Wish I could rate lower. The absolute WORST rental agency. Expect every problem you could imagine. Also the 327 Moody cove rental neighbors a peeper who owns all the surrounding cabins. Had a tree come through our font door and had to take it upon ourselves to get it fixed because they would not send anyone out to service it. Gouged us on our security deposit to build themselves a new porch and refused to send an itemized list or receipts. Horrible horrible horrible.

If I could give her zero stars I would. In 2005, we let Kimberly Evans manage and rent out our furnished house while we were out of the country. She did a horrific job of the whole thing. She let the first renters out of their lease without paying us. Then it was not rented for a while, it was rented later to one of her friends. We had said NO pets. She apparently talked her friend, who was in our house now, into taking one of her German Shepherd rescues. We had a fenced back yard, however the dog must have been locked up in our house all the time, because he destroyed our hardwood floors by peeing repeatedly on a rug in the dining room. He destroyed our curtains and the bedspread on our bed in the Master bedroom. The whole thing was a disaster. She would not return our calls at first. We went down there and she would not take responsibility for what had happened. We ended up with a damaged house, that we had to repair the floor. They literally had to sand the wood floor down to get the stain out and then reseal it. We also lost lots of money in rent payments that were not collected. The friend was not paying her rent by the time we returned. Anyways, I would NEVER let this woman manage your property. NEVER. I would have sued her, but we were in the process of selling the house and moving and I didnt have time to deal with it all. She is awful.

Alpha Real Estate took great care of our rental property for over 10 years, then they helped us sell to the current tenant. Wonderful service, support and communication throughout the entire duration of our contract. If you want to set it and forget it -this is the place!

Tried to schedule a tour of a potential rental but youre required to give them your credit card information as proof of your identity? This sounds insane. Glad I read other reviews as well - theres no way you should have to give financial information before youve ever even seen a house in person.

Friendly, ultra clean, i just saw a guy wiping down a wooden picnic table. Very pretty setting. Reasonably priced. Nice rooms. 2nd time staying.

My husband and I have been a client of Alpha Real Estate for 3 years. Kimberly and Al have managed our property with the utmost professionalism. They are very helpful with great advise. Any problems dealt with promptly. The pet friendly approach is refreshing. Courteous to owners and renters. This management company is the bomb.

My wife and I attempted to apply for and rent a property managed by Alpha Real Estate and were extremely impressed with their viewing and rental application process. Ultimately, someone beat us to the property and we have now rented with someone else, but I appreciated the ease of viewing the property, applying, and Als timely responses to our inquiries. From our perspective and experience, Alpha Real Estate seems to have their act together, and efficiently manages their workload.

The most on-it management company Ive ever worked with. Everyone there is kind, professional, and concerned about their clienteles best interests. From the moment I contacted them about an apartment, through moving in, and even after with maintenance issues, they are immediately responsive and helpful. A tech even came to my house in the evening of the same day I called in a request. Theyre the best!!

I wish I could say more positive things about this company but, unfortunately, my experiences were similar to other renters.1. We were charged twice in one month for our rent. When i brought it up, i was treated like I mightve been the one that caused the billing problem .2. Our lawn care was covered by alpha but we would randomly go over a month without seeing anyone.3. A large tree in our yard began to die and tilt towards the house. The man who did our yard work let Al know but nothing happened. After a month of the tree continuing to separate from the ground and no reply from Alpha, we contacted an arborist to examine the tree. Because of the extent of the deterioration to the tree, he suggested it wasnt safe to stay in the house.4. We werent given the key to the only door into our basement and were met with arguments that the door didnt have a lock or a key. When it became obvious that there was a lock, they suggested we try taking the door off the hinges. I got a voicemail when the key was finally found saying that I could come pick up the key, unlock the door, then return the key. The door to the basement was an exterior door.

This place is a scam they steal your money. I gave a deposit and I have not received keys and I am out on the streets now with my children.

As the CEO of a $100,000,000in sales/year food company, I have been exposed to highly professional and successful companies as well as companies that survive in spite of lack of leadership and management ability. In working with Alpha Real Estate to manage rental property, I quickly realized that once Alpha took over the management responsibility, I didnt have to follow up in order to know that things were running smoothly. Renter qualification processes resulted in excellent renters who cared for the properties and paid on schedule. Maintenance of property was well taken care of and all matters where handled promptly. I never had to call to inquire about an issue, Alpha was always first to inform me of any change in status or need for repair. I really have never worked with a company that is more professional and results oriented and would recommend Kimberly Evans and her staff to anyone without hesitation.

I subletted a room in one of their rental houses, the move-in was relatively painless, although the agent was unresponsive for a few days during a critical time. Most importantly, I was double-charged for rent two months in a row. After the first time, I was supposed to get a credit for rent the next month, but was charged the next month anyways. The bookkeeping department was not only unhelpful, but VERY rude to me via email and did very little to help me fix it. My bank account overdrew, and now I have to file a fraudulent charge claim with my bank, a whole new process in which I cant use my debit card. When Wells Fargo customer service is better than this local company, you know something is very wrong. AVOID THIS COMPANY IF YOU CAN.

Rented a house on Annandale with a bad furnace. For most of the winter the house was heated by space heaters. These were space heaters Alpha lent us in lieu of repairing/replacing the furnace.

Currently my review is not very good. Ive been trying to view a house for nearly two weeks now and have been unable to due to conflicting information from alpha on when the tenant is moving out, telling me to contact her, etc. Now Im in the same boat as all the other people interested in the house, despite my attempts to view and apply for the house for nearly two weeks. I just called to see if there was anything I could do and was met with a very rude attitude from a very bitter sounding woman. So far they have been extremely disorganized, not helpful at all, and downright unfair. I may not even pursue the house further if this kind of thing is normal for their company.

THIS management company scams and preys on its rental customers. I have been a renter multiple times but never been scammed upon moving out of a property the way this company scammed me. They refuse to walk through the properties as the tenant is vacating and they use this tactic to make false claims against the tenenat to back up the keeping of the security deposit. They have contractors fudge cleaning reports and label them as “restorative cleaning” to serve as “proof” that the properties are damaged beyond be normal wear and tear of the tenants. They then keep the security deposits and use the funds to get the properties ready for the next tenant. They do not pay for their own wear and tear and criminally use false statements and documents to take advantage of good tenants and keep the money they are due upon vacating the properties. They have other tactics they use to bully tenants and they use them to threaten and take funds from them like late fees for rents paid on time. DO NOT RENT FROM THIS COMPANY; THEY ARE UNETHICAL AND ENGAGE IN CRIMINAL PRACTICES WITHIN THEIR RENTAL BUSINESS. Be aware of these practices and hire an attorney if they use any of these unethical and illegal practices. Keeping security deposits and fabricating reasons for it is fraud and highly illegal. This is my personal experience with them and I have had the advice of an attorney and have all documented proof of their malfeasance.

Never came to do necessary maintenance on leaking water heater and leaking roof causing plaster to eventually fall from the roof-making unsafe and extremely high water bill do to leaking water heater. Never will rent from them again.
