I have been working with residential leasing now for a number of years as they manage my rental properties. I have really had good experience with them. Their staff is very responsive and works very efficiently to resolve all of my rental issues. I continue to work with them in a very effective manner and will continue to do so I assume for a number of years more until Im not in the rental property business anymore. I find they are very responsive when it comes to maintaining the properties in a very efficient manner and renting the properties quickly and efficiently. I have no problem in recommending residential to others who might be in the rental property business.

Since, I have known Residential Leasing & Management, I believe they are one of the most professional groups I have worked with. I have assisted many tenants with leasing homes that the company manages and have always found the experience exceptional. The owners and the entire staff are always available to answer questions and to make sure that all applications and any issues are processed quickly and to the tenant’s satisfaction. Brad, Vickie, and Hayley, really go the extra mile to make sure that the homes are well maintained and clean for the enjoyment of tenants and for peace of mind to the owners. From the moment we first contacted RLM based on a recommendation from a friend who was a customer for several years, we have received the highest level of service. Hayley is most outstanding when it comes to responding and following up. She is always courteous and never makes me feel like Im being a bother. I havent had much interaction with other members of the RLM team but whenever I call, they are helpful and if they arent able to answer my inquiry, they quickly put me in touch with someone who can. Everyone is knowledgeable and has made our first experience as landlords remarkably pleasant. We are so grateful!

I have had another Property Management Co. previous to RLMC and NO other can compare to RLMCs PROFESSIONALISM. I receive an immediate response with any question or comment I send. They are on top of all items or problems that need to be dealt with. The employees are extremely pleasant to work with and my tenants are very happy and renew each year. I feel because of the quality of their work that value of their costs are reasonable. There is no reason I feel anyone should consider any other Company to manage any property an investor may own!

I am an Australian and live in Australia, here, we have many units, houses and blocks of flats that we rent. We are also fully licensed Real Estate agents as well as property owners and we know as much as anyone about leasing and renting properties. In our portfolio we manage 146 of our own townhouses, plus many individual houses and units and blocks of flats. Plus we also have management rights and manage another 75 townhouses.In 2012 while in Texas USA, we purchased 5 houses in the suburb of Toombal, very close to Woodlands.We used a local agent to manage these properties and were very dis-satisfied with their performance. The houses that we purchased sat a long time as the agent was unable to find tenants and we had some break and enter episodes where washing machine and dryers were stolen.When we arrived home, we I went shopping on line for a new management agency and we made contact with a Mr Matt Griffin from Residential Leasing and Management Corp.We then employed that company to manage our investment houses. The operating rules in Texas are different than here in Australia, but once we got our head around this, we were very happy with Mr Griffin and his company. It was only a matter of days and they had found tenants to full all our vacancies. We later flew back to Houston and met up with Mr Griffin and his son Brad and a very solid relationship was built. They helped us in every way to understand how the system worked in USA and we formed a trusting bond which is still in force today.Any person who want to have a management company look after their rentals, I would without hesitation recommend Residential Leasing & management Corp. I considered that we were very lucky to stumble across this company and today in 2020, I have no regrets. RL&M has been effective and professional in their services. My next project in Houston is 154 units near the Woodlands and RL&M will handle the leasing and management. This company is just out to get money and fees out of hard working people, but when you put in work order nothing gets fixed but always looking for money. When you call and starts questing them about what all the fees are they get quite on the phone. Please I advise anyone not to go with this company I hate we did.

I leased a home for one year through RLM. The application process was seamless and initially gave a solid first impression. Additionally, Vickie Evans was very helpful and responsive during this process. The first day I moved into the home (middle of a heat wave in Dallas) the air conditioner was broken and no one answered the on-call line for two days. Additionally, the property was not properly cleaned and was not move in ready. In voicing these concerns to Ms. Evans - the company did pro-rate my rent for the days I was without an air conditioner. There were several items that I noted on the move in form that were not working properly/had existing damage. Fast forward to vacating the property a year later - half of my security was withheld - citing deductions for the same damages I highlighted when I moved in. I initiated a dispute with Hayley Milsaps (who not only intentionally gave wrong and misleading information over the phone) but also refused to answer any of my questions (in writing) regarding RLMs process for cross referencing the move in form with the property owners final inspection. In addition to being penalized for existing damages prior to me taking possession of the home - RLM completely relinquished any responsibility in assisting with the dispute. I received an email from Matthew Griffin stating I would need to further pursue the dispute with the property owner. I requested contact information for the property owner so that I could do so and neither Hayley Milsaps or Matthew Griffin will respond to my email and voicemail requesting the information. The lease simply states the property owners name - there is no other contact information for me to pursue the dispute. While I understand the property owner is a client of RLM; tenants are also clients that deserve fair and ethical service delivery. I paid my rent on time and even in advance some months. I maintained the property as if it were my own. There was no justification or information provided that supported half of my security deposit being held. Furthermore security deposit deductions were exaggerated. For example, I was charged $55 for smoke detector batteries; of which I just replaced in the spring. I was charged for partial painting yet no one can explain what needed to be painted beyond normal wear of the home/ touch up paint anyone would do in preparation for the next tenant. I submitted a video of the property (recorded the day I exited) to RLM reflecting the property was cleaned and no damages were noted. RLMs response was we rely on the property owners decision/discretion to refund monies. A sound customer service approach would be to address a discrepancy especially when it is blatant and erroneous. I would encourage others to be aware of the lease loopholes and potential of unfair and unethical handling of tenants by RLM.

I cant understand how anyone has anything good to say about this company. The only thing professional about RLM is all the professional words used in their name. The convenience fee of three dollars they charge their tenants is a made up charge, not to mention the overpriced leasing terms.

Residential Leasing & Management is the worst leasing management company that I have had to ever deal with in all my years of renting. They have absolutely no customer service and refuse to adhere to the maintenance agreement detailed in our lease agreement. I would not receommend anyone to lease from them and homeowners beware because they do not properly maintain the properties as expected.

Very poor communication. One person tells you one thing and another person tells you something different. Moved into a house without a single appliance working after we were garunteed a working house. Only gave us 50$ off to compensate, after we had to eat out for a month etc. run from this company!!! I am a Real Estate Agent. In my only transaction with RLM they violated the Federal Fair Housing Act. They said that my clients single mother status was considered when deciding whether to approve her lease application. When I notified them that this was a violation they then said that it was, Looked upon in a positive fashion because that meant there wouldnt be as much traffic in the home. Regardless of how my clients, single mother, status was viewed it was certainly a consideration in whether to lease to her or not which is a clear violation of Federal Fair Housing. They were also difficult to get a hold of. When I was able to contact them they constantly cited manning shortages. Overall, the transaction could not have been any more poor and it ultimately resulted in RLM breaking Federal Laws.

RLM has made me feel like an important, priority customer the times I have interacted with the staff there. Calling in maintenance issues is typically hassle free and the turn around time for repairs is reasonable for the types of problems Ive talked to the staff about (busted disposal and ventilation malfunction). My renters havent reported a lack of communication to me. I dont hear from the renters almost at all, which means RLM is doing their job.I dont know where these bad reviews are coming from, for the past 5 months I have experienced the kind of service I would expect from a property management company. RLM seems to have all their ducks in a row, allowing them to have a positive impact on me, the property owner out, when/if problems arise.

If I would give this company no stars if I could! We have had nothing but problems with RLM since we moved in over a year ago! Our saving grace was that we received the homeowners email prior to moving in (I think RLM didnt mean to disclose it to us, it was more than likely an oversight) and we were able to go directly to the homeowner in regards to the problems that we have had with RLM. First, the home was completely dirty when we moved in, dust bunnies in the kitchen, fridge was disgusting with dead bugs and the toilets had not been cleaned. We had movers ready to come in and I was stuck trying to clean the home prior to the movers...who wants to move into a dirty home? RLM turned around and stuck us with trying to find a professional cleaning service and just to send the bill to them but it had to be within a certain budget...what?! Unfortunately, it was close to the holidays and there was no running water! Which meant that even cleaning services that were willing to bring their own water were not available in short notice. I then received a call from the CEO stating that he had walked through the home himself and that it was clean. I asked him if he had looked at the pictures that I had taken and sent to them (why would I be making this up?) and then asked him when had he walked through the home (obviously not anytime soon) and he didnt respond. The cleaning crew that they hired were all booked up and were not able to come clean he home prior to our movers showing up. Please keep in mind that we had received notice from RLM that the home had been professionally cleaned a week prior to our move-in date! Anyway, this set off so many other bad experiences for us. It has been a nightmare dealing with them from the time we moved in. If you are planning on renting a home with RLM...RUN!!!! Now looking back, there were a couple of red flags prior to our moving in (rude customer service, delay responses to email) that I shouldve paid more attention to, but I loved the location and the home that we were planning on renting so I was too excited to pay attention. Now looking back, it was NOT worth it. Now we are moving out and Im so very glad about this! Im just glad we wont be dealing with them anymore. It was a joy to deal with the homeowner directly, so whenever RLM was not involved, it was great! This was the only reason why we stayed in the home. We were actually already looking to move out as soon as we moved it, once again, had it not been for the intervention of the homeowner we wouldve bolted!Now that we are moving out, even our homeowner is saying that he has been very happy with us as tenants...I hope he now knows that if he wants happy, responsible tenants to let RLM go! But that is not my problem. Like I said Im just glad we wont be dealing with them ever again.Final word of warning: If you find out that the place you want to lease is being managed by RLM...RUN!!! No matter how much you love the property...bolt! Unless you can find a homeowner willing to be your contact directly...otherwise, SO NOT worth it. Tenants be warned. I wish I would have read reviews like this one prior to signing on with them.

Why does a property owner use a property management company? The answer is simple: to have a peace of mind on rental and maintenance of the property. I am a business professor and have been using RLM for almost a year in managing my property in Houston. Matthew is a nice and responsive guy and their staff members are very nice too. For example, Ms. Jisele Deering is a lovely lady to talk with. At the beginning of the relationship with RLM, I had many questions and concerns and always wrote to them, they have always responded to me in the very professional way and on time. That is why I have not contacted them for more than six months. This is so called mutual trust. I will rate RLM 5 stars in the business.
