The maintenance staff are amazing as usual. Always prompt with service. I’d give them 10 stars if I could. One of the many reasons why I renew my lease every year.. keep up the good work!!

My 8th month and I love it here! Affordable! Nice look and kid friendly. Great Community! All my neighbors give off good vibes. Maintenance cleans parking lot and trash every morning. Problems are fixed promptly. The office management and team are AMAZING!! They are understanding, and handle their business in a friendly professional manner.

Cynthia and the staff are what I would consider to be AMAZING! They are very professional, understanding and go above and beyond ensuring that that you are comfortable. I would highly recommend living here to friends and family.

Eric is always efficient and takes care of everything. His is the bomb and appreciate him so kindly.

My boyfriend and I went to this place THREE times. The first time the lady walked outside to attend two others, but saw us standing there waiting and still closed the door on us. We understood so we made an appointment TWICE. The first time it was confirmed, but when we got there, there was a letter on the door saying no one was going to be there because they were on vacation. The second time it was CONFIRMED online, through email AND through text. When we got there we were told “It should’ve been cancelled because they were not taking appointments”, so they didn’t even open the door for us AGAIN. Not coming back. If you are looking for Apt home, do not go here, they will not attend you!

Ive lived here for nearly 2 years now. Over all Ive really enjoyed these apartments. The apts recently changed ownership and thus things have been slowly improving but for the most part its been a safe and clean environment, one my kids and I have enjoyed very much. The maintenance crew are prompt with work orders, they are out early every morning sweeping the grounds, picking up trash that the not so considerate tenants throw out and/or leave for the next man to pick up... always a few who ruin it for the rest. I salute our maintenance crews.. they do an excellent job!

This is a Beautiful Community to live in, The Staff is Amazing From Management to Maintenance no worries no problems, anytime you need assistance they are their available & in a timely manner. For the money you pay for rent you are getting wayyyyy more than other apartments. Cynthia & Eric along with other staff has been very professional and kind ! I was looking on their site cor an apartment and saw that the was one available. I set up an appointment to view the next day. I got there only to be told there isnt any available and the waiting list closed the week prior! If the WEBSITE was UPDATED, I could have used my time, energy AND gas looking elsewhere(I drove from Fort worth). UPDATE THE WEBSITE!!!!

Ive been here about 2 years and i have zero complaints. my unit was perfect before i moved in and even until this day front office and maintenance have been phenomenal ! if i ever have any problems or questions those at the front are always very polite and professional. the SM and his crew answer all calls and request in a timely manner . i could ask for a better place to call home, i will for sure be re-newing my lease.

Manager Cynthia & Maintenance Man Eric & Ms.Johnson has been very instrumental in my stay afternoon Program has been amazing & Ms. Johnson is Very Kind & Sweet & Professional along with Cynthia & Eric the apartment is very nice & affordable the space is great & the staff responds quickly when their is an issue & it gets resolved quickly I’ve been here 7 years & will stay here until I purchase a home!

My 3 kids and i have lived at PAPO for just over one year now and we honestly love living here. Theyve recently merged with new ownership and throughout the process has been very transparent and communicative with all of us tenants. The staff have all been responsive, respectful, and quite helpful whenever we have an issue. The apts are conveniently situated near the schools and convenient stores so that makes walking or riding a bike quite easy ! My only negative complaint would be the fact that the gates never work and the pool hasnt been maintained the way it could be but for the most the pool has been open and weve enjoyed ourselves !

Apartments looks nice. But I think it will be smart to put on the website that there is a long waiting list to live here. Other websites are saying apartments are available around a certain date& its not..kind of misleading if you ask me

I just moved into a beautiful 2 bedroom apartment its very spacious with nice sized closets. The office staff was absolutely amazing, answering all my questions. The entire process was easy and they explained everything to me in great detail. Im so happy I made the decision to move here. Great place to live.

There is always an issue with the hot water and no compensation for it. I would like to receive what I pay for. The staff is awesome but maybe corporate needs a 🔥 lot under them regarding this issue

I had a wonderful experience here at this apartment complex. I recently moved down here from Michigan and I came across this complex, and from the moment I walked in I was greeted very friendly. Ynette helped me through the whole process, and I was approved. I have a beautiful two bedroom apartment and I cant wait to move in and start decorating

My car was towed despite the fact that I have been a resident for 4 years. I have a sticker on the car, but I parked in one the visitors parking because there was no space at night. The tow company told me I was towed because (1) I didnt register my car as a visitor, and (2) I dont have a resident sticker. I told them I have a sticker and that I dont want to register my car as a visitor. The tow company did not agree and charged me $298. It is very bitter feeling that the residence management were on the side of the towing company against the resident.

I was very impressed my first day of visit to this complex in search of an apartment. The lady that spoke with me was patient and hospitable in talking with me. I cant wait to be given the opportunity to move in. God bless them to continue their good customer service.

The floor plan we choose has wood plank floors, I LOVE IT! My home boast of luxury with a fireplace, balcony, and ceramic tiles. I love entertaining guest at my home. Yes, I like showing it off.

The ladies at the front office are well mannered & take care of us here at Providence at Prairie Oaks. Whenever I have had a work order it was done in a timely fashion. The Maintenance men always great you & are great at what they do. Providence at Prairie Oaks is a great place to live stop on by & check it out for yourself.

I have been here for almost 2 years now and have never had a bad experience. The staff is wonderful people. We have so much fun in our little community and we look out for one another!!! People here care about one another.

It’s a beautiful serene environment and so far, my wife loves the apartment. I like the fact that common areas are protected with cameras, not every apartment has that feature.

Edit to my review: they fixed the problem correctly the second time and had someone come out and properly clean my air ducts. You can tell there is a huge difference in the air quality we had been breathing in and now.Told them I had mold growing in my air ducts. They claimed they would fix it. Come home and all they did was paint over it. Apparently mine and my childrens health doesnt mean anything to them.

Great office staff and maintenance crew only downside to property is parking . I wish there was an assigned parking spot for apartments.

AVOI AVOID AVOIDThrown in loops by upper and lower management, repeatedly told everything was fine, that I was approved, and awaiting the last piece that needed approval, an occupation termination form. After missing my told move in date, I kept getting told today or tomorrow with different excuses. It guy is out, case worker went home, switching company, system down, finally fed up, as I was told I’d have an apartment by now, moved out of my old one with all my belongings in a uhaul, homeless for a few days I call wanting answers, and am met by a disgustingly rude Kendra with an attitude, cutting me off, trying to get off the phone, because she was doing things and would rather continue than assist a customer currently on the phone, I’m accused of providing falsified and misleading information, I ask for clarification and am hung up on. Now a week after I was told I’d be able to move in, I’m told I’ve been rejected for making more than the yearly income cap, even though I was already told I was above the cap previously and assured I was still approved just would have a higher rent rate. This entire time I could not get in touch with anyone they claimed was upper management, and when I finally did days after being homeless I was given the same excuses, “we hope for by the end of the day, if not tomorrow” before finally getting final rejection. I wasn’t even ever shown an available home in person. I was never contacted informing me of delays or updates, had to reach out myself. This entire process shows a joke of a property management company from the bottom to the very top. Suspicious how all their 5 star reviews are written by accounts with 1 review and seemingly stock image profile pictures. Do not waste your time like I mistakenly did. AVOID AT ALL COST

Was barely inside for 5 minutes and got my car towed. Phone was dead didnt have time to register. Had to help my grandmother up the 3 flights of stairs and get her situated from dialysis. $300 tow fee!!! Are you kidding me? Expect a lawsuit coming. I suspect predatory towing and scamming innocents off commission.

I have never done a review for anything but I refuse to not do a review on THIS! The apartments and the staff are HORRIBLE. They are completely unorganized. They have changed managers and assistant manager three times within less than a year. It takes months for maintenance to be done(and half the time doesnt get fixed). I can go on and on for months about all the issues with this complex. If you have other options I suggest you go with your other options. If you are looking to lease here make sure they are your LAST option. P.S. I have had to email corporate on numerous occasions and still nothing has been resolved. These apartments are a disgrace!

All my friends who live there say the same thing that maintenance does not do their job. They have written maintenance request and called asking nicely. But things dont get fixed, imagine you tub backed up or lights not working etc...it doesnt matter, they dont show up to fix anything. Sad situations, I love all my friends there and their families they dont deserve to live like this.

The clubhouse wowed me from the get go! After I toured the community and spoke with the awesome staff I knew Providence at Prairie Oaks was going to be my new home.

The community is really quiet, my neighbors are friendly, all of my amenities work and the staff is helpful.

This place is absolutely terrible. Ive never heard a place advertise the pool as something you get access to while living there but only open it on Holidays. The basketball court doesnt have a hoop and the playground is out dated. It needs shade unless u want your children to come home burnt from the 100 degree slide. How do they expect kids to stay out of trouble in this complex if they have nothing to do?

These apartments already suck and I dont even live there .. I was trying to move there but in the process I got denied approval. I had given them a deposit up front just to hold my apt just in case I got approved, to find out that they had already deposited the money without even knowing if I was approved yet or not. So when I was not approved I was told it was going to take 15 to 30 days for me to get my money back and that was back in September and here it is now almost November and I still have not gotten my money back. They give you the run around when it comes to getting your money back, and to me this whole process was awful considering I was looking for an emergency move and they have been holding on to my money that I need for almost 2 months now. I just dont like how unorganized they are and attitudes they seem to give when you keep asking about your money. Even though I didnt get approved for the apartment, this whole process has made me glad that I did not. If they are unorganized and holding onto money now..I could just imagine what it would be like to live there...I would not suggest these to anyone...just my opinion and from my experience dealing with them.

I came into apartments for a scheduled appointment and supposedly I never had one.... Also the information about a 2 bedroom was never true and no one bothered to even apologize to me.

We have been out of hot water for 5 days. When I call the office, the answering machine asks me to leave my contact info so they call me back. They did not call me back. The office staff are rude. Repairs are so slow. I will leave this place once my contract ends.

I’ve lived here for 4 years and I can’t wait to leave. It is under New management and they suck. When I first moved in someone stole my deposit so you can only imagine who they’ve hired this time. I had birds in my wall And they are still there even though I’ve complained and submitted work items. They are always nice when you talk to them about your issues but nothing ever gets done. Parking sucks there is literally 20 visitor parking the residents choose to use them too so if you love your family and friends and would like to visit with them don’t live here. My water has been shut off for the third time in 30 days because they have constant work They have to do so if you love showers or water or have kids or pets don’t live here.My appliances suck I was constantly submitting work items for my dishwasher they finally replace the whole thing and even stopped working about two weeks after getting it. For the price that you would pay here I would definitely recommend going elsewhere.

I am not pleased with my stay for the past 9 months with this apartment community. The trash from the outside dumpster is always over flowing. There has even been an instance where the trash wasn’t picked up by the trash company because so much trash was surrounding the actual dumpster. Because of this trash issue there are roaches in my apartment. I’m do not live a nasty lifestyle so the only reason there are roaches in my apartment is because they are coming from the surrounding apartments of even outside where all the trash is located. There is a water problem often. I’ve had to go without taking a shower for days before on separate occasions. Parking sucks and their gates always malfunctioning which means the gates community they mention isn’t really the case since anyone can get in and out as they choose when the gate is broke. I actually couldn’t get out one time because the gate wouldn’t open so I had to wait for a car to pull up at the gate at the front of the apartment community. Oh and they don’t own the parking lot so any questions about the gate or parking, they won’t be able to answer. Never park in a spot that’s not a visitor spot if you don’t have a car sticker. Your car will get towed. Trust me I know because my car was towed from a spot I pay for and I had to pay $500 to get it out. The visitor parking can easily be far away from you apartment depending on building you’re living in. I have also had a work order in to fix some things wrong in my apartment and it took them almost 2 months to address it. When I first moved here I couldn’t get my mail because the mailbox wouldn’t work. When I went to get a new one, after a couple days maybe weeks, the new key I had didn’t work either. I think I have had 3 mailbox keys since moving in. I’m not sure what was the problem with that. Maybe it’s because my mailbox is janky and wooped sided. I don’t let my kids play at the park because it’s dirty. Oh and plan on getting WIFI because cell phone coverage is horrible here, I doubt this is a covered area for Verizon wireless. One of the rooms in my apartment has very poor ventilation so the air doesn’t cool off the room and they claim it’s cuz the room is facing the sun. I can’t wait until my lease is up. I wish they just let me out of it early but those are my hopeless dreams

I have called several times to get more information on a specific floorplan and I have used their text service to try to reach them. They don’t answer their phone and they don’t respond to my text inquiries. Says a lot

I wish I couldve gave these people NO star at all! The black lady in the office was very disrespectful and rude as f***. I wouldnt suggest NOBODY to move in these apartments. I wouldve asked the rude b**** for her boss number but her boss was sitting right there and she was JUST as rude as her employee. They need a whole new staff up there. Both were unprofessional and Im trying to figure out how do these women still have a job smh

Jus moved here three weeks ago. Been having a leak for TWO weeks!! Im n a 3bd 2bath. Only one bath is available for use which is the bathroom n the main bedroom. So can u imagine the inconvenience of this issue. The main bathroom is leaking to downstairs and cannot b used. Maintenance keep telling me that they r taking care of the issue. Yeah ok. I want out of my lease now!!

If I could give these apartment complex negative stars I would. I recently decided to inquire about this apartment complex, but the staff is a complete joke! First off, I was told I was approved, and could move in whenever I wanted. I called a couple of days later in order to ask for my apartment number and I believe the manager named Jessie released that information. I called a day later to get the information again and I was told by one of the leasing consultants that she could not realese my apartment information because I was not fully approved yet. I let her know that 1. Tom (the other leasing consultant) informed me I was approved, and 2. Jessie had already provided my apartment number but I was calling back to confirm it. Then they stated that I had one more paper to sign because it crossed Victorias mind and forget to have me sign it. I had to miss 4 hours of work to go and sign that one sheet. Then I had to drive back home, in Lewisville, to get paperwork they further needed. Lastly this is a government assisted complex so they do house Section 8. Which I had no problem with, but then they stated I could NOT be a full time student and live in the complex. When I first called Victoria stated I could be a full time student and it was ok. Then at the end they misinformed me, were unorganized and horrible staff. At the end I asked for my deposit back and was given my money order. I went on my way and had to turn back around, because they gave me SOMEONE elses money! I was fed up because they were that careless to give away someones elses money. Smh. I went back and was told that my money order was already submited, and I had to wait 15-30 days for my money to be returned. I was done with that apartment staff, they are a complete joke! I should know because I work in customer service. At the end I had to call their managment company, and I will be contacting corporate as well. Do not even think about this place at all ! I didnt believe all these reviews but it is all true!
