The following is a list of experiences at the Arbors of Battle creek-2 squatter apartments on our floor-one of those squatters playing music heard through the walls at 11p-4a regularly-conflicts from those squatter apartments resulting in numerous police calls-one of the conflicts leading to a door kicked in and several peoples loves threatened, to include my own-drugs and needles found outside the front doors to my apartment building-management and maintainence refusing to fix our AC after 18 months of asking (but fixing it once we left)-5 day notice of final fees- $1100 for a replacement of 18 month old carpet-quick dismissal or false reassurance of any issue we had with the unitI cannot stress how hellish the arbors is, in both living conditions, most neighbors (God bless ours across the hall), and management attitude towards tenants. While the Arbors did not break any laws, they did little to accommodate. Save yourself the hassle and simply move somewhere else, or be prepared to literally fight for your life

If you dont mind maintenance not fixing anything untill someone moves out and they can take their appliances to put in your unit then the Low rent is worth having a place of your own. However they will add to your bill every month. You will get extra fee charges with no explanation. They charge everyone for trash and water even if you dont use either you will pay for it. Hired contractors to replace windows and roofs. Roofs look great window guys stole stuff and broke things in several apartments as they were given keys and not supervised. Water damage is ignored walls rotten and cabinets rotted floors stained from water damage. Put in request since I moved in and nothing has been fixed. People being killed in here fights happening cara have been vandalized. But it is cheap. Dont ask the office anything about maintenance cause they dont talk to each other they have no clue.. as long as there is deniability they can get away with it. Roaches seem to be a problem as well most likely cause the water damage is ignore offering them ample hiding and entry spots

Dont move out here u less you are desperate nothing works in these apartments they are out of date (40+ years old stuff) they never want to fix anything unless you put rent in escrow. AC does not work in over half the apartments they charge a premium for amenities (pool) that you can never use, staff is lazy new management company raised the rent to over 1k (double what you normally pay to live in a ghetto) and the apartments are not even up to code. 3 roofs collapse when they were changing the roofing on buildings such a liability that even the roofing company refused to go any further on repairs.

The absolute worst place Ive ever lived in. Poor/rude management and staff, basically no maintenance since no one EVER came to fix anything, actual roaches in our building from other apartments, rude neighbors, washers and dryers in apartment will stay broken no matter how many times you complain, noisy, and just overall very unpleasant. When you move out I guess make the place better than you found it because whatever is broken that no one ever came to fix you will get charged for. Would never EVER move back here, even if you paid me to. Wouldnt recommend living here for anything no matter how cheap the rent is. Not worth stepping on needles outside, overflowing garbage bins, hallways that reek of weed, or office staff that just does not care about the safety/wellbeing of your family. Wish I could give it 0 stars.

Been without heat all summer with a baby! 1)they refuse to deduct anything off my rent when that’s an amenity i PAY FOR INCLUDED IN MY LEASE! 2) they refuse to purchase portable ac’s in the meantime. They Never give you a direct answer only excuses.

Literally only go to visit friends but seems like the place is starting to get its act together and feeling like a more safe family friendly apartment complex than it has been in the past

From EMS or police sirens to music that you dont want to hear at 2am and yelling between other residents, the complex is rarely quiet. Service and repair is just as poor as the people who live here

Quiet an nice here just made it here from Memphis TN stay with my daughter in law Brittney an my Tywuan. Totally a difference here compare to Memphis liveable. Respect it here so far.

Not going to lie, this place is pretty pathetic. I think the only plus about this complex is, it is affordable. Other than that not too many good things to say about it. Some neighbors aren’t bad, while others play music that comes through the floor until 4AM. The air hasn’t worked in about 2 months so I have to leave my slider open to catch any type of cool air. Asked for a screen door for slider still waiting after a month. Between management and maintenance it’s BARE MINIMUM. Counting the days until lease is over!!And please don’t give me that bs automated response I’d rather just be ignored.

This place is a shakedown den for corporate landlords to take advantage of people in less fortunate situations

Friendly staff.Was originally told I needed to pay $325 for the month of December, until rent was due. Then they informed me that the employee who told me that was misinformed and I was in fact supposed to pay $525.No apology for the inconvenience caused by their screwup.But told that I should have a nice day instead.

Warning!!! Do not move here UNLESS you have no where else to go!!!!I do not want to sound like a broken record, but everyone who has given The Arbors of Battle Creek 1star is 100% correct. The only reason why I’m still here is because of medical reasons. I should be out of here within the next three months. Maintenance sucks!!!!!!

Its seems like a good place to live.

It doesn’t even deserve 1 star. We have paid ALL of our bills for 2 years on time. We never complain. We are great tenants. The management does not show any care toward their property or the tenants. I’ve put in a request because our tub water won’t shut off. We were lied to the night we called maintenance (said they would fix it first thing in the morning) they never showed....at all. My husband went to the leasing office after work and after giving him a hard time, they said, “ok well you better head home cause they are on their way”. STILL NEVER SHOWED UP! our water has been running non stop for 2 days now. There is constant drug dealings in our parking lot, broken glass where we drive and super trashed outside all the time. People letting off huge fireworks outside our windows late at night when we have to get up early and nothing is ever done about anything. They literally let anyone live in here. Can’t wait to get out!

They dont fix anything. Then trying to charge me after i made a agreement with the lawyer. My fridge was broke close to a year. The drawer broke i called and told them cause they glued it before i moved in. The mold was bad all through my apartment. Sewage came out my bathroom sink. Stove catch fire 3 times. My air went out and they told me to wait in line. Heat didnt work in bedroom. Promise to fix stuff if i renewed my lease so i did. Then ended up in court cause they didnt want to fix it. Now they trying to charge me when courts said i owe nothing.

They never fixed anything. Would not take mine and my husbands notice that we were moving and never gave us the form to fill out and are charging us two months worth of rent and WE ARE NOT LIVING THERE! I had to call code compliance on them when we moved in and they still did not fix half of the items. I would not recommend anyone living here. It smells like weed throughout the entire building no matter what.

This place is a joke. One day i was guaranteed an apt the next i wasnt. I know a few ppl who have had strange ppl walk into their apartments plus a few cars have been stolen.I have friends who live there and says it takes forever to get something fixed. Which Ive seen firsthandReally glad I didnt get a place there

I was approved for an apartment then they denied me out of no where after sending me my welcome letter taking my deposit and first months rent it has been a whole month and I still have not received my money back if I could give zero stars I would do not apply here.

They like to illegally evict people. Refuse tongive receipts or copies of leases. Photocopy all rent checks before giving to them or they will get lost girls in accounting are nice at least so that gets them 1 star. Maitnence sucks

No heat for 4 months, moldeverywhere, ceiling is bumbling and ready to burst when it rains, faulty electrical outlets, plumbing leaks, drug ridden, washer/dryer vandalism and robbed, staff is horrible, never anyplace to park, stray cats and garbage everywhere, it goes on and on never ever sell yourself short and rent from these slum lords !!When COVID hit they’ve shown no mercy and have ignored the law and threatened people to evict them, the people need to stand up to these bullies !!!

My daughter and her b/f moved in here 4 months ago. Each building should have at least TWO WORKING vending-style washer & dryers in each section of building. Perhaps even 3 since there are 3 floors. However, nope, not in their building. They and other tenants have called to complain but nope, stilllll broken after months!! There should also be WORKING fire extinguishers on each floor in the hallways. NOPE, but an empty spot where one should be. (See photos). Trying to get maintenance to show up takes literally forever. At approximately 12 units per building and an avarage of $500/mo rent each unit, youd think that the promise of providing ammenity features such as W & D available every floor/building would stand true and theyd slso be able to pay more than only two guys to do all of the service calls.Which kudoes to the guys who DO show up to make repairs as promised. We do understand that youre most likely over-worked, under-paid, and unappreciated.

Maintenance issues this place is completely unfair and unjust the owners are crooks they will treat you like a piece of trash and dont care about you even when everything is on time and my air conditioner went out in the hottest part of June and most of July before they came and fixed it they were able to make changes and upgrade the clubhouse but wouldnt do anything for the people the pool has been closed for the last 2 years they opened it for a couple weeks this last year then shut it down again called code compliance about multiple issues I was having but the arbor staff did not care all I can say is if your looking for a place its not going to wanna be there and also watch out for people running around chasing others with fire arms God speed if you choose these guys.

I have heard there is a very high crime rate here. Lots of drug dealers. The hallways smell like weed. Even a few murders. For this, management is expecting pristine credit, income, and rental history. If you meet those conditions, why not just buy a house and build equity? Most people rent an apartment because of poor credit, income, or rental history. Also seems based on reviews that maintenance is poor.

Rent price is excellent to get back on your feet’s. But new management doesn’t care if something happen. They also take forever to give an answer back about approval. I’m surprise the health department haven’t fine this company.To the person that wrote back to me. I had call the office and inform about all this an other problems but always get the same attitude and no solution.

Horrible! If you are from out of state and looking at the pics online, dont be fooled. Front move here. They dont fix anything. I have put in SEVERAL maintenance requests instead of coming to fix the issue, they just close out the work order as if they fixed the issue without even stepping foot into your apartment to see whats going on. This is the Arbors 2. The main Arbors is just ratchet and ghetto. Its horrible here.

Plan on them keeping your deposit for 60 days at the least and no knowledge of 1099 renters. We were declined. LOL, it was ongoing with our application due to having a 1099 as our income. I worked at a tax credit property(section 8) and never had to make people jump through so many hoops

Quality living service provided for very cheap. Customer Service is very good here. If youre looking for a quiet, cozy, fun place to live, this is the spot.

This place has been awful for @ least 2 decades!! Have a couple of girlfriends who have units there. One has a mold issue brewing from a water heater leak, just like what happened before they demolished Glenwood Trace! My other friend has no hot water @ least once a week!! Isnt the safest location around either! MSHDA/HUD housing if that tells you anything about the place!!

Scary. Strung out looking people all over. Even teenagers so sad i wish the police would raid the entire place and take out the dealers. Protect the children, renters, visitors and the brave men and women who serve and protect us. I would help in any way get even 1 svumbag of the street and hopefully see them change life around prayers for all

Maintenance is horrible My Kitchen sink didn’t drain when we moved in it took 3 weeks for them to come fix it also my sliding glass door didn’t not shut all the way I had a 2inch gap from the top to the middle of the door and did not lock! It took over a year to get them to at least get it to shut all the way but the door falls out of the track and still isn’t fixed after 1 year and 3 months the maintenance manager and another maintenance guy came out to look at the door for a third time and told me they were going to talk to Erick and get it approved to be replaced and now they tell me they are waiting on approval from corporate and I still haven’t heard anything in over a week ! My A/c was set at 72 degrees all summer it runs non stop and never reaches temp Maintenance came on a colder day after I was told they I had to wait a month before maintenance could work on the unit and I was the 6th person on the list for a/c repair ! Maintenance came and pointed a thermal thermometer at my air vent and said the air was coming out at 42 degrees and nothing was wrong with it when the maintenance manager told me the controller was bad and needed a new one and they still won’t fix it! the apartment in the bottom of my building caught fire while I was in the shower and Not one smoke alarm went off and both fire extinguishers were missing and the fire door was leaning against the wall between the hallway I had to call the for chief to get them to fix the fire door and replace the fire extinguishers but the smoke detectors still don’t work. I’ve asked to speak with the property manager Erick Multiple times and are always told he’s not there But if I go up to the office right after getting off the phone Hes usually in his office. Safety concerns are never taken seriously By law they have 30 days to fix maintenance issues it doesn’t matter how many complaints or work orders you fill out it always takes Months to get anything fixed. When I asked the office for corporates number I was told I could find it in my lease and they weren’t going to give it to me. Very rude employees and horrible management

This place is absolutely horrible! Just moved in and already having problems. Weve called maintenance all week and they wont come fix anything. They left a job unfinished and hasnt come to finish the job in a week now. On top of that the office doesnt know how to do their jobs either. Everytime we turned in paperwork they needed, we would always ask if they needed anything else. They always said no, then a week later they would say they needed more paperwork. I can already tell the maintenance issue is only going to get worse. Sick of this place already! Please move somewhere else if you can!

Horrible apartments, theirs always garbage in the common areas, or in the parking lot also lots of glass in the parking lots as well and well their has been glass in the common areas as well. I can hear all my neighbors, the walls are paper thin. My A.C. started blowing out hot air and I called like 4 times and they have yet to fix it. I have kids and its been a hot summer so far so the fact that they arent on top of that is a huge no no for me. So for the record when my lease is up here in about 4 months, I will never ever rent from the Arbors ever again!!

I live here currently. Some of the office staff are very rude. The maintenance is almost non existent, there is no follow up with complaints/work orders(idk if its the office not passing along the issues or what). We still have a cabinet door that just fell off one day as i opened it. It took us almost 9 months if not longer to get them to switch out our stove which had TWO BAD BURNERS and the oven door was held on by gravity alone. Most of our neighbors are really nice, some of the buildings are sketchy but the people we have living around us are nice and friendly. I can walk my pet around and not feel worried. The pool is closed one day and open the next and vice versa. There needs to be some updates to these apartments and staffing needs a over haul but if you need a cheap place to stay and dont mind some stuff being not up to par and some rude staff its not the worst ive stayed in(no bugs). The only reason we stay here is its cheap and close to work.

What a Terrible experience ! The young ladies that work there are super nice and just doing their jobs so this has 0 to do with them. I moved here last Friday for my job and have been talking to them for about 3 weeks now. Know I know my credit is not the great etc. I called them at the end of April and told them the situation. They told me to fill out the application and that they will check everything out. When I did the application it asked me for $99.00 to hold the apt so I put in my info and was charged. I called them back and told them I did the application and I put down the $99.00 and asked if I get denied do I get the money back and I was told yes. So a week goes by and nothing and I call back and they say that someone will contact me . So the next day I am told I was denied but they think I would be a great Candidate. ( Its because I make decent money for living in Battle Creek) So I get here and go into the place and take a look. The young lady was super friendly and nice and again just doing her job . She has me sign some things for references and basically tells me that I am all set and that moving in should not be a issue on the 1 st. So about 4-5 days go by and nothing. I call her back and say . Hey I need a place soon my hotel the company got me is going to expire soon so whats up . She then told me that she cant get a hold of one of my old landlords or something to that nature and she will call me back the next day. I hear nothing back. So I am panicking at this point because she said I was good to go and I was a good Candidate even to the extent that I can use the address to fill out my paper work for my new job. I have to get a place so I go to another complex in town and was Approved in 1 day and its nicer on the lake and newer. I call them and ask them for my refund because Its obvious they are not going to approve me. The lady on the phone says Yes we do give back your deposit it will take 60 days I am like ok. Can I have Corporates number ? She says they just have a email address. I am like ok what is that? She gives it to me and we hang up. She calls back 3 min later and leaves a message saying She Misspoke She is saying because I chose not to live there I dont get it back ! I CHOSE?? I was ready with cash in hand everything. They chose not to approve me and so my thought process is this . They knew they were not going to get back to me and knew I would look else where. They were never going to approve me they just wanted to keep that $100. I am telling you its a scam and its sad. As a business professional I am shocked that they would operate in this manner. If you are applying here be careful.

They turned off our air conditioning during the start of summer even though we have an infant in the house without our knowledge or consent not recommend for living counting down the days til the lease is done

It takes a long time to get things fixed. The atmosphere here is not the best. Otherwise, its fine if you can get good neighbors.

The office peopl were very rude to the point of disrespecting me and my step dad during the move out process there is black mold everywhere.

Just moved in at the beginning of the month. I knew it wasnt the best place to move into but we were staying in a hotel for 3 months with a 2 year old and another otw so we had to find a affordable place ASAP! Anyways this place is a fkn joke, I have called every week since weve moved about my AC! It does not work and AGAIN I HAVE A TODDLER AND IM 7 MONTHS PREGNANT. Its been hot as hell here lately and we have to sit in our apartments sweating all day because maintenance are a bunch of lazy ppl who dont do their jobs. (I PUT THAT NICELY) if I end up passing out or my child THE ARBORS WILL GET SUED!! AND MY RENT WILL CONTINUE TO GO INTO AN ESCROW ACCOUNT. This is complete bs, everytime i call the office i get a diffrent excuse everytime. IF YOU CAN HELP IT DO NOT MOVE HERE!

I have lived at a Townhouse in The Arbors since April, 2015. Their maintenance is horrible at best! My air has worked a whole week and a half this entire summer. Every time I put in a maintenance request for ANYTHING it takes close to two weeks to get someone out to even look at the problem, which doesnt get fixed right the first time. The screens in EVERY window are either bent or dont fit the window. Since my central air doesnt work I am forced to keep my windows open - however, because the screens arent meant for the windows they are in, I get all types of bugs in the apartment - including wasps (one of which stung me while I was standing in my kitchen. I had to contact their corporate office 2 weeks after my first request to get the air fixed - just to get someone to come over. Three men spent about 15 minutes dinkin around with it...got it pushing somewhat cold air out. A week and a half later it was out again. I understand central air, and apparently screens, are not necessities - however they charge a ridiculous rent. Within that rent I pay for the amenities they said I would have. Here is a list of a lot of the problems this townhouse has had since I moved in (April, 2015):1. No central air (it should be noted, I live right next to someone who works in the office - her central air has worked like a charm this whole summer. Must be nice).2. Screens do not fit the windows.3. Wasps/hornets/bees nests are under a lot of the shutter facades that surround the windows.4. All of the drains were clogged when we moved in & continue to clog on a regular basis.5. The water is unsafe to drink. My husband, children, dog, and I all got sick when we first moved in. We now have to buy bottled water. Additionally, I have to clean the toilets/sinks/tub at least twice a week to avoid a black film sticking to it.6. The basement leaks every time it rains.7. The fuses blow a lot8. Pieces of the window treatments break off whenever we try to open & close them.9. Anything that happens in the unit next to us can be smelled in our unit (smoking mostly).10. The water heater keeps going out and it makes my electric bill skyrocket.**Problems outside of the townhouse:1. The lights outside are always out - it is pretty creepy to try to walk to my vehicle with no lights. I have to use a flashlight at night - not because Im scared (although that is part of it) but because it is so dark its impossible to see where Im going.2. The potholes will swallow your vehicle. Although I have noticed they spend a little extra time on the roads and grass that surround the office.3. Vehicles get broken into on a consistent basis. It has happened to me as well. These people will steal ANYTHING (including my dogs tennis ball).***Code/compliance officers were at my townhouse two days ago - no warning, just popped in - and inspected the entire unit, top to bottom. I would like to hope this may benefit us or future residents, but I have given up on the Arbors altogether. If youre looking for a new apartment or townhouse in the Battle Creek area I hope youre doing your research and reading these comments. It will save you a lot of money and aggravation. The rent isnt that low to begin with and NOTHING is included. I thought I was getting a decent deal because the townhouses are huge - washer/dryer hook ups, LOTS of closet space & storage - but its just not worth all of the problems that come along with it.

Scum Lords own this place. i visit friends there but there is no way in the world I could live there . As big if a complex that it is you would think they would keep up on their property. Many of the buildings have a stench to them. I have seen mold in apartments and witnessed residents whose central air went out and they just had to go the whole summer without it ans it is an amentity of their rent. There have been known many meth labs which have caused fires. When you own a dump you will draw either those that have no other choice or low life people for the most part. You would not expect this type of property in this neighborhood. You can live around the corner in a much nicer complex for not much more in price. I only gave it 1 star because I had no choice to make a review. If this property was taken care of better and the apartments were fixed as needed they could have a much nicer community.

It is a cheap, older collection of apartment buildings. Were in a good building with nice neighbors of various racial and ethnic backgrounds. The maintenance of the buildings lately has been horrible...and they were really good with maintenance before. Our building has lost water pressure and has several issues with both wastewater and clean water available throughout the entire building. When I asked management about when it would be fixed, they said it was a city connection issue and would be several months before fixed. They offered no deductions in rent for this horrendous inconvenience...sometimes there is literally no water when we turn on the tap and oftentimes in the middle of my shower, the water will completely stop. Meanwhile, we have to wait another 2 months for a fix and no discounts on rent or offers to move us to another building. A whole lotta bullcrap for poor folk to deal with...I hope they start going back to the better maintenance. Although the crew themselves are great and kind guys, they dont have the money to fix things properly and thats managements fault.

Since nobody has yet to reply to my email I guess Ill post my concerns here. This is what I have emailed corporate about the arbors and nobody has returned my email. I just recently had to go get a 55 gallon trash bag and pick up all of the trash behind my building. It has been sitting there for months along the edge of the grass and weeds by the woods. I was getting so sick of looking at it. When I have called the office they tell me it is maintenances job. Yet I never see anybody out picking up trash. I completely filled up the 55 gallon trash bag and I did not even get all around the backyard. A long time ago maybe almost a year ago some kids went around and sprayed a fire extinguisher in every hallway of every apartment building. It made a huge mess of pink fire retardant all up and down the stairs. I have been calling the office numerous times to let them know that the extinguisher needs to be replaced because they never replaced it after it was used. Everyone in the office is extremely nice and helpful except for a lady named Tiffany. Shes very short, sounds rude, and never says thank you - if she does it sounds very sarcastic. Im not sure why she is like that on the phone but every single time I have called about something going wrong in my apartment and she has been the one to answer, she has acted very rude. I think she needs to be able to have better customer service over the phone.Now as for the security guard or building monitor...I am not very pleased with. I know we just got a new guy a couple of months ago, but he isnt doing his job. Every time I come home the monitor is sitting in the loud gator he drives in one of two spots around the complex. I have been keeping track of how often he does tours around the complex and it comes down to three times a night. Only driving around the complex three times a night on an eight hour shift is not sufficient. I have even talked to maintenance about him, and they said they know all he does is sit there. One guy told me he told their manager about it but they havent done anything. He sits in the two spots where there are not cameras. One is right across from 400 Oakbrook blvd in a parking lot and the other spot he sits in is to the right of 10 rambling lane in a parking lot. He sits there on his phone texting and blowing out big clouds of vape from the windows. I am happy to have a security guard there - if the security guard is doing their job. I dont want my rent money paying for someone else to sit there when there are plenty of things he could do. (Pick up trash while conducting rounds of the complex, Checking hallways and extinguishers in those hallways) Stuff like that. When he does do his two or three, patrols he drives through the backyard on the grass in the same spot every single time. It ruins the beautiful grass in the backyard and then the grass dies and little yellow tire marks of dead grass is all you see. He sits across from 400 Oakbrook Blvd for hours on end each night, if he was doing his job properly he would have noticed that on both carports for 400 Oakbrook the lights went out a couple of week ago. So now on both sides under the car ports it is completely pitch black at night and in the morning,this is very unsafe. If he was doing his patrols he wouldve also seen the kids that were throwing rocks at cars for about an hour one day. He wouldve also seen the party of 30 people that were fighting just the other night. Instead I was the one that called the cops and 6 cop cars had to come to separate them. When I left, he was just sitting in the gator thing he drives up by rambling smoking on his phone not paying the least bit attention to what was going on on the other side of the complex. I am happy that the arbors are trying to improve the security I truly am because lord knows this complex needs it! But please go about it the right way and get someone that actually does their job and cares about it.

Slum lord complex. Frequent crime and gunshots heard. My son was a victim of a burglary in his apartment here quite a few years back. Cleaned him out at an early age. Tough lesson learned.

Affordable living and beautiful pool

The Arbors are a joke. They tell you one thing then change it in their favor so they can make more money off of people. Lets see. Their maintenance never does anything in a timely manner. They didnt even replace the carpet in my apartment before I moved in and the person who lived here before lived here for 3 years. I was missing a kitchen drawer that took 3 months to bring a new one. No vent covers. No handles on my closet doors. My mailbox didnt even lock so I couldnt get mail because they didnt fix it for 3 months. Also, wiring is horrible. Ive been using a space heater because my furnace has countless issus being fixed and because the wiring isnt up to date I cant run anything else. The two bedrooms and bathroom are all on one 15 breaker so I literally had to unplug anything else that was plugged in to keep the heater on. Also, for months their phone lines apparently didnt ring through to their desks so calling them for anything was pointless and they never mentioned their phones not working anytime I brought up the fact that no one ever answered.

This place isnt acceptable to live in. They dont care about your living conditions, or your legal rights to quiet enjoyment what so ever. Maintance is a nightmare. Go just east of Capital Ave here, they are way better for the same price.

What. A. Dump. The entire complex should be bulldozed. The current conditions at The Arbors have made a very nice part of town into a ghetto and its getting worse. Look up the national sex offender registry....They made my ex get a doctors note to fix the A/C after it not working for the 1st 6 weeks of summer..Terrible terrible terrible place to live.

Apartments looks nice and Im still trying to get into one of their places.

Lived here for 2 years. Bad location. Loud and noisy at night time, and drug dealers are pretty common here. The management is incompetent and has lost my rent twice. Repairs take months, if they happen at all, often by unqualified and unlicensed handy-men who do a shoddy job.After I moved out, I was erroneously charged 4 months additional rent, and my deposit was not refunded.

Several rumors about this place so I dont know them to be true or false. The office staff is friendly and they seem to have a be variety of apartment styles to fit many budgets.

Aint nothing wrong with these apartments, its the tenants. They cant discriminate so you have to hope adults can be adults. This a nice property. It has a lack of landscaping however its honestly a hidden gem with a bad rep from bad tenants with irresponsible ways.

Mold in apartment but doesnt matter to the arbors or code compliance even though its their responsibility to clean it they told me to. Vents flood everytime it rains but no concern. Maintenance finally came and worked on some stuff in my apartment to find that my filter on my fernace hasnt been changed in God knows how long. The whole apartment is put together with cheap parts so expect issues. While they can remodel their office they do nothing for their residents. Save your money and move somewhere else. DO NOT WASTE YOUR MONEY MOVING HERE YOU WILL REGRET IT. Drugs and drama is all these apartments consist of.

These apartments were okay when i lived there. The maintenance sucks and the staff is rude but, they are in a good school district and close to everything on the south side of town.

They are money hungry. They do mot keep up on paperwork. If you want to upgrade your 1 bedroom to a 2 bedroom they will make you pay your regular rent and add additional hundreds of dollars to that. They use cheap parts to fix things that are broken and on top of that when it got hot for the beginning of summer I didnt realize that my air condition didnt work cuz I moved in during winter. I had to be put on a list for them to even look at it and Im on the 3rd floor the hottest floor and had to suffer for three days in 90 degrees because they couldnt tell me when they would get to me on the list. I also had asked them to look at it way before it got hot and they said they dont fix that until it gets hot outside. Well when it got hot they had a pile of people that wanted it done. Not all they are cracked up to be.

Crime infested and barely up to code this is not a place you want to call home for long. Although the rent is cheap and the staff is reasonable. Steer clear of this projects style apartment complex.

Our building was quiet but mantance never fixes anything but they take your rent money.

Its kind of bad. Little or no maintenance. Rent increases annually $30-$40 per month. Potholes throughout complex arent repaired. Landscaping is in very poor condition. Hallways are dinly lit with non functioning lighting. Exterior security doors are not repaired. Very poor response time to building fire in 2015. Very slow response time for maintenance requests. Hallways smell moldy.

My fiance and I currently live here with our baby boy! The pot holes are runing our vehicle, our bath tub when you turn the water on sounds like a jack hammer! Our water heater goes out all the time! We have people above us who leave their dog on the balcony ALL the time! I have never seen them take him out and he poops and pees right down to our belcony needless to say when our lease is up in a few more months we are out of here and NOT looking back 👌

This place has came a LONG LONG way since 2015 and they are making this a great place to live again just wait till spring time i hear alot of NEW STUFF IS COMING

The low rent apartments at mid-rent prices. Lighting of grounds at night is such a problem, the local school buses quit coming in to the complex. They are always short on maintenance staff. Very strict enforcement of rent policy. No enforcement of anti-drug policy. In the winter dont plan on your sidewalk or tue roads to be cleared in a reasonable manner or at all. Make sure if you call to ask for maintaince work order you get a number or put it in online and save a screenshot. Middle of December and I have been waiting 3 weeks to have my thermostat replaced. Its either 80 degrees in my apartment or 65 degrees. You would be better off living elsewhere.

Guy just died two weeks ago from one of the many shootings that have happened at the arbors. And hes not the first to have died from the crime in the arbors

This has seriously been the worst place I have ever lived. They maintenance people are a joke and half-ass everything. We have had to have them out atleast 7 times to look at our refrigerator. The bathroom above us was leaking and instead of properly pulling out the moldy dry wall they just patched over it. Our windows leak and are really moldy and they didnt do anything about it. The management is a joke as well. They talk to you like you are scum on the bottom of your feet. And they do nothing about horrible neighbors. Its really a shame.

I live here and kim trinie and Laura are awesome. Matt and Mark are the two best maintenance guys They have so if you track one of those two down personally with an issue they normally fix it on the spot. Going through tge office sometimes takes longer so id just ask them if you see them in the area of where you live. Both are fast and knowledgeable. Yes some people who live here are pesky but generally if you go to the office to make a formal compliant they take care of the serious stuff. :) home sweet home

I would give this apartment complex and NEGATIVE rating!!! The management is a joke, they dont care about any issues the tenants are having. I had an outlet blow a microwave, and pop for 6 months before they came and fixed it. This past winter I had a big water bubble come threw my room and they still have not fixed it called every week and it is oh first of spring, then this contractor never came it has been well over 6 months!!! The maintence people do not care about anything. My air sucks, my garbage disposable is so rusted it is leaking out the bottom, and the deck is MOLDY. This is the worse apartment I have ever been in when my lease is up I am out of here!!!!!

Office staff is ok but maitnience is slow (like a year waiting slow) neighbors are horrible, lots of vandalism, cars broken into etc. Only rent here as a last option! The cheap rent isnt worth the stress!

Maintenance is a joke, cant even fix a fridge, the workers in the office are rude, dont expect your deposit back. Terrible place to live.
