Editing my 1 star review to 4 stars because they finally fired the terrible manager that was managing these apartments and I feel like they are better helping us with our needs, with things that were simple but that the last management wouldnโt care. Finally they gave us 2 gate keys and now they added Yale in ever door and we loved it. It is very secure and practical. The new people that work in the office are really nice too. I hope they keep improving and donโt disappoint us!! ๐๐ป
I am so happy to have found this place to live, I read some of the bad reviews and I do not mind the neighborhood is loud, even I noticed it these past nights, for me is perfect! I came from living not too nice housing experiences since I moved to USA therefore when I found these apartments I was not too convinced since I met the ladies from the leasing office and all the intake was so easy and professional, I am amazed!!Nice environment and very nice apartment, reminds me my times in Europe, very spacious, well maintained etc...but my best words are for the management team, Alexis, Erisha, Katherine and Mike, who I do not know yet but I could check their service is fast and efficiency, I reported in the morning low water pressure and he fixed before I can realized! Thank you again! I am very happy to deal with you guys and to be so comfortable in my new apartment!! I hope still like this forever!!
I have lived at Citrus Run for the past 3 years. I must say that by bringing in a new community manager this made a world of a difference! Katherine is attentive and responsive to the needs of the community. In her short time there, she has already improved the morale of the community by bringing in Food Trucks and updating the amenities to the apartment such as a keyless door system and smart hub. Anytime that I needed to contact the office I was able to reach Katherine or get a quick response. Additionally, the maintenance man, Mike, is trustworthy and pleasant. Between Katherine and Mike, they have created a welcoming environment. They both are passionate about satisfying residents and improving the experience!The apartment has hardwood floors, stainless steel appliances, tile in the bathroom and kitchen, and granite countertops. The apartment also has a full washer and dryer located conveniently in the bathroom. The layout of the apartment was made to be very spacious. The bathroom itself could be a room! The walk-in closet is also enormous!Overall, the community is small, quiet and quaint. I always felt safe. The new addition of the gym also made the amenity features much better! In the back, there is a nature path/board walk that makes for a great escape.
Outstanding job. Katherine was great. She answered everything with patience. I ve looked at many apartment complexes but this was far the nicest too. She needs a raise!!!!
Zero stars! The entire complex smells like rotten eggs from the waste treatment plant on the corner! Silver fish are everywhere on the property! The property manager Shelby is the most unprofessional person Iโve ever seen. Her and Mike the maintenance man gossip about the residents. I had several issues with my apartment and was only given excuses as to why they couldnโt be resolved. Shelby the property manager is very condescending and rude. She made sarcastic remarks and comments to me each time I spoke to her about an apartment related issue. Mike the maintenance man actually walked into my apartment while I was getting out of the shower! Completely unacceptable behavior.There were large holes in the laundry room area and underneath the sink in my apartment. The maintenence man Mike told me that all the units have these holes and they cannot be filled or patched up. I had two electrical outlets in my bedroom that did not work. I was told by Mike that several units have the same issue and nothing can be done about this either. Poor construction and electrical work is not acceptable! The apartment smelled of dogs and mold. I have allergies so I hired a cleaning service to come out and clean. I also bought Damp rid to hang in the closet because of the moisture and mold smell. None of the work orders I put in were completed by maintenance. The were just closed out and I was told that nothing could be done. Citrus Run has a mandatory cable & internet packaged thatโs billed with the rent. I went without cable and Internet for weeks even though I paid for it! I had to take time off work and go to Spectrum with a copy of my lease to prove that I was the current resident. The office is a mobile home trailer and has no fax machine. If the property offers a mandatory technology package and has a bulk account for TV and internet services, these issues should be handled by the property managment and not the tenant. Extremely lazy and unprofessional service all around! They have been washing and painting all the buildings at Citrus Run for the last two months. Water and chemicals came into my unit through the flimsy front door. Paint is everywhere and it looks terrible. The painting crew leaves everyday with things looking sloppy and unfinished. I did not move to Citrus Run to be inconvenienced with management deciding to repaint the entire community. The front gate has been wide open for weeks so anyone can come in and out! Someone crashed into part of the gate, knocked it down and itโs been left like that for months now. This is completely unacceptable! The fact that the entire community is ran by two people is laughable. Shelby is a spiteful and vindictive property manager who will go out of her way to harass you. Very bad attitude and horrible customer service. She needs to be reminded that she works for us as residents and ultimately fired. Donโt walk away, run from this place! I love my apartment. The layout is perfect with big windows, all wood floors even in bedrooms, spacious walk-in closets, marble countertops, gated community, and I can go on! Iโm new to Tampa and I like the location because itโs close to everything. Maintenance is very professional and friendly. I have already recommended my community to a couple friends.
Great community to live in! Very quiet and love the interior of the apartments. Mike is a great Maintenance Manager and is quick to respond!

Terrible management. Terrible service. Shelby is a joke and couldnโt even bother to get anything done. They donโt reply to your calls, nor assist with anything. Sheโs a joke of a manager. Run far away from this horrible place.
Disappointed. Sitting right across the street from a waste water treatment plant, Curtis Run frequently smells like rotten eggs. Lovely in the winter time when people like to open their windows. Loud noisy traffic. But what really sucks is the new company that took over. They increased my 2b 2b rent By $100 without improving the apartment itself. No gym and a sorry excuse for a pool. They also tacked on mandatory cable....who still uses cable anyway. Not worth the price considering the nicer apartments close by. An overall major disappoint . Will not be renewing again. I discourage anyone from choosing this complex. BUT, Shelby is awesome!
If I could give less of a star I would. Letโs start by the apartments they are beautiful but looks can be deceiving. There is a bad silverfish problem on the property and mold due to the leaks in the building. As many times pest control comes and no matter how clean you keep your place they still come out and destroy your clothes. Also there are mice in the buildings and on the property. There has been some residents that I overheard talking about roaches also. The walls are paper thin you can hear everything. The manager she will be nice trying to close the deal but if you rub her the wrong way she will make your stay here horrible. She makes her own rules not the company rules. Many residents have had run ins with this manager and left because of this reason. The area stinks and there is a lot of homeless people that live in the bushes near the community. Kids drive on the property and smoke weed in the back of the property and also there was a time where people were going into the cars. Like I said it looks nice but be warned. The new management company is not good at all they care about making the property look good to take your money and make a flip on the profit. Hey take a stab at the 30 day guarantee and see for yourself.
Fantastic apartments. The manager is the best Ive had in a rental. Only problem is other pet owners dont pick up after their dogs... utterly disgusting
Ive lived in a few apartment complexes in the Tampa area and this one is by far the best Ive seen. lived there for just about 3 years and not once did i have any problems of any kind. No loud neighbors and no riff raff going on. Very small community and very quite. The property manager is top notch! If you need anything at all she was always on top of it and sending emails to the community keeping everyone up to date. If I wasnt buying a house I would still be there. 5 stars!
Weve lived here since May so 2 months and couldnt be happier! Management is very easy to work with complex is small so not a lot of riff-raff going on if you have a problem and let management know they take care of it(: neighbors are nice and friendly never have a problem with parking. It is in a great location easy to get to store and such places! And you get a lot for what you pay for! I love living here!
First, I had to clean my own apt, since the first day I request maybe 10 stuff that wasnt right and I just moved out and they never came to fix it. Now they took $150 from my $500 deposit to paint the apt and even ridicules now theyre charging to pay somebody else to clean the apt. that they never clean when I first moved in, this is really ridicules people, there was no paint needed . No security at night, parking are that bad the if I come home around 9pm I had to park by the small pool they have or by the woods. So to get it is ok but you will be sorry when you on your way out like me. They deserve a Zero not even a 1 start.

You cant reach out to the staff at any cost. I tried to book an apartment paid fee reservation fee $350 never head back, I lost my money.
If I could give them an x I would. The apartment complex is very average and made with very cheap materials. They do have good appliances that you might not be able to use cause the power to the property goes out like 3 times a month every month, and they wont fix it. I agree with everyone else, there is a really big sliver fish problem that they are not doing anything about and yes they have rats I have pictures for proof. The manger is the worst part about this property, she very very rude and nosiey and very unfair. 80% of the property dont like her at all, she never responded back to emails nor phone calls, she takes very long lunches or she just be having the office close for no reason, and this is a big issue especially when rent is do and shes not responding, and if the office is close she needs to inform the property when the office is close, just like she needs to inform people when she changes the code to the gate. she goes by her own rules and let the mantinece do what he wants. she tells restidents that they can not have a grill on the property but lets the mantinece guy have cook outs with all them 6 to 8 people that he has staying with him . She tell restidents not to smoke in the breeze way but lets the mantinece guy smoke all over the property .the entire property really smells cause of the water treatment cross the street. The homeless people not only sleep in the bushes outside the property they also come in the property, theres no safety here at all, the gate doors are all broke, so anyone can just walk in and the cameras dont work on the property. This is a concern because its theif on the property.I believe this company is a faurd, people have been complaining about not getting back there deposit back in a timely manner and if she dont like you she will hold up the process of closing out your statement so it will take longer for your deposit to come back. I dont care if the corporate was in China it shouldnt take 2 months to get a deposit back after you have move out and on with your life. This company wont be here for long, if dont treat people right and fix the issues that property has like sliver fish or the big mold problem they have. Good luck to who ever dares.
I have considered this place as we will be relocated soon in tampa and i have a friend who lives in this place. My friend told me that the apartments are nice even if she had a roaches infestation last year, but her concern was more the price which is going up dangerously. Actually they ask 1300 for a two bedroom, wich is ridiculously high for the amenties this place offers. A part from the pool, there is virtually no other amenties. At this price, u can find much better in the neighborhood (pool and spa, gym, gameroom, tennis court, beautiful and large, landscaping, bbq picnic area, etc .. they must review their price.
Me and my wife basically preorder this apt because we pay deposit before they even finish the complex, and i love it no complains about it except one thing, and i hope that the person in charge cough Michelle read this damn review and do something about it, please............. do something about the parking situation, every night i have to park by the woods on the other side of the complex, you guys should at least have the front parking of the apartments set up for one parking per apartment, is soo ridiculous that i have to walk soo much to get to my car or my apartment, and more when i have a baby and is raining :( so please work something out is not that hard, if there is 12 apartments in one building so the first 12 parking should have those apartments number the rest is for extra cars or visitors......... i hope you take in consideration this.......................
