We are very happy with our rental experience. Vickie is an exceptional property manager, she really strives to keep the complex safe, clean, and free from drama. She responds quickly to maintenance and other concerns, and is the best property manager weve ever had in all of our years as renters. Apartment living is never perfect, but this is as good as it gets in terms of renting.

Ive lived in my townhouse for three years now and Ive had a very consistent positive experience. My townhouse is quiet, peaceful, and when I have any issues management has been very responsive. For example, my water heater unexpectedly broke one day and within one hour, the maintenance team was there to replace it. Betsie is always astoundingly fast with her responses and has been very helpful over the last three years!

I have had a very positive experience with PMI over all as a tenant in State College. One day recently, my freezer broke. I placed a call at 9:00 and within 15-20 minutes a repair man was in my apartment. To my amazement, he had it fixed within a half an hour.! Id also like to mention that the property manager, Virginia has always gone above and beyond helping me whenever I had questions. Having been a prior homeowner, its been hard making the adjustment to apartment life. I feel that the staff are courtesy and go out of their way to make sure your concerns are taken care of. I would recommend this company and the employees, work together to make apartment living a great alternative to home ownership.

My parents rented a place at Cadillac Building over a year ago and they love it there. They came from a rental that the lived in since the early 90s. Moving there was the best decision for them. The also has lots of space, lots of sunshine and it fit there needs. My mom passed away in February and my dad refuses to move elsewhere. He loves it there. The staff is very friendly and is so helpful with everything. They look out foe the tenants. The tenants that live in this building all look out for each other. I’ve rented with PMI since 2017 & have had nothing but wonderful experiences, both in my living space and in the professionalism and friendliness of their staff. In my experience, they really prioritize the cleanliness, comfort, and order of their properties. I live in one of their properties that houses many young families (which I appreciate as I have a young child myself) and it’s been a wonderful clean & safe environment to bring my son up in. Virginia, the property manager, has been so helpful & gracious during our time here. She is always friendly and willing to assist any time it is needed. I HIGHLY recommend renting with PMI!

Short post: PMI was uncommunicative, unprofessional, and skirted unethical behavior throughout my time with them. See reasons below in the long post.Let me start off by saying that when I came to State College to pursue my MBA, I signed a lease with a private company, Baker Realty, knowing that these large apartment companies are often lacking in customer service. Unfortunately, in the winter of my second year, PMI took over management of Bakers properties. While under PMI, I reached out to them several times about a variety of issues, primarily administrative, to which I either never got a reply or only received one much later. This, of course, was after I had been told that whoever I was speaking to did not know the answer to my query and would pass along the message to the appropriate person. Needless to say, I did not appreciate this constant run-around. But, I guess when you have a strangle-hold on the market, you dont need to trouble yourself much with customer service. Now, I had been paying my lease on time over those two years, until May 2019 when I switched banks and forgot to switch my automatic payment information. After receiving the initial notice of my error, I immediately remedied it, got in contact with PMI, and apologized profusely for the error. This didnt stop them, however, from sending me two more emails over the course of the next 24 hours telling me about the problem. Funny that they found it so easy to get in contact with me when they wanted my money, but answering their customers inquiries over the previous six months proved to be an impossibility. This poor communication persisted as I tried to coordinate the move-out process. For the sake of professionalism, Ill use the gender neutral they, even though my problem is with one associate in particular. First, they sent me a five and a half page list of things to do in order to get my security deposit back. I challenged this and said that having never signed a contract with PMI, it was not my responsibility to follow these guidelines, but that I would be happy to follow Baker Realtys move-out procedure. Five and a half pages--I couldnt believe it! What were they going to be doing for the tenants moving in, or did they just expect their previous tenants to do all the work for them? And how many other previous Baker tenants did they manipulate into going down this excessive checklist? Bakers ended up being only half a page and completely reasonable, and I honored that list. Then came the move-out inspection. I actually had a professional service come in and clean because I was managing a move across town and I came in for a few finishing touches after they were done. I was told upon handing in my keys and signing the necessary paperwork that an inspection would be scheduled within 48 hours. I didnt hear anything for a week, and that was after I had to send them a reminder email. Not trusting anyone in their office, I decided I wanted to be present for the inspection after which I was told that I would receive a copy of the signed paperwork by the end of the business day. It shouldnt come as a surprise, but those copies never got to my inbox for another two weeks. In the meantime, I had cancelled my automatic payment on their web portal. But somehow a full months rent of $890 got pulled out of my bank account anyway, and I wasnt even living there anymore. This led to the final phone call during which I calmly and clearly explained my most recent frustrations. Lo and behold, while I was on the phone with the very nice receptionist, I coincidentally got an email from the same person with whom I had so many issues over the last several months. I have now received my security deposit and money that was inexplicably taken out of my account, so I feel safe to finally post this review of just how they treated me and my boyfriend, and, presumably all of their tenants.Cheers PMI, and good riddance.

Its been about 10 months since we moved into our place and Ive about had it. Really regretting signing on for another year, but they make you decide 7 months in advance. First of all, they tried to raise our rent $25 after we signed our contract. There have been multiple issues with the property that are either ignored or fixed by a repairman who just shows up unannounced and once just let himself in while I was asleep and didnt come to the door fast enough. We were told we were able to landscape the property as we see fit since we are in the country by the same repairman. Due to the yard and driveway being swallowed by invasive plants and our kid repeatedly getting cut by briars, we have spent the last month clearing out invasive brush, briars, and vines that have taken over the property. We have suffered scratches, poison oak, poison ivy, and insect bites to clear a large section of this vegetation & garbage from previous tenants in the woods and have also found the sewer system and made it accessible since it had become overgrown. Today, just because one neighbor complained about one section of the yard we werent mowing, I was sent an email saying I had 48 hours to cut the grass or they would do it and we would be billed. Also, the mosquitos at the property are ridiculous and this was not disclosed to us at all. The exterior of the house is also filthy and we were promised a pressure washing before we moved in nearly a year ago. There is ponding and flooding in the upper driveway that causes water and mud to go into the basement. This was also reported and ignored. Just another big property management company who knows theres enough demand for housing to do the absolute minimum required for their tenants. Why should they? In this town, everything gets rented. There’s a new class of suckers every year.11/6/19 update. Virtually nothing has been addressed. We are contacting the township septic inspector. Come get all the trash left in the woods by previous tenants!! You couldnt see it because of the decades of landscaping neglect.

I would e-mail her any issues or concerns I had and shed always handle them so quickly! PMI also cares about their properties!! Maintenance is in there all the time doing inspections, renovations, and other miscellaneous projects. Nittany Property Management ONLY came if the electric or heat went out. We had to send 5 e-mails to get them to trim the shrubs. Our house had a porch and was located on Beaver Ave. We couldnt walk up the stairs to our door without running into the shrubs. I found it so frustrating that we paid monthly rent and were responsible for ALL utilities, but they couldnt fix issues with the home. This message is about Associated Realty Property Management ; Not PMIWhether you are a tenant or condo owner There can not be a worse company to deal with. They have more apartments then they can manage. That leaves too much room to be incompetent. Trust me, I know. I am a multi unit condo owner. owner at penn state for a number of years. They have no idea how to price apartments properly. The communications with owners is outrageously sub par. They try to blame owners for their mishaps. I had to rent a unit myself because they have no capability to market a unit properly. They will also lie to you. They have informed owners that they are even having legal issues with the state attorney generals office. If you are a student be careful. Many of the buildingss that they manage are not well kept. As tenants have pointed out to me the halls are often littered an the staircases are sometimes disgusting. If you want well maintained common areas the you should look elsewhere for apartments.Arpm is willingly take your money but could care less about anything elseSTAY AWAY FROM ARPM !!!!!!!!!!!!

I must review this apartment company and hope their boss sees this to improve their sales department. This womans name was Betsie Feighner. It was my second time visitng their office in State College in need of parking permit. I firstly paid for parking permit through on their PMI website and went there to pick up a car sticker. My first visiting was to sign the lease. All of sudden, they (also a lady in front of her desk) suspected me saying I already took the car permit sticker!! And she asked another lady if she recognizes me for taking their sticker in the past and this lady looked at me and pretend she knows me whom I never met. Eventually they couldnt find any documents of proving. I would never ask for another sticker to save 10 dollars. (if you lost, you pay 10 dollars) Those two ladies were very rude and had distinctive pride I felt from them.My point is, It may not be easy to do business with unmatured students. However, It was very unpleasant to judge, act and speak according to their thoughts without listening to the customers. If you said that you misunderstood at least sorry, there is no reason to leave such a review like this. They did not applaud to the end for their arrogance and behaved as if nothing had happened. I am just an exchange student here at Penn State--University Park and it was worst experience ever!!! Their main customers are also international students. I know many of my friends living in their aparments. I hope this case would never happens to other international students.(UPDATE) This lady who was looked at me at the moment when I was in need of car permit and pretend recognizing me whom I never met, just came into my place for showing next year. And I had to email them with this story. Just tap a few times and dont come in. Especially, lazy students like me still in bed at 9 AM in the morning. * I will open the door for you. Dont get me wrong. Im always ready for showing for this apartment. However, as I spend most of my time at home, I want you to check to see if there are any people in the house, and then open the door and come in. Its a very small studio, SO IT WONT TAKE LONG TO OPEN (tried to come in while I was changing clothes) And it was my first time showing apartments. The student who comes to see the apartment asks if he can wear shoes. It doesnt matter whether you wear shoes or boots, but you are still rude. I just dont like to see anyone who is just rude and out of the ordinary.

Nothing but problems with this company. I will keep this as short as possible. I signed my 12 month lease back in April 2016 with the (at the time) manager of Blue Course Commons. The lease was to start in August 2016 and run until August 2017. The manager was very helpful and accommodating with my limited availability to move in, and set my move in date for a Saturday in August. Fast forward to that Saturday - I showed up with all of my stuff and no one was there. I called the weekend help line at PMI and they basically told me they couldnt help me and that I would need to wait until Monday. Im sure they wouldnt have covered the hotel bill for the two nights I would need, since I am from out of town, so I wasnt sure what they expected me to do. Thank god the maintenance man happened to come to the complex and was able to get in touch with the new manager to let me move in.I began to get my things out the car and was told I was being moved into a different house than the one I was originally told (the one that was on my lease). There was no explanation given as to why my house was being switched. I had already been matched with and spoken to my original roommates but was now being moved into a house with random people. This was not the issue I had - the issue was the lack of communication on the companys part to let me know my housing would be switched. I had never been informed of this from the day I signed my lease until the day I moved in. PMI had a solid 4 months to inform me of this decision, and had they let me know, I would have been okay with it.When I moved into the new house, the deadbolt did not work and the front window did not lock. They ended up fixing both about a week later. Then came utilities. I put both electric and gas in my name (as I was instructed to do) and when the first bills came, I paid them through their respective companies. But when I logged into my PMI portal, I saw that there was another electric bill that I owed through PMI. I was confused as to why I was being asked to pay through both the electric company AND PMI. I paid but then took the bills out of my name because I now assumed they would be paid through the PMI portal. That was a premature action on my part, Ill admit that. The BCC manager ended up explaining to me that the first bill or so goes through BCC and then from there it would be paid through the electric company. This was never explained to me prior to this day. Wouldnt anyone who is being charged twice through two different companies question why? Again, no communication until very late in the game.BCC was recently sold to another company, College Town Communities. They let us know through a letter slipped through our door. No issue with that. My issue now comes from their lack of communication to CTC. When I first signed my lease, BCC was running a special where you got 1 month free of rent. I could choose to take the one month free or deduct the free month over my 12 month lease (each month). I chose the latter. I paid my rent yesterday (the same amount I have been paying the entire time) for the first time through the new company. Today, I received a notice saying I did not pay the full amount. I called BCC under CTC and the woman (very nice and helpful) asked me to explain why I was paying $46 less than what my rent was supposed to be. I explained to her the discount I received and she said they had no knowledge of this, that she would speak with management about it and get back to me today. While the living is nice at BCC, the lack of communication from PMI (with residents, other companies, etc.) is enough to make me steer ANYONE from renting with them. I cant speak to BCC specifically anymore since they are now under a new company, but PMI as a whole was extremely unhelpful in every aspect of the process. I highly recommend looking for a different company or private landlord if you value communication.
