I was hoping to get help managing a rental property that we had been self managing for several years. The house was rented and the rent was being paid within a reasonable time, but we wanted someone to conduct quarterly inspections, repairs and when the time came helping us turn the property over. Well - I wish I had read the other review before we hired them. They never tried to collect the rent -I still had to do all the leg work. They inspected the property one time when I informed them that the water bill was very high and thought there might be a leak...they said no leak and the tenant must be using a lot of water. Well, when the renters vacated both toilets were running, a pipe in the basement was leaking and the sink was leaking - which completely destroyed the kitchen floor. No other inspection of the property must have been completed as promised as there was a lot of long term damage done to the house. They also said any back rent owed was out problem as they couldnt be of assistance once the property was vacant (not that they provided any when it was occupied).To add insult to injury, I scheduled time with them to access and provide a quote to have the house repaired to get it ready for rent again and they didnt show for 3 days ( I followed up 2 times each day asking for updates) - then said that they key they had didnt work (I think they lost our key) and then kept us waiting for 3 hours at the property and never showed up!When I called the office I was often kept on hold for a 1/2 hour or more, calls and emails were not returned and many, many excuses were made for why things were not done. Both the owner and his staff are far from professional...I should have used better judgement before hiring them and feel that any money them was a total waste.If you have rental property in the area, do it yourself of find a more reputable and reliable management company.
I have used TRM for years and have never had a problem with them. Since I no longer live in New Jersey I depend on them for everything. They get things done as quick as possible are always updating me through e-mail. Excellent service.
Ive been a client of T.R.M for over a year and have had nothing but positive experiences with them. They were able to fill my rental house (through their Real Estate side, EXIT), have consistently taken care of issues, gotten rent checks, and took care of the renewal. There have been multiple issues with the house that have needed repairs, and their prices remain competitive and their contractors have done a decent job quickly. Edith continues to be quick to respond, is friendly, and does a great job of coordinating everything.I was very nervous about choosing a management company, but T.R.M. seems to have been the right choice.
Chris and his crew are a pleasure to work with. Their no nonsense attitude, and their ability to get things done in a timely manner are what sold me. I know I never have to worry about calling in anyone else if there is a problem, TRM is always there when needed, spot on with their handling of issues and extremely professional. I have been working with Trenton Rental for years. They have been very professional and have helped me out of a number of jams, where I needed emergency assistance for my tenants. They are also very proactive in keeping me informed of things I need to know as it relates to registrations and city ordinances. I would recommend them.

STAY AWAY FROM THIS COMPANY. If you are a landlord and looking for reliable management company, never go to TRM. TRM was my first management company when I was going away to another state. Paul, works with TRM, got me bad tenants; he said he checked their credit score and background which was a lie afterward and I trussed him. Also, he missed up the lease paper work. Part of the tenants rent was never paid on time plus all the big damages they left behind. Every time I call Edith, who also works with TRM, so I can get the tenants evacuated, she barely answers the phone calls and doesnt call back. Then she tells me we wont be able to evacuate the tenants because TRM missed up the lease paper work, she made it sound like it is my fault for trusting them finishing the papers, and if it goes to the court, the judge will go with the tenants and there will be a problem for the landlord and the management company who did two different leases at the same time for the same tenants on the same property.When I talked to Chris, who is the owner of TRM, he was rude on the phone and didnt give me helpful answer. I just had to accept it until the lease ended to get the tenants out. DONT go with this company and whatever they say that they will treat your property as theirs IS A BIG LIE.
Ive worked with TRM for close to year now, and have had nothing but wonderful service. Edith responds to my emails or calls within a hour, and spends the time required to answer any and all question I have. Chris has been a great resource as well spending time on the phone with me discussing expectations and plans as well as giving guiding advice. I would recommend TRM to any one who would ask me about property management in NJ. I live over 1000 miles away from my rental home, but feel confident and safe that my home is being looked after properly and that is thanks to TRM and their staff!
My elderly aunt, who lives on the west coast, had a deadbeat tenant living in her house in Trenton. She wanted him evicted and I agreed to help her out.I did a Google search for Property managers in Trenton and that is how I found Trenton Property Management. We got off to a good start and within three months, they had the deadbeat tenant evicted. I was very pleased.At this point, services started going downhill. The tenant who was evicted brought in one months rent for $750 but the money mysteriously disappeared. It took me two months and four requests to get my money back!The property manager had to get the house ready for rent and got a bid of $3,500, which I promptly paid. The money was to be used to get the house ready for inspection after which a new tenant would be moved in. After three months of false promises and delays blamed on the Department of Inspections, I came to the conclusion that something was wrong. I called Hamilton Township and asked how long it takes to get an inspection and they told me it takes three or four days!It was at this point, I realized that Trenton Property Management was deceiving me so I terminated their services the next day and hired a new property manager. He went out to the property and reported to me that the house had not been properly prepped for inspection. There was a worker there who was complaining he had allegedly not yet been paid because Chris Carlino told him that I hadn’t paid yet. It was then obvious that the reason the house was never inspected was because the property manager failed to get it ready for inspection. My new property manager called and scheduled an inspection a few days later and it failed miserably.When I called Trenton Property Management to ask for a partial refund for the work not completed, the owner, Mr. Chris Carlino became very agitated, raised his voice and hung up on me.I have also heard through the grapevine that when Trenton Property Management submits a bid to a client, they allegedly add on another $500 for themselves but it is hearsay and I have no way to verify this. I will say, however, that it came from a very reliable source.I would advise potential landlords who are in need of a property manager to avoid Trenton Property Management. Otherwise, “you’ll be sorry”.
