I was a tenant when Olive took over the management of the shopping center we were at. Our fees more than doubled, and the CAMs skyrocketed. The condition of the shopping center deteriorated noticeably. Theres a lot of charges that should be audited, very dishonest, in my opinionWhen COVID hit we were forced to close for 3 months with zero revenue. Olive and the landlord charged us full rent. Profit over all, no matter the circumstances.We fulfilled 9-1/2 years of our 10 year lease - paying over $2,000,000 in rent over that period. Always paid on time and supported the shopping center in every way we could. Unfortunately we couldnt make it through COVID.In September 2020 we gave full notice of our financial issues - four months in advance of us closing our doors. We needed to end our lease 6 months early. We allowed them to market our space during that time.All communication was ignored by Olive and the California owner until March/April 2021 when, with no notice, they threatened litigation. It was COVID and we had no money to defend ourselves - and they knew it. They squeezed every penny out of us that they could get their hands on.If youre a business owner and Olive takes over the property management, I would look for an out to your lease and re-locate. They will turn the property into a money pit for you and a profit center for themselves.

Jeremy was phenomenal. Worked hard to help us find our new location for our business. ALWAYS available and professional, patient, and courteous. He went WAY above and beyond. Could not have gotten back in business after covid without him!

Our building has been working with Olive Real Estate Management Services since 2011. Prior to that we were an owner managed building. As a member of the board I can attest to what a relief it was to have all of that management taken off of our plates. Jennifer, our property manager, is easy to reach, efficient, and friendly. They have helped us to streamline our processes, make improvements to our building, and get the most we can out of each dollar we invest in our building. Most recently they helped us navigate the changes in the laws surrounding owner’s associations. I enjoy working with Olive and would not hesitate to recommend using their services!
