Me and my wife just recently moved from these apartments due to buying a house, and since its been under new management things have been great. They are really turning this complex into a classy place to live. The staff and maintenance are prompt and friendly. Definitely recommend.
*i encourage you to read the full review*Laura and her staff are ABSOLUTELY AMAZING.I have lived here since February 2019. In beginning the experience was atrocious. From viewing the apartment to signing a lease, to having 5- yes FIVE washer replacements.The PREVIOUS Owners & the property manager Gibby Hall were a total Joke in my opinion.However, since the new owners took over I have never been happier living here. Prior to them taking over I absolutely hated living here. Laura the new property manager and her staff is PHENOMENAL. They have completely taken control of this property with passion and enforcing the changes that need to be made for the community of Ocean Trace. I highly recommend living here. They are always a phone call away if you need something, and very welcoming! Thank you for everything Laura!
We are very pleased since we moved in. The office and service staff are extremely competent and kind. The apartment still smells like new, due to new painting and new carpeting. No smell of mold or humidity. The few service calls we made were addressed in a few hours. So far, very good.
This place charged me a full months rent at the end of my lease when my lease ended two weeks into the last month. After mentioning to management I was told it was a mistake and that I would get my money back for remainder of the month that I did not live there. I have reached out management multiple times and even stopped by the office. I was told multiple times that it would be mailed but never was. Now over 4 months later I no longer get responses from the managers phone number. I bet if it was the other way around and you forgot to pay half your rent they would be all over it though.
My wife is in the Navy and I am myself former Army veteran, so we wanted to find something that will fit well within our BAH (Basic Housing Allowance). This was the best apartment complex I ever lived in so far in my opinion. We got two spacious bedroom apartment for very reasonable price and with everything we basically wanted. - It was clean, with fresh new paint and with two bathrooms, perfect for any military family. Trash is paid for and everything else (water and electricity) is very reasonably priced. There is even gym and small swimming pool. The staff (caretaker/handyman named Carl and manager Gibby in particular) was extremely helpful and was always available at the moments notice anytime we had a problem, which was rarely the case since everything was relatively new and in excellent condition. The community is also gated, with surprisingly ample amount of parking. We was happy with our year and a half stay in Virginia Beach and hope our next apartment can be just as accommodating in our next duty station in San Diego, California.
I HAVE LIVED AT OCEAN TRACE GOING ON 7 YEARS NOW AND THINGS WERE SO PLEASANT AND WORK ORDERS WERE RESPONDED TO IN A PROMPT MATTER UNTIL THE FORMER PROPERTY MANAGER LEFT WHICH HER NAME WAS RENEA. ANYTIME I HAD AN ISSUE SHE WOULD ALWAYS AT LEAST RESPOND TO ME AND DO WHAT SHE COULD TO HELP ME. NOW THEIR IS NO GO TO PERSON EVER ON SITE, NOBODY TO RETURN MESSAGES, AND NO RESPONSE ON WORK ORDERS IN A DECENT AMOUNT OF TIME. HOWEVER, MY RENT CONTINUES TO GO UP EVERY YEAR SINCE I RESIDED THERE AND HAVE NEVER BEEN LATE PAYING. I FEEL THAT THE QUALITY OF STAFF HAS GONE DOWNHILL AND I FEAR HAVING A MAJOR ISSUE BECAUSE NO TELLING WHEN THE ISSUE WOULD GET FIXED.......I DO THINK IT IS A SAFE NEIGHBORHOOD AND I HAVE ENJOYED MY STAY UP UNTIL NOW. I HOPE THIS PROPERTY WILL GET SOME ATTENTION THAT IT NEEDS IN THE NEAR FUTURE BECAUSE IT IS GETTING OUT OF HAND.
I like that its right next to the interstate & its gated, thats pretty much it. Maintenance guy (Carl) just unlocks your front door and walks in whenever he wants like he owns the place, even when you didnt request maintenance. Hallways are dirty with trash. Nothing is done/said to tenants that leave trash by their door for days. Glad Im moving next month.
I love Ocean Trace! It is a quiet, gated community with a nice layout. I live in a condo but the apartments look nice too. The amenities are excellent. My condo has brand-new appliances and granite countertops. The pool is saltwater and its kept very clean. The gym is always quiet and clean. I finally feel like Im at home here at Ocean Trace. I highly recommend this great community!
I am currently serving in the US Navy. Me and my husband moved into Ocean Trace Apartments about a year and a half ago. We wanted to find a comfortable and reasonably priced apartment in the area of my work (NAS Oceana). When I entered the lobby I was greeted at the door with an upbeat apartment manager named Gibby. She showed me around the apartment complex where I saw a pool for the tenants along with a gym that we could use anytime. With my schedule that is a big bonus! Me and my husband also contemplated on getting a dog, so the fact that they are a pet friendly complex was another plus on my list. She also informed me that they spray for bugs monthly. The whole time I lived in the complex I never seen a single bug! The head of maintenance name is Carl, who happens to live in the complex which makes him available at a moments notice. Overall, the whole staff was very helpful and friendly. I would definitely recommend this apartment to anyone in the market for a reasonably priced and very well maintained apartment complex.

I lived at Ocean Trace for a years time. This complex is split up into two distinct sections, with half being privately owned condominiums and the remainder being rented out. The leasing staff were some of the most pleasant I have ever encountered. Ill never forget - when my friend and I finished signing the lease, the main leasing coordinator, whose name escapes me presently, gave us a hug and said Welcome Home. It was so genuine, and it didnt cease the entire 12 months we were there. Raphael, the maintenance guy, is a nut, but a good guy who gets the work done FAST. The community is gated, which, while safe, could be a pain in the rear at times when you had company or had to punch in your password and wait for the slow gate to retract. That said, we got into Ocean Trace during a special and got our 2 bedroom, 2 bath, 900 sq ft apartment for $900. The space was immaculate and neighbors were considerate and quiet through and through. Never ever had a problem or heard of any violence within the gates. Aside from the terrible jet noise, this neighborhood was the quietest Ive ever lived in. Our apartment was nestled directly against the interstate but barely audible. I have lived in Virginia Beach for 20 years and lived at nearly a dozen apartment complexes (including Linkhorn Bay Apartments across the street) and can say with certainty that this is the best bang for your buck. Never mind the fact that its half a mile from the oceanfront and convenient to all sorts of shopping. If you can manage to get into Ocean Trace at under $1000, consider yourself fortunate. Two years later Im hard pressed to find a one bedroom for the price I paid for this gem and wishing they had 1 bedroom units!
The front office is amazing especially Ms.Gibby and the maintenance man Carl is great too, he is always ready to help.Very nice place to live.
