Do not rent 337 E McCormick.ARPM rented this property to my husband and I with the full knowledge that the partially finished basement floods whenever there is rainfall. This is clearly an ongoing problem, as evidenced by the water levels along the walls, and the reports of maintenance workers.We rented this house thinking we could use the finished basement as a home gym, and nearly had all our equipment ruined.During the 6 weeks we rented this property, the basement flooded 4 times, with 2-3 inches of standing water. This then caused a massive mold problem. Mold is currently growing on the walls of the basement, and has not been cleaned by ARPM. See photos below.I am writing this review so future tenants know to ask whether the flooding issue has been resolved prior to moving in.

Seriously, don’t waste any of your time with this company. Even though they own all of apartments downtown, walk an extra 6 blocks to rent from a company with some decency!!! They were condescending every time I called for help and the only good experience I had on the phone with someone working there was Brianna. They messed up my lease and had it attached to the adjacent apartment (which was not resolved for over 4 months and I had to continue calling and just got cussed at every time I tried to get that fixed) which was most of the headache, but then robbed me of half of my security deposit for things like “removing a piece of tape”. They are seriously a joke and not worth one cent of the money I gave them over the last year. I am so glad to be done with them and I hope you don’t make the wrong decision to rent from them like I did.Edit: I’m writing this on behalf of Kelly Sullivan, who does not have a Google account

Really really really wish you could rate as zero or even negative stars. Let me first start by letting you know I am not a student I am a 20 year resident of State College and have been renting the townhouse I am in for about 10 years now. That being said, I would have moved out years ago if I didnt hate moving as much as I do. Reasons for that include rude staff, incompetent maintenance people ( I do have to say they have 2 maintenance gentleman that are good at what they do but the rest I wouldnt trust to mow the grass) and just an overall attitude of not valuing their clientele. I have had numerous maintenance requests, some for the same issue multiple times, and it starts a parade of ineptitude. I try emailing, calling and asking for face to face meetings to try and get to the bottom of why service is so bad but to no avail. I pay way more in rent than what my place is worth and still get treated like a second class citizen. I recommend using ANY other property management agency which is saying a lot.Be better ARPM it wouldnt be hard.

The people in the office really try and I appreciate them but the company as a whole is just a mess with no real organization. Theyre really the only people to rent from and the whole town revolves around the students and the money they bring. You live here? Too bad. Everyone moves out and moves in at the same time, which makes resources low and everyone too over worked. A roll out for professional moves would be much smoother. Making someone stay in a hotel for 5 days between move out and move in so everything can be done at the same time (when it isnt because of the work load) is unreasonable. And then its not even clean after you move in. You better take pictures because they dont document move in, its mostly on you. But you bet they penny you to death when you move out even though the holes are there for years before you moved in.

DO NOT LEASE FROM THEM. PENDING LAWSUITThe Pennsylvania Attorney Generals office files a lawsuit against ARPM in 2019 for deceptive security deposit practices. To this day they are still doing those same things such as charging for unspecified fees. They are thieves and they will take from you security deposit without any proof that you did anything wrong.

WORST COMPANY I HAVE EVER DEALT WITH! They stained my wedding dress and refuse to take any responsibility. They apparently charge a flat rate of $550 to do anything to your apartment after you move out. They tried to take away my freedom of speech by asking me to remove my religious and political signs. They dont answer emails. They charge you without telling you. They try to make up rules that are not in their contract. PLEASE DO NOT RENT FROM THEM. THEY WILL MAKE UP CHARGES WHEREVER THEY WANT TO WITHOUT JUSTIFICATION.

I would also like to say that Michele answered every question and concerns I had. She and a few others which I dont know their names, made sure my family and I secured the place that we wanted. This Association Realty property management it’s very terrible irresponsible and make there tenant unhappy.Many calls they don’t resolve the issues, You rent the property from them brand new property but not clean you still can see many marks and scratches all around beware make sure take the pictures and send it over to them so you don’t end up to be get charged for it.

In just a single semester of subletting a room in a house from them, I can tell you they are the WORST and most unprofessional company in State College.After having to contact them numerous times for anything from turning off the fire alarm in the basement (thats locked from tenants) so we can sleep or trying to get off their mailing list 3 months after my lease ended, there is only a single person that works there that actually cares. And I hope they no longer do because they deserve much better.

Great experience with ARPM. Rented 3 apartments over 3 years and the office staff was more than accommodating. They worked with me to have an early move in and helped me re-rent my apartment when I needed to leave early. Maintenance was always responsive to my needs.

After starting my search for housing in state college, I bumped into a staff member of Associated Realty Property Management. After a brief conversation of hellos and how are yous, I mentioned I was looking for a place to live. The members of the staff worked well together and quickly found a place for me to live in. Knowing I had a friendly landlord made it easier to accept a place to rent. Each member was more than respectable and if I ever have problems, getting in contact is easy and cheerful. I have enjoyed my experience regarding ARPM and would recommend it to any college student who is looking for affordable housing in State College, Pennsylvania.

We recently just moved our daughter into The Collegian. We were greeted by a friendly staff and they were able to answer all of our questions. The apartment was recently renovated and all the furnishings were brand new. I was prepared to clean prior to moving in but everything was spotless. There was a slight issue with one of the beds but maintenance arrived quickly and fixed the problem. Thank you for making our first experience with ARPM such a positive one!

Parking spots at Crestmont apt. and probably other properties owned by ARPM are not to code (not wide enough). This causes towing on a consistent basis. Tenants have a sort of honor code and try not to tow each other but ARPM loves to swing by and give Tennis a call. The hot water temperature is also not to code. It is set to be hotter for the washing machines in the basement so if you live on the lower floors, congrats, you have boiling tap water! Just be careful not to scorch yourself. Takes a year or two to get used to. This gives you an idea of how good the maintenance guy is. One time he even tried to fix the building’s plumbing system WITHOUT shutting off the water. Needless to say, water was running down the walls and flooding our apartment. You will also encounter flooding on rainy days through your air conditioner. The sealant on the outside is basically nonexistent and it comes right in. Other problems with the building enclosure system include the windows. The locks don’t work and the tops always drop down letting in a loud, whistling wind sound. I recommend taping them up. Moving on to laundry, the washing machines are very small and cost $1.75 per load. Then, the dryers (also at $1.75) work poorly and require two cycles. Ergo, one standard basket of laundry will run you two washing loads plus 4 drying loads equaling $10.50. In summary, please only live in an ARPM property if you are coming fresh off the streets and have minimal living standards, not a lot of clothes, and ride a bicycle.

They always answered my questions but I didnt like how the maintenance staff would barely knock once and then instantly unlock my door and come. I am now at my second apartment managed by ARPM and I have not had the same problem as last year.

Horrible experience. We reached out to one of the agents (Mary) about a property we saw. She asked us to pay an application fee, and told us that by doing so we are guaranteed to have first rights on the property. We made it clear that we are interested, and she suddenly disappeared, and a few days after told us that “another agent gave the property to another couple”. Basically lied to us and stole our application fee. This came after we already talked with our families and pictured ourselves already “in our new home”. We were so hurt that we lost all motivation to keep looking for a home then, It’s a horrible dishonest place, don’t gamble with them with anything important. They will abuse you and hurt you.

ARPM has provided me and my roommates with a great apartment for the last two years! Maintenance is quick to come and fix anything that goes wrong and they are always friendly. The buildings are cleaned for COVID safety and hand sanitizer is provided in the lobby! A special shout out to Darlene for always answering any questions we have and just all around being the best! ARPM agents, apart from Stacy at front desk have been extremely unprofessional. They lost me an apartment that I signed on, provided me the wrong lease, provided me wrong information and have not entirely returned the security deposit (Even when I left the house cleaner that it was given to me and I was promised a full refund). Kathy was extremely unprofessional - she did not respond to mails or calls and provided my friends and I wrong information about the leases available to our preferences. In addition to this, she was rude and disrespectful. In a pandemic when students are already in distress, ARPM just added on to that. My experience has been bad and unprofessional. I understand they have some rules and they want to abide by it but it comes at the cost of students well-being and their money.

Such a memorable experience! I have been greeted with so much respect. Meeting with Michele Witmer Haines was like meeting up with a good friend. It quieted my anxieties of not being able of finding the right home, and she reassured me that with her years of professional experience. I was so encouraged by how passionate she was. Looking for an apartment? Look no further! I have been renting apartments from ARPM for the last 7 years. I have had sons at Penn State since 2013. It has been an excellent experience. I attempted to rent a unit at Centere Court. ARPM refused to let me tour due to Covid reasons. Then said I might actually be able to tour it. Then I was put on with a different women who told me that not only I cant tour the unit, that I am not needed because there are plenty of intrested people and I would have to make a decision right there. She was extremely rude. Ive seen other people have left these reviews and I can see why. Their website is also hard to use. I would never rent from ARPM and I suggest other people do not as well. Much better to rent directly from the apartment building itself. They ask you to pay the price of a Ferrari over a year between your roomates but you cant even see it in person. And instead of apologizing they say they dont need you. If they have so many intrested people I guess a bad review wont be too bad either.

I am never surprised at the professionalism of Associated Realty. They always go the extra mile to satisfy their customers. Case in point; I have been in the process of remodeling my condo. I asked to be kept up-to-date on all progress. Not only was I kept inform, a special trip was made by Sharyn, of associated realty, to show me results on FaceTime. She continually throughout the remodel emailed or called with any issues. She has been outstanding!! I can’t express how pleasant this made the remodel.Thanks again Sharyn!! Job well done!!

The way this company treats students is absolutely disgusting. Living downtown is a great experience, but do it with literally any other rental company. ARPM will scam you out of hundreds of dollars and then play dumb. They have no sense of class in handling situations. They especially have had no grace when COVID had first begun. This company is only greedy for money, they do not care about students nor their well being whatsoever. Overall this is the most despicable rental company there is in State College. Please be aware and stray away from them if you can. Otherwise I suggest having good a lawyer before signing any lease or contract with them, you will most likely need it.

We were a little worried when we saw some reviews, but we rented the new house on Boalsburg Pike. Since than, our experience with ARPM has been excellent. As for the security deposit, we got it back because we fallowed the guidelines that were also provided by ARPM.We would definitely rent with them if we ever move back to State College.

Associated Realty have been managing our apartment in State College since 2013. They have always been very professional and communicative. Any time the tenants have issues or questions, Associated Realty would contact us right away and offer suggestions on how to best resolve the issues quickly for the tenant. Unreasonable fines and towing. Unresponsive office and rude agents. All the negative reviews are correct. Do not rent from them if you can. Also, theres a current lawsuit against them for unfair business practices filed by the attorney general of PA....Edit: Notice them trying to defend themselves. Nothing posted about a “fire lane”. Furthermore, I had permission. Additionally, notice how they didn’t deny the lawsuit. There’s a reason for that. They’ll squeeze every nickel and dime they can out of students because they won’t put up a fight. Do your research, you’ll see. (Shoutout to Agent Michelle for ordering the towing, must’ve had a rough Monday and took it out on some students)

This is our first year renting an apartment from ARPM and we’ve had nothing but a good experience with them. My son took over someone else’s lease in late July and the ladies in the office were extremely helpful ( and I’m pretty sure I spoke to every one of them!)answering all of our questions and even going out to the apartment to take pictures so that we could see exactly what he’d be renting. They also let us know that if this apartment was not what he wanted they would help us find one that worked for him. On move in day we were pleasantly surprised to walk into all new flooring in the living area and bedroom. The kitchen had been remodeled the year before and the furniture was on the newer side. Just this week maintenance was in to remodel the bathroom, which also surprised us. Everyone at ARPM has been very helpful to us and I think that they are doing their best to upgrade and maintain the apartments they manage. They have always been very responsive and professional to me on the phone and we have not had one problem with them.

To start, I never got added to their online payment system ever so I have to write checks every month now. When I called accounting, I had the absolute rudest person answer because their incompetence is my fault.And now I’m sitting here with still soggy clothes after 3 runs and $4.50 of my own quarters in a dryer sitting in my own house that I’m renting. Which to top it off, I’m being told that it’s still somehow my fault. But when a dryer doesn’t ... you know ... dry after 3 runs, it’s not working.Because they like to do this in their responses to discredit bad reviews. This is a throwaway account because I’m a current resident and font want to be homeless for the semester.

Mary at ARPM was amazing to deal with, she was very helpful, informative and went above and beyond to help us secure an apartment as this was my third Child renting with ARPM. We wanted to rent through ARPM again at Penn State because working with them for the past four years has been such a good and easy experience. I would recommend them to anyone. They have many properties they manage so there are many options to choose from but our favorite has been The Phoenix - a great Rennovated place for a good price. Ask for Mary if you call them!!

Associated Realty has coordinated rentals and maintenance for our properties for many years. They have always communicated with us in a timely manner regarding any issues related to these properties. We feel that they have looked after, and taken care of everything as if they were the owner. Part of that relationship requires that they are equally concerned about our tenants. As a result, we have never had a complaint that went unresolved. Whenever we, as landlords, had to move ahead with a costly repair or update of appliances, Associated Realty worked with us as an important part of a team. The office staff has always returned our calls promptly and with the utmost of concern and courtesy. We are totally pleased with this relationship.

Well I can say that the apartment building I am staying in is cheaper than many others (Crestmont). The apartment is fairly spacious and has much of what youd like and expect from a property youre renting. However, management is slow to reply to concerns (I reached out about my water being turned off without response, emailed about maintenance issues at move in without response), disorganized (not cleaning apartments prior to move in, renting apartments with defunct sinks, not including the address for key pick up in email but leaving a note on an old building), and generally let the buildings and maintenance lag behind for far too long. The apartments are money grabs from college kids and the management cut corners wherever they can. Its unfortunate. However, its cheap, close to campus, and roomy.Edit: Originally 3 stars, but I have continued to reach out to ARPM folks and typically get a voicemail which is fine as people can be busy. However, my voicemails are often not returned. Ive had several issues with the washing machines and when I call maintenance they say they will take care of it and call back to handle refunding the money, but again these calls are not made and problems persist with the machines. Similarly, cars were towed from their proper parking spaces that we rent with units. I called to inquire about this with no response. Emails are similarly not returned timely if at all. The response from the owner below is fine, but suggesting that I can reach out with concerns, but then when I do and they arent replied to in any way is pretty empty. Unfortunately we are asked to re-up leases only a couple months into the current lease which is very common for housing in this area. Very frustrating to pay for a rental and then the organization managing the property to ignore you.

My daughter mistakenly left something important in her apartment thinking she would be back to retrieve it. One month later she was still at home unable to get back to school. I called the rental office but it was closed. I sent an email as instructed on the phone and within minutes I had a response. Not only did an ARPM employee promptly go to my daughters apartment and pick up the much needed item while my daughter Face Timed her, but she then mailed it to her for free. THANK YOU KATHY! My son moved into the brand new The Edge apartment building for his senior year this past year and I have to say it was the easiest move in! I had no difficulty getting a parking space in front of the building; they had students with carts to help carry stuff up to his apartment; and then we were done unloading the security guards were kind enough to stop traffic and let us out. The entire operation ran so smoothly! and The building is beautiful! So happy with the entire process!! Thank you!

I lived in beaver terrace and it honestly the worst experience ever. The office staff is rude and non responsive. They are find ways to charge poor college kids every last penny. They let themselves into your apartment whenever they want with minimal notice. Dont expect to get your security deposit back either. I would HIGHLY reccomend anywhere else you can find.

They have managed 2 of my properties for over 20 years with courtesy and excellent responsiveness. They find good tenants for me. Their maintenance staff has always been superb. I like my properties to be kept as if I were living there - and they do that without fail. Managing properties is a thankless job. So again I say THANK YOU.

Doug is amazing!!! He has come by multiple times to do maintenance on my apartment and is always very friendly and gets the job done right. He looked into my maintenance history after my toilet stopped working for a second time and decided to replace it instead of just temporarily fixing the issue. He truly goes the extra mile and it is definitely appreciated and shouldnt go unrecognized!

I wanted to give shout out to Doug for going above and beyond when coming to resolve a maintenance request! Upon completing the request, I mentioned something regarding an outdated hallway door and within the hour, he had returned, replacing it with one of more functionality. What a difference in accessing our pantry!The maintenance staff, Barry Campbell and his team, have been very kind and attentive to any needs that have come up at this older rental. I have rented many apartments and houses in state college for my children over the past few years. I have found the ARPM group to definitely be one of the most helpful. I had wonderful personal interactions with Brad, Cathy, and Michelle, agents at the group, as well as Crystal who handled the paperwork. They were all professional, courteous, responsive, and were more than happy to give me time to ask my questions, which means a lot to parents who are helping their children book places. I am looking forward to my daughter living at one of their properties next year (which looks like one of the nicest we have had and one of the least pricey!) I have been a tenant of ARPM since August of 2018. From the time I started my apartment search, I was blessed to have Mary Quick from the rental office assist me. She took us to several showings on different days until we found the perfect apartment. Before I moved out of that apartment in summer of 2019, she was a godsend for me and truly helped when I thought no one would. The previous summer, my mom passed away and I lost my home. When I realized that I would have no where to put my belongings from the move-out date at my first apartment until the move-in date at my new apartment, I immediately turned to Mary. She did everything possible so that I was able to move out and into a new apartment with ease. If it werent for her I dont know what I wouldve done! When I signed a 2020-2021 lease for a new apartment, I feared the same issue would occur, but Mary assured me when I signed my lease that she would help me with the logistics once again, and that me and my belongings would be taken care of. Jumping to summer of 2020, despite the chaos of COVID-19, she did just that, and then some! The apartment that Im moving into was vacant and newly remodeled when I signed the lease this fall, but in January, a group of international students (messy boys unfortunately) moved in. When COVID-19 hit, the boys got stuck out of the country, and they left their apartment as it was in March-- DISGUSTING. Before I even knew about the situation, Mary was determined to fix it for me. The apartment was full of 3 boys belongings and filth, but she took it upon herself to get it fixed for me. After work, she asked the receptionist Stacy (who is also an angel and super helpful) to help her tackle the mess, and they did just that. These two women took time out of their free-time to help clean my apartment. They did so out of the kindness of their hearts and Im so grateful. I would also like to add that the owner of ARPM, Mark was completely on board with helping me when Mary told him the situation. Not many people are kind to others when they have no reason to be (especially during a time like now) but Mary and the rest of ARPMs rental staff have done that for me since day 1. I couldnt recommend or appreciate their business more. To anyone considering renting from ARPM, do it! And, make sure to ask for Mary ◡̈

During Covid19, ARPM took the time to hear our concerns regarding paying rent for all of the months while our renta was unoccupied. We are small business owners and are directly impacted (as everyone is) during these times. They spoke to our landlord and they quickly reduced our rent for 3 months. ARPM does a great job managing my property. I just had my unit remodeled and it was all handled by ARPM and was done without any issues. I receive my monthly statements on time and ARPM is always available if I have any questions. Regardless of the situation, they always try to do their best and are always very diplomatic and helpful. ARMP is a solid property management company and Id highly recommend them to others.P.S. - ARPM helped me recover costs (in court) associated with tenants who moved out after destroying the furniture in my apartment...you know, drunk tenants that thought theyd trash the place and laugh all the way home. This place is great! Its super close to campus and the apartments are pretty nice. Ours was actually renovated this year and its really beautiful. The only thing I that there is no laundry in the building!! You have to go over by uncle Chens to wash your clothes, so thats not the most fun. Overall, its pretty good!

ARPM has done a fantastic job managing properties for me for 15 years now. They are extremely professional, equally fair to students/owners and a well run organization. Ive found them to truly be one of the best organizations in downtown State College. Lets teach our young adults to take pride and ownership of where they live and be able to take responsibility of leaving rental properties in the same condition of that when they were first leased. ARPM does that and some students may not like it initially but theyll be better for it in the long run.
