If you are looking for a property management company, you really don’t have to look further or I should say you’d just be wasting your time. In my search, I called Utah Property Solutions as the first place to start just because their website seemed very thorough, professional, and organized. From the initial phone call, customer service was excellent and had courteous reception. I honestly felt sold because of the amount of time spent with me and the friendliness of the initial contact. They were very good at getting back to me several times.I later spoke with Jason the owner and I was even more impressed by how much he just wanted to help and provide me with good advice. He gave TONS of great feedback, was very patient, and lead me to very good resources. You could tell he really knew his stuff. He was very patient and spent ample time on the phone with me, not trying to “brush me off.” The cost of services did not appear to be the focus, but knowing how to manage property, answer questions, and making sure I did the right thing with my investment property was what we spoke about most of the time. I promise, if you give them a shot, you’ll know what I’m talking about.

I called this company so many times trying to talk to someone about listing my rental with them. They have all these great reviews on Google, but I cant even get a call back. Every time I call in I get told someone will call me back, no one ever has. I lose money every day my property sits vacant, to me it is a priority to get it rented, apparently my business and my property is not a priority to this management company, so I guess Ill move on. Im not sure what it takes to become their clients, but I know it will take more than two weeks of waiting and repeated phone calls at least. I was excited to work with them, but if this is their level of customer care Im glad I dodge a bullet.

I 100% do not recommend properties managed by this company. I’ve been dealing with an infestation of insects for almost 3 weeks. I’ve tried to contact maintenance and they’ve reached out to their vendor and told me that as a result they’ve resolved the issue even though it is in no way resolved and no one has come to look at the problem. This is not a few insects per day- it’s about 30-40 each day in my bed, my food, my kitchen, my shower, etc. They won’t refund any portion of my rent for this time and they asked me not to email them for maintenance problems but to use their online portal, which I have been doing for 3 weeks without getting the assistance I am asking for.

They are very skilled at what they do. They offer more services than I even realized but have really helped a lot. Filled my property very fast

The home was nice and so were the neighbors! They respond fast and help with any issues you come across with the house or property. They always check in to see if everything is going good and keep up on making sure the yard is where it needs to be. Very easy to contact and communicate with.

Utah property solutions is by far the most unprofessional management company. Im glad they are no longer involved with this property. Jason Wolf is the root of the problem. No regard for the client or renters. Maintenance inquiries always were taken care of very late and you would have to keep calling to push them on the matter. Email responses were short and dismissive especially from Jason. And when it came to a tenant having been charged by the police, this management company handled it very poorly and almost to nothing. At this point, we can honestly say--We won, and you lost Jason. Good riddance.

We have been renting from Utah Property Solutions for a year now and have had a great experience renting with them so far. During the recent hurricane-force winds, a tree fell on our home and caused some exterior damage to the property. We were able to dial the maintenance line and immediately their team was able to dispatch the appropriate assessors and removal crews to come out and get the tree off of the house. The service team has a great system where we can communicate both by email and SMS messages for convenience, and theyve always been very responsive. So far we have had minimal maintenance issues, but when anything comes up, their maintenance contractor partnership adds great value to our lease. We are looking forward to another year with Utah Property Solutions and appreciate their professionalism and responsiveness.

Fast and responsive during the recent hurricane winds. When we had a down tree in the yard, they sent someone bright and early the next morning and they were able to not only get the tree out, but they picked up several bands of debris that we were ready to take to the waste yard. They also took several loose large branches as well when all they were there for was the tree. That is excellent service and much appreciated, as we are still dealing with power & cable outages, and the last thing we wanted to deal with was making a run across the valley to take this debris.

I experienced several property management companies last 12 years. This one was the most satisfactory place to work together. They are always planning things in advance.

Jason and his team has done excellent job handling our property for the past year. We are not renewing this year since we are moving back to Utah for the next 6-12 months since our employer is allowing us for remote work because of current situation. But, we will definitely use their service when we will have to move out of state again for work sometime next year.

The office employees, or phone services are there to answer, and take your requests, forwarding them to the appropriate staff for resolution. They cannot resolve the request. I talked to JEN, a SERVICE COORDINATOR who handled my request professionally and quickly... within an hour. I was very pleased with her service. The only thing I would ask, is the calls or requests be forwarded to the appropriate staff quicker.

Working with Utah Property Solutions has been the easiest thing in the world. Weve lived in our current property managed by them for 3 months and have had 2 very minor issues related to our garage door. I have been impressed with the speed at which both issues were resolved. Ive worked with other management companies in the past that took weeks to resolve major issues related to our air conditioning, so I was shocked at how easy it was to get something minor like our garage door fixed with Utah Property Solutions. I hired this company to manage my property. I let them take care of my property. They charged me 5,000 for maintenance (I.E painting, patching, etc.) They did not hesitate to take the amount given however they failed to deliver a good service. My property was not taken care of as expected and every time I had an issue they would charge outrageous fees and will not execute any maintenance. I requested for them to correct an issue with my sprinklers and agai they charged me maintenance fees and never fixed the problem. I stopped using their services since it was a complete waste of mone and time. If you want to actually see the results of what you pay for DO NOT hire this company to manage your property, you will definitely lose a lot of money and will end up paying double the amount to rectify their mess. New to real estate investing and out of state to boot so needless to say I was anxious about getting my new condo rented and taken care of completely hands off by me. I had briefly dealt with a couple other property managers during my purchase process and was disappointed with varying (and later found to be inaccurate) rental estimates which made me a bit nervous. Later I googled property managers near my condo and saw Utah Property Solutions had good reviews and I decided to try them - Im glad I did. From the time of closing Utah Property Solutions took the reins and promptly got me set up and had tenants placed. This included installing a new fridge, turning on all utilities and marketing, screening and placing tenants within a reasonable time frame. And their original rent estimate was right on. Fees are reasonable and explained up front on their website so you have a pretty good estimate for roughly calculating your recurring profits and losses in the beginning. They handle all book keeping so I can just hand over the yearly P&L statement to my account at tax time and monthly statements are detailed. So far, after 7 months Im totally satisfied with Utah Property Solutions services.
