Overall poor experience. Lived at one of their properties for 3 years and glad to have finally moved out. All maintenance was poor quality, would have to send multiple messages to get things done, some neighbors had their front stair rails down for several months and were getting excuses as to why it wouldnt be fixed, fence around the property has been down for months, leaks that were not addressed, just band-aid fixes. Rent went up almost every year, crazy late fees but had to send them multiple messages to get our rent deposit back after we moved. Seems like they were hoping we would forget about it and kept getting excuses as to why it was not sent.

I am very thrown back how some of these reviews are so bad. I haven’t moved into my place yet but Marie has been working with me to get me into my new lace, she has been accommodating she reply’s in a timely manner and is very nice and professional. I would recommend not listening to the bad reviews I’m sure you will be treated with respect just like I was!

I would not recommend anyone renting from this property management company. They charge ridiculously high deposits both for the basic deposit and pet deposit. They require that you pay to have the carpets cleaned before you move out which I have never experienced in my many years of renting. The apartment I rented had many cosmetic problems with broken cupboard doors that would never stay shut, damaged counters, and poorly repaired and painted walls. The whole building was also sinking into the ground which made the steps too high. My mother ended up falling on the damaged cement and getting very bruised up.I will admit that my animals broke some blinds in the apartment and I refused to pay to have the carpets cleaned because that is is the landlords job, but the cost of these things would be nowhere near the $2400 deposit we paid. It’s been a month since I moved and I have yet to get any more of my deposit back. I’m also highly disappointed in the immature manner in which the company responds to poor reviews. It is unprofessional at best and childish at worst. Find somewhere else to rent, I promise you will be happier.Edit... I did not realize my roommate had left property in the home upon move out and I apologize for that. However the property was not remodeled, the only new things were cheap flooring and ceiling fans. I will attach photos I took of the place when I moved in. All that was ruined were the blinds and some damage to the walls. If you could give me a detailed invoice of what was ruined and how much it took to repair I promise it was not $2400Edit #2. Oakwood has no physical address making it nearly impossible to serve them with legal paperwork for their violation of Utah Code Sections 57-17-3.Update- I just received a back dated disposition of deposit claiming that we knew about a leak it dishwasher and never notified hem and they are now charging additional money from us. They knew there was a leak somewhere based on the downstairs complaining of endless leaks. They sent two repair men into our kitchen. My roommate told them that the dishwasher could potentially be a problem. The did nothing to fix it. That is on Oakwood. The over all piping in the house was awful. That is not on us.

We have been very happy working with Oakwood Property. We help them with their bigger plumbing issues on their different properties. They are easy for us to get a hold of when we need to clarify a job. They always pay us very quickly. They have a great staff.

Most pleasant tenant experience I had to date. My family and I stayed in our rental townhome for almost 3 years and everything was great. There were hardly any issues. One time our A/C broke, but Oakwood took care of it very promptly and efficiently. Once I forgot to pay the rent because of travel and Marie N (a lovely and charismatic person from Oakwood) simply waived the late fee upon my first request, which she didnt have to do, but it was a nice touch.The move out is usually pretty stressful: a lot of stuff to keep in mind, but Oakwood made it a breeze. They gave us the simple move out checklist, which we had no issues following. At the end we received our hefty security deposit - on time, without having to call anyone or remind about us. Honestly, I was even a bit surprised: the letter arrived in the mail exactly when promised.What made our stay doubly-pleasant is the fact that Oakwood uses a simple and intuitive online system where I paid my rent. The system includes tenant support requests too of which I made a couple and every time the response was very timely: usually the next day at the latest.I have not idea what those other reviewers are talking about: no clue about where such negativity could come from.

My wife and I rented a property from Marie at Oakwood property management. We were in the residence for a year. From day one Marie provided excellent service, rapid response to any and all issues we may have had. We have nothing but positive feedback for our experience with Marie and Oakwood. Marie is Very unprofessional and rude with a stank attitude. the house that she tried renting was very dirty and had bugs crawling all inside the door frame, they tried charging us 100$ addition to our rent to change the dirty black carpet that we saw at the tour! thank god we didnt rent here DO NOT RENT FROM here! bad for business

Horribly unethical. Please don’t use this company. There are plenty of others and they will screw you like they screwed me. I have all my receipts and despite your efforts to say I didn’t do business with you. The better business bureau will still penalize you Marie. In addition, litigation will precede in the coming weeks. Utah Board of Real Estate has also been contacted by my attorneys. Your license will be stripped this next year. You have my word. That is clearly much more valuable than yours Marie.

This company is unprofessional and unethical! I was told only one applicant needed at have a credit score above 620, then was disqualified because both applicants didnt have a credit score above 620. Their website is also misleading stating different terms and application fees. I brought this to Maries attention and asked for a refund of my application fee due to misleading information from the staff I directly talked to and info from their website. She rejected my request for a refund stating her lawyer said I couldnt prove anything. Then she proceeded to curse at me calling me names and told me too bad I had s**tty credit and if I wrote a bad review thats what she would tell everyone then hung up. Unbelievably rude! Im so glad I was rejected to save me from having to deal with her or this company. I feel sorry for this property owner because their house could have been rented to a nice family whos had good renting history for the last 6 years! I advise tenants and owners to stay away from this property management/real estate business.

I never thought I would write a review after renting, however the past year with oakwood was a rare experience. Oakwood was able to get me in to my place when I was in a pinch. Every time I had a question it was immediately answered. Any time I needed repairs they were there within 24 hours. Marie was so helpful getting me in to the rental and was honest and transparent during the whole process. I’ve rented for over a decade and I have never had this type of experience. Thank you again Marie.

Absolutely the best people to work with. I do not review often but when I see people try to hurt others online I have to stand up. I have dealt with this company since about 10 years ago. They are hard working, honest, good humans. I cant get over the women Linda and Emily who have posted such negative things repeated like negative spam on this company. Google reviews are not for spamming negativity. We get it alright. You trashed their property and they didnt let you get away with it. What did you think your deposit was for? I know that if I stated in the review that I didnt do the things required in the lease when I move out that I wouldnt expect for my deposit back. Then for the Emily girl to state that she thought their responses previously were immature and for her and Linda to keep going on and on spamming this company. Give me a break. You two are something else. Oakwood, keep doing good in the world. You rock!

Just got approved for a new home and Marie was very helpful. She kept me updated with everything I needed and when I got approved right away.Excited to enjoy our new home with the rest of my family. God is good and so are the people at Oakwood Realty. 🙏🏾

Does this look rent ready? I’m offended to even be told this. The previous tenants of this duplex moved out approximately on May 7th. We were told that this would be ready to get the keys on the 11th. Apparently their agent lied and now said that their crews had been working around the clock to get this ready. What were they doing besides moving furniture out? Does it really look like anybody has been working? The first meeting to sign application and give them $1500 was at a gas station! What? Also it was some incompetent assistant that was supposed to go over the application with prospective tenants. And make sure they understood that this was a non refundable fee, if they decided to not sign lease. BUT IT DID’NT MATTER HOW THE AGENT TREATED THEM!! The agent could lie, not return phone calls, say ‘they’ve just never worked so hard to get a place ready for tenants!’ and consistently misrepresent property. And the prospective tenants had no recourse, because they were told you sign the lease or lose the $1500. What property management company runs a business so shady? At a gas station!? Now because of circumstances beyond their control, they are told since you want to move in before the 30th then we ‘will supply paint (no kidding?!?!) and take $100 off rent! This company is not doing itself any favors by having employees (or independent contractors) like this affiliated with their name! Better Business Bureau will definitely get a complaint if this is not rectified. Tenants have small children. If -0 stars could be given this company would be given 20 below.IF YOU NOTICE ON THE REVIEWS, people either have a wonderful experience or a terrible experience. Marie is a beast very unusual lady.

This company is the worst. I moved in to one of their rentals and they had no keys or rental information ready for me and it was all downhill from there. My car was towed the very night I moved in because they failed to provide me any HOA rules or documentation. The townhouse had carpet that was foul and they repeatedly ignored my request to upgrade it. They pestered me and found nearly every excuse to most of my deposit through made up fees and charges. I was an ideal tenant paying on time each month through autopay. Yet they were still impossible to work with. I would not recommend their rentals to anyone.

Oakwood realty and property management have been so great to us! Been renting from them for a little over 3 years. Highly recommend them.

When I moved in I wrote on the condition report that the cement was uneven on the sidewalk and steps in the back and front. The front steps were sunk about 5 inches and the only handrail was made of two by fours which wiggled when you touched it. It would have fallen over if used for support. On the move in paperwork I stated that these were ADA issues which should be corrected. They never were even addressed. I am 69 years old and went to check the mail, tripped over the uneven cement and ended up going to the emergency room and got a CAT scan after I face planted. You do not keep your property in good repair or consider the safety of your tenants.

We’ve been renting from Oakwood for almost a year now and just renewed our lease for another! The management is amazing to work with, super on top of everything and so friendly with us. Anytime we have had any issues they are quick to respond and ever quicker to send someone over to help us out. I would definitely rent from them again and once we’re in the market to buy a home I plan to work with their sales team.

We have 3 properties under management with Oakwood. It has been a very positive relationship for the many years that weve been connected. We have had good renters who have been in our properties for years -- obviously happy with the management! Good renters and owners need not worry. Any problems weve had have been dealt with in a timely matter. We appreciate the care they take with our properties.

I am a property owner and employed Oakwood property management to not only rent but maintain my property. I have a contract with them; they see to it that my property is properly maintained and invoice me for any needed repairs. I have always authorized those repairs without question. They also ensure that tenants maintain the terms and conditions of that same contract. This includes ensuring that the rented house is reasonably maintained. If you are the kind of renter who has no regard for maintaining the house they live in, respecting the neighborhood they live in or has a problem with basic sanitary habits then you probably do not want to rent one of their properties. We honestly appreciated Marie and Oakwood as our landlords and were all we could have asked for in a property manager. They have always been prompt when responding to us and taking care of any maintenance. And especially when they even worked with us in that very difficult time when my mother passed away. I would recommend them to any of my family and friends.

I have entrusted Russ and his team to take care of my property and they have always looked out for my best interests and my investment in the property. When working with tenants they have taken care of issues with everyones best interest in mind. I am grateful that they have very high standards for accepting tenants and they monitor the condition of my property regularly. Over the years they have empathized with tenants who struggled to make payments and with tenants who needed to break leases, yet it was rare that my property was vacant for more than a month. I trust Oakwood to care for my property and occupy my property with quality tenants. Oakwood is a great company with the highest degree of integrity!

The 1 star says it all. They steal your money when an issue is not your fault. They would rather have drug dealers or people who lose their jobs so they can keep your $1000.00 deposit. Hard working people like myself and takes care of their kids are not good enough for them. Evil people do not rent from them. Dont let them steal your hard earned money.

I would highly recommend NOT renting from Oakwood Reality! Unless of course you don’t mind living in a dump and them stealing your money! We rented a duplex from them that had a crack in the foundation and it was continuously flooding the basement. Marie told us that it was not a crack in the foundation it was this that and the other. Finally after almost an entire year of living there we called a foundation specialist and they looked and said that it was in fact a crack and needed repaired immediately. They refused to fix and and the only option they gave us was to pay out of our lease. We chose to stick it out and deal with it. I guess we complained to many times because then the maintenance crew began to give us attitude, scratched one of our vehicles, and damaged some of our outdoor applaiances. Of course when this was reported absolutely nothing was done about it. The flooding ruined a headboard and a dresser and the only thing Marie had to say was that is should not have been in the laundry room.Then after we moved out then only gave us $100 out of our $1200 deposit back!! The reasoning was carpet and wall repair! The only carpet that was damaged was from the flooding of the basement from the crack in the foundation they refused to fix! There was absolutely no wall damage we hung very little things on the wall! We tried to contact Marie about our deposit and she never responded to any emails or calls!

My Wife and I applied for a property and paid the associated fees. Ten minutes after we submitted the needed application information and authorized fee payment I called to ensure the applications were received. Representative advised the property was in fact not available due to the current tenant staying longer. I asked that the fees be refunded given the circumstances. She advised she would check into a refund and report back to me. She failed to contact me after nearly one week. I contacted Her today to inquire on the status of a refund and She said they will not make any refunds. I requested to speak to the owner of the business and was told The buck stops here, sorry. I felt this was really unprofessional. In hindsight I am really glad we will not be working with this company. Buyer beware the ethics of this business are questionable at best. Thanks.

I own a condo in a nice part of Holladay and my HOA is very strict about maintenance, particularly rentals. My property is well cared for and kept in very nice condition. If you are a responsible and reliable tenant, you have nothing to worry about from Oakwood Property Management. They have taken excellent care of my property and always rented it to good tenants who also take good care of my property. They respond quickly to any request from me and from my tenants. I wouldnt hesitate to use them either as a renter or owner.

I am an out of state property owner and I use Russ at Oakwood to lease my property. Russ has been great to work with and he makes sure my house is well taken care of, and has lined up several workers to do carpet, paint, yard work etc. I appreciate the fact that he confronts bad renters and takes good care of my property. I have had some issues in the past with horrible renters, but since I hired Oakwood (3 years ago), I have not had any issues.Im surprised at the amount of negative feedback. Scary!! Our place has been broken into twice in 1 year by druggies because the former renters were drug dealers! We also have had a horrible bug problem. We report these problems and several others such as the broken water heater and a leak in the roof to Marie Noble and she has yelled at us claiming it is our fault. The bugs were a problem from the 1st day we moved in and we are very respectful and clean tenants. We moved here temporarily while my husband completed his internship at the U of U. Please save yourself the trouble and do not rent from this company. We are happy to be done with them.

The house we moved into was filthy. Only because we were promised a cleaning crew would arrive next week. Notice they said crew because it was so bad. After months of no response we never received a crew. We cleaned the house. These property managers are disgusting people who give a bad name to the industry as a whole. I absolutely LOVE the People at Oakwood! Marie has been a absolute doll to work with and is definitely one of the most caring and hard working persons i have had the chance to work with. She is always so helpful and is on top of everything we need. Seriously within minutes she finds a solution to any issue. BTW I have been a LONGTIME renter so I am a little confused on why the people seem to have an issue..? They must be feeling totally insecure about whatever wrong they did. I rented from oakwood properties from 2018 to April of 2019, they have one property located in Midvale that I rented for a full year (in A trailer that should be demolished and replaced), my problems started the day I moved in. The unit was not clean at all, had to spend $300 on cleaning supplies and only got reimbursed $200 there was Raw sewage was leaking behind the trailer, there was a huge bug infestation, mice droppings,EVERYWHERE. When I lived there for my first week I had no hot water for a week (more than once until they replaced the water heater), No heat in the winter for another week, Frozen pipes that took at least 4 days to get figured out & running water working, a HUGE roof leak on my birthday. My neighbor also burried his dog in the back yard there was never any privacy.The back patio was a danger to anyone who stepped on it all the wood was rotted due to the sewage leaking for god knows how long. The previous Tennants were obviously not angels and I had found needles, and old trash left from them.There was a dead mouse in my oven that got burnt to a crisp the first time I tried to use my oven, it smoked me out of my house.When I asked for help Marie reassured me that her mantaince men would get my back patio fixed, & get the whole house up to my standard. As you can assume that never happened. And her staff or at least the maintenance men are VERY unprofessional.As you could guess I HIGHLY HIGHLY recommend finding another company to work with. They have no concern for their Tenants they only care about Rent being paid the 1st of each month.Thank you for returning my deposit, or else I would of taken you to small claims! 😁

Oakwood Property management is great to work with. They are fair and consistent. Whenever a repair is needed, they are quick to respond and the repair is made with little interference in my life.

Sent in a request for work order this morning. Got a call from the property management company within minutes. Arranged service with in house professionals who arrived within the hour. The problem was a bit difficult to diagnose, but we kept talking it out and checking everything until the cause was determined and fixed. Russell James and Oakwood Properties have been managing my Utah property for over fifteen years. I also own rental property in Hawaii and Arizona and they are by far the best management company I have ever worked with.

Oakwood Propert Management has taken the worst part of being a landlord and made it their problem instead of mine. Their contract is specific about what they will do, and they have never failed to deliver. The current tenant is paying more than I may have collected on my own, and I dont need to worry, collect the rent, make repairs, or receive calls in the middle of the night for repairs. Oakwood has my complete confidence in finding the right tenant, enforcing the property owners wishes and collecting the rent for me. They get my endorsement on property management sompanies!

Worst property management company Ive ever had to deal with. We moved into our house about a year ago and when we moved in they didnt remove the trash and garbage left by the previous tenants. They promised a cleaning crew but after not receiving a cleaning crew for 3 weeks they proceeded to tell us since we were already living there they wouldnt be getting up the clean up crew. After a long battle with that we finally just asked if they could provide us with a dumpster so we could just throw out all of the trash the previous tenets left behind and they said they would consider it. After another two or three weeks of trying to get a hold of them they finally talked to us and said they wouldnt get us a dumpster. Recently they told us that it would be okay if we just left the trash from the previous tenets in the house so we emailed them to get a confirmation and now they wont email us back. This company ignores your calls and ignores your texts and takes advantage of their tenets. If you want a good living experience do not go with this property management company.

Never again will I go through Oakwood. They tried to lock us into a contract before we saw the property. Oakwood claimed the property was move-in ready after last tenants, but on moving day we had to clean the entire place. They wanted to charge US for it. Ignored our maintenance requests, raised our rent and poor customer service. Glad we got out of there and into our new home.

Update:Oakwood’s response is slanderous and mostly false. Goes to show how dishonest these people are. I did have a weed problem in the un-landscaped area of the back yard, as do the neighbors. Most of it was chopped down prior to vacating, but not fully cleaned up. That is all that is true. We even planted flowers in front and maintained the property to the level where during a showing, Marie commented thank you for keeping it nice. I never even had additional overnight guests beyond ourselves and children described in the lease. We had a pet lease for our two pets, and paid $1200 extra for their deposits. I had the place professionally cleaned, to the level it was better than when I moved in, other than dog scratches on the gate and back door. I read every word of my lease, and *they* are in violation for not returning my deposits in the time allowed. Lowered to 1-star because publicly lied about us.Terrible property managers. I was a tenant for one year. Disorganized, unprofessional, shady, and poor communication. I apparently need to sue them in small claims to get my deposit refund.In that year:- Tried to have me sign a move-in inspection marking everything good with a line down the pages. No effort was made to be fair with documenting condition of the property. This is a six bedroom house thats been a rental for a decade or so. It has damages that need to be noted. I refused and they returned a few hours later to sign.- Required I sign a rodent waiver, even though there were obvious signs of an infestation. We later found live rodents, including feces in the kitchen. I had to deal with that myself, because hey, I signed it.- Lawn had dry spots, so their handyman set timer to water 18 hours a day. Thankfully they credited me for the water bill that month. I hope the owner received one too.- Irritations present since move-in, like: range drip pans were for a different make, causing pans to slide off the stove (and a concrete block holding the top up); paint repairs never completed as promised; many stains in the carpets; missing baseboards; damaged cabinets; mismatched and burned out light bulbs.- City utilities werent paid for at least four months, finally corrected when I informed them of a water shut off notice just before Christmas. An unwelcome gift.- Water bill was double-paid after that incident. How? Really? That didnt affect me, but I would be furious if I was the owner.- Sprinklers froze due to improper shut-down, then delayed repairs in the spring until grass was dying. I ended up refurbishing the secondary water system myself so I could water the grass. This was entirely preventable.- Prospective tenant came for a showing unannounced to me, and unknown to Marie. Somehow they were scheduled to come. I showed them around in their stead.But, most importantly:- Move-out inspection was done on the last day of the lease, at a time of their choosing, without me, and would not respond to my request to schedule one together. How am I supposed to address any issues? Would not respond to multiple requests for an inspection report and accounting.- Lease states deposit refund in 30 days if no damages. I received no notice of damages. It says 60 days if damages need to be deducted. It is now day 62 and I still do not have my deposit back. I was told 3 weeks ago that it was sent. I sent my forwarding address twice, and never heard back if they sent it there. Im presuming that was a lie. These thieves are holding almost $3000 of my money for no good reason.They did respond to and repair nearly all service requests though (other than the sprinkler issue). Gave an extra star for that, and for the water usage credit. Also, to preempt their typically dismissive response to negative reviews: I did get upset with them on a few occasions, especially recently as Ive been asking for my deposit for two months.

After reading the negative reviews on Oakwood PM I look forward to meeting Russ. After working with different property management companies if some of the renters don’t leave a negative feedback than I won’t reach out to them, because this mean that the PM is bending to the renters instead of protecting the property owner who is their primary client.

Just reading the reviews of this company tells me they cant all be wrong. See the same response from Oakwood raises a red flag. Everyone of them said they wont respond. Super professional and kind! Always on top of getting repairs delt with!

Fraudulent company. We rented out our home through Oakwood. In the contract, they stated that the renters would be paying $1,250 a month, but we found out that they were being charged $1,500 a month and we were being shorted the extra rental income. Each month they added costs for repairs that they claimed the renters had asked for, but we finally went to our home after paying $2150 in repairs to view it. We spoke with the renters about the repairs and the renters showed us that they hadnt had ANY repairs done. We had paid for repairs that they didnt recieve! We took pictures of everything and reported them for fraud. We will be hiring a lawyer.

Extremely unethical

This company is indeed the worse rental company in Utah I am so glad we no longer have to deal on with them anymore. They will make you pay for their mistakes with stupid bogus fees they add. The property was not up to par and they told me to call a carpet cleaner and then made me pay for it. They will lie and just the comments from the owner they blame everything on the tenant.

Scam company avoid at all costs. Phone goes to voicemail after one ring. Emails and inquiries dont get returned. D+ rating with the BBB. AVOID AVOID AVOID.
