My review is not in regards to the company as a whole, but rather a specific employee experience. Unfortunately, we have been in our home for 5 years and have had a list of less than positive experiences. Recently, I had a wonderful encounter with a star employee by the name of Adam Morse. He provided our first positive experience with Invitation Homes. We spoke over the phone regarding some things that we expected as tenants and he quickly made the contacts and followed through with needed steps to make sure these items were handled. He made me feel like a priority and genuinely listened to my concerns. Thank you, Adam. Your compassion and concern are much appreciated.
I have been in my invitation home for my third lease. The application process and the leasing professional that assisted us with the home was fantastic Initially however I did not like how she handled move in photos because she really didn’t take good pictures of the house. The house is brand new and that’s what I love most however as time progressed I realized there are a lot of cheaply done issues one being the wall paint in the home and after reaching out for several months about wall paint color I was told that I can paint myself as long as it was close to the color that was currently in the home. The current paint is flat primer and not paint at all & Everywhere including the kitchen, bathroom, & ceiling all one color & coat of primer. That part is the least of my issues I have had flooding on the east side of my yard that has continued for this entire lease term I have had countless work orders. I have had countless conversations about this issue & numerous emails. This year I became fed up and stopped tending to the yard like I like to because not only do I have a soaking wet backyard and side yard my downstairs has flooded on three separate occasions the third time in a pipe burst in the front yard the company came out plowed up my yard slapped the dirt back over and threw seed on top of it. So overall I have not been able to enjoy my yard the way that I should for nearly 3 years paying $2000 a month. Recently a crew came out to our neighborhood and cut everyone’s lawn that was an invitation home and they fried and burnt every yard that they cut. They aerated my backyard and threw seed down on top of the muddy wet mess that was a complete waste of time & money. Now since they’ve done this I have the west side of the yard filling up with water & the smell of death on the east. I’m assuming one of the wild animals may have drowned out there but it is so bad I can’t even see to tell. There has been no concern from much of anyone in the leasing, maintenance, or corporate office on this issue & believe you me I have every work order log & phone call on record. Nearly 3 years of nothing but excuses. The last 5 pictures are what I look out of my window every single day and see for almost 3 years as it’s progressively gotten worse.
I have lived in the house for 6 years and at first it was a pleasant experience. I have had so many new property managers that I never know who to call. They are constantly charging me for renters insurance even though I have my own policy. I dread when the time comes to sign a new lease because the increase is ridiculous. They charge me a pet fee every month even though I paid a 250.00 non refundable pet deposit. They should refund that money. The property manager I have now is rude. After reading a lot of the reviews I am concerned about the way residents have said they charge for all kinds of things when you move out. I feel like all they care about is the money.
My experience with Invitation homes has been one fumble after the other. I have been renting for almost 2 years now. Maintenance response is atrocious. At one point, I had 1 toilet out of 3 working, 1 shower down, and no working oven. They tried to make me wait 2 weeks on the toilets(5 min fix each) It took several calls and escalations to get anyone out to fix it quicker. The shower was inoperable for 2 months. That also took several escalation calls so you can imagine how long it would have actually taken.I have paid my rent on time since moving in. I asked for a 1-day extension this month to avoid the 10% late fee since I just had a lot of unexpected expenses occur. When I called, I got a foreign call center. She opened a ticket and I received a call later that day. Unfortunately, the guy that called me said there was nothing he could do, it was managements decision. He wouldnt allow me to speak to a manager until I raised several other concerns. When I got to the next person(supervisor maybe?) she said there was nothing she could do. She even went as far as to tell me We have 5600 properties, if I let you have an extension, I have to give everyone an extension. Clearly communicating to me that I am simply a number. When I told her that I have been patient with Invitation up to this point but was considering taking my complaints to social media, she laughed.On top of all that, I am being asked to sign a 2-year extension in order to keep my price increase at 10% per year. This company is either growing too fast to provide adequate support, dont value their residents, are singularly focused on the bottom line, or a combination of all 3.
I have had an amazing experience with Invitation Homes. In fact, I want to make sure I recognize Joseph Able. He is a great person to work with. More importantly, he is very professional and cares about his clients needs. Thanks Joseph for all you do!!! You are so amazing.

I haven’t had the best experience with invitation homes. We have had problem after problem since we moved into one of their homes . Don’t get me wrong the home is very beautiful and we are thankful.We just felt that we deserved better service from the beginning. It seems like our leasing agent was just their to rent the house. She didn’t care; She didn’t really help when we walked the house and had issues before moving in . We had already had movers and etc setup on a date and at the last minute we noticed minor things that wasn’t done with the house . But we had to move in. We had to clean it our selves . They said they paid someone but I have pictures that shows the home wasn’t cleaned good or even decent at all . I got the run around wen I brought it up and eventually just cleaned it myself . The house has a lot of minor issues and I get that it’s a rental property but I feel they could have taken more pride into their property. Yesterday our upstairs air went out as well . They Were suppose to One fix our Maitanence issues on August 13th but the dates keep getting pushed back and no one can tell me why . We have over 5 incomplete Maitanence request currently;Also our post move in pro care specialist hasn’t came yet. He was suppose to come but I received an email saying he can’t come and they haven’t giving another date yet. I reached out to invitation homes contacts that were giving to me through email when I first moved in the homes, but they haven’t responded to my recent emails when I’m questioning why things are taking so long .I’ve heard good things about invitation homes that’s why me and my girlfriend chose this rental property. But I have to go on my own experience and to be honest it has not been too good at all and we have only been there for 2 months . This will Probably be my last time renting through invitation homes . I had such a great experience working with Invitation Homes. Catie was my leasing agent and she was absolutely amazing to work with. She was always just a text or call away. She was very responsive, informative, and helpful throughout the whole process. The property is exactly what it looked like in pictures online. Kelly gave me an orientation before move in and was very helpful and informative. Invitation Homes is an overall a great company.
Where to start?! Id say take your business some place else! Ive rented from these guys for a few years now, and its ALWAYS something. From rent being wrong, to charging me for renters insurance even though I already have and have had insurance for the past 3 and a half years, to emergencies that can wait until its convenient for them, and threats to drill locks for a mistake THEY made.....the list goes on. You have a better chance of seeing GOD, then getting admin to fix, or even return calls in a timely manner. But you can count on one thing....When the rents due, its DUE NOW! Which is fine, considering Ive NEVER been late on a payment. Even trying to have someone call from the corporate office is extreamly painful! So, Id say, KEEP your money, and find some place else! The only thing youll come out of your lease with is, high blood pressure and a better knowledge of how to NOT run a company. Good luck!

My maintenance appointment today was a breeze thanks to Johnny Brown :). He arrived prior to the appointment slot and called to let me know he was there, but would come into the house a little after 8am because of a morning meeting. I thought that was very nice of him, seeing as how the appointment slot was from 8-12pm, so him arriving after 8am would have been expected. He came with warm greeting and we chatted as he went to figuring out the problem with my dishwasher. He even took the time to discuss some additional concerns I had, while working on the current issue. He resolved the problem in about 10 minutes, had it up and running, and was on his way out the door. This was great for me because that meant I could head on into work and it didnt cost me half a day!! Anytime you have a problem and Johnny Brown is coming, rest assured you are in good hands :).
Your tech Von came into my house early. He done his job so proffessionaly im happy about it. He is highly recommended! Keep up the good work!!

The renting process was ok even though it took them forever to send me the contract. Actually, up to my moving in date. After one month at the property they charged me a prorated amount for gas (4 days of service which I couldn’t have the bill under my name because they only send me the contract the same day as my move-in). The prorated amount was 3 times more than my first 30 days actual gas bill. I call them to have the charge removed at least 5 times, nobody could do anything about it. Than I had the property inspected couple weeks after moving in, I pointed out few issues which was supposed to be fixed few weeks after the inspector visit. No one show up to fix it. The last issue was that I got late on my payment rent (only 1 time due to difficulties related to the pandemic), a $85 late fee was charged, I called them to explain the situation and told them that I was ready to pay the rent. I ask the to remove the late fee, since I’ve not been late on any payments and it was an exception of the rule. Again they told me that there was nothing they could do to help. The property is nice but they are not willing to work with the tenants, even during the pandemic. I don’t recommend them.

Please do not do business with this company. Since I was approved for my rental it has been the worst leasing experience I have ever had. I. In real estate myself. The most recent debacle has been over the rent policy that is required. My agent (my only contact) was sent the policy by email and I followed up via phone to make sure he received it. On the payment portal for 2 months now, January and Februa6ry I have been charged a rental policy by this company. I was VERY proactive and called and emailed no less than 8 people. I sent my policy to at least 4 people. Patrick Shepherd sends email yesterday that Im past due. I called his number per email and of course he is not available. I sent him 2 emails in reference to this being incorrect and Ive heard nothing.This company shows no integrity whatsoever. Ive been trying to get a response for 40 days.They have shown me how much they truly care about their realtors and clients.
I absolutely had the best experience ever renting a home. During this pandemic I was worried about delayed responses and days without contact like I have been dealing with other rental companies. However Ashley Cunningham contacted me within hours. If there was any questions I needed answered, I would shoot her a text and get an immediate response. I even was able to set up move in on the weekend to accommodate my schedule. I can not truly thank Invitation Homes and more importantly Ashley enough. Thank you for everything!!!
I recently worked with Lisa Sossoman and I had the beat experience I have ever had with a company. The whole process from beginning to end was effortless. Being 8 months pregnant during a pandemic and trying to find a place to call home was stressful in itself but she put me at ease. Answered any questions I had and was quick to respond. The representative was VERY SLOW returning our calls, text messages, emails. Hung up on me and didnt call back. Putzed round with our application wanting a pint of blood, firstborn, and blood of a virgin from us. Dilly dallied until they had another application ....if they didnt want our money they should have said so.

I currently rent from Invitation and the home was immaculate when we moved in. The app for maintenance is easy to use and I recently spoke with Ciera Parrish (customer service rep) who was very professional and very quick to respond to my issue. Overall a good company to rent from.
Very very very unprofessional! I have a current situation thats been going on for the last month. Ive left messages time and time again...no response. But as soon as the rent due.. I see all kinds of emails. Then the fact yall giving someone access to my house is very unexceptional. Its so bad to the part of I have left the property cause of safety problems

We live in an invitation home and had to call maintenance in for 3 problems. We were lucky enough to get Ben Jackson. He arrived on time,was very professional,and stayed until everything was just right. He took all covid precautions,and cleaned up everything he worked on. GREAT JOB!!!
Ciera Parrish was super nice, understanding, and responsive when I asked her if I could pay my rent a week late. I was short on cash this month due to having to take a flight to MN for my grandmas funeral. Ciera was very empathetic to my situation and it made me feel like the company really cares. Very happy I’m renting with you guys. On top of this about a month and a half ago my I was having issues with my gutters needing to be cleaned, which kept causing water to pool up and pour over in front of my front door, which caused the carpet in front of my front door to get soaked. Once I put in the maintenance request they had my gutters cleaned and my carpet cleaned all within a few days. I was super happy and impressed with the fast service. I have nothing but good things to say about this company. 😊😊😊

They started out strong and its only been a month but they have rapidly decreased in rating in my eyes. There numerous things but the main thing is no communication amongst employees to the point of my being told that certain employees do not work there when I had just spoken with them the day of.
We have been renting since March 2029 from Invitation Homes. I know that there are a lot of people that work there, but whenever I need anything Ciera Parrish is there to help! Quick and so nice and professional. Such a pleasure to have her to contact. Thank you Ciera!
This is a review of Mr. Paul Kolacki with Invitation Homes. Paul did our move-in orientation for a new lease in July 2019.From the initial greeting, Paul was very personable and professional. The oriention was well organized and informative. We were encouraged to ask questions, which we did.Paul addressed all of our concerns, even for the cosmetic issues (to be detailed later in a separate review of Invitation Homes generally).His use of iPad photos and notes showed an attention to detail. We werent discouraged to bring up any concerns. Paul seemed willing to ask for as much as he could get for us.He also did some spot cleaning and inspecting before our arrival and had already identified some things for us. Our experience with Paul was overall positive.*PART TWO: REVIEW OF THE MOVE-IN CONDITION OF THE HOME*After the relatively pleasant interaction with Paul, we get to the actual move-in condition of the home.The quality of the wall paint was poor to say the least. There were drips of gray wall paint on every floor in the home. There were countless runs on the wall surfaces and anywhere there was an edge that would require cut-in. Two of the kitchen cabinets had an inch of gray over spray on the finished wood surface. It was obvious that there was little to no masking done.There are several holes in the exterior vinyl siding, which Im sure werent done by the lawn contractor or previous owner. I understand that in most states, including mine, property managers are not always responsible for cosmetic issues at their properties. It is telling what a property management company does with those cosmetic issues when it comes to satisfying a tenant. That is the difference between doing what is required by law or doing what is desired by a tenant in an effort to make them happy.We identified a few issues at the move-in inspection (see photos) and we were told that those cosmetic issues wouldnt be fixed. Take that for what its worth. Ive included pictures of the items that wont be fixed by Invitation Homes. We arent happy with them so our only option is to make the repairs at our expense.Overall, Invitation Homes has been better and more responsive than our previous property management company. It is just a bit frustrating that we havent found a property manager willing to make the extra effort to make tenants their happiest. It appears that most property managers will do only what is required of them by landlord-tenant laws and not much more. That being said, Invitation Homes at this point would be rated at 3 1/2 STARS. This is not a reflection of Mr. Kolacki but a separate review. We will update this review as time progresses.

Worst renting experience ever I lived there for 12 months after I move out never missed 1 bill I get a move out statement of an outstanding balance of 4500 dollars out of the blue to many hidden fees Beware of renting with them they will get over on you and try and ruin your credit you will not get your security deposit back they charge and outrageous move in fee that’s non refundable they will charge you for there short Cummings and try and put you in a financial burden if I could add the photos you guys would be shocked
Worst, company to work with I am currently relocating from Arizona trying to find a place to live. I applied for one of there homes and was declined fixed the issue that should have gave me the home from my understanding. Now they come back to me that they have declined me once more I have been waiting for almost 30days, was told once that was fixed we should have been ready to go. If I was disclosed all this information from the beginning I would have been better prepared, also they told me to stay with them because other companies would have been the same thing. Which how would they now how other companies work anyways this has been by far the worst experience. DO NOT TRY AND LEASE WITH THEM WILL NOT HELP YOU.

Maintenance takes forever. Never call back, when they say they’ll get back to you within 24 hours for something they do call “an emergency”. Which it is to have water leaking from your wall and floor” took them over 3 weeks to approve the budget. Maintenance doesn’t show up for schedule maintenance. Overall not a great experience. Staff is rude when you call back to check on your maintenance.
