I’ve lived at Fairways for about 5 or so years now. I absolutely love it here and I love the staff. I’ve had a few maintenance issues which one would expect over the course of the time I’ve been here, but it always gets taken care of. Rachel is the absolute sweetest property manager and she really makes me feel appreciated and welcomed! The property is always clean and well maintained and my maintenance requests are always taken care of within a timely manner. I’ve never had any safety concerns in the complex and overall everyone here has been very nice. Happy to call this place home!

DO NOT MOVE HERE.Stay tuned below for Rachel’s dishonest and typical response!In September 2, 2018 our apartment flooded due to poor installation of the toilet in the hallway bathroom. It flooded the apartment to the point that the carpet made squish noises when you walked on it. We turned off the water and called maintenance. He came with a carpet fan and said since it was a holiday weekend and we had another toilet it wasn’t a priority.We knew that wouldn’t work but gave it overnight then laid down towels the next morning which we would wring out, throw in the dryer and switch. After the holiday weekend we went to the office and were told to just keep putting down towels and Rachel would take care of it when she got back. Days went by with no taking care of it with Rachel.Talked to maintenance again and they said since we had one toilet they weren’t required to fix ours (keep in mind we were paying for two bathrooms) and that we should just keep the carpet fan down because it would work. It didn’t. We complained at the office again, this time leaving voice messages that this really needed to be handled immediately. We were told not to worry that Rachel would take care of it.The carpet got crunchy. The smell of mold and mildew floated throughout mixed with cat urine from the previous tenant (they assured us they had replaced everything. That was a lie.) Luckily we found and closed on a house and immediately moved what we could. My couch was destroyed. My towels were destroyed. We gave them our keys over two months before the end of the lease and reminded them they hadn’t fixed the carpet. We were again assured Rachel would take care of it.AFTER all of this they didn’t bother to send us an itemized bill so I could remind Rachel of her and her office staff’s promises. Instead, nearly three years later I get a letter from credit collections. Immediately emailed Rachel, who ASSURED ME she would get back to me. 14 days later I sent her another email. She never responded. It’s was only when I disputed the charges with the credit collection agency that I was able to see what they charged us for and that she never fixed an issue with our missing deposit.We had transferred our from a one bedroom to a two. Our full months rent deposit was supposed to transfer with us. The man working at the time messed it up. Rachel told us we needed to pay $125 for the deductions from the first apartment for broken blinds and cleaning. She then assured us she would correct the deposit issue to reflect the missing money. It was never credited. The money “disappeared” like magic.Look at the other reviews. Look on Yelp where they can’t delete it. Look at the bad ones and Rachel’s sarcastic and dismissive comments. Ignore the good ones because they bribe people to review them with a renter ap and offer up gift cards. Move anywhere else.TLDR: don’t move here. It will be a costly error.

Office staff is always quick to respond to emails/phone calls as long as I leave a message! Maintenance staff is always very friendly and it really feels like a community more than an apartment complex. Everyone knows your name, and are genuinely invested in being a part of your life!

Rachel is the biggest joke of a property manager I have EVER encountered. I CANNOT believe after all of the negative comments and experiences people have posted on here over the years that she is still employed by this company!! Renters BEWARE!!

Very good maintenance crew. This apartment complex takes resident opinion seriously, and works to remedy any issues quickly. These are the most spacious apartments on the east side, although they do cost $100.00+ more per month. In my opinion and current availability, I find the extra cost worth the money thus far. They are undertaking many new painting projects and repair efforts, which I suspect is related to the fact that it is resident review month (October). Hopefully the apartment maintains itself with the same vigor it is now after resident review month is over.

The community is beautiful and the apartments are very spacious and designed with style, class and care!I feel as though the management bends over to accommodate residentswith a smile and upbeat attitude! I have experiences with Rachel and Nick.They make you feel that you and your issue is all that matters and strive to resolve any issue that arrives. Maintenance is wonderful and comes in a timely manner and fixes correctly the FIRST time. I have nothing but absolutely remarkable things to say about living here! I am proud to share that I live here!Again, I cannot say enough about Fairways at Royal Oak and its agents!After meeting Rachel and Nick, I knew that I was at home!

We have lived at Fairways for 4 months now and love it!All the staff, both sales and service will do anything to accommodate your needs. We live in a 1 bed, 1bath upgraded apartment. it is a really good size for the 2 of us plus our 2 cats. The area has a really nice community feel and is well landscaped.I would recommed Fairways to any of our friends. 5 stars!

Started looking at apartments here. They never answered an email, never answered the phone. Drove there to ask about availability in person, the staff was pleasant enough. We set up an appointment for the next week to tour a unit. Show up for the appointment we had set up in person and the doors to the leasing office are locked, nobody in sight, left after about 20-30 min of waiting. Whether it’s negligence or ineptitude, or both, glad to cross them off the list before we got any deeper. Awful experience.

Management has been very helpful and super responsive with any issues that have come up. The grounds are kept clean and well landscaped. They just started doing community events which creates a great community feel which is hard to find in apartment complexes.

Speaking on behalf of young people, this establishment took money as a deposit before approving a young couple and then refused to give it back when they were denied. I find this practice sketchy at best. It’s a beautiful place to live, but it was that before Ashley and Star.I spoke of a deposit. Let’s not add to my words. And, Star didn’t give them the money back. You have added my confirmation of your unethical business. Since there was no signed contract about the deposit, and you refused them, you need to refund the money.Did you run credit before you took a deposit? No Did they get approved? No! Rachel, you owe them money and there really isn’t anything you can say to justify stealing. You should never take a deposit before running credit. Thief.

I am a current resident and Ive never been unhappier. The only people that actually get back to you is maintenance, but good luck trying to reach the office. Management is always on the property and the doors are always locked, no one answers your calls, and they dont bother calling you back if you leave a message. My internet has gone on 3 times in the past 3 months that Ive lived here. Im only giving it two stars because I am actually somewhat okay with how maintenance handles things and how quickly they get on it. Right after I moved in, my landlord who helped us sign our lease, quit, which says something about the whole place. On top of all this, they dont know how to manage accounts. They somehow created 2 online payment accounts for me, and I cant seem to get it sorted out because no one is ever available to talk to. Im extremely disappointed with how this place is run, especially with how much they advertise their great customer service. Thats a lie.

TL;DR: Enjoyed my 2 years here, would do it all over again.I often feel like apartment complexes reviews get a bad rep, especially since most reviews often are based off negative experiences. Im not saying every place is perfect, but the couple downsides here does not make me regret spending two years here.I lived here from January of 2016 till February 2018, afterward I now live downtown. My reasons were moving out were two-fold, both due to factors beholding to the apartment and those outside of my control. Nether of the issues on there own warranted me to move out, but combined it made sense as I will explain in my review.The location here is definitely a mixed blessing. It is located behind a golf course, and it is befitting to that. Very quiet, not a ton of foot and vehicle traffic, and fairly secluded. The other side of that sword its a bit far out and can take some time to get places. I work downtown and almost half of my commute time was between my apartment and 275. This was one factor that lead to me moving, being that the cost of gas had doubled between when I first moved and when I moved out.The unit itself was huge. I had the vaulted ceilings and a fireplace, which were super nice. There are tons of windows and storage, which was awesome, even for a unit that size. The deck was pretty large for what you normally get, and even had outdoor storage. It also includes hookups for washer and dryers, and even with those the water bill was extremely low.The unit I moved into was defiantly older and had started to show its age. However, it was aggressively priced well below the others when I moved in, so that probably factored into that. The carpet was defiantly toward the end of its life span in regards to wear and flaws from previous tenants, and the bathroom took about six months of constant bombarding with cleaners to get rid of the smoke smell. The range and dishwasher Im pretty sure were original to the building. That being said, everything still worked and didnt have any issues with them.The biggest issue with the unit is a combination of the size and age of the unit, and that was the electric bill. The electric bill was atrocious here, especially in the winter. The windows are single pane and very drafty, and the HVAC unit is older. Even when keeping the temps at 65 when I was home and 60 away in the winter, I still ran easy $160+ electric bills. This was another factor in me deciding to move.The staff here is pretty good. Office staff is very friendly and helpful, and maintenance always has things fixed very quickly. As one reviewer did note, the odds of them calling or emailing you back is a toss up if they say they will. The community facilities were very nice, the pool and hot tub are well maintained as well as all the other amenities, including the abundance of pet waste disposal areas. They also have pretty regular community events if that is your thing. The first year here I did have constant issues with billing, where it having things added or random things taken off, but after they switched vendors in late 2016 I have not had any issue since. Yes, they do add a $65 utility fee, that includes trash and standard cable. However, this leads to the third reason I moved, was that my rent went up $100 between move in and if I would have stayed. This is probably partial to the fact that the unit was aggressively priced when I moved in, but still, expecting 8% rent hike when inflation is only about 2-3% is a tough sell.All of that being said, Im happy I stayed here for the two years I did and dont regret it. It was defiantly the place I needed in the place that I was and was very enjoyable. I would not have too hard a time recommending this place, especially if you only need something for a year or two. Long term, I would definitely look into a renovated unit to avoid the long term issues with the older aspects of the unit (appliances and carpet mostly), and look into weatherproofing the windows as much as you can in the winter.

Ive lived here for 2 years:Pros-nice floor plans-peaceful patio views-nice landscaping throughout development-maintenance staff is professional and courteousCons-dog poop everywhere (I pick up after my dog but Im one of the few)-neighbor quality has dropped dramatically starting in 2012 (new owners, Section 8?)-you live next to the ghetto (hope you like Pit Bulls, loud music and loud arguments)-no money in maintenance fund to make simple repairs to gutters etc...-buildings are starting to show some agingIn my opinion, this community is fading fast. I have seen it with my own eyes. Not a bad option if you dont mind the negatives listed above.

Beautiful, quiet community to live in. A little on the pricey side but great amenities to off set the steep price. I’ve lived here 3 times and usually a great experience. After my 2nd move out it took over 2 months to get my deposit back (law says 30 days) they supposedly lost my file and had to create a new one. The final time I’ve moved out (3 months ago) still haven’t received deposit back, and our place was like it was the day we moved in! I’ve called multiple times, emailed as well! Every time I get we will forward it to the property manager and that’s that! Then I had called on Monday and property manager said she would email me tuesday and never followed through! Tried calling Wednesday and no one answers phones ( called multiple times throughout the day).Great community HORRENDOUS CUSTOMER SERVICE

We were planning to move in here, put deposit down. Was told the apartment would be ready by certain date. As date got closer, we couldnt get a hold of anybody at the office. Day before move in date(we rented a truck) we were told it still wasnt ready. This went on for almost 3 weeks. And to reiterate, you CANNOT ever get a hold of someone at office. Asked for our deposit back, and after 4 weeks and trying to get a hold of someone and even calling Village Green office, we still are waiting for deposit.

Most unprofessional organization Ive happen to encounter. We had a down deposit for an apartment, just to have them not respond nor return calls. Instead of being reasonable, knowing we are from out of state, they took advantage of the fact and refuse to return the currency. We had tried to contact them for months to have them ignore and falsify the information regarding the return. When there in person, it seemed as if they were more interested on selling the cheap apartments, rather than ensure out happiness. I feel as if I am a victim of a very prejudice act! If the owner is reading this review, I hope you have guilt towards ripping people off.

I would not recommend this place. My husband and I had nothing but issues. After our 15 month lease was up we moved out and are still paying them. Apparenty a water bill for the first two months living there was not paid up even though we paid it in our rent. We have called and emailed asking about it we were told to provide a new address to receive a hard copy... nothing no surprise. This is because they never answer the phone or emails. Nor are they even open when they say... to have three staff members and the office is never open.

Lived in Fairways at Royal Oak for a while and have controversial feelings on this community. From one hand:- The place is really quiet, clean and tidy. It is surrounded by golf course so no highways, cars and emergency sirens heard ever- All the neighbors are really good and friendly, and there are no kids in this community at all (its your choice whether this is good or bad).- The pool is clean and comfortable so as guest house.- Apartment we lived in was great: its renovated, nice kitchen, no issues at all- I like their idea of having dumpster in one place far from houses: it really helps keep smells away from houses (especially in summer)From the other hand - there were several issues that ruined overall positive picture:- When having a tour for the apartment - property manager told they have laundry in the guest house. But several days after moving in when I asked for the keys - manager told its closed for renovation (or rebuild for a pets grooming room) with a smile on his face. Why would you not say that during a tour?- As previous reviewer stated - they call you back in 40% cases. When talking to them they are super nice and friendly, but when asking to call/email you back - its a gamble- they make you to use Spectrum TV without having option to disconnect a service. They just put it into a monthly bill. Its worth mentioning they give you heads-up on this issue beforehand during agreement sign, but I dont like to pay for the service I dont use- There was a long story with security deposit refund... We left apartment in ideal condition and - to the credit to FRO folks - they admitted there will be full refund of security deposit (at that time it was the price of 1 month lease which is a lot of money for me). First they promised to return it in 30 days (per OH state law). After waiting for that period nothing has been received. Several mails traded, several calls back and forth and - finally - received the check (thankfully - Rachel (property manager) helped with it). Overall it took 40 days to receive it back, but I believe this is because I kept track on the process precisely. Overall it left negative feeling since they ask for deposit on day 1 but return it very slow.Bottom line: they have a poster on the entrance stating they were the best community in 2011-2015. I think something happened in 2015 as all of the previous comments are really positive opposite to the recent ones.

I had great experiences here the year and how ever many moths Ive been here. All maintenance issues have been answered quickly and havent had much to complain about. At times it bugs me kids keep slipping behind my Appartment and disappearing into to the woods but kids will be kids.

I have only lived here for a short time. I lived in Lakepointe Apartments for about 8 months I had so many issues with Lakepointe from having my car broken into 2 times in my first week they made me wait 6 months before they would move me to the “nicer side” my walls were sagging, also the staff is very very rude!!!! There were so many more issues I had with lake pointe that I won’t even put in here but I desperately wanted a new place and didn’t want to wait the rest of my lease. I recently stumbled upon fairways at royal oaks and I called to get some information about the place and right from the start the office staff went over and above to help me and gave me all the info even though I got off work late they stayed past their shift to help me out. I loved the fact that fairways was upfront about every thing as well as the money I would have to pay there were no hidden fees that just get sprung out of nowhere. I moved in a few days after viewing the place and I absolutely love it! My walls aren’t super thin and I can’t hear my neighbors at all, the community seems nice if I’m out walking my dogs. The appliances are older than I would like as well as the counter tops but I can deal with that considering the staff does an amazing job and the grounds seem to be well taken care of. All and all I would 100% recomend living here!
