If you want a great apartment with great staff then this is the place for you! Its beautiful resort style pool will make you feel like youre at a fancy hotel. The staff has the most amazing customer service I have ever experienced compared to other apartments. They resolve all of your issues in a timely manner. The location is also phenomenal. Walking distance from a Publix and multiple restaurants. My wife and I lived here for 1.5 years(moved to a different state due to work) and we loved every minute of it. Would highly recommend for anyone looking for a great apartment complex.

I moved in about 3 months ago and I LOVE it. The pool area is what sold me. So many cool amenities and the neighbors are great! They celebrated residents appreciation week this week and it was so nice and made me feel extra appreciated. Friday night they hosted a movie night at the pool and it was AMAZING! Along with pizza, popcorn and ice cream! At first, I was nervous about living on my own for the first time but this place always makes me feel safe and the management and maintencancd are always available and willing to help whenever. I definitely recommend this apartment complex and look forward to the rest of the lease! 😊

I’ve lived here for almost two years, and this place is amazing! Management just finished their resident appreciation week where they had free ice cream, pizza and a movie night by the pool!!!! This place is great! All staff are amazing and Jennifer does a great job here at the property! Love the attached parking garage and in door hallways!

I have lived here for 2 years. I have found this to be a terrific place to live. I have often recommended moving here to others because of the convenient location, the quality of the amenities and the friendly, professional staff.After living here just a short time I started making friends among my neighbors and continue to do so. It is important to me that it is pet-friendly and I love seeing the dogs going for their walks and greeting people.

Moved in Jan of 20 from Ohio, and I must say this has been the best places I’ve ever lived. The property is located right in front of a large park with baseball fields, tacks, soccer fields, sand volleyball courts, and a dog park. The pool is very inviting and relaxing and the staff puts on events in order for us to get to know our other neighbors well. Also, one of the most important thing is that it is safe! Will be renewing lease next year!

We lived here for two years, the first place I have lived in Orlando.When we first moved in, we we ravaged by fire alarms going off at odd hours of the night (could be 11 pm, 2 am, 3 am... what have you). Beyond such disruptions we were greeted many of times to loud banging on our front door, at random hours. Also this lead into people knocking on doors and running away. Also halfway into our lease, fire alarms were pulled in the building, with a gentleman unleashing fire extinguishers and attempting to break into apartments (such breaking and entering was not at fault of management, but still an incident. Such were various incidents over a two year period.We were initially attracted to the complex given its amenities, a parking garage, and location in proximity to UCF, and surrounding area. This complex gives you the opportunity to not be too far from everything in Orlando, but not too close either.Throughout our two year lease, there has been a shift in management which was very noticeable as a tenant. Amenities were often closed, pool not in use and such. Upkeep with areas in and around the building such as the halls were not adequately cleaned, nor kept up with. There is also a gate that permits entry to only residents that was often left open into the hours of the night. This gate also gave way to vehicle damage such as scratches in the paint upon leaving the parking garage.As for the physical apartment itself, we ran into issues such as air conditioning going out, our hot water heater not working, and ants. All such of course happens through a normal lease. However with a change in staffing with building upkeep and maintenance, such looming repairs were kept on hold for days at a time.Our time here will be a time to remember with various memories associated with what it means to call a house a home. However with such issues in amenities, and such upkeep, it may be best to look elsewhere at other local options. The location is prime, price is somewhat decent, but what I described above aren’t such instances that usually happen in an apartment living situation respectively.

The apartments are nicer than most in the area but maintenance is basically nonexsistant and the fire alarm goes off at least once a week. Our first week moving in we learned not to order packages here as they WILL be stolen or lost. Also theres a serious spider/ silverfish issue they refuse to address. Its okay for the price i guess.

She had answers to all our questions and she always helped us with a smile!! It’s not always easy given the current pandemic situation but having her help definitely made it better.

The staff at The Rize has been fantastic from day one! They answer every call and e-mail, and made the move in process very easy. Gretchen went above and beyond, and the Property Manager was also very sweet! I love my new 1br and have had zero issues. This is actually my second time at the Rize, and I always feel safe and never have issues with work orders, parking etc! If you’re looking for resort style living with zero headaches, come to The Rize!!

I moved in May 2020 I have been really happy with the staff and the tenets everyone is really nice and I feel safe living here being a single mother . I have a made a lot of nice friends . Residents week was a couple weeks ago and they had a movie night by the pool that was kid friendly everyone enjoyed themselves and I am hoping for some more things that are family oriented.

Have been a resident since the apartments opening, and have only positive things to say about the entire team and facilities at Rize. Our apartment is beautiful, with a gorgeous view. The staff are outstanding! Jen, Gretchen and Lindsay really take the time to listen and address any concern I have ever had, and are very efficient. All of the staff here are kind as well as professional. Sandra, who keeps it looking and smelling terrific, and the maintenance supervisor, Juan, go above and beyond to keep everything in tip-top shape. I love living here, and am grateful to have this community as my home. Thanks, Rize, for the great work!

Disappointed in experience. I drove far just for the “agent” to not take her job seriously. She didn’t talk about the amenities, and wasn’t prepared for the tour (didn’t bring pamphlets etc. with her but mentioned them often during tour). Rooms are way too small. The overall community is not worth the cost. The pool and the office is beautiful but I’d rather live somewhere else with better customer service and a better living space.

Id like to add this to my review. When you enter the Rize Apartment Lobby it will look amazing. This area is so well kept do to the hard work of Sandra, who cleans this area every day during the week. It is an area used by all tenants and where people get together for parties and other gathering. Sandra does not work on weekends and by Monday afternoon she has this area sparkling. Thanks Sandra for all your hard work.Moved in back in March this year. Lindsey the leasing agent there helped me so much and made the move go very smoothly, she was outstanding. Jesus the maintenance person was also very helpful. Over these last months I have found everyone to be pleasant and helpful. The tenants I have meet are very friendly and courteous. I have felt very safe and secure there. The only negative is I feel the upkeep of the premises could be a little better..

I became a resident at RiZe pretty much when they opened. I moved here because I loved the new, fresh feel and the resort-like living with all the amenities. I stay because I have never lived in a complex with such incredible staff like here at Rize. They are all so friendly and welcoming and they make me feel more like family than just a resident. They are all always willing to accommodate any need that I may have and they always do it with kindness and a smile. I’ve been unhappy a few times when I contacted the office about an apartment issue and the managerial staff was always very pleasant and acted quickly to resolve any issues. I have to shout out to Lindsey! Whenever I called the office upset she always had me smiling and laughing by the time I hung up the phone. You really can’t beat the maintenance crew here! When things go wrong it doesn’t take them long to fix it. I could go on forever about how wonderful Jennifer, Gretchen, Lindsey, J.C., Alexus, and Sandra are, and what a great job they do making the RiZe feel like home, but I’d end up writing a book. Like any apartment complex some things sometimes need attention, that’s to be expected, but overall, I feel that my time here has been a very positive one. I highly recommend RiZe!

I did really like living here, however for some reason there is now a culture of management vs. Resident. While paying my rent online, the system froze and took the money out of my account twice. No big deal, I thought I would just let management know, and they would refund the money and understand.However, they told me my options were either let them keep the money for next months rent ( not really an option) or I could cancel the payment and they would just happily charge me a $50 fee. After explaining to them that charging someone $50 for this is completely unfair, they spent the next week beating me up over it and insisting that I caused the issue by clicked submit twice as opposed the system freezing. (Both clearly honest mistakes but they were not about to give up a chance to make an extra $50) I literally felt like they were making me out to be a criminal for what was obviously an accidentally mistake.I honestly cannot think of a single reason why they kept giving me such a hard time over this other than that they just couldnt care less and dont want to go through the effort of making it right.I would strongly advise against living here. It may be fine until something goes wrong, and management with most definitely not have your back and do everything in there power to make sure they get an extra nickle out of you.Also, the gate sometimes will hit your car. Instead of making an investment in a new gate/solution they added a nice sign that saysManagement not responsible for gate hitting car hopefully this gives you another idea of the management style here.

We really like it here so far.The maintenance team, including Sandra are really nice and they respond in a timely manner to get things taken care of. All of them take the time to say hello and to ask if you need anything. I think they all do a great job, considering the amount of maint. vs. tenant/pet ratio.The team in the front office is responsive and a pleasure to deal with, no matter what silly question you may have. Thanks ladies : )Update: We have been here a little over 6 months and are very comfortable, nice neighbors, and a very peaceful environment. The entire team that works here does a great job, absolutely no complaints.

I toured this place today and was very disappointed, we did a tour with Lindsey and she did not talk to us about any amenities, she also said that she was going to take us to see several of the 2/2 but ended up only showing us 1 and on top of that she was not prepared for us even though we had schedule a tour prior! Overall it was a bad experience!!

Beautiful place. Just moved in a month ago and have been impressed with the overall feel. My apartment is on the 4th floor overlooking the pool, cant say enough about it. Clean, modern, cozy, and resort feel..... the rize team has been good. I locked myself out of the apartment when the leasing office was closed. They were able to open it and give me keys in less than an hour it was prompt and easy. Highly recommend anyone to live here. Good feel, great area, great apartments.

UPDATE 11/24/18:The fire alarms have been fixed and we are no longer having issues with our unit. Very grateful for the staff who listened and took action! A+Original Post:Honestly, unless something changes within the next few months - we likely wont be renewing and this will remain a 3 star rating... Ill keep hoping for the best though and will update accordingly....-Fire Alarms-The fire alarms have gone off at least a dozen times, if not more, within the 2 months weve been here. Its so bad that the residents (ourselves included) dont evacuate. I think theyve fixed this as we havent heard them in about a week, but Im not holding my breath.-Ants-Our apartment is full of ants in the most random of places. I find them in my electronics of all things, near the window sills, and in the bathrooms.-Appliances-The washer is disgusting and smells like egg from the day we moved in, so Im deep cleaning it since the last resident must have been a slob (might explain the ants).The fridge keeps breaking after FOUR service requests have been placed and the ice machine has never worked.-Conclusion-The redeeming qualities are the location and staff but that can only go so far. I wish there was more initiative to get the issues fixed but it feels as though they dont have the resources. Its very unfortunate as we love everything else about the apartments such as the amenities, the people, location, etc.

I do not live here, but have visited on numerous occasions. For the times Ive been by, Ive had a chance to explore the surroundings on this complex. It offers secured monitored parking for residents. The units themselves are fairly new (about two years old) and have various styles depending on your bedroom size needs. There is a nice big pool with a bar and grill area for parties (Ive never seen one). Little fire pits are there as well.Rent is competitively priced for what you get in the units such as carpet, stainless steel appliances, in unit washer and dryer plus more. The location is next to a Publix (always a plus), several fast food restaurants and on the 434. Its a bit distant from the city of Orlando though and finding your way home can be challenging at first. Otherwise a good complex thats still finding its legs.

We have been living at Rize for a year now and we have truly enjoyed our new home. We love the management- they are friendly and do a great job of answering questions and handling service requests. The parking garage is a nice feature to have your car out of the sun, and the apartments are all updated and spacious. The amenities are top-notch and perfect for entertaining. From the pool and the hammocks, to corn hole and the gym- Rize has lots to offer. My favorite amenity is Sunrise Yoga taught by Gretchen, one of the apartment managers. It’s once a month and held outdoors near the peaceful sounds of the pool and waterfalls. I just love that quiet time. We have great neighbors and a great place to live! Check them out.

Weve lived at RiZE nearly two years. The building itself is still relatively new, given it was completed about three years ago. There is decent sound proofing between units, you can still hear high pitched sounds like babies and dogs through the walls of your next door neighbor. This is to be expected and for the most part the apartment complex is pretty quite and we rarely hear more than that inside our actual home. The units are larger than normal and have a good flow to them and if you have a pool view its just like living at a resort. The maintenance crew is great at responding to requests in a timely manner.For the draw backs, the main fire alarm goes off at least once a month, if not multiple times. It has been because of a mix of false alarms from people smoking in the entry ways to smoke (but no fire) hitting one of the sensors. But because of the frequency, it has gotten to the point that people dont leave the building anymore and if there is a real fire theres going to be mass chaos. The hallways, stairwells, and parking garage are not cleaned often; so it is common to come across trash or even dog poo left laying around by residents who do not care about keeping their neighborhood clean. Like many complexes the garage gate is hit as people try to speed through without swiping their fob. It often takes weeks for the office to get the gate fixed because the company that built the building choose to put in a custom gate which takes time to create parts instead of using one off the rack.If youre looking to live in a nice apartment and can afford the premium price, this place may be for you. Ed and his staff really do try to be accommodating to make the RiZE home for all its residents. With all the downsides, it has been a mostly pleasant two years.

The property is beautiful and resort like! We had such a great experience when signing up. We decided due to circumstances we couldnt control to move in a day early. With hour notice the manager and staff quickly changed our lease and got us in! They went above and beyond there duties and it is much appreciated. Thanks guys!!!

Loved this place. Lived here for 7 months since we were building a home close by. I was dreading moving 3 times in a short time, but I really enjoyed our time here. Staff is super friendly and fast to respond to maintenence requests. Resident events are fun and well put together by management. Beautiful property with lots to do.

This place is a Rip off. I live down the street in a house. I walked in and requested info for a family member. The fees they charge to apply are ridiculous. Its all profit called an administrative fee $150 . Thats not including the $75 quoted for the background check. The parking in this place is horrible. The high school in the morning makes it ridiculous to get in or out. The same thing applies at dismissal. Constant nose from the high school between loud football games and band music are constant. If Im living in New York still. I expect to pay high rent and have to search for parking, not in Florida. How the city of winter springs allowed this is abysmal at best.

Appreciation to the custodian for his help and understanding. My experience here has been a disappointment. We moved from Michigan and never was able to view apartment location. before moving in. Our granddaughter viewed the apartment and found it to be suitable for our needs. My husband and I are senior citizens (74+). We are above the maintenance and entrance to garage. The noise from the garbage truck is unreal. The noise of other of uses, being on top of garage and move-in tenants is disappointing. I have walked every where as we have no car. I needed to purchase a three wheel bike because the walking was getting difficult. There was no place for my bike and was told that they are buying another bike rack Bu they would not help me til then. I have had to get my bike up to the 4th floor until then which was very hard. But I did it waiting for new rack. The rake came and they placed it in 4 inches of gravel and nothing but a high edge so I needed to lift the bike. I am no longer able to lift and move bike but was helped by the custodian by putting my bike on edge of rack at end inside of the garage. He could lock it but when I tried it was too difficult. because the rack is really full. I have to wait for a car to come so gate could open allowing me to exit garage! I would have looked for a different apartment if I knew of the problems. Most doors are hard to open for me and my husband as they are heavy and stick! The complex is lovely but, I feel, is not for senior citizens in our position.

UPDATE: Approximately 15 minutes after writing this review someone came in and removed the detector. They advised it will be replaced tomorrow.We lived in the apartment complex for over two years. In those two years the situation declined dramatically when we moved to a bigger unit.Staff was friendly and attentive (going as far as to come to the unit at 2am for a smoke detector that needed to be changed out).However, lately it has become apparent at how troubling some policies and things they advertise are. Luxury amenities such as the movie room are in a constant state of repair or remodel. Even with a full staff it takes over 24 hours for a response on time sensitive emails. A member of the maintenance staff even laughed at one of the residents when they expressed their nerves after a car accident happened right beside their window and almost hit their exterior bedroom wall.And dont even get me started about the move-out suggestions and price breakdowns.Oh, and those smoke detectors I mentioned? Our unit has had one go off for the past hour - and according to the fire department the ones put in some of the units arent the proper detectors or are out of date/code. But is it considered a priority for the maintenance line? Of course not. Youre just harming my familys, and my dogs ears thanks to the shrill beeping occurring every 30 minutes. Not to mention if this continues we wont be able to sleep tonight.Dont be enticed by the relatively inexpensive rent for luxury units or the friendly smiles that the staff may put on. The only staff that has stayed consistently at the luxury level are the ones that have no part of the leasing or maintenance process.There are other problems at the complex that are an issue - but Ive already written a novel. Just avoid the Rize at all costs if you want to have a carefree and easy-going experience like they advertise.

I love the pool and the apartments are nice.they arent Sooper big but not hat small. It depends if you got a two bedroom apartment or a one. There are many places you can walk to too. Like Publix and Huey maggoos I apologise if I spelled that wrong.

Absolutely disgusting treatment of long term tenants.Fail to correct any maintenance issues.The garage gate is broken.It now opens fully then bounce back 1-2 feet like a spring and it smacked my car. Ruining my passenger side mirror.They said they will not cover any damages because I “could have avoided it”. That I was “too close to the gate” it barley fits a car in the first place. You can’t rush through it and for the gate to bounce 12-24 inches is a HUGE factor in the space I have to get through.The they fail to clean the halls. The same stains, rips, dirt, garbage and BUGS have been in the hallway FOR WEEKS....WEEKS.DO NOT LET THE AMENITIES LORE YOU IN.NONE...NONE OF THEM EVEN WORK!!!!!!!!!!Still interested ? Let me tell you about the 3am fire alarm for no reason every week. Hope you don’t like sleepingI’m disgusted with my treatment.And to think we were going to sign for another year at the end of our lease.I’ll be taking legal action.

I loved this apartment when we first moved in. Now, not so much. We live on the first floor, and have red ants. I keep a pretty clean apartment and have never had bug issues before. I contacted the apartment to fix the sliding glass door, there isn’t a seal, water is always coming in when it rains and I have a pile of dead ants almost every day at the door and about a foot into the apartment. I took it upon myself to spray the inside and outside with my own bug spray. They have people come and spray which did nothing. We had a follow up today.. they just came into the apartment. No one knocked (we have a dog. She looses her mind at every knocking noise) they just came in. I woke up, saw lights on. Went to get out of bed and my newborn son cried.. all the lights went off, door closed and locked. I have requests 3 times now for the seal to be fixed and it hasn’t even been looked at. Hopefully the 4th call today gets something done. We won’t be renewing our lease if this keeps up.

Jennifer and the entire staff at the Rize have been working hard to get amenities fixed/ replaced. When you have a concern or issue they get right on the issue and fix it or address it. Jennifer is turning things around at the Rize to how they should be. Jesus is an asset to the Rize staff. He is knowledgeable, friendly and trust worthy. We have been here three years and love it here. Cant wait to see what they are going to do with the courtyard. I have lived in this apartment building since May of 2017 and the end of my lease couldnt come any quicker. Im literally counting down the minutes. It all started with the staff in the leasing office. They could not be ruder then they already are. I have complained about spiders being everywhere in the door ways of the garage entrance doors. At one point I physically made the manager go with me to see what I am talking about and still nothing changed. The hallways smell so bad and have never been cleaned and by that I mean I dont think a vacuum has ever touched that floor, so it could explain why there has been a milk dud on the floor for months. I have also complain many times about the floor and nothing has happened till this day. The last thing i have complained about was my air conditioning not working. I noticed it would constantly be running and it would not get cold. I called to have that fixed and they sent someone saying it needed to have freon, but that they would send someone back the next day to check, so my husband stayed home from his job and no one turned up. My electricity bill ended up being insanely high and the ac was still not fixed. My bill ended up coming back high again the second month I had to call again for the second time about the ac and the manager downstairs in the leasing office has stated he will discount the difference in our rent from what we normally pay on the electricity bill, because they figured out they didnt fix the ac and something was still wrong. When I reminded the manager he will not do the discount now. I beyond disappointed with my experience at rize. I will recommend everyone to not lease here. I will also post this review wherever I can.

I do not suggest renting from these people. The time I spent here was absolutely terrible. For starters the grill area was pretty bad. Most of the time trash was spilling out of the cans. 85% (about 310 days) of my time here at the Rize the grills were not even working. The sink outside was broken for many weeks. And if the grills do work be very careful with using them. One time I opened one and had a huge rat jump out. We would see the rat from time to time just running around the pool area. Thats not healthy for our kids playing around and crawling right where the Rize pet roams around.The management was unprofessional. They were very slow to get my refrigerator fixed. I waited 4 days before I had to tell them again I need it fixed. And this happened about 3 or 4 times before they finally replaced it during my last month there. They also wouldnt pay for the food that went bad. One of the maintenance guys even lied on the work order saying I had a container keeping the door open. To top it all off the are charging me 1 month rent and a late fee because I didnt hand them the keys when I left. I simply left them on the counter because I was leaving out of the state for work. These people will not reason with you at all. I offered to pay up till the 5th when I returned but they were not willing to work with me.

The Rize at Winter Springs is so beautiful. The interior is clean. This is by far the best place in the area to live if you are looking for community apartment living. The entire building is made out of thin cheap wood. You can hear dogs barking (lots of them on each floor), you can literally hear toilets flushing and cabinets closing. I wake up everyday to a dog barking and my upstairs neighbor walking as hard as he can to and from the bathroom. Gross! The hallways smell like garbage. Speaking of garbage, it backs up every weekend so get ready to live with stinky trash smell all weekend. Kids run up and down the halls and will rip your door wreath down for fun. Tons of kids sneak into the pool area every weekend so you cant enjoy that amenity. This is a smoke free building but there is a fountain in front the building that has been taken over by trashy smelly smokers. I cant wait for my lease to end.

I try to leave the most honest reviews i can.We moved in September 2018 and stayed until May of 2019 only because of a new job needing me elsewhere.Let’s start with the apartment itself. Great layout, great appliances, amazing appearance. Cannot go wrong with the 1st floor apartment 163.All apartments are going to have some level of noise you can hear, for us it was the occasional baby rumbling and tumbling above us but nothing horrible. We did however have a neighbors who’s dog would bark at everything that moved in the hallway which became annoying at times.Next the facility, when we first moved in, we got this lovely tour of everything that looked so nice only to get moved in and realize that the grills didn’t work, the fire pits didn’t work, the movie theater was decommissioned, the pool cues were broken, the pool heater was broken.. i mean if it could be broken it was broken.It’s easy to blame this on management but as a real estate professional myself i know that whatever investment company owns the Rize is probably being stingy with its money.Although, when manager Ed (super nice guy) left the girls Jennifer (manager), Gretchen (assistant manager), and Melisa (leading) took over full time things started getting fixed and fairly quickly. Pool heater got fixed, pool cues got fixed, grills got fixed. They really straightened the place out.Another annoyance was parking in the garage, regardless of what size apartment you get you only get two spots in the garage and there are 100+ unused parking spots.. so us with a 3 bedroom only got two garage spots. So our third person or guest would have to walk all the around to there car on the street.They have these nice sliding glass doors on the first floor however some people have a little balcony outside and others have no balcony and a little extra room inside but what is the point of putting a sliding glass door there and then basically gate off the door itself (we would sometimes use the sliding glass door and just jump in and out of the house via jumping over the gate.I was also late on paying rent by maybe an hour, because i had been out of town for a week until. I got back the night rent was due and was super tired and paid rent when waking up the next morning.. they charged me a $100 late fee for being one hour late on rent and would not drop the charge despite my feeble attempts at trying to get it dropped.The Rize has some really cool tenant get togethers with food and drinks and in that regard they have great food and drinks (beer, wine, soda, and typically homemade dishes that are delish!)Would probably give Rize a 3 star when i moved in and a 4 star upon leaving as things were improving. If i were to move back to that area i would certainly consider living with them again,Hope this helps people.

Worst customer service. Every time we call or ask a question they are always rude or speak down to you as if it’s a stupid question. I just called because my dog died yesterday to find out how much my rent is without the pet fee and what I need to do as my lease states I have a dog and all Jennifer said “well what’s your pet fee? Then minus that from your rent.” Yes I understand that but first off have some sympathy and let me know what about the lease. It’s a contract and I want to make sure my apartment number is known to remove the pet fee. I am counting the days till I either break my lease or are able to move. I would never recommend this place based on their unwillingness to help.

Gentlemen, Weve been living in the Rize Aparments for over two years, on the first floor near the front entrance. we would like to expressed how pleased we are when we come and go throught all that area an see how clean, neat and organized always is. Shining continually just spick and span. I love living here!The office staff is tremendously helpful, kind, and professional. If they pass me in the hallway they always say hello and address me by name. I have not had a bad experience with any of them. I email Jennifer when I have a question or problem and she always responds the same day. I often see one of the maintenance technicians, Jesus, when I am coming home and he always greets me with a smile and a hello and a brief conversation. Everyone from the Property Manager to Maintenance staff are exemplary.My apartment is on the fourth floor and I have absolutely no complaints. I never hear my neighbors on either side of me. I have a one-bedroom and find it spacious and well laid out. The appliances are top-notch and in excellent working condition. The bathroom is very spacious and the extra deep bathtub is perfect for soaking and relaxing after a long at work.The amenities are far superior to anywhere else I have lived. The pool tables, movie room, and hammocks are amoung my favorites!And last, but not least is the community itself. The people living in this community are just that - a community. They look out for each other and help one another. There is a resident Facebook page where a lot of the residents communicate. If someone has surgery and needs help walking their dog, more than one person volunteers; if someone needs help moving a heavy item or putting something together; more than one person volunteers; if we want to plan any type of party (for adults or children) of the community, all of us work together and make it happen. I grew up in a small town and this community makes me feel at home and I value the kindness of my fellow residents more than anything.All in all I would highly recommend the Rize at Winter Springs to anyone wishing to be part of a community, assisted by the best staff around, and within walking distance of many eateries and great places to grab a drink. Your only regret will be that you didnt move sooner! :)

Beautiful community to live in. Wish some things were taken care of in a more timely manner. Call box has been down for over 4 weeks. Glad im not one to order pizza because the guy would never get in or youd always have to go all the way downstairs to let him in yourself. Guests are stuck out in the rain until you are able to get down to them or until someone else walks by to let them in.Elevator was down for more than two weeks, which that was fun. Theres no stairs close to the front either, so you have to walk to the back of the building to find any stairs.Wi-Fi always goes down or loses connection.Besides those, great outdoor amenities, beautiful apartments, and great neighbors.

WOW WOW WOW I LUUUUV IT HERE!!!!This RiZe is a dream apartment community! This place has it ALL. My experience has been nothing but delightful from the start. Bridgette gave me my first tour and I had the best time with her showing me around. She is a total sweetheart but also very professional and gets things done! I even got to meet the manager, Janet who is so kind and helpful and very on top of things. After moving in I got to chat with the rest of the staff and they are all beyond amazing! Everything is so beautiful and immaculate, its peaceful and quiet, the neighbors are friendly, LOVE the parking garage, there are trash chutes so you never have to leave the building to take out your trash, and I love the fact that there are elevators. (I hate climbing stairs.) The gym is a real gym, not just a couple of bikes and a weight set so you have to buy a gym membership anyway. There is even a small movie theater! If I want to stay home but dont want to be stuck in my apartment all day (not that I mind because its gorgeous!), there are plenty of activities here to choose from. I dont have to leave home to find something to do. This place feels like a resort hotel. Oh, and I did I mention that The Rize is a SMOKE FREE community? My lungs are very happy here! I could go on forever about how much I love it. I would give it 10 stars if I could!

Anyone writing a bad review (seems like only one person so far) has ridiculous expectations. When I hear people complain about the things wrong the the building it blows my mind because every resident knew moving in here that they were going to be first time tenants in a brand new building. There are always going to be bumps that need to be hammered out when dealing with a new building, restaurant, business, etc. The Rize team is great. They make us feel like a family, and work hard to provide the residents with events every few months including a wine night, and a thanksgiving potluck. The parking garage is frustrating because the parking outside the building can be limited at times however the rent at Rize is not high for what you would pay elsewhere to have the amenities and living style that Rize provides so having to pay for an extra parking spot in the parking garage (which by the way is an amenity because most places dont have parking garages) should not me that much to ask. I will be sad to leave this place when the time comes.

When i was looking for a place to live, i wasnt even considering moving out this far. But when i saw this place, i loved it! the staff and maintenance are great! The first week i moved in i had a problem with a broken pipe because it is a new place so there is going to be some problems. Maintenance quickly fixed it and compensated us for the time spent in and out of the apartment. I dont know why people are complaining about parking spots. If you buy another parking spot and someone else is in it, simply call the emergency maintenance who will come or literally it says on the gate OVIEDO TOWING. Call them. Its really that easy. Towing is enforced. People just do not speak up. There was only an issue with the fire alarm once because someone pulled it and it broke, but rize got it foxed the next day. People only leave trash in the hallway so they can take it to the trash when they leave. I do it. If it doesnt affect you, then leave it alone. People literally only complain when they do not get their way. This place is great and brand new. The company that owns rize has these little get togethers like every holiday and they cater us and we get food and get to talk and meet our neighbors. Oh and free alcohol at these things! There is really nothing to complain about.

Im a current resident. It is a very noisy area especial if you are in the back side by the high school. Also the office staff is very incompetent and doesnt seem to be able to fix any problems. Also they have lost 2 of my packages since living here. There was a problem once with online portal to pay rent they rejected the payment saying they couldnt identify my bank account and then tacked on fees when they told me they will take care of it and that I shouldnt worry about it. Also the fire alarms in the building have randomly gone off twice in the middle of the night and the trash area on the fourth floor always has tons of destructing stuff on the floor, Im starting to think they are insanely short staffed or dont know how to run a apartment complex. They are the worse place I have ever rented with. Not worth the amount of money to live here thats a fact.
