Get my lease ledger since we rented this place to see if i did late payments any time, other than when the lease was modify and renewed this year. Having been involved in Property Management for over 25 years, as an employee and leasing from various entities as a CFO.I have never been as impressed in my years of dealing with a leasing firm as I have with Investments Limited.From the leasing of the property to the negotiations for the lease to occupancy.The team has really gone above and beyond to work with us and assure we were satisfied.Once we occupied the space they met all our needs in a timely manner, and all their contractors from landscaping to the employees who installed ceiling tiles and roofing were top notch. They even clean up after themselves. :-)We are very happy we remained with Investments Limited and now we know why they are the premiere leasing company in Florida.

I rented from them residential for 6 years and they are the BEST property management company in Palm Beach County. I grew up in PBC have lived in different areas. Over the years yes the rental amount went up that is expected and rent is high in PBC where ever you go. When my a.c. stopped working even on a weekend it was addressed immediately! I did not live in an apartment complex so that makes it even better! If I needed something fixed or replaced they were ON IT every time. The process of moving in was a easy process and moving out was just as easy. Everyone from the leasing agent Monica who is amazing and always helpful, to the maintenance guys Javier who gets it done and is always contacting you right away! The owner needs to know about them that they are wonderful and are doing the job right!If you have an issue the office they will address it. If you are considering rental as a resident they are a great property management company! This company has been very helpful as well as professional to the needs of my son while in that area as a student. The quality of the property is extremely clean.

From the moment I signed the lease, I should have known this company would never have my needs in their best interests. You would think in such troubling times and such dire situations, the people who were so friendly at first would remain friendly and helpful. I was terribly and hopelessly incorrect. These people are wolves in sheeps clothing. Because of Covid-19, the livelihood of my business has been impacted so severely that it has been a painful struggle to make ends meet and feed my family. A letter comes in the mail from this company, and tells me that I must pay or else I will be evicted. A couple weeks later, I get a call from a representative of the company who tells me that in a couple days, a lawsuit will come in the mail if I dont pay. In the middle of this pandemic, this company has the gall to threaten me with eviction and a lawsuit, while people are dying from drowning in their own fluids and others mourning the loss of precious loved ones. This company will make every effort to take all advantages for itself and leave you with none. It will lure you in with the promise of quality and efficiency and then deliver on nothing they stand for. The people do an excellent job of putting up an organized and compassionate facade, when all they desire is to rob you of your money and then leave you in the dirt to rot. How dare you put the lives and businesses of your tenants at the lowest priority when we are what make your company what it is. Shame on you all.

Initially working with Kenny Vasquez, things were great. He responded to any questions or concerns. The apartment building I lived in definitely had some issues. There was someone, whos dog pretty much lived in the apartment without a human for weeks at a time. The constant barking and crying was upsetting and M in the office just didnt seem to care. She pretended to be concerned but was not. The building had a little laundry room for the two apartments that did not have a washer, mine was one of them. The first six months they worked and for the next six months someone would service it, but not fix it. I addressed this every few weeks and nothing was done. I had to go to the laundromat instead of being able to do my laundry where I lived. Switched apartments with a new lease, and physically showed M that the dryer did not work and the room was locked. Again, nothing was done. My first two weeks in the apartment in the same complex, my central air broke. I was given a portable AC for the bedroom and that was appreciated.There was a young man who looked into my apartment window and my neighbors as well, two times in one week. The second time I called the police due to him hiding in the laundry room, after looking in the windows. The police came, he was homeless and they kindly asked him to stay off the property. I then notified M that this happened and I did not feel safe. There was nothing done about this. At the end of the same week there was a deceased body found in the utility room, which is basically in the back under the bedroom window ( not directly) but enough to where I did not feel safe and I could also smell the deceased body. I expectantly so, broke my lease and moved. I would really think twice about renting from this leasing company as the disregard that was shown by M was incredibly cold and as long as it didnt directly affect her, she just didnt care. Will I get my deposit back, who knows and its not even about that. The customer service and follow through is completely lacking from this individual. I suggest you look elsewhere. Keep in mind, I was never late with rent and didnt cause an issue. I just wanted a safe place to live and wash my clothes without being completely inconvenienced. I was also asked initially to write a positive review on Google by Kenny and intuitively, I did not. These positive reviews are mostly because someone asked them to be posted not because it organically happened.

Good luck getting this company to be simply professional, let alone courteous or respectful. We are solid commercial tenants. Called a few times with an urgent issue. First few messages were never returned. When we called back again demanding to speak with someone about this urgent issue that was having an immediate and ongoing impact that has been harming our business fairly significantly... Jamie at the main office literally laughed out loud on the phone, refused to listen and hung up seven seconds into the call. Not surprising considering the culture at this company. We were warned before signing a lease here. We should have listened.

I work at one of their locations and one day they sent some people to paint without letting us the workers know. The people painting had no courtesy to ask us to remove our cars. I have a new 2021 Toyota Corolla that got messed up with spray paint, when I try to contact the company(investments limited) they just hang up on me. I find that very unfair and hope they don’t do that to someone else.

I was unfortunate enough to be trapped with both my residential and commercial rental properties with this company and am slowly and painfully awaiting for my contractual lease agreement to expire so I can remove this cancer of a company from my life. Im a resident at one of the complexes this company manages. They closed the gym in June 2019 for remodeling and estimated that it would reopen in August 2019. As of January 2020, it is still not available for residents use and there is no assurance that when or if it will be. I wish I never signed a lease with them.The ladies at the leasing office are all very nice and approachable though!

I’ve rented from Investments for 4 years now and they are miles ahead of any property management I’ve had. They accommodate requests like you’re dealing with an actual person and not a machine that can’t deviate from a script. I as most every renter have had maintenance problems in the past, but IL really accommodates you as best they can. For example my plumbing and the neighbors were completely blocked and the sink wouldn’t drain, they had a plumber out there THAT night even though it was after hours. They’re always responsive and don’t just show up unannounced. And from what I’ve see they’re all very pet friendly too. If you need a place and don’t want to deal with disreputable landlords I’d strongly suggest you give Investments Ltd a shot!

In the midst of the covid pandemic, this company has zero compassion for its loyal commercial tenants. Initially the owner flat out refused to provide any rent relief after nearly every business in our shopping center was closed down due to the pandemic.After follow up emails (and our business being closed more than a month), the owner finally agreed to allow us to pay half rent for April. But because the check was already sent with what little money we had remaining in our account, the owner would not credit us for half of the months rent for April. Instead, he said he would credit half of the month of May.The problem is that by the time we re-open, we will have been closed for almost two months. We needed help on BOTH months! The lack of customer service skills from his lovely assistant was the icing on the cake. As soon as we can relocate, we will.

I have been living at an Investment Ltd property for almost two years now. My likes include friendly property managers, building location, and the dedication the owners take to improve the property. Occasionally there are hiccups here and there but what is really nice is the personable approach this company takes to resolve any concerns you may have. I think this is in part because the company is family-owned so you get the sense that they care rather than brushing your concerns aside. Many of the tenants stay year after year so that should speak to what the company is getting right!

I have been with Investments Limited since January 2018 when my fiancée and I got our first place together. They made the process very easy and comfortable for us. We since have moved to a different property closer to where my fiancée and I work which was also done very smoothly because of the staff. I would like to point out an employee by the name of Kenny. I’ve rented a residential apartment with Investments Limited over 2+ years and my experience has been positive. When I’ve needed an occasional repair or an exterminator they’ve sent them but I was most impressed when my AC failed and they sent a repairman on a Sunday evening to fix it! Kenny is very helpful and I plan to renew my least indefinitely.

Ive been renting from Investment Limited for 3 years. Customer service has tremendously improved within the past 6 months since changes occurred in staff and NEW management. Repair calls have a dedicated line now and the repairs are completed the same day unless a major issue is at hand like A/C unit or fridge. The new staff and office manager are friendly, professional and they take pride of providing the highest quality of service. The maintenance folks are also professional and do a fantastic job. Thats my personal take in the company and their new management and I am not someone who just write a review for the sake of writing it! The company recently invested lots of money to remodel all units inside, refurbished the parking lot and their landscaping contractors are doing an excellent job as well. I am highly recommending this company to do business with and rent apartments from with confidence. AAA+++

Do not lease commercial property from these guys...even if it means getting out of Boca. If you do, you will be sorry. They will sign leases in bad faith. They sent us a bill for $6,000 for adjusted CAM charges for a space less than 2500 square feet in our first year of leasing with them. Please explain to me how you underestimated cam charges by $6,000 in a building that is decades old with no weather events or any other unexpected events taking place. Run far and run fast.

PLEASE READ. This company signs their lease in a bad faith. First they claimed they didnt get my lease end notice, It was via certified mail..after that it was good via email. basically they lost it somewhere. I send it twice just to be sure after reading all the bad reviews.Thank God I had a real estate lawyer to look over my lease when I signed 3 years ago and we did a few changes. Please make sure your CAM fees will be fixed for the whole time while you rent! Thats where they will try to get you. They will say on the meantime the Cam fees went up, so now you owe us this and this much moneyAt first they tried to keep about 75% of my security deposit. When they realized my lease is different, it took 60 days to partially refund my deposit. Theystill kept about 10% of it, for unknown reasons, without notifying me, in 30 days after my lease ended in accordance with Fl.ST 83.49. which they never did.This company will do everything in order to cheat your hard earned money out of your pocket.the next step is.....

UNSCRUPULOUS, IMMORAL, DISHONEST, UNETHICAL company. They are beyond HORRIBLE. We have been a tenant since 2012 and we just have topped the limit with this company. When we signed the contract the leasing agent assured us they will cover any AC repair if anything were to happen, well ABSOLUTELY NOT TRUE. THEY ARE DECEPTIVE IN THEIR STATEMENTS. We had to pay $2000 for a new AC which after a year and half later is broken. They did the installation themselves possibly WITHOUT PERMITS from the city and as UNLICENSED COMPANY to save money, thus there are no guarantees in that installation. As a consequence of a possible defective installation we now have to carry with the expense of fixing A BRAND NEW AC. They do not answer any phone call, and when they it gets transfer to on hold for ever! They do not even want to provide the information of the NEW AC UNIT so we can call the manufacturer and use the natural guarantee of the unit which only they have as they purchased it. Did they really buy a new AC? or Did they just collect the money from us and gave us an OLD AC? The just told us we have to pay a company to came out and give us that information as unit is located on the roof. This is ABHORRENT AND UNACCEPTABLE. We will take this matter to the Attorney General, Florida Consumer Affairs, ect, ect, and to all possible entities to voice our frustration and the way Investment Limited TRAMPLED on their tenants like us and so many others. BEWARE OF THIS COMPANY!

By far the worst company I have ever dealt with. Not only is their leasing office unprofessional, rude and barely certified but they are slime balls as well. I rented from them for 2 years. Upon signing a lease, I was made to put down $2,775.00, so 3 months worth of rent. My understanding was that it was first, last and security; not unreasonable for an apartment in Boca Raton, right? WRONG. The place was roach infested, had mold, a broken AC and awfully painted walls upon move in! They fixed the AC and told me the mold wasnt really mold but just water damage.. I handled the roaches on my own. Over the course of the two years I replaced warped baseboards that were allowing the roaches in (from the walls), replaced the blinds, replaced the bedroom door, repaired the water damaged drywall (only for the water damage to grow back). The walls are paper thin.. so thin you can hear the arguments with other neighbors and their make up sex. These people DO NOT CALL before entering the apartment either. I decided not to go for a third year and moved out 2 months before my lease ended. Thats when I found out that the money I paid was not first, last and security but first and security. So $1850 security? Holy crap, thats a lot of money! I, of course, didnt want to jeopardize that! So, I paid two months worth of rent when I wasnt living there and they showed the apartment empty. Just in case you dont know, this complex has a 2 year waiting list to move in. The apartments lease within days. So i knew they were taking their sweet ass time with this, but never once complained. I painted the entire apartment over, with white, satin paint (better quality than move in, the total job costed me $250) and replaced anything that was broken whether I did it or not. I even refused to give up the keys until the property manager, Ann, did the walk through of the apartment with me so she could point out if anything was wrong. She said it look great! To make a long story short, when i called to hunt down my security I was told told that they are taking $700 from my deposit! For what?! They cant give me a straight answer. From beginning to end this company has been a total nightmare. They steal security deposits from college kids and provide no explanation except for You signed the lease. STAY FAR, FAR AWAY!

This is the worse company regarding rental property the employees dont know how deal with customers, they dont respect the users. Employees like Sylvia Botero are very rude and nasty in terms of respect i encourage you to bring your business to a different Property Management. Dont waste time with this people.

Friendly staff and usually availbitly on office and residential spaces, they pretty much own the entire Boca I was renting from them until I purchased my home here in south Florida.

One of the worst experiences Ive ever had. We are being charged more than almost any office in the county for CAM ( common area maintenance.) We were backdoored into the contract by their shady leasing team. Not only am I being ripped off by the CAM fee that was different than we were told, but our building isnt even being maintained. Our bathroom is literally covered in human excrement daily. We have 3 toilets for 6 tenants and there are currently 2 out of order. On top of that we have 6 complaints in the last 4 months for the AC. It is currently 80 degrees inside and we are sending our employees home for the day. MAJOR SCAM COMPANY IMPOSSIBLE TO GET HELP.I will post these photos along with additional info all over the internet until we come to fair terms on getting me out of this lease.

In my brief experience with this company I was left with a sour taste in my mouth. The agents are rude and seem under qualified. They act like I am asking them a favor by giving them my business. Simply stated, this agency is not worth your time.

To Whom It May Concern,I have applied for an apartment at Tivoli Park, Property Manager Scott Lawson is the nastiest person ive ever met. I have no words to describe him. Very bad customer service skills & is not there to answer any questions. Was very nasty with me over the phone because i have gotten merry 3 times. I have gotten denied because of that. He has really taken things to far, because he has gotten in my personal life with that matter. I really feel i have been discriminated against. Also he never answers the phone, it always seems to go to his voicemail. Finally he answers the phone he was yelling over the phone to me. When i asked him who did Tivoli Park belong to or if there was a mother company, he said find out for your self. People like him are not professional. I also had to wait for a long time for him to process my application. And when he did it came back denied. This guy is not normal i have never seen such a horrible person in my life before. I have rented apts in the past before & i never meet such coward person before. There is no words or things i can tell you & how uncomfortable i felt. Please check into this guy. I would not like to see anybody go though this.Thank You

If you are black & would like to rent an apartment at Tivoli Park you will be discriminated by the white man Mr.Lawson at Tivoli Park. I lived at Tivoli Park, before my move out I ask the property manager that if he could do a walk through of my apartment & he never answerd me back. I left several voicemails and nothing. Every time I called the lady in the front desk sends the call straight to voicemail. When I went to talk to him in person the lady in the front desk said he was not there. I came the following day & she said he was busy. This white man has a very poor customer service & should not be dealing with the public. One time he scream at me because I had someone staying over for the weekend. He takes things to far.

Investments Limited has always given me a fair price on the unit Ive rented from them for three years, and helped me out in various ways they didnt have to, but did. I loved renting from them and it probably spoiled me a bit, because when I looked around at other options, I didnt like what I saw. Now Im moving to another office they own, this time on the same side of I-95 as my home and only blocks from it. Very nice and convenient to just keep paying Investments Limited for the same great service I learned to expect. I can sincerely say this this business is one of the reasons Boca Raton is a great place.

The staff and their tivoli Park apartments are the nastiest human beings on the planet. On Tivolis reviews one man named Scott the property manger is mentioned by name multiple times about his rudeness and yet he still has a job. I guess they don’t care how their tenants are treated!

Horrible customer service. I was promised that someone would come in to address the issues we are having and not 1 person showed up. To make matters worse; I was given an attitude for calling. Nikki was acting like I was taking too much of her precious time, meanwhile our offices are full of trash because no one is cleaning. I am ready to take this to the top if no one shows up again today.

The worst customer service ever.Will never have business with this property management again, also property landors be aware of leaving your property with this property management.
