The rent is fairly cheap so if that is your main priority then this place will be alright. However dont expect to be pleased with any other aspect of living in Cape Cottages. The worst part is the other tenants; for every one decent neighbor there are several worthless ones. I have had issues with people setting off fireworks in the parking lot and getting angry when asked not to, leaving trash all over the steps and parking lot, not picking up their dogs poop to the point that it is common to see it, and just being generally loud and rude. The parking is also a nightmare. While many of the apartments are three bedrooms only two assigned spots are provided. And should someone park in your spot do not expect any help from the management as they will not do anything beyond leave a warning on the windshield which is useless given that 90% of the time it is just someone visiting and not a regular occurrence. I also faced a situation where for several months in a row the person beside me was parking so poorly that oftentimes I could not even fit into my spot and was forced to park on the street or in a visitors spot. 5+ complaints to management and multiple notes on the persons car did nothing and the problem was never resolved until the person thankfully moved away. Also there is a huge roach problem and they are everywhere. In conclusion do not live here unless price is far and away the most important aspect to you, because in three years of living here I have seen it steadily go further and further downhill to the point that I no longer feel welcome living here no matter how attractive the price.

I have never had a worse experience renting from a property management company as I had here. When we first moved in, the ladies in the front office seemed wonderful - they even stopped by our first day to check in on us, which I thought was very considerate. As time went on, little red flags popped up such as aggressively-written emails to their tenants and cursing at their tenants (including myself).Towards the time of our move-out date, I stopped by the office, and Kim H. who is without a doubt a pathological liar was on the phone with the manager, Mary Fay, and I apologized and said I could come back thinking she needed to be on the phone. She rolled her eyes and said what?! what do you want?. I asked how much they would charge if we did the carpet steam cleaning through them, she asked Mary Fay on the phone and said oh its just $65. I said great because the cheapest I could find was for $89. Upon checkout, they billed us for paint (we scrubbed the walls and never hung ANYTHING up), missing components of a bathroom (were marked as missing in our move in checklist), and steam cleaning (for around $130). When I asked about the incorrect billing, I was bombarded with all three ladies saying we never told you that, youre a liar, and youre making this up?! When I explained to them what happened, they actually sat there and wouldnt speak - silence.This place is nowhere near capable of holding up to agreements, nowhere near capable of being professional, and I would never recommend anyone renting from them. I understand it was my fault for not getting this in writing, but for their first reaction to be yelling and calling me a liar shows they know how in the wrong they were. When I finally got down to the point of the argument, they said well somebodys gotta pay for it. I told them I didnt want to pay for their miscommunication or mistakes and they again just stared at me. Horrible experience.Oh, lastly we paid for wifi and internet for months through their management without receiving it. We called Spectrum and talked to several people who all independently said the property manager was so rude and wouldnt let them in to fix the outage so they werent allowed back on until later. They of course wouldnt prorate rent even though they werent getting billed.

Convenient to everything for a reasonable price. Many amenities, but nothing upscale. Complex has pool, grills, volleyball court, tennis court, and car wash station. My rent included wifi, cable, and trash. Demographic is college kids and young families. Unlike neighboring apartments I lived at, there is no towing!

The worst property management I have ever heard/read/studied about, regarding “condominium” management. Failure to honor contractual obligations has led to countless nights of no sleep, trips to the hospital, and deliberate interference of quiet the other woman

Me and my roommates were very excited to move into our new apartment. The “leasing agent” Kim seemed extremely helpful at first, telling us that we would have a week to move in before we had to pay for rent, we could get cats in our specific building and that cable and wifi were included in the price of our rent at Azalea Trace. I say “leasing agent” because we very quickly found she was incredibly incompetent and maybe a pathological liar. After paying all the fees and sending in an application, we were sent the lease that contradictated everything that Kim had told us while we were touring. After telling Kim and Mary, who is also extremely unhelpful, they informed us that we would no longer be able to move into the unit we were signing for because they don’t allow cats. This was a problem considering we have two cats. Considering our move in day was in a week we were very irritated and highly disappointed. We requested to tour another unit that we would be allowed to move into on our original move in date and that allowed cats. The unit we toured was in such terrible shape, we were personally amazed that they would even show us a unit so disgusting and torn up. A few days later, we were once again informed that everything Kim had promised us about our new unit and lease was a lie. We had been telling them for months we needed a unit that allowed cats and Mary informed us TWO days before our original move in date that no unit allowed cats, despite what it said online and what Kim had been telling us throughout this entire process. After all of this, we attempted to reach out to them for a possible explanation or refund. We called several times and left several voice messages, with no response or attempt to get back to us. We even attempted to go to their management to explain our situation and were still left with no response. I would give them -73839 stars if I could, dealing with these two women was impossible and I would not wish it upon anyone. Don’t lease here unless you like being lied to and dealing with an unhelpful, unreliable, and an unprofessional leasing staff.

Three months after moving into 804G the landlord decided to sell the condo,turning my residents into a display home. This continued for 9 months, with some weeks consisting of 2-3 viewings. Now this Is apart of the lease agreement and they can do that but just goes to show what will happen after you sign. The landlord also refused to replace the outdated dryer despite the Housing Authorities recommendation; which made it impossible to keep up with laundry being a single father, full-time student, and working full-time. The toilet seat was broken for the last three months even though I was promised it would be handled by the Housing Authority and maintenance man. To top it off my 950 security deposit was kept for damages and I was never given pictures of the damages even though I requested them. Simply put that are scammers out to rob families and refuse to help after contracts are signed. If a pool and no towing is worth the lack of integrity/respect from the office and a roach infested home then this is the place for you!

I was so excited for my first apartment but it turned out to be a let down. Mary Fay, one of the managers in the office, since day one when I toured the place has been nothing but absolutely rude and disrespectful and very unprofessional to me. I tried not to think that it was a race thing but however it continued and had gotten worse. To the point of where I went to the office to make sure that all my paperwork had went through correctly and she got into my face and you literally told me to get the hell out of her office Ive never been so disrespected in my life. I went to Nick Joseph, the owner of cape cottages realty and he told me that he wasnt going to fire her because he thinks that she does good work and that he would only talk to her. He also said she was a silly country girl that didnt understand and to avoid her. She literally got close to assaulting me and that was the response I got. I honestly wont be leasing here again unless I really have to.

Its loud, full of college kids and in a ghetto area. They have roaches (they call them water bugs) and no matter how many times they spray for them, they still crawl across the living room floors every night. GROSS. Yes, it may be cheaper, but its not worth it unless youre okay with bad neighbors and uninvited bug guests.
