I love varsity square apartments!!! Large apartments that are perfect for college living. The walls are super thick and no noise complaints. If you have any packages beware there are no cameras and I have had a few packages get stolen. Other than that NO complaints!!!
Varsity Square Apts Building #2 in Dekalb. Management needs to hire a professional cleaning service to clean the dryer ducts of lint to the outside of the building. Two cycles of drying and clothes still not close to being done. Its obviously clogged but it wont get fixed for whatever reason. 10$ for completely wet laundry every week. Been like this for months. Also Top dryer has been out of service since July. Will change my review when this is fixed.

Decent apartments, pretty standard for the most part. Landlord quick to fix most things. Only issue is porch pirates. Get a PO box or have em mailed somewhere else because Ive had several things either taken or rummaged through.

My whole experience with moving and signing the lease went smoothly, and additionally the staff is friendly. My apartment here is really high quality and spacious compared to my old one. Honestly, too, the price compared to some other spots in the area near NIU is really cheap. Highly recommended.
My girlfriend and I currently live in an apartment here at Varsity Square and we love it. Both of us were previously with two other apartment companies and so far we like Varsity Square the best. We love the front office staff. They are very welcoming and will always answer any questions you have. Along with a very friendly staff the apartments are very well taken care of. We love that it is also cat-friendly. Overall, if I knew someone looking to rent their first apartment Varsity Square would be at the top of my list.
Been at VSA for almost a year. Its a good spot if you dont mind constantly worrying about your car or apt being broken into (someone did break into my car, and steal 2 of my bikes). While walking down the hallways you can see major gaps and cracks in doors, so if anyone really wanted in they could do it pretty easily. Maintenance is very good, comes quick and responds right away. Has motorcycle parking, but like I said earlier, I was constantly worried about it being stolen. 3 stars for being relatively cheap. You get what you pay for. Only signed one lease and will be moving elsewhere
I have been living here for a year now, and I absolutely love Varsity Square Apartments. I have no complaints, and the management/maintenance teams are very respectful and they help as soon as you need it. In the winter, Nathan would help jump cars when needed (I think he has recently left Varsity Square, though). Overall, this place is 5/5 and I would definitely recommend it to anyone who is looking to go to NIU.
I have been living here a little over half a year and love it! I feel safe living here. I’m so glad I picked here to live and I already renewed my lease for next year. Plenty of parking for residents, close enough to campus yet far enough away not to hear all the commotion. I never have any issues in my apartment, everything works and runs perfectly. Heat works super well. Nice quiet living and it’s everything I need. Would recommend to everyone I know!
I was so excited to move in and then it happened... the first night all I could hear was my upstairs neighbor walking around, pounding on the squeaky floor. It was SO LOUD. Over time, I got used to it, and had some of the best memories of my life here, however something needs to be done about that floor. I would not want to live on the first floor ever again.
The apartments themselves are very nice. The price beats most of the others in the area and the location is great for campus. It is walkable during the nice months and the bus routes are right in front for the winter. The walls are thin though but not to the point were it is too distracting. Live on the top floor in order to avoid hearing walking at all hours of the night. The drunken foot traffic at night and other party complexes near by can be annoying at times but its a college town so it comes with the territory. If your apartment faces the courtyard you will not hear it nearly as much as facing outward. The staff is super friendly and all maintenance was handled within the day. It is a clean, well maintained, serviceable location for any college student on a budget. Parking is included and friends can park on the street in front overnight without a problem. Each building has its own laundry room which adds to the convenience.
Great renting experience! The staff is very friendly and goes out of their way to make you feel welcome. Maintenance is taken care of promptly and the grounds of the apartment are well maintained. Overall would definitely recommend!
After two years here, I still cant believe how lucky I am that my first apartment is so nice! The staff is always friendly, and the few maintenance calls weve made were addressed immediately. I have everything I could want from an apartment close to campus: Great bus access, convenient parking, party-free calm atmosphere, well-kept grounds, in-building laundry, and unlike almost every other inexpensive apartment near campus, cat-friendly policies. If you want a cozy, quiet home for 1-2 people near campus, I dont think you can do better.
Great place to live. Staff members are kind/respectful. Maintenance and snow plowing are excellent.
For the price, the units themselves are okay but the security stinks! The hallways are totally depressing. The parking lot is pockmarked with holes and junior thug wannabes try to intimidate people as they are attempting to go about their business. Could be worse but could be a lot better.

I have been living at Varsity Square with my girlfriend for 6 months now. The front office staff is amazing and always ready to tend to your needs. The maintenance and grounds crew always kept the grass freshly cut and I periodically see them in and out of other apartment fixing various issues. The plows have been amazing clearing the parking lot in a timely manner this winter. It is the best one-bedroom apartment complex in DeKalb to live in, especially as a college student. It is a little on the expensive side but worth every penny. There is not a ton of room for storage so if you have a lot of stuff I suggest downsizing, but there is a very spacious walk-in closet. Overall, I couldnt ask for a better place to live within walking distance of campus and VERY close to multiple pick-up sites for the bus route. I have heard countless horror stories from around the area about horrendous front-office staff and countless issues with the company or complex itself. Would recommend Varsity Square over any other place in DeKalb in a heartbeat
The management here is friendly and helpful, but most of all, theyre knowledgeable. Called in to report a maintenance request a few times during my years here and had them knocking on my door that day or the next, ready to help. The apartments themselves are well-maintained; you can tell the management actually cares about what happens at their property. They advertisequiet lifestyle, which originally attracted me to them, and its very well-kept. I hardly ever heard my neighbors, with the only real exceptions being the big holidays, like July 4th or Christmas. Couldnt recommend Varsity more.
Management leased my apartment to someone else without telling me when I had three months left and never asked if I wanted to renew. Neighbors are horribly loud, especially across the street in Eco Park, even though I was promised a quiet lifestyle. The speeders on the road right outside my building make me fear for my safety. Having even one cat results in a hefty extra deposit and additional monthly fee. The apartments are actually quite nice, though, if a bit expensive for their size. But the sneaky lease practices drag this hole down to 2 stars.
Excellent staff, quiet neighbors. It is a little on the expensive side for a one bedroom, but worth the price for the peace and quiet I get to come home to.

Almost every night theres either a car alarm going off or some drama outside. Theres no sense of decency, and your neighbors dont say hello to you. But if youre desperate enough to move out of your parents house and dont mind paying for a unit thats slightly overpriced while being abruptly woken up in the middle of the night by a girl chasing her cheating boyfriend outside then VSA might be an amazing fit for you. The liquor store is within walking distance as well.
As a graduate student, VS is a perfect location to live: the rooms are ideal, A/C & heat work great, and the rent is easily the best value of all the other apartments around. The office employees are helpful, and its great to have nearby parking with onsite laundry options. If youre looking for a single or double to live in while going to NIU, this is the best place to be.
I have lived in this complex since December 31, 2008, and I have been very impressed so far. Management had my paperwork all ready to go the day I moved in, and the process was quite painless. This shows just how organized they are. In addition, the on-site maintenance team is very prompt with repairs, and they usually get the repair done within 24 hours of notifying them. This is a quiet lifestyle environment, and it is enforced if residents complain about noise (ie. loud music, parties). Rent is high, but the price is well worth it. Even though I walk to campus a lot, it is nice to know that there are 4 bus stops very close to the complex.
It was a good choice until they didnt want to repair the hole in the floor that had been there since my son moved in. They promised it would be fixed. He was off school for a month and a half, and not at the apartment. Its January now and they still havent fixed it. They had not problem charging him $50.00 for a late fee when he couldnt get to the bank account website due to an upgrade in the banks software...but could care less about fixing what is wrong with the apartment that they are well aware of.

The rental office is in a newer building, which is a way for marketing. However, other buildings are older. The apartments in my building in particular, are in horrible condition. If you live on first floor, you could hear people walking, talking, tv noise, music, etc. When people on 2nd floor walk, its like the whole building is going to fall apart. Horrible conditions. Since I move in, they had to replace/fix almost everything (windows, heat, stove, fridge, ceiling, toilet, shower, etc.). Also, these apartments are in the area that crimes repeatedly occurs.
I highly recommend Varsity Square Apartments to anyone who would like to live in a clean, affordable, and quiet residence. This apartment complex is close enough to the NIU campus to where you can walk or utilize the Huskie bus, with 3 stops right next to the apartments. IF you attend Kishwaukee College, there are bus stops close the apartments as well. THe electric bills are very reasonable, especially when that is all you are required to pay (other than rent) and there is a laundry room in each building. The management is friendly and professional. If you ever have any problems or questions they take care of the situation very quickly.
