The experience I have had till now is amazing. Even the security system of the fob is commendable and really makes me feel safe. Other than that, I love the room and apartment size and also the facilities such as gym and pool!

This is my 3rd year staying at Park on Morton but this year the management and service has been extremely disappointing to say the least. I moved into my apartment almost a month back and some of my service requests have not been met till now.ALL of the light coverings were cracked since the day I moved in and they still have not bothered to replace them inspite of me telling them about it multiple times. Apparently it was missed out during the apartment checks.

Horrible maintenance in the apartment. I have horrible experience when I moved in . The rooms are musty, badly maintained. Common areas are dirty, smells bad . hard to reach to the Manager and no help. Other person in the unit messed up the apartment with drinking and doing parties. price is high and the students are being exploited.

The park on Morton is a very gorgeous looking apartment complex. If you are looking for great amenities like I pool good-looking place to stay this is where its at. Anyone who Ive spoken to before has said that this is the place to go to. They dont have the same issues like some of these other apartment complex have. Theyre definitely a place to look into.

I would recommend living at Park on Morton to anyone! All of the amenities are in great condition and seem to be cleaned on a daily basis. The staff, including the people at the front desk and the people who answer maintenance requests, are exceedingly friendly and personable. Everyone here makes you feel seen and included, and they work their hardest to make sure you are satisfied. The apartments themselves are the best - they are huge, everyone gets their own bathroom, and they give off a little bit more of a cozy vibe compared to Evolve, for example. 10/10 would recommend living here.

Beautiful apartment/ townhouse complex of buildings very close to main B-ton square, 3/4 mile from campus. We were lucky enough to stumble onto this place - and are so glad we did. My dtr is very happy with her beautiful apartment. I - her Mom - am very happy with the secure building, the high end amenities (in-apt washer/ dryer, balcony on unit, end of each hall trash chute, gorgeous pool area, greenspace actual park in middle of complex w tables, parking garage, etc.). I want to single out Dawson Hilfiger - the leasing agent who worked with us. He spent a lot of time with us (at least an hour) and got her set up in a unit he felt would best fit her specifically - and he was right. He is an incredible asset to your staff there. Thank you.

I lived here and from the start I was mislead and lied to. My 3 roommates and I were told we were paying extra for an apartment with a porch overlooking the pool, when we moved in we were put in an apartment that wasn’t even in the same building as the pool with our porch facing the parking lot. They gave us a $100 speaker as an apology and didn’t refund us the extra money that we paid for the apartment facing the pool. The apartment was trashed when we moved in, weed and food in the drawers, dirty showers, and a blood stain on the floor. The buildings were clearly made cheaply and the utilities were constantly breaking. The walls are so thin you can hear everything around you. My shower was leaking because of the unit above me and one day without warning I came home and there was a hole in my shower ceiling with a note in my bathroom saying don’t use. My blinds randomly fell off the wall on top of me while I was sleeping, I genuinely consider myself lucky to be alive they were so heavy. Management switched in the middle of the year and everyone who was there when I moved in quit. The new management would talk badly about people they didn’t like and would refer to people’s apartment numbers when complaining about them. They randomly would close the office with no warning and there were multiple times I had my medicine shipped to me and couldn’t get it because the office closed with no warning. They prey on college students and take advantage of every person living there. Wouldn’t recommend to anyone who doesn’t want to be treated horribly. Lastly, they raise rent every year for no reason and don’t offer the tenants the opportunity to have the same rent next year so after my horrible year there they asked me to stay and pay more.

Absolutely disgusting move in process. The sink is completely messed up and constantly gets clogged. The walls are skidded up from the people who were here before and were never painted as promised. A hole in the downstairs bathroom door and the completely destroyed cabinets. The sink faucet is detached and doesn’t retract right and the setting changer is COMPLETELY MISSING. There were outages of internet almost daily here and the amount for parking here is outrageous and you can’t park on the street even if you pay for parking in the garage. JUST AWFUL the staff here is very nice but other than that this place is a wreck for the amount you pay. LOOK ELSEWHERE!!

-Moved in to a messy apartment with food splattered inside the microwave AND refrigerator.-Apartment did not come with barstools as they ran out of them-Throughout COVID - 19 we experienced internet outages daily, which were detrimental to students with online classes.Extremely disappointing considering the high prices even for three and four bedroom apartments. Would recommend looking elsewhere.

Ive been living at Park On Morton for around a month or so now. The management here are super friendly and on top of everything. Every time I go into the office they always greet you with a smile and always accomodate your needs. The maintenance workers are also super friendly and they try their best to get your requests done ASAP. The apartment itself is also super nice plus Park On Morton is a great location if you want to be close to downtown. Overall great experience so far and expect it to only get better.

Been living here for over a month in one of the townhomes. Incredible place. The pool is awesome and open 24/7 for those that want to use it. The people here are all very chill and open-minded, and meeting new people at the pool and having a good time has been something Ive enjoyed recently. The staff is very friendly and is willing to help you out whenever you need it. We had a slight problem with our ice machine in our freezer, and it was fixed within 24 hours. The staff also hosts events for everyone, for example a spikeball tournament is being hosted this week where the winner gets $100. Hosting parties at your place also isnt a problem, as long as youre smart about things and dont cause excessive noise. Would highly recommend living here, and as a senior, this is the best venue on campus. Evolve is comparable, but the location of Park on Morton is unbeatable, as popular bars like Sports, Bluebird, and Brothers are all a quick sub-10 minute walk.

Had some issues in the beginning w the fridge and mailbox, but management worked with us until the job was done. No big issues and Ive enjoyed my time

Pure evil. My daughter was told there were 2 openings left, so she signed her lease. But 20 min later, her friend could not sign - no openings! Immediately, my daughter tried to get out of the lease she had just signed minutes before. Nope. $700 penalty to break the lease (taken right out of our auto-pay account). Our plea to management disregarded. Somehow this is legal in Indiana. Wow. If you want to rent from Dr. Evil, this is your place. Negative 5 stars.EDIT: Park on Morton: Your canned response to this review was totally insincere (big surprise!) You asked me to email you, so I did - and of course you did not respond. And yes, I really do know where my daughter lived for a whole year, and exactly who took our money from our account without authorization.

I live in a townhouse here and its the best place Ive stayed in Bloomington. The pool is great and theres a lot of outdoor space to hangout. POM management has been friendly and Ive had no issues. Very glad that I chose to live here this year.

Place is entirely too understaffed and under-maintained to be pricing their apartments at 800+ minimum. Not sure where all this money being spent is considering there is in fact no staff or maintenance in general.

My sister lived here and hated it. I decided to try living here because they claimed they were better now because of “new management”. DON’T fall for the “new management”. There’s something seriously wrong with a place that changes owners every year. They will try to steal your money in any way possible. They took money straight out of my account twice for one months rent. Corporate doesn’t care either. Don’t bother with them. I don’t have the time to type out how much I hate pom. Find me on insta and dm me if you need more convincing to not live here.

This place is death moved into a three bedroom only to learn my air filter hadnt been changed in over a year. My parents and I spent two days cleaning the place and had to buy our own air filters after we asked many times for them to replace them. Dust was everywhere it felt like you couldnt breath. My dishwasher also broke and would leak it took them two weeks to fix it. The mail room area is a walkout construction job, unfinished and random furniture stacked everywhere. The hallways are so dirty you barley want to walk with shoes on them. The gym had only dusty broken weight equipment. Last but least non of the people there knew what was going on. I give it a 1 star for the computer lab being in the best shape.

Definitely would recommend living here. Only complaint was that the street noise carried into my room, so loud cars or loud people was sometimes an issue but not regularly. Ample parking for folks, enjoyed the pool, the furniture that comes with the apt was really nice and held up well to usage. I love the key entry that each apt has, and the ability to lock the bedroom door. Super great being able to walk downtown and having Upland right next door. The staff was always helpful and willing to work with you.

Complex is beautiful, pet friendly, and well kept. Amazing courtyard with grills, fire pit, and a pool area. Absolutely love the management; they put on gigs such as cookouts and laser tag, and are always there to welcome you with smiling faces. Kim, the manager, is always on top of things and extremely friendly. If there are any problems, they are dealt with immediately and efficiently! All around a lovely community, and would recommend to anyone looking for a community that feels like a family!

The Park On Morton was described to us as a very supportive environment for students. We actually found some things to be great and some things to be less than we would have hoped for.The great things were amenities, convenience, and general standard of living. On the other hand, reaching the office was not easy, either for parents or students. When things needed repairing, it was not so easy to coordinate. And there are a couple of policies in place which we feel are ludicrous. For example, why on earth would the office not accept a key from a student at the end of the semester when he was not returning for the remainder of the summer and then charge that student when the key was not received in time? Likewise with rent. I (parent) sent three checks for the summer ahead of time because none of us were going to be around to see to it that the rent was sent and we got flak for that!!!Honestly, make it easier for people to do their part to be good responsible tenants!

Being aware that it’s a extremely popular location for college students I still enjoy everything the apartments have to offer. I live in a four bedroom townhome and rarely have any complaints or disruptions from my neighbors.

Honestly, everything seems hastily out together. Random doors in the stairwell lock when they shouldnt, and I never saw a single evacuation procedure flyer put up for residents to know where to exit from or also what to do in the event of a tornado. Other residents are littering the hallway and not picking up their trash. On top of all this, many residents mailboxes did not work with the keys given to us so there was no way of getting mail until it was rectified. People were winding up with their packages being broken into and stolen because of this security problem, so its making me distrust the whole place.Its only 2 stars because at least its a roof over my head & the apartment was relatively clean despite some things like the blinds being not functional.

Overall the Park on Morton is an amazing apartment complex. The staff is very friendly and they regularly have social events to bring the residents closer. The pool area is always busy when its nice out. Any maintenance issues Ive had were handled immediately. Kim and the rest of the staff made living there feel like it was somewhere between a home and vacation.

Park on Morton are really great apartment buildings. They are spacious, and furnished with basic furniture. They arent too far from campus if you dont mind a bit of a walk, or following a bus schedule. The gym is open 24 hrs but, equipment is fairly limited.

Be very careful with the lease and the small print. School year 2016-2017 we were told in July that the lease signed (w/security deposit) by our students (in Mar ’16) would not be honored for the school year starting Aug ’16. In short they overbooked and we were going to get walked for the entire school year. The lease did specifically state that the deposit was a “reservation fee” and that this “does not guarantee the availability of an apartment unit.”After much consternation and discussion Park On Morton did find an apartment unit and made good on the “reservation”. It is my understanding that they do not overbook like this anymore but, read the lease - it still permits them to oust students who believe they have lodging firmed up for the year.......

After living here for a few months, I would recommend this complex to anyone! The apartment has great appliances, nice furniture, and an all around good atmosphere. Walls are thin and neighbors can get loud, but thats all part of the experience living in a college town.

Horrible business!! I was told they had 4 bedroom apartments available and so I applied for one and got approved. Called to sign the lease and they told me they were out. I have been calling every day for the past 10 days to get a refund for my application fee and the manager Chad hasnt returned any of my calls. They cheat you out of your money and I will tell everyone I know not to sign with them.

Have had the worst experience living here. Way overpriced for what you get. Our heating and cooling has been broken for months now. Have had major BUG problems for a month now and nothing has changed. We have had ants, centipedes, spiders, and now wasps. And the house has been sprayed multiple times for bugs but it does not help. Would not recommend living here.

Great location and easy access to Bloomington transit to IU campus. Apartments are well maintained and have beautiful, modern appliances. Parking garage is expensive here, but very convenient. If the rent were cheaper, we would renew our lease. Definitely worth it if you can afford the rent!

Worst place Ive ever had an apartment. They take your money and are extremely rude about everything. Not worth it at all. Everything looks okay until you move in and realize youre paying too much for a crappy apartment. Cheap furniture, bad management, and not even close to campus. Also, you will be paying a lot for electric. Wifi and cable are included but theyre both terrible quality. Dont waste your time here.

Park is the best place to live in Bloomington. The facility is extremely well-maintained. The furniture provided in each unit makes this property stand apart from any other apartment I have found in Bloomington. Being an out of state student, having the option to have a furnished apartment has made life much simpler. When small issues did arise maintenance was always there fixing the problem within 24 hours. Living at the Park has been a great experience!

NOT WORTH. WIFI IS GARBAGE!!! Paying base $800+ A month to listen to everything my neighbors do, to receive minimal hot water, use cheap furniture, and paying for enough electric to have a final bill of $900+ Is not worth getting to live “this close” to campus. Park on Morton is already being phased out in the “luxury living” apartment section of Bloomington. Evolve apartments by the stadium are newer and already cheaper with same/similar amenities. The village on muller park is quite a bit further away but is just as nice and costs several hundred dollars less a month. The lower end of apartment/town homes in Bloomington such as Brownstone may not be as updated but the appliances work just as well, its closer to campus, and again costs several hundred dollars less. Pretty much anything is better than living here. Just ask another resident, I dare you.

Moved into a 4br apartment this year, upon move-in the apartment was in abysmal condition. Dried food stains on walls, filthy carpet, fridge, spiderwebs, knife stab marks in table, and maintenance and management gave me a hard time about fixing it. I was screamed at (yes, screamed at) in my apartment by the head of maintenance because he thought I was asking too much of them. I won’t go into detail because I was compensated (after hours of negotiation and arguing to get things fixed), though the compensation doesn’t exactly undo the condition of the apartment, or the disrespect suffered.Management doesn’t take responsibility for employees’ actions, and is quite unresponsive in giving requested information, this is hidden behind a friendly facade when you go to sign your lease. They don’t let you see your actual apartment you will be moving into for a reason. Instead, you are shown a clean, flawlessly decorated model apartment, one far from the condition of the apartment you move into. Since most tenants are college kids, they haven’t learned how to speak up for themselves when they are wronged; many fellow tenants I know who live here also moved into filthy apartments but did all the cleaning themselves because they thought it was okay for the apartment to be in terrible condition.For an outsider looking in, you see a nice pool, free food once in a while from management, among other little niceties. Only once you are inside do you find people like the property manager, Alex, refusing to honor his employee’s word. Backstory: I was offered a renewal rate by a front desk employee a few days ago, I tried to negotiate it down, Alex said he would get back to me but never did. I had to go back and ask if he contacted upper level management about my rate negotiation offer, and he said they denied it. I told him that I would still sign for the high rate they offered me, when he told me that it had actually gone up two weeks ago. I told him that his employee told me 4 days ago what the rate was, and it was below what he said it changed to two weeks ago. He refused to take responsibility for her statements.Oh, and since I moved in, there has been a smell of trash that comes and goes in the center room, managements efforts to remedy this have failed. As others have mentioned, the walls are very thin. Everyone can hear everyone else, between floors, between apartments, everywhere. There is also a flooding situation in the stairwell. Move-in day was disastrous because of this. When it rains, as much as an inch of water accumulates at the bottom of the stairwell. I will attach a photo from when there was a light rain. I was willing to look past the numerous wrongdoings and willing to sign (mostly because I didn’t want to move my belongings again), but if the rate I was told won’t be honored, I simply can’t do that. Students or parents reading this, beware.Edit: Emailed the address management responded to my review with, haven’t gotten a response back. It’s been a couple months. Another example of the fake, friendly facade. Also, the flooding situation still exists (several months later).Edit 2: July 2020: Still no response from management about my issues, only emails trying to pry extra fees out of me. Also, the flooding situation still exists 2 full years after I moved in. I was told this would be fixed in November 2018. There has been no fix.Live here at your own peril.

They are great salesmen... The place looks great when they show it but the place is build very cheap. maintenance is slow, and stuff will break constantly. The internet and cable IS AWFUL. We cannot use netflix or game online with the internet. Our cable is a fuzzy mess so we never use it. Save the money and look somewhere else. I would have never paid this much for a place like this. ITS ALL FOR SHOW.

This is an awful place to live. Management has changed multiple times over the past three years, and the most recent management is just as bad as previous management. The building is poorly structured and the levels are beginning to come down so much so that they had to put stressors into the hallway walls. New management is disrespectful and ignores maintenance requests. In my experience, having a maintenance issue resolved requires going down to the office multiple times and demanding the employee resolve it then and there - and everything in the apartment falls apart. Moving in, lights were out, switches did not work, screws were left on the ground, and my apartment was not cleaned. Airwave cable is as clear as an etch-o-sketch, and airwave internet is worse than any internet Ive experienced. They currently have two maintenance employees for 400 residents - and it has been this way for multiple years. Other problems include forcing us to go through an intermediary for electric who charges absurd fees to handle the bill which can be done online without an intermediary. Electric costs per month average $50/person in my apartment, and we rarely use the A/C. This management company will cut costs in anyway despite constant complaints from residents.This place looks great from the outside - grills, pools, furnished apartments - but youll realize shortly after moving in that none of their amenities are taken care of. Do not live here when there are cheaper and better options within a close proximity.

I would not recommend living here. While the Park looks nice from the outside, the quality of the housing is sub-par, requiring frequent service requests. Certainly not worth paying $800 a month. The thin walls do not retain heat well, leading to high electricity bills in a cold city such as Bloomington. Airwaves Wi-Fi is spotty and unreliable. Lastly, the management is more focused on getting money than providing a superior experience. A member of the Park staff told me it was okay to informally sublease, and then reneged on their offer -- threating to arrest the tenants if each resident did not pay a $450 fee. Glad to be living elsewhere next year.

The Park is definitely an improvement from where I lived last year (Smallwood) i.e. the big windows, the balconies, the spacious kitchen area...but there are some things that could be improved. The airflow in the apartments is awful, i.e. in the winter it is warm in the living room but then cold in the individual bedrooms. I live in the main building and it is a hassle that the parking garage is nearly 2 blocks away. Also, I dont understand why there isnt a system in place for visitors to call up to enter the apartment complex. Another thing is that you are not notified via text/email when you receive a package, you just have to check the main office until it arrives. Lastly, everything does look very nice but after living here I can tell it was all made pretty cheaply. The walls/ceilings/floors are extremely thin--I can hear the footsteps/closing doors of the people who live directly above me so loudly and it drives me nuts. So if you do choose to live here, request to live on the top floor or invest in some earplugs like I had to.

There have been several maintenance issues within our unit, beginning on our move-in date. Management was semi-cooporative, and essentially turned hostile and cold though issues were still unresolved. Parking is ridiculously overpriced, and I would not recommend signing at the expensive rate, given the location and distance from campus.
