Like some other people mentioned, they will take a huge chunk of your deposit while CLA give you back all (of course if you dont have big damages). I only lived there for one year. I even asked one of the person from the Mason office to take a look if I cleaned the apartment enough before I dropped off the key. The person said it looks good to her, however, they still took more than half of the deposit. They will even check the area underneath the fridge and oven! Will not rent from Mason again.

I wouldn’t recommend this rental company. My boyfriend & I subleased an apartment with this company. The apartment where we stayed was in a good part of DeKalb. We didn’t have to worry about criminal activities. However, we encountered several problems while living at this company. Our oven broke while we was living here & it took them over a month to come fix it. As well, during the winter our heat was blowing out cold air, & I had to argued back & forth with someone in the office to get someone to come check it out. It took a month before the heat got fixed. In addition, while living on the property we had to deal with loud neighbors, neighbors smoking in the hallways, neighbors leaving the doors unlocked, & hallways being dirty. Mason posted signs about no smoking in the hallways & keeping the doors locked but did not take any further actions than that. Furthermore, they charged us over $300 in cleaning fees when we moved out, & we cleaned the place before We left. Honestly, I believe they wanted to find any reason not to return our security deposit. Only positive to staying on this property is the neighborhood isn’t bad.

I’ve been staying with them for 3 years, and any other properties I’ve stayed with never went up on my rent no matter when I renewed. Like other tenants have mentioned in their reviews, they paint over molds and ect. My apartment is not worth “Market rate”. I understand if they were upgrades done to it, but there’s not. I bet the new Tenants who are probably paying the” Market rate“ apartments been upgraded. Bathroom is dingy, A/C is very old compared to my neighbor’s A/C. I can go on... but I’ll be sitting here typing forever!

Why are there so many barriers for the more vulnerable residents of Dekalb I have come to realize that there are only a few property managers who sustain safe living conditions for their residents Mason Property are indeed one of them. Fair housing conditions for all residents are not at all out of reach for a town who serves one of the largest Universities in the State of Illinois a booming multi million dollar economy, could at the very least have more resources in place for the small percentage of residents who do not attend NIU.

The landlord at Mason Properties is very money hungry. The apartments need to be remodeled, they are very outdated. They also tend to have a problem with bed bugs when it gets hot out. Mason Properties has been and continues to be good to us since 2014! The staff in the office are very professional and are extremely friendly with every tenant and future tenant that come into the office. The work orders are promptly taken care of and the maintenance team is top notch when it comes down to repairing or replacing something. They truly care about their tenants. Slum Lord. Avoid if you can.Sandy in the office is unreasonable and lies to tenants about the amount due with late fees if rent is late. I called, was told what was due and then within the 4 hours it took to get there Sandy added additional fees and even though I have audio recordings of what I was told. Sandy refused to waive the additional fee claiming a mistake was made by their staff but that it is my problem not theirs. Most of their buildings are in really poor condition and barely livable. Only keeps the apartment building his son lives in decent, but then the son is treated differently/better than other tenants. For example hes allowed to have his girlfriend overnight parking in the tenant only lot but other tenants are not. There is no 24 hour street parking so they are basically preventing all overnight guests except the sons girlfriend who gets a parking pass despite not living here.

Save your money and go to a better company that wont scam you out of your security deposit. Apparently took them over ten hours to clean a small two bedroom apartment that I had deep cleaned prior, and 4.5 hours to cover paint chips. Also, always had issues in the winter with the maintenance shoveling or salting. The entire parking lot had a thick layer of ice because no one plowed for days, as well as the stairs had no shoveling or salt. It took my roommate to fall and get an injury for them to start salting the stairs. Maintenance was quick for me but they would always come to fix the same things multiple times, just proving to me they dont have enough organization. Things broke pretty often.

I do not recommend Mason Properties to anyone!!! If u want to live in an apartment with a broken a/c, heat that doesn’t work and rude employees who are no help then this is the place for you! My boyfriends ac has been out for over a year. Last summer they put in window units as a temporary fix( this made more problems including bugs, dust coming in the apartment). That fall they removed the window units and assured they were fixed ( they were not) Fast forward to almost a month ago, my boyfriend called to have it fixed while we were on a trip. A week later we come back and it’s 90 degrees in the apartment. The rude lady that works in the front had the nerve to say “you will be fine ppl lived without ac before”. He calls again and they assure someone is coming to fix it and yet nobody came. They have the nerve to raise rent when they cannot fix anything that goes wrong! These people are negligent and don’t care about their tenants!!! They just want your money! Please beware!

This is a terrible complex. The worst part is management they are uncaring and slow to respond to work orders. For about 5 months we did not have a bottom shelf to our refrigerator. The parking permit is a joke. Expect to compete for parking spaces with people going to the bar next door. Once took me 20 minute to park in my own parking lot. They say they do towing, but a truck rarely comes. They do a terrible job maintaining the parking lots as well. In the winter time we had very heavy snow, and took them three days to get a plow. People were getting stuck in the parking lot. It is a college town. So expect most nights (especially in the summer) to be loud.

2 stars for the office employees. They were always pleasant to deal with. Now for the rest. I lived in st albans for 3 years. The complex was definitely outdated (hence building A burning down so quickly). But thats just the beginning. Like others have said, work orders are incredibly slow. It took over 2 months for someone to come look at the mold problem I was having in my bathroom due to the non efficient fans. Management suggested leaving the fans on longer after showering and that should do the trick. Nope, not when the fans dont work, or lead out anywhere. I have friends who are still living there who are still waiting for their AC to get fixed, its been 4 weeks now I believe. In this heat an AC unit should he taken care of immediately. I dont care how many properties you manage, hire more maintenance employees then if you cant keep up with repairs. Also, like many reviews have stated, they are awful with returning security deposits. I anticipated this as I was moving out. So, I hired a professional cleaning service to come deep clean my apartment. It was about as spotless as could be, definitely cleaner then when I moved in. Well, they kept over half the deposit, claimed it took them 8 hours of additional cleaning. The itemized list they give was quite laughable. Dusty light switches and baseboards. Okay, does that really take 8 hours? And I was a bit confused why I was charged for painting, that seems like something that should be done annually. Overall, Id avoid. If you must rent from them, dont count on getting your deposit back.

Charged 20 minutes to clean the freezer because there was dust and rust on the shelf inside, even though it was cleaned prior to leaving, and the shelf being rusty is no fault of my own. Even the bathroom mirror which was marked down as good by the cleaning crew was charged to be cleaned. Ran by a slum Lord, I guarantee you wont get your security deposit back. After moving out they blamed us for stains on the carpet that were there before we moved in and had been noted on the initial move in checksheet. For that our whole security deposit was taken and used to install new carpet which I doubt was actually put in. The carpet was brown, raggedy, and had to be older than I am. It wasnt in good condition when we moved in so if it had to be replaced the cost should have fallen on Mason properties, not the previous residents. If you need maintenance on your place its going to take a few weeks and a few phone calls to remind them. The only good thing about the place are the front desk workers, theyre pretty nice. I was without heat in my apartment during the coldest days of this year. They didn’t come fix the heat they brought 1 space heater that barely did anything. Also had a flood in my apartment and my roommates were literally sleeping in sewage and mold and that even took them time to come and take care of. They charged for unnecessary cleaning when upon moving in the place wasn’t the cleanest. They will take as much of your money as they can for no reason at all. Started off okay- only been downhill since... Many of the good reviews are accurate; the staff is nice & rent is cheap ya okay the rent is cheap and people are nice but these things are covering the negatives. Work orders dont get filled, hallways smell like weed, and overall quality is poor. Had a sewage backup last week which was fixed within 2 days but no one came to check on me for an entire week. They asked me if I needed my bathtub sanitized- as if I wasnt going to just do it myself after a whole week being without a shower. They also tell you resign by this date to lock in your current rent only to go resign for a higher rent. If you prefer neighbors that steal packages, constant water and electrical issues, and never working washing machines and dryers this is the place for you. Seriously considering paying the fortune it is to get out of my lease and move anywhere else.

Overall, I really liked living at James Court. It was a little further from the university but it felt safer and was next to a nice golf course and neighborhood. There was also lots of visitor parking on site so we could have friends visit us. The apartment definitely had some issues, but they were resolved eventually. We had the power out for a couple days, they had to replace our oven, the ceiling above my roommates toilet was falling in, and the blinds and screen door literally fell apart. Maintenance was pretty good about getting things done quickly but the power going out was very inconvenient and it took a few days to fix. Aside from those things, the management was usually friendly and when my roommate and I missed a day our rent was due, they waived the late fee since it was our first and only time, which we really appreciated. The rent wasnt too bad but it increases when you want to stay past a year. We were also disappointed in how much was taken from our security deposit, but that seems to be a common thing everywhere.TLDR; would recommend, in a nice neighborhood, rents decent, and management doesnt suck

If you must rent, video the apartment before you move in, after you move out, and write literally anything and everything on your move in paperwork because they will charge you for it.Cleaning estimates include 5 mins to clean EACH dusty switch and outlet. But they will give you a 20% cleaning credit for wear and tear. They claim that this credit has covered other tenants whole cleaning costs. Im still trying to understand how a 20% credit can cover a persons whole cost.Rent at your own risk.

The amount of spots in the carpet were horrifying and the smell never went away. I borrowed a key because I misplaced my own and returned the key a few days later, the system obviously was not working because they called my phone stating they would throw my school id in the garbage and charge me six dollars for keys I replaced. The lousy repairs that were done after the previous tenants had moved out already started to fail, ex; my medicine cabinet was unlevel causing my stuff to fall out whenever I opened it, my towel rack came out of the wall exposing the 2 previous failed attempts of repair, and poor drywall patching that is already crumbling apart. They send maintenance people that show up at your house whenever they choose with no advance warning... and once catching me still in bed banging on my bedroom door. I have now lived there three months and the repairs that they have come to do have been left a mess. The drywall was left on my floor for me to come home and find and clean up, the cabinents were replaced leaving holes and marks on my wall...which Im sure will be deducted out of MY security deposit. Needless to say there is nothing luxurious about these townhouses beside the paper thin walls which allow you to hear if the person in the next room turns over in their bed or even sniffs their nose. First of all, I had been waiting for my security deposit to arrive for over a month and a half. When i finally do get my deposit, I only received 125 out of the 800 dollars. I dont understand why it is the tenants problem to pay for the labor of employees to clean the house. They charged me 240 for cleaning and 125 for carpet cleaning. That shouldnt be my problem. I made sure to deep clean the house before i left so i would not have to run into this problem but i guess i shouldve left it that way since they were going to charge me anyway. The carpet in my apartment was already old and ugly prior to moving in 2 years ago, again.. not sure why it was my problem to pay for it. A SECURITY DEPOSIT IS NOT USED TO PAY FOR THE LABOR OF OTHER EMPLOYEES. I would understand if my window was broken or if my sink was broken and i never said anything about it, but this is ridiculous. If i could give this place 0 starts i would. I would also not recommend this place to anymore. Mason does not value loyal customers. You can find a better place on campus, i suggest you pay the extra money elsewhere if you dont want to get ripped off.

There was a bed bug infestation stemming from one of the employees who lived below us, and I had to throw out thousands of dollars worth of furniture, clothes, etc. Entire building was affected and they tried to charge and blame each unit for the infestation. Recently checked my credit report and saw an open account for 1,800 dollars. I called to ask what it was for and was told it was for the cost of replacing carpet after the security deposit. So they are charging me over 2500 for carpet. They also did a bike rack clean up without notifying me, took my $800 bike and left the rusty Wal-Mart bikes everywhere. Ridiculous. Do not fall prey to these slum lords.

Im a currently living at one of there places. and i have had nothing but issues form them time we moved in. they nickle and dime you for every thing you have. they told me i had to pay 6 months up front of rent, for i dont know what reason come to find out all that live here is section 8 people. which that should of told me enough about this place i will never i mean never rent form them ever again stand clear of them. and might i add just to sign another lease with them for 12 months they want 2,097 just to cont. the lease i honestly dont know why anyone would rent from them and the people in the office are nothing but nasty when you call to have them come fix something and it take about 2-3 weeks just to get something so small as having them. spray for bugs as in aunts and the beetle things. so buyer beware.

If I could give a 0 I would. the noise was awful around the area, always smelled like mold and rude staff. Then when we moved out at the end of our lease, cleaned the apartment, turned our keys in left they ding our credit saying my fiancé and I owed 1500 each for apartment damage. I get the carpet did have some stains and the walls needed to be pained from smoking and one marble sized hold in the wall from the door stopper breaking and never being fixed so the door would hit the wall when opened. but 3000 in damage NO WAY! they never once sent us a bill or called us, and refuse to call me back with details on the charges or a invoice of any kind. thinking a lawyer is going to have to be used to get this taken care of. HORRIBLE PLACE STAY AWAY!!!

My boyfriend and I always pay our rent on time. We have never been late. We knew we had sign a new lease so we called to see if we would have to pay rent on the first or the 28th because they told us they were changing the due date. We was told we would have to pay at the end of the month. Then they come to our apartment with a five day notice say that we didnt pay our rent. So now they want us to pay on the first of June and the 28th. When they were the one that made a mistake. I will never recommen any one to have a Apartment with them. On top of that they are slow with the work orders and you dont get visiting pass for you guest with your lease. You have to pay seven dollars for your guest to come visit if you want them to stay in the parking lot. They are very money hungry! I really wish I didnt resign my lease because I have had enough of them.

Mason Properties personifies the culture of renting in the Dekalb area. They include and enforce ludicrous financial policies to nickel and dime their tenants every way they can. If you want to stay beyond 1 year, your rent will increase the following year. Get locked out? Thats $50. And apparently youre not allowed to copy the key either (not that it ever mattered to anyone). As for your security deposit, youll never see that again. To be honest, its not even worth cleaning up the place before you leave; theyll use up all that money anyways. Just be aware that once you put down a security deposit, that moneys gone. And if you get any of it back, just be happy that they didnt find some fine print way to make you owe them.My favorite experience about doing business with Mason Properties was the end of my lease term. You want to rent in Dekalb? Find a private renter, go with Eco Park Apartments, and Ive heard good things about Dwell Dekalb Realty. The unfortunate reality is that this culture that permeates the renters community in Dekalb will never be changed if these people continue to make their normal profit margins. I recommend discouraging Mason Properties by not giving them your business and opting for leasers that will treat you like people rather than sacks of money to bleed dry.

Rent varies depending on when you sign the lease, they get desperate towards the start of the semester and lower rates by $100/mo or more.Beware electric heating - our two-bedroom is costing us almost $300/mo in electricity, and weve got it set so low we shiver at night.Beware summer: the air-conditioner isnt big enough to keep the living room cool, let alone the bedrooms.Maintenance quality varies by building. Ours is currently an icy mess because they did not take the time to plow more than a path for the cars, nor shovel more than a 12-inch-wide path for people to walk.Edited down to one star for their BS non-response response. Also to mention that when we did move out, they made a mistake on what they charged us out of our deposit, and after discovering it we had to wait another week for the rest. (Protip, take pictures BEFORE and AFTER you move in/out and write down every single little scratch, ding, discoloration, etc on your move-in sheet. If you dont, they will at the move-out and try to charge you for it - saved us hundreds!)

I hate Mason Properties. Theyre way too nosey and over use their authority. Their buildings fall apart and it shouldnt be that way, because Mr Mason has too much money to have raggedy buildings. I wouldnt recommend anyone move with them. I wish I could give them no stars.

Beware the bed bugs at Ashbury Court. They spray one apartment at a time, which causes them to scatter to the surrounding units. After you notice and report them they will try to place the blame with you, as if you are the cause. Worse yet: you may not notice them in time and end up bringing them with you!
