Worst apartment complex in Virginia Beach. When you enter the property they have semi-well taken care of buildings. Mostly it is just paint. A facade. Here are photos of what the upkeep really looks like. Rotten wood that they just try to paint over. Much of the posts are sinking and a big utility box is also sinking. The balconies are not level, and they are just for looks. I wouldnt trust them to actually stand on.Further while there is no actual parking problem, the complex has made one by requiring a decal. This is so they can get kickbacks from the tow company, but it means if you want a visitor - you will need to pay for a parking pass for them. Your mom wants to come visit and the office is closed. Nope, unless you have paid in advance for the pass you cant visit. Your granny coming to see you? Nope. Not here. Now the inside of the apartments. I lived in 204 Runaway Bay, Apartment 310 25 years ago. They were amazingly kept up, if small. They were expensive and had a good reputation. Today, not so much. The valet trash is never actually picked up, although you pay $25 for it. Critters dig through the trash and in 95 degree heat it smells amazing after almost a week (trash put out Wednesday and on Monday it is still sitting). The maintenance done is slap paint on it, no one will notice. They upcharge you for everything - and you pay for pest control and the one who will do the pest control is you. There are roaches and ants everywhere. Its a real problem. Go to Yelp and other sites and read the reviews.Fact is, two years ago a new manager came in with her crew and she is inept at best. Once they sucker you into a lease, being nice to you is over. If you make any complaints about the indoor pests, you are not treated as kindly.Think about this: if they truly cared about their tenants would they tow them? Would they tow their guests? I have never heard of such a thing where there is not a parking problem. I would never rent somewhere they gleefully tow their tenants. And now you want to move out? They will do everything in their power to make you stay. And when they fail at that they will attempt to charge you a bunch for things that arent a thing. I recommend you pay an attorney to do the final walkthrough with you. These people are not nice, they are not on the up and up, they are attempting to fleece you. The people who stay here only rent because they dont yet have credit established or they have bad credit. Dont fall into the money trap they will lay before you.Dont believe the you dont appear to be a current resident. Of course, I wouldnt leave a review in my actual name. They are beyond petty.

I stopped by Runaway Bay apartments and really enjoyed the staff. They were all courteous and professionally dressed. Maintenance stopped by and all spoke and introduced themselves. I was able to tour an actual apartment as well as the model and it was beautifully well kept. The fire places were a nice touch in the unit. I secured my apartment for September. I can see why they don’t have anything available.

I recently moved into Runaway Bay Apartments and I am enjoying it so far. I interacted with most of the employees at the leasing office and I had pleasant interactions with all of them. They were all friendly, knowledgeable, and willing to help me as I navigated the leasing and moving process. It has been mostly quiet around me; there is some minor noise from the roads nearby but I have not heard my neighbors much at all. It is a peaceful place to live overall. All of the people from around the complex that I have spoken to are very friendly. There are always people around walking their dogs and enjoying the beautiful amenities around the complex. There is ample parking for both residents and visitors. The parking lot is kept clean. The valet trash has always been picked up on the scheduled days as well. I have had no issue with package deliveries- everything is always brought straight to my door.I put in some maintenance tickets with the leasing office for some minor issues that I found at move in. The leasing office staff was very helpful in putting the tickets in for me. Maintenance came very quickly and fixed all of my issues. I have only had positive interactions with maintenance as I have spoken to them around the complex as well. They are so friendly!Overall, I am enjoying my new apartment so much. I only have positive interactions and experiences to share from the time I have been here. I am so happy that I chose Runaway Bay Apartments.

I read through a few reviews before deciding to tour here and was a little skeptical, but I am glad I decided to move in. I have a beautiful apartment facing the lake. I have never had a pest control issue and my trash gets picked up Sun-Thurs with zero issues. I know your trash has to be put out by 7:00pm nightly or it could be missed. The outside wood could use a face lift but I live inside not outside so it’s not that big of a deal. I was fully aware when I moved in this was not newly built and has some age to it. There is ample parking for me and my guests have designated spots. I do have to pay for that but if I go to the beach I have to pay 25 a day so 5 bucks is not bad. The staff has always been so kind and has helped me anytime I call. I recommend stopping by yourself to see.

I was a guest briefly this spring at Runaway Bay while pet-sitting for a friend. The complex is very well maintained & has beautiful landscaping. The maintenance staff is very friendly & I had the pleasure of meeting Sara from the office when I was admiring the pool during one of our walks. She asked if I knew about the dog park, and I didnt, so that was fun to find out about. Definitely will be recommending Runaway Bay to any friends that are apartment-hunting!!

I dont know why there are so many negative reviews. I have been in Runaway Bay for almost a year now. My experience here has been a good one. I have great neighbors, I love the amenities that they have here, especially the pool, the ladies in the office have been a great help this past year with covid going on and financial difficulties. They are always very friendly to me so I dont understand the negative comments about that. The one thing that I really like is that you cannot hear your neighbors well at least I cant. I have lived in places where when you had someone live upstairs or beside you you could always hear every step they make but not here. I am on the first floor and I pretty much dont hear my neighbors at all. Runaway Bay is pet friendly and thats how you end up meeting a lot of your neighbors because they were always out walking their dog. I feel pretty safe in the area and in the neighborhood. The maintenance people that I have interacted with have been great. They take time to speak to you I have always been on the ball when it came to getting things done for me. Not everything is perfect but you get that anywhere. I drive around a lot for my job and I have seen a lot of run-down places. The thing is when people move into Runaway Bay they are told up front that they will have to pay for garbage pickup and things like that so you cant really complain if you accept it when you do it. Now visitor parking thats a different story. I will just leave that alone but definitely yes if you are looking to move somewhere that you feel is family-friendly, that you have good neighbors, and that you have the extras like the pool, lake, exercise room nice place to call home and you should just check it out for yourself instead of waiting all the negative reviews. Sure I would like to pay less rent but rent is going up everywhere and so staying right where I am. And a shout out to the office staff and the maintenance crew. Thank you for always taking the time to speak even if it it is on a personal note and not anything to do with business. You are appreciated.

I currently live here at Runaway and I’m very pleased with everyone on the office and the maintenance staff. I’ve had no problems ever from the staff. They’ve always been so kind and accommodating to me and my daughter. No apartment complex is perfect and we all need a place to live so we make the best of it. I chose to sign this lease and I’m blessed with the best neighbors above me🥰🥰🥰. I just wanted to say this because I read the reviews before I moved in and it made us really nervous but they were all proven wrong.😊 Stacy and Sara are who I work with the most and they are both fabulous!!!! 🥰Karen C.

This has been so far THE BEST apartments I lived in Virginia Beach. I wish they have 3 bed. Apts. so I can just stay here at least till I buy a house, I currently live here with my daughter and we love this place, my daughter love the pool and playground area and also even if I don’t like dogs my daughter does and she love the pet playground area that we also have here, gym it’s 24/7 with new equipments and what I like the most it’s the safety, my car had a problem and sometimes my windows spend the whole night and day open with phones in the car and other stuff and never a single thing missing (VERY SECURE APARTMENTS). The area it’s perfect, close to everything. I’ve been living here for 2 yrs. and i had no problems at all. One time one of my outlets in the bathroom went bad and it took nothing to get it fix. They’ll fix it the same day. No leaks problems, NO BUGS problems at all. Staff it’s very friendly (maintenance guys and everyone in the office). I’M SO SURPRISE WITH THE REVIEWS but don’t make a decision because of them. Believe me, I’ll RECOMMEND this apartments to ANYONE come and take a look before making a decision because of bad reviews, you won’t regret it.

I lived here for a couple years. The buildings are old, the apartments are small, and the neighbors are LOUD and rude. I complained multiple times and called security every weekend because my neighbor frequently had the cops called to her apt. Nothing was done. When we left they charged us an extra months rent AFTER moving out. Lease at your own risk.

One of the best things about Runaway Bay Apartments that there are no income requirements which I find useful for everyone especially college students. The rates are decent if you are able to stay on top of your utilities. It’s definitely a safe community in Town Center with solid parking and good facilities. The leasing agents are super accommodating to residents of all backgrounds and love providing community events. Not to mention, its a great median between the beach and city life. The honor code works here so well with package delivery and maintenance is very efficient between service requests and keeping things clean.

I always feel welcome when I come into the office. They always are thinking of ways to offer activities for the residents. They just make it an enjoyable place to live. We moved in a little over 5 months ago and we love it! Spacious and the floor plan is very open. Washer and dryer are free and come with the unit. Each time we have made a maintenance request they have gotten the issue fixed in a timely manner. We get cute emails from management notating the day if its a holiday and newsletters which I think is pretty cool. They have security and towing, though Ive never had any problems with parking in my area. The lawn is well kept, green, and always cut and we feel our walls are very solid. The entire time we have been at runaway bay we have never heard our neighbors.Other than the superior living accommodations, the front office really tops it off for us. They are always so sweet and courteous with us. Any email has quick response, I go in and pay my rent in person because its always such a god experience. We love Runaway Bay and plan on extending our lease at the end of this one... And we havent even experienced the pool yet - we may never leave then!

Our apartment was pretty nice and fairly priced for the area and amenities it came with. We also found them to be super fair giving back our deposit. It is simple, leave the place clean and how you got it, and you will get your money back. We had probably about 5 water bugs/roaches in the first few months that we lived there but that is super common in Virginia Beach in general and as long as we kept clean, they stayed away. Any maintenance issues we had, they were decently quick to fix as well. My only little complaints are that I wish the valet garbage system was optional as it was $25 a month and we used it maybe twice, and I wish some of the staff was a little more friendly. Only a few of them are super friendly, one being Gabrielle. She was always very nice and happy to help us. Overall, it was a good experience for us.

This is the first time I’ve rented and I must say, this place is AWESOME. Very affordable, comfortable, centrally located, well kept and best of all, PET FRIENDLY! Neighbors are warm and friendly and look out for each other. I feel safe (as a single woman) living alone in a first story unit and I walk my dogs all hours of the day and night. There are many community events in the clubhouse (Pool parties with a disc jockey and free food, super bowl party, etc). The office staff are amazing. When I switched renters insurance policies, Chase made sure everything was documented for my protection. I mentioned to Chase I’d had surgery and would get him policy info the next day, Chase renewed my best friend’s parking pass without calling to wake me. He even made sure to tell her to wish me a speedy recovery. I had many packages delivered in November and December and they kept them safe in the clubhouse - even though I’ve never had anything taken from my porch. The manager worked with me with storage (I had a POD to unload) and have just been great. Even the maintenance team have been a dream. Two of the 3 tickets I’ve entered in the 8 months I’ve lived here have been emergency weekend tickets. There were zero complaints and the issues were quickly fixed. The maintenance guys also didn’t let my escape artist dogs out when they came in when I wasn’t home (with my permission). I can’t say enough good things about this place. I highly recommend Runaway Bay and their outstanding team.

I lived at this apartment complex for 2 years. When I say it was amazing place at first the office staff was super friendly and everything was going good. A few months later and I start having a roach problem no matter how much cleaning I do roaches still pop up. I’ve have pest control come numerous times to my apartment and still having a problem. I honestly have no idea where they are coming from I leave no food out I’m barely home so I really don’t understand what was going on. I’ve expressed my concern to the rental office staff numerous times and I’ll I get it pest control comes on Thursdays or I’ll get a blank stare as if I’m speaking a foreign language or something. I’ve had a few problems with my vehicle being towed even with the sticker on it or if I had it parked in the visitor parking spot. I honestly feel like they were towing it just because or it could’ve been because I was going to the rental office so much about the roach problem I don’t know. I can go on and on about the problems this apartment complex is having but I believe the 1 star will do. PLEASE READ THE REVIEWS BEFORE MOVING THIS PLACE IS A RIP OFF AND THE DONT LISTEN TO THERE RESIDENTS.

I moved in 10 months ago after finishing my final tour with the army as a kind of intermittent stop before purchasing a home. Staff is friendly and responsive but grounds are pretty abysmal. I highly suggest you get a unit tucked away from the road (Bonney) as traffic can be loud and the bar across the street can get rowdy at night (got to watch a few fights in the parking lot). Pet droppings are a common appearance on the grounds from irresponsible owners (to be fair this has been addressed in community emails). I have also found black mold in the unit which can be seen in the below photos, this is an extreme health risk only made worse by the fact they waited 24 hours to remove it and due to the fact it was located at the intake of the A/C... a great way to spread the spores throughout the home. The smell of marijuana is also a common occurrence throughout the grounds which has also been addressed via emails by the staff. Ceilings are PAPER thin, I can put my hand on the ceiling and feel the weight of the upstairs occupants cause the ceiling to actual warp. My upstairs neighbors are a family of 5 with two dogs (how they got approval for pets is beyond me). I constantly have to turn up my television or listen to music at night in order to drown out the upstairs sound. Overall this is not a bad place to live if you get decent neighbors and dont live in a unit sitting against Bonney Road. I think huge improvements could be made if management was more proactive in policing the community.

My fiancé and I moved in January 2020. We rented out a one bedroom with them. They were very nice when we moved in and signed our lease. We had an issue with our dryer and washer at move in. Which took them a couple times to come out and fix. The dryer problem made our electric really high until it was fixed which was 3 weeks after we moved in. 2 months after that they tried to take rent out of my account earlier than it was due and because of that they charged me a fee because the money wasn’t there obviously since they pulled it out earlier than the 1st and my bank charged me. We broke our lease early due to COVID-19. When we moved out they charged us because of carpet damage. They have their own company come out and do a chemical test on the carpet. No stains or visible damage the charge was based on how much dirt was in the carpet and it was determined by a chemical test! On top of that we had the carpet professionally cleaned before we moved out which was not required on our lease but we did it anyways. I am very unpleased with them and happy to be gone. They are not reasonable and there is nothing you can do about it. We lived there for 5 months the charges aren’t reasonable.

Lived here from Jan 2016-Dec 2017Pros:-Amazing location, 2 min drive to Town Center and 64 E and W. 5 min drive to Mt. Trashmore-Their 2 bed/2 bath units were extremely spacious- 1 bed/1 bath are pretty spacious too, the in unit w/d is like a full laundry room-Management were awesome! Especially Trudy, she went above and beyond for me! If you give them a great attitude they will do so in kind. Treat others how you want to be treated.-Maintenance were great-Valet trash Sun-Thurs. If you want to take your own trash out they have trash receptacles everywhere-Towing is on point, if you dont have a decal you WILL get towed in less than a hour and that is a guarantee. So make sure your guests park in visitors parking-24 hour fitness center. Small but its almost always emptyCons:-Parking is bad at night, if you come home past 9PM good luck trying to find a spot next to your unit, sometimes you have to park on the visitors spots which arent that bad but still kind of a walk.-Limited visitors parking but they usually dont get full.-Pretty expensive compared to other Complexes but you pay for the amazing locationIn the end I had a great time at Runaway Bay. I never had issues with the office, and never saw rats or roaches. I would definitely move here again if I had to live in Virginia Beach again.

Any simple trouble calls were fixed within 48 hours, they even fixed one of the outside stairwell lights within a day. We have been loyal tenants for less than a year. Emergency maintenance is supposed to come out immediately when you have no air. We left a voicemail with emergency maintenance and the technician on call didn’t feel like coming out at 10:30pm so we went all night without air in 80-90 degree temps. They came back the next day and gave us a window unit for only one room of our apartment which was improperly installed and allowed bugs to get in as well as outside air. They also failed to follow a notice set fort by the fire department when our a/c unit caused our water heater to smoke and spark.

I seriously dont understand the reviews for this place. I have been living here for almost a year now. We recently signed a new one year lease because frankly, I really do like where we live. When we moved in we had no problems getting the place that we wanted, the appliances are new, the carpet was brand new, and the walls were all in pristine order, We live on the top floor so we have a fireplace and everything has been wonderful. Our neighbors are quiet, I dont think Ive heard anything from any of my neighbors except for maybe the occasional TV in our bedroom. But its always at a reasonable hour, and its hardly audible. All of our neighbors are very nice, one even installed a security system in there place. (I think it was ADT) As far as space is concerned, the kitchen is a little smaller than I would like but other than that its just fine. We are a family of three, and both of the bedrooms have a walk in closet. Storage is a little lacking I will admit, but you can rent one of the garages to get rid of that problem. I dont know if the location of my apartment has anything to do with it, our porch overlooks the tennis court, but as far as the quality of the apartment for the price it has been wonderful. The best answer I have for the outdated appliances is is when asking to rent from Runaway Bay, ask to see which apartments available have the updated appliances. The office has also been fantastic, especially Jacqueline, I seriously dont know when she stops. Every time we have had a question or problem the office is always more than happy to help and gives a timely response. I have had some problems with maintenance as far as quality of there work, but as far as timely and fixing the problem I have had no issues. The drug use and fighting has never been a problem in this area of the complex although thats not to say there isnt that problem in other parts. However, if people would actually address the problems with the office Im pretty sure they would help solve the issue. The dog issue previously stated, as far as the weight limit, it actually states in the lease agreement that there IS no weight limit, only how many pets, 2, you can have in your apartment. And over the summer there was an issue with the dog poop but since then it has actually been dealt with. As far as the towing service, Im actually GLAD theyre here on a regular basis to check for parking. Again, I have never had any issues with it, as long as your guests park in the designated VISITOR parking spots, YOU. WILL. BE. FINE. The towing company is only doing what they are supposed to, and of course they get commission for bringing cars in, thats their job. But again, if you park where youre supposed to you WILL NOT have an issue. All together I have been very pleased with where I live and am glad we chose to live here. And for those of you who are wondering, no I do not work for the apartment complex, nor the company. I just got really bored one night when I couldnt sleep and got a little irked when I read all of the negative crap from everyone. Next time something happens, instead of blaming the apartments themselves you should blame the people committing the so called crap and contact the office. Thank you for taking the time for reading this and I hope it was helpful.

I have lived in this complex for 1.5 years. I was hoping we would just hit a couple hiccups as you’d expect from an apartment complex but it’s been more than a couple. In our first apartment there’s no tack strip covers (not in our second either and I have a child that crawls and will be learning to walk soon and in the models they have them) and every time you step on the edge of the carpet the tack strips stab the bottom of your foot. They advertise that renovated apartments have new appliances but that hasn’t been the case in BOTH apartments we have rented from Runaway Bay. The first aparment the dishwasher stopped working and we had to wait almost 3 WEEKS before we got a new one because magically so and so were on vacation every week. The water was cut off one day for an emergency which is understandable if there is communication to your 400+ homes you rent out. They sent an email that said it was off around 3pm one day, the NEXT MORNING around 10am they sent an email saying people were there to fix it and they’d send an update as soon as we got it, but the next email we got was close to 5PM saying the water was back on. The second apartment has been nothing but terrible.... I was charged and penalized $50 because their website messed up and was charged 2 times for rent (which I ended up having to call my bank and file a fraud report for) even though I went and spoke with the Assistant property manager, property manager AND the regional manager about this situation “there’s nothing we can do the bank charges you”. No one told me I would penalized because their website messed up, or I would have paid next months rent early. After that, they put a notice on our door saying rent was not paid, which had all of OUR information on it, but it wasn’t meant for us and they brushed it off as no big deal. This apartment has a dishwasher that is so nasty on the inside it is very rusty and to the point where I’d just rather hand wash every dish. The back screen sliding door doesn’t lock, even though it CLEARLY has a lock, coming from Sarah “oh we get that complaint, the doors don’t lock”. Well that’s great because my 9 month old loves to stand and look out the door but sadly I cannot open it because he has slid the screen door open before and fell out of it, and has even let my dog out. The kitchen light works when it wants to. My washing machine stopped registering the lid was closed to finish the cycle and instead of replacing the part, they rigged it with electrical tape so it doesn’t register the lid is even open but they are designed to need the lid closed for safety reasons! But what tops all of this, they allowed an UNAUTHORIZED 3RD PARTY into my home while no one was there to spray pest chemicals. I did NOT request it, and any other time they plan on entering they hand a note. When I called and spoke the office I was told “ we are human and make mistakes”. This office has poor communication with its residents, and seems to not care. We had planned on staying here for a while as I just started school and all but when our lease it up we will probably be going else where. It seems every since management switched it has gone down hill. If thing turn around we may stay, but for the foreseeable future we will be looking else where.

Do yourself a favor and DO NOT move into this horrible place. My husband and I, unfortunately, lived here for two years. To really break it down, the whole building is more than 30 years old with poor foundation. Had a water leak through the floor in the master bedroom. Took three days for them to fix it. They did not replace carpet and it smelt like wet dog in my apt for days. Maintenance is a nightmare to even deal with, nothing was really fixed in the apt. Drying was clogged and it took them about a week to clean out the lint...which is a huge fire hazard. The people in the front office are just as bad, they never communicate with each other. Now we have moved out they are trying to double charge us for water and also for the damaged carpet they never replaced. Like I said, DO NOT MOVE IN HERE.

I moved in here last april & have not had any issues with this complex at all. All the ladies in the front office are very genuine and will take care of any issues that you bring to there attention.Actuallydue to them not having a 1 bedroom i received a two bedroom at the special price of the one bedroom. The neighborhood has a dog park, dog runs, gym, & really nice renovated pool house, with a gorgeous lake view in the summer time.I had no issues until I moved out . They were currently in the middle of renovating the neighborhood and were replacing the appliances with new ones and they also changed the type of carpet that was in the apartments. I was charged for not cleaning the current appliances in my apartment & charged for the padding but not the carpet. If they are going to replace the carpet why should I get charged for padding when it was probably the same padding for the past few residents before me.

Fun to drive through though.- The Paint marking Visitor and Handicap Parking is faded and hard to see.Warning:- At the end of August my car was stolen from here, always remember to double check that your car is secure. This is not an issue with the Apartment complex but more of a general warning.

DO NOT LIVE HERE.For the first three years of my stay at Runaway Bay I would have written a decent review (mainly for Steve who holds up the maintenance department). For the past year, it’s unfortunate that it has come to this. I write this as a warning, so others can save themselves the headache and small fortune one will spend here. This complex will try to raise your rent every year by about 2-5%. Runaway Bay charges TWO trash fees including the dumpster fee($8) and the mandatory valet waste fee ($25) each month. The valet waste is a nightmare and is never taken out correctly and neighbors leave bags and bags out in the summer, so when you enter your breezeway it STINKS. When the valet waste employees don’t pick up your trash, the staff at Runaway Bay will come take a picture of your trash, email it to you and threaten to charge you for it. Next, there is a $400 privilege to have a pet fee as well as a $35 monthly pet fee for the privilege to have a pet. When I asked what these fees were put towards there was no real answer besides fertilizing the grass (my cat doesn’t even go outside). So over the course of several years, I paid about $1,500 for the privilege to have a dying cat. Upon move out, there were charges for excessive urination on the carpet. I think after four years, one can expect a pet to go on the carpet here and there. I thought it would be fair to use what I already paid ($1,500) towards these move out charges, but in their eyes it would not be fair. So I called the property manager- Sylvia, regional manager-Leslie, the senior regional manager- April (who’s mailbox was full) and the operating officer- Michael from harbor group management. Each of them argued with me about that cost and could not offer any reprieve and threatened to send me to collections. The ladies were unprofessional and tried to put words in their bosses mouths. However, Michael did offer to have someone call me to follow up and this never occurred. I was amazed that each of their arguments was for the “fair housing” rules. It doesn’t seem fair at all to charge someone for a privilege and charged for what a pet is expected to do in an apartment that was being renovated anyway. They will try to make the place look beautiful when you visit but also beware of the drug dealers loitering, young college kids throwing parties, and the smell of weed coming through the vents in your building. It is truly disappointing what has happened to this place. If Harbor Group Management makes it right and refunds the money I paid towards the replacement of the carpet, I will remove this review. If the review is up, they still have not made amends.

I’ve lived here for about a year but will not be returning.Pros:-staff is very friendly, helpful, & reliable.-Maintenece does their job (not always on time however)-great location-love that they have the pool & in the summer they have an awesome pool party with a Dj and giveaways & pool party for the dogs ! Lifeguard is also very friendly.-Gym is small, but usually always empty and clean.-Very dog friendly. I always see owners walking their dogs. & that they have a dog park for them.-the walls are pretty thick, I never hear noises from my neighbors.Cons:-bugs!! when moving in not only were there cockroaches, there were fleas ! (This is the main reason we will not be returning). We had pest control come every week for a while and then once a month. It helps, but those critters always comes back. (No matter how clean you are) They charge us $3.00 every bill for it.-Not the safest place for your cars. Had a few neighbors that got their cars hit overnight (possibly drunk driving), our neighbor upstairs car got broken into & the thief destroyed their window. HIGHLY recommend to not park your car near the tennis court since there’s no apartments there.-it is an older building, had mold growing in my closet. Also had a water leak from the bedroom upstairs (I was on the second floor)-although it is dog friendly. Not all owners clean up the poop. I stepped in it once at night. So gross.

Do NOT rent at Runaway Bay Apartments in VA Beach!! We were told no late fees were going to be processed until the 5th of the month and we paid once on the second and received a $115 late fee. When my lease was up, they were saying myself and my roommate were to stay for the month of May & pay a month to month fee of 1,400 & a prorated amount in June. These apartments aren’t even worth the 1,085 I was paying. Now they’re saying it was a collecting error on my account that I was never aware of and they’re trying to make me pay $600 on top of the 1,400. Also, we asked multiple times to upgrade to an upgraded apartment but was never given the opportunity even though we were promised that when we signed our lease we would be able to do so after a couple of months of staying in our apartment. Most of the staff in the office are rude and disrespectful. One of the staff members named Trudy rudely hung up the phone while I was talking to her. It was just an all around bad experience.

They force a pet fee weather you have pets or not, force door trash collection fee which is only 5 days a week. There are Roaches living in the stairwells due to the trash. The pool is only open 6 days a week starting at 11am because they dont want to pay a lifeguard for 7 days a week. No grace period on rent with a 10% late fee. Leaky roof, causing water spots which they do not want to repaint, only try to cover the spot with non matching paint. I expect this from section 8 not from a complex thats over $1000 a month.

Oh boy, Ill just keep it short. Here is the list of cons and Im serious this sounds unreal but its true. I had to call the cops on my neighbor because of screaming, the bad kind. I had to call a city inspector 2 weeks after reporting an issue to the office to write a final notice to the office to get my balcony fixed. A structural beam has broken and the balcony was leaning into the main structure and was deemed a hazard to safety. The complex lost water on 3 separate occasions due to main water pipes breaking and I had to stay with a friend for 5 days total so that I could shower. There was no reimbursement on rent. Had to buy an air filter to try to get rid of the smell of something rotting, still havent found the source and the filter isnt doing it. Called maintenance for a clogged sink and they completely broke the pipe under the sink then had to call a plumber to fix the problem. Maintenance tracks in dirt and does sloppy work and even forgets his tools which I guess is a pro. Best of all, I got a notice on my door saying that the rent would be going up from 795 to 850 if I renew for a 12 month lease. Of course I called to renew lol just kidding. They said I had to pay extra because I didnt give a 60 day notice to leave but they only need a 30 day notice for rent increase. Oops almost forgot, found a notice on my door stating to take extra caution at night because a few people had been mugged in the parking lot. I had to hide the not from my girlfriend so she would still come over. That and a 2 inch roach in the bathroom.I bought her some mace for her keychain. I bought pistol for myself. One again I have to mention this is all true. i hate signing up for stuff but dealt compelled in order to write my first ever review because of how terrible this place is and how people should be warned. I would rather spend 40 bucks a month more for something better.

After reading several reviews about the bug situation left a bad taste in my mouth. I decided that I did not wanted to deal with any bugs and changed my mind about moving to this complex. I went back up to the complex to get my deposit back after reading the review they did not give me my deposit back. They never stated when signing lease that deposit are non-refundable. During my visit there one of the leasing agent had no knowledge about my paper work, or any knowledge regarding about my deposit. This is establishment was very unprofessional and I do not recommend no one to deal with them. The apartment manager did not once come out the office to even try to solve the issue, every question we had was answered by one of the leasing agent that was not very unknowledgeable about any terms and condition.

Very personable, lives there himself and very accommodating and responsive to your questions and concerns. No complains about him whatsoever, he deserves a raise/promotion.The others Ive dealt with have been okay, but not necessarily user friendly... Every time you talk to them, you feel like youre interrupting them. From the day I moved in there were nothing but issues. Maintience even mentioned how they advised my apartment not be leased until the issues were resolved. Trudy is incompetent. There is no other way to explain it. I had to record my washing machine making obnoxious loud noises before I could get maintenance out there to fix it because ...its brand new out of the box, theres no way anything is wrong with it... Paying the break lease fee was worth to never have to deal with her again. There were numerous issues with parking, although I paid for a reserved spot I was towed erroneously on three different occasions, only one of which i was required to pay for despite being able to prove I had not violated anything. I was told by the office staff, ...we dont tell them how to run their business. Needless to say I left, I originally signed to extend another year because it seemed as though things were getting better. However, I had a MAJOR issue with waterbugs (huge roaches) and cricket spiders. After treating the apartment for a few months they just blew me off and said They was nothing else they could do. A building inspector noticed the water heater was leaking into the wall and once that got fixed the bugs went away. At that time I decided to leave a break my lease. Best. Desicion. Ever. Leaving was absolutely worth the extra fees I had to pay. I could not express how much better I feel being away from that place and their staff. The ONLY redeeming thing about the employees at that place are the maintenance staff. They are great and always so understanding. The things I mentioned are just the major issues, there were COUNTLESS minor issues. The only way Id ever consider living here again is if they turned over the entire staff (with the exception of Sara, shes so polite and actually acts like she cares about the concerns you have), up to the regional manager.

My husband and I were looking for an apartment soon after I was offered a new job in Virginia Beach. We should have known better when they said they dont need a Credit Check or proof of income to get an apartment. The area is extremely loud and all you hear is music in the parking lot, police cars rushing on Bonney Rd., fighting neighbors through the walls, or RATS. Yes, huge rats that get into your garbage and inhabit the entire complex. You HAVE to pay for Valet Trash (biggest waste of $25 a month) for someone to come and get your trash only 5 days a week and not on Friday or Saturday. THIS ATTRACTS RATS AND OTHER ANIMALS. The complex has no concern about them and will blame it elsewhere. We can hear them above us and also in the walls every night (not a cleaning issue in our apartment, but the TRASH outside). You can also smell drugs in the air almost every night as well. They will also tow your cars without notice. I had a rental car and they towed it within 4 hours and said they couldnt do anything about it even though they hire the towing company. All the visitor spaces (which they do not specify even where they are located) were either full or underwater due to the extreme flooding that happens. Again, we cannot wait to move out. If you are looking at these apartments, please look elsewhere. Front office is not helpful, the poor Maintenance guy can only do so much without being bitter, and the complex is so rundown/dirty. Do not let the facade of the pictures fool you.

If I could give it no stars, I would. We currently live here. Let me start off by saying our apartment was not inspected before the time of move-in! There was dog urine and feces from the apartment above us all over our patio that had been built up over the other tenants time here. I had to complain SEVERAL times until eventually the office ladies themselves came and scrubbed it down. Not to mention, apparently one of the maintenance guys told another resident about the mess because we were at the dog park and mentioned it to her, and she said oh, youre the poop people! Such a warm welcome to a new place we PCSd to. Shortly after, I had a gun pulled on me at the stoplight at Virginia Beach Blvd. And S.Kentucky Ave. I was dealing with a brandishing case TWO blocks from my apartment after living here for only 2 months. Not a safe area. Now we have a rat infestation and the office refuses to set traps because its probably squirrels, and theyre protected. This has been ongoing for two weeks now and still they have not sent pest control over. I know its rats due to previous reviews and the noise they make, plus the nesting habits. As we actually had rats in our old rental home which our landlord promptly took care of. As far as small repairs maintenance has done a good job and been kind. Oh yeah, I almost forgot- the dogs that were left outside to deficate on the patio above me were found to be infected with Parvo and put down. That means the disease has been washed down and spread into the grass near my apartment. We were never asked for vaccination records for our dog so if you have one who isnt vaccinated dont walk around this place. Parvo lives for a year and requires trifectant and yard treatment to kill. We also had our car towed our fist night here, because we never got our welcome package. The 140 dollars was applied to our rent. They do not refund you.

Now that our lease is almost up and weve decided we definitely need the 2BD/2BA, we wanted to tour again to refresh our memory. Our experience was NOT a good one.We did not receive a friendly greeting from the leasing consultant (not once did she mention her name so I couldnt even tell you which one she was other than she had brown hair, brown eyes, and was pregnant). She was very dull during the entire tour and seemed like we were inconveniencing her. She showed us a 2BD that was already leased and as my boyfriend and I asked several questions and took our time looking around (as you should) she rushed us by rudely saying well you have time to decide anyways in an attempt to get us out the door. She spent the entire time trash talking the neighboring communities to try to make them look like the superior one, which was funny because AshBrook (excellent by the way), who is not managed by the same company, told us to check out Runaway Bay since they have somewhat similar floor plans. We took the walk back to the office building where she made us stand outside in the heat (it was in the 90s that day) to ask us her finishing questions instead of offering us to go inside in the AC to cool off. She gave us basic information and sent us on our way. I am a leasing consultant myself and I know first hand this is NO way to treat prospects whatsoever. Needless to say, Runaway Bay has been crossed off our list.

Every time it rains, we get another water stain on the ceiling. We have reported everything to maintenance and nothing has happened. Our dryer takes THREE hours to dry one load (yes, I said three.) There are constantly people having parties until 3-4AM, people hanging out on your stairs, and cars speeding through the parking lot blasting their music all hours of the day. The people that work in the office (with the exception of Jeff) are absolutely terrible, look out for Sylvia, shes the worst. My husband and I just moved here in October and we love it here! Yes this place was our second choice but still we are very happy we picked this place. There are a few reasons Im not giving a five star rating1) they mostly advice verizon and honestly if you are smart you would not go with them. my bundle with cox for two years is 79 dollars while verizon shoots up to over 100 dollars after a year. Verizon also messed up the lines so we can only have our cable and Internet line in our dining room(lucky for us the guy made it so we can watch TV in our living room)2) while I see people complaining about dirty apartments ours was clean and very nice smelling on move in. The only thing wrong was the battery in out thermostat needed to be changed and our sliding glass door was broken. But maintenance was out the same day and the next to fix it.3) this actually plays off of the sliding glass door but my husband noticed that our sliding door dose not lock now. Luckily we have the bar thing there we can use to make it so no one can get in seeing he is in the military and gone a lot so Im a lone all the time.4) my upstairs neighbor just loves to stomp around from 6 am until about 2am. I would be OK if I knew it was kids but I live in the one bedroom area and also know its just a couple so I wish the office would do something because hearing stomping or people doing the dirty can really mess up sleep lol5) lastly people do not pick up after dogs here. I had a friend over and she had the misfortune of steeping in dog crap while walking her dog. While finishing up our move I came within inches of stepping in poop because someone just let there dog crap on the sidewalk and just left it there. I really want to go walking around the grounds but its hard to enjoy when you have to look down all the time.I can say there are a few things I noticed people complaining about that my husband and I have had no problems with. We actually do not have a hard time finding parking even on a weekend. Our old ass things work really well (not going to complain about having a free washer and dryer lol). Everyone at the office has been really friendly even though when my husband went in and put in our application they said rent would be 840 but once the lease was done it was 850.Overall I super enjoy living not only because its super close to everything but because I feel safe and trust me I lived in pinewood gardens and a few other not so nice places in Norfolk.

I had two major maintence issues this past year, bed bugs and a leak in the ac. Both were literally being worked on the same day as being reported and fixed within a week. Phones about to die, its a nice place.

RAT INFESTATION!!!! I have seen the rats myself and its DISGUSTING. the rental office offers very little concern on the matter. When my GF spoke with them and asked if they have had this issue before they refused to answer directly.

Very poor staff and the apartments are really out of date. It was what I needed when I first got here for the price but now thats going up by a large amount and its not close to being worth it. And the pet fees are kind of ridiculous!
