This is the third time my apartment has flooded since moving in less than two years ago. Why do I pay $1,100 per month to continuously come home to wet floors and mold? The leaking has occurred in three different locations on three separate occasions. The living room wall, the living room ceiling, and now the laundry room. Leaks have been caused by upstairs washing machines and air conditioning units. This time, its been more than 12 hours since I called and no one from maintenance has been here yet. When will enough be enough? Its a fine place to live but its not worth this stress.
A great apartment complex and great a reasonably sized unit for the value. No real problems to report. My favorite thing about the Lakes is how responsive the staff is. The person I directly worked with (Maya) rarely missed a call and always called back if she did. Very satisfied with this apartment complex.
Was never offered a tour of my new apartment, I had to go online and get a virtual tour. Wasn’t shown any of the grounds amenities. Wasn’t shown where the gym is located at. Wasn’t shown how to even get to my specific building, lady literally told me “when you leave the leasing office go to the right to find your building”. Like go to the right and then what ma’am. At least give me a map of your not going to take the time and make s new resident feel welcomed. I had to drive around to find my building number myself and which door I used to go into. That took twenty minutes. Wasn’t given or shown which car port was mines to use or anything. Felt like she was rushing me or she was in a hurry to get me moved in or to get commission on another signed lease. Nice lady and very professional but her customer service was the worst I’ve experienced. Didn’t feel welcomed at all. Been there a week now and no one has called to see how things were going, which may be asking a bit much on my end, or anything. I’ll be calling them soon to find out if I have access to a car port or if it’s extra and to see where the gym is.
It’s now been a month since I moved into The Lakes apartments and I absolutely love it. From the beginning Maja was extremely helpful, professional and straight forward. She made getting approved, paperwork and communication super easy actually the easiest approval process I ever experienced. I wasn’t able to see the unit but it was definitely worth the wait. My apartment was clean, new carpet, washer and dryer and I love the nice high ceilings and fire place. A elevator would be nice since I’m on the third floor but it’s cool easy workout. I love the gym and aerobic room which I use daily. The grounds are kept up nicely and I don’t hear my neighbors. I haven’t experienced maintenance yet which Is good because everything works properly. The location is great and plenty of parking spaces. Would definitely recommend.
Nice looking complex. I visited someone who lives here recently. Apartments are nice, no elevator 🙁 and they said maintenance is slow and/or nonexistent. They dont respond to your maintenance needs which would prevent me personally from moving here but the property appears clean and well maintained on the outside
THE ABSOLUTE WORST!!!! Do not move here!!! OMG!! Please save yourself a hard time, and listen to me.My sinks dont drain, my shower doesnt drain, my tub doesnt drain. My toilet constantly runs and leaks. The leaking is a reoccurring and constantly issue. TODAY AUGUST 11th I CAME FROM FROM WORK TO A FLOOR. My second bathroom is leaning to the right of my apartment. My stove has been broken for weeks. My dishwasher constantly circulates dirty water, ruining my brand new dishes. After calling for 2 weeks, I finally was able to talk to someone in the office. She claimed she didnt know the turnaround time for maintenance requests. And did not know any information for me to escalate my claim. LOL!The trash compactor has been broken for months, residents have to throw their trash out in big rented dumpsters in the front of the community. The community is constantly trashy because the trash compactor is in the front of the complex.Fellow residents steal packages, and argue amongst each other in the hallways.This place is the worst!! One day I walked into the common area and a random man (who didnt live here) was standing on the stairs charging his phone. This community is absolutely unsafe. A complete nightmare!!!I wish I wouldve not moved here. PLEASE LEARN A LESSON FROM ME, AND LOOK ELSEWHERE.
I was robbed held at gun point with my 6 month old daughter less then 24 hours of moving in they don’t have any security cameras and I was paying 1300 a month. It’s going on 3 months & I still haven’t received my deposit back everytime I call they tell me an manager will reach back out they never do I really want too speak to corporateUPDATE I RECEIVED MY CHECK AND IT BOUNCED AND THEY ARE NOT WILLING TO HELP ME DOOOOO not Move here NOW MY ACCOUNT IS IN THE NEGATIVE 1,107 dollars she hung up & my face they are going to act like they will help you but they are not it’s an scam I have to get lawyers involved
I called for a tour, it got cancelled. Made a new appointment. Got there and was treated very poorly. They said they didn’t have an appointment for me and they didn’t have any bedrooms I wanted to show. Left me outside and then brought someone else out to show me e apartment they said they didn’t have. Apartment was filthy and she even took me to another resident’s apartment at first on accident. Poor quality for sure. I don’t recommend!
I made a call to try and get additional info about leasing a one bedroom unit, did not get any further than that. The staff member was short, stated that the only units they had available were above my expressed price range of approximately $1000/month, and promptly hung up after I asked for clarification about postings they had advertising one bedroom units, which did in fact show rates for around $1000/month.Did not expect this sort of response after reading otherwise good reviews, Ill be taking my business elsewhere.
I love living at the Lakes! The leasing staff (especially Nakeisha who helped us get settled and answered all of my questions) is very professional and very sweet. There’s so much space to walk around outside with our dog, which is a big plus. The apartment is spacious and has tons of storage which is another bit plus. Everyone here is so friendly and respectful.My only complaint is the mailbox being at the front of the complex but it’s not a huge deal since I can stop there while walking my dog or returning from running errands. It’s always kept clean and the mail is delivered on time daily.Maintenance staff is also very friendly and prompt given how many requests they get. We always have a good chat.We love living here and plan to continue our lease when it ends!
You guys were amazing and made Michigan feel like home during my last 2 years of medical school. Unfortunately I must move out of state for residency but The Lakes Apartments will always be my home in Michigan.
I had 5 days to find a place to move. Maja had me approved and moved in within my time frame. I had crazy anxiety about the move and making sure I had all I needed, and she “mothered” and calmed me into a peaceful mind. She handled everything seamlessly!Super responsive and willing to keep in contact: she calls me everyday to make sure all is well, and responds to all of my needs within minutes. The complex is quiet, kept clean and all the neighbors I’ve met so far are friendly. I’m looking forward to my time here. Thanks guys ❤️.
1. Apartment: The appliances are very old but manageable. When we first moved in the apartment was not cleaned properly and dirty in some areas. We found some stuff in the kitchen shelves that was not removed by the previous tenants or the maintenance staff before handing it over to us.2. Community/Neighbors: We did not have any issues in the apartment but we hear people quarrelling on the street outside our building in the middle of the nights and it gets scary. I am not sure if there is patrolling during the nights. We definitely need more patrolling in the nights if they already do it.3. Staff: Moved here 2 years ago and during this time the staff has always been responsive. My only complaint with the staff is that the front desk staff is very impatient over the phone and sometimes rude. They are better in person but will be nice if they can be more polite.

I love the maintenance staff! My favorite is Brad! He is so professional and on task! The job always gets done correctly and efficiently! He is the BEST! The leasing office staff are also very on point when it comes to making sure all my concerns are priority! Maja is one of the best! I call so much that we laugh an joke I’m her favorite resident! She always sympathizes with me an makes me feel as though I’m not bothering her an it’s her job to make sure I’m comfortable! I absolutely love that! Overall I appreciate the staff at the lakes! They look out!
Maja was great with helping me with the application process and all the paper work required before moving in. She was also very prompt with returning phone calls.Edit: Ive been trying to reach the office about fixing the hole in my ceiling that was put there because of a leak in June and every time I put in a work order to get it fixed, nothing happens. The same could be said about reaching the office about my renewal rates. Its been a week since I last heard anything and no one in the office responds to my email or voice messages.
The office staff is very pleasant especially Nakeshia Ivey. I have been living here for almost 1 year. I really enjoy this spacious apartment and my fireplace I definitely plan to renew my lease.

My husband and I love our little place. Have had no issues with crime, or maintenance management. I had a light fixture I wanted to hang and maintenance came and did it for me. Easy move in process and so close to everything.
I absolutely love living at The Lakes Apartments in Southfield, MI for many reasons. I love my apartment and the maintenance staff are always on time when there is a maintenance need, but the biggest reason I enjoy living here is because of the management team and office staff. They are the kindest and most personable people I have dealt with in a community living setting. I have to tell this story. Last week was a tremendously hard and stressful week for me and Friday was an especially long and hard day. When I came home that day there was a bag hanging on my door with an rose in it. It was from the management team. That small gesture made my day. I cant say enough about this team here. I would recommend these apartments to anyone.

DO NOT MOVE HERE YOU WILL REGRET IT.NO AIR WITH A 4 MONTH OLD BABY.I have been trying to get my air fixed for the past month with no luck. When I call maintenance they are unenthused to rectify the problem. I get combatted everytime I call to explain the situation. I have been told because Im on the third floor that its expected for my apartment to match the temp outside. My air is usually on 68 and its still above 85 in my apartment. I was told two weeks ago they would send a vendor to fix the problem because it was electrical and nothing maintenance could do. Instead, they sent a maintenance worker and he told me he didnt know why he was there, his boss just told him to come and if they already changed my filter he shouldnt have been called and a third party needed to be sent. My fuse box pops every thirty minutes which worries me even more. My child screams and cries everyday because its so unbearably hot and all I can do is cry with her because I feel so terrible theres nothing I can do for her. I have 2 fans blowing and it helps nothing. I cant even cook for my family because turning on the stove makes it at least 90 degrees in my home. The staff does not care about their residents.

HI, i recently moved in to the Lakes Apartments and it was truly one of the best experiences i have had as far as a moving experience. I worked with Zach and he was so professional and very nice and helpful through out the entire moving process. He kept me informed on my application process, took care of me with all questions that i had and i would say went over and beyond what he had to do to get me exactly what i was looking for! i was so happy that i was fortunate enough to work with Zach and that he took care of me for my move in! moving is never easy but this experience was great! The apartment was beautiful and so clean, the neighbors were friendly and its exactly what i was looking for! its a nice and quite location and they keep it very clean! I dont think i will be leaving here for a long time as they work hard to make people feel right at home. The entire staff i spoke with a couple different people and they really take pride in helping their tenants and potential tenants.
I’ve called multiple times to inquire about an apartment. I received an answer twice each time they asked me to hold on and disconnected the call. When I call back no one answers.
The apartment is well maintained I am just highly displeased at the leave. I got into a bad car accident and loss my job. I tried to explain the situation and that I couldnt pay the rent anymore. I just wanted to exit the contract and immediately leave my unit and they rudely told me that I have to leave and theyre still going to expect me to pay for the rest of the months of my contract and if need be theyll send it to collections. The facility is nice and the area is good but if you fall on bad times they will not let you leave the contract early, youll just be screwed.
They are infested with bats. We had 4 separate bats come through the vents. Management had unqualified maintenance workers remove the animals and never called animal control. They did not correct the problem either.They lied and told us that it had been fixed but we could still hear bats scratching in the vents. They told us that we were being paranoid. We were promised an apartment in a different building but after persistently requesting it, we weren’t given anything. Management was always extremely difficult and unsympathetic. I ended up paying for an apartment that I couldn’t stay in and when I finally got them to let me out of the lease there wasn’t so much as an apology. This was the worst leasing experience I’ve had in any apartment.
This place has been horrible!!!! I have had a maintenance issue with my air for 5 days now, and every time someone comes out they never fix it. Everyone says its a different issue. It has been 90 degrees in my apt for the past 5 days. My daughter has asthma so we have been staying at a hotel or with family because its been too hot! They claimed they fixed it today but the temperature continues to rise not decrease. I have called the emergency maintenance department over 20 times in the past 2 hours and no one answers and the mailbox is full!!!!Do not move here. They dont take care of their residents at all!!! Overpriced RIP off

I havent moved in yet but the leasing agents have been extremely helpful with the process. The outside grounds look impeccable. I have to admit while touring the property I was more impressed with the grounds than the inside of the apartment. However, I believe I am really going to enjoy living at The Lakes. It seems to be ethnically diverse and I am looking forward to my stay.

My family and I have been staying at The Lakes Apt for over 4 years now. The apartment space is really made of more than you think. It’s modern and very much up to date! The laundry room is inside your unit and comes with a washer and dryer (again updated)If you have a repair that’s in need; no worries The Maintenance guys are available 24hrs (Emerengcy Only of course) The Management office is very friendly and helpful. I’ve never had any issues; they include all tenants in raffles, ice cream socials, holiday activities etc.The pool area is awesome!!! My first year here I was amazed how every one was sooo friendly...we played in the pool with the kids all was great!Awesome place. No issues.
Ive lived here since January and generally enjoyed my time here. There was some unpleasantness in the initial move-in (the heat was broken when we moved in... during the coldest winter in 30 years... Probably should have been checked) but since then its been fine.The office representatives are often VERY busy and I usually have to wait behind other people before I get help, but theyre usually friendly and helpful. Maintenance is friendly and responsive to issues.The grounds are the best part. A creek flows through the center of the property and there is a copse of woods behind the complex. I see a lot of wildlife on the property, some of it uncommon for the suburbs. Deer, great-blue herons, green herons, great egrets and common mergansers have been sighted in the past. Bats, nuthatches, chickadees, blue jays, woodchucks, and several species of squirrel are all common. Hard to believe this is all off 12 mile!The maintenance crew does a good job keeping the grounds clean, despite several severe summer storms in 2014. One downed several trees, all of which were cleaned up within 3 days. Thoughtless residents will leave spilled garbage bags in the parking lot (they fall off the trunk of their car on the way to the dumpster) and the crew will always clean it up the same day.Other reviews have mentioned issues with crime. I have seen one car on blocks before, but only one. All of the apartment complexes off 12 Mile are crime magnets, unfortunately, because crooks can easily hop on the interstate or Northeastern or Telegraph and be gone before the cops get called. But I regularly go for walks around the complex and have never felt unsafe, nor do I excessively worry about my property. Just be alert, park your car as close to buildings as possible, lock up, etc.So yeah, its good. You can definitely do much worse for apartments, and you can DEFINITELY do much worse for an apartment off 12 Mile. Id recommend it.
We have been residing at the Lakes for 10 years now. Always appreciate the beautiful flowers, upkeep of the property, promptness of repairs needed as well as our quiet peaceful neighbors & community. Proud when we have amazing memorable events in the club house. Recent updates very nice! We also love the view sitting on the patio and our own private entrance.Yes and kudos to Nakeshia who’s always accommodating friendly and pleasant as well as the manager, Dauntè and Colleen.
Lived in one of their studios for ten months. Had a good experience, staff was very friendly, needed some reminders to get some paperwork though. The pool area was nice during the summer. Rent was just too much for me, I moved to an apartment with a couple roommates.
I did a tour yesterday of the grounds and was pleased. Nakeshia was the individual who showed me around the complex and different floor plans of apartments and was very thoroughly in her explanation of each apartment and the amenities the lakes have to offer. Nakehisa is very professional and friendly and made the process really easy for me. If you are looking for a place to move, i would suggest taking a look at the lakes.
Interesting place...and at night they have some real security over there....locked gates. and locked community/ workout rooms....the minute that it gets dark....as the buildings also do all look exactly the same....you are in a real quandry about how to get to the exact apartment where you have been asked to come!!!...t ip on this one ...look at the upper corners of the buildings....for each building has one corner(I kid you not...with the starting and ending sequence of numbers that are among the apartments in each building....also the tenant can direct you to their garage space ...which has there personal numbers over top.
The reason for me to put starts is because the apartment that I used to live in it was hard for others to find. I was all the way back and gps does not work properly.And the throwing out the trash was miserable for me. I had to go and walk all the way in the front. I suggest putting a trash place for back people, please, too.Customer service is very good.
The staff are nice, however they need to make some changes to the online app because wats the purpose of telling redsidents they can pay online when it’s the 1st and the app staying you have a zero balance so the app will not allow you to pay nothing even though your rent is due and update some apartments i have no lights in my bedroom or living room. I had to buy lamps. I was in a rush to move in somewhere but i will not be renewing with this place. Something always breaking down my heat went out twice. It’s so much more i could say, hopefully they pull it to together . Not worth the price at all
I moved into The Lakes in November, was not too happy about the apt-only the Lake view from my balcony. The moving process was great, Zach was my leasing agent he was pretty awesome with the process however I’m not the best person to write a review about this place because i really don’t have anything good to say about them. The Lakes are ridiculously over priced, I seriously don’t know what I’m paying for???

Worst place I ever lived in my life. Someone broke into my car. I had a raccoon stuck in my vents that made my apartment stink they had to put a trap in my attic. After 10 months of hearing it crawl around in my vents it finally fell for the trap and they had to walk a filthy raccoon through my apartment to walk it out and I had just brought my newborn baby home. It was disgusting and very inconvenient. They did not even apologize or acted as if they cared. The girls in the front office were rude and never answered the phone. Rent is too high for the living standards of this place. There are geese everywhere in the complex. and the mailboxes are far away from you building.Also in the winter your car will be stuck in the parking lot because they do not shovel the lots. DO NOT MOVE HERE!
I am a resident of The Lakes Apartments and I really love it!!! The landscaping is beautiful and the office staff is such pleasant people to speak with. The maintenance guys stay on top of any issues that I have. I want to say to The Lakes staff, job well done!!!!

The Lake apartment has a nice layout apartment wise. They have one and two bedrooms.

Pros:1. Location: Best thing about this apartment. AMC is at walking distance. Meijer, Lowes, Pet smart, Office Max, etc, everything is 5 mins drive away.2. Cleanliness: Apartment complex is kept clean and the buildings are in good condition.3. Safe: Havent had any concerns with safety, it has been 6 months since we moved here.4. Snow Clearance: Snow is cleared from roads and walkways fairly quickly.Cons:1. Leasing Office: They are slow, do not respond to emails and half the time, do not even pick up calls during normal working hours.2. Maintenance: I have had no issues with the emergency staff, actually they have been very good. But if the request was submitted during normal working hours, it takes a long time to get things fixed. Our bedroom window has never been air tight which becomes a headache during winters. Have made several complaints but the issue is still not fixed. Other requests however, were fixed relatively quick.3. Trash: There is only one trash disposal, which is located at the entry of the apartment complex. Not convenient.4. Space: While moving, we didnt realize the lack of storage space here. It is kind of an annoyance.All in all, it is an okay apartment complex.

This complex appears to be nice! However once you move in, you can hear everything literally! Dont move on the second floor! You can hear everyone walk up and down the steps! Neighbors are extremely inconsiderate! The leasing office staff are mixed, some professional and others well very unprofessional. Residents drive their trash to the front that falls off their car and leave it! Management gets it up hours later, but by the time they do so multiple people have driven over the trash and end up with flats etc! For the price car ports should be included and the washer and dryer are NOT full size...also my dishwasher, I never used as it was old and smelly when I moved in, all my appliances were dated..they charge for car ports when others just park randomly in spots whenever they want....After two years of living here, I over hear management deciding to get new everything in my unit and let me move in with all old appliances and carpet! The pool always looks dirty and people from the apartments next door always walk over and go swimming in it! There is always a moving truck here and that speaks volume. Turn over of residency is high!!!! My advice is, If your single or first time apartment then this MAY be for you. If you have a family... there are break ins due to the main entrances of each building has no locks so Keep looking
Maintenance is great. But the walls and floors are thin. You know all about your neighbors, unfortunately. Great location for just about everything.

Called and asked if there were any pest issues. Was met with a pretty nasty attitude from Nakisha and refusal because they are “unable to disclose this information by law”. I asked what law this was and cited the fair housing act.... which is a Federal Act that protects consumers against predatory practices including discrimination...I work in the legal field, so I knew it was a lie when it was said.... in other words you all probably have roaches or rats that you don’t want to tell you possible residence about. I will keep looking. ✌🏽You’re staff is atrociously rude when a fair question is asked. I’m glad I called before coming to take visit because there is no way I’m paying you money to deal with that. Plus, if you are lying already that is proving that this is an u trustworthy establishment.

Please Dont bother! From the day I moved in I had a broken washer/dryer which wasnt fixed for whole 5 MONTHS. After that 5 months of constant reminding they finally come to the correct conclusion that it indeed needed to be replaced. I asked for a little compensation for my troubles, $50 dollars a month that it wasnt working,(I think pretty reasonable with my rent around 950?) they offered me $60 total and accused me of lying, saying that it was working in another tenants apartment.The Office staff has been pleasant to work with, but It has pretty aggravating following up with management to continually remind them that an essential appliance is broken.During those 5 months They sent repair men out on 4 different occasions with each one telling me that there was nothing wrong and that it was working even after I tried to explain that the dryer looked like it worked but didnt actually dry clothes...its clear to me that this complex cares very little about the troubles of its tenants And would rather ignore issues than fix them. Id look elsewhere, there are a lot of apartment complexes in the Southfield area and if I wasnt locked in, Id be on my way out the door myself.UPDATE:MY VEHICLE WAS TOWED WHILE I WAS ON A BUSINESS TRIP. THEY DIDNT CALL ME OR ALERT ME. THE FRONT OFFICE SIMPLY TOWED IT AND IS GOING TO LET ME DEAL WITH IT. IVE TALKED WITH THE SOUTHFIELD PD AND NOTHING WAS REPORTED AND NOW ILL HAVE TO PAY FOR IT TO COME OUT OF TOWING.....I HOPE YOU DONT SIGN A LEASE HERE.ALSO THE NUMBER THAT THIS POSTED TO CONTACT THE MANAGEMENT OFFICE IS NOT IN SERVICEIF THEY WANT ME TO CHANGE THIS RATING ID CONTACT ME
Office manager is very rude. The maintenance crew acts as if you are interfering with their life by needing repairs. The painting crew does horrible work and leaves a mess. They do not post signs saying that there is wet paint. one individual was screaming at a dog through the door that was barking as they painted a hallway in my building. I will not recommend these apartments to anyone and will be moving once my lease is up.

I was looking for an apartment and the lady in the leasing office didnt talk to me nicely. She acted like she is bored and said that she didnt have any available apartments even though I saw many on their website. I experienced discrimination issue where I felt uncomfortable there. I wish I catched the ladys name! I told all my friends my story, so they dont have this bad experience, even though it was their first choice.
Apartments were beautiful, but theres no elevators. Thats kind of inconvenient If you love on the top floor and have groceries.

This place is horrible!!!! The snow is never cleared from the parking lot so be prepared to slip and slide... They clear the snow from the walk way when they feel like it but they will put salt down on top of the snow. The appliances are soooo out dated but u will pay top dollar for Rent. It’s so much I can say but I don’t have that much time... I went on a planned vacation only to find out 2 days later they threw all my stuff out of my apartment and charged me for breaking my lease early. When I called there was no apologies or offers to give my apartment back. They just continued to say I moved out. My family and I were left homeless! We’re not going to speak of the inconvenience! I took them to court and oooh how they lie! Not to mention they falsified documents! They even had pictures trying to insinuate that it was my empty apartment but the items were not mine that they prompted in the picture! I can go on and on but I will stop here. Move in at your own risk!

I have been here for more than 2 and half years.It is great except for the winter.
I have lived here less than a week, and my tires and rims were stolen in the parking lot of the Lakes Apartments in Southfield, Michigan. My car was placed on bricks, while it was parked in the center of the complex. A number of helpful tenants advised the management office that there was a car placed on bricks with a few tires stolen in the parking lot, with the remaining tires halfway off, and lug nuts scattered on the ground. The management office did not try to contact me, nor did the do their due diligence to contact the police. I was advised by a representative in the management office that its up to the tenant to call the police, they are not responsible even if its obvious that a crime has been committed.I inquired as to why I was not contacted since my license plate number was on file. The representative stated that the information was not listed in the system, and they would have to look through each file to find out who the car belonged to. Sorry for the inconvenience, but isnt that part of your job as the property management company to report a crime that takes place on the property.I was advised that everyone working in the office yesterday was aware of the crime, and the situation, and it was the talk of the complex.Everyone was in the office gossiping, but nobody felt the need to report the obvious crime. I guess nobody cared enough to inform the tenant, or at least contact the police, and attempt to find out who owned the car. What if this had been an attempted car jacking, abduction,or if I was in my apartment assaulted or dead.I guess the management company is only concerned about rental payments and not the citizens of the lakes community. I had no idea my tires and rims had been stolen, my car remaining on bricks until after 7pm when my roommate called me.I have contacted the property manager, and I have had no response, which is not a surprise considering their previous negligence.

The quality of this property has really gone down especially in the winter time they do not take care of the ice and snow on a consistent basis which causes cars 2 slip and slide throughout the apartment community
Was visiting someone there No sidewalks or parking areas were SHOVELED very Icy no Salt anywhere😱 and i walk with a cane so they get (F).
The quailty of living here is declining.
