The Kensington is by far, hands down the best place to be. Any problem that I have had regarding the house has been taking care of, in a quick and fast manner. The staff is a five-star staff. Aundrea is the best, she is very patient and so helpful whenever I need assistance with anything. Amber is wonderful, she makes everything very easy and takes care of business, especially if theres a problem. I would not recommend that you move here. Most of the staff that I have encountered are lazy, rude, and uneducated on service & business.I honestly would love to see them take their jobs seriously. It would make me feel safer, and not feel like its ran by a predatorial group.Pros:- Storage unit in basement- Quiet community all around, in my opinion- The woman/women in the office have been pleasantCons:- You may never get your packages...- I moved into my apartment in September. I complained that it was cold for weeks. They told me to turn the heat on.. Turns out they had NOT turned on the heat valve for at least a month after I moved in.- After turning on the flow of heat.. the office told me that an additional part was needed for the furnace to ensure my heat would continue to flow. After calling 2x, they said they never said that. Sure, fast forward 2 months later, my heat no longer works.. in the dead of winter. They then had to order the part for the furnace, which took about 3 days.- They cut off my storage door lock, due to THEM missing an email with my completed form. The form that was due prior to a deadline in order to keep your lock... they missed it. They then apologized and made me come get a new lock...- The maintenance guy is very rude. To be specific, I am referring to the big & tall white male. I inquired about my tub not filling up completely with warm water. He told me that the tanks here will not allow the tubs to fill up with warm water due to the tank being smaller than most. He said mentioned that full grown adults do not bath in the Tub. He added that only children take baths...- Spiders..
I’ve lived here for a year. I was exceedingly dissatisfied with my experience. I feel they are predatory, and I know from experience that they have such good google reviews because they offer to compensate people to remove bad ones. Overall, my advice would be to look for a different place to live.Pros- Maintenance was really responsive to my work orders. However, they did not fix any of the problems because I think their hands were tied by management.- BalconyCons:- I lived on the third floor, and temperatures exceeded 85F daily with the air on full.- In the summer, my electric bill was > $300/month, despite our appliances lacking the kilowatt hours to produce consumption anywhere near that. Water bill was often over $100/month. Sewage bill often over $100/month. They use a formula where you not only pay for your utilities, but you contribute to all other utilities used at the complex.- Every time the air or heat turned on in my apartment, a rancid smell came from the vents. After a few months, I no longer wanted to throw up every time the heat kicked on because I got used to it. I believe it to be because the vent system runs through the basement, but I don’t know what’s going on there.- Washer and dryer located in basement was used for 10 units. They are pay-machines, and often broken, so you will likely lose money without having anything cleaned. When they are not broken, your clothes still will not be clean. I would suggest just bringing your clothes to a laundry mat- My apartment was 1050 sq ft, advertised with vaulted ceilings. It did not have vaulted ceilings. I would guess about 300 sq ft of that total space is nonfunctional storage space. There is one window in the living room, and because I had a corner apartment, one in each bedroom.- I went the whole year without a key to my mailbox, although I requested one multiple times. They have a very big problem with mail not being delivered to many of their residents. There is a “social network” site for residents, filled with “have you seen my package.”- I did not receive over half of my security deposit when I left. I requested and itemized bill multiple times in advance, and when I received it, the charges did not make sense to me. I called to get clarification, and I am completely serious when I say “they had no record of me” one week after I left.In my opinion, this complex will use you as a money machine, and you will still be uncomfortable despite it.
Since living at the Kensington at Beverly Hills, I have had an overall positive experience. My apartment was clean moving in and its in a quiet building. Tarael has been very helpful and welcoming. He helped me switch to a new apartment on move-in day so that I could get exactly what I wanted. The leasing staff overall have a positive attitude and have created an inviting atmosphere. I would definitely recommend living here. Make sure you are asking good questions so that you can get exactly what you want in an apartment home.
I have been living at the Kensington for almost 2 months now and I can honestly say that I love it. I have had no issues and am very happy with my choice. Tarael was extremely helpful in my moving process as he made sure I got the unit that fit me best. He was very patient and determined which helped so much! Overall very satisfied!
The Kensington at Beverly Hills has been an ‘okay’ place to call home. I can hear my upstairs neighbors every move. It’s rather annoying. I don’t know if this is an isolated occurrence or if the infrastructure of all units are the same. The leasing office has been notified. However, I’m not sure if there is much that can be done. I’ve lost sleep at night because of it. Needless to say, I’m not happy with this.
My experience working with Chris/Main Super & The Kensington Team has been super positive. The community is beautifully maintained and is nestled in a park like setting with mature trees and beautiful landscape. The apartments are spacious & nicely appointed. Renovated apartments have beautiful upgraded features. Shopping, grocery stores and downtown Birmmingham close by. A Best of All Worlds place to live!

Over a year ago I was a Tenant and I was a very happy grateful resident here at Kensington at Beverly Hills. The pool is amazing I had a great summer last year in 2019 I had the second floor I felt as safe as possible, especially with the great staff who has always had all of their residence back from late payments To making sure that they are satisfied at the clubhouse and at their apartments. Today I visit the Office and got to see all their wonderful faces! by far ONE OF THE ONLY GREATEST APARTMENTS TO RESIDE IN SOUTHFIELD due to an outstanding remarkable honest & integrity group of hardworking individuals!
FULL 5 STARS! My wife and I have been here for about a year, and it has been an awesome experience. We loved our apartment, and didnt have any issues with it at all. Any time we called to have something checked out, someone from maintenance would come on the same day. The people in the office are some of the nicest people you will meet, and very personable. Gotta shout out to my man Tarael in the office, who always helped me out when I called him with questions, and I always appreciated how he and the rest of the folks in the office treated us. My wife and I really liked the pool and I even enjoyed the gym they had. Those guys work very hard to keep everything clean and neat. The last thing Ill say is that we really enjoyed the feel of the whole complex. When we would go for walks or runs around our complex, it had a nice private community feel to it. It was nice talking to some of the neighbors that have been there for many many years. Overall, we would highly recommend this place for other people. Appreciate the love Kensington!
This is my fourth year here and it has been a great place to live. One of the best aspects is the maintenance team. Chris, who heads up the team, seems to be everywhere and is constantly taking care of any issues on the property. Even though they are very busy, Chris and Claude are never too busy for a friendly hello. Also, anytime there has been an issue it is taken care of quickly and efficiently. The grounds are the prettiest of any apartment complex I have seen in the area and in fact feel very much like a peaceful, higher end neighborhood. If you can find a spot here, you should.
Ive been living here more than five years now and I love it. Its the best looking property in this area and the people that work here are awesome. The amenities fit everything that I was looking for. I would definitely recommend people to come check this place out if you are looking for somewhere to live in this area.
After being at our new apartment for a few days we noticed a faint smoke smell. After a few weeks all of our clothes, furniture and vehicles reeked of cigarette smoke. After discussing our concerns with the leasing office they said we would have to pay 30% higher rent for a downgraded apartment with no guarantee of being smoke free. Due to this response we setup a meeting with property manager and their first availability was in about a month, which seems excessive but we agreed to meet their schedule. Upon calling into the meeting the assistant said they would be handling the call not the manager. We explained the health concern on the apartment with breathing issues and headaches. The assistant said that this health concern is the same as dealing with loud music or the smell of food from our neighbors. The assistant would not agree to honor the original price if we moved to a new apartment in the complex to get away from the smoke.On the day we moved out the neighbors told us multiple people before us moved out for the same reason and they notified the office just as we did. The leasing office knew this information and they never disclosed it to us. Beware of renting under this management.
A very warm and quiet place.
The staff at the Kensington are professional, experienced and proactive. The owners constantly invest to improve the place. The grounds are well maintained and they have made improvements to the roads, parking lots and units every year for as long as I can remember. Highly recommended.
We have been working with The Kensington since April of 2019. We are responsible for the cleaning of the clubhouse, gym, office, restrooms and apartments after move outs. The Kensington office staff and maintenance crew are very easy to work with and are very dedicated to keeping the residents apartments in good working order so they enjoy coming home.

I had a apt scheduled for 1:15 Saturday April 17th no one was at the office nor answering the phone . I guess making a apt means nothing especially considering I drove 35 minutes away .

I am going to be moving into this apartment complex shortly so my experience is just based on the interactions I have had prior to moving in and living there. Everyone in the office has been incredibly friendly and helpful. I was in a bit of a rush to move and they were able to find an apartment with immediate occupancy. I called multiple times because I was trying to do everything online or over the phone and each time I called they were helpful and kind, even if they were getting annoyed with me calling all the time I wouldn’t have known it. I went in this past weekend to see the apartment I will be moving to and first of all the grounds were beautiful! Then the apartment was even better than I expected as well! I am very excited to move in because if the friendliness of the staff and the beauty of the complex is any indication, I’m sure it will be a great experience.

Ive lived here for 2 years and can honestly say Ive never had a complaint! The office staff was always helpful and friendly. Maintenance staff is super attentive and timely; any request was always answered within 24 hours. My only reason for leaving is relocating for work.I would highly recommend The Kensington!
Predatory practices including a non refundable application fee and holding fee. Leases are exploitative and terms are dangerous for the tenants. Don’t lease here. You’ll be better off somewhere else.On top of this, a friend who lives here has had broken air conditioning since moving in in June. 90 degree home the management refuses to fix.BEWARE WHEN RENTING HERE. YOU WILL BE PRAYED UPON.

I really enjoy living here! Nice community, peaceful and the staff is very engaging and kind. I had an issue with my hot water and air conditioning. The maintenance team resolved my issue within 24hrs-48hrs by replacing my hot water tank and servicing the A/C. Highly satisfied!
Friendly leasing staff that is always easy to reach and quick to respond to any questions or concerns. Maintenance requests are resolved quickly and effectively. Well maintained rooms that are spacious with plenty of closet space.
This is a clean, quiet, peaceful community with great maintenance and nice modern updated apartments.
I had a good experience living here. The staff are friendly, and my building was quiet and safe. It’s easy to submit maintenance requests and they are taken care of quickly. If I had one area the Kensington could improve it would be to offer an online portal to pay rent that did not charge such high fees (~$28) (as opposed to bringing a paper check in to the leasing office.)
I’ve been at this apartment a year and the apartment building is very well kept up. The staff is friendly and always greet you by name. The apartment is very quiet and every body is pretty much family. Maintenance always responses within a 24 hour period. Theirs always emails sent out to keep you updated. I absolutely love this apartment.
I moved into the Kensington in January. The staff was very helpful getting everything set up with my lease. I enjoyed my apartment and the attached patio. The grounds are always well kept and the area is always pretty quiet. It was overall a great experience living here.

I had no issues during my time here. I only ever had two maintenance requests which were promptly handled. Staff is very friendly, and everyone knew me by name. Very welcoming environment, would definitely recommend.
Great place, Updated with top class appliances with Garage facilities managed by incompetent people who are inhospitable and wouldnt go an extra inch to help the residents solve issues . Please be very careful while you sign the lease and be prepared to see rent bills even after you have vacated the apartment. Thats how efficient they are .. If theres a situation where they owe you money then be prepared to spend hours calling them/visiting them to get YOUR money
Update: 5.22.21 Ive been living here a year now and love it. The staff are so kind and they have all kinds of fun safe events through out the year where you can win prizes and meet other neighbors. The grounds are well kept. It feels more like a cozy gated neighborhood than an apartment complex. Neighbors are friendly and say hi and wave. Staff look for ways to go above and beyond to help out.I just moved in Feb 24th and Toria and the entire leasing staff were so kind.About the staff: Toria was very professional, even made small talk and paid very close attention to detail. She answered questions before my step mom and I even asked. We felt very comfortable with her and she was truly plesant. Also, she genuinely cared and made us feel welcome. She was attentive and considerate of our concerns and needs. It feels like a family enviornment. Everyone was saying hi to us and they offerend us refreshments.About the apartments: The apartments are gated, they seem quiet and cozy. The apartments are beautiful. Not far from down town Detroit or Birmingham. The ground level floor doesnt sit that far beneath ground, and you still get a lot of natural light which is one of my biggest concerns. The windows are large to be a ground level. Very spacious and not only that, but there are a few random wall corners that you can play with for decorations both in the living room and bedroom. The laundry room and storage units are on the same level as the ground floor appartments.
The good things: the grounds are well maintained, the pool and gym area are nice, the leasing staff is good at what they do, the apartments are kept in good condition and the maintenance crew does a good job.The bad things: I lived in a busy with rather noisy neighbors (including one member of the complexs staff). People would be out on their balconies past 2 am drinking, talking and being loud.We had one person move into the building who smoked pot virtually every day. It was not hard to figure out who it was, it was very evident when you walked by their door. The property management company issued a warning to the whole building instead of addressing it with the tenant causing a problem.

I worked closely with the staff to coordinate a complicated international move, and they went above and beyond every step of the way. The apartments are clean, comfortable, and even better than I expected. I would highly recommend!
The apartment, community center, and gym are nice, updated, cozy, clean, and quiet! I definitely feel safe here, even though the community gate wont close for days sometimes. Maintenance is friendly and responsive, although from my experience they will only do the minimum needed to fix problems (ex. flip over a bowed kitchen shelf, when our bathroom sink was fixed we were left with a puddle). I also wish they picked up recycling here. We had an issue at move-in with them overcharging us that took more work than it should have to resolve, but overall I would recommend this place.

Youve been warned. Great community, updated apartments and maintenance service is good. But all these positive points are swept away by the incompetence of managing staff. They dont know how to do their jobs. We moved out of the place for this reason. They still send us rent statements for the months after we moved out.
People are attracted to this complex because of the area it is in and the fact it is a gated community with garages. Do not let that fool you! Maintenance does fix problems, however, the fees you have to pay are ridiculous! I work all day and I’m rarely home! The water, trash and sewer bill goes up every month! This month it is at 85! I would never recommend this place to anyone. They messed my lease up three times by quoting the wrong price! The assistant manager is rude! The leasing consultant is confused! And the manager Was dishonest with me.She told me I would pay more than 3-10 for water, trash and sewer. To me that is acceptable so I signed the lease. In addition when they do outside repairs, they half do the work. My balcony was rebuilt but the railings were not painted; they are rusted. The entry doors should be replaced. The landscapers don’t care if they hit your vehicle when cutting the grass! My neighbors rent went up $100. I am fed up with this place and will never recommend it to anyone. There are better apartment communities in the area. The materials they use in the apartments are cheap. The paint is so cheap you cannot wipe down the walls. If you put bleach in your tub it will stain it and the same in the kitchen! This is not maintenance’s fault. The only good thing I can say is the place is quiet most times, maintenance does fix issues and it’s across from the police station. For the amount they charge for rent, I expected better service.
I have 4 years in here... Every year when the temperature raises I have to call and remind them to charge the AC which works very poorly.. well this time is broken and they left me 1 week on hold .. yesterday the technician fixed it... The temp outside was 69 and my 1 bedroom apartment was at 81 after 7 hours of running fixed so tired of this... I even had to take my dog to a boarding place so she wont suffocate (she is a pug and pugs need to be on cold or they will DIE!)

The pool is filled with nasty pollen and black dirt at the top and bottom which is visible to anyone. Also the manager Aundrea Dorsey add extra charges for her own personal use to every single bill. I seen it on my neighbors Bill three of them and Ive also seen it on my bill 5 months in a row. Also Terrell is the assistant manager he claims that he put in work orders but never do because Claude said thats why he never can attend to the work orders because they put up they never put them in or tell him about it. They never called the Exterminator so therefore I have been living for 3 to 4 months with spiders all over my bedroom ceiling the bedroom floor and on the inside of the window seal and this nasty infestation place I have to pay $1,200 I didnt want to break my lease I wanted to give them a chance to correct things but they would not time after time again so now its time for my last months rent to be paid to 12 months and I refuse to give it to them because Im going to give it to the court and escrow so that they can finally make something happen for future residence because I refuse to give them another dime of money to live in this live in this unsanitary conditions. Also the pool is closed now because its fall but the police been open all summer with nasty black dirt in the pool white pollen all through the pool and other debris even blood at times. Also I have receipts I have text messages from Andrea showing that she made mistakes on charging $90 extra, $50 extra, $20 extra, excetera excetera also I see that Tyrell like hearts are never put in work order so nothing gets done around there so the maintenance for this apartment is only nice inside of the clubhouse the apartments are filthy nasty and trifling
The management wont lift a finger and maintenance staff is super rude. Theyll try to b.s. their way out of any situation.Edit - I terminated my contract and Im moving out.
They lost my rent & sent an eviction notice in the mail. By the time I got the eviction notice, I had 3 days to move out. I still had my receipt for my rent check, so I was able to show they lost my rent. I even checked with my bank & they were able to track the check & it was never cashed. After I settled my eviction notice with my apt, a few days later I received a court summons to appear in court for being evicted. I received two court summons in 72hrs for the same day that I was suppose to be evicted. They never told court it was settled. I dont know about the new mgmt.8/15 edit: I come into my apt bldg & the lights are off because mgmt didnt pay their electricity bill. New mgmt sucks.
