I really want to like this place. The apartments themselves are really nice, the roofs are gorgeous, and its in a great location. However, the amenities are just terrible. First of all, the package system is horrible. When we first got here, they just put all of the packages in an open room for us to come and grab. A couple of people (myself included) got some packages stolen, so they reformatted it. Now, we can go to the office to get our packages in the morning and evening, and during the past six times when Ive come to get my mail, absolutely nobody has been there. Weve waited for 30 minutes during the indicated times, and nobody comes. On top of that, its disorganized in general. They cant seem to keep track of move-in and move-out fees, and its so hard to get them to respond to anything.If we werent paying almost $2,500 for a one-bedroom, I dont think it would matter as much. But we pay an incredibly high amount for very little space, and they cant seem to get a handle on anything. The only reason we havent moved out yet is because its $5,000 to break the lease.
The apartment itself is really great and the location to the metro, grocery stores, and restaurants was convenient. However, I have several issues with management. When we first moved in, staff was disorganized and there was no one at the front desk to handle packages. They would leave packages all over the floor - which resulted in some packages stolen. Several residents made complaints about that. After a few months, they implemented a new package system except their hours were during the work day and in the evenings on the weekends. It was impossible to pick up packages when they closed at 6pm. A few times they couldn’t even find my packages. Plus, there was still no one at the front desk until management hired new security staff members. Even with the new staff, half the time they weren’t at the front desk or it would take 30 minutes to find our package. My other complaints with management have to do with moving out. My roommate and I were recently charged for a crack in the window, which was there when we first moved in. We had informed staff about this yet they tried to bill us. Shouldn’t they be checking previous inspection forms and emails prior to sending an invoice. They also never called us to be there for the final move out inspection so we are still being billed for other services with zero explanation. They are supposed to give us a 10 day notice before conducting any inspection. So they 100% violated our leasing agreement and probably don’t care. My last complaint is how they handled large group parties during COVID. They couldn’t care less about the safety of residents and allowed large parties to occur in public spaces. There’s just so many things wrong with the staff at Arcade Sunshine and it would be impossible to explain other bad instances in just one google review. Again, the apartments are great but if you want to live somewhere with staff who just don’t care about their residents, then this is the perfect place.
Ive lived here for about 7 months and I am so so happy with my decision. The neighborhood is amazing and a great location in the city. One major selling point was the front office, Andrea and the team are exceptional and professional and theyve always been so helpful. Happy to call Arcade Sunshine home.
Lived here for 15 months. Great location, in Park View. I lived here during the peak of COVID, and I am very thankful for Andrea and the entire front office. They managed COVID restrictions by prioritizing community safety, and did an amazing job. I loved my time at Arcade Sunshine, and only moved because I needed a larger apartment.
Ive lived at Arcade for about 10 months, and its been an awesome experience for our first stint in DC. Moving from out of town during the pandemic was already stressful, but the leasing staff made our decision a breeze with their response times and virtual tour options.Amazing community, lots of great amenities (the deck has an awesome view), and a very clean modern building. Management, concierge and security have all been hyper responsive to us and are always giving a wave or hello and weve never had to wait long for maintenance or any help. Ive lived in a few buildings, and the front office at Arcade Sunshine definitely offers a responsive and responsible front end that sets realistic timelines and works with you to find solutions that work to keep you comfortable.Community is a wide mix of folks but mostly business professionals - lots of friendly faces, and while there is a lot of activity, weve never had issues with noises.The neighborhood is fun - it is out of downtown but still in the city, so you avoid some of the traffic but there are still some neighborhood spots to eat and drink. Every hot spot is walkable - Adams Morgan is 20 minutes away, Malcom X park is 20 minutes, Rock Creek is a 30 minute walk, etc.There is a little bit of chaos that can trickle in but nothing out of the ordinary if you have lived in a city. The security definitely helps keep the building secure.Parking is amazing - underground protected reserved spaces!Lots of friendly dogs with a great dog wash.
These apartments are GORGEOUS and the neighborhood location is great, but the management is terrible - bad enough that I lived here for 14 months and decided not to renew solely based on my experiences with SteelHead Management.You can find comparable apartments nearby that are less expensive, have functional amenities, and management that actually addresses resident concerns about building security, theft, and community safety. For instance, the concierge is not 24/7, there was a homeless guy squatting in the lobby and hot-boxing the atrium for several months before anything was done, and your packages will either be lost or stolen.If management staff changed I’d move back in a heartbeat.

5 stars for a few reasons - I was already a Park View resident when this building first opened. I was able to come in and visit a TON of different floor plans before making my final decision. Even after I thought I had decided, I was able to switch to a bigger unit that met my needs. Catherine was very helpful throughout this whole process, despite not having full information on some minor details from the higher ups.There were some significant delays in getting into the building due to not having the certificate of occupancy, and unfortunately I was notified just a few days before my move in date. That said, no one should be facing these issues ever again.The units are really lovely and modern, nothing like being the first to live in an apartment. The amenities are great - Im particular to the yoga room in the gym, where you can stream your own workout videos and not bother your downstairs neighbors by jumping up and down in your own apartment, and the roof deck where they have lounge chairs for sunbathing, a bunch of gas grills, plenty of seating (very comfy for naps too!), and even a proper dining table to entertain guests. And they opened it right as summer hit.Finally, as a dog owner, the building is pet friendly and accommodating. I secured a unit by the stairs for quick exit/entrance to the building and there is even a groomer-worthy pet washing station. I just used it after a muddy run with the pup and it was a lifesaver.With any new building, there are a few kinks to work out but Im really pleased to be here and grateful that the Arcade Sunshine team is around to help.
Arcade Sunshine continually exceeds expectations. From the apartment layout and natural lighting to the amenities. In addition, what continues to impress me the most is the commitment from the staff. They are amazing, responsive and truly care about their residents. Shout out to Andrea Riley, she continually goes above and beyond to accommodate.
I rarely write reviews- but I have to give a shout out to the staff at Arcade Sunshine. My husband and I have lived here since early June and have loved it from the day we moved in. We have never had an issue that wasnt quickly remedied by the outstanding staff, and even then- its a stretch to call them issues.The apartments are great too- with great common areas and amenities. 10/10 would suggest.
Arcade sunshine is centrally located in Washington DC’s NW quadrant. The community can be a cozy retreat after a long hard days work in the nations capital. It boasts with on site amenities, The apartments have their own unique style and come with a comfortable price point. Staff exudes uplifting energy and make you feel more than welcome while they give it their all to achieve resident excellence. Andrea Riley the Community manager leads a team of superstars. I recently moved into Arcade Sunshine and from day one the property manager Andrea and staff have been extremely helpful, prompt, and accommodating. Everyone is professional and welcoming!The building itself is awesome and in an amazing location. Im extremely happy with the transition to my new home!
We love the community here at Arcade Sunshine. The staff is extremely helpful and often plans fun events for the residents; holiday celebrations, happy hours on the roof, you name it; with a DJ and complimentary food and drinks, of course. The residents are warm, welcoming, and visible, making it a vibrant place to live.The staff is also always open to resident suggestions. Since Ive moved in theyve partnered with a cleaning service and are establishing gym classes for residents on site with a local fitness studio. Theyre great about letting residents use the community spaces for private gatherings and events as well.Beyond that, the building is simply beautiful and far outshines other complexes in the area in terms of design and price. Our favorite amenity is the rooftop which offers a view of both the Capitol building and the Washington Monument along with tons of space for grilling. We are so glad to have made Arcade Sunshine our first home!
Arcade Sunshine is a great building to live in. All of the amenities, from the gym to the rooftop are great. The units are spacious and incredibly nice. Catherine and Andrea were really helpful throughout the leasing process and are great to see around the building. In addition, the neighborhood has a ton of places to eat and enjoy. Definitely recommend checking out this building if youre looking for a new place to live.
Why does this apartment building allow over 100 #COVIDIDIOTS party, scream and singing with no MASK or social distance at 12:45am. People have to go to work.
While the leasing process took some time because of a delay in obtaining their certificate of occupancy, the units in the building are beautiful. The neighborhood has great options for nightlife and everything is very clean. Andrea and Catherine in the leasing office are great to work with and have been accommodating to all of my concerns.
My partner and I love living in Arcade Sunshine. Andrea, Catherine, Tamara and all of the staff here are friendly and welcoming. The building and amenities are amazing. Also, we really enjoy the neighborhood as there are lots of nearby restaurants and fun things to do!
Just successfully moved in! ArcadeSunshine is definitely the place to stay if you are looking for a place in Columbia Heights. Move-in was very smooth; the facilities available for all tenants are fantastic and new. The management team for this apartment complex is awesome at what they do and very receptive/supportive if there is any trouble/concern.
First thing to start I went to check this building out and see what offer can I get I was lucky to meet Andrea at the door she greeted us in a perfect way she showed us around and she really knows what she is doing she was very patient with our phone calls, answered all our questions basically she is the one that got us to be a new tenants in this building and I also wanna mention the rest of the staff they are amazing people and very helpful the building it self has a lot of features beautiful view from the roof top, grill stations, conference room, gym........We are glad to pick this building we are so happy
Ive lived in a one-bedroom apartment at Arcade Sunshine for almost a year. It has been a decidedly mixed experience.The good:The setup of my one-bedroom unit is really logical and flows well. Theres enough room for a couch and a dining room table. Dishwasher, disposal, w/d in unit... I really love coming home after work (when we used to work in offices). The gym is nice (includes a Peloton). I also really like a number of my neighbors.The bad:The service in this building is abominable. The management is really nice to your face. But if you need anything at all, the first answer is always, always no. A sampling of interactions from among my friends in the building: being told to put citrus down the drain to cover up a dank smell, having to ask for *months* for a screen door that should have come with the unit, being told you arent allowed a key fob for the garage for your bike because we cant trust you not to abuse it.The package room is an absolute mess: they refuse to use a system to notify residents when theyve received a package, then send emails threatening to send packages (that people dont even know they have) back to the sender because the package room is overflowing.The building has also done a poor job of managing covid restrictions, continuing to allow large indoor gatherings of people without masks in the common areas.In sum:Most people Ive spoken with love their unit, but frequently feel infantilized and gaslit by the staff. If youre happy paying $2100+ for a nice unit in a great neighborhood, go for it! Just dont go into this for the service, which often feels more like RAs at a college dorm than managers running a building occupied by young professionals.
Love our new apt..it’s brand new and we’re the first ones to stay in it which is always a plus..the lobby and rooftop and locale pics are as it looks in real life. Can’t wait to explore all the local eateries which are walkable distance from us.
I had an appointment for Friday at 1pm, scheduled a week prior. I emailed early in the AM on the day of (Friday) that I would be there! I arrived at 12:30pm and emailed that I was out front (early) waiting in the car. I called the number in the email twice and once left a voice message. I also attempted to call from the intercom using the A and Z buzzers. I dont believe the rental office is set to the intercom yet. I dont know what happened to the leasing associate. I didnt get a call or email that is was an emergency. Please let me knowThanks,
Arcade Sunshine is a wonderful place to call home! I moved in just a few months ago and could not be happier. Everyone on the staff is so incredibly kind, hardworking, and willing to go the extra mile. The management is always very responsive to any sort of question that pops up, day or night. The building and apartments are really well designed, clean, and comfortable. There are so many amazing amenities as well, such as the rooftop lounge, the gym, attached garage, bike storage, pool tables, coffee machine. I really love this building, the staff, and the neighborhood!

Hello! I moved in the first month that this place was open, and honestly its been a great experience from the time I toured the apartment I was considering to going through the leasing process my move in. Andrea and Catherine were SO nice and responsive through the whole process while they were getting everything set up, and the 1 maintenance request I had (which was I couldnt figure out how to program the A/C even though I work in IT) was taken care of super fast.The apartments are awesome, super slick design and amazing appliances, as well as the amenities. The rooftop has a great view of D.C and is great for entertaining. The gym has a good amount of equipment in it as well. Its my first time living in DC and Im pretty obsessed with my apartment, and this place used to be a laundry building! The renovations are unreal. The common areas are beautiful and you can play a little pool too.The neighborhood is really convenient, just a 10 minute walk to the columbia heights metro station (green/yellow line), and theres a lot of cute restaurants and coffee shops just around the corner. Its a 10 minute uber to all the bars on U st and 14th street, and a super convenient location in general.Thank you for coming to my ted talk.
The neighborhood is still developing. Too many loitering and just hanging around especially at GA & Lamont. For the price I would recommend you find another luxury complex that’s closer to a metro and less developing. Just drive by DAY or night... it’s ridiculous.. Penn Quater or NoMa I would recommend.
I had taken time off work for a 4pm viewing and it was on a cold day- I ended up standing outside waiting for the leasing agent to show up for 30 mins, I called the number provided but no one responded.I received an e-mail the next day apologizing and promising a gift card- I agreed to schedule another tour- that tour was then canceled by the leasing agent the morning of the tour and rescheduled again.I arrived 15 mins early to my tour, again waited in the cold until the agent arrived 5 mins late and had trouble opening the door (did not know the code) at the end of the tour he assured me that the gift card was mailed the day before and I would receive it shortly, it has been over a month and I did not receive it.After experiencing such bad management I have decided to take my business elsewhere.***UPDATE****The team responded to me below saying they solved the issue. They asked for my address 3 times - promised me a gift card then never sent it!
