Right before moving out of my home, Spradley Property took over as the new property management. They were very professional and allowed for a smooth transition for us tenants to get the news by introducing themselves in a warm welcome message via email. They also came to our doors and left letters introducing themselves, which was great for those who don’t really use email and prefer a face-to-face meet & greets. We can’t get away from the old ways too much as some of my elderly neighbors greatly appreciated that. What I liked most about this breath of fresh air was a new weblink and phone app to pay your rent online. It is very user friendly and very informative with all the important documents you would need to access as a tenant. Submitting work orders online was also a smooth process and I received timely responses. Lastly, I would like to highlight a positive personal experience of mine with one of their employees. I’d like to give a huge thanks to Kari Henry for her exemplary customer service & people skills, as well as her soft skills that allowed for me to have a smooth move out experience. She was very understanding, helpful, knowledgeable, reliable, and supportive of the whole process and very responsive via email and phone calls. Thank you so much!!! I love living in a home managed by Spradley! They are always on top of everything, and if I have an issue they respond very fast! The home is amazing and we love it, nothing to big has popped up but if anything does they are always very professional and I feel they really care. I am so happy we get to work with such a great PM company!

Great leasing company… stayed for a year after deployment and they were extremely professional and reliable. Maintenance responded in a timely manner, lawn care was provided and the leasing office responded to all inquiries. The move out process was simple as well… just clean the home as if it is yours

I rented with Spradley for 3 years. Never once did I have an issue with them when requesting a service need. They always responded in a timely manner and were quick to follow up on in progress/completed requests. My specific property manager (Kari Henry) is a rockstar! She always returned my calls or emails when I had general questions! Even on a personal level she would always ask how I and my family were doing!! I will miss our interactions but it was time to move on and buy our own home. Thank you Spradley and Kari!!! Great company, well managed!

For Maintenance I was notified ahead of the appointment with date and time. Also given the option to be there or not and also change the date. They were prompt on the day and very efficient. Fixed our problem quickly and was polite and professional.

The unit I signed for had a pretty nasty smell when I picked up my keys, so I got very nervous. The head of maintenance, Brian, was wonderful! He met me at the property to see what the problem was, and then had the air conditioner serviced and cleaned out, as well as the whole unit cleaned. It definitely made a difference! It was clear to me that Brian genuinely wanted to help, and was willing to put the effort into making it happen. I appreciated that!

They are a friendly agency that welcomes the public in their office at the time of this post. Their automated and online option to schedule a viewing of a property is easy to use. It makes it so simple to see a property at a time that is convenient to you. My only issue is that when a property isnt ready to be seen, it doesnt state that on their website. Instead, it gives a message that a different property is no longer available. Overall, I think this is a property management company that would be nice to rent from, although I havent setteled on a rental yet.

Truthfully if I could give no stars I would. I called and explained mine and my husbands situation to Elisa Ramos. From the start this woman had been dishonest with us and scammed us out of $100. When I initially called she told us there were absolutely NO pending applications, and no one had leased it out yet. So, immediately after I got off the phone I submitted an application. My husband is stationed at fort hood and we have 2 small children and we were in urgent need of a home. About 2 hours after I submitted the application we got an email from her stating that someone else submitted an application 3 hours prior... except she told me no one submitted one. Then, she went on and stated that if they were approved we would be refunded our fee... only for her to change it and say we could only be refunded our fee if someone else was approved before we submitted the application. She kept saying that “they are transparent” and I flat out told her that she wasn’t being transparent nor honest. Now, she is refusing us our refund AND told us that one has leased the house. I wonder why!!! This company is so dishonest and unprofessional. And don’t expect your application fee back. We now have to call our bank to file a report and have the transaction disputed because of this. They are very clearly money hungry and should be shut down!

I moved in to one of their properties on 6/4/2021, the air conditioner has never blown cold air. I notated it on my move in inspection, placed a work order in the tenant portal and phoned an emergency work order. Still havent been serviced as of this review. I can see now the remainder of my time here will be terrible.

SPM is everything youd seek in a management company. Even w/ one small property, I was treated no differently than if Id had a 10 unit building or larger portfolio. Spradleys folks were always responsive, assisted with sound advice, and kept good tenants in the property. Id recommend them to anyone looking for a good management company in the Temple area (their brokerage is also top notch too).

Im so very grateful for my place! Ive heard horror stories, about various properties, as Im new to Texas, but my move into this property was very pleasant and it continues to be! They even connected me with someone to help me get my utilities started, that was an absolute weight off of me. I pay my rent, and any issues that may arise, theyre swift to respond! When it comes to customer service you usually have to wait for them to call or wait a few days for them to reply. When it came to Heather it was never like that. Heather actually wants to help you and get the situation under control. The 1st time I applied through SPM, I had no issues, everything was online, the process was super simple, I got approved in about 3-5 days. But at that time I was unable to move because of personal issues. I explained them the situation and told them that I was going to re apply upon my return and I did.Now, the 2nd time was horrible. I had a really bad experience. This time I actually went to the office to recap on my previous situation, they told me that I had to re apply, pay the application, etc, etc. which I was fine with that because it was more than 30 days. I was interested in 4 different properties, they told me that the process was delayed because of an issue with the 2nd application fee (a problem with their system) anyways, I paid right away, the same day they called me, with them on the phone. It took a long time for them to approve my application, even though I was previously approved less than 2 months ago and none of my information changed. What they were going to do? call again my previous landlord to confirm what they already confirmed? Anyways, I tried to be very patience, I went into the office basically everyday to ask for an update, and everyday I came in, they had a different story. I sent them a list of 4 properties that I liked, and guess what? none of those properties were approved for me. They approved a property that I didnt even see.The blond lady with short hair, treat me super bad. the young lady looks like she just started and, Carrie had an attitude on me with no reason. The only person who treated me well was Elise Ramos.I am glad to have a place, but not happy with the fact that it wasnt the place I was interested, just because of their lies, and mistakes. and I am not happy either with how they treated me.

Wasted a morning looking at a rental property that already had an approved application. Calling the business phone provided, has no option to speak to a human being. If we were told there was an approved app. in we would not have bothered to go out to the property. This is, in my opinion, one of the reasons people don’t like working with realtors.

This is how Spradley Properties Management (BELL BECKER PROPERTIES, LLC Co) takes care of their tenants... Oh wait they dont.Instead of being proactive and insuring properties are properly insulated and sealed prior to winter months. I guess they rather wait for those pipes to burst and flood properties because thats what happens when you let frozen pipes continue to stay frozen for an extended amount of time. We are looking at another 72 plus hours of freezing temperatures.

I have not enjoyed Spradley Properties during my stay. The house wasn’t ready for two months AFTER the date I was told they’d be ready for move-in. Half the electric sockets didn’t work initially. & I was locked out of my house bc I accidentally locked the back door behind me when going outside to hang on the patio. No big deal, they said my front door key worked to open the back door too! So I called my brother over who has a spare, only to find out it did NOT work. Couldn’t go through front door bc the third lock was in use. I called to see if they could let me in, they told me I had to call a locksmith. It costed $75!!! & they were not willing to reimburse me, even though I had a key to get back in, but due to their mistake didn’t actually work for my back door! Although, the layout is beautiful and spacious, the walls are as thin as dolphin hair! If I sneeze my neighbor can say “bless you”. I may as well be sleeping with the man next door bc his snoring sounds like it’s in my room. & forget having a private conversation, can hear every word! I pay too much money a month to share my space with the neighbors! I’ve been in cheap apartments with better soundproofing or insulation!! God forbid you need anything repaired. I hope you have a few days - weeks to wait. My cheap kitchen sink pipes disassembled twice! The first time I had to wait 4 days, the second time 11 days!!!!!! I was told it was not a emergency or priority, but simply an inconvenience & that their were other sinks in the house. Oh yes, imagine me washing my dishes and vegetables in the bathroom!!! No thanks!! Lastly, they do quarterly inspections like we are some sort of section 8 housing. I dislike that very much bc I don’t like anyone in my home when I’m not there. & I can’t always be home on the days they choose to inspect. I wish I had a better experience and could give a better rating bc I absolutely adore my place and the location is perfect, unfortunately Spradley Properties has definitely left a sour taste in my mouth.

We have rented from Spradley and have loved every minute of it! We have never had to wait long for maintenance requests. They even managed to get us a new oven when the one we had died the day before Thanksgiving!! Everyone is super nice and friendly, from the maintenance crew to the office and leasing staff. As far as moving from one place to another, they give you an itemized list of what has to be done and the cost if it isnt taken care of. So if you dont want to follow that, then fine, but you shouldnt be surprised if you end up paying for it. They are hands down the best people to rent from in the Temple-Belton area!! We will continue to lease from them and could not be happier!! Thank you Spradley for all you have done for us over the years! We appreciate it, and we appreciate you!!!!!

Wish there was a NO STAR option ! Spradley Property Management will tell you they can help you but only to take your app $, run a credit check (while youre trying to repair it to become a first-time home buyer), make you do all kinds of running and turn bookoo amounts of documentation in just to refuse you a rental property in the end because your credit isnt good enough to rent w/ us! Funny thing is EVERYTHING else checked out - references, employment/income, background, etc. Dont waste your time and energy - these people are thieves !

This company came up with a bogus credit score and told me my score wasnt high enough. I am currently working with a credit repair agency and showed them their number was wrong by comparing an updated print-out I had from a day prior and STILL they couldnt explain to me how they got their number. I came to them humbly with everything asked of me and still got denied and lost my $50 fee !

I rented from Spradley for 2 years until I moved out of town. They are a great “no BS” company. They have quarterly inspections that can be a little inconvenient BUT I appreciated them because it eased my mind knowing how well they take care of their properties. The fact that lawn care was included was a big relief for me. I had maybe 1-2 maintenance requests in 2 years so that shows you how well they maintain their properties. They are very straightforward but also kind and helpful. Thanks for a great 2 years, Spradley!!

We were just approved for our home through Spradley and we are so excited! Heather Davis (give her a raise somebody!!) is the sweetest leading agent I have worked with to date. It is obvious she is so compassionate and willing to go the extra mile for her clients. Elisha also has been great to work with!! She has offered to push up our move in date an extra day if need be. Total, it took a week and three days from application to keys in hand! How impressive is that?As a military family, the kindness we have already experienced has made us all the more excited to move to Texas. This company is a joke! Plan on not getting your deposit back. We paid a professional to clean from top to bottom. It looked way better than when we moved in and they charged us for cleaning. We replaced the air filter the last day we were there, charged us. We cleaned ALL appliances to like-new status - they charged us. Charged us for cleaning the EXTERIOR A/C coil even though the maintenance guy said it was already dirty from the previous tenants and not to worry. Theyre rude and disrespectful. So glad to be gone. Never did any touch up painting but they charged us for mismatched paint due to touch-ups $350 for that one. Bunch of con artists.

Had me running from house to house to tell me they were going to be rented after looking at them without warning me that someone else had an application submitted. Also asked my secretary if she was my wife or my girlfriend or who was she one the phone when it was clearly explained that she was my secretary and she was filling in in the house search because I was tied up with work. On top of that I never received my application fee back, which I was told I would receive because of so much confusion. Very unprofessional overall. Would not recommend.

Do NOT rent from them! I’ve been warned about this company from multiple people and figured it couldn’t be that bad due to us being clean and good tenants. I have rented from multiple properties in state and out of state and have always received at least 95% of my deposit due to me paying for a cleaning company to clean it and being good tenants. I paid $200 to have it cleaned and got charged another $281 for “cleaning fees and supplies”. I got charged another $75 for power washing a 2 ft by 2ft concrete slab in the back yard. This is the worst company who will nickel and dime you. Go to a more respectable company.

They charge trip fees for work orders and will find any way to keep your entire deposit! 3 month inspections are the worst because they don’t even give you a time they come. Absolute nightmare of a place to rent from. I had heard that, but we are great tenants so I thought surely it can’t be that bad. They charged me nearly $300 to clean my house when I showed them a receipt from already paying a cleaning company $200 to clean it. They charged me “pet damage” and “power washing porch” $150+ due to mud, when I didn’t even have a porch I had a concrete step out the back door. Completely took advantage of us as renters and will NEVER recommend them to anyone. I am beside myself at the disrespect the small refund we got back from them.

Other employees I just drop off my rent payment, but H. Davis wasnt friendly anymore when I walked in, because she was on the phone and asking for other employee to talk to me. She wasnt apologizing and not even to have a eye contact me when she walking to other room. Only I like their services was maintenance guy comes on time but not letting me know in advance while I was at home in morning before going to work. I told them I will be off on Wednesdays and Fridays (during summer only) Rent payments that Im comfortable to be able afford it.

I loved renting from this company. The staff were always friendly and helpful. We of course always did our part in the small maintenance expected of renters such as change light bulbs, air filters repair small damages caused by our pet.In the summer our A/C quit and we had a portable one brought out in a few hours and kept it through the weekend until the contractors could arrive.When we moved out, we paid a professional to clean up so that it would be ready for the next family. Also this way we knew wed get our deposit back. We recieved, ALL of it back with no problem.If we ever need to find a place again, we will look to use you guys first!If youre a responsible renter youll probably never have a problem.

When they do inspections, they refuse to give out any notice of the time beyond Week of X unless you want to pay a convenience fee. This resulted in awkward situations such as me being home alone and in the shower when one of their inspectors let themselves into the home.Furthermore, the inspections themselves are quite invasive. They take photos of all of your belongings, not just the structure of the building (which would be understandable)The move out process was also a train wreck. Before our lease was up the rental company allowed the owners to walk through the home, touching all of our personal belongings and trying to move our furniture to look at the floors.We got all of our deposit back which was good, especially considering when we moved in there was animal hair in all the kitchen appliances and cat feces on top of the cabinets.

Came home to a broken AC yesterday 7/12. Submitted an online work order and only received an acknowledgment. This was around 6:10 pm. At 7:00 am this morning 7/13, received a text asking to explain what is wrong with the AC. It is now 11:43 and nothing. The rental agency is always very slow to respond and to react, unless it’s regarding an inspection and then you have to beat to the tune of their drum. Don’t allow them access to the property and you’ll be hit with a $50 fee each time. This is bs and with this heat, they are wrong on many levels for this. I can deal but I have two young children who shouldn’t have to be in a house that is 90 degrees. Maybe it is time to file an official complaint with the Chamber of Commerce. There has got to be something that covers AC either in the city ordinance or Texas rental laws. I’m beyond frustrated with Spradley Property Management.

I rented a property from Spradley for a year. The property was in excellent condition. Any maintenance issues were addressed in a timely manner. Yes, they do inspections. But, that is a protection barrier for the owners of the properties I assume. I really have no complaints about Spradley. The only reason why I moved, was because I wanted my kids out of Temple ISD. If another Spradley property comes available when my current lease is up in my preferred school district. I will definitely rent from them again! They are a excellent management company that I would absolutely recommend!

Absolutely the worst people to rent from ever and don’t move in unless you want $2k in move out fees. The house we rented was INFESTED with water roaches, (5109 canyon creek) we saw one the day we moved in and they guaranteed and promised it was because someone left the door open. Well we move in and saw them every few weeks but when summer came so did all the water roaches out of the trees into our house crawling on us at night and my 1 year old. At move out point we were literally seeing up to 30 A DAY!!! We had to move into a bedroom of a friend for the last month before our new place was available while still paying rent because this place was completely UNLIVABLE. After telling them multiple times and failed pest control spray attempts, we contacted Mr. Spradley himself and his response decided was that they’d try to rent the place out as soon as possible to the next renters so that we wouldn’t have to continue paying rent...... No, not going to fix the problem, just move a new tenant in to deal with the same exact problems. I bet they lied and told them someone left the door open too when they saw some on move in day. 😡 Then they charge us move out fee, early termination, charge us for the time it was not rented out and 1000$ in false charges like a $150 charge to turn on utilities to replace a lightbulb, $300 in cleaning fees when we provided a receipt for a professional cleaner who cleaned carpets/ceiling fans/baseboards/kitchen and all kinds of other false charges. They literally have a fee for EVERYTHING, light bulbs included. We had a hole in our roof for 2 months before they did anything as well. It was an absolute nightmare, save yourself the annoyance and thousands of dollars and go somewhere else.Doesn’t help that half of their 5 Star reviews are employees!! And I’m guessing the other half are their family members. Such a joke.

First of all these people need to learn to smile and care a little bit.We applied for a beautiful place we wanted to rent and Bonnie told us that there was not an application on it. We paid 80 dollars on our applications and left thinking we were gonna get it. An hour later we get a call saying sorry someone already applied for it. So because of that set back all the other nice ones were applied for and we are left with one of there not so nice places to rent. We are extremely unhappy with the miscommunication.if something is applied for or already rented out you need to make it a priority to let people know. Super displeased especially with Bonnie. We have limited options considering our current lease is almost up.

All of the staff were extremely friendly and helpful. I lived in a rental property for 2 years managed by Spradley, and I always had the best interactions. Maintenance was attended to on time and done well. Any questions or concerns were handled promptly and with the nicest people I have ever had to deal with. HOWEVER. I am not sure what has happened within the last month, but it really seems as though due to my moving out to a house not managed by Spradley, they could care less about me. I am still technically a tenant here for another few days until my lease ends, and I have had nothing but hassle, rude phone calls, unwillingness to work with me on showing my house to other potential residents while I am still here (other properties I asked to look at were not available to view due to people living there, so Im not sure why my house is being traipsed through during my work day). Wish I could give this company the full five stars because for two years they were great, but the move-out process has left a seriously bad taste in my mouth, and thats unfortunately what Im going to remember them by. I will say that while looking at other rentals in the area, Spradley does keep theirs by far the cleanest and in working order compared to Real Star or Covington. I have never seen a trashed or dingy house or duplex managed by Spradley.

The worst management ever! The lease us 8 pages of how many different ways they can fine you. Down to a burned out light bulb. Never feels like your at home. Every 3 month inspection as anywhere between a week and mine came afer 5 pm. Guest cant stay more then 7 days. Can have a felony charge. Really? This is home!!!!!!

My girlfriend and I loved living at one of their properties [the one on magnolia street in Belton] (despite a termite infestation and having the AC break about a half dozen times) but this management company is one that is going to nickle and dime you for every single thing they possibly can.We were good tenants. Paid bills on time. Keep the house clean and cleaned up when we moved out.There were a few things i understand them taking out of the deposit. A lightbulb that needed replacing, and maybe an hour tops of a cleanup crew.They decided to replace the carpet~ even though the carpets were gross when we moved in. and charged the whole thing from the deposit because our cat had clawed at one spot on the carpet. They still chose to keep 2/3 of the $1,500.00 deposit. Don’t go with spradley. They don’t do good business.

This is the WORST company I have ever rented from. They do inspections every 3 months and only give you one days notice. If you need to reschedule they charge $35. Not only that, but the fees for everything are absolutely overpriced and ridiculously high. The property itself is nothing to get excited about and their prices are higher than any other similar property in the area. DO NOT GO HERE.

My family is going through a transition trying to move to Temple. They came in filled out all the necessary paperwork PAID the application fees. There was a pending document that needed to be turned in. Well during this process they were approved at another property. They called to let them know and also was told their documents had NOT been yet processed, due to the other paperwork that was needed. So they asked for the application money back which was over 100.00 and was told no, even though nothing had been processed its all still sitting on somebodys desk. I just dont feel thats fair to keep the potential tenants money if you have NOT processed a potential tenants paperwork. If it was processed thats altogether different. Moving is expensive enough as it is and not to get a refund for UNPROCESSED paperwork doesnt seem fair...

We rented from Spradley for 2 years and highly recommend them to anyone looking to rent in the Belton/Temple area. Maintenance issues were always dealt with in a very timely manner. It was easy to work with all the staff, in particular Lisa and Heather (with which we did most of our dealings). Zero complaints.

I have not signed a lease yet, but will be on the 10th and so far dealing with Heather has been a joy! no matter the # of times I called or the questions asked she has always been professional and very polite.. these folks seem very easy to deal with... will update as needed....So after 2 years we have moved out. Once we gave our notice they seemed very unwilling to help, or be polite on the phone. We left the place clean ( had cleaners there and sent in receipt) we know there was some painting that had to be done, and 1 door to replace, but nothing excessive.. still waiting for refund or explanation of charges but dont feel confident we will like what they say.. will update soon..

We have been renting from spradley for 2 years sure we had a few isues before and we corrected the isues but now after 2 years they are not rewning our lease i thing this is bs the isues have been corrected and some of the isues like a few old boxes outside on the porch dont bother anyone and are behind a fence where no one can see it so it shouldnt be an isue they say they wont go ask the onwer to reconcider i would think the owner would i would give them more stars if they would reconcider but they wont even help us find another location so if they would work with us id raise the review even if mr spradley would contact me id be happy but i doubt that will happen they say they work with you but heven forbid you screw up

If I could give negative stars, that would be more accurate. Its obvious the positive comments here are staged, because I cant imagine anyone having an uneventful experience with this company. We have been renting from property management companies quietly and peacefully for 20+ years and have NEVER experienced anything even close to what we went through here. Charging us 50$, because we wanted to be present (in our own home) during their quarterly inspections. We never changed the date they were coming, we only requested they give us a time, so one of us could be home and because of that we were charged, every single time. They want to come into your property alone. While Im home, they open cabinets, look in closets and take pictures, so I dont even want to think about what they would be doing if I wasnt there. Next, any damage you report is immediately going to be blamed on you. A pipe burst inside the wall behind my master bathroom showerhead, our fault, were gonna have to pay for it. The air conditioner leaked a hole in my ceiling, and I had to use 3 buckets to catch the leaking water into my kitchen for 3 days, also my fault. THEN they didnt even fix it, my husband crawled up there in the middle of July, spent 3 hours taking it apart, only to remove mounds of installation, that was completely blocking the drain. Of course through many time consuming and unnecessary stressful arguments, I proved both issues couldnt possibly be our fault, they just needed to waste my time and their own for absolutely no reason. We moved out of our property, because we could no longer stomach the uncomfortable environment created by this company. We werent living in our home, we were mere guests in theirs and they certainly didnt let us forget it. Onto the move out KNOWING the hell we endured for the past year with Spradly, our move out was extra detailed. Despite the 8 page move out checklist of demands, we left no fan blade untouched, no nails, no tacs, nothing and the clean looked better than when I moved in. I took 100 pictures of our clean empty property, because I knew what was coming. I knew they would find a way to keep our deposit and I was right. We get a check in the mail for 400 bucks, that was what was left of our deposit AFTER they were finished itemizing all the problems I had 2 lightbulbs out- 60$I had maybe 5 pictures hanging up in the whole house, they charged 24$ per nail (NAIL)hole, to fill??? Its a nail, WHAT are you filling?I left a PAPER blind up, on purpose to cover the small window on the front door. I just didnt want vandals to see an empty property and break in, it was literally a piece of paper that I put there with 2 pieces of scotch tape....ready for this, they charged me to remove the paper blind AND 2 pieces of tape!!!! Anyway, after all their ridiculous charges were added up, they managed to get 600$ of my deposit, while I still had an unfixed hole (large hole) in my ceiling, pretty much the entire time I lived there.Please, if you are moving out, dont leave a battery unchanged, dont leave a burnt out lightbulb, dont leave a single nail in the wall or a spec of dust on a baseboard, not only will they charge you 30$ per light bulb, but theyll also charge you 60$ for someone to come put it in. Dont believe ANYTHING that contradicts the truth Im telling you, if I could post pictures here, Id post my itemized list of absolute ridiculousness from this money hungry company. If youd like to see it, Im on fb, and Id be more than happy to show you. Please do some research before you sign your name with this company. Its really not worth the stress. If you already signed, best of luck to you.

Applied for a property with a 50 dollar app fee that ended up being unavailable. Was told I could apply my application towards another property. Attempted to contact with new property information multiple times. When I finally got in contact with a leasing agent was told I would have to re apply and pay another 50 dollars because I was two days too late getting a hold of someone.

Havent signed a lease yet was reading up on the reviews now has me having 2nd thoughts especially when they requested double deposit over a broken lease about 7 years ago when on the application they are only asking for the last two even could go back 3 or more for current references. Then when I read about all the inspections every quarter. I can see going in and looking around but opening cabinets and such. There is no privacy
