Yes, the apartments are luxurious and modern. Floating in their resort style pools is the peak of my existence. BUT the maintenance crew is the best Ive seen in my life. They are helpful, FAST, knowledgeable but most importantly have the best attitude I have ever seen. I often see them laughing and smiling with one another and always are so polite to the residence. My fiance and I love waving and saying hello. I dont know what these guys are on, but we all need some!

We have only lived in a few apartments, but this is by far the best one! You wont find a nicer place, with nicer people. Everything is kept up well, and the grounds are beautiful. You have all the conveniences, and the staff is wonderful. They will help you with anything you need. We love it here!

This is hands down the BEST apartment community ever. My apartment is gorgeous, with a wonderful view, grounds are always kept clean, and maintanance are always nice and very knowledgeable. Anyone saying anything negative about Kristy is crazy! Kristy is literally the sweetest person ever! I LOVE it here!

I have Lakeshore since 2018 and its by far been the nicest rentals Ive ever been at. They just updated the buildings and you cant beat the lake and wildlife. Once a turtle the size of a football crawled by me. Theres plenty of trails and Chesterfield Village is within a 2 min walking distance. The neighbors are very nice and have been. Im about to renew for my third time.

I have lived at Lakeshore for almost ten years now and have absolutely loved living here. Lakeshore is very beautiful and is well-kept.I live in an apartment on third floor overlooking the lake. When I look out my windows I see the beautiful lake ... the beautiful trees ... the ducks ... the geese ... the goldfish and even the blue crane that visits every few months.Anytime I need something fixed in my apartment maintenance is very prompt to be at the door to get this taken care of and always very courteous ... I might add.Credit must be given where credit is due and that is to our wonderful property manager Kristi McGuinness. Kristi is the one who sets the tone at Lakeshore. Her caring manner and attitude is felt and seen throughout the property ... in the beautiful upkeep, the warmth and hospitality, the prompt service ... so many things that go into making Lakeshore the beautiful place it is. I have lived at Lakeshore for almost 2 years and I can’t believe that there are any negative reviews. I’ve absolutely loved living here and the only reason I’m moving out is because of a job transfer. The property is beautiful and very well maintained, there is always a maintenance man out picking up any littering and emptying the dog stations. The office staff has always replied to my emails extremely promptly and has gone out of their way to help me many times plus maintenance comes to your apartment extremely quickly. They have made so many property improvements since I’ve been here and continue to do so. Who can complain about a community that is doing its best to make living here more enjoyable? There is always plenty of parking as well. All of my neighbors are great and extremely friendly and I have never once felt unsafe here as a young female. My apartment has so much storage and has so many features I hope to mind in my future apartment. I would recommend this apartment to anyone who is looking!

Im only giving Lakeshore 3 stars because overall its a good place. Maintenance is good about coming out and fixing things. The apartment is nice and the walking areas are nice.NEGATIVE: Be prepared they dont deal with noise complaints. We have 2 young kids above us that partied until 4 am every night and have between 6-8 people over every night. I can smell the pot barreling down in our vents. We tried to talk to the kids above and they were very inconsiderate. Management does not respond to noise complaints. And we are having to call out security to deal with only being able to sleep when our upstairs tenants sleep between 5am - 2pm.

Lakeshore is great at first. They really seem to care about your happiness and convenience. However, the longer I lived there, the worse it got. Once they have your money, they don’t really care anymore. The girls in the office were always nice, however the actual property manager herself was sometimes rude and unprofessional. For starters, I lived in two different units over my time at Lakeshore and neither of them were ready on my move-in date. Then, Lakeshore took away everyone’s cable to provide “better” internet, which turned out to be slower and less reliable than before. It was especially slow and unreliable when everyone started working from home during COVID. But they didn’t care because it didn’t effect them. One time, it was 90 degrees outside and our AC broke but no one would come fix it because it wasn’t an “emergency,” and Lakeshore was only doing emergency maintenance due to COVID. Tell me how my apartment nearing 100 degrees wasn’t an emergency; I’ll wait. Not to mention the property manager was rude and arrogant when I contacted her about it. Lastly, let’s not forget when construction workers busted through my living room wall and no one ever came to fix it!Lakeshore is a pretty apartment complex at a decent price. Very pet friendly with lots of nice amenities and friendly neighbors. Unfortunately, the management, specifically Kristi the property manager, leave much to be desired.

Moved in because the property was beautiful however they take months to finish projects and stop caring about you as soon as you sign the long term leaseEdit: if you spent time responding to email and getting back to people when they lived there you wouldnt have to respond to bad reviews. There is a reason so many people moved away who lived there for years and years

A friend rents an apartment from Lake Shore. They have repeatedly sent in maintainance requests for the air conditioning. The temp in their apartment is 80 degrees or higher. The electric bill has gone up to over $300 per month. The office people say they will send someone over and usually no one shows up. If someone does come they only change the filter which is now up to 6 new filters. If someone does come and no one is there they are supposed to leave a note on the door but never has there been a note left. Is this how you are supposed to take care of your tennants?

The people in the office are great, they are always cheerful and helpful. I have some physical limitations and they are always understanding and go out of there way for me, and it is greatly appreciated. if I could give them 10 stars I would. Also, the maintenance people are top notch. They respond quickly and solve any problems that occur. Thank You All. God Bless!

The staff at Lake Shore has been nothing but impeccable. They have always been so kind and truly care about their tenants. They go above and beyond to make living here an absolute dream. If you are looking for an apartment with office staff that truly cares and goes out of their way for you, this is THE spot in Springfield! I love living at this complex. Friendly and great management. I love the HUB package pick up. My dog and I go to the dog park often. My apartment is spacious, clean, and everything is functional and I don’t have the renovated apartment.

Wonderful, safe apartments and a truly great apartment for dogs to walk around the lake and go to the dog park. However I think management needs work. They lack communication and rarely get anything accomplished in a timely manner. The dog deposit doesnt actually cover anything and is non refundable which I disagree with.

We moved in on Wednesday. Weve only been here for 5 days now and love it. Very comfortable place to live. Everyone we have ran into has been very friendly. Our puppy loves the doggy park and doggy trail. Would recommend this place to anyone!

Since the trees have been cut next to my south facing balcony, not only have my electric bills gone up but I cannot enjoy the balcony because of the heat. Also the exit signs are still hanging by the wires and the light at the stairs is out. The sign and light problems have been months long if not over a year old.

Older property with beautiful mature landscaping. Had a furnished apartment for a few months there. They have garages available, but didnt need one given warmer time of year. Office staff and maintenance usually responded same day to any questions or requests. Right next to Chesterfield Village center. Black Sheep burger bar and many other great restaurant choices within walking distance. Pet friendly with trail around the lake. Worth checking out if you looking for southwest Springfield.

The new manager has been here for about a year, & hes much better than the lady before him.I really appreciate how helpful the staff members are. Theyre always so friendly and willing to deliver packages to my apartment if Im going to be home late.

The first year at this residence was ideal, then after staying on month to month I had nothing but issues with the whole experience of living there. The apartment managers became very rude and unwilling to return calls or demonstrate basic customer service. Earlier this summer my air conditioning system failed, it took maintenance three days to fix a compressor. After it was fixed, on hot days my apartment would not cool itself down and the system ran all day long. This led to more than 200 dollar electric bills in addition to the water, sewer, and trash they also charge residents. After multiple calls to the office they never returned a call or made an effort to fix the system. On another occasion they had all of the cars near my building towed from parking lot at the owners expense so that they could reseal parking lot, all of the residents would have moved vehicles with notice of repairs but the management never gave us notice. Overall these apartments are severely outdated for the $809 they charge for a two bedroom one bath. The grounds are never well kept, mostly muddy. The pool is always unclean and the hot tub is hardly ever working. I would never recommend this property to any friends or family at this point. There is definitely room for improvement in their professional management and property maintenance.

There are lots of good things to say about Lakeshore. The location is excellent and the layout of the property is much more aesthetically pleasing than the usual rows of buildings. The tenants are a quiet bunch--no loud parties. Repairs are quick if they are critical such as a broken appliance but very slow otherwise. I find its just easier to fix the problem myself, like a leaking window that just needed some caulk or a tub plug that wouldnt seal. No doubt this is because there are not enough maintenance staff. The clubhouse is really a rental office and not available when the office is closed. The biggest problem is noise. I live in a second floor apartment so I have neighbors above and below me. The floor above squeaks and is so noisy that I can hear my neighbors cat running across the floor. I can hear my next door neighbors talking to each other in the bathroom and the downstairs neighbor has two dogs which bark all the time, sometimes all night when she doesnt come home. There are three dumpsters on the property for approx. 400 apartments which should be adequate. But they dont seem to be emptied often enough and become over full and unsightly. Right now the property is undergoing a rehab, which it sorely needed. So I am staying for another two years and will reevaluate my options then. The price of apartments is very competitive and the rooms are spacious. High ceilings add to the feeling of space. If noise doesnt bother you and you are not too fussy about small maintenance issues, I would recommend Lakeshore.

I was treated very unfairly at Lake Shore. When I was ready to move out, I asked if I could move out at the end of April when my lease was up. Since I didnt give them a 30-day notice, I was financially responsible through the end of May, which is totally understandable. Then, at the end of May, they told me I was responsible for June as well. I couldnt believe what I was hearing. I gave them plenty of notice, and I was even on a month-to-month basis at this point, so there is no reason why I couldnt move out at the end of May. Unfortunately, they wouldnt budge on their decision and threatened to charge me for attorney fees in court as well as rent and fines if I didnt pay. I strongly suggest looking elsewhere if youre looking for an apartment with staff that will listen to you and not try to charge you anywhere they can. Their initial, non-refundable fee is also very high when you sign on with them. Just look elsewhere and save yourself the hassle (and a ton of money!) of working with these people.

These apartments may be nice but the office staff is most certainly not. i would of love to concider living here but after meeting the office lady i will definitely stay clear of this place. walked in to see about some one bedrooms and the lady at the desk acted like she was just to busy to help us and immediately said well i dont have anything to show you before even asking what size apartment i would be looking for or when i planed to move in.

I lived at Lakeshore apartments for one year and had an extremely positive experience. The staff were always friendly and maintenance requests were completed quickly. The community was clean and quiet. Overall, the tenants were friendly, respectful, and clean. In any complex there are bad tenants who negatively affect the experience of others by doing things like not pick up after their dogs, but I often saw maintenance workers cleaning up to ensure the cleanliness of the community. I ordered many many packages and never had any problems with my packages being misplaced. My unit itself was clean and I did not have any issues with my appliances or insect infestations (I think I maybe saw 5 spiders all year in my unit). I never heard my neighbors through the walls, and I had several neighbors with young children. The community is very pet friendly and in my experience, management went above and beyond to meet my needs and requests. The area surrounding the community is quiet and I loved walking around the neighborhood. I highly recommend Lakeshore apartments.

This place is by far the worst apartment I have ever had to be a part of! All the people with dogs dont clean up after them. On the inside of the apartments the tack board to hold the floor down stabs your feet. The walls are cracked from the support beams shifting. The walls are paper think the freezer ice maker broke in the first month of being there. The porch rail is extremely loose. If you are to break lease they will make you pay 4 months worth of rent! This is a ridiculous place. The one star is how convienant it is to places and the staff is nice.

Ashlyn was great, she was very very helpful and willing to help us out. But whoever manages this place is horrible. My wife and I put down the admin fee, the application fee and waited. I understand we are both young and have little credit but the scores they shot back at us were half what I just received from a report I paid for. And because of this, they wouldnt even let us try to put down a 1200 deposit. Not to mention Im a first responder, its great to see a company value the people who risk their life to keep them safe like this....

If I could give 0 stars I truly and honestly would. The amount you pay for the apartment is ridiculas even if you dont have the updated apartments. I pay $650 and that doesnt include utilities which usually range anywhere from $100-128. I have read a lot of reviews stating that the staff is friendly and your neighbors are great but honestly the staff is rude and never returns my phone call when I ask for maintenance. We have had our garbage disposal break, our drains clogged BEFORE we moved in, our fridge has a broken shelf, not to mention a INFEST of spiders. We moved here because of the location and the quiet area because it being my boyfriend and I with me in a nursing program I didnt want to live in a college party atmosphere. It was almost worth it to live next to a loud party apartment then here. I dont complain often. Im a pretty civil person but when it comes to me spending about $750-$800 a month I atlas ask that you give me a apartment that isnt complete garbage/spider invested. Thats just my opinion, I wouldnt recommend this place to any one.

Normally I do not leave reviews of this length, but I wanted to give my honest perspective of my recent experience here.I was supposed to be a new resident here with my fiancé and move in over Memorial Weekend but it just did not work out. We had pre-leased what was supposed to have been a newly renovated apartment back in March. When the time came to do our walkthrough we entered our new apartment and immediately knew we were going to have an issue. Apparently the employee we worked with back when we pre-leased is no longer with the company, so it felt to us like a bait and switch type scenario had transpired.First, the unit was not renovated as expected/promised. We were originally shown a super bright, airy, and fully updated unit during the property tour in March (like what you see in all of the pictures). A stark contrast to the dark and un-updated unit we were given the keys to. On top of that the rent rate was the renovated price.Second, already not being the agreed upon apartment, was in no way move in ready. The apartment was filthy from the previous occupant (animal hair everywhere, stains on the walls, dirty kitchen appliances, etc). Every where we looked we found some kind of damage that had gone unaddressed during the make ready. There were rips in the flooring in numerous areas, light bulbs burned out in more than one room, and obvious signs of water damage in multiple rooms that may or may not have been addressed, as well as large cracks in the walls in the master bedroom that also looked water damage related. The apartment also smelled of must/mildew in every room.Needless to say we were pretty unhappy on our first impression with our new apartment. I am not trying to throw anyone under the bus with this review, because when we returned to the office with our complaints the office staff was super great about everything.We went to the property manager with our concerns and she was very professional and accommodating. She was great and offered to rectify the issues for us in the apartment since there were no other units available to put us in instead, but they would need more time to do so. Ultimately we decided not to proceed with becoming residents after this experience since we had already waited since March when we pre-leased. The property manager was totally understanding, courteous, and professional about everything.Hopefully our experience was a one-off situation. All the staff we interacted with were really great, but the apartment itself was a wreck so there must have been a ball dropped somewhere on the maintenance end. With a complex this large I could understand that happening occasionally. Unfortunately that occasion was for my apartment which left a bad taste in my mouth.

I have complained multiple times about my neighbors bass level and nothing has changed. Its super great when youre trying to study and you get to hear that for hours and hours. It is over priced for what you get. Look somewhere else.

Location is great. However, since new management has taken over, we have had nothing but problems. They have lost my renters insurance multiple times, lost (misplaced) my packages, charged me extra on my rent...the list goes on and on. Ive never felt like any of my complaints or maintenance concerns (such as leaks) have ever been a priority. I would not recommend this place solely due to the management. When TLC managed the apartment complex, they always made us feel like their top priority and would be at my door promptly if I ever needed anything. I have lived here for a couple of years now, but sadly due to the events, I am now looking to move as soon as possible.

The time we started at this apartment complex is was lovely. The management was kind, the atmosphere was great and the parks were clean. Once affinity took over managing this complex it became garbage. Our rent was raised, the amenities went largely unsupervised, and the response time to anything we needed plummeted. The worst offense had to be the complete neglect of dog waste that, before affinity was cleaned, and after affinity went to a landmine of dog waste everywhere around the property. The managements solution to this was to send a reminder email, but never actually follow with any kind of action. As long as this property is owned by Affinity I would strongly suggest you find a different complex to rent from, my experience here was not good and I dont wish others to suffer the same. If this ever goes to new management then the location and surrounding places to eat are fantastic, just expect the worst with affinity.

Be careful. Know an attorney. You will need it. Or be ready to report the management company to the state attorney general via online. When it comes to monetary concerns this company will lie and say what ever to take your money. I actually believed them until weeks went by and still no word on my money. They said they lost my check. Then they tried to get a hold of me but had the wrong number and no address..huh, but you ran my credit! Ok i finally got my money after legal threats and lone behold they have a secret corporate office deep in a building that the inside appears like your in an emperors palace,lol. Thats right they are using middle class folks hard earned money by stealing it (simple) and using it to build a gangster empire. I have the corporate office address and numbers if you need them.

For living here for 8 months, I have not seen anything that was great about this complex. For example, I have been playing for my Internet to get a faster speed than the one they give you for free. Internet has ALWAYS been inconsistent, and as a college student it is a very big problem. Especially when I am doing online quiz/test/homework that are timed. And sometimes that I feel like that the people at the office dont care about the residents considering that they cant even fix a simple problem. They compare that they have to request TLC in order to replace some weights that were missing, when I have requested them to replace it FIVE times!!!!! They cant even fix a simple problem, how are they going to fix major problems when it occurs???

I have been living here for almost 6 months now and it has been GREAT! This is my first apartment on my own and I love it! Staff is very friendly and concerned about anything needing fixed. Pools for the summer were kept for the most part clean! Very few people at the pool most times anyways. Very quiet in my building. Lakeside is beautiful. Only problem is when using the trail around the pond theres geese poop, but you cant really help that. Grounds are kept pretty clean. Im glad I moved here, definitely recommended if youre looking for a nice friendly clean atmosphere. (Trust me im picky)

DO NOT RECOMMEND!!!!!! AWFUL management, i had to ask them FOUR times before they actually came and fixed my matenince problem. They said i would have new carpet and it’s obviously not. It was very dirty when i first moved in. They also raised my rent after originally telling me a different price and claimed i had a “pool view” when i couldn’t see the pool AT ALL and added another $20 on there. I’ve stepped in dog poop several times leaving my apartment as well. They also aren’t letting me keep my dog anymore which i already paid for this month because he barks sometimes? they were very rude about it. I will be leaving here as soon as i can.

My husband and I have lived here for 2 years now- one year under TLC management, and one year with Affiniti.Weve really enjoyed our apartment, and the community! While we dont get out a lot to the clubhouse events, theres a ton of options for everyone, including a book club and Zumba! The pools are always clean and the lake out front is nice to walk around- although I wouldnt call that pathway accessible. Theres a lot of cracks in the pavement- but that doesnt change how accessible the apartments or clubhouse are.Theres ample parking, and a ramp into the clubhouse for those who need that accessibility.We can always depend on the office staff to be helpful and kind, even when were calling for silly things. Package pickup is easy, but you may have to wait a couple of minutes, which is not a huge deal for me personally.You may find that the internet is definitely slow, especially if its the evening or weekend, but there are upgrades you can purchase. It does sometimes take a bit to get maintenance out to do repairs, but theyre always done well once we see them!All in all, its a very nice place to live- and well be here for awhile!

I sadly have to agree with the other not happy tenant, i live 3 hours away & have trusted my daughter there over a year now being in college there, i am now in the process of moving my other daughter in with her to lakeshore as she starts her college. This last month has been hell everytime i speak to tbe office its a whole different information & nobody knows what im talking about the previous manager has everything screwed up. Its hard as a mom to try & trust them & believe anything. This is supposed to be a great time for my girls as there first apartment first experience out on there own, but it has not been!

SPIDERS AT LAKESHORE APARTMENTSThe following is my account of my stay at Lakeshore Apartments in Springfield MO, owned and managed by TLC Properties.I rented a one bedroom apartment for myself after getting divorced. I have a dog also. My first negative experience occurred when I was not allowed to view the apartment prior to moving in until “after 3 pm” the day of move in. At that point, I already had my stuff there and the people that were helping me also had other things to do. Also, I had already spent a total of $784.47 on the apartment without being able to see it. The apartment was on the top floor. It wasn’t very long after I moved in that a couple of things became apparent. First of all, the carpet in the living room was obviously old and not properly cleaned and smelled of animal (most likely cat) urine. I could deal with that…. The second thing was the big one.It started with seeing one spider crawl across the carpet. I chased it down and terminated it. The next day, another one. At this point, I made the office staff at Lakeshore aware of the problem. They said, “ok, we will put you on the list for Friday”. Good enough, I thought. So Friday comes and goes. For a couple of days I continue to see spiders. There was no indication to me that anyone had been in my apartment to spray (no smell, no note saying they were there, etc. ). At this point, I am concerned about my safety as well as the safety of my mini poodle. A friend of mine offered to keep my dog for me until the problem could be resolved. I bought some glue traps and caught several spiders, a couple appeared to be brown recluse. I had also complained to Lakeshore once again. They told me they had gotten a “new exterminator” because the previous one had a bad reputation of having to return more than once to get the job done. So, once again I am put “on the list”. Same results as before- the spiders continued to invade my apartment, even crawling in my bed as I sleep!!At this point, I had been dealing with the problem over a month. I have had it! I informed the office that I would be moving out due to the living conditions of my apartment. They informed me of the early termination fee. I argued the point based on unlivable conditions and my safety was in jeopardy. I spent the next two weeks waiting for corporate to reply to an email that was supposedly sent on my behalf. The end result was that I would be charged $1200 to break my lease. I voiced my opinion on that matter, but at this point I just wanted to be out of the spider-infested apartment. A verbal agreement was made that as long as I was making payments and communicating with them, they would not pursue collections on the $1200.I made regular payments as agreed. I went into the office on 10/3/2015 and made another payment. On 10/7/2015 I got a call from a collection agency for Lakeshore Apartments. Apparently, they had turned me in to collections on 10/1/2015!! So much for keeping their word. Lakeshore Apartments cannot be trusted. Not to take care of your safety, and certainly not when it comes to treating you fairly!
