It’s a beautiful place. Every day the maintenance people take care of the complex. The people at the lease office are doing a very good job solving the problems ASAP. Specially Elizabeth Paquette she is a very good person and Hard worker, I love to live at Gables Town Place.

I absolutely loved living at Gables town place in Boca. I lived there from October of 2020 to March of 2021 (18 months) and unfortunately had to move out early because my girlfriend is pregnant and I moved out, and in with her to help out and take care of her.Let me tell you, I NEVER had any problems living at Gables, it was a beautiful, pristine 1 bedroom, about 625 square feet roughly, the rent was fair. It was easy to pay, the maintenance was very easy to request on the app. The leasing office, especially Thalia was overwhelmingly friendly and helpful, I constantly felt at home there. The amenities were really cool, tennis court, gym, lounge with pool table, 2 swimming pools. The parking was super easy too, huge parking lot, and I never had any problems parking.This review should speak volumes too because Ive lived in a lot of unfair places with unruly neighbors, landlords, etc so I can be a tough critic.The community is located right behind the Boca town center mall, AND Publix which was super convenient.Im starting to ramble but everything about my lease at Gables was perfect and I absolutely loved living there.

Gables town place have been such a good experience so far. Every request that I made have been resolved in a fast manner. The people at the front desk are very helpful as well!

Ive yet to come across any major issues with the community since moving in about a month ago. Only small gripes come with the laundry situation and the trees/parking. Paying for Laundry is a minor bummer, but would be better if all the washing machines were working. So far 2 have been out of order at different times. For the parking, watch where you park as the weird sap/pollen from the trees will get all over your car if you dont park in the right areas. Besides that, the community has been amazing.

I’ve had no problems with neighbors. All of the neighbors have been quiet and no noise. The staff have all been friendly as well. I really enjoy living at Gables!

Been a resident for 4 years. There are certainly a lot of improvements needed to be made about the community, but there has definitely been progress made. Major improvements were made to the amenities as it went through significant renovation. Most apartments have recently been upgraded with new renovations as well. Obviously it comes at a price too and do expect your rent to go up annually by about 10%.If you do move in here, the real all-stars here worth mentioning are the entire maintenance team led by Wilvard, who can fix literally anything and truly leads his team by example, as well as Elizabeth Paquette of the leasing office, whom I had the best experience communicating with and whom I can trust to handle all the issues during my stay here. She was responsive, professional, and highly efficient in all things leasing-related. She has been truly the only positive experience Ive had with the leasing office during my stay here.Stick with them and youll been in good hands. Enjoy you stay here!

Do not live here! The staffing here is horrible. They continuly loose packages with no explanation and are extremely rude when it comes to caring for there people. I could not have moved out of here quicker!

Terrible place ! I cannot recommend Gables. Going into my apartment without my permission (, breaking a painting, changing the air conditioning level). When the rental expires, send me an invoice for more than $ 300 (restoration of the bathtub (it was too old). This is a high level of dishonesty! The check was cashed by them but I have was surprised to receive a phone from a collector. I had to call a lawyer. In terms of security, they do not check the tenants even if they say the opposite ((Police CSI in the same building) Shootout, police car permanently in the parking lot.

I am very happy to call Gables Town Place my home. I love the community, associates and how well kept the property always is. I am a happy resident. Thank you for taking care of the way people live.

$3000,00 for a 900 sq ft apartment where 3 years ago was $1600,00 Its just me or people think this is normal? How people can afford this? My God, when this market crashes is going to be like 2008 was a walk in the park. People wake up!

Everything is great. If you need something fixed maintenance comes right away even when the request isn’t emergent. Staff is super friendly and are always making sure if there are any needs for improvement.

The office management, leasing staff, and maintenance staff provide excellent customer service. The landscaping is beautifully maintained so residents can enjoy the scenery from their balcony or walking through the property. The amenities afford residents alot of options to enjoy from taking a stroll around the lake watching the sunset,  playing tennis, ping pong or games in the game room, barbequing lunch/dinner or relaxing by the pool. Great place to live!

So far everything is been pretty good, the amenities available are really nice, and the green areas are beautiful. The location is one of the best things in this apartment community, is close to stores, nice restaurants and bars. In general is quiet and peaceful.

I lived here for two years. Great property, horrible management. I had issues that took over 6 months to fix. Zero accountability when asked for the delay. For moving out we received an email explaining move out procedures at 4:30 PM THE DAY OF MOVE OUT. Awesome location and reasonably priced, but if you have any questions/concerns good luck having them addressed in a professional manner.

Staff made it easy to move in. Beautiful Amenities! The apartment was clean and prepared for when I moved in. The property seems clean and well maintained. Newer stainless steel appliances.

Move in was a breeze and already loving the new home. Clubhouse is stunning, gym and tennis court are great for exercise, having two pool options is awesome.

This complex has the worst management staff! No one responds to calls or messages. It’s impossible to reach maintenance. They charge excessive fees for everything. They are extremely rude and unprofessional. There are car break-ins regularly. This is a very poorly managed complex. And there’s no one to complain to because their corporate facility doesn’t care!

Gables Town Place is hands down the best place I’ve lived. I moved up to Boca about 6 months ago from Miami Beach and honestly, it’s the best decision I have ever made. This place is amazing!

Apartments are fine, much smaller than photos though, but the administration is terrible.

I think Gables Town Place is a great neighborhood. Never had any issues with really anything and it’s been enjoyable so far. Kitchen is on the smaller end, no pantry so a bit difficult to fit everything in the cabinets. 3 bedroom you can definitely comfortably fit 1 person per each room. People complain about the college students here, but my roommates and I are students. Had no issues with no one, we are quiet and are rarely all ever home at same exact time. Maintenance does a good job. One thing I do recommend though is that they fix up the grounds more because it needs some manicuring. Example: there’s tons of loose sand and dirt, maybe cover it up with mulch and plant some things? Because all of the sand and dirt tracts into our apartment. Would make a huge difference. Besides that, everything has been rather great.

I love the neighborhood, location and the maintenance . I also think there’s a room for improvement.you can probably provide security cameras for the buildings(at least one for the block).

Where do I begin. We move in 6/14/2019 the apartment is not clean properly. The floor, the toilet don’t even refill after a plush we have to fix it and the toilet is not clean, the windows, inside the shower, the mirror inside both bathroom are rusty and disgusting the shower heads are all dirty. I am so piss off I had to write this review. The maintenance guy stated that there is nothing they can do with the shower heads but we as resident can buy new ones and replace it because that is what other residents do. Really after we are paying 1899.00 a month excepting that this apartment would be ready and clean for us. Stay away from this place not worth the money at all. The leasing office looks nice and cozy but don’t be fooled by it thinking the place is the same. I am so disappointed especially spending so much money on rent thinking that I would get something nice and worth it. I am utterly disappointed. Tomorrow I will be calling the leasing place. Oh by the way the sliding door does not close so we can’t sleep because we feel unsafe to know it does not work and the handle is missing. If there was a zero star I would put zero. The maintenance guy told me that this is not an emergency that the sliding door is not working. Anyone can open the door and come inside the house

I lived at the Gables for 2 years and moved out 3 months ago. It started out nice, they have a pretty pool area and grounds to catch your attention but their maintenance team is beyond unprofessional. If you submit a ticket they sometimes have a random “maintenance” person show up with no warning, not in a uniform and not friendly. Plus their appliances are so cheap, break often. My A/C broken 2 separate types in the 2 years I was there and they “fixed” it both times but technically didn’t since it NEVER would go to the temperature of 72 or lower degrees. Also they don’t do a thorough check on who actually can live there. My neighbor upstairs chained smoked which would somehow make my house smell like cigarette smoke and my other neighbors were doing illegal stuff and constantly had random/new people showing up to their apartment and leave 5 minutes later, changed the lock on their front door, tons of noise in the middle of the night, huge loud pitpull dog and screaming matches. Lastly, When I moved out I did an amazing job cleaning the place yet they stilled charged me hundreds for the most MINOR “damages”. Such as 1/4 inch size chips on their cheap “wood” flooring which is bound to happen to any place after two years with a dog. In short, it’s a pretty place BUT horrible everything else. They really don’t care about your well being, just your rent check.

Gables Town Place is in a good location and has amazing amenities. Staff and maintenance are amazing as well. Community is quiet and well maintained.

Just moved in recently and so far so good. The staff in the office are super friendly and informative. They made the touring, application process, and moving in process easy. The apartments themselves are cozy. Appliances are nice and some inconveniences space wise with like the coaxial location, but overall seems like a nice place so far. The location is super nice, being next to the mall, publix, and other basic stores. The highways are right there, and its close to my workMy only real complaint is the bugs in the area. Theres a lot of spiders making webs and a lot of mosquitoes. I open my door for like 2 secs and its too late. Not really a known issue you see when you tour during the day. Well see what happens..

My mother-in-law lived here for the past year and she absolutely loved it! The people in the office and maintenance were always so nice to her and made her feel welcome all the time. She even established a friendship with the girls in the office and would often cook for them. Im sorry she had to move out, but the majority of her business takes place in Fort Lauderdale, so the move was necessary. Thank you for everything Gables Town Place!!

Very unprofessional complex. I lived there for one year and there were multiple situations that made us leave. My roommates car was broken into along with four other cars. This has happened before to other people. I also had a package outside our apartment that was stolen and they only left the box. I am not blaming Gables for this but stuff like that happens all the time around the area. I lived in the apartment complex Bell Boca for two years before moving to Gables and I had never experienced or heard of something similar. Now that we have moved out, we were charged an absurd amount for cleaning and whatever else they are charging us for. The apartment was left spotless and other than the mailbox key that I knew they were going to charge us for, I don’t recall anything else that should have been charged. Anyways, there Are plenty of communities around Boca that you will have a better experience.

Appliance & A/C don’t work properly, Sliding door is imposible to open if you call maintenance, they show up 3 day later with luck. However they never fix anything. Garbage all around. They charge you for a DNA test for dogs, still not test my dog.

Gables is no longer a safe place to live. There was a recent shooting.. Spoke with the manager to get out of my lease and she stated there was nothing she can do to help me. Given the circumstance, Gables should be more considerate with their residents. I’m extremely disappointed in Gables for thinking of money rather than the safety of others.

This apartment complex DOES NOT recycle. The maintenance staff laughed at my roommate and I when we tried to bring our recyclables to the appropriate bin, he quote, hahaha we do not do that here. My roommate and I live on the first floor and we were very excited to use our balcony/patio, only to discover that the slab of concrete they provided us with, has no privacy railing and becomes instantly disgusting the moment it rains due to the massive mud puddle that surrounds it.

The woman named Caroline that works at gables is very ill mannered and came knocking at my door demanding we pay a fine for having our trash outside OUR own front door without giving us a warning or letting us know not to do it any more. If Caroline had a better tone when talking to me I wouldn’t be calling her out. Please do something about Caroline.

Ive been living at Gables town place for almost 3 years, an i love it here. The location is great, the amenities are amazing and the staff are always there to help with a big smile on their faces. Lets hope for another year.

Great neighborhood, which is why the rent is a bit more expensive. Maintenance is always timely and the office employees are helpful for the most part. The only downside to the one bedroom is that there is no laundry room. Other than that, love it.

I LOVE this apartment community. I cant say enough good things about them!!! The management and staff care about the apartments and the people who live here! My questions, concerns and maintenance issues are always answered in a timely manner. This has been one of my best moves and would recommend this apartment community to any one looking!

Absolutely horrible. Two vehicles got the window smashed this week near my apartment. One of those vehicles were mine. I made a police report. Dont feel safe here anymore. Very noisy apartments. Old sliding glass doors that wake me up all through the night. Next place will have gate and security.

Very well located housing however I have had 4 bathroom floods in our master bedroom. The complex administration sends contracted employees to attend the situation but they do not visit the affected apartment to see first handed what the problem is and how big it is. I feel totally frustrated. Take a look at the administration management.

DONT MOVE HERE. moved out of this community in 2013 and received a collection notice July 2017 (4 years later) for a move out fee. Called Lisa and Jenny at the office multiple times and was basically told it wasnt their problem among other unprofessional things... I never received not one invoice or notice prior to 2017 therefore I didnt even have the opportunity to dispute or create a plan with them to resolve the issue and keep it from negatively affecting my credit. These guys are fraudulent and will sell debt in your name without a warning or notice but then tell you they sent it certified mail and when questioned about the receipt and accuracy of that, they hang up on you but tell you not to harass them first. So, I guess they can sell debt but its not their problem when questioned how come. They are super nice and inviting until you sign a lease with them.

Multiple car breaks ins and break ins to the apartments. This place is constantly targeted and all the management does is hold safety meetings, but nothing is done to actually prevent the problem. The apartments themselves are poorly made and the rent you pay is crazy for what you get. The staff and management couldnt care less about their tennants. This place is awful and unsafe.

We have been here for a little over two years and it’s been great and I even feel comfortable doing things in the evening and that’s hard to say these days. The office staff is great and helps with anything we need.

I am nearing my end of a 2 year lease with Gables Town Place and it has been a complete NIGHTMARE. The places are tiny and poorly constructed. The walls are paper thin, the kitchen is tiny with NO drawers. There is virtually no storage. My air conditioning unit has stopped working more than five times in two years and instead of fixing it they pump some freon and wait for it to break again. One of these times it caused mold in the wall that went into my closet and ruined a whole pile of clothes. I was going through a very difficult separation and was the one that had to leave the house from a marriage of 42 years. This has been the first time that I have lived on my own in that I married at such a young age. It was a very overwhelming task. I attempted to look in areas that would allow my finances to afford. I spent two weeks looking and each facility became worse than the last. I worried that I would need protection just to get out of my car at all that I looked at. I reached out to realtors as well in that I was running out of time. I took one day off on a Sunday to get some groceries and on my way back, I felt a nudge to turn into Gables at Town Center. Ironically, my now adult daughter used to hang with her friends at the community over 17 years ago. It was a Sunday, so I assumed I would be just riding through the parking lot, but was so surprised to find the leasing office was open. I met with Brin who after speaking to for a few minutes, eased all my anxiety and fears. She talked and explained to me the details of renting. She then showed me the apartment that was available. I immediately fell in love with it. My days after that were very turbulent and I had to keep changing my move in date Brin was very patient with me and allowed me the changes that were necessary, Upon moving in without any help, I opened the door and saw a card signed by all of the staff on the kitchen counter, welcoming me, as well as a basket of cleaning products. Upon opening the refrigerator, there was two bottles of water with cups. It might seem like a small thing to others, but just those gestures made me feel at home immediately. I am so happy with my apartment, the community and the staff. I was truly blessed on that Sunday when I drove in.

I just moved out of an 11 month lease, thank god. The community is not safe. I had to contact the police numerous times over my neighbors constantly fist fighting, screaming, banging into the walls (and physically punching holes into them) and constantly doing drugs. A neighbor in the building across from me was a drug dealer at all times of the night were selling, and dont forget the crackhead who lived underneath me constantly walking around strung out with his ankle monitor on. The kitchen and sink counters were held up by popsicle sticks. While moving out our AC broke which led to a super bad leak, when maintenance came and opened up my closet carpet, THE ENTIRE FLOOR WAS COVERED IN BLACK MOLD. I was paying an abundance in rent for a luxury apartment, instead I was counting down the days until I moved out. Do not live here if you like feeling safe walking to and from your car at night, expect good quality ANYTHING. The women in the office got the job done, but always gave too much attitude to even thank them.

Hope you like mold if you plan on living here. Leaks, from upstairs and our air conditioning unit are all over the walls. Theres mold growing everywhere, but what does Gables do? They bring someone in to paint over it. Literally just happened now. Our walls and ceiling were FALLING off because theres so much water damage from terrible air conditioning units that uncharge us on our electric bill because theres so old and bad. Also, lived here for a year now and when we moved in didnt have a dryer handle, still dont after about 7 request and talking to the office. Thats just a fraction of problems Ive had here. Not to mention youll just have people walk in without any notice or phone call. Will never live here again or recommend it to anyone.

Everyone is fairly nice until you are close to moving out. Maintenance person said they would knock my dogs teeth out if he bit him. Mind you I have a chihuahua that only barks and was on a leash. I was charged for cleaning when I move out when spent time cleaning all day as well as removed the carpet from the apartment because of my other dog. We took the check there for the damages for them to spray something for the odor which is fine until they lose the check and say they are sending me to collections. So instead of looking or even asking around the office they try to threaten me with sending me to collections. As well as in the time I lived there and called the office not once was the phone ever answered and during the mess of this check I called 6 different times and never had an answer just emails back and forth I assume they sit there and literally just watch the phone ring.

Loud leaf blowing all through the morning by one worker. Sounds louder inside my apt than outside.I have watched what he is blowing and it could easily be swept with a broom.It is only inconsideration and laziness that an industrial leaf blower is used on a daily basis at this facility.

Ive been here going on 4 lease terms now. I think its a great community but the rent is going up to be in line with the area. Unfortunately, they are not upgrading the apartments that are lived in. Do I need to move out and move back in??PROS:-Nice pool - always a lounge chair available and great BBQ pit-Walkways and doorways are pressure cleaned frequently-Beautiful entrance to come home to everyday-GREAT LOCATION near shopping, salons, restaurants and bars, movies..-Fairly Quiet-Neighbors (when not college kids) are friendlyCONS:-Rent has been going up comparable to other apartment complexes although my apartment looks the same as it did when I first moved in (minus flooring in dining and living room) Rooms still carpeted....-Appliances in kitchen are outdated-Not many amenities in the neighborhood offered other than workout center-Parking lot is not safe (my car window was bashed in and broken into) and no one has reached out to me to tell me if we will be getting a security watch or something for prevention. Makes me a little worried as I sometimes get home after 11pm and its a bit of a walk from the lot to the apartment.

Noisy, buggy, very poor maintenance and management provides excuses for every issue and usually takes 3 months to correct. If you are looking for longer term rental, this place is poor choice. Is more like a long term hotel and more like dormitory living (They provide student living programs, which one is unaware of when signing lease). Very deceiving!It is so transiant I started not feeling safe. They had no idea who was in an apartment near me.Litter thruout grounds sits forever . If you enjoy looking at and smelling dog feces that also sits forever and do not mind gross and inconsiderate students and adults who do not pick up ; would say this place is for you. Managements excuse for this one was; every place is l8ke this. Well, I continue to rent elsewhere and it is not anywhere like it! Nor has it ever been anywhere else. Picking up is not enforced. A dog park is cleaner than this community. Was concerned for my two dogs contracting bacteria infections.

This place socks !! Very unfriendly and unprofessional management, if you thing you going to get you security deposit back good luck because you wont !! they will always find something to steal your money, they will charged you for everything.The apartments are supper expensive for the quality off service, space and cleanliness........ you pay the price just because is BOCA nothing else.I would not recommend this place to anyone .

I am a current tennent here at gables town place. I will admit when me and my roommate first moved here, this was a phenomenal development to live in. We bragged and rant and raved about it. The staff was great....at the time. But as time moved on, we are in our second year here....this place is a complete wreck. It is beyond ghetto and hood. I love on a bottom floor unit facing parking lot. Me and my roommate have made more complaints than we can count on our fingers. It’s ridiculous. The neighbors we have are loud and obnoxious and inconsiderate. At 2, 3, and 4 in the morning there are girls constantly screaming as if they are being tortured or kidnapped, but they aren’t. They are only playing with guys in the parking lot. Our neighbors have loud music and parties in they apartments at odd times of the night as well. The frustrating thing is all of this goes on during the nights of work/school nights. There have been drug bust. Huge fights. Parking lot domestic disputes. Car break ins. People getting robbed in broad daylight. The sad part about the robbery was that we weren’t even notified until 2-3 days later. That hurt me the most. We pay a ridiculous unnecessary amount for rent and I don’t feel safe in my own home. I have people come bam on our door looking for people, to only find out that we were confused for others. Smh. This place is not worth the cost it is. It really is not. If you have children, a family or whatever, this place is not safe. I repeat it is not safe. Again, this is coming from a person and his roommate that currently live here. It’s sad when you have to look over your shoulder while walking to your car in the parking lot. It’s sad when you have to concstantlu look out your window because you were confused for other people, and you not sure if the random truck that circled the parking lot at the same time every single night/morning, is looking for you or some kid else. It’s sad when your family doesn’t come visit you because they fear something will happen. This place is a joke. My advice is take your money and happiness and more importantly, your saftey elsewhere. Pay the extra couple of 100-200 bucks to live in a place you feel is going to be for you and your family. The staff is never a help to me and my roommate. So please don’t write in my review telling me that “maybe it’s you guys as tennents” or tell me “maybe it’s the company you keep”. It’s neither of those. Me and my roommate, work hard, come home and live regular lives and stay to ourselves. We don’t pay our on time....we pay our rent ahead of time. If you love your family, don’t put them in this environment. It’s not safe.

I moved-in on June 1st 2016. The kitchen is very small ... There is not storage at all... The appliance are old and if you want to replace them they charge you an extra fee per month. The AC is very old so of course you pay an exessive amount for electricity per month ($204 last bill for a two bedroom small apartment). The hall are dirty must of the time. To finalize with some of the problems Im getting, they stole my car last night and they stole the personal items from my second car. Im simply living a nightmare. I only wish to move-out ASAP.

This place is terrible. We payed $500 in pet fees just to move in, which you would assume is incase the dog doesnt leave the place in perfect condition, I have a puppy who decided to chew the carpet -_-. I always paid rent on time, never had any issues. I called maintaince a few times about water leaks in the apartment from the rain but no one ever showed up, which also caused flooring damages. Then once I leave I get a letter saying I owe almost $1000 in damages. I know the market on flooring to replace and it would have been 1/3 of that price for what they listed as the damages. I offered to pay the actual cost but they sent me some BS letter saying they didnt even charge me for all of it. Beware, they are trying to scam you, carpets are so crappy they are ripping up before you even move into the apartment and the flooring is so cheap that you spill water on it and it starts to lift. I dont understand why the $500 dog fee wouldnt be used towards any kind of damages. In my understanding a charge does not go to collections for 180 days but they sent mine immediately. Even after I offered to pay for some of it. Now I have to deal with a mark on my credit score. Please look at reviews before you try to live here. Its a disaster and the leasing office staff are not qualified, nor are the maintenance men.

Totally Unsafe Place. Several events and crimes took place here. I felt very scared to live here for few months.The place is very dirty. Walkways are full with poops and disgusting things. I got sick several times.The office people are so unhelpful. They just know how to charge you unfair charges all the times.Stay away.

The bulding 8 is a mess!So many dirty!People dirty and screaming at night.It is missing cameras to check it.I will never recomend this gables town place to anyone.Another thing: there six or more people in each apartment. Mainly students dividing an apartment with many cars . It is impossible parking the car at night because of this.You should resolve this.

Dishonest company who will make everything to keep all your security deposit, keep away!!!

Worst experience ever .. They just wanna rip off every one .. My lease term was 7 month after the 7 month were done and u paid every month on time and while i was ready to leave they said we need u to pay two months of rent because u didnt notifey us 60 days before u leave the apartment.. Why i would notifey u while u know that my contract is almost done !!! Im not going to pay and i think there is a court in our country .. Ill see u there :)

This place is so discriminatory and the people they use for background checks are totally incompetent. Id stay away. Not to mention the grizzly murder that took place in the community a few months ago.

This is the most terrible place i have ever lived in. They are stealing your money. You will pay fees and penalties for nothing. The will add a lot of money to your rent in every possible occasion. You will never really know how much you are going to loose. Save yourself and money and find a better place.

The staff is great. Besides that neighborhood is very unsafe sadly.
