I contacted Paces Run several weeks ago to inquire on a 2 bed unit. I took a tour, and the model unit was nice. I was told there was a wait list and they would contact me once they have availability—no problem.After a few weeks, I receive a call asking if I’m still interested. When I informed yes, I was advised to go ahead and complete an application. Prior to completing the application, I asked to view the unit I’d be placed in—I far exceed all of their move in requirements, approval is not at all a concern. I was told they would have to see if the units are “up to standard” for viewing and they would contact me back. That was 3/15/3021 (4 weeks ago). I guess none of the listed available units are up to standard yet—although they just updated their listings yesterday.The tour guide (whose name escapes me) was kind, and the area seems quiet and safe; it’s a pity theircommunication with potential renters is so poor.Update: Per management’s response, I reached out again—still unable to view. This just tells me that what they are advertising is far from what prospective renters will be given. A complete waste of time.
I was a resident here for 2 years. The staff was pleasant and worked with us to upgrade to a larger apartment in a different building that offered more privacy. We had some maintenance needs a couple of times, but for what the issues were, they were dealt with in a relatively timely manner. While some updating would be in the best interest of the complex, we never had any major issues overall.
It took 2 moths for the maintenance to put a carbon monixide alarm in my apartment . Place is infested with roaches and i call for an exterminator that dint show up after 2 months.The carpet has rusted nails coming out the carpet i have little ones that can prik they littlefeet. I let the management know and maintenance and took 2 months to fix the ac unit is out dated and shown no recent up to date maintenance. Overall maintenance on this place is weak and poor and below standards and during this epidemic some one should look into this corrupt management .
Paces Run is not just a normal apartment to me. I love my apartment with the white setting in the kitchen. Some not sure if all has the sliding door in the bedroom instead of living room and another open door to patio in living area. Its very different to me and I love i, also Its quiet, everyone seems to be friendly and minds their own business. Swimming pool area is clean throughout the whole year it seems. Happy to be living at Paces Run which is very clean and they take care of your every request.
Resident of over a year and I have no plans on moving anytime soon. The staff are extremely professional and welcoming. The maintenance team is on point and super friendly. Only have had two maintenance requests and they were handled quickly and the work was top notch. Rent payment is super easy and convenient through their website. The other residents are respectful as well when it comes to noise levels and whatnot.
One of the best decisions Ive made was moving here. I love my 2 bedroom apartment. Its very spacious, cozy and great closet space. Dani the property manager is awesome. She made me feel right at home. Love this place.
I was working out of town and needed somewhere to stay. I got the apartment before I came and it looks nothing like the pictures (really good angles or filters). Besides that it’s just a normal apartment. While trying to leave, they were not only not helpful but it seemed like they were against me. You have to give a 60 notice despite telling them your not renewing your lease. My work hours are longer than their office hours and they would NOT email me the paperwork I needed to sign. “I’m not sending you anything, you gotta come into the office” when I told them about my work hours the older lady’s response was “ I guess you gonna have to figure something out because I ain’t sending it”. I definitely would not recommend this place unless you can’t anywhere else
Y’all close at 4 I ran up to the office at 3:55 and y’all were already locked up and gone. I just needed my package.
I am enjoying my apartment!! This complex is the BEST bang for your buck on this side of town. The apartment is spacious, we can barely hear our neighbors, and the staff is THE BEST!! When there are community issues, they are promptly addressed! I will be here for a while!
I was searching for an apartment and came across this place. I fell in love with the place and the staff was so hospitable. Felt like I knew them for years. Not moving until June, but this place is at the top of my list. Grounds are kept well and the apts are beautiful. Thank you Jacob for making me feel at home during our visit.

Ive been living here for six months now and I have no issues. The place is clean and quiet and that suits me well. The office staff is friendly and helpful. The apartments are a bit small but comfortable. So far so good!
The best apartment complex Ive ever lived. The pricing is excellent as well as the location. The grounds are meticulously maintained and our safety is a priority. The staff go above and beyond to make me feel at home.

I have been out here for 4 years and no complaints. You can’t beat the prices and the staff they have now is great. Anytime I have any issues they are always willing to work with me so they are good in my book !
I have resided at Paces Run for almost three years. The staff is very respectful and responsive. The BEST Maintenance team we ever came across. The prices are great! The only thing I dislike is that the apartments and appliances are out of date(My 2bedroom looks nothing like the model) They only upgrade your apartment if you move out or if it got burnt up, but other then that GREAT place.
Just renewed my lease for another year! This place is dog friendly which was a huge bonus for me. The location is perfect for us--everything is within a 20min drive (on average 15m for most). We also have the highway 277 and interstate 77 within 3mins away! Perfect for students, and a busy body!
Ive been living in Paces Run since the start of 2017. The neighborhood is very quiet, clean, and youre kept aware ahead of time of certain changes or upcoming activities. I think I fell in love with being able to have a screened in patio and an alarm system that doesnt come with many other apartments.
Just moved in to paces run in the middle of December and they have been nothing but kind to us!!!! The property is beautiful and any maintenance issue we’ve had, they’ve helped immediately as I requested. Can’t wait to spend the rest of my lease here!!
Ive lived at Paces Run going on 3yrs now and I have not one complaint . It has been a very rewarding experience for me. Donnie, Cooper, and Connie are an awesome team!! They are very attentive to tenant matters which are taken care of in a timely manner. This is my first apt. living experience and Im loving it. They are like and extended version of my family. Always caring, sharing, ensuring safety along with prayer goes along way. Chris is our maintanece supv. He along with Fred and Scott never miss a beat. All calls and issues are taken care of promptly with much respect given . Paces Run Rocks!!! Come on out and experience the best apt. living experience youve ever or never had. ❤❤❤☝ Paces Run is also pet friendly. The grounds are immaculate. The interstate 77, I20, and 277 are in close proximity along with lots of restaurants in the vicinity as well.

I havent even moved in the apartment yet and already having second thoughts. I went to this apartment complex and talked to the same girl twice. I forgot her name but she is a young black lady maybe mid twenties she is the one that sits at the front desk when you walk in. I was told by her that the price online included the alarm system trash n sewer the only thing extra was water. She said sewer and water was different. I applied for the apartment and got it however online i was quoted a price of 721 for 13 months for a 2 bdrm 1 bath, when I received my welcome home email letter stating that I was approved the total price would be 726 a month. Granted 726 isnt far from 721 but still if I was promised that rate the complex should go with the quote. I just called and spoke the the Assistant property manager (her named started with a T) she stated she didnt know what I was looking at but the overall price would be 726 and stated sewer and water was the same thing. The 5 dollars extra is for trash. Then proceeds to tell me that I wont be charged the actual amount of water I use but its divided amount based of the building then how much the average person uses. All this information would have been helpful prior to applying for the apartment. Also she was borderline rude and dismissive and I dont appreciate that at all. The quote on the website should specify the break down of the bill and all employees that work there should be aware of how a resident will be billed. The Assistant property manager was apologetic but to me if I have proof stating this is what it says online I should be given that rate because we are only talking about a 5 dollar difference not 100 and I was told by an employee of theirs twice the information. If the girl is new you need to train her better then if she is giving out the wrong information you should honor it. I am very disappointed in the apartment complex and makes wonder if it is worth moving in. Right now its 726 who knows it might change because they forgot to mention something else.

I wanted to take a tour and get more information about this community. I scheduled an appointment with the leasing office two weeks in advance, and I got a phone call one week later to confirm my appointment. Great! So, I show up on Wednesday at 2pm for my appointment and behold a sign taped to the door that said the leasing office was closed on Wednesday, December 12th. Now, that would have been great information to have before I drove all the way out there. No one called to tell me. Nonetheless, this prompted me to explore other apartments in the area, and I closed on an apartment at Killian Lakes that same day. Thanks!
Terrible management they enter your apartment without notice. General manager and the gay Assistant manager are crooked they let other people sign leasing agreement. 1st floor apartments are cold and noisy. Not worth $950 a month. Assistant manager is a stalker, and doesnt take rejection to well.
Save yourself the trouble.I kill or throw out at least 3-7 roaches every week. Also a lot of times find dead roaches in the middle of floor & Ive been lucky to not squish one with my bare feet. The billing is ridiculous, they charge you 4 dollars to provide you with a bill as well as a community based water bill that averages $45> no matter how much you use. The HVAC unit blows like soft whisper. The office staff is friendly, but still fix your billing issues or pay a larger portion for the community. Other complexes include water or bill your separately for WHAT YOU USE which on average should cost a single person 10-30 dollars. 30 extra dollars a month x 12 months a lease adds up pretty quickly over a year. I will never and wouldnt recommend anyone to this property. I came in under the impression I would be paying 650 a month for rent, I havent paid under 720 a month since Ive been here. I will upload photos of coach roaches on other apartment review sites.

I came last Friday to apply and Donna was very kind and made me feel very welcomed! I’ll be moving in soon and cannot wait! Just reading some of the people’s reviews got me a lil shook but I’m going to give it a try anyway! I’m ready to leave the nest and I feel like Paces Run is perfect for me! March 8th wya😩🙌🏽! Just hope every info that was giving to me stays the same and we’ll be alright ! All smiles this way by far!

They have great staff and maintenance always take care of your problems. But they have a lot of break in and the dont have cameras. And dont intend on getting any! Would I refer them no will I renew a lease no.

Nice place to live. Ive lived here two years and have only a fee minor complaints.I see reviews on here that complain about personal living conditions not the overall community.Staff is polite and responsive. Never encountered a rude staff member.Emergency maintenence issues(HVAC, locks, water leaks) are taken care of immediately. Smaller things do take a little longer than your college dorm room Apartments, but much faster than calling someone out yourself.I started going to the hosted events. Met some of my neighbors and enhanced my living experience.Welcoming to pets. People who dont love your fur babies like you will complain. Not the fault off apartment staff.Wish lighting in parking lot was better.Overall I enjoy living here. Welcome all good neighbors

Eviction of two disable set on fixed income.. Least fraudulently signed getting them into a apartment that they could barely afford which a situation happened on Paces Run property causing thier accouts to be hacked into getting their accouts frozen which causes their rent to be late. Tried paying before the next month which they wont take without the next month a long with it. Hacker stole very important information like bank accounts, credit information now they lives of identity theif is at risk. Within the 1st month at Pacea Run rent maybe 1 week llate property management comes in apartment without any type of notice. They illegally evicted the watcher of the two disable without going through court. Now two disable identity is hacked. accouts being attacked Paces Run added more into the disable records of evictions which they had not one blemish on their credit or records until they moved into Paces Run. Judge at court not understanding they were disabled and least was fraudulently signed with Paces Run management. With government shutdown The federal help the disable renters need is being delayed. The help t they request from HUD is in government shutdown. Paces Run destroyed two innocent disadvantage people lives that was looking for a better change in their lives. Now they are fighting a losing battle with identity theft, eviction which will make it harder for next place to live., accouts frozen. Now they dont trust people the same after such awful people from Paces Run and the Judge which they never had any experience in either affairs. Please pray for these victims that was attacked by Pacea Run management team and cyberspace attackers. Please protect yourself if you ever come to Paces Run. Peop set outside late hacking into your devices and stealing your accouts and identity and Pacea Run DO NOT CARE!!!! Until the federal government open back up you will hear the reat of this sad story of Paces Run!! As of response of this review having someone else signing a least instead of the residing tenant is like you do everyone else is FRAUD! As mentioned after the federal shutdown is over it will be in their hands as of the legal affairs. As of the capabilities to read and understand a written contract without legal guardian. Did management ever think why are the income is SSI what reason? Or was it about money and not the people themselves. Godly people do Godly thing to people not help bring them to a down fall. Just very poor representation of Paces Run as a business. Thanks for the reminder for BBB to see if everyone is having someone else signing contracts for them.

Where do I start? This apartment deserves zero stars. The only reason I gave it one star is because it will not let me post without giving it a star. The apartment is infested with roaches. The neighbors are loud and ghetto. The staff members other than the new guy who works there are all rude!! Please stay away !!
A little older property, but very well maintained.
I have lived here for 2 years and only had minor maintenance issues. The old staff took forever to fix things, but the new guy is faster. I like the new office staff this year too-much nicer. The guy in office always smiling when I see him. They have parties with free food that are actually fun. They dont have a drop box I hate that cause I work crazy hours and the online fee is ridiculous. The new manager says she will pick up my check at my apartment so Im not late. We just got new lights in the parking lot to make it nicer. And they cut down the jungle behind my building. Now my little girl can play in her back yard. If you want a clean place that is mostly quiet I would reccomend here.
The people who gave 5 stars must be insane! If you like ghetto living, that is NOT as pet friendly as you think, with neighbors who threaten you, then this is the place for you. The gym smells, the wifi room has wifi that does not even work. The printer does not work. Worst living experience ever.
The monthly cost isnt worth staying for with old appliances, the late fees are ridiculous. You can have a bad situation going on with your job causing you to be late on rent and they wont work with you. My car got broken into twice in one week. Really sucks how they dont have a care this world, but long as u have your rent money its ok. I feel like the late fee shoukd occur after the 10th and not 5th. Years ago paces run wasnt always like this nor pricey with these crazy fees. Late fee use to be $35,$50 and now its $100 thats insane.
Ok. I’ve been living here about a year. I enjoy the maintenance crew and people in the office, hands down the nicest people ever since I’ve been here. Very helpful. I like how nice the outside looks and how they keep it mainted weekly. On to the bad. I strongly dislike that there’s barely any parking whatsoever. It’s like if you get home at 6pm your gonna have to park pretty far from your apartment building. The next thing I don’t like is how much the rent is for a 1bedroom. Over $7OO seems really pricey to me. The main thing that I hate the most is that I’m tired of seeing red roaches everywhere!! Doesn’t matter how many times they spray there are always red roaches! Gotta watch where your walking because you never know when your gonna see them! We at least get a couple a week! Makes our stay here VERY un-enjoyable. It’s like there’s a nest somewhere but I can’t find anything and I looked. If they had more parking spaces so you didn’t have to park so far away from your building, and they did something about all these roaches then I would’ve gladly given it 5atars.

So... after I got off work to go view an apartment the the lady Ruth did not want to help me she made me wait until Alicia come back and she she back she can help you. I was like really. Some people dont need jobs if they dont want to do it. I just walked out because it really pissed me off had me wait and act like she was going to help me.
Whenever I have a problem or concern they always there to listen and try to help resolve my problem as fast as possible and for that is why I stayed and renewed my lease they care a lot about there residents.
