I would never recommend AH4R to anyone! We moved into a mess 11 items need service calls, from the AC to black mold. You cant make this stuff up. We now have fans and dehumidifiers running 24/7 becuse of rain leaking into the ceilings. We only received one key and no garage door oepners. House and appliances were filthy. Landscaping, took me 17 Lowes green waste bags to just see the ground from all the weeds. Need a new Rental!

I have had some challenges during my lease with American Homes however I was switched to a different person as far as leasing she (Sandra Wesley) made me feel better about things and helped me tremendously when I ended my lease. I appreciate everything she did for me.

After 1 month of moving in we discovered water under the floor in both bathrooms. Potential serious damage to the property, potential mold, etc. Started calling and emailing the office with no response for days! Still no one has called us!Here is the update, 7/26/2021. Plumber discovered mold in the walls in under the floor. Just like we were assuming it would be there. Landlord is legally obligated to immediately take action removing the mold. I will keep updating this, lets see how they do.Update 8/4/2021 - Bathrooms are still non functional. They have 3 companies working on the same issue, it is extremely slow. Now, the main thing is that we can not live in the house while it is being fixed. AH4R, wants us to STILL PAY THEM while we have to NOT LIVE in the house. I mean, if this is not a scam then what is it? Oh, and yeah, no one is returning emails or calls. No info on how long it is going to take.8/30/2021 - So we are still deep in it. They have tear up the floor 3 weeks ago. For the past 3 weeks both bathrooms have been non functioning, no floor, no sinks. Giant cockroaches are infesting the house through the open walls. Thank God we had a place to go while they remodel. We are moving out and I would never recommend AH4R to anyone! Also, I am pretty sure all the positive reviews are fake, it is nearly impossible to have any positive experience with this company.

I’m very proud of American Homes for Rent. They are doing better and better every year. They have really been great at handling everything with our home swiftly. The 1800 staff are always informative, fast and friendly!

Do not choose this company to rent from. The experience seems fine at first but when you get within your first couple of months of renting from them everything goes down hill from there. There were numerous things wrong with our house during the duration of my lease and it always took a epic amount of time for someone to respond to your issue and even come out to fix it. If you need your property manager don’t even bother because they will not help or will not even answer the phone. Also do not bother with calling their office either has is sends you straight to voicemail. The only reliable source of communication is calling their main customer service number and hopefully not waiting more than 30 minutes to talk to someone for them to not be able to assist you and them file a report to have your property manager reach back out to you who never does.From my point of view we were great renters for over a year and did all the necessary steps to ensure the house was the same way as when we arrived. We were instructed several times through emails regarding move out processes of which none happened. We never received a for rent sign, or lockbox as stated and never could get in touch with our property manager and to this date still have not.You would just expect so much more from such a larger conversation who has a lot of properties to be able to manage their properties a little better and actually communicate with their tenants.

Alecia was attentive, patient, understanding and professional. I did find the criteria a little intrusive but Alecia helped me manage that with her calm demeanor.

I am only giving one star because in this extremely crazy housing market, AH4R really came through for me and my family. However since moving into the home, I have had nothing but issues. 1. The home was not cleaned or painted at the time of move in. On my move in day a maintenance man showed up to attempt to fix the issues but was told to leave per the property manager stating that anything wrong with the home is cosmetic and to AH4R standards simply because I asked for my prorated rent back since the home was not in move in ready condition..This included holes in the walls, dirty bathrooms, chipped paint and multiple broken bathroom fixtures. 2. The AC unit is broken. It continuously runs at 66 degrees even when turned off which is only running up my electric bill. 3. The home is infested with spiders. I have been spraying since I moved in. 4. One side of the garage doesnt even open. And the response time to get these issues resolved (should have been resolved before I moved in ) is up in the air due to Covid. Very frustrating and disheartening experience. And I have pictures for proof.

My family and I are so pleased to be renting from this company. We just got approved and cant wait to move in. Huge thanks to Tanya Johnson our Representative who helped us understand the process and was soooo patient with us. She kept in contact until we was approved and were so thankful for her! I have been waiting since January 2021 to get my commission check from American Homes 4 Rent and all I get from Bunni Hall is fake promises. The last time that I attempted to collect my money was back in May and Bunni told me that they have a new commission structure which is less than what it was when my client signed her lease. So she wanted me to resubmit it with the lower commission rate, no ma’am! As an agent, I will make sure that I do not recommend this company to none of my clients.

I highly recommend this company. Before my experience at American Homes 4 Rent I used another company and i cannot even begin to tell how the difference between the two is. Absolutely terrible. Our property manager emailed us about a renewal when we already renewed with his signature on the new contract. With a new contract they are charging us a month to month fee along with our rent. Every single time weve called noone has picked up or if someone has they keep saying theyll email the people we need to talk to and no one has responded back via email or phone call. Its been 3 weeks of no help from anyone.

Out of all of the places we have applied for and attempted to get under contract to rent, AH4R has been the most honest and helpful company to work with.

The rep we worked with was very nice and attentive. Our problem was that even though the site discloses their criteria, and that we did meet said criteria, we basically paid $150 to apply and be rejected. The site states that if your credit is low, they will consider letting you prepay. When we asked if we could do so, we were told once again that we didnt qualify due to credit. Another thing is that we were sent an approval yesterday from the third party they use for verification, but then told by the agent today we were not. Like I said, the agent, Alecia, was great, but it was my experience that the criteria you are told about before paying $50 a person to apply (which is not refunded) is very misleading.

STAY AWAY FROM THIS COMPANY...... They are thieves and money hungry liars. If you see positive reviews (there lies). They dont deserve a single star, but I had to give them a star to leave a comment. When you move out regardless of the condition of the rental this company is going to make up fictitious damages that will cost you. Every year they go up on the rent, but refuse to make any repairs. This is not my home Im not renovating your home so you can make money. You will receive your home in the same condition it was given to me, minus normal wear and tear. Their customer service representative are rude. OVERALL THIS COMPANY SUCKS 🤮 ( refer to CBS)

I have a home next door to me that’s had a steady stream of water coming from a pipe coming from the side of the house for almost 3 months, which will be a breading ground for mosquitoes. I have called American Homes 4 Rent 3 times & they won’t do anything about it. The renters said they have called several times as well. I moved into a sub-division with a HOA to avoid issues like this. They should be ashamed to conduct business this way. I am getting ready to report them to the BBB & hopefully this will get their attention.

We rented from AH4R for 15 months and we were set to complete a 24 month agreement when the unthinkable happened and our property was hit with a fire. Luckily, everyone is ok. I lived in one of their properties for two years and whenever my family needed assistance the company would either tell us we were responsible for repairs OR give us numbers to maintenance personnel who no longer worked in those positions. When we moved in we had to have the property rekeyed because the keys they gave us did not open all entry points in the home. It took them over 4 months to provide us with a real number to their own maintenance employees and rekey the home. As with any rental property, rent sky rocketed over the last two years and it was not worth it. Rent went up by 200 dollars. I understand they may not be able to help increasing the rent but AH4R provided no support or assistance during the pandemic. An email was sent giving tips on how to manage your utilities, nothing else. If multi million dollar companies like Comcast were waiving fees and giving everyone unlimited WiFi for a couple months, you could not find a way to accommodate faithful tenants during a hard time? I do not recommend this company. A company that was so to execute assistance but quickly takes your funds and to find you during the checkout process. You deserve better and can do better than AH4R.

Nick did an amazing job scoping out the house and was able to have a great conversation with him moments before he left! Definitely a guy that makes me want to work with this company when renting a house! Alecia Wade has been my agent as well and with all the confusion with being a first time renter she has worked wonders with us trying to get the house we want! We decided not to move forward with a rental home with American Homes 4 Rent. During the early stages of the process, we were told that it would take 2 weeks for us to receive some basic information on the home -- when did AH4R purchase the home, what year was it built, when were they main systems in the home last updated (HVAC, etc.). The local and national office didnt have any information beyond what is provided in the home summary. The home was in decent condition, but with this home having been purchased by a property management company, I would have expected some basic things like a clean bathtub and skin when we came to view the home. There were a lot of spider webs, poor paint jobs, holes in the walls from previous fixtures such as curtain rods. I will say that the process for seeing the home was pretty seamless. I would have certainly wanted to move forward with a rental process, if this home had been owned by a company with a better reputation. After doing some initial research on Better Business Bureau (BBB), we found that American Homes 4 Rent has a pretty consistent reputation for poor customer service. I got a small taste of this in the 3 conversations that I have with representatives who were not all very customer-centric. One of the first representatives talked over me the entire time I was on the phone and never actually asked me how she could help. She immediately went into a script and I felt very rushed to just get my few questions answered. I asked about being able to see an example of a lease agreement, to which I was told that we would have to pay for the application process, provide our financial records, go through an underwriting process, and after that is completed and our application is accepted, I would be able to see the lease and speak with an actual agent. I think that buying a home might be a more straight forward and trustworthy process than this. More than anything, I suggest that potential renters take a look at the reviews on Yelp & BBB. These were always very consistent and painted a picture of what happens after you sign a lease.

Sandra, our property manager always responds quickly to our request. Sandra also was very engaged during our lease renewal process, making sure we were satisfied with our lease renewal process for 2020. You can tell she is ver passionate and committed to her residents Happiness. Im definitely happy that we have her as our Property Manager at AH4R. 😊

I had a great feeling about this company. It is not easy to get in touch with someone immediately but they get back to you in24 hours. ALL of their staff are helpful and even if they are not able to help because it is not their department they push to help. Very helpful and professional staff.Now, as for the home-they have good homes and I visited MANY. My husband is a professional painter and knows beautiful homes and agrees that AH4R has really nice homes. We are in a transition and needed something nice, affordable and good environment. I have not been let down

DO NOT RENT FROM THIS COMPANY. If I could give this company a NEGATIVE RATING I would.. Maintenance never responds, management never responds. The positive reviews have to be employees. I promise you there are other companies and/or people you can rent from. Even though they seem to own all rentals available, KEEP LOOKING. Your security deposit will be eaten. They will double charge for everything to make sure they keep it. I paid to have the home deep cleaned post moving- what a waste. They charged for the same thing. The carpet in the home is over 7 years old. We lived there for 3. By law they are required to replace the carpet after seven years. Charged for that. Apartments do not charge to repaint apartments as it is a necessary task to perform with a new tenant. Charged for new paint.While we lived in our home through AH4R, water heater didnt work upon moving in (took over a week to have hot water), a year into being tenants a surprise 600 water billed popped up and the water was turned off- couldnt reach AH4R- called water company and they said there hadnt been a name associated with the account in over 2 years even though we had been paying AH4R for water?Waste management accidentally dumped our entire recycling can into their truck. In order to get a new one, AH4R has to request it. Another person you will NOT be able to reach. Didnt have a recycling can for 2 out of the 3 years.There is a large tree out front which makes it impossible for grass to grow underneath- HOA requested sod- they tried to charge me over $700 FOR SOD. NOT MY RESPONSIBILITY. IT IS THE TENANTS RESPONSIBLY To maintain NOT PLANT THE PLANT GRASS. Of course when the company came to lay the sod down I couldnt reach anyone with AH4R. I told the gentleman they were not allowed to lay anything down until we reached AH4R. Over 3.5 hours later. Still nothing. They couldnt reach them either.We were supposed to be granted access to all of the HOA amenities. A pool key was not existent in this home. I couldnt reach anyone to acquire one either. This was supposed to be one of the perks or moving into the subdivision. If one of my friends werent our neighbor and GAVE US a pool key we would get never been able to enjoy the amenities. Countless phone calls with zero response from AH4R that remained unresolved.Do not get trapped with this company. After my first year there I refused to sign another lease and defaulted into month to month. I didnt want to be trapped with AH4R. Month to month was actually cheaper as every year they increase the rent over $250.I couldnt even reach anyone when I was trying to give my 30 days notice. I sent it 4x. Had to call customer service who while we were on the phone and I emailed it to the customer service representative, property manager as well as the district manager to ensure they didnt try to screw me over again. FINALLY heard back several days after that.Learn from myself as well as all of the other REAL reviews on here. KEEP LOOKING. I know you think that house is perfect but I promise you it isnt worth it. Wait, be patient, save yourself 1000s of dollars and keep looking. There are so many other negative things I could say about our experience, but by this point it is almost a novel. Trust me. Just dont do it.

I had a leak almost 2 weeks ago in the bathroom. Contractors are lazy and non responsive. I have an infant and my house looks like a construction zone unsafe for a baby. They only had to replace the toilet and they tore all my floors and the bathroom. Very poor customer service

Went to view a property over in Acworth and came across Nick B fixing it up. Nick was super friendly and helpful. He helped us find a home in the area that we would love to move into. I will add once you do manage to reach the leasing team they are efficient at providing you a lease. It will take patience, most times you call the leasing team it will send you straight to voicemail.

We spent two days touring homes with AH4R, and it was great. We met Nick at one of the properties, and he answered all the questions we had. He was able to let us know about other properties we might be interested in, which was very helpful. We will definitely be using their Self-Tour function again, because it allowed us to explore the home on our own time. Highly recommend!

She made the entire process so easy due to the fact that we are relocating from out of state and have not actually visited the property. We relied on our GA family to visit it. I have been a renter for this company for about 8 months. Always paid my rent on time and have had no issues until now. Last week we had a tropical storm come though and it took a tree down and ripped our power lines out of our house. I have called multiple times filed the emergency work orders and told by the landlord he was looking into it personally and now I’m getting the run around and they are ducking my phone calls, I have two small children and have been without power for almost 5 days with no end in sight, nobody is making it a priority to come fix the issue and I’m just sitting dead in the water I plan to go every news outlet and file a story on this company. They already had a news story about how crooked they are last year that I unfortunately stumbled upon too late beware of this company if you are ever in an emergency

I have been with AH4R for about three months. After the move in I was notified about a discrepancy regarding pet fees (of over $300) for a pet that we did not have. After leaving several messages on the main phone line with no response, I reached out to Portina the assigned property manager who was able to help reverse all charges and remove any future pet fees. Portina was consistent in communicating at all stages of the process and continued to be helpful with other property concerns, changing my experience with AH4R from negative to positive.
