Beware of these crooks!!! They prey on college kids and charge what seems like reasonable rent then scam the huge security deposits with bogus claims, threats of collections, no contact, etc. My son and roommates were robbed and cheated out of their deposit and we contacted our lawyer….do not rent a property managed by theses people!!!!!

I rent a property from this company. I’ve had several issues with the service manager, Brandon. Never in my life have I talked to someone so unprofessional and disrespectful.The company in general is fine to rent from but they need to reevaluate who has contact with tenants about service requests. To say I am absolutely appalled by this man and the way he spoke to me is an understatement. Yikes.

We have known and used Brian and Nate for many years now. Recently we had Brian help us sale our home and he did an amazing job! He was so informative and professional. We had a lot of things going on at the time and selling our home could have been so stressful but Brian really did a great job of walking us through each step and keeping us up to date on things. We considered keeping our home as a rental while we built our dream home. Brian and his team walked us through all our options and at the end it made more sense for us to sale and build. A company who would have obviously benefited financially from me using them as a property management but instead had my best interest in mind is a prime example of their professionalism. When we listed our home for sale it went under contract in less than 24hrs and we got well over our asking price! We will definitely keep using Densley Development to buy and sale homes.

THIS REVIEW IS FROM AN EXCELLENT FORMER TENANT THAT RENTED A HOME FROM DENSLEY MANAGEMENT! I advise any potential renters to read my entire review before renting a property from them. Also, make sure that you are aware of Utah Code Section 57-17-3(2) which refers to the refunding of your deposit. You can find more information about it on the official Utah Courts website. If 0 stars were an option, that is what I would have given this company.Densley Management still owes me $640.66 which they unethically deducted from my deposit refund! I will address this below.I rented a home in West Jordan, Utah by way of Densley Real Estate & Property Management from the time period of June 2018 through January 2021. I was the PERFECT tenant that paid my rent two weeks in advance the entire time that I lived in the home. I was clean, quiet and also made significant improvements to the inside of the home and the front and back yard. I have evidence to back up my words and would be happy to provide it to anyone that reads this review and requests it from me. I am tired of rental management companies like this ripping great tenants off. I did not deserve to be treated in this manner.Densley was an issue from the moment that I moved in. They do not care about renters but definitely cater to those that they are helping to sell or buy homes only (notice the positive reviews are only from those types of customers).The following are several issues that I had with their company:- Upon move-in I found that they had left the home FILTHY. It was completely unacceptable. There were also several major maintenance issues that had to be immediately addressed.- Look for absolutely ridiculous fees to be charged to you. Densley will constantly mischarge you for things. Check your online account throughly!- They have horrible communication skills! It takes days for them to reply to your messages and they will often lie or ignore messages from you to cover their tracks.- I had given my proper 30-Day Notice to Vacate to Densley on December 31, 2020. I was then constantly pestered by them asking if I had moved out yet or if I would be moving out early. They also sent a potential renter to the home who showed up at my door unannounced. By this time, I decided that I would move out 5 days earlier on January 26, 2021. I wanted to be out of the home and was simply tired of dealing with them. The home was left SPOTLESS when I moved out. There was absolutely NOTHING that I could be charged for.RENT DISPOSITION / DEPOSIT REFUND:I heard absolutely nothing from Densley for a month after I had moved out. I had been expecting my final rental disposition as well as a full deposit refund and refund of a bathroom faucet that I had paid for and replaced myself. After 30 days I was forced to serve them with a Tenants Notice to Provide Deposit Disposition. They then quickly compiled a final disposition together at the last minute deducting ridiculous fees and made up items from my deposit refund. For example, they charged me for a door that had never even existed in the home when I moved in! I then rebutted these claims and provided them with photo evidence supporting the fact that they were in the wrong. No one responded directly to that e-mail. A few days later, I received a “ledger” which informed me that my balance had been changed to 0 and that I would be receiving a check by March 15, 2021. I did in fact receive a check in the mail today which is missing $640.66 of my deposit money from it!DENSLEY: I want my remaining deposit money refunded to me! According to Utah Code Section 57-17-3(2) you had 30 days to refund my full deposit, plus faucet charges. I am being charged for made-up items that were proven to not even exist. You are a completely unethical company. You did nothing but lie to and mistreat an amazing customer. I demand my remaining $640.66 that you are keeping from me for no reason!

We just moved from another state to Utah. My son had recently used Gavin Walker from Densley Real Estate as his real estate agent and had a good experience so we decided to use him too as we didnt know anyone else here. We are so glad we did!We ended up going through wildfires evacuations and all sorts of other problems. Gavin went above and beyond to give us guidance and help from beyond. We couldnt come out to see the homes in person for awhile but Gavin would go check out any we were interested in. He did video Walk throughs live with us, he would show us the area too and was well informed about pros or cons of various areas. We highly recommend Gavin. We have landed in the perfect house with the perfect location for our family and are very happy. Gavin guided us through every step, arranged paperwork so we could sign things from out of state etc. Very smooth process.

Gavin Walker has done amazing for helping me buy two 4-plexes.In todays world, everyone is trying to do minimum effort and get maximum results. We live in a world of people wanting the quick fix and to be as lazy as possible. Would NOT recommend! They are terrible with communication, me and my wife we super clean, there was little to no damage in the apartment we had rented, and they took almost all of our deposit! NOT HONEST IN RETURNING!! We paid for lawn care year round but there’s no snow removal!, there was maybe a few paint spots, we paid 170 dollars to get fixed, and we paid for “professional” deep clean for something we already deep cleaned! there’s no parking and didn’t seem to care about it, And a lot of add on hidden fees without a heads up! They told us they would do showings at certain times, but then It ended up being an open house without a warning! They are a great company to use if you wanna waste your money!

We used Densley real estate last year to sell our house. They did an awesome job. We have been searching for that perfect house for a year and found it. Brian has been with us for the past year and always been ready to help us in anyway needed. He has been patient with us looking at multiple houses a day at times. We felt that Densley’s number one priority was us. They went above and beyond for us. We could not be more happy with Densley real estate and development. Apartment was thoroughly cleaned, no damages, no outstanding fees. No kids. No indoor pets. So Densley Management invented ridiculous reasons to not return the full deposit. Lived there October-April. Yard care was charged for year round yet there was NEVER any snow removal in the parking area or driveway. Very slow to respond to communication and slow to do repairs.(stove twice) I would like to see photos of what had to be deep cleaned and $170 in painting. Also what is the $150 non refundable portion of the deposit used for since there is a $60 application fee and additional deep cleaning fees?

I used Densley real estate to sell my house. They were amazing to work with. They helped me understand everything when selling and gave me advice on what is attractive to customers. They communicated with me through the entire process. Had multiple offers on my house and closing went smoothly. Will continue to refer them.

This was our second time working with Bryan and Nate with Densley Development. They are incredible. They handle everything and make the process so easy. Very professional and great to work with. We had such a positive experience and will definitely use them in the future if needed.

Online they show pictures of the place that are clearly not recent pictures. Seems like false advertisement? They did not mention lots of water damage and VERY uneven flooring in the house. It took them about 2 weeks to process our applications and they never answered the phone when i called, plus their answering machine was always too full to leave a voicemail.

This company is a SCAM!! Went and looked at a house they had up for rent and it was nothing like the photos posted. They claimed that the house was recently remodeled when in reality it wasnt. The tenant informed us that he had never met the land lord and that he wasn’t even informed that there was an open house that night. There were multiple doors with pad locks put on them by the owners, that you don’t have access to them. They try to rent out tiny run down houses for ridiculous prices! I will never go through them for a house!

I went through Densley Development 9 years ago to purchase my first home and have used them for over 5 years to manage my condo rental. I have never had a bad experience. They keep things simple and the tenants in my condo have always seemed pleased. Will use them for all of my real estate needs in the future.

Densley Property Is a fraudulent organization. They have run down buildings for rent, and market using out dated pictures to lure you in. PLEASE DO NOT DO BUSINESS WITH THEM!!!! They will scam you out of your Rent, Deposit, and anything else they can. there is another review on here on here as well that is very similar to other tenants that have had the same problems. they run scams like not properly maintaining a building and moving a new tenant in then charging them for maintenance and updates they didnt catch from the previous tenant. They work up a scheme to charge the tenant 4x the actual price for carpets and labor. I highly suggest renting elsewhere. This organization is fraudulent, and has had numerous accusations against them in court DO NOT rent from these scam artist0 stars

I rented from Densely Development and had nothing but issues from the very beginning. Upon moving in the place was not clean the carpets were dirty and stained. There was dirt and food all over the counters and the floor in the kitchen.I moved in late spring and had a number of issues. The toilet was broken at the seam and leaked onto the ground. The kitchen sink wasnt even sealed and ran into the cabinet below, and the biggest issue was the swamp cooler was not uncovered so it was not able to be used. I notified the housing manager Brian the day I noticed it and requested them to uncover it as well as placing a ticket in, this simple task didnt get completed well into its second week and once it was completed they did not complete a function check and I later that day discovered the motor was burnt out. I notified the Brian the housing manager of this and placed another trouble ticket under his guidance once again.The company sent out someone to inspect the cooler about a week later and they did absolutely nothing until late July, well into the hottest months of a multi-story unit, almost 2 and a half months after I had initially requested to have my cooler turned on.Over the entire course of renting there maintenance of the grounds on the property was terrible. The upkeep on overgrown trees and grass was a constant issue, sometimes spanning well over 6 weeks before they sent anyone out to cut the grass and trim bushes, which in turn attracted a lot of spiders and beetles. I again notified Brian the housing manager of these issues and he continued to give me an the other tenants excuses about how the previous owner use to be the one that cut the grass and they dont live there anymore so they havent been able to find anyone that would cut the grass.On multiple occasions had people try to steal items from the backyard and was reassure multiple times that they would be putting up a fence to eliminate that issue all year. My vehicle was vandalized and had items stolen from the outside of it.I continuously sprayed for bugs weekly to keep up with the mess of over grown bushes and grass that property Densley Development was so terribly attempting to manage.I received word that I would be deploying and would need to be out of the property within the next month and a half. As soon as I found out I immediately notified Brian that I would not be able to live there any longer and would need to terminate my lease. I met with all the potential future tenants within a 2 day window and had to take work off to ensure that someone was there since Densley Development did not send anyone there to look over my possessions. I talked it up to give Brian any ease I could on his part in renting out the property because honestly he seemed to be a nice guy, however, I should not have.The final straw before I decided to better inform anyone that is potentially interested is the return of my deposit. I am an extremely light user, very responsible and had done zero damage to the unit whatsoever. Densley Development withheld almost 500 dollars of my deposit for carpet cleaning and deep cleaning. I cleaned the entire place prior to vacating and the carpet consisted of a small hallway, one set of stairs, 2 bedrooms, and a small living room equaling around 600 sq. ft. I priced the area and talked to multiple cleaning companies and receive 5 quotes totaling LESS THAN HALF of the charges that Densely Development charged for this fee that Brian reassured me prior tenants had paid for the comfort of my new occupancy Thats reassuring since the unit was a pig sty when I moved in..THE ABSOLUTE WORST RENTING EXPERIENCE EVER!!!! I WOULD NOT RECOMMEND ANYONE TO RENT FROM DENSLEY DEVELOPMENT EVER!!! Housing is hard to come by in the city but well worth waiting over making the mistake of renting from Densley Development!- Sincerely Disappointed Prior Tenant
