Visited my son during the week. I had him contact maintenance for some things to get fixed and Josh Paul and Joe came in within only minutes and took care of them! He said the team is always quick and on top of work orders. AND they are super friendly and very easy to talk to! I’m thankful the staff takes care of not only my son, but the residents in general!

Dear people,I would never move in to this place again and will recommend this place to anybody. Be careful with this place if you must move in and live there. Make sure you go through a thorough inspection and ask a staff member to be with you. They normally do not come and will say that everything is in your portal and you are supposed to do everything by you. Otherwise you will face chargers for even regular wear and tear. They will bill you for even regular wear and tear and try to take your money. I did not like the place two days after I moved in and I moved out soon after my lease expired. I like to give ZERO stars to this place.

Good place to live for the convenience of not having to pay separate bills for power, water, cable and internet as it is all included in rent. The apartments aren’t overly big nor overly small, so they are perfect for the single occupant who likes convenience. The one drawback is limited closet and storage space due to the limited size of the apartment.

This is a good place but there are reasons for the 3 stars rating. First some of the good things:1. The staff is super friendly and kind, same goes for the maintenance staff. They work hard and do as much as they can to complete the work orders.2. The pond and nature around the apartments are amazing. The view of the lake is a blessing.3. It is a pet friendly complex.The bad:1. COCKROACHES. This is a major problem in my unit. The staff to their job and put me in the list for pest control visit every time I request it, however the problem persists. I keep my apartment clean y take out the garbage every single day, but the cockroaches keep showing up.2. the entrance to the apartment floods every time it rains.

Places was super clean when we moved in. There were a couple minor problems that occurred soon after moving in (bathroom fan broke, AC leaked, window screens missing). The maintenance guys Josh and Paul came over right away and went above and beyond! They even replaced my air filters and took the trash out for me! Everyone is super friendly and helpful here and things get taken care of ASAP.

My maintenance requests were taken care of very well. Unfortunately, my roommate or his girlfriend some how knocked the laundry bifold door off its track, but its something that I can live with. Every time I have something small that needs fixing, like a touch-up paint, or a new lightbulb, Dustin, Josh and Paul (maintenance team) are very quick to respond. Not only will they fix the issue in the best quality, but they always have a great attitude and it makes me feel very cared for at ULake; even day-to-day they will greet me and wish me a good day when I walk my dog. The front office is also very kind and professional when addressing concerns or questions I may have about rental agreement and handing other living matters (including Kayla, Kelly, and Amanda). Overall, the care of the ULake team is always comforting and makes living here a great place. I have even recommended this space to some other colleagues who have also signed long-term leases.

Although not a student at USF; I have been a resident here for almost 3 years.Amazing scenery, pet friendly and a stones throw from all the necessities. Very accommodating office staff, and a maintenance crew, who are happy to show you around the grounds, which include:A 24 hour gym, dog park, tennis courts and a huge gated parking area. As long as youre fine interacting with the local wildlife, I cant see any reason not to consider ULake as the right choice as your future abode.

Excellent maintenance/resident staff that is always more than willing to assist. Had a FedEx package problem where they stuffed a package into a parcel pending locker. No one could get it out. But fortunately, at a moments notice, Ulakes staff stepped in, cutting into the box carefully, prying it out of the locker, and delivered it with care. 10/10.

I lived here for a total of 15 months and overall, Id say that I enjoyed my time here. Every apartment complex has its ups and downs, but Ill start with the good things first. I enjoyed taking walks with my boyfriend around the complex as there is a beautiful lake in the middle and tons of animals to see. Speaking of animals, Ulake is pet friendly which makes for a cozy environment. I also enjoyed the mini parties/events that Ulake hosted throughout the year. There was always something to look forward to. The gym is clean, quiet, and well maintained. The maintenance staff here are very friendly and more than willing to help as well as the front office staff who were always kind. For us, parking was never and issue and the visitor spots were always open when we needed them. Moving on with the bad things, there were quite clearly people who were living here who were not students. At the time that I moved in, Ulake did not ask for verification of being a student. This was surprising as verification was required at my last student apartment complex, which is just down the street from this one. I havent lived here in almost a year though, so this policy may or may not have changed. One time, someone was throwing a birthday party for a child in the courtyard near the gym. The music was extremely loud and could be heard throughout my entire apartment. I called the office to complain and was told by the staff member that he told them to keep it down and that he would talk to them again once he leaves for the day. The party lasted for a few hours and the music level did not change the entire time. On many of my walks, I couldnt help but notice that there was a lot of trash around the property and in front of peoples doors. I remember seeing things like rotting food, brand new sneakers in a box, cigarette butts, a brand new door mat thrown on top of and old one(picture below), etc, etc. Ulake did send out multiple emails to remind people about keeping the property clean, but this was an ongoing issue for the duration of my time here. On occasion, I saw multiple homeless people throughout the property. To name a few, I saw a woman (who sleeps on the nearby city bus bench) taking a shower at one of the pools on many separate occasions. I also saw a homeless person pushing a shopping cart through the complex. These people were seemingly able to get into the complex because even though the community is gated, there is a big space in the front of the complex which is not gated and allows access for anyone to walk through. One time, I got a knock on the door from a police officer asking to go downstairs to check my car and see if anyone had broken into it because there was a report of a break in on the side of the complex that I lived on. All in all, I did not feel safe to walk around by myself here due to many reasons, but I was fortunate enough to have my boyfriend with me. Also, since the beginning of living here, the hot water in my shower did not stay hot. It would switch between hot and cold every minute or so. I did, however, figure out a solution by running my sink while I showered. Which for whatever reason made the hot water stay hot throughout the duration of my shower. Finally, the most frustrating thing was that we did not get our deposit back from Ulake for about 6 months after we moved out. It began with an error on our part by not writing our new address correctly, but once it was returned to their corporate office it was an uphill battle to get it back. There was a lot of back and forth with the staff and we were lied to many times and told that it would get sent out to the new address. The week that it was finally sent out, the woman on the phone was adamant that it was already mailed and told me that she would look into whether it got lost in the mail. We received it 4 days after our conversation, but we knew that she lied to us because it was postmarked for the day that I spoke to her. However, we were just happy to finally have gotten our deposit back, which was worth two months of base rent.

The maintenance team is the best. I have been living here for over three years and anytime I have an issue and put a ticket in, Dustin, Paul and now Josh have always been exceptional and go above and beyond. Even as far as noticing that there are chips in the paint on my wall and painting it even though they didnt have to. Anytime I have a concern I know that itll be taken care of. Not only are they very mindful with the work that they do, they are very personable they have conversations with me, wave when they see me, and always say hi to my dog Bojack. I really lucked out with not only the management staff here but also the maintenance staff as both teams are always willing to work with me and my husband and have always been exceptional with the work they do.Dustin, Paul, and Josh of the maintenance team are truly the best maintenance team that an apartment complex could have!

Visitor parking in this complex is always full, it is always the same cars in the visitors as well, it results in many cars being towed when they don’t deserve it. The property manager won’t do anything to fix this problem.There are so many regular spots that are never filled by residents but they won’t change them to visitors. They also refuse to just sell visitor passes so people can avoid being towed.Very disappointed, they are robbing people of money when they could easily fix the problem.

Went back home for the summer and when I returned I had some issues in my unit. Not only did the maintenance staff, especially Dustin, go out of their way to make sure everything was back to normal, Kelly made sure I was taken care of as well. Thank you ULake! My roommate and I have enjoyed our time here. Great value for your money and easy walk to USF, restaurants, and shopping.

Ive been a resident now almost two years, but my lease is up in July. This place is really nice if you like a quiet, nice atmosphere. The maintenance staff is super friendly and efficient, the grounds are beautiful, and there have been new renovations that have been great! I recently used the new pool furniture and it was a great day. The room sizes are a little small and although they are a pet-friendly complex, I hate the thought of big dogs living in such tiny apartments. However, there is a dog park on site and there are always cute dogs running around in there! I really have loved living here, sometimes the front office staff is a little belittling though. Sometimes they treat residents like we are below them because of some issues we may have in our apartments. But I would still recommend this complex to anyone! The only reason I didnt renew my lease is due to the fact that Im graduating USF in May and have to move back home.(Picture is the view of the lake from the bridge)

ULake is certainly very well-maintained and offers many advantages. There’s only gated access, more than one swimming pool, it’s very dog-friendly, and it has a package service. The staff are all extremely helpful. The chiller/boiler system is very advantageous to keep a cool apartment without paying an extra fee (i.e., utilities are included). While the complex is older, they have renovated and it has been an overall great experience as a new resident to Tampa. I only took off a star due to some minor maintenance issues (e.g., inconsistent water temperature at times).

Things are quite frequently let to be run down. It takes forever for issues such as a leak to be addressed, when you do move out they will charge you for damage that was existing on the unit that youd think theyd know about. They handed me a unit with patched holes in the wall and damage to a door where it looked like someone headbutted a crush mark in it. I was charged for those. Definitely take photos of EVERYTHING, because they will give you something broken and then make you pay to fix it. All included utilities is nice, overall its probably cheaper than other things in the area when you take that into account. Id probably choose a commute instead.

I recently was doing some maintenance on my vehicle and found myself lacking a key tool to get the job done. As I began the long hike to Auto Zone, I stopped and asked the maintenance crew if they would possibly have the particular wrench I was in need of and without hesitation, Mr. Zack, Mr. Dustin, and Mr. Paul were all happy to help and lend me the proper wrench, saving me a long hike to Auto Zone. Terrible first time experience; I was visiting my friend who just moved in recently and I am from Jacksonville. I got in at 8 o’clock on a Friday night. I plan to leave to go back to my apartment in Jacksonville (yes, a renter who knows what good management and policies should be) by 11 PM, as I work the next day. I go to leave, and I couldn’t find my car! Surely it couldn’t have been towed, I haven’t even been here for more than 3 hours. My mind automatically went to thinking “was it stolen” before “was it towed”, just due to the unsafe and terrible environment the complex is located in. None the less, I talk to Kyla the following morning who works in the front office who was nothing but understanding and helpful. She informs me of their towing company they use and told me to call them to see if my vehicle was removed from the property. In fact, my car was towed. It was towed at 10:42 that same night, so I wasn’t even there for 3 hours!!! I get the fact that I was not in a visitor parking spot, as there were none available anywhere REMOTELY close to my friends unit and as I said previously it is such an unsafe and uneasy area to where my finance and I did not feel safe walking ALL THE WAY AROUND THE LAKE just to get to his unit. I try to fight the $200 towing fee at Auto Pros (which I paid and did not get reimbursed) but they said this happens often and to just pay it and get in touch with the property manager as she will most likely negate the bill given this scenario and circumstance. Wrong. The property manager was nothing but nasty and unprofessional with me once I called to see if there was anything they could do, after presenting everything shared above. She literally had the audacity to tell me it’s my friends fault (the tenant) for not telling me I needed to be in a visitor spot. Of course he told me that, but no where in the welcome packet he received says towing is 24 hours. My friend and I were both shocked when my car wasn’t there that night at 11 PM. As a business administrator myself, I understand and appreciate policies that should be implemented and upheld, but not in this situation when the rule is not clearly stated and somewhat misleading as the only notice on the property or written anywhere of the 24 hour tow policy is at the front gate, which was open when I arrived and so unwell lit that I didn’t even see until the following morning since I obviously had to stay the night and miss work the following day due to not having a car. All other apartments I have lived at (5) have strict policies as well for towing, except it’s ALWAYS been after midnight. Not at this dump of a place. Do yourself a huge favor and go right down the road to an apartment who is owned by different management. After this horrific experience with management at ULake Apartments, I will never recommend to anyone, as well as always talk someone out of living there if the opportunity presents itself if they haven’t already made the horrible decision to rent there.

I had already payed a deposit at another apartment for Aug. move-in, despite being hesitant about the area. Then I remembered Ulake since I used to live here in the past, and went ahead and called them out of curiosity.Honestly, because of Josh’s patience, encouragement and support, it was enough to motivate me to re-apply even at the cost of losing my security deposit . He literally walked me through the whole process and made sure I went through with the lease. However, he still showed genuine concern about my current situation, and suggested many times to make sure I at least try to get my deposit back .Staff members like Josh make a big difference, especially when your unsure of your next steps.I’m definitely looking forward to being back in an area that I feel safe in, and with employees that care about your overall living experience tbh!

I havent had any issues while being a resident of ULake for the past two years. The office staff (Kelly, Alejandra, Amanda, Angelica and Oscar) and the maintenance team (Zach, Paul and Dustin) have been a delight. All of my work orders have been handled in a timely manner. I really appreciate the communication between the leasing office and its residents. Anytime theres a repair going on that might affect its residents, they send out a descriptive email explaining the situation. I appreciate the good communication they have with their residents. The location is also very important to me and it is so convenient.

The scenery is fair. The office staff is nice. The maintenance team (Paul, Dustin, & Zach) are quick and always sweet. However, living here is a challenge and not worth the increasing rent rate. Constantly this place runs into problems that forces most - all residents to go without power or water. At moments being more than 4 hours at a time. This causes a huge inconvenience to the residents. Not being able to relax or do normal routines or task. By the time the power or water is cut back on the day is gone. Forcing residents to play catch up in the night or planning to take care of things another day when home. It becomes unfair & overwhelming to live here. Ive been here (3) years, this is an issue that has gone unaddressed. The superficial changes made to the property was okay but does not address the true problems.

Do NOT move into this apartment complex! It’s absolutely disgusting — bugs everywhere (complex-wide), power outages, water shut downs, gate shut downs happening multiple times a month... you don’t have access to the AC/Heat & there’s been MULTIPLE break-ins... oh & they shut down the amenities but won’t offer reduced rent even though amenities have been closed for almost 3 MONTHS? What are we paying for? Total scam & not worth it — look elsewhere!

I had an issue with a small fire in my broiler due to putting silicone pans in there. I used a fire extinguisher, which left a very fine dust everywhere and made it so I couldnt use the stove. Dustin and Paul came and replaced my stove and even helped me clean the mess up from the fire extinguisher! I did not expect help cleaning up my mess. I feel they went above and beyond. Thanks guys! New stove works well.

Haven’t signed a lease yet, but as far as staff goes, my partner and I just toured with Amanda and it was absolutely wonderful! She was so nice and informative and there wasn’t a moment that we weren’t smiling or laughing. we checked out the 1x1 apartment which exceeded our expectations. the kitchen looked wonderful with new appliances and clean, open counters. the bedroom and bath looked comfy and the livingroom cozy. After our tour, my partner and I walked the property. The lake was lovely, there’s hammocks, decks, and parks for all kinds of fun and relaxing things. We’re going to check out other student apartments, but this one has set the bar!

The best place.Very recommend. They have good services and they wont charge you unreasonable fees. On the first day I moved in, they gave moving gift. I really like the Disinfecting Wipes. Its very thoughtful. But dont park cars in front the leasing office at midnight. Towing company will come.

The owners of the property are all-together horrendous. We often lose power and water (often at the same time) for entire days at a time and regional management shows no remorse. We have lost thousands of dollars in various damages due to these outages and each time Ulake shows no empathy let alone desire to remedy the situation. This is all so sad because the people who work in the leasing office and maintenance workers are all amazing, such sweet people. I couldnt possibly say enough to praise the on-site staff for how great they are.Ulake also offers incentives, including but not limited to gift cards and money, for positive reviews... so read any 5 star reviews with that in mind.

If you are looking for the best in student living look no further than ULake. My experience at ULake was by far been the best Ive had in any apartment community. On top of the great amenities and beautiful property the staff is top notch. Every single staff member is incredibly personable and professional. From the management team in Kelly, Alejandra and Dustin to the office and maintenance teams of Amanda, Anjelica, Oscar, Paul and Zach. I also loved the fact that these units are all inclusive so you pay only one bill (rent) and that it. No utility bill ever and no overages! Check out ULake!

As all things in life, nothing is ever perfect but the effort at ULake by all the staff made it perfect for me! I stayed for 6 years and with minimal concerns, every one of them was addressed. The office staff is always super helpful, especially Alejandra! She always made me feel right at home and comfortable at every turn! Great location, never had safety issues in the neighborhood, great security on site. Nicely remodeled units and great and kept ammentaties! Maintenance is awesome and friendly and try to get things done in a timely fashion. only issue i have is the rent keeps going up. But I love it here and love my neighbors.

Ulake maintenance is on top of their stuff! I came home to a smell of gas at 11:00 p.m. And Dustin drove 30 min quickly to check it out and fix the problem! I also need to mention Paul and Zach who fixed my washer a couple months ago! I usually dont write reviews but gotta give credit where its due! Good stuff guys Im going on living here for 2 years in August and so far everything great!

Horrible place to live, they don’t turn the heat on unless it’s PREDICTED to be 60 degrees or lower ... FOR THREE CONSECUTIVE DAYS?! So yeah that means no heat in the winter, tiny small apartment with bug problems throughout the whole building & pest control has come 5 times.

I’d stay away. The unit itself was not great, walls had paint chipping everywhere and the fake wood floor was in awful condition. The kitchen has no counter space to do anything if you want to cook a somewhat complex meal. The washer/dryer can be heard from the whole apartment - they put a flimsy folding door in front of them which does nothing to block the sound. Having hot water for showers was very inconsistent. The gates to get in to the complex almost never worked - management always said they would fix them but even after “fixing” them they would not be working a week later. The walls are extremely thin and I could hear the people below me argue. There are some shady people in the area as well.Not to mention the worst of it all. They do limited in person walk throughs at the end of your lease and if you miss the tiny window then you can’t have a walk through done. This led to them putting a collection on my credit report for who knows what reason - I left the apartment in better shape than when I moved in. When I moved in I had to spend a whole day of cleaning the bathroom and kitchen because they were so dirty.If you are unfortunate enough to be living here, make sure you do everything in your power to have an in person walk through when you move out, because they 100% will charge you for something that was already broken when you moved in. This is the worst apartment I’ve ever lived in by a good margin after living at Campus Lodge and 42 North, which are also “Student” apartments. Do yourself a favor and live somewhere else.

[ Updated 08.08.2017 ] Im a current resident. Living here is understandable for the low price. The scenery is cute. The location is reasonable, 15-30 minutes from Hillsborough and Downtown locations. The inside of the apartments are quaint with little storage but manageable. If you opt-in for the furnished package, the furniture is alright & dated. In my experiences I was content with living here until year two of me living here. Appliances or other things within the apartment always seemed to break (Solely on its own.) There just seem to be consistent emails of Water has been shut up due to... We are experiencing a bit of .... or something just going wrong and needing to be fix at the inconvenience of the residences. Pest control might as well not exist because in a moments time your apartment can be pest free and then a seemingly endless cycle of roaches or other pest with pest control coming around often resulting in more pest. I recommend this place if you need a last minute move in or on a budget.

I love the fact everything is included in the rent. All the employees at the office are very friendly and helpful. Im very excited about all the new renovations in progress. I was having issues with the living room outlet and maintenance was at my door the same day. Im a happy tenant.

I wish there was a option for me to give 0 stars because this place honestly deserves it. I’ve lived at college courts, campus palms, the social, 40/50 and this is the worst of the worst!! I pay rent and still don’t live here because this place is trash and they refuse to fix their BUG PROBLEMS. I have complained since last year. The pest control people have told me the issue is from next door, yet they still don’t do anything about it. Don’t get me wrong the people at the front are nice and all but that doesn’t fix my bug problem does it? I can’t even eat in my own apartment... HOW IS THAT FAIR?!! Anyways thank god my lease ends next month. I hope whoever reads this does not sign here.. it’s really not worth it even if you’re getting a good deal, trust me don’t give this place business.

If you really like having your water shut off unexpectedly for 4+ hours, youve found the perfect place in ULake. Management often sends emails saying community water/electric repairs will be conducted in the morning for a few hours, only for that to be a lie. Weve now had no water from 4pm to 8pm on a Saturday . This had been happening more and more recently, almost every month. The lack of effective planning and efficient communication with residents by management is ridiculous.

Please move somewhere else. I was beyond excitement to move in here & as soon as i received the keys i knew it was a mistake. They LIE LIE LIE all the time. Monica the leasing manager will tell you things like oh every apartment has a different layout & features so we cannot guarantee what you get --really that just sounds sketchy. I was told my apartment has bamboo flooring when it clearly cheap linoleum. Ive lived here 6 months & i cant wait to move. in 6 months my washer has broken 6 times & each time they take a while to fix it (one time over a MONTH) & dont even have courtesy to inform you of any updates. Now theyre claiming its my fault the machine breaks claiming misuse when its impossible. They tell you whatever it takes to make you happy & get out of their face & ALWAYS go back on their word. Lauren & they entire staff are completely rude & incompetent & not meant for the hospitality industry by any means. I could go on forever about the lies & garbage this place gives you but at the end of the day this is your home & there are TOO many nicer complexes that are in the area for even less. DO NOT choose horrible university lake apartments YOU WILL BE HUSTLED & REGRET IT SOONER OR LATER

BEWARE: If I could I would give them 0 stars so lets start there. From the moment I moved into the apartment I had problems. My roommate moved in days before me and told me they had no key to my room and my room was locked. I informed them of this issue and let them know the date that I would be moving in. When I got there of course they didnt change the locks they only gave me 2 different keys to try to open and when those keys didnt work though I figured they wouldnt they had to change the locks this took a good hour or 2 which delayed me moving in. I was annoyed because they shouldve had it ready but once I actually moved my belongings thats when I had the filthiest experience I have ever had in student housing. The apartment was INFESTED with ROACHES. The roaches were all throughout the kitchen. I literally couldnt put anything down and turn my back without a roach crawling all over it. It was literally the most disgusting thing ever. It was so bad that there was a roach in between the numbers in the microwave. Talk about a health hazard. I took countless pictures and videos of the roaches and showed it to management. The younger assistant manager replied saying they look dead. Obviously I dont want to keep them alive and this just made me even more upset. I only lived here for 3 weeks and it was a nightmare. I couldnt even sleep good knowing how many roaches were crawling around my new apartment. My next step was corporate because I was not happy and i wanted to get out of my lease. They did let me out of my lease but they didnt return my first month rent payment which is wrong when the reason I was leaving is because they failed to provide a safely living environment for me. My roommate ended up having to stay because they also wouldnt return her money and she had paid for 2 months. I would like to see them take responsibility for their actions and also compensate when they are in the wrong. Please think twice before moving here. Too much money for a place that is not clean.

I recently inquired about moving to this apartment complex with my boyfriend. To initiate you are required to sign the lease for this apartment before your even approved. This is practically like a form of entrapment. How does a place make you sign a lease before your background check and proof of income are confirmed? Next, they then forwarded an email stating you have 72 hours to break this lease. The front office sent this message to me, and my boyfriend on a Friday keep in mind the office is closed on Sundays. We decided this place was not the best fit for us Saturday night. We then proceeded to write a letter stating we were no longer interested in living at the establishment. After finding out the complex was closed on Sunday unfortunately, there was no way of entering the leasing office or getting in contact with the front office staff. So immediately Monday morning we took the lease disagreement letter down to the front office and they proceeded to tell us sorry but hour 72-hour window has passed. I subsequently asked to speak with a manager named Alexandra who was very unhelpful made excuses to how the letter could have been shoved under the door the night before or emailed which was never stated in the email we received. The email we received stated the document must remain in written form within 72 hours but provided no information in elaborating onto the numerous ways they would accept this information. I then get in contact with the regional manager about the issue Jordan Ross, and he directly tells me his has been in contact with the property manager and just restates the cancellation policy. He addresses none of my questions and concerns. After asking him for corporate contact information, I had to email him three times before he actually provided me with that information, he simply kept responding with the cancellation policy. I have presently been calling corporate for over a month now with no return call. This entire experience has been a nightmare!

I love this apartment complex. Ive been here since theyve been open and I plan on staying. The only thing Id complain about is the lack thereof storage space, but thats a sacrifice Im willing to deal with. Maintenance has had a huge turn around, theyve become more responsive, timely, and thorough within the last 2 months or so. All inclusive rent, updated appliances & fixtures, washer dryer, less than 5 years old, dishwasher, FRIENDLY staff, beautiful landscape, large lake, dog park, 24 hr gym, night time security guard, gated..... just awesome.

I used to live here a little while back and i really liked it. I was in the 2/2 on the 2nd floor with a roommate that the apartments matched me with. Everything was updated and all appliances worked properly. it was not noisy where i lived and there were mostly students here. no roaches in my unit, only lizards would wander in sometimes. my closet was small but the room was a good size. no complaints.great apt.

Living at Ulake was great. It has good times and bad times.Service: Maintenance is pretty fast.On moving out: they send outstanding balance directly to debt collection (cleaning fee and all). No prior information is offered except an email saying your balance has been sent to collection agency. If you have a dispute you will get the run around of your life. They will never solve anything telling you to contact collection agency. Will not reply emails . Nothing.

Dont live at University Lakes apartments. It is the worst apartment complex. They charge you with made up claims after your lease is done and they are not even true. They claim everyone is a student, but when you neighbors are in their 30s, arguing and basically having a scene of domestic violence until 4 or 5am on a school night, I am pretty sure they are not students. They honestly dont give two cents if everyone is a student or not, they lie about them screening them. Sure on the outside it may seem nice, but wait till you live on the inside. It got so bad, that I had to move, me. I never had the cops nor security called on me yet my ex neighbors would always have cops or security over and they did nothing at all. So, this is my warning for all incoming students. If you live at University Lakes, prepare for lies and problems. P.S. I lived there from summer 2013 to summer 2014, now I am at The Point where I am WAY beyond satisfied. Also, they claim water is unlimited, but they consistently shut it off throughout the week maybe once or twice a week and without any warning and they do not let you know how long it will be off due to maintenance. University Lakes, lies, unfair, thugs.

This is an all inclusive complex. The 2 bedrooms cost about $600 each and the 1 bedroom costs about $800 each. The units are nice and the people here are friendly. That said, my biggest problem is the air conditioner. Each unit does not have its own air conditioning unit. There is one large AC unit that provides air to several different buildings. When that unit fails, the air is out for multiple buildings which is about 100 people or more. This does not get fixed in a timely manner. You will suffer if it is in the summer. Also, it seems like during the winter (right now) the AC is cut off b/c it is cold outside. So, to cool my apartment down my roommate and I have to open the windows. I should not have to open my window and turn my fan on if I am paying all-inclusive rent. Those are my biggest issues, among others ... but those are real big issues since I cannot even live comfortably. I will probably not renew my lease.

My large list of problems begins as I first moved in. The parking lot has had many large potholes that can easily damage my vehicle since I moved in which was 3 weeks ago. Their resolution is to put cones on top them, making it extremely difficult to drive through, especially at night, as the cones fall down or somehow disappear making you unable to see potholes as there are very few street lights around the complex. The next problem occurred as I was moving in. The apt smelled heavily of smoke when I deliberately requested a non-smoking room and apartment. The apt was also extremely dirty even though the complex was supposed to thoroughly clean it before move-in. My roommate and I had to deep-clean the entire apt before we even thought about moving any of our stuff in. I filed a maintenance request to have them come in and help remove the smoke smell, which they told me would be done the next day. I came home and found that no one had done anything and had to go to management the very next morning to remind them as they had left me no form of communication, which is a common theme, about someone not being able to come in. There is really no form of security besides the gates, which are easily surpassed as a car can easily follow a resident through the gates, and there are really no form of security cameras anywhere around the complex which led to my roommate having a package stollen and the complex not being able to do anything about it as it is not their fault, and to call the other company about it. Moreover, the maintenance staff is very rude and dont really offer up much help except for one guy who was extremely friendly and helpful in removing the smoke smell as he provided other tips for me to do along with what he was already doing. Unfortunately, I never caught his name. Sadly, I had a problem with rent and a wrong number had been inputed leading to Ulake charging me $115 extra. I received notification 3 days after rent was due and when I finally received any form of notification, the office was already closed and therefore they are charging an extra $10 when there was no possible way I could pay that day. Even still, there are more issues. The gym is dirty and very rundown. The outside grills look nice but are never filled with propane so you cant actually use them. Small things like the tennis court is only have pressure washed which makes it look like the complex really doesnt care. They said they have sprayed for pests and yet they are still everywhere. Overall, ULake has a lot to do in the coming months in order for me to ever think about recommending this complex to others or for me to possibly even think about renewing my lease.*I will update this post as my issues are fixed**ULake has filled in the potholes and is working with me on fixing the problem with rent*

The community is nice but two winters in a row I’ve experienced the same problem with this complex regarding the heating system. U Lakes controls when residents can switch from AC to heat and they wait until it’s nearly freezing to allow residents to use heat in their apartments. It’s exactly 40 degrees outside this morning and it was several degrees colder last night. In a small apartment with tile floors and drafty windows and doors it’s gets really cold in here... if you switch your thermostat to heat and they haven’t turned it on yet, expect cold hair blowing out of the vents. Bring lots of blankets with you if you’re here in the winter.

Power has gone out in half the buildings 3 times in two months and we have been out of power for 24 hours now with no relief. Management calls it an act of God and does nothing to assist the suffering people who have now lost groceries and patience. Not to mention my apartment flooding, my microwave lighting on fire, and every single appliance in the apartment breaking in the 7 shorts months Ive been here. I cant wait until I move out of This place in 2 weeks. Dont move here. Its cheap for a reason.

I lived here for two years. During that time my power went out at least 15 times. There’s duck poop covering every inch of the sidewalk. The gates never work. What pushed me over the edge here is that this places wallpaper was so old and crappy that just standard posters and double sided tape ripped huge chunks of wallpaper off and now they’re trying to charge me almost 300$ to repaint the room. I think there are some dumpsters you can live in up the road that would be better than this place.

Part of the electricity has been out since yesterday afternoon and the oven, stove, and fridge are off. They have been working extremely slow to fix this problem and alleviate the burden its having on us. Im about to lose money on groceries I just spent a few days prior yet they have the audacity to raise rent for next year. I am a previous resident of Ulake apartments and I never really got the chance to leave a review. I wanted to first move out and make sure everything was cleared out with no issues. I lived here for a year and honestly I cannot say I had horrible experiences . It is a solid place to live at and it has decent prices if your willing to have a roommate, otherwise it’s expensive . I did have issues with front office/maintenance but just once and that was towards the end over a fridge incident.Also, I had an ant issue but besides this, maintenance was always quick and I never once felt unsafe here as a female resident living alone, which is the most important factor for me. They do a lot for the residents too which was cool, their was always events and free giveaways . This is just based off my experience and I felt the need to let others know since their are many mixed reviews and perhaps fake ones as well. I would recommend to a friend or family member that is looking for an affordable safe place.P.S back lake area really is serene, wish I wouldve took more advantage of it.

I have lived at Ulake for about 3 years now. I have lived in apartments for most of my life and have never met a better maintenance team than Ulakes. Paul and Zack are truly gems and make living at Ulake amazing. They really care about the residents. If I have ever needed any thing from maintenance it has been done within the hour. I lost my wallet and actually had Paul find it and try to find me so he could return it. The integrity of this team is beyond what I can even explain.They are truly what make living at Ulake great. If you are thinking about renting I would highly recommend Ulake. The apartments themselves are affordable and awesome but the staff is what really seal the deal for me.

This is getting out of hand at this point. I can probably take a HOT shower once a month here. Things out of my apartment are being stolen on a regular basis and I don’t think the staff really care about the people here. I’m not really sure what I’m paying for here other than being able to sit on my couch, watch tv or sleep. Don’t do any sweating here. You won’t be able to shower. Started nice but got worse and worse. Expect your power to go out on a monthly basis. Power grid is super old and faulty. Gate has been broken for about two months now? Apartments are tiny and there is no storage space.Nice views and decent interiors arent worth it Im afraid. Ive never felt so humiliated. First of all they towed my car with temporary parking pass. When I was trying to get my car back I had to wait 30 min under the sun, melting there coz lady said she isnt there. If its not enough after 30 min waiting she told me she dont accept credit card. She supposed to tell me it when I called. I asked her maybe she could drive me to the ATM or I can drive, she said no. I had to walk like a mile to get cash. Generally quiet place to live but they definitely do not make sure everyone is a student. When I moved in my apartment was filthy. I spent days cleaning it after management was so confused as to why it was never cleaned. Over the course of the year, I only had a few complaints about the office staff and maintenance. Before I moved out, I spent hours cleaning, not only the common area but my room as well. Now I am getting over a $100 cleaning bill from these people. Just another shotty, money hungry college apartment. How about I send them a bill for all of the times I couldnt shower because the water was turned off, or during the winter when it was freezing cold in the apartment but because the outside temperature wasnt low enough, they refused to turn on the heat. Yeah, they dont tell you that but during the winter you cant get heat unless its below freezing for three nights in a row. Be advised: stay away!UPDATE: I have lived in several apartments after this and have never been charged a cleaning fee after moving out. In fact, I just received a security deposit back from my last place. Still would never recommend this place!! Dont live here. Save yourself.

[updated 5/2018]Ive enjoyed living at ULake Apartments, though there are the occasional issues with power and water being shut off. Cant really beat the price and location though - its very convenient if youre a USF student. The office staff is fantastic - Brittnee, Oscar, and Amanda are all wonderful and quick to help me if I have an issue! Alejandra and Kelly are also pretty great. I love the events that ULake holds for residents - theyre a lot of fun.
