!!! I should at least be able to get ahold of the leasing office about this.

They never seem to be in the office or around when you need them. You pay so much for broken down appartment. They say they will fix it, but in 2 days its back to where it was. They need new staff. This place is the worst!!!

How Can You Kick A Man While He Is Down.. I Came To Your Apartment Complex To Apply And Was Denied.. Thats A My Fault Issue.. But After Paying $100 For An Administrative Fee And Have To Wait 2-3 Weeks To Get It Back.. First Of All The Administrative Fee Shouldnt Be.. But As Though It is, It Shouldnt Have To Be Paid Have To Be Paid Up Front.. Bad Enough You Apartment Owners Are Charging Insane Prices.. But To Hold Onto My Money For That Long And Knowing In In Need Of A Place To Live Is Pathetic On Your Humanity.. Then For The Administration or Receptionist To Fill Out My Paperwork Without Knowing Im Approved And Helping Set Me Back Furture.. I Would Just Like My Money Back As Soon As Yesterday..
