We have lived here for almost a year now and absolutely love it! Beautiful apartments with amazing amenities. There is always events going on or something to do provided by the staff. The grounds are immaculate and well kept. Maintenance is always fast and reliable and the ladies in the leasing office are always so friendly and happy to help/answer any questions or concerns you may have. Overall, we cant say enough great things about this place. 5 stars!!!

Love, love,love all the people I have met while living here. We had major ac issues and maintenance came out right away to fix the issue. Every time I go into the club house the management is so friendly and kind to me. Recommend living here.

I loved living here! So many great resident events, fun way to meet people and have free food! Food trucks, friendly office staff, and work orders are done so fast. Moved out of the area, but couldn’t recommend it more. Great location too.

Waiting for our house to be built. Most amazing rental we could have chose to wait for our dream home. The pool is amazing, love the beach entry. Pool table in the club house is fun to get out of the house and not have to pay for. I dont have to ask for filters for my air. Its dropped off at my door. Grounds are always upkept and so welcoming. I cant wait to move into our forever home. However I am going to miss living here. Such kind people here at venue.

Great location. Safe and central. Management is rude and awful to deal with. Had to make work orders for most of the appliances and air conditioning not working in a new unit. Previous management was very welcoming and held weekly events like food trucks and brunch but new management did away with that and raised prices by a few hundred dollars per month within just one year.

Janifer is great lady, she was helping me and my 2 kids in a dificult time when everything so high and hard to find.

Went into the office today to ask about my fridge breaking. They got a new fridge in the same day, none of my groceries went bad. Management was so understanding and quick to get the problem resolved for us. I have never lived in such a nice and welcoming community. Cant say enough good things about living here. Thank you to Jen and Alexis in the office. We appreciate everything you do for us.

The apartments are very nice and clean, the maintenance guys are top notch and any kind of service is done in a timely manner. Everyone is friendly and there are plenty of places to walk your dogs or lounge by the pool. The gym is also very well taken care of.

I had a tour with Maggie and had the best experience! She is professional and beyond friendly. She really cared about my experience. Beautiful pool and apartments!

I cant say enough good things about venue at live oak. Maintenance staff is friendly and fast. I needed new bulbs, they came out the same day to replace. Vallet trash is amazing, I dont have to take it down to the dump myself. Office staff is kind and any issue it is resolved that day. Its paradise living at venue.

Moved in a few months ago. I love living here. There is so much to do. Food trucks, singing while drinking Margaritas, cook outs, etc. You can tell management really care about their residents. Wouldnt want to live anywhere else.

Great tour, great amenities, and I’m planning on signing. Maggie was so accommodating given that we walked in last minute.

I am a vendor who works closely with all of the office staff. Very friendly and easy to work with. Really take pride in keeping the property clean.

Ive been a resident since August 2020, and I really love the new screened in patios! We just had them installed and installation was quick! All of the upscale communities in Sarasota have screened in patios, great for the sun and keeping insects out! Especially with summer right around the corner. As always Shannon, Jennifer and Alexis are professional, kind and a great team!

New management is horrible. I have reached out EIGHT times trying to get them to send my renewed lease over and every week they say they will send it, and I have been waiting for a month, and now I have extra fees on my account that was supposed to come off and still has not. If you have questions they wont answer them and they are so rude and add so much extra stress. If my job wasnt so busy I would move out. Please dont waste your time there are so many better properties in Sarasota, and you can hear every little noise through the wall.

New ownership took over the Volaris Live Oak property in late 2020 and turned it into Venue Live Oak. As a resident that went through that transition, I found that the new ownership was much more responsible with enforcing community rules and making sure all residents felt safe and appreciated. Ive noticed a cleaner property and have had a wonderful experience speaking with Alexis and Jennifer in the office. Although the property is priced higher than others, I value the safety and responsibility of management here.

Thanks Alexis Robinson. Property manager was easy to work with as I was moving out of the community. Great communication and fast responses. Great rental community with plenty of amenities to enjoy. Apartments are new and the community is well maintained.

Venue at live oak is by far the best place that I have found to live in the area. I have looked at five apartment complexes around sarasota. None of those were as welcoming or as informative as the ladies at venue live oak.

Original issue: New resident and walked into a roach infested apartment when moving in.Resolution: After taking it up with the management team, they apologized and were able to get us into a new unit within that day. (they allowed me to walk through it myself before agreeing to the transfer). Their assistance was fast and they tried to make this as painless as possible for me. I appreciate Jennifer’s attentiveness!

I have lived on this property for almost 2 years. I love the location and amenities. The floorplans are amazing and love my kitchen island!

I really enjoyed living here when I first moved in, the apartments themselves are very nice and spacious and the amenities are decent. However, the new Management here is TERRIBLE!! They are unhelpful and unorganized, Ive had multiple billing issues since theyve switched. They also lost my vacancy paperwork and tried to stick me with late fees because of it.The walls and flooring are also paper thin. My floor would shake every time the downstairs neighbors watched a movie or played music.

Shannon French the Leasing agent is quick and efficient. I needed to find an apartment within a week due to my relocation for work. I live over 3 hours away and made an appointment to view the apartments, I only had one day . Out of all of the apartment communities, Shannon was transparent, honest, helpful, kind and efficient. Other leasing agents did not get back to me .I was nervous because of the time crunch On finding an apartment, but Shannon was always available to talk to, and kept me updated on my application process . I had movers scheduled for a particular day, and Shannon worked so hard to get me in for my moving day . Very professional, and not just a sales person looking to collect application fees . Every leasing agent should learn from her. If you are relocating to Sarasota look for Shannon at Volaris live oak . She is an asset!

New management team is inept, dishonest and lack common courtesy. If I could give zero stars, I would. I would not recommend this place to my worst enemy. The leasing agent quoted a different rental rate for the same unit, multiple times. In addition they have all kinds of hidden fees that they tack on the the base rental rate - $4 a month for pest control, $25 a month for valet trash service, etc. They nickle and dime you to death here for the advertised amenities. The leasing agents must be working on commission, they act just like used car salesmen. Do not walk to the exit, RUN.

Maintenance guys are always nice and quick. Never had any issues so I don’t know what people talking about. I’m enjoying living here. We have a nice Pool and great amenities.

New office staff isn’t helpful and rude. Billing extra fees even though you already paid the fees to pay them. You can get better for your money elsewhere. Walls paper thin feels like someone is doing p90x on our ceiling. The new company just set up and pool bbq party in the middle of a pandemic if this gives you a clear picture.

I remember when they were building this complex and desired to have had it available to me three years ago.We first moved to Sarasota in 2017 and had an old apartment with bad ac problems. Paying 1600 a month with an unbearable living space was not ideal. We survived the 12 months while we built a house. After a few years we were back on the market for an apartment.I was driving around one day today to look for a nice area to live. I passed by Live Oak and stopped in for a tour. I was very impressed with the hammocks available to use. They are nestled under many trees. Super cute. They also provide a 24 hour gym with loads of options, including a punching bag. The view overlooks a really swanky poolside. There are cabanas and lounge chairs a plenty. I hear the joyful screams of children on the weekend.This facility also provides an elevator at each building. This is super for those living above me. Especially when you are loaded from a grocery shop. The site is well lit at night for our safety. There are many sheriff officers living in complex as the main sheriff building near by. The modern conveniences don’t stop at elevators. There is a super cool Luxer one system for our packages. The secure locker setup will send you a QR code when packages ready for pickup. It also sends a 6 digit code if you prefer to use it.The apartments inside are nicely setup. The living room area is nicely setup with loads of windows for natural light. I enjoy gorgeous trees in front of my first foot space. However there are many views available. There is pool side, natural trees side, cattlemen road side, any view on the compass you wish to have. I appreciate the granite countertops as it shows a nice budget layer out for interior design. The grey color palate is also very calming and neutral. Every room comes with a ceiling fan. The deep bathtubs are also a nice touch.I could go on and on. But it takes a tour to enjoy it first hand. The valet trash is super and the maintenance crew gets on requests within 24 hours. They even cleaned our front doors to sparkle. I do enjoy my time here. And the move in specials are phenomenal.PS they hold all kind of local food truck events. Even a blood donations bus on site. Helps me from having to travel away from complex. Of course there are many things to do near by. All in all, it is a well rounded facility and a great location. 10 minutes to I75 or 25 to Siesta Key. LIVING the LIFE

This is a great community with lots of upgrades and amenities. They have elevators in each building and detached or direct access garages on some units. Leasing staff is very helpful!

I haven’t been able to use the pool, since I moved the end of December. I was told that the pool was heated, and it is absolutely NOT heated. I would have given five stars if the pool was heated and I didn’t like being told an untruth. Swimming was the only kind of exercise I could do, due to a disability. Everything else is great and I am really enjoying the location. On occasion I will hear the rumble of the dog above me, but I guess that is better than the arguments beside me. Allowing adults to draw chalk on the sidewalk as a form of entertainment- is beyond my comprehension. The gentleman in the front office, Bailey, was so kind and so instrumental in helping my move. Some really good things- some things need improvement 😊

Having a non socially distanced “bbq/beer” party might not set things off on the right note with residents as a new management company considering the pandemic going on? Liability much? Seems like this is going to be another company that just allows free for all’s.

One star is being generous. The management addresses zero issues. Walls are paper thin, the people below us can hear the people above us, if that tells you anything. Every other apartment in Sarasota has the pool open, not this one. Every gym in Sarasota is open, not the one here. They haven’t given any answers why it isn’t open or a date that it will open. My wife and I called the manager and were basically scolded for asking about price reductions during covid, as most (us included) residents were unemployed. Called the manager again several days ago, again, basically scolded for asking about a reopening plan for the amenities. Even Disney has a date scheduled to open but not this place.My wife and I just got married and moved to Florida from Indiana and I can’t count how many times I’ve told my wife “If I could change one thing about moving to Florida, it would have been getting a different place to live.”Pool isn’t heated.Not renewing lease.Zero stars.

Brand new apartments, modern layout and design, great amenities: dog park (with dog washing station), large resort style pool, fire pit, & nicely appointed clubhouse. Great move in special and were very happy here. Also the staff are outstanding from the super friendly management to the grounds and maintenance staff who are totally fine with being mauled with love from my pups!

The staff were very helpful and informative when I was looking at their apartments. They worked as a team to meet my needs and were very prompt when it came to getting paperwork and everything else needed to get me into an apartment. Not to mention the apartments themselves are very well designed, modern, and brand spanking new at the time of this writing. The community has many amenities; very nice gym, pool, courtyard, etc. Cant recommend enough!

Fantastic grounds, quiet complex, friendly neighbors, great location and love my unit. Jennifer is amazing to work with and so are the maintenance staff. Both are extremely responsive and accommodating. Top floor is the way to go. Cant complain of noise if you live on any other floor level due to structure of the units (faux wood throughout except bedrooms which results in high levels of noise no matter where you live in apt living). Dog friendly complex with nice landscaping. Love Volaris thus far!

The level of noise here is out of control. You can hear the pipes rattle when someone uses the hot water! Hear toilets flush and slamming of doors. You can also hear every footstep the upstairs tent ant makes!!! Would NOT recommend

Oh my goodness so happy to be here. I have done apartments for 10 years and this is the best all around, staff is kind people driven and great, maintenance is great. So much goes into apartment hunting and these are brand new and clean. You have to see it all, pool, pool table, coffee tea bar, TV room! Thank you Volaris Live Oak!

Go somewhere else! Management does absolutely nothing to help with any issues that are taking place. They also now conduct RANDOM INSPECTIONS this is an apartment and is supposed to be our domicile and place to be to ourselves when the upstairs isnt stomping around as if they are cloggers. Go somewhere else.

Great place but no heated swimming pool?? What a waste!! Pool is freezing for months now..Awful to winter at a place where you cant use the pool. They have refused to open amenities, All other complex Have opened their pools They are being cheap! Also Dont rent downstairs sounds like herd of elephants live above

This is a beautiful place and the amenities are great and well maintained. The only complaint that we have is that there is a tenant above us a large energetic dog that consistently makes loud noises every morning and night, which sounds more like a stampede than anything else. It would seem the logical solution would be to put tenants with large dogs on the bottom floor so this wouldn’t be an issue. There doesn’t seem to be adequate noise barriers. We have complained several times to no avail, which is also very frustrating. Looks like we will have to cut our stay short.......if you are considering the place, beware of these issues! One solution is to make sure you are on the top floor.

Brand new apartment complex on Cattlemen Rd between Fruitville and Bee Ridge. Please post here if you are a resident and think there is good sound proofing. So hard to find housing with good sound proof walls from neighbors these days, seems impossible.

I have been here for 1 Year and a half 🤣 this place is a joke you ask about all the amenities you get told only residence or do use them and they keep distance but it’s like a frat house on the weekends and you can call management and they do nothing about it . 12am this morning non-residence in the pool jumping and taking pictures of the hi Hut trash the pool area do believe there is BM in the the pool 😡 it discussed me to see this and makes you sick to pay the price that you pay ....

Overall nice but our fire alarm has gone off in the middle of the night at least 1-2 times per month and the staff/management refuses to address the issue

I was very excited to move this January 28th to the apartment, when my husband calls to ask, if everything was still standing to move on the 28th and they told him not that now the opening day would be February 25, I feel very disappointed and annoying at the same time, if they had spoken to us with sincerity we would have understood better but they lied to us saying that everything was ready for January 25th

These are only rated a 3.0 star for new apartments thats not very good ! Maybe if you would come down on the price for rent, you might actually rent them a get better ratings.
