BEWARE! If a zero star was possible Id put that rather than a one star. My daughter lived in two different apartments. The first one, roof leaked, wall leaked, and her roommates bedroom did not have a window. Her roommate moved out. She got a second roommate and they moved to the 2nd apartment. Second one, roof leaked the entire time she lived there. Someone threw a rock through her window and it sat with cardboard over it from November to January costing her over $250 in utility bills each month! Multiple times the manager was contacted. By myself, her father, and her. The day I moved her out, roof was still leaking like a shower head in the middle of the living room. They brought a mop and mop bucket to clean it up it was so bad. Deposit was kept ... even after I was told to get some light bulbs and drop them off and she wouldnt be charged for that. She was charged $90 for 6 light bulbs....which I had taken to their office personally. I think this company makes things up and then doesnt replace things and gets paid over and over again for the same problem. Be certain to do your checklist and be sure you go through the building with an inspector before renting. This company preys on young adults and college students. Renters Beware! These lofts are not nice at all, dirt from the ceilings end up all over your belongings, roofs leak, and youll most likely be taken and disappointed! My advice - find another apartment to rent! Hopefully City of Springfield will do some investigating. This place gives good landlords a bad name!
My son and roommate lived at Beverly Lofts. The building is beautifully renovated and the actual apartment, although small, was very nice. They appreciated having a full size washer/dryer and a fridge with an ice maker. The first issue with the rental was the poor internet service. Even with several different measures taken the service was very bad. The boys had problems submitting online assignments the entire time they lived there. The second issue was security. My son’s car was vandalized twice. The first time his window was broken out we reported it to property management. We asked about security lighting and were told it was too expensive. The second time the car was vandalized we didn’t even tell them. We also asked for the security code pad at the door to the building to be replaced because it was so worn where the code had been entered that it was easy to figure out how to get into the building. We were told that would be done but it never was. They did change the code several months later. Tenants also need to be aware that sometimes the app used to pay rent doesn’t work. We ended up just writing checks for rent but we still had a late charge on our move out settlement from the first time we tried to pay rent and it didn’t go through. Also be aware that there is a “hold out” fee in the lease. You will pay at least $200 per person on a 2 bedroom. While this is in the lease, it is frustrating that tenants are paying an extra fee so the landlord can get his property ready for the next tenant. We also were charged $50 for a broken toilet seat that we didn’t realize was broken and $30 for two light bulbs. All these charges would be less bothersome if the property owner cared about the tenants safety. Lights and security cameras around the parking lot and building would be a step towards showing that the tenants safety is important. And in response to the owner’s response: My main complaints-(internet, security, the payment app not working and paying for something we didn’t know was broken)not sure how reviewing the lease would answer these concerns.I stated that I knew the hold out fee was in the lease but that I find paying for what should be the owner’s responsibility distasteful. I don’t need the lease read to me. I also stated that we weren’t aware the toilet seat was broken so paying for something that we didn’t notice as broken (and wouldn’t you think we’d notice that??) was frustrating. There was no answer for the poor internet service or the reasoning behind not replacing the key pad. As far as security, other apartments provide security. This is the first place that we’ve had issues with and we weren’t the only ones. Multiple cars have had windows broken out. Again, it’s a beautiful building and the apartments are nice. Just be aware of these issues when renting.
I met with a gal named Jennifer. She seemed very nice at the time. We went through all the paper work, I paid my deposit and application fee. She then said the apartment is yours. Your move in date whatnot. Then emailed me saying that I made to much money. Over $1,000. When my other half tried to talk with her she said she felt threatened by him and kept saying she would call security if he didn’t leave. The real question is why would you lead someone on thinking you have an apartment when she didn’t know what the final outcome would be. Income and credit checks need to come first before all else. It’s hard enough trying to find an apartment in this town but don’t lead people on and waste their time.
We continue to be impressed with the craftsmanship in our loft. My father, who was a furniture maker for 35 years, only has wonderful feedback about our loft. Also, we appreciate the management team’s customer service.
Springfield Loft Apartments is a GREAT place to live. I lived at Artifacts Wearhouse Lofts for a year and a half and had an AMAZING experience. I am even thinking about living in one of their lofts again next year! Both the move-in and move-out experience was simple and easy for my roommates and I. Anytime we needed either a maintenance request fulfilled or a question answered from Springfield Loft Apartments team we always got a quick and effective response. The lofts they lease are beautifully unique and have a rustic downtown/industrial feel that is hard to find anywhere else. Overall I would HIGHLY RECCOMEND signing a lease with Springfield Loft Apartments.
I know someone who lives here. There are no buzzers on the mailboxes outside to let a tenant know you are there. You have to call them. They have to come down, and let you in. Very inconvenient. If they got a package how would the delivery driver even be able to let someone know theyre there? Not user friendly at all.
I believe my roommate and I were good tenants & worked hard to make sure our two bedroom loft was in good condition upon moving out. We purchased light bulbs and cleaned thoroughly. Nothing was broken or pointed out to me to be in need of repair at the move-out walkthrough. Despite this, we were charged $567 of our $825 deposit. $100 administrative fee plus $35 for the REQUIRED walkthrough, $140 for painting and another $70 for painting supplies, an additional $150 for a cleaning fee, AND they still charged us for light bulbs that we purchased replacements for. This company is in the business of scamming tenants out of their deposits with unreasonable move-out and damage charges. I do not recommend!
Renter Beware - This company makes their money by charging high damage fees way beyond your deposit upon check out. They are basically non-negotiable, non responsive and will turn you over to collections. If you decide to rent from them take plenty of pictures and document everything...make sure all your light bulbs are the right ones on move in, no door damage, no holes in walls, fan works perfect, nothing missing in refrigerator and report every single thing...if not, they will charge you.Demand a perfect apartment on move in..because they will charge you for a perfect apartment when you move out
What good does it do me to look at your places for rent and none of them are available for another 6 to 8 months?
This complex and staff have been a tremendous group and it has been a pleasure living in such a great community. The staff is quick with responses and will give often reminders that help us as residents. The environment and community has been so welcoming and it was a pleasure to meet all my neighbors and fellow residents. Thank you Springfield Lofts!
Absolute worst living experience of my college experience. Mouse infested and charged me for a broken air conditioner that I tried to get them to fix for months. I moved out, they kept my deposit and charged me an extra $500 on top of that. Biggest scam in Springfield.
**WARNING** You will not receive deposit after move out.Don’t expect a deposit back after moving out under any circumstances. Landlord proceeded to add additional false charges on top of deposit months after move out. Would not respond or let us refute the charges. Repairs they said they did before new tenant never got done.More than a dozen friends have been tenants with Springfield lofts and all had the same problem. Stay away.
I moved here from out of state to the Union Biscuit Lofts. The staff was very helpful in getting me all the info i needed to get set up. Lindsey and Ali have been great about responding quickly and maintenance has been awesome! Would for sure recommend Springfield Loft Apartments!
AVOID LIVING HERE AT ALL COSTS!!! Manager cannot keep track of payments and is very poor at communicating with tenants! Living here is putting your credit at risk, even if you are up to date on all of your payments. They took security deposits and sent to collections for no reason long after the move out date. A bunch of scammers!
The place is ok. Their landlords business is beyond sketchy. Don’t ever expect your deposit back even if you leave the place better than you moved into it. Maintenance is below average. Got added fines that we never knew about until a collection agency got involved a year later. Just terrible on the business sides of things. Not worth the cost.
Zero star rating if I could. The fire alarms were 10 years expired. Took over a week to get them replaced even though we contacted them daily. They tried to bribe us with free pizza after that. When we moved out they charged us for things that werent even in the apartment when we moved in. When we tried to clear up those charges, they became impossible to get ahold of (not that they were easy to connect with before this). This place is very unprofessional and seems to think it can get by dealing solely with naive college kids.
I love Springfield loft apartments! I currently live in one of their apartments and love every second. Lindsay goes above and beyond to make sure all our needs are met! Love this place!
From the very beginning Linsdey worked well with us and tried to accommodate us the best she could!! She worked with our parents requests for our ground floor loft and helped us out with everything! The loft is new, modern, and decently priced! While some things have went wrong/broke (like every apartment will), after being informed of the issues management took care of them in a timely manner! The office is always friendly and willing to work things out! I love Beverly and this company! Highly recommend
Easily one of the worst places around in Missouri. Landlord is rude and nit picky. 100% don’t suggest if you wanna live here. Feels far away from a “HOME” feeling.
10/10 would not recommend. I’d rather walk down Independence ave or prospect by myself because either way I’m losing money and getting robbed by someone. If you’re looking to lose $650 I’d suggest prospect.
I love Springfield Loft Apartments! I live in Beverly Lofts and they’re brand new, cleaned weekly, and right next to campus. Springfield Lofts is always quick to answer any questions we have and fulfill any maintenance requests. PLUS, they’re pitbull-friendly, which is rare in Springfield rentals. After renting with other popular companies in the area and having a terrible experience, it’s refreshing to lease from a company as flexible and helpful as they are!
We just renewed our lease for another year here at Stove Works Lofts This is one of several historic buildings that Springfield Loft Apartments owns and manages in the downtown area. Looking forward to another great year. There was a small issue with our kitchen sink this week, but maintenance came right over and fixed it the same day.
I love my loft! Any issues Ive ever had have been taken care of in a timely manner. The maintenance and office staff are great!
I got in way over my head renting from this company, I will admit. After only living there for two months we were pressured into resigning the lease or else our apartment would be signed to someone else. I soon realized that that was a mistake. My toilet was broken almost the entire year and someone was sent out but never fixed it. The management was friendly, until I decided to move on (mostly for personal reasons). In order to break my lease for the next year I found someone to take mine over and was told that I would most likely get my deposit back. Months later, after trying to contact someone multiple times I got no response and just assumed I’m not getting it back. I probably would not recommend anyone to live here.
Just an update from my previous review. So, what the owner meant by we want to work with you is that he wanted more of our money. He was only willing to not make us pay another deposit if we rented another one of his lofts...guaranteeing himself more money! Jacob was unable to find a roommate and couldnt afford a one bedroom loft by himself. Renters beware!!
Oh my goodness, I can’t even think of where to start! I love love love this apartment! They are so beautiful, it’s way better than what I had in Las Vegas, and way more affordable. Lindsey is super awesome and I have never had any issues getting ahold of her, she has always been very quick to answer the phone or get back to me in a timely manner. Over all, I’m so happy my friend referred me to check them out! Thanks a bunch!
Update: I have been in contact with the owner and we are working on a resolution. He seems willing to work with us.Very unhappy with the management. Repairs never get fixed in a timely manner. Broken window for months, leak in the roof, air conditioning filter disgusting and had mold. My son was going to move to the apartment next door to his current one with other boys for next year. My son signed and payed his deposit and the other 3 signed and never paid and then decided to back out leaving my son out. They found 4 boys to sign and take the lease over and Lindsey refuses to refund my son his deposit. So, they are going to pocket my sons deposit because he was responsible and the other 3 are getting off for free and they are still going to collect $2000 from the new tenants. I understant that a lease is a lease, however, if they are going to keep my sons deposit then the other 3 should be made to pay as well! They arent losing out on any money since they have tenants and my son works his butt off to be able to pay his bills and she wont even consider refunding...
Excellent location and the staff is great to work with. Whats the most impressive is the response time to maintenance requests.Whenever I had problems when Ive rented other apartments it takes forever to get help. Not the case with Springfield Loft Apartments. Great customer service!
This place took a deposit AFTER, Everything was returned everything to its original expectation. I HIGHLY do not recommend this place.
I lived in a SLA property for a year, and the staff at Springfield Loft Apartments were absolutely stellar. Living in a converted warehouse, there were problems that arose with the unit, but the team at SLA was always within reach and were able to accommodate us within a reasonable time. They are professional, stick to their words, and abide by their leasing agreements. In addition, the properties were wonderful and exactly what my roommates and I were looking for. Ive recommended them to lots of friends in the area, and ten of them are now enjoying their lofts with SLA.
Terrible landlord. Loft was not move-in ready and needed major repairs to correct roof leaks, which damaged tenant property. Multiple other repairs were needed due to open ceiling holes, 2 gaps under exterior-facing doors, non-sealing refrigerator door, etc ... these issues caused extremely high utility bills (1st electric bill was $800). Repairs took 4 months to be completed after constant requests and follow-up calls/emails. Landlord demanded the lease be resigned 2 months into the 12 month lease (before repairs had been addressed), which is in violation of the lease agreement. Lease agreement states notification of lease renewal/termination to occur 60 days before the end of the lease. Landlord breached contract and re-leased to a new tenant 2 months into the existing 12 month lease. This is fraud ... the other negative reviews are 100% accurate. They are taking advantage of college students. Avoid at all costs!!!!
Paul, the guy who takes care of maintenance, is incredible! Anytime we have an issue in our loft, he is there within 15 minutes. Its a relief to know that he is there to help at all times!
Okay lofts, ran by absolute terrible management and greedy ownership. I had signed a lease to live in a 4 person loft next door to the loft I was currently living in. I paid my $500 down deposit (including the insane admin fee) and did everything I was asked to do in a timely manner. Unfortunately, one of my roommates backed out on us at the last second in April and we quickly found 4 people to replace our lease that was not supposed to start until July. None of my other 3 roommates had paid the security deposit yet, and when I asked if I could have my $500 back I was told no because I signed the contract. The other 3 were never made to pay the $500, even though they also signed the contract. I was told they could not make an exception for me, although they obviously made an exception for the other 3. When me and my mother contacted the owner Jason, we were told it would be too expensive to try to make the other 3 pay the deposit. So I got screwed and discriminated against for being a good tenant. All in all, a shady and very unethical ran business. Keep clear of Jason and Lindsey if possible.
If your looking for a loft in Springfield this is the management company to go through. The owner and his team is hands on and I cant say enough positive things about living downtown Im one of their buildings. Always A+, wonderful to deal with and of coursr would recommend them to all my friends and family.
I currently live at the Springfield Loft Apartments and love the location. Maintenance has been great and the office staff helpful. My experience living downtown has been fantastic.
Do you want to live in a cute loft - overpriced, under-maintained, and I’ll-managed? Stoveworks is the building for you. While there were days I enjoyed the look of the loft, the overkill of Greek life living in the complex will most likely ruin peace & calm for you; while also leaving beer and trash all over your hallways, stairs, and sidewalks. (Not to mention Keggers that are prohibited in the lease and consistent parties..) A few weeks after moving in, I was informed (by neighbors) the girls below me had infestation and mold issues, yet the staff failed to let residents know. While the girls were put up in a hotel, the rest of the building was simply told things would be fine. Not shortly after, ‘ice that was frozen on the roof’ melted and leaked all over the loft. I was never given any compensation for items damaged or even anyone to help clean up all the piping and floors. My mailbox was very difficult to open and keyhole never fixed, that ended up with me having to get a private address simply to have mail delivered to. The leases they have you sign give them 24/7 free access to you loft for any reason and no discretion. Always nice to come home to a stranger amongst your belongings. Also, if they’re doing repairs at 7am, you won’t know until the walls start shaking. Finally when it was time to move out, I had a cleaning lady come and detail the loft, holes and damages to walls repaired, along with extra packs of lightbulbs left over in case one burned out after move-out. They charged me over $500 in repairs to the loft after me insisting they let me know if anything besides holes being patched on the walls needed to be done. Did they? You guessed right, of course not! While I am already in cahoots with an attorney, I do not recommend living here and dealing with the daily troubles. Id love to get a phone call and have the pleasure of allowing this place the chance to make things right. Yet, with the history I’ve seen from them, I doubt they would ever be the bigger people. I was fortunate enough to find a better loft, at a better price, with better management but do not want to continue to see this business rise up further with so many better management companies throughout our community.Edit:If you see this post and are in agreement, feel free to reach out and join the cause!
Ridiculous move-out fees and they consistently finds ways to exploit college students for more money. Horrible business and would never recommend anyone move there again. There’s only so long you can have this sort of business model and I genuinely hope it fails soon. Shame on Springfield Loft Apartments.
Nice lofts. I have lived in two different lofts and have enjoyed living downtown. I would still live here if I hadnt moved home after I graduated.
Great living here, downtown location is awesome. Maintenance guy Paul is awesome and is always here for anything we need. Would recommend finding a place with Springfield downtown lofts
Lofts are modern, well cared for and convenient to everything we want and need to do in Springfield. The managers and maintenance have been really helpful!
I love the location and the big city feel of the lofts. Ive lived and two of their properties, both were great.
Great maintenance! Great staff! I always feel well taken care of.
If you were looking for a place that will more than likely STEAL YOUR DEPOSIT then you have found what you’re looking for, step right on up and hand them your hard earned money.
I currently live in the springfield loft apartments my experience living here is great I love the apartment and the management is always willing to help with whatever I need the parking garages and the new fence they put up is a great added addition I would recommend them to anyone looking for a great apartment
Landlord is a terrible communicator and dropped a $500 charge on me and my roommates a year later for something we did not owe and after taking our security deposit
I have leased with several realators but never had I felt as neglected as with this one. Ill be honest, lofts are visually appealing with brick, and their maintenance man Paul is a great worker. However, further in, I noticed corners were cut and they were higgly understaffed. We had cars and our loft broken into several times amounting to thousands of dollars of debt. They broke in the back GLASS garage window and kicked down all our doors. Yet, this was somehow our fault. There is no security system, just lights and faulty signs. We were lied to about securiry patrolling our parking only to find out Springfield Police do not manage our area after the third time of having my car broken into. We had rats and roaches in the lofts. It took forever to get replies and assistance on anything that needed to be fixed. But when you miss a payment due to a holiday or weekend you will still be charged, regardless if theyre not open. Management was very unprofessional and NOT detail orientated as she missed countless times to get back to me on important matters. I will never be doing business with this company again and would highly recommend unless you like getting taken advantage of to do the same.
Other reviews mention how great the spaces are, and that is true. Our loft was a neat place and made a great first impression. Very old and tons of character. What you dont see immediately is the poor management, very rude landlord and how much they will rip you off. I have a feeling most tenants are college students and they dont expect any pushback from them. They will totally take advantage of you if you dont speak up for yourself. Near the end of our lease they tried to show our apartment multiple times with less than 24 hours notice. Once we were notified by text and only given 3 hours of notice that she would be showing our place. When we texted her back and told her we would not allow that without more notice she was very rude and told us it was in our lease that she could get into our apartment whenever she needed. When we got our security deposit back (after almost 2 months past our move out and multiple phone calls to ask for it) they had withheld HALF of it!! They charge $100 admin fee plus a $35 walk through fee. Ridiculous that I would have to pay $35 for a 10 minute walk-through that THEY REQUIRE. They also charge a cleaning fee, which is in the lease, but they charged us more than what the lease said the minimum was, even though we left it extremely clean. They also charged us $125 for paint and supplies even though we left the apartment very clean and in great condition. In my opinion, re-painting is just part of the cost of doing business. If you decide to re-paint every few years, why should it be on my dollar? We lived in NYC for 7 years and never had any issues like this with having so much of a security deposit withheld for clearly unethical reasons. Trying to deal with them to get some of this money back has been a nightmare. They are completely apathetic and could care less about their tenants. Read your lease carefully and RENTER BEWARE!
Very professionlly management, very cool decor, I love the exposed brick and within walking distance of all the downtown hot spots.
I love living at the loft apartments the apartments are beautiful and spacious very clean and the management is very nice and helpful
308 S. Campbell had mice running all around, even in cabinets for the first 2 weeks. Lindsay was made aware of it by at least two tenants and when she was told again in person she acted like it was the first time she had heard of the problem. The lease you sign may have two different prices for a walk thru fee in two different places in your contract. It is absurd that there is a charge for a walk thru. $6 regular lightbulbs is absurd. There was a charge of $150 for a door frame. I had to bring it to lindsays attention that the frame was faulty to begin with and the $150 was unwarranted because the frame was not replaced, only a screw was shot in frame to secure to the tune of $150. She refunded only $100 for that item after asking did the new tenants let you see the frame. Hmmmm. My advice is, if you rent from this outfit, ask them at walk thru what they are marking down, use video and audio recording. Plus, replace all things that are on list as a charge that would count against your deposit being returned, because the cost that they have listed to replace items are inflated greatly. Stove pans, $40, just an example. Just my experience.
Gorgeous lofts, well maintained, super friendly manager and staff. 10/10 would move in.
Their employee Ali is the best marketing and leasing assistant around!!
I edited my previous review after management made a slight effort to take care of me and tenants in general, but that was a mistake. I have been telling everyone I know, and even strangers in the street, to never rent from this company. This is now day 4 without air conditioning and they have yet to reach out to me or do anything regarding fixing the unit. The sad excuse for a maintenance guy will dirty your nice, white towels to clean his messes, then when you call it out he will barge into your apartment to argue with you about it. Oh and this will happen multiple times. Dead birds sitting on my desk from living in the vents, water lines breaking in the dead of winter, mgmt promising to replace your damaged items and not following through, towing your car because they didn’t like the window you put your parking permit in. The list goes on. This company is so dead set on buying every single building downtown that they neglect their older properties completely.Do me a solid, just avoid these people. They were not meant to manage so many properties and have this much responsibility.
ZERO STAR Warning*** DO NOT rent from this place or sign their unjust and morally wrong contract--- complete rip off!!! They steal from college students to get rich..... very unprofessional!!!They took the original tenants deposits from 4 college students- $2,000 total as well as the subsequent tenants deposit. There was not overlapping time of loss. The original tenants that signed actually recruited the new tenants - took the deposits from all!! UNJUST ENRICHMENTS
New maintenance man is a rockstar
Brutal.
